Experiencia positiva: I was using 1836 for about six years to manage my property. They switched me to a different team about midway through and from then on I started to have a pretty meh experience, and what ended up being an unpleasant end of service experience. I am sure they'll write long paragraphs about how I am wrong and how I didn't read the documentation they carefully prepared for me but that's missing the point. I paid them quite a lot of money, and sucked up all the random fees, and all the mistakes they made, and was a minimally disruptive client all told. So I feel like I expected more of a white glove treatment than I got. They sent my tenant the wrong move out sheet (it had the previous tenants names and it said "some of this doesn't apply to you" but then didn't specify which parts) From that, I had some questions for the team. It felt like instead of trying to clear up anything Matthew was focused on making sure I knew he had told me this already. Just tell me again. This is not my full time job, it's yours. And if my email was unclear, maybe pick up the phone and call me? So while trying to help my realtor and tenant understand expectations for moving out, getting a security deposit and keys, when the cleaners were coming and so on, I had to make my best guesses. It was quite stressful and I think it could EASILY have been a super smooth and transparent process.

Experiencia negativa: I strongly discourage anyone to rent a property managed by 1836 PM. The final straw was getting a $50 fee for a HOA lease violation (leaving trash can in view). Lease violations are not given out until a courtesy reminder is given, and 1836 withheld the courtesy reminder from us, then sent it together with the violation notice. This shouldn’t even be legal - we had no chance to correct the behavior. I don’t know if they didn’t forward us the reminder because they’re incompetent or just so they could make $50 off us, but when I called to explain to 1836 they just said it’s not their fault that they didn’t get the reminder from the landlord. We have been nickel and dimed for everything and I’ll never live at one of their managed properties again.

We understand that receiving a lease violation notice is frustrating and want to clarify what occurred.

In this situation, the HOA issued a violation regarding the trash can being left in view. The initial notice may have been received by the owner but it was not shared with us to then share with you, so the HOA later sent a follow-up notice. Once the violation was received, it was forwarded to you. Neither notice included a fine from the HOA itself.

Per the lease agreement, a $50 lease violation fee applies when a formal violation notice is received from the HOA, regardless of whether the HOA assesses a monetary fine. Because this fee is clearly outlined in the lease and applies consistently to all residents, we upheld the charge.

We do not benefit from residents receiving HOA violations and always encourage compliance to avoid these situations altogether. We appreciate the opportunity to clarify how the process works.

Experiencia negativa: I had a terrible experience with 1836 Management. I signed a 15-month lease and from the very beginning the unit was in unacceptable condition. The apartment was filthy when I moved in — mold in the shower, a yellow and crusted toilet base, and appliances that were either broken or barely functional. It took over two months before most issues were addressed. I had to deep clean the entire place myself and even remove the mold on my own. Maintenance was ineffective — they repeatedly sent the same two workers for my washer, who did nothing to fix it. Only after I provided video proof did they finally replace it, months later. Upon moving out, I was unfairly charged for damages that did not exist, including “holes in the walls” and repainting that wasn’t needed. Overall, 1836 Management was unprofessional and careless in both property upkeep and tenant treatment. I would not recommend renting from them. Edited response: Yes I did accept the terms of the apartment. But when I moved in, NONE of the appliances worked and I had to use a laundromat for a month because that’s how long it took you guys to fix anything. I never got my expenses back for that. That fact that your team didn’t even make sure that everything worked was a pretty bad experience and how long it took to get everything in order. I don’t expect perfection, but the basics should be necessary. There was mold in my shower and the bottom of the toilet seat was caked in yellow stains. I would expect a company of your standards to make sure the place is good to go for any new tenant. And when I first reached out to you guys, I got a very rude response and had to remind him that I was completely new tenant and to not be aggressive.

We’re very sorry to hear that your experience with us did not meet your expectations. You are correct that the property was not delivered in a condition up to our standards, and we sincerely regret the frustration that caused. Unfortunately, in this case, the property owner did not approve several of the cosmetic items you noted at move-in. While we always advocate for improvements, final decisions rest with the property owner.

That said, we encourage all applicants to carefully review a property before signing a lease and address any concerns during the application process. By signing, the property was ultimately accepted in its condition at the time of move-in.

Regarding your security deposit, you are welcome to formally dispute the charges by following the instructions that were provided with your disposition statement. We want every resident to feel heard and to have their concerns reviewed thoroughly.

Experiencia negativa: I would strongly caution anyone considering renting through this property management company. We vacated a property in November and followed proper move-out procedures, including pasting around $9,000 (or entire savings) to leave by the lease’s terms. Despite this, the company kept our entire security deposit and then attempted to charge an additional ~$570 for items that were either pre-existing, documented in the move-in report, or not tenant responsibilities. Several charges were particularly troubling: • We were billed for fixtures and installations that were present before move-in, clearly documented in their own move-in photos. • We were charged for the removal of items we did not install and intentionally left in place to avoid accusations of property theft. • We were billed for installing items that were never provided at move-in, yet somehow became our financial responsibility at move-out. • The move-out report contained an incorrect property address, calling into question the accuracy and care taken in the inspection process. This experience felt less like a routine move-out and more like an attempt to nickel-and-dime former tenants after the fact, hoping they won’t push back. When documentation was provided, accountability was lacking and they doubled down, even when they knew the only reason we left is because of a wrongful termination issue. And when they tried to charge for the place not being cleaned and I told them that we paid $600 to THEIR CLEANER THAT THEY REQUIRED WE USE, they said it’s not their problem and pay up. Security deposits are meant to protect against legitimate damage — not to be used as a revenue stream after tenants leave. I strongly recommend that any prospective renters: • Document everything in writing • Take extensive photos and videos at move-in and move-out • Carefully review all charges and dispute anything that is not legitimate Unfortunately, this process added unnecessary stress at the end of a tenancy and left us feeling taken advantage of. Transparency and fairness were sorely lacking.

We take move-out disputes seriously and want to clarify the record.

Your security deposit disposition was completed in accordance with the Texas Property Code and based on documented findings from the move-out inspection, invoices, and the lease agreement you signed. Charges were assessed only for items deemed beyond normal wear and tear, unreturned or altered fixtures, required cleaning that did not meet lease standards, and other lease-defined responsibilities. All charges were itemized and supported with documentation that was provided to you within the required statutory timeframe.

Regarding cleaning, while tenants are required to use an approved vendor, the service performed must still meet the lease’s cleanliness standards. If areas require re-cleaning or additional work after the vendor’s service, the tenant remains responsible for those costs per the lease terms.

Any discrepancies or disputes related to move-out charges are handled through our formal dispute process, which was provided to you. We encourage former residents to use that process so concerns can be reviewed against inspection reports, photos, and invoices rather than debated publicly without full context.

We understand that move-outs can be stressful, but we stand by the accuracy and compliance of our process and documentation in this case.

Experiencia negativa: I see all these great reviews and it's like I'm not seeing the same company. I got double charges for monthly management fees and comps that were high by nearly 20% when it came down to actually leasing. The fees list for tenants looked like a major bank. They failed to lease my home and cost me thousands in maintenance, repairs and unwarranted management fees for which they earned none of. Plus an extra month's fees for leaving. I would rate the people I dealt with as bottom feeders, especially the front facing customer service rep Melanie. Came across as a pure ripoff.

We’re disappointed to read this review and want to clarify several points for accuracy.

The duplicate monthly management fee referenced was identified and fully credited back to this client's account. While we regret the billing error, it was corrected promptly once discovered internally.

Rental market comps are estimates, not guarantees. Pricing recommendations are advisory and based on current market data, but final leasing results depend on market conditions, pricing approvals, and the condition of the home at the time it is offered.

The maintenance and repair costs incurred were a result of the property being placed under management in its existing condition. All work performed was necessary to address deferred maintenance and habitability requirements and was completed with owner approval.

Regarding termination, our agreement requires 30 days’ written notice, which resulted in the final month’s management fee. Notably, we waived the contractual cancellation fee as a courtesy, despite it being clearly outlined in the management agreement.

All management fees and tenant-related charges are fully disclosed in advance and agreed to prior to onboarding. No fees were added retroactively.

We strongly disagree with the personal characterization of our team member. Melanie and our staff conduct themselves professionally and in accordance with company policy, and personal attacks do not reflect the facts of the situation.

While we understand frustrations when expectations are not met, we stand by the work performed, the credits issued, and the concessions made. We wish this client the best with their property moving forward.

Experiencia negativa: 1836 Property Management: Predatory, performative, and profoundly unhelpful. Our experience with 1836 Property Management was defined by consistent overreach, minimal service, and an obsessive focus on charging fees for tasks they either didn’t complete or should never have required in the first place. They charged a monthly premium resident fee, yet their definition of “premium” consisted of collecting rent and issuing threats. Biannual “inspections” were invasive and performative—justified as preventative maintenance but executed with no follow-up. Our HVAC system failed shortly after one such inspection. No apology. No accountability. Communication from 1836 was constant, condescending, and always came with an implied fee. Their monthly newsletter read like a legal warning disguised as seasonal tips: failure to wrap pipes in cold weather? That’ll be a fine. Don’t respond to a maintenance request fast enough? Fine. Paying rent? There's a fee to pay online. There's a fee to pay in person. A fully-optimized scam, regardless of method. When our dishwasher broke, they sent a YouTube video instead of a technician. After we fixed it ourselves, they began calling repeatedly to confirm the issue was “resolved,” as if retroactive concern excused their failure to act. They charged $100 just to re-sign a lease. No added services, just another line item to pad their bottom line. They also insist you navigate their baffling internal color-coding system—contact the Red Team for this, the Blue Team for that. It’s an attempt to look organized. It only highlights how impersonal and disconnected they are. Worst of all, the owner replaced the entire roof while I was working from home—without any prior notice. Not an email. Not a call. Just unannounced demolition directly overhead. 1836 operates with the polish of a corporate machine and the empathy of a tollbooth. Every policy is designed to extract money, shift blame, and avoid responsibility. There is no relationship—only enforcement. Choose any other company. Or none at all. Just not this.

We’re sorry to hear you were dissatisfied with your experience and want to provide important clarification for those reading.

The Resident Benefits Package is fully disclosed prior to lease signing and is outlined in detail on our website. It includes services such as HVAC filter delivery, a tenant portal through Buildium for payments and maintenance requests, and access to vetted vendors—not simply “rent collection.” Participation is not hidden or added retroactively.

Inspections are conducted to identify maintenance concerns early and are documented. HVAC failures can occur even after inspections, and when issues are reported, they are addressed according to vendor availability and owner approval.

Regarding maintenance, troubleshooting guidance (including videos) is often provided as a first step for minor issues to reduce delays. If an issue cannot be resolved that way, a service request is escalated. Follow-up calls are standard to confirm resolution.

Payment processing fees are not set or collected by 1836, but by third-party payment processors used within Buildium. These fees are disclosed before submission so residents can choose their preferred method. Note: There is no fee for ACH payments.

Lease renewal fees are standard administrative charges that cover documentation, compliance, and system processing and are disclosed in advance.

Our team color system is an internal organizational structure designed to ensure accountability and faster response times—not to confuse residents. Each property has a clearly assigned team.

Regarding the roof replacement, we agree advance notice is important. In this case, the work was initiated directly by the property owner without our prior knowledge or coordination. While we manage the property, we do not control or authorize owner-initiated construction when it occurs outside our notice.

We understand that property management is not one-size-fits-all. Our policies are designed to balance tenant experience with owner obligations and legal requirements. We appreciate the opportunity to clarify the facts and wish you the best moving forward.

Experiencia negativa: To get more information on management services you have to speak with an "investment advisor". This "investment advisor" is actually a fraud and not a real advisor; he doesn't even know what FINRA is! -1 star for lack of transparency. Later find out they charge a technology every year, $149 just to run the website which should already be included in the additional monthly management fee, -1 star. Additional fee to get "eviction protection, $30 a month, -1 star. With how bad the rental market is already, owners are already struggling to make ends meet and this company is just taking advantage of owners with all the unnecessary and excessive fees that you would actually be LOSING money instead of making profit because 1836 is taking all your profit! -1 star for the selfishness. Bullet dodged.

Experiencia negativa: Look at their true reviews on Yelp under “Austin Property Management Company”. Notice how there are only a few Google reviews here by actual tenants or property owners? The reason is that this company is absolutely terrible. Their only goal is to make as much money as possible out of you with bad tenant vetting, ridiculous fees, and ridiculous rates for anything. Absolutely the worst experience! This property management company should not even be your last choice. They found in their own words a “wonderful” tenant. This tenant did not pay rent on time starting with month 2. Had to have 1836 check on the property multiple times and 1836 reported that based on their inspection of the property during this tenant’s tenancy, the property was in a great condition. The tenant they allegedly vetted abandoned the property after 6 months (not finished the lease) and the property needed over $7,000 in repairs based 1836 own estimates (after they reported the property was in great condition) not to mention unpaid rent. Not to mention constant errors in charging the property account for work not done. Their own system showed that Christina Padilla approved invoices for work that was not actually done. You would expect that the property manager is actually managing your property, including validates the work was done before paying the vendors. Evidently that it not what 1836 does, they just spend your money without confirming the work was done. 1836 constantly demonstrated they lacked documentation evidencing the work they supposedly performed at the property (most of the time throughout the almost two years with 1836, 1836 could not provide not have pictures evidencing the work was complete), lack of itemized invoices from 1836 supporting the charges. For example, they paid vendor close to $2,000, told me they confirmed the work was done, and then it turned out the work was not actually done and in spite of them alleging they stand by the vendors’ work, they took no responsibility). They only engage the vendor called Consider It Done and claim the vendor does not provide pictures and does not itemize. Our new property management performed inspection of the property when the new property management took over and based on the pictures and feedback from the new property management, it was very clear that after paying 1836 and the vendors engaged and supervised by 1836 thousands of dollars, 1836 does not perform quality review of work performed. Based on feedback from our new property management, the work completed by Consider IT Done and supervised and allegedly vetted by 1836 was of very poor quality. On top of that, there were items at the house that were broken by either 1836 or the vendors they engaged. And on top of that they do not respond to emails timely (all sorts of excuses, like emails going to spam) and it is really hard to get a hold of the property managers.

We take your feedback and that from other clients seriously. As such we've developed a system to evaluate negative feedback so that we can better summarize and own anything we could have done differently.
We call it a Failure Factor Score.
0: Something that doesn't apply to us or didn't happen.
5: Something that happened and wasn't great or could have been handled better.
10: 1836 caused failure that costs our clients money or time.

Complaint:
1. Tenant did not pay rent on time starting w/ month 2 & abandoned the property after 6 months.
2. Property checks showed the property was in great condition, however, after the tenant left the property needed $7,000 in repairs.
3. Errors in charging the property account for work not done, lack of documentation, lack of itemized invoices.
4. 1836 PM doesn’t respond to emails timely and it’s difficult to get a hold of the property managers.

Factual Findings:
1. After reviewing the application, 1836 PM found they met the requirements for approval. Their background results determined a higher deposit would be needed for risk mitigation.
2. A property condition report was completed 3 months before the resident abandoned the property. This detailed PDF report was shared with the investors and shows the property is in good condition with no noticeable damages. The only note on the report is low salt in the water softener. The majority of the charges at move out were as a result of personal property removal and disposal.
3.After the investor expressed their wish to end management the vendor notified 1836 PM of additional work that was needed but already invoiced. 1836 PM attempted to coordinate the vendor to complete the additional work, however, the investor did not allow them to do so. A QA check would have naturally been performed by 1836 PM after all repairs were completed, however, the investor ended management before work was completed and therefore 1836 PM did not schedule one. This particular vendor doesn’t itemize their invoices except by total parts and labor.
4. 1836 PM has an internal policy to reply to all inquiries within 1 business day. There were a few instances when this policy was not met by this property manager who mentions the emails from the owner were going to spam. After this was realized it was no longer an issue from what Leadership can tell on their end.

Summary:
There will always be risk present when owning an investment property. This includes who is approved to move in and maintain it. 1836 PM has stricter criteria than most, however, it can’t be too strict resulting in longer vacancies therefore affecting the investor’s bottom line. To mitigate this risk, 1836 PM has different tiers the applicants fall under that may result in a higher security deposit. This proven process has historically resulted in a less than 1% eviction rate for our company.

Periodic property reports are performed at 4 month and 8 months after the lease starts and then every 6 months after that. Unfortunately, we can only document what visible while the property is occupied and therefore damages may be hidden by the resident’s belongings. At the time of the reports, the property did seem to be in good condition. However, after the resident left in a hurry there were a lot of personal belongings left that had to be removed. The carpet also had to be replaced due to pet stains found by the flooring vendor.

The timing of getting the property ready and the investor cancelling management was unfortunate. 1836 PM was not able to perform a QA check to ensure all the work invoiced by the vendor was in fact completed. We have long standing relationships with our vendors who occasionally make mistakes but are always willing to make it right. Unfortunately in this scenario, they were not given the opportunity.

Failure score: 5

Why:
1836 PM takes responsibility for the lack of timely follow-ups by their management team due to their system marking the investors emails as spam.

Experiencia negativa: 1836 Property Management (aka Austin Property Management Company) —Unprofessional, Non-Transparent, and Full of Hidden Fees 1. ⁠Endless Hidden and Unjustified Fees — it honestly felt like dealing with a scam. Both renters and property owners should stay far away from 1836 Property Management. They charge a $35 monthly “Resident Benefit Package” fee without any clear benefit to tenants, plus an extra $125 “Initial Lease Preparation Service” fee on top of the first month’s rent. Later, they tried to charge me a $75 “returned payment fee,” claiming my bank had “reversed” the payment — yet my bank confirmed that no transaction was ever initiated or reversed. Clearly, their system glitched, but they insisted on billing me anyway. They also added daily $20 late fees even though I had not yet received the keys or moved in. After I challenged it, they removed the daily late fees and acted as if they were doing me a favor. They still refuse to waive the $75 charge or provide any related documentation or proof. If my bank shows no reversal, how can I trust a platform that can simply display “Oops, it is reversed — pay us $75”? 2. Zero Transparency and No Access to Property Owner When I requested that the landlord be notified of this situation, they refused to share any owner contact information. Tenants have no transparency and no way to escalate concerns beyond the management team itself. 3. Disorganized and Broken Application Process Before all this, my agent and I had already confirmed a move-in date of October 26, and I paid the $160 application fee accordingly. Then, 1836 Property suddenly claimed the property was “only held until the 22nd” and refused to honor the agreement. They only changed their stance after my agent stepped in — their response was simply, “Sorry for the misunderstanding.” 4. Frustrating and Dysfunctional Online Platform They require applicants to apply through BoomPay, a third-party system that costs $80 per person. The mobile version’s confirm button is literally blocked by the screen bar — impossible to submit. Impressive UX design. On desktop, I clicked “Continue” dozens of times with no success. After refreshing many times, BoomPay linked to my bank and randomly identified an unrelated transaction as my salary without letting me edit it. The entire process wasted three hours, and I had to send extra emails explaining the platform’s errors. I completely wasted my $160 application fee — I honestly wish I had donated it to charity instead.

We appreciate the opportunity to clarify the details surrounding this experience. The applicant was approved, signed the lease, and then experienced a returned payment under bank code R03 — which indicates an account mismatch or other issue preventing completion of the transaction. While our system automatically assessed late fees, those charges were immediately removed once the situation was identified.

A standard returned payment fee of $75 was initially applied, but as a courtesy, our management team later waived that fee in full and confirmed this directly with the tenant by phone.

The Resident Benefit Package and Initial Lease Preparation Service fees are disclosed in advance within all listings and lease agreements. These are standard, transparent charges that apply to every resident.

Regarding communication with the property owner, contact information was requested less than 24 hours before this review was posted and was already in process for release per our policy.

Finally, while third-party platforms can occasionally present usability challenges, we work with vendors like BoomPay to ensure compliance and security for all applicants. Despite the difficulties described, the application was successfully completed and approved.

We regret that this resident’s experience did not meet their expectations and encourage direct communication in the future so that any concerns can be addressed promptly and accurately.

Experiencia negativa: If you are a renter that is self-employed, don’t waste your time. I found a properly listed on Zillow and was excited to go view it. I tried multiple times to schedule a showing which is all self-tour. I had had so many issues with the website to book the showing & verify my ID. I called to ask for help, emailed twice asking for more help- I took all their recommendations & the system still wouldn’t work for me. I saw in a different review someone else had this issue too and looks like the response was “this is a 3rd-party issue” which tells me they really are not trying to take responsibility that people are having tech issues. I actually took this as a sign to walk away from this house completely after having so many issues just trying to book a self tour, which you have to PAY for! That is ridiculous in my opinion to have to pay to go see a house for rent. Luckily, our realtor helped us get in and we were able to see it after 5 days of trying to schedule a tour. The application process: Just walk away if you are self-employed and don’t have 8 months of rent saved up reflecting on 6 MONTHS of previous bank statements. The income verification expectations are STEAP and there was absolutely no flexibility on their end to understand our situation. We just moved to the area this year, have a new business that we transferred over to Texas, and explained our situation back and forth in several emails. Their team member, Alex, was very matter of fact in her responses back to us and honestly, just felt like it was a dead end. She didn’t even answer all my questions, it just felt like we were already rejected from the start of the process working with her. I emailed Alex asking if we could go deposit our emergency fund to show we had 8 months of rental income saved up, and her response was that they went with another application and didnt even answer my question. The communication was very brash and we just felt so disregarded. It left such a bad taste in my mouth, from one professional to another professional. I understand their policy, I just think their qualifying terms are egregious and very hard to meet. We lost $160 in our application fees over not having 8 months of income reflecting in our savings, even though we met the 3x income requirement. I’m just so saddened by the entire experience. I wish we would’ve been taken seriously and at least considered. We are good people, have a excellent credit score, great referrals, no pets.. none of that matter & again, there was zero understanding or even wanting to have a conversation with us before declining us completely. We are out a $160 application fee for a property we loved and felt very well qualified for. Honestly a blessing is disguise, I should’ve walked away when I couldn’t even book the self tour & paid for it 3 separate times trying to book :(

Regarding the showing issues, the self-tour scheduling platform is managed by a 3rd party, and while we don’t have control over their system, we know how important accessibility is and we’re always willing to step in directly to help when problems arise. We’ll be sure to share this feedback with our vendor to push for improvements.

On the application side, we absolutely understand how challenging it can be to navigate income verification when you’re newly self-employed. Our policy requires six months of bank statements, each showing an ending balance equivalent to eight months of rent, or prior tax returns as verification. Since your business was so new, these documents weren’t yet available, and by the time you inquired about showing emergency funds, another applicant had already completed the process and moved forward.

We know it can feel discouraging, especially when you met other requirements like credit and references. Our goal is never to make the process feel impersonal, but rather to apply the same standards consistently so that every applicant is treated fairly. We sincerely appreciate your feedback and wish you the very best in your new home search.

This is the most convoluted system to see a house where I have to pay to see it, get no customer service without paying more and then everything I submit is rejected even though the photos are clear and can be read. The website keeps refreshing when I am trying to add photos or just rejects everything. No way to talk to a human and all responses to messages are copy/pasted and not helpful. Truly awful and never using again.

Experiencia negativa: Move out experience has been the worst we’ve had. I would not trust this company to rent from them again. Don’t plan on getting any of your deposit back, and then some, no matter how you treat property. The house was not in great shape when we initially moved in (it was clear it had been a while since anyone had been by to check on it) and when we left, they charged us egregious amounts on the deposit. We lost about 3K on it. Many items they charged for were things the previous tenants left and we figured we had to hang on to. I should have trusted the reviews about this when I read them before choosing this company several years back. I usually don’t write bad reviews for anyone, but we’re shocked by the outcome of leaving this place.

Experiencia fantástica: I am a realtor and came across one of 1836 Property Management listings that looked to be the perfect home rental for my clients. I reached out to 1836 to inquire about more information for this rental. I spoke with Cristina who was a pleasure to work with. She answered all of my questions and then took note of all other questions I had. She then went and found the answers to all of my questions & got back to me within only a couple of hours. I was so relieved that she was on top of things and was able to give my clients and myself the piece of mind we needed in order to move forward with applying to lease their property.
