Negative experience: This place will deny you an apartment with a 700 credit score and when they run the screening its way lower than that with no evictions, Bk, late payments no judgements garnishments no debt collectors nothing. There screening system sucks. They refuse to work with you and deny you. They sent people who shouldn't be getting denied. They don't take co-signer only for students which is stupid. I will tske my business else where and I did.i got a beautiful apartment in Billings. Don't even bother with any of there management companies.

Positive experience: When I first inquired about an apartment at this property, we had a verbal agreement on the phone about a six month lease at 1,175 per month. When I arrived, they surprised me with a lease filled out for a term of one year and they told me if I wanted A six month lease I would have to pay an extra hundred dollars a month. They also hid the true cost of rent by surprising me with an additional utility charge every month ($30-$50) for garbage & sewer, and water usage. So, the rent is actually $1210-$1225 per month. None of these things were told to me until I sat down to sign the final papers on move-in day.

Negative experience: If you like loud parties and your car broken into, high rent and dog doo doo everywhere, HHPM apartments is the place to rent. And forget about getting your deposit back. We had enough so we moved elsewhere.

Negative experience: I DEEP CLEANED the place. Didn’t get my deposit back… There was an electrical issue with a light fixture and had maintenance try to come fix it. They said it was the lightbulb so they changed it. The light continued to flicker, but they charged us for a new lightbulb a week later when we moved out. Head management doesn’t talk to their staff. Destiny would not relay correct information to Justin and we ended up “being in the wrong” for it because communication was lacking. She was not clear and would lie if she didn’t know the answer.

Negative experience: Hello, I wanted to start this out by saying I was under the impression that both me and my partners credit score and income was to be averaged after we applied. I do not appreciate Courtney lying to me and I REALLY don’t appreciate Courtney lying to my partner. This is very unprofessional and misleading. Either she didn’t have her facts straight and should be taught better or this company does this to mislead people into applying so the company can get money from people who apply. Either way, annoyed it’s an understatement for how my partner and I feel. I do not recommend these apartments unless you want to feel disappointed.

This place is so bad and I’ve rented from a lot of people and I’ve made a lot of money in my life. I’ve never met anyone as toxic as this company. I don’t care how good your credit is or how much money you make They aren’t even worth your time.

Negative experience: One star is too much. Nice apartment but the service sucks the BIG ONE. I lived there for 3 years and each and every year they raised my rent. Stared at $1050 / month ended at $1300, for a 1 bedroom, 1 bath apartment. I asked for one thing in all the time I was there and got nothing. Do yourself a favor and go somewhere else.

Negative experience: RECOMMEND THAT YOU DO NOT RENT FROM HERE We are precious tenants of HHPM. For the amount of rent, summers were hot and winters were cold in the bedrooms because the heating/cooling unit was in the living room and wouldn’t get to those rooms. We know we didn’t leave it in perfect condition and left items but the overcharges were astronomical. Additionally, we asked maintenance to replace the apartment door handle since it broke and they charged us for that in the end as well. We made our rent/water payments on time but seemed to not count towards any repairs. If you use them as a reference for previous landlords, they will go out of their way to tell prospective new places not to rent to you. This is not a petty post, but there are more reviews with the same issues.

Negative experience: My daughter rented an apartment on Blue Devils Way from HHPM, always paid her rent early, and was meticulous about keeping the place clean. When she moved out I (her father) helped clean everything. Unfortunately, we didn't open the windows and clean the outside tracks. We did clean the AC filter but didn't dust the intake louvers. I inspected all of the walls and didn't see any damage. My daughter didn't even hang one picture because she didn't want to put holes in the walls. I wiped down the baseboards and didn't see any damage and yet they said: "Holes-Mud and texture pin holes throughout unit". When we signed the contract, the manager, Justine told us there was no problem if we hung pictures, but we didn't hang any pictures! Another item they charged us for was: "Paint-Painted doors through the unit, touched-up paint on walls and baseboards throughout unit". They charged me $19.95 for replacing the toilet seat which they said had a stain on it (I know it didn't have any stains on it because I had used it.), $50.00 cleaning and $41.50 for labor to patch the holes and $62.50 for paint labor. They said the had to touch up the baseboards and paint the doors. They also said they sent the notice of what needed done to completely restore the apt. to its original condition. I told the manager that we had never received the notification and she said they emailed it to my daughter. The Lease Agreement explicitly says on page 8 "that unless otherwise provided, ALL notices must be sent postage paid and Certified to the tenant or personally delivered". The manager claimed that the notice wasn't a notice and could be emailed. Duh? On page 6 under Termination of Tenancy, it says that the property should be returned in the same condition as when it was received, ordinary wear and tear expected. There was almost NO wear and tear. Nothing needed painting! So, the total that they took out of my deposit was $173.95. After our discussion, the manager agreed to return about $50.00. That's still not fair! If you are still willing to take a chance and rent from HHPM, be sure to photograph, in high resolution, every square inch of the apartment so you can prove what condition it is in before you move in and when your done moving out. As noted by many others reviewing HHPM, they WILL find something to charge you for, no matter how petty or what they promised! Good Luck!

Negative experience: Let's be frank and factual. I want you to make your own decision, but I want you to have a little info: 1. You will get charged pet "poo" fee for other people's pets, no matter how much you clean up, how much info you have showing the contrary, you will be charged. 2. The units were built fast, cheap, and poorly. They will be repaired Faster, Cheaper and....Porlier? Floors peal up, gaps between all doors leading outside (flooded 3x so far, can't wait for wind and snow.) The doors in the inside are already starting to stick as they settle (this is because the concert work was done very poorly under these units, start looking for foundation cracks ASAP) 3. You will get killed on heating bills, as the designer dropped out of school and forgot the law of thermodynamics. The heaters are built 6 inches from the ceiling. Its 144 degrees 6 inches from the ceiling, and 44 degrees at head level, and a brisk 4 degrees in the seated position. 4. The billing system will mess up time to time and return your payments for no reason, you will resubmit them immediately, but you will have to eat those NFS fees no matter what, they call this a fact of life. Why does this happen, I really don't know, but no one's going to want to hear any excuses from you so keep that one to yourself. 5. Finally, if you have any issues, don't voice them to the complex management. Someone on the phone is going to wield their only ounce of power and they are going to wield it as if it was a Triton Missel. Its best to let them have their moment in the sun, as it is probably their emotional equivalent to what the rest of us feel when we see a puppy, or a baby, a meteor shower, or blooming flowers in the spring. I hope this helps you in making your decision, it's yours to make and your experience may be different, but I think the google scores may lend some credence, I believe currently a 2.7 out of 5, I believe that the Wuhan Clinic that started coved was at least a 3 out of 5 stars.

Negative experience: Apartments themselves are great and modern. However, they are poorly built; they have cheap windows, cheap insulation, and cheap appliances. In the wintertime the heaters are a fortune to use as they are electric, and the hotel-style air conditioning unit cannot keep up in the summer. Moving out went smoothly; except they broke the law and would not inspect my apartment a week before me moving out (Montana Law 70-25-201). As expected, they produced bogus cleaning and repair charges to keep a good chunk of my deposit.

Negative experience: Prepare yourself for gaslighting from property managers, electric bills exceeding $300, along with subpar apartment conditions. Location: Barrett Road Patio Home Apartments 2 Bedrooms, 1 Bathroom Property Manager: Danielle Turner My partner and I spent exactly one year living at Barrett Road Patio Home Apartments. This property boasts that it offers "A Higher Standard of Living" and claims to be dedicated to ensuring everyone feels comfortable and secure in their homes, as stated on their website. However, this is far from the truth. Despite being the first residents of these newly constructed units, the apartments are in very poor condition. Expect frequent breakdowns and a poorly designed construction with numerous flaws. Despite this, they still claimed our security deposit, even though the new property manager said it was the cleanest walkthrough she had ever seen. Prepare for new neighbors every couple of months! It's common for residents to move in and then leave in a rush. Expect to see electric bills ranging from $200 to $300 which is NOT normal. Any concerns you raise will be met with dismissiveness, even if you have official documentation backing your claims. Residents are encouraged to monitor their neighbors regarding pet waste disposal, with the aim of issuing fines. The property manager, Danielle Turner, is not only unkind but also unreliable and dreadful in her role. She failed to assist us with minor issues, gaslighted our concerns, and displayed a lack of professionalism in her emails and voicemails. Honestly, I highly recommend looking elsewhere! Anywhere but here!!!

Fantastic experience: I have lived in one of the Happy Homes for several years. I am happy living here, I feel safe, comfortable in my home, quite, very clean, pet friendly, lawn care included, if I have ever needed a service (once needed weather stripping on bottom of door, was a bit worn out) there were no questions asked my service was completed in a timely manner. The staff are always friendly and welcoming. I highly recommend one of the Happy Homes units for your either temporary or extended living arrangements and Be Happy.

Negative experience: Steer clear from ANY property owned OR managed by HHPM, especially Wheat Baker Apartments. Different rules apply to different tenants. It is a constant revolving door of new neighbors and good luck on getting someone decent moving in next door. During the summer the lawn care team is a joke, during winter they NEVER remove the snow from the streets. There is literally ZERO street lights on the property so at night it’s unsafe and pitch black out. They NEVER service the appliances nor the built-in hotel style heater/AC. We had lived there for a long while…paid our rent on time and it went up several hundred dollars only to receive a notice to vacate the property, not an eviction, they just didn’t want us there anymore. They didn’t care one bit that it affected our lives. We paid a professional licensed cleaning service to come in and provided receipts and they STILL charged us for cleaning!!! So in closing here are places better than renting an apartment from HHPM: - a cardboard box down a rat infested alley - Chucky Cheese ball pit that hasn’t been sanitized - Hades - Sizzler bathroom stall Do yourself a favor. Avoid this place at all costs, because it will in fact charge you ALL costs.

Negative experience: The radiant heat registers do not provide much heat and cost a fortune to use. The women in the management office are rude. When you move out don't expect fair treatment...you will be charged a high cleaning fee even if you wiped everything down...was charged $250 for cleaning ... shame on them...I lived there almost 3 years and did not expect to be nicked and dimed out of my deposit and ended up actually owing them money. I have lived in apartments in several states and always got most of my deposit back...HHPM had quite the racket going to keep deposits

Negative experience: DO NOT RENT FROM HHPM!!!! They over charge for rent, they do not treat their tenants well. Kiss your damage deposit goodbye, they stated we had a very clean apartment shouldn’t take much and took all of our damage deposit. They consistently hike up rent. The bone the tenants for builder mistakes. DO NOT RENT FROM HHPM!!!

Negative experience: I fully cleaned my apartment at Western One property and they charged a $300 cleaning fee and a $300 painting fee. They took the entire deposit and want more money! Avoid this company at all costs. Cheap property that consistently raises rent on a month to month basis.

Positive experience: I live in a patio home managed by HHPM. They are very nice and just what I was looking for at this time in my life. Very quiet, enough room and quite new. The location is in the newest area in Billings, so it is a little bit farther from my work. The rents, like all housing in post Covid, is not cheap. But, you get what you pay for. The traffic on Shiloh is quite challenging, especially at the roundabouts. Lastly, they are pet friendly and they are single floors. No stairs! If you are interested, ask for the Sapphire homes. All in all, I am quite happy to Ave moved here.

Negative experience: Walls are thin. Many sleepless nights due to one neighbors poor relationship with their girlfriend and the other neighbor's kids used the walls for a drum set. The tenant below me smoked weed inside their unit. It really masked the smell of cat feces coming from the tenant across the hallway. Neighbor with the kids ran some kind of chop shop I guess. There were always 5 or 6 wrecked cars parked the in the "guest" parking meaning no space for friends or family to park when they vist, not that they would with the poor state the building maintenance was in or the lawns that they don't take great care of. If you have the misfortune of not having any other option, they will raise your rent yearly by about $150 per month so please factor that into your plans. Due to the poor choice of painting every surface in a matte or flat paint, expect anything that touches a wall to stain it. Do not expect any part of your deposit back. You will be charged or ignored with every maintenance request you put in. They will not work with your schedule. That's kind of standard for the industry however it's still really inconvenient having to miss hours at work to meet with the office workers who either can't or won't help. You will be asked to refer people to work here about once every two months as they can't keep personnel. Having referred someone, I learned how the maintenance team is pulled in a diffrent direction by every property manager. It is essentialy a war to get the maintenance team to maintain their buildings over someone else's, and when they don't get their way they threaten to write you up. Ownership is trying to cuts costs at every corner while raising rent at every opportunity. They had a professional lawn maintenance team that installed their sprinklers and rather than keep that company on they forced their un-qualified maintenance team to do repairs to a system they know nothing about. They started digging up holes everywhere trying to find leaks after not blowing out the system for winter. I give it 10 years or less before this place turns into a garbage heap TLDR: AVIOD AT ALL COSTS Update: They sent me to collections for light bulbs that I replaced before I moved out. I have the receipts. When asked what lightbulbs needed to be replaced, they couldn't give me an answer. These people will scam you and ruin your credit to make a quick buck.

Negative experience: Do not recommend these places. I lived here a few years ago and was a great tenant, always paid rent and I even got my full deposit back, so recently I was hoping to move back in and I called to ask a lady about rent, which she had explained I would qualify with my income. So the next day I spoke with another lady who then denied my application because I wouldn't qualify due to my income, if I had known I wouldn't have wasted my money on the application....Very unfortunate and they should train their employees better so this won't happen again.

Negative experience: My family and I stayed here 3 years was never late on rent, paid over the on rent fixed any issues that would arise that the management had in a very timely manner. Was the ideal tenant that places want but after your lease is up and your on month to month they will give u a 30 day vacate notice without you doing anything wrong stating that the ownership wants to take there property back to move new people in. Don't bother seeing if they can get you into a new place or if you can resign a lease cuz they won't let u. Your just going to be out of luck and scrambling to find a place to live sooo your not homeless. Do not let them screw you cuz ownership gets greedy.

Negative experience: Consider renting from a different company. Properties are made cheap. Rent is way higher than property is worth. At the location off of Elysian, the properties are build so cheaply. Every window/door has severe condensation (literally drips into the frame) The unit is only cooled by a single ac in the living room which is not even close to sufficient. Enjoy being hot in the summer. Rent is constantly increased after your lease period is up.

Positive experience: We rented from Happy homes for over 2 years and loved where we lived. Well kept, quiet, and safe. Danielle was great to work with and they always responded quickly to maintenance issues with the on staff maintenance men. I would recommend them but just be aware that if you have pets, because the blinds are cheap, they will get ruined and you are responsible for paying to replace. Cheaper to buy them yourself, which Danielle told me about, which I appreciated. There were a couple small charges when we moved out that I didn't agree with but compared to other experiences with property management that my friends have told me about, it was minimal. Would rent from them again, especially after the experiences with the new property management we are with now. We had to move because they kept increasing their rent, so that's the really hungry part, but at least they give quality services and places to live!

Negative experience: They charging way to much for the square footage of the homes. You request that they fix something dish washer for example they look at it and they don't return to actually do the repairs. They buy properties and then increase rent for example about $500 for a approximately 900 square foot home is not worth $1,500. I could have a mortgage or a house with double the square footage for that unreasonable. We don't have our own washer and dryer even its coin-op. They are into a get rich quick scream. My upstairs neighbor moved out and they requested that she replace the light fixtures which is dumb because she only lived there 5 months and there was nothing wrong with them.

Negative experience: This place discriminates against retirees. Tried to rent a place today - was told I couldn't because my monthly income was only 1.4 times the rent. Thing is, I have 100's of K's in liquid cash (I offered to show them bank statements) - I'm a retiree! SS isn't enough to live on. If it were, 401K's and all wouldn't exist. But it didn't matter how much CASH I had; since I'm no longer a wage slave, I was told not to bother submitting an application. The killer bit came when after telling me that, they suddenly turned around and said to file an application. Hey, anything for that $40, right? 'No way you'll get an apartment. But give us $40, anyway.' Take my advice. Find someplace that understands the meaning and value of cash money. Me, I'll be following this up with the appropriate regulatory/enforcement agency, whoever that turns out to be. I'm not going to let this one slide. They broke the law.

Negative experience: Do not recommend coming to the happy homes. People here are very inconsiderate playing loud music on weekday nights, smoking in their garages so the apartment above can smell them. Management does nothing about it. Hallways are dirty. Never plow the parking lot in the winter time. Im sure their are better apartments around town that actually have some rules and keep their places friendly for people who work hard.

Negative experience: Not family friendly at all. My friends have gotten several noise complaints after just moving in. They have been in other facilities for over five years without any issues. If their kids get up for school in the morning they consistently are getting complaints from people who work nights. I’ve told them to hire an attorney

Fantastic experience: So the part of the property where my apartment is located has been sold off to another company and my only complaint is that I wish we had more notice that the sales was happening. Other then that I've had no issue with the management or maintenance. I've been here for just shy of 3 years and over that time I've never had to wait more then 12 hours for a maintenance call. Everyone I've dealt with has been very professional, I've dealt with two managers and both were equally effective at maintaining the property and meeting my needs from management. My neighbors are friendly and the walls seem thick enough. That's not to say that other people have had different experiences however I have had a good experience with them.

Negative experience: Just as the other 1 star reviews have stated this was simply a place to live. They never keep poop bags for the dogs and they take their time cleaning it up. They also take their time getting to any issues that need to get fixed. Don’t plan on getting a deposit back either. I haven’t met anyone that was able to get their full deposit back. Upon leaving I left an updated address to get my deposit or any other important documents. I was sent to collection because their was no apartment number attached to it. To make a long story short GO LIVE IN A CARDBOARD BOX BEFORE MOVING TO HAPPY HOMES

Negative experience: In the last month, I was on an apartment hunt. I used all the apps I.e. Zillow, Apartments.com, etc. On those sites, new availability was posted every three days for hhpm properties. We looked at all of the locations - hoop dreams, sunset beach, wheatbaker, grand slam, and triple play as those locations all had available units posted within the last three days. I then emailed and learned that the one we really liked (sunset dreams) actually didn’t have any availability. I decided to call their office and found out there were actually no available units at any of the hhpm properties and that I could fill out an application for $40 and that would be good for 60 days. This made our apartment such more tedious than it already is.

Fantastic experience: My husband and I rented at Hoop Dreams for a few months when relocating to Billings. We rented a 1 bedroom patio apartment with a single car garage. We have to say we have had a great experience dealing with Bailee and HHPM Apartments. Our application was quickly processed and getting the paper work done was seamless. The place was immaculate when we moved in and they even had a little welcome sign and surprise treat for our two little dogs. We had very quiet and friendly neighbors. The moving out process was just as seamless. We did our best to leave the property in the same condition as when we moved in. We would highly recommend HHPM and are grateful for our experience. Glad to be back in Billings.

Negative experience: Lived in these apartments from 2015-2018. Having been a long term tenant, I would like to discuss some details regarding the agency and my experience. First off, the walls are fairly thin and you can absolutely hear noise in the hallway and right next door. This makes it very difficult to sleep or study if you are a COLLEGE STUDENT. Secondly, this agency has switched management at least three times making it very difficult to stay uniform with rules and regulations. The associates of the company appear to be rude, demanding and disrespectful to many of their clients. When you move out there is an extensive cleaning list that even a professional cleaning company would consider rigid. Upon move out, I spent two days diligently cleaning the place as I was looking for a decent return on my deposit. Come to find out later, HHPM sends me a check for 48 cents in the mail two before they were required to per federal policy. Company cited "wear and tear" on their deductions. Examples include drip pans (25$ dollars), miscellaneous cleaning (110$ dollars) and additional key(50$). Loyal client for three years who was on time with payments and causes no trouble gets nickle and dimed out out his deposit. Doesn't seem just. Since then, have lived in two property agencies receiving full deposits back Pros-Somewhat new appliances, A\C. Vaulted ceilings. I would not recommend this place to anyone as there are better quality apartments for the same price or a little bit more. #THINWALLS #NOISE #THIEVES #NODEPOSIT

Negative experience: It was a place to live and we didn’t have any problems while renting from them (rented from them for 4 years) but ran into problems at the end. Management was super unhelpful and tried to put all blame on us for everything. Didn’t disclose extra charge for paint and also after giving them our written notice, they charged us for an extra day even though they knew we had moved out before that day. Rethink your options before renting from them.

Negative experience: UPDATE: I received a call from the manager Bob the other day. He reached out and apologized for the misunderstanding. I respect that he reached out and refunded the money after everything. However I received a call today about an available apartment and while trying to get to Bob they rented it out to someone else while I was on the phone. As nice as Bob is there is zero organization and after letting us down for the second time we will no longer do any business in the future. This company is taking part of one of the biggest rental scams going on in America today! We applied for a home that said 3 units where available and paid the application fee. A few days later we get a call and they tell us they have nothing available for 2 months. I then asked why they would allow me to apply for a place that has a contract already on it. They couldn't justify how unethical it was to take money knowing they couldn't provide us the service. I asked for a refund given the circumstances and I was told they will keep my application on file for 60 days. The problem is nobody gets a 3 month window to move out of another property. They won't refund even though they took our money wrongfully. Star far away from this company!

Fantastic experience: My husband and I lived here for a full year with absolutely no problems. Maintenance was fast, and timely (The hallways got very dirty very fast though and stayed that way sometimes for weeks). Upon us moving Happy Homes and Jeff were extremely professional. I was I initially worried because of bad reviews but if you actually clean your apartment properly and do everything on the list as asked you get your deposit back with no deductions. Overall we enjoyed our first apartment together and have many fond memories from living there! We will miss it and Billings (maybe not Billings though lol)! Thank you and don’t believe every bad review!

Positive experience: (Sunset Beach apartments) It's been a place to live; apartment itself is fine especially for the price, but expect a lot of noise from the hallways and your neighbors due to the thin walls. Initially had a six month lease and my seasonal job was extended, and I was pleasantly surprised that my month to month lease cost didn't increase. This isn't reflective of the apartment staff or quality of the complex, but living a few doors down from a woman who had the police called on her every few days definitely made the apartments a bit less appealing. Pros: Fair rent price for size of the apartment Nice location on the west side of town Garage included was a nice bonus Cons: Loud neighbors/thin walls made it hard to get good sleep most nights Overall, coming from a much larger metro rental market, these apartments were fairly priced and were acceptable to live in for just about a year, but I don't think I would renew my lease if I was staying in MT.

Positive experience: Lived in the Field of Dreams homes. Overall, I enjoyed living there. I lived on a quiet block. Maintenance was quick to respond to issues. However, they will raise your rates after your year lease and they will nickel and dime you out of your deposit ($25 for drip pans, seriously. Then they said it should only cost $20 for cleaning and it ended up costing $117).

Negative experience: WARNING!!! BEFORE YOU APPLY and pay for your application make sure you have something in writing on what the actual monthly rent will be. My wife and I applied the first part of November 2019 and we're approved but after finding out they were going to charge us an extra fee of $75.00 per month for a 6 month lease we declined to rent from this property. Had we known in advance of the extra monthly fee we would have NEVER spent the money on two applications! In my opinion this company is very deceitful and I am glad we are only out $78.00.

Negative experience: Lived here for a year and a half. Was broke into a few times. Then they changed property managers and things got a little better. Then moved out and was charged for everything under the sun. Be aware of what your getting yourself into. No street lights anywhere on the edge of town and people are always lurking. Good luck.

Positive experience: Great place, lived here two years now. But is is a bit noisey being on the bottom floor. I can hear the other's kids above me when they have them over.. Otherwise, amazing place. Positive experience: Lived here over a year. Place is pretty nice, neighbors are quiet, only problem is after the lease is up they raise your rent. Over all decent apartments.

Negative experience: If I could give this place 0 stars I would! When first moving in we received a notice that we would be getting deadbolts on our doors for the garages, because people were constantly breaking into tenants garages. After receiving the notice, multiple tenants received deadbolts and we did not! After contacting Happy Homes and letting them know our door was skipped it took them 4-5 months to put a deadbolt on our door. As you can see this would make our door a target to be possibly be robbed. If you have a maintenance issue, good luck on it being resolved in a timely manner. I recently moved out and we cleaned our place spotless. I know from past experiences from other apartments complexes that if you don’t clean your drip pans under the stove tops you will be charged for them! Knowing this I cleaned all the pans with magic erasers and ran them through the dishwasher twice, they looked brand new and I was still charged for a full set! Talking with the woman (landlord) that ran through the moving out inspection with us, she informed us that the place looked good and we would only be charged for the drip pans. Upon being fully moved out and living in a different city, I recently received my deposit back after 24 days...... on which I found out 2 more charges were taken out of my deposit.... for a couple spackled holes and more utilities charges. Which I was fully paid on all my utilities... these charges came to a total of around $60 more dollars. If there were more charges to be taken out wouldn’t 24 days be enough time to contact me and let me know about it, not find out it was taken out of my deposit without being consulted? Also, I was told if there were any damages or things to fix they would give us 24-48 hours to hash these problems out, so we would not be charged.... as you can guess we were not contacted about these problems. Overall, I would highly recommend other apartment complexes, if you want to refrain from extra headaches in your life!

Negative experience: I lived in the Wheatbaker apartments for roughly 2 years and one of the other West end apartments for a year a few years prior to the Wheatbaker place. While the apartments look nice they are built cheaply and the management does everything they can to find things wrong with your place when you move out. I enjoyed my time there, however, my latest move out experience has soured my opinion of the Happy Homes property management group. I do NOT recommend living in any Happy Homes apartments unless you want to be nitpicked to death over petty little things and be billed exorbitantly for things that cost the company pennies...good luck

Negative experience: It’s been 3 days since I contacted the corporate office and bout the manager in Cheyenne being dishonest and was told I would get a call back that day and still have not heard back i asked the manager in Cheyenne several times about credit score requirements she had no clue wouldn’t find out or anything she was completely unknowledgeable About the requirements so I ended up waisting the money for the application just to be denied when I could have used it somewhere else it’s very upsetting that a company is ran like this being dishonest from two different employees I’ve talked to.

Negative experience: Real scumbag rental outfit here. The security is a joke, every one of our neighbors and our apartment was broke into, nothing done from Happy Homes. The common spaces are disgusting, they only get cleaned when they are showing another apartment. The place was full of pot smoke from the neighbors for the full time we lived there, again nothing from management to resolve the situation. We finally just started calling the police which didn’t help either. And don’t expect to get your deposit back, they have played games for months and lawyers are getting involved. We have never had a problem getting a deposit back from any of the previous places we have rented, until now. Steer clear of happy homes if you have any choice and like to keep your money and sanity.

Fantastic experience: Affordable and well designed. They are relatively quiet. Can have pets if you are willing to pay a little more. Have your own garage as well. Different size apartments depending on your needs.

Positive experience: Affordable (compared to other properties) and wonderful property management staff (this part is serious). However, only rent here if you have an appreciation for paper thin walls. If you enjoy hearing your neighbor’s baby crying at 5:00am every morning as if it were in the same room as you, or your neighbors (above and beside) making love frequently, or even the sensitive sound of your neighbors cell phone buzzing.... then yes, rent these apartments!!! Also, if you enjoy your smoke detectors going off profusely, because they literally have 2 detectors within a 5 foot radius of your stove, then rent these apartments! Also, if car break ins and vandalization as well as garage break ins are your thing, then rent these apartments!!! (Western One).

Negative experience: I agree with some of the previous reviews. Moving in was a lot of paperwork almost as much as purchasing a home, however everyone was very polite. Moving out early due to buying a house was a nightmare. The new manager of Western One was extremely rude over the phone and we we're spending over $1200 to break the lease. We had a cat that ruined some blinds and I requested the specific amount they would charge and Shawn or Shaun (manager?) was extremely irrated that I asked, said he would get back to me and never did. This property management gets 2 stars instead of 1 because their maintenance men and the rest of the office staff that I came across were all very nice.

Fantastic experience: Lived on Bruins Lane for just under a year, and loved my apartment. The maintenance did a great job keeping everything clean, they were always updating stuff, one time had an issue with a microwave and it was replaced same day. I would recommend happy homes to any of my fellow executives that come through Billings on short term or long term stays. And if I come back to Billings, I would live there in a heartbeat compared to the other apartments and rentals which are older and cost more money.

Negative experience: Think again before renting at Happy Homes. Lets get the dog issue out of the way first: 1. Expect dog feces to litter the ground when it snows, few guests actually clean up after their dogs. This leads to a very unpleasant smell when it begins to warm up. Very unpleasant. 2. Many owners have multiple pets, which can be very annoying especially when located on the corner units. My neighbor's dog constantly barked whenever I walked up or down the stairs. 3. This may lead to you hating dogs after a while. 4. I really love dogs, but I would've preferred it if happy homes had a dog free building. THE BIGGEST PROBLEM I HAD WITH HAPPY HOMES: Just after a year into renting, the neighbors across the street got into a huge fight, in the middle of the night, and one guy beat the living hell out of some other guy. Normally I could care less, besides the lack of sleep it caused, it was fairly entertaining. That is, until the guy who got beat up came over to the building I lived in and started pounding on the neighbors door down the hall. He went on for quite a while, and left A LOT OF BLOODY STAINS UP AND DOWN THE ENTIRE HALLWAY. Bloody hand prints everywhere. Walls, doors, side rails on the stairs. IN BOTH STAIRWAYS! Like I said earlier, this guy really took a beating and must've had a seriously bloody nose. Cops came by, I guess they sorted things out. But it wasn't until the next day that the type of management Happy Homes employs really began to show. I woke up and had to go to work the next day. I normally leave at around 9:15. There was still blood everywhere. This was about 7 hours or so after the event (the event occurred late night/early evening, I don't remember the exact time). This was pretty shocking. Happy Homes has a fairly regular cleaning staff for the hallways. I would assume that AFTER THE COPS WERE CALLED to one of their building someone would have performed an inspection of the units and hallway. I'm fairly certain the cops notated the blood in their report, it was everywhere. But hey, 7 hours after the event I can forgive, surely it would be taken care of that day.... Then i returned home, around 6:30 PM. Absolutely no change whatsoever. THIS IS TERRIBLE MANAGEMENT! It doesn't matter if its a weekend or weekday, this should have been taken care of the very same day or next day at the latest. But that isn't even the worst part. The next day comes, still no change. That evening, still no change. The next day after that, FINALLY, I see cleaning staff taking care of the issue. Seriously, do we need a dead body on the floor to be taken seriously??? My last complaint: Like many before, and no doubt many in the future, I did not get my full deposit back. Even after meticulously cleaning, and then going out to buy more supplies to clean a second time after the walk through. There were even charges that were not mentioned on the walk though, and also charges for things that I posted on the damaged items sheet prior to moving in. As my first experience with a major apartment complex, I was very unimpressed. My advice, barter for the lowest deposit you can get, you aren't going to get all of it back. The good: Close to the west end.

Fantastic experience: This is the best property management in Billings. We had a great experience moving in and living there. They were always prompt and helpful when something need to be fixed. They made it very easy to give our 30 day notice. Went to the office signed the notice and they gave me a list of things to do to ensure we would get our deposit back. We ended up getting all of our deposit less $50.. 2 weeks after we moved out! I would recommend them 100 times.

Fantastic experience: Loved living here. Noise sometimes an issue but its an apartment so to be expected. I always felt my children were safe in our building, no break ins, no neighbor problems. Limited parking but addressed right away when I told my landlord. We are moving into our own home finally... but very grateful to have lived in such a well organized apartment.

Negative experience: Rented from Happy Homes for just over a year. Good experience during our time living there with prompt repairs and decent office staff. However, when we went to move out that is when we ran into troubles with the company. They made it very difficult to get a 30 day notice form to complete, once we gave notice of moving out their temperament changed. The property manager who did our walk through was difficult to contact, did not accommodate with our schedule, was +20 minutes late to the inspection, and was rude during. Also something they do not tell you, they have extra paint in the office if you need to patch any of the walls; which is helpful because they are so cheaply made that a command strip will remove drywall off these walls. They also disregard any requests when it comes to what deposit you will get back. My roommate and I requested it to be split down the middle and sent to each of our addresses, they did not do that. Instead, made it out to both of us telling us a bank would take it with only one of us signing, spoilers they don't. Overall lack of customer service. I urge anyone who is looking at renting in Billings to shop around at different apartment complexes. Even though Happy Homes is convenient, there are much better options in town.

Negative experience: Thinnest....walls.....ever. My neighbor next door snores and I can hear exact words that my downstairs neighbor is saying. Someone on my floor has been needing to change the battery in their smoke alarm for three days now. Otherwise, it’s a nice place.

Negative experience: Just got our deposit back. $400 out out a $1400 deposit. Along with being charged a crazy amount for cleaning they also charged us for taking down a shower rod that was already there and stole $800 saying it was for security deposits from holdings. Beware if you rent from them you will not get your deposit REPEAT YOU WILL NOT GET YOUR DEPOSIT BACK!

Negative experience: Not happy with how this property manager handled our exit or really our entire time there. Took all of the security deposit and some of the extra rent we had paid. Absolutely guarantee that you will not get your security deposit back without a layer present. Also if there are any problems with neighbors they will not help what so ever. So happy we no longer have to deal with this garbage place.

Positive experience: Decent place to live. The apartments are newer but are somewhat cheaply made, however the walls do seem to block out most noise. People that live in the surrounding apartments have a tendency to not clean up after their dogs when it gets cold outside, management threatened to fine people with dogs in an effort to fix the problem once a few people complained. Snow removal was a little sub par the second winter I was there, but we had an unusual amount of snow. I got my entire deposit back except a $75 charge for carpet cleaning, which is pretty standard.

Negative experience: These guys are a joke! Not only are their apartments over priced, but they always seem to find little hidden fees to charge you. They tried charging me 50 dollars for pet waste when there was absolutely no evidence of pet waste in or around my apartment. They sincerely are very petty and I would not recommend anyone rent from them.

Negative experience: I've been living here for close to 5 months now and it has been an absolute nightmare. I'm paying a little over 800/month utilities included for a tiny (but nice) 1 bed apartment, I've had to call the office several times now because the upstairs neighbors dog doesn't stop running around all night long and wakes me up between midnight and 4am at least 5 nights a week. The only solution they've given me is to move apartments. I've also been finding piles of dog feces on all the sidewalks and even on my front doorstep. Very rude staff that is very hard to get a hold of and always sounds very annoyed when you call. All I can say to someone thinking about living here is good luck, this is the worst place I've ever tried living.

Negative experience: Snow removal on happy homes properties is a joke. You basically need 4WD. Also parking is very scarce. Don't expect your deposite back either. Also the door to my building has been broken for a month and the broken pieces are just kicked up against the wall.. nice

Positive experience: I've been renting from this company since they opened and it has been mostly pleasant however recently I have needed to call in to the office a couple times and each time I'm met with a rude woman that doesn't seem to have the proper communication skills to be answering phones.
