Negative experience: I've been renting with Rainbow Properties for over 7 years now. (Update again) NEVER RENT FROM RPM. Pros : Cheap Prices, do some repairs Cons : Misleading unit descriptions (several say there's on site laundry room but there isn't), not always responsive to repairs / neighbor complaints, many units don't have AC and some very rude staff. USE TAPE for "repairs" , roaches, mold and no access to heat on really cold days for manu units. Story 1 : I talked to "P" about if Rainbow would install AC. I was told that I could buy a portal AC. I tried one in the past and it was an overpriced fan so I sadly said "I'm going to roast. Thank you." Not angry, not annoyed, just sad and talking out loud (AuDHD). "P" responded with "Well you don't like it, move out." In a very rude tone. A simple "I'm sorry." would have been more professional and compassionate. Story 2 : They were insanely slow to evict the worst neighbors I've ever had so far. This couple moved in above me and on the first night it sounded like a woman was being raped. I called the cops that night and multiple times after due to : loud music / TV, banging / hammering / stomping, screaming / yelling. That couple made my C-PTSD worse and Rainbow didn't evict them for months. I called them a lot of times, filed out several written complaints. Story 3 : I didn't get one of my security deposits back. They CHARGED me for things. I cleaned that place super thoroughly. The thing that got broken accidently, I bought a replacement for. I couldn't install it due to my physical disability. I even LEFT gifts for the future renters and I was told that I could do that. Get this, they charged me $40 when I had left (for the renters) a portable AC because that unit didn't have AC which sells for $300+ USED. I was also told I'd get my FULL deposit back. Thankfully, they let that fee go which I think was a miracle. Story 4) Tape, roaches and mold. Many units have mold in the carpets that they won’t fix. Roaches in buildings. Tape is considered a permanent repair for broken windows. DO NOT RENT FROM RAINBOW !!!
Negative experience: Worst property management I’ve ever dealt with. Women in the office are rude and they hang up on you if you come to them with issues regarding your rental. They failed to address maintenance issues and then upon move out charged tenants for it. Worst experience do not recommend. Oh and good luck ever seeing your deposit because they’ll make up issues to keep it. If u go through them make sure u document everything.
Fantastic experience: Kristina in the main office was always kind and respectful when I’d visit. After completing my lease agreement, she ensured I received my security deposit back. As long as you’re a great renter, you receive great service in return. Thank you, Kristina! Bob was my maintenance guy when my apartment had small issues. He was AWESOME! Polite, respectful, and he explained everything along the way. Thank you, Bob!
Negative experience: We are relocating to Billings, and we made appointments with different rental agencies in order to view 4-5 apartment/houses in one day. This would be a 1 star review except when I called to make the appointment to view a house the girl that answered was very friendly and helpful. The reason for the low score is that while we were running late to our appointment, I called to inform the agent we would be late. The woman that answered (a different person than the day before) I explained that we would be late and could she let the agent know, her response was to 'transfer me upstairs' and I received a voicemail box there. Fast fwd to arriving at the house, we were 10 min late. The woman I assume was Joni since that is who the appointment was made with had the front door locked. We knocked on the door and she opened it she said, "I have three minutes to get to my next appointment". She did not greet us kindly, she did not give us her name OR a tour of the house. When I explained we tried to contact her to let her know about being late, she didn't respond to me, she just went to the kitchen counter and abruptly put her folder and papers on the island and started tapping away on her phone. My husband and I looked down the hall and the bedrooms. She never invited us to look at anything, or inquired about anything that was pertinent to our future rental. She was the rudest person we encountered in Billings on our 3 day trip there. Another agency actually showed us 3 apartments when the first one didn't work out. The 'other agency' gave great customer service and that is who we rented from. I would NOT rent from this company based on this agents terrible people skills.
Negative experience: Shady business practices. I recently started the application process with rainbow property Management. I paid the application fee and the person processing my application fee was encouraging she led me to believe that I would be accepted if I provided the information that they asked for. I provided them with proof of earnings and a letter of intent for my employer and 12 years of good rental history from a past landlord. To be honest I don't think they're in the rental business I think they're in the business of fishing for application fees. I would not recommend this corporation to anyone and anyone who is renting their house through them I would regain control of my property before people realize you are associated with them.
Negative experience: I was put on hold when I called about my clients not having power in some parts of their house the lady put me on hold an then after 16 mins hung up with out saying anything ! I called at 4:55pm on 12/4/25

Fantastic experience: The application process was a slight pain given the fact that I have a 825 credit score & really shouldn’t have been as difficult. However, even with all the nightmare stories and bad reviews of rainbow, I wanted a nice clean apartment so I made it happen. I went to the bank for a cashiers check and the teller as always asks what are you buying? Moving not buying, and when I tell them to make it out for rainbow property management, same negative feedback from a random Bank teller. I am super OCD and quite the clean fanatic, I expected to receive minimal deposit back giving the reputation, to much of my surprise I was given back all my deposit minus $175 for carpet cleaning. I was quite ecstatic & very satisfied with the outcome. So this positive review is my experience and in hopes to help someone else who is on the wire about renting from this company.
Negative experience: We currently rent from RPM. Whenever we need maintenance done they do a half ass and lazy job. We have mold & I have repetitively emailed Faith & Paulette about the mold, sent pictures of it, and even explained how its negatively affecting our health and I am being ignored. It's been 3 almost 4 days and they aren't making any efforts. I sent a message to the health department and waiting to hear back. I got one voicemail from RPM but all it pretty much said was to call them but then when I do they don't answer. I then have sent other emails stating to please respond to my emails
Negative experience: Rainbow property lies we moved from a property they manage and it was cleaned top to bottom all the cabinets cleaned the drawer cleaned the appliances moved and cleaned under them,behind them inside them,the floors were swept and mopped,they even charged for things that were messed up on move in.I get the rent the past due the carpet cleaning but other than that this company lies,and I have worked in the property management business for 30yrs and this company is the absolute worst I have ever seen, I would live on the streets before I would ever live in a property they manage. I see why they have a 2 star rating i gave them a 1 because that's the lowest it goes.pure disgraceful and ashamed to say i lived there.
Fantastic experience: Excellent communication and the friendliest management I've experienced here in Billings (apart from my literal friends, that is). No complaints whatsoever!
Negative experience: Charged me rent for 2 months back to back even tho I already moved out cleaned, and got my deposit back. Only way they would answer me or stop my payments was for me to swear constantly and get very mad. 8 calls 8 voicemails and only was resolved when the front desk didn't transfer me because I dropped multiple swear words and threatened to take legal action.
Negative experience: I called June 2nd to have someone come fix the washer in the laundry room that all units share and it took them til July 10th to hire a third party to fix it. just to come in, ‘fix’ it and stopped working again after two loads of washing.
Positive experience: The apartment is good. Trying to pay rent online through their website does not work. It stalls for a while before it kicks you out.
Fantastic experience: I have rented from Rainbow for years now. They have been beyond professional and have always worked with me even when I struggled. The staff is amazing and they really care. Thank you Rainbow for all the support for a single mom and her 3 kids and of course the pooch Jojo.
Positive experience: Audrey was great! She was so kind and helpful in getting us into our dream rental. She is the go-to at RPM! She was very clear with what was needed to get into a rental. She was also very responsive and timely in her communication.
Negative experience: I would say they have totally earned their 2.0 rating. They have properties for rent that are not considered save and livable. I had a friend view a property and she reported them/property to the health dept. Beware...all I will say!
Negative experience: My family was looking to rent from this property management. The whole process took longer than expected, about 2 weeks. Might have taken longer if we hadn’t called to get updates and find out we weren’t approved. There was a lack of communication and/or no urgency to let us know in a timely manner so we could apply elsewhere.
Negative experience: Worst and meanest people I've ever worked with. Mold and so many issues not fixed. Horrible experience! I now have a beautiful place. So happy to get out!

Negative experience: Asked for a $2000 deposit on a $950 apartment even with my credit (which is actually 40pts higher then what they pulled which is pretty decent) I have neverrrrr been asked to do a deposit that is 2 times the rent!
Negative experience: Do not rent from rainbow property management place was dirty when I moved it constantly mice getting into the apartment to where I had to keep glue traps everywhere and I was told in a nice way to figure it out on my own couldn’t even have the shower cleaned prior to me moving in and of course I didn’t expect my deposit back glad I was only here temporarily for a construction project the way the bed looked I never even pulled it out I opened the doors to see that and closed it I bought a cheap Walmart mattress and tossed it on the floor after sweeping and moping it

Positive experience: Overall I would say my experience was “okay”. The good: Where I was living was a house renovated into like 4 apartments, it was a really good price for the square footage, a really nice/safe neighborhood, and conveniently located. It was an older apartment with shared coin op. Definitely some stains on the floors from previous tenants and scratches on doors - very well used. My place had cinderblocks in shared walls and I didn’t have anyone above or below me so noise from neighbors wasn’t an issue. RPM was good about getting my dishwasher replaced when it started leaking. And they would almost always pay me back coins if the laundry machines ate them when they were broken. I’m not sure our apartment was very well cleaned upon the previous tenant moving out, but at least RPM sent someone over to clean the oven for us. We cleaned the place spotless upon moving out, and got full deposit back. We also never had a rent price increase in my 3 1/2 years living in that apartment - even when my first roommate signed off the lease and my bf moved in. The not great: Things to know is that RPM doesn’t have housekeeping services to care for common areas, at least in my old place. It was the responsibility of the tenants to keep it clean and of course no one cleaned it. Also, if not an urgent matter it can take maintenance over a month to complete a task. I felt like I had to call RPM every week to get an update on when I could get something fixed. The biggest issue I had was the coin op laundry. I believe the owner of the property didn’t want to pay for new machines - the dryer stopped drying correctly a year into my lease, and maintenance would claim to fix it without resolve. We ended up going to a laundromat which was inconvenient and time consuming. Finally, I did miss a payment one month due to extraneous circumstances and I never received any notifications from them of late/missed payment which was frustrating once I realized the extent of the bill. So in conclusion, I wouldn’t say they are as bad as the other ratings may claim as a management company in and of itself, especially once you get past the rude receptionists. Personally, I took pictures of all the wear and tear on the apartment upon moving in and had a very detailed 3 page list - which I highly recommend doing. You get what you pay for, and the price was definitely worth it.
Negative experience: Rainbow Property Management got me for $75 dollars, just to fill out an application. I was sent to an apartment listing, with 5 people waiting outside, waiting for the property person. All 5 said they wanted the apartment and I didn’t receive a call back. Do not give one dollar to these crooks. I doubt this is legal.

Negative experience: Rainbow property management charged us way more deposit because I had no credit history. And We left this apartment much cleaner than we got it! I took pictures of the messes in this apartment upon renting, the oven was dirty and dented door as well as the refrigerator growing nasty stuff all along the bottom under the drawyers. Not to mention that under the stove and refrigerator were not touched, years of grime under both, discoloration on almost every wall and ceiling. All of which we cleaned prior to leaving. Upon them going through the apartment they said the dishwasher door was dirty, oven drawer was dirty, the edges of the floor were dirty as well as discoloration on the walls. They then sent us a mail 10 days after they had possession of the keys saying we needed to clean this in order to get my security deposit back. They kept the entire security deposit. Massive Rip off.
Negative experience: The year was ok then at move out they had a list of things they took our 2200$ deposit and started a list of fony charges, we cleaned the house , it was gross and old when we moved in. They are trying to charge us pet rent after we moved out . I have a letter from my doctor and they have it . And have since the beginning. All sorts of things they are trying to charge us for when they owe us money back . Trying to say we owe them another 960$. I recommend not going through them for housing ; they will rip u off. All their reviews are correct. We also moved out of state and were told we would get a check in the mail and instead bogus charges . We fixed up the place
Negative experience: I am extremely disappointed with the management. The level of unprofessionalism and lack of cooperation is staggering. Every time I've tried to communicate with them, they've been nothing but arrogant and dismissive of my concerns. Instead of addressing issues in a timely manner, they brush them off and act like they're doing you a favor by even listening, Sonja Allen she is impolite, inconsiderate, pompous. I would not recommend this property management to anyone looking for a place to live. The stress and frustration they cause simply aren’t worth it.
Negative experience: The people who work at rainbow property Management are very cunning and rude. The front desk Audrey is very sweet. Patty maybe had a hard day today but she didn't take care of my questions and kind of gave me the runaround with phone numbers. Sonja, would always have a beautiful light greetings and maybe it's just me but she changed her attitude to very off-putting and rude attitude to almost anything I had to say. The burnstead apartments are very ghetto. They got this building in September but they are allowing new residents to stay in apartments that are not fully ready or cleaned. I am staying in an apartment that has a hole in the bathroom door and a body shape orange stain in the middle of the living room. Also it looks like somebody cut out a square rug from the closet. The building walls are very thin. If you need a foot in Montana do what you have to but please be warned these apartments and this company is not worth it. I should have looked at the ratings before I signed up, they have two stars for a reason. Like an idiot I took this place and I already regret it. Update:: a manager from this place Julie will be talking to me face to face about all of this so hopefully they aren't as bad as all these reviews say. Update:: I lived here for three months. I understand why this company has been having bad reviews. The tenants at my building are terrible and kinda ghetto. They break the door every week and Rainbow fixes it every time. I get why they have been fed up with them, and have terrible communication. It seems like they are trying, at least at the rimrock area. Btw they did fix the problems from the pictures I took.
Negative experience: Was working with RPM to try and get a place to live. They take forever to process applications, ask for a ton of extra paper work, send back your application for information you have already provided, and overall just not professional. Krystan was the only nice one to work with. Thankfully, went with a different rental company.
Fantastic experience: My wife and I rented from Rainbow P.M. for the better part of two years. We are a newly-retired military family and have 20 years of experience renting and also being landlords ourselves. I can honestly say that they are in the top three agencies I have ever worked with. They returned the majority of our deposit and were honest and fair with their assessment of the rental after we vacated. Melissa (the financial operations lead) was responsive and always helpful. I see some bad reviews and unfortunately I think that likely has to do with renters who don’t follow the agency’s really simple rules. If you want to rent a decent place from a good agency go to Rainbow.

Fantastic experience: I just finished a 6 month lease with Rainbow Property Management. Melissa made the whole end of lease moving out process very easy. I am living far away in another state now,but was pleasantly surprised to receive a full refund of my deposit plus a water utility overage refund. Thank you to everyone @ Rainbow.
Negative experience: I lived at 1205 Avenue C for 2 years. It was the worst renting experience of my life. Management is rude, maintenance was horrible. I couldn’t begin to explain all of the problems. Flooding, water leaking from the ceiling, broken laundry machines left for months after calling maintenance several times, very rude management, etc, etc. The list goes on and on. Don’t rent with Rainbow. The cheap prices are reflected in the quality of the properties and lack of management.
Negative experience: When we moved out, there were things that needed to be replaced and cleaned, but not everything we were charged for. Owner lied about multiple things and Rainbow Property Management backed them up. They kept our full security deposit and wanted $600+ more on top of that, but we never received documentation containing evidence that the security deposit was actually used to restore/replace anything reportedly requiring either. I disputed the debt, but they ignored my dispute and sent it to collections after we'd moved out of state. I disputed the "debt" with all three credit bureaus and they each denied cancelling it and said it was valid. Finally paid it off after it prevented us from renting a property in our new state. Rainbow was great to work with while we lived in one of their managed properties, but they have been nothing but a nightmare since getting out. If you rent from them, DOCUMENT EVERYTHING before you move-in and after you move-out with LOTS OF PICTURES. Had we done this, we would've had a chance to fight their (owner included) bogus claims. It's really hard to fight a company on false claims when you don't reside in the same state.
Negative experience: Sonja was horrible to work with and really rude. Refused to let us see other rentals after the first place we saw even when we offered to pay extra for them to cut us a little slack since we had to come from Missoula to see this apartment which was "clean". The word is doing A LOT of heavy lifting. The cabinets were sticky and the closet smelled like sewage - this was on the sixth floor. They also charge their tenants a 10% late fee (not a flat fee of like $75 or something) which is predatory at best. Honestly, even if you're desperate for a place, look elsewhere.

Negative experience: If it was possible to leave 0/5 stars and if ever there was an establishment that deserved it, I would have left 0 stars for Rainbow. Every bad review rings incredibly true. Looking to rent in Billings? AVOID RAINBOW PROPERTY MANAGEMENT AT ALL COSTS. If you choose to rent through RPM, you are guaranteed to live in the worst quality establishment and receive the most atrocious customer service of your life. You’re also absolutely going to be screwed out of a solid majority of your security deposit. This company runs a massive scam. If you love yourself even a little, you will RUN from RPM listings and live literally anywhere else.
Negative experience: Terrible customer service. I had to hang up the phone because of how terrible I was treated. When I asked to know more information on why we weren’t accepted I was met with condescending responses. No customer service skill with the lady over the phone so I hung up on her.
Negative experience: I don't understand why it takes someone so long to approve you for a rental. I was my son's co-signer which we both have good or decent credit and it took them 4 days to get back if he was approved or not than they gave it to someone else. I suggest using Asuperior property management and maintenance for owner and renters. He will get back to you the same day!!!
Negative experience: The reviews are true. Has gone down hill very quickly. Won't recommend doing business with this company. The rimrock auto equivalent to the property management sector.
Negative experience: Don't waste your money! If you are slightly under a 600 credit score or you might have a blemish on you credit report, move on! Rainbow, even though they have a ton of trashy properties, gets your application fee and any property you find they will tell you "other applicants had a better score than you." and you don't have a fighting chance. Charley has that line perfected. Rainbow, although the largest property management company, has the worst ratings and the lowest level of integrity. One of the properties we looked at had "nobody" interest. We viewed it two days later and suddenly it had so many more people interested. So, we went on to the next property. Same story. Then the next, same story. Rainbow needs a better system if you will be renting dumpsters.
Fantastic experience: I have rented from rainbow for the last 8 years with exception of one older gentlemen (maintenance) everyone has been very respectful, kind and they do the very best to meet my needs in a timely manner. Paulette(maintenance )is the best she is so sweet to me and has worked so hard on my behalf to make sure things get done. Jim (maintenance) was so kind when he came to help put the new fridge and washer in he was determined that the fridge was going to fit come hell or high water and he was so patient with my little girls talking his ear off wanting to help at the end he even gave them a dollar each for their help, that kind of attitude does something to a mother's heart. Thank you Jim and Paulette you both are the best!!!!
Negative experience: They will take your application fee no problem, then wait a day and tell you, "sorry, the rental is already spoken for."
Negative experience: Rainbow property is just a scam artist in the form of a rental property management company. They will load you up with charges if you move out of their property. If you request pictures or proof they will ignore you. The person who inspected the property said things that were existing were on me even though I had the walk through papers to prove that it was prior. The lady told me to contact the office with the information and they gave me the run around. They are vindictive and did this to me when I moved out of there property they managed because the VA awarded me a service dog. They said they recorded almost a thousand dollars worth of damage and cleaning discrepancies in a one bedroom apartment, which was not true at all! I could see maybe a hundred dollars for carpet cleaning because I had my dog for 2 whole months before I was forced to leave because of the treatment. They are obviously lairs, dishonest, and someone in the office is a crook or they all are and get some of this money. So I move into another rental and had no problems for over a year. It was so nice to get away from the people at Rainbow I thanked my lucky stars. I think I've completely escaped Rainbows total crookedness and guess what, they buy the property I'm renting! They give me the option to move out or sign a new lease with them and I tell them I'm going to move out. I literally look out of state for another job and leave the Billings area because of this. I clean the living heck out of this place because I know it's coming. I cleaned this new one bedroom for 3 days straight, it looks better than when I moved in. When I moved out the apartment was move in ready. I set up a time for inspection and the person doesn't show up! I have to leave the next day to travel to Arizona and they knew that. They try to give me the run around and I'm forced to take pictures and go. Guess what happens? They do the same exact thing, almost a thousand dollars worth of frivolous and scandalous charges. At this point they know who I am and on the phone they are absolutely the worst, disrespectful, and know what they are doing. My neighbor text me and say someone moved in no but a week later, doesn't sound like they did anything and they said a cleaning crew came for less than an hour and that was it, as the lady I'm referencing is basically the neighborhood watch and became a good friend. If they did this to a disabled veteran and couldn't care less what do you think they are going to do to you? DO NOT RENT FROM THEM YOU WILL REGRET IT.
Negative experience: Our apartment "with coin based laundry" does not have on site laundry. It's been broken for about 5 months with no sign of it getting fixed. Don't believe their description or expect them to fix anything quickly.
Negative experience: Kicked us out during holidays. Showed no remorse. Asked if we could rent another property with them, was told yes. We applied, and got rejected in 2 hours. Always rude in person or on the phone.
Negative experience: Possible the biggest SCAM and possibly even criminal enterprise in Billings ! It’s just more of the same! Almost exactly the same! Paid to have my place cleaned! Tons of extra charges for damage caused by pets when I never owned a pet! Charges for cleaning when I have a receipt and VIDEO for the finished/cleaned product! Had a landfill charge for who knows what! Also called multiple times, left messages and never had a response! AND SHOCKER THEY KEPT THE WHOLE DEPOSIT…and threatened to report it to the credit bureau’s. I will be contacting the BBB tomorrow with my records, receipt and video to see what they think! If at all possible PLEASE avoid this place! Inattentive, unprofessional, scam artist! Stay tuned for the BBB!
Positive experience: Rainbow has always been so quick to come when I have a maintenance request usually within 24 hours ! Plus the girls in the office are always helpful and friendly!
Negative experience: I would give this company a big fat ZERO! They have been the place my aunt and uncle went through for their properties and they are the worst! Their background checks are awful and they do not hire the proper services when something needs repairs. They do the worst repair jobs themselves and they are not done properly. They take the homeowners money every month and do whatever they can to avoid paying anything to anyone! Homeowners do not use this company if you want your properties to be taken care of!!
Fantastic experience: Rainbow has treated us very well. Anytime I have called they have treated me well and always work to ensure my needs are met. I feel they have my best interest. Especially when it comes to something with my unit, timely to come out and fix what ever it may be. So far very happy with Rainbow.
Negative experience: How these people are still in business is beyond me. They need to be sued for the lack of upkeep on their houses that can cause damage to your personal belongings and health. How are the people in charge of this "property management" living with themselves, knowing full well what they put people through.
Negative experience: This management is the worst. No one answers the phone and its so obvious they do not read emails when I already explained my position and then all of a sudden yes they can take my dogs ? Then when I filled out the application they did not approve because of her breed but not written anywhere if there is breed restrictions on the application or on website? Then they ask for some sketchy information to be send via email and if not fully completed they will drop your application but still charge the fee.....This place is such a scam and its so hard to get approved as they rent out half the cities properties you are looking for!
Negative experience: We were moving from out of state and had a limited time to find a place. Had to start work two weeks after this visit. We found a nice house we wanted on a Friday. The lady showing us told us we were the first to view it amd advised if we wanted the house it would be a good idea to apply in office. We immediately went to the office, filled out the application, paid the fees. We were told we would hear in 3-5 business days. Monday comes around and the wife receives an email asking for documentation which she sends the same day, she has proof the email sent. Wednesday rolls around, I call to check up on the application. I was told they were waiting for documentation from my wife, the same documentation she sent on Monday, also suggest call my current landlord and get documentation from them, so that Rainbow didn't have to wait. All this was sent Wednesday night. Thursday morning wife gets a confirmation email that all documents have been received. I called on Friday as we are getting down to the wire for moving, I was told the manager, or person that approves the applications is in a meeting all day so probably won't hear until Monday. Monday arrives, I call and leave a voicemail, no response. I call later in the day and was told the application was being reviewed and I would probably hear later in the day. At 4pm I call back, this time I am told that there is another application ahead of me and they have a better score, but they are waiting for proof of income from them, but if that falls through then we are next. That would have been nice to know on one of the previous phone calls. Also, how can you approve someone without all their documentation when you wouldn't even look at ours until you had all our documentation? Still, worked out on the end. We applied with another company on Wednesday night after 6, and by 4:30pm the next day we had beem approved and signed a lease. How can one company get an approval done in less than 8 hours yet another takes over a week. Save yourself stress and worry, Do not bother with this company. Will just waste your time.
Negative experience: They make you pay then say you make to much to rent property from them. Then when you need help they just send you a link that says they have no property. Big time rip off. HUD needs to investigate
Negative experience: These people will not give you your full security deposit back! Beware!! They charged $400 AFTER I cleaned my 900 sq ft unit perfectly, and never gave me a receipt from my cleaning! Do not rent with them!!!!! Will be reporting to the Better Business Bureau.
Negative experience: I pray you guys never get treated the way you guys treated us. Stringing us along while you approved someone else without all their documents is crazy. Then waiting 10 days to tell us that. After multiple calls prior to that you could of told us that, knowing our situation from the Start. Do not believe them when they tell you why they have a bad rating. It's truly was a heartbreaking experience.
Fantastic experience: Rainbow recently replaced the toilet in my rental. The maintenance man they sent did great work and the office staff is also always great to work with. Thank you Sal and Paulette!
Negative experience: -5(billion) stars. They'll ask you to write a damage report, saying "they'll photocopy it and save it in their drawer for when you move out", they don't, and will totally [redacted] you out of your deposit; they'll bill you for the damage that previous tenants made, will claim you owned pets you didn't have and that they caused damage. Won't answer maintenance requests (on the incredibly rare chance that they do, they'll replace what broke with an even worse piece of equipment in hopes that it breaks again before you move out so they can bill you for damage). They'll bill you for window screens even though the house never came with them; they'll claim the rental smells like smoke, then bill you for smoke damage even though you didn't smoke in the apartment. I'm sure the scum enjoyed stealing our $2000 deposit though lmao. I wonder how much they decided to up the rent, after entirely refurbishing the place with it; and I'd easily bet another 2 grand that its still a decrepit trap-house and that they'll utilize that fact to steal the next tenants deposit. They're the literal definition of the parasites of society, the main culprit of why everyone hates landlords nowadays. I'm surprised they didn't charge a $35 fee before I was allowed to write this review.
Negative experience: I rented two separate apartments through RPM over the course of 4 years. The first apartment in Red Lodge was great, and the landlord always quickly responded to any maintenance requests I had. However, this took a nosedive when I moved into the Hazel Ave. apartments in Laurel. Throughout 2 1/2 years at this apartment complex, I spent a majority of this time with a broken or missing latch on my basement-level front windows. Without this latch, it was very easy to manually open the window and enter the apartment from outside (trust me, we tried it). It took three maintenance requests and over a year for a latch to finally be replaced, but it only worked if you used the latch in a very specific way. Additionally, maintenance told me that my windows were rotting out of the walls and needed to be replaced in its entirety, but obviously that was never fixed. The result of this *lovely* insulation problem was electric bills around $150 a month, just to keep the apartment above 60 degrees and prevent the pipes from freezing. Immediately after I moved out, the apartment was reposted at a higher price, but it looks like RPM has done nothing to replace the rotting windows or add additional insulation. Also, RPM’s idea of a “timely” response to an emergency maintenance call is 3+ hours. I had numerous occasions where calls to RPM for a backed up sewage line and sewage coming up from the floor drains was not fixed or addressed for multiple hours. Each frantic call was met with a disinterested response, which felt like my flooding toilets and floor drains were an inconvenience instead of an emergency to RPM. After each fix, I was left to clean up sewage water across my floors, carpets, and even my walls after the plumbers would snake the drains. Beware to future tenants of RPM. Please do your research before signing your lease, and be prepared to be pushy if/when you need something from the property management office.
Negative experience: Not only do they own a majority of the properties in Billings but the make it extremely difficult to rent through if you don’t meet the score system, and then they say you can get a coSigner who also has to jump through hoops! This place says the are equal housing opportunities and they don’t! If you don’t make enough money or have a good credit score don’t waste you time or money with them! It so sad companies like this make living so hard! They won’t even give out their owner’s information!! BIG RED FLAGS ON SCAMING
Negative experience: I would negative stars if I could. They are completely useless, uninvolved, give a lot of lip service but never actually follow through. They are hungry for control of your property and YOUR MONEY, but then never do anything they say they will. Mismanaged, no follow-through, a lot of lip service, and worthless, money hungry. Worst company I’ve ever had the misfortune of dealing with.

Negative experience: My wife and I contacted rainbow and explained our situation from the start was told that it shouldn’t be an issue and to go Ahead and move forward with an application. After loosing the first place we wanted due to waiting on a job offer letter for the new job we were denied and told that everything we were concerned with that wasn’t an issue was a issue. We were lied to lead on and scammed out of application fees. How are people supposed get approved for rentals when moving to a new area if you have to have 6 months at your current employment. This company is a crooked scam
Negative experience: This business should be charged with fraud. They charge you fees on multiple applications and not so much as even send you a denial. They’re just pocketing application fees when they know the properties have been rented.

Fantastic experience: Nothing but a positive, professional experience from start to finish. I am a respectful renter who pays rent on time, respects the property and adheres to the rules. Moving in was very professional and efficient. They helped me get into an amazing townhome in the heights for an extremely affordable and fair rent. Moving out was well coordinated, there was a miscommunication that Stephanie resolved after looking into it, they saved me $200. They are fair and kind. I know of at lease ONE other "professional" rental company in town that is out for your money. These folks are true professionals that are fantastic at what they do. Thank you for your help and communication these past few years

Negative experience: Avoid like the plague! will take money, make false promises! never return calls, never meet you face to face then give property to more 'suitable' clients, then ask for more money, more references and basically spin a falseweb to entice you into spending more money and bolstering fake hope. I truly would not send my very worst enemy (or ex) to these heartless, soulless money leeches. Avoid at all cost unless you have money to burn, years to spare and love being taken for a complete c..t
Fantastic experience: I will be updating as our experience with RPM grows, but apparently all the one star reviews didn’t get to work with Denise, the property manager at Western Towers. She spent an HOUR and a half with a mildly clueless 19 year old and answered every question with a smile and ‘yes and..’ incredibly helpful. 4 Months in!!: I think it has become clear that your experience with RPM is entirely dependent on: your own ability to keep things clean and to respect the space you are renting OR/AND the individual that manages your specific unit. I can only talk about my experience, and we are still incredibly happy. They have been steadily remodeling Rockview apartments since we’ve moved in and it shows. Our building manager Sego, and the head maintenance guy, Ed, make it a goal to know our names and ask if we ever need anything. We had an issue with our shower and within a few days it was fixed, and while he did that he replaced our light bulbs, which we didn’t even ask for. 3 years in: My opinions of Rainbow are still very positive. Recently I moved into a larger space and they were very patient and professional with me while maintaining great communication as I juggled the moving process with my college schedule. I’ve still never had a phone call go unreturned for more than a day, and the property manager and maintenance team keep the hallways and shared spaces tidy.
Negative experience: Sent them an email saying I was interested in renting a specific property they had listed on a website (not their own) and received an auto response saying to call them. When I called and said my name, said that I had emailed them about my interest in the property and was instructed to call, they seem confused as to what information I could possibly want. I was transfered to someone who could "understand what I wanted". I was given options such as application process, touring, etc and I said Yes! All that! To which I was told to just go to their website... I said it would have been simpler if they just stated that in the listing. That's when she hung up on me...
Negative experience: If I were allowed to give zero stars I would. Don't rent from these people unless you absolutely have to. They are the absolute worst. I went to ask about a maintenance request that I put in 7 months ago and was told, "they just haven't gotten to it yet"....
Negative experience: If I could leave a negative star review, I most certainly would. My brother and his family (several small children) rented through Rainbow Property Management for NUMEROUS YEARS and were randomly told one day they had thirty days to move out. The property was listed again months later at the same price. If they were needing to increase the rent, as we know the economy is struggling, then sure, so be it. The option to pay more monthly was never once mentioned or offered. The rent was paid in full every month. The salt in the wound was that the property was listed again with no price increase. Again, I think we all, or most of us understand that costs are rising and that would make more sense; however, this situation as nothing to do with that. It is pure discrimination. Thank you Rainbow for placing my small nieces and nephew on the street and wondering where they will go next. There was no reason to do this. I have never written a review like this before and I wish I didn’t have to, but to anyone looking for a rental, whether you can rent through any property management company or are unable to qualify through certain ones, please look at Rainbow as your last option. I can’t put into words how poorly they run their business and treat their tenants.
Negative experience: I read all the reviews on folks not getting their deposits back, but thought if I tidied up and got a key recipt and gave more than 30days notice when I was going to move that it wouldn't happen to me. No, they refuse to answer my calls, never email me back and have taken $1200 deposit without any intent on returning it or giving a reason why they aren't returning it. The tiny apartment was only $625 a month so it was a huge deposit for such a tiny place that was month to month. Such a disappointment and such a rip off. It's been almost a month since I moved out and I could really use the deposit back. This stinks.

I started renting from rim rock they took over the lease from the beginning my neighbor was breaking the lease causing my family to be at risk of burning up in a fire because I exercised my right to inform them they retaliated against me and my family I'm here to let the general public know what's going on they try to steal your deposit after you move out I have seen on here they discriminate against people with disabilities too they are very very rude but eventually they will be handled by someone who is not playing trust me they are very very condescending and disrespectful all of them they are all in cahoots with scamming and overcharging they people's property they manage and went up on rent in the north end with the most violence in it but I asked how much didn't get a response
Negative experience: Always early on our rent every month. Complained about a truck driver parking in the parking lot blocking cars from getting in and out . Truck driver was loud leaving his truck running for 30 mins after he parked at like midnight . The landlord did nothing about this. Also when we moved out I cleaned the apartment real good. I left it cleaner then how it was when I moved in. They also charged me for damages that we didn't do.they took our deposit plus said we owed them $500. I wouldn't recommend anyone to rent there
Negative experience: I had the same experience as the previous reviewer Taylor. They also kept over $600 of my deposit for items that were not broken or were broken when we moved in. This was a bad experience from the beginning. When I received the move-in checklist and everything was marked "good" I knew there was going to be a problem. We moved into an old home that had a lot of wear and tear but we knew that moving in and were okay with that, but when things were already broken or dirty and they were marked "good" on the move-in check list, I called to have the employee who does the inspections walk through the home with me and sign off on all the items that were broken and dirty including the carpets which were beyond repair. Of course when we moved out, we were charged for a cleaning fee but nothing noted being cleaned and other items that were incorrect. They have a scam going for sure. The owner of the property does not want to take any responsibility either. I called several times but no return calls and finally talked to Patty and she was going to send me pictures of the items they were charging me, never received an email. They said they would work with me, never received any correspondence. Ended up sending a Demand for Security Deposit, no response. Its hard to imagine that this place is still in business, well maybe not if they are stealing people's $. If you are a property owner, there legit property management companies out there and this is not one of them.
Negative experience: If you have an eviction on record, don’t bother. Rainbow discriminates based on rental history, and will NOT let you reapply, whatsoever! Goodbye $120 application fee.
Negative experience: Awful service by there application agent, Sonja. She is the most complained about person in this review section No communication, had to reach out to them every time. And after finally getting a hold of them if that's even achievable, they ask you to bring paperwork that's not asked for in the application that will take them another week to assess. Again, you will have to reach out to them. Specifically though, sonja is incredibly blunt, doesn't comprehend anything you say unless you are yelling in her ear, and simply does not want to help house any person. This company owns a metric ton of rentals in this town, and they don't care if their monopoly treats people with little to no respect. AVOID
Negative experience: Everyone I know told us not to go through rainbow, but when we dropped of my application, and paid the $40 fee they were very nice and cordial. However when we were supposed to move into the apartment they never called to confirm it. I had to call them. When I called Sonja the agent we went through she pretended not to know who I was and was very rude. Lesson here is never go through rainbow. They're unprofessional and the worst customer service I have ever experienced.
Negative experience: After my recent interaction with rainbow property management, I can without a doubt say they are phishing for applications fees with no real motive too help. Both me, my fiancé, and our roommate applicant have an established line of credit and made more than was required yet were denied on those very same grounds AFTER we hounded them for 6+ weeks. We were on our second application round which for us three would be 240$ total. While I’ve never rented from them, I have heard countless stories of rainbow claiming ridiculous things about a tenant after they leave in attempt to make more money. This company is all for milking citizens and the masses. abhorrent business practices and hope others realize this. I would do zero stars if I could.
Fantastic experience: So I wanted to leave a review because I know that rainbow get a bad rap from some folks in Billings. I personally had a great experience in my few years renting through rainbow. They’re a large property management company and I still felt seen and heard with any questions and concerns I had the entire time I lived in my rental. Melissa specifically was so knowledgeable and professional any time I called and had questions. I’m so grateful for my time with rainbow until we of course went on to buy our first home! I’d recommend them to family and friends and have them ask for Melissa when they do! Thanks!
Negative experience: I never even wanted to rent from Rainbow. I was renting from Happy homes when they sold the property to rainbow during the height of the pandemic. I was a great Tennant, always paid my bills on time, lived there for 2 years after they bought it. Didn't complain when they raised the rent. One time it took weeks if not months to get my dishwasher replaced. AC/heat until went out 4 times while I lived there, always during the coldest or hottest times, took days for a maintenance guy to come. He stayed in my apartment for hours after he said he was almost done while I was at work, he only left after I sent my fiance to go check it out. So I was afraid of calling for maintenance again because I didn't want him coming back! So I got the unit fixed myself once or twice. Things broke all the time! And when we moved out they kept my $700 security deposit and charged me $300 more after that! We didnt leave anything and did a good job cleaning. They only give you 24 hours to clean more if they see fit. They left the electricity in my name until I called both them and NW energy. If I knew I was going to be treated like that, I would have demanded a lot more effort on their part while I was there.
Negative experience: Waited 2 weeks. I ended up having to call them. Which they ended up saying that they tried calling and “left” a voicemail. Never got anything and always have my phone on me 24/7. Then they said my husband and I don’t make enough separately (having to make twice what the rent was individually) to apply for an apartment and we have been denied to apply to anything else from there. Plus I guess our credit doesn’t help. Even though we are getting by with paying over 2k a month for a hotel. Crazy how things work. $80 I wished we could get back.
Negative experience: Google won't let me do no stars. But I would advise anyone to no use them. I tried to get a copy of my background check. They flat out refused to give it even after I paid for it. It is the job of the landlord to give a copy if a tenant requested it. Their agents know nothing of the rentals. They can't not answer your questions about rentals. They will take more then 7 to 10 business days to put your rental application in. They are not a good rental management company.
Fantastic experience: You have nothing to worry about renting from Rainbow. We rented in the brookshire condos from May 2020 to May 2022 and had nothing but an incredible experience. 10/10 recommend This company deals with thousands of properties (some high end but many low-end) around town and so sure they do take a while to get back to you at times. They most likely see it all and deal with loads of issues daily. Kind and persistent follow-ups were always welcomed if we had any issues. Everyone we talked to from the maintenance crew to the office staff were always super nice and friendly. If you're lucky enough to be accepted as a tenant in the Brookshire units, it will be a fantastic place to call home.
Negative experience: Update. If you are reading this please don't waste your time on RPM. If you are having problems with RPM file a complaint with better business bureau and HUD.gov. Don't expect a full refund of your deposit back. You also will be evicted during the pandemic. Rent will go up without good clause. Once evicted or forced to move. they will make up repairs to take out of your deposit make sure you take pictures of every square inch of the property if you're going to rent from RPM. Positive experience: We have been with Rainbow property management for 3 years. I have seen terrible reviews, however i have not experienced alot of that. We did pay an extravagant deposit but that’s probably about it. When we call for repairs they come in a timely manner and are quickly in and out. Rent has been raised from $585 3 years ago to $825 now I understand the reasoning behind it lately due to inflation and interest rates rising. The office ladies are great to work with. Faith is the most wonderful worker there. I appreciate her and all shes doing. Not once have they came in with out notice or tried to be sneaky. They keep the laundry machines working and the hallways clean. I dont have the best of credit but we have been here long enough to say we recommend rainbow property.
Negative experience: Tons of bad reviews here. I think a lot of this is likely due to the housing crisis and the consequences of that. I'm sure that rainbow is super busy. I applied a couple months ago and have not heard back. Every time I call I get transferred to voicemail and don't get a call back. At this point I think I'll start trying to bribe people personally just to get approved for housing in a timely manner. You see that Melissa? What's your price? Hmu.
Negative experience: I got approved & paperwork handled quickly. They were all sorts of friendly. Then they terminated my month-month (not an eviction). I pretty sure it was to raise the rent by $270 more per month. They then became rude, curt, & unpleasant. I will NEVER rent from them again ever. Paulette is their best asset.
Negative experience: I applied for one of their newer units and heard nothing back in the 3-5 day time frame they promise. Eventually I received a phone call on the weekend that none of my documents attached to my application. They wouldn't accept my pay stubs, but needed a letter from my supervisor since I am moving from out of state, they also asked for me to resend my attached application material. I went out of my way to have my boss write them a letter stating my income and employment history. I submitted all this and still heard nothing back for weeks. Eventually I emailed them asking for my money back from my application fee and to cancel my application. An employee called me back and they were apologetic and said they were still working on the application and that they were so busy they had to work every weekend. They said they could not refund my application fee (understandable since they likely have to pay for a background check company). It is likely true that they are just extremely busy, but if that is the case they need to hire more employees. The person I spoke with was very respectful and polite, also very hardworking. She seemed exhausted from working 7 days a week but was still kind and patient. It's a shame, Rainbow you need to take care of your employees and hire more help.
Negative experience: How is this place still operating. They are liars, cheats, unprofessional and will milk people to death. Not to mention that trying to get them to do any maintenance on any of their units is comparable to breaking your own arm and dipping it in a salt bath with open cuts. Plus they seem to make their own rules when it fits them and will kick people out if they get the slightest whiff that they could make more money on the unit. Biggest property place in town and the worst rated.
Negative experience: Tried to triple our deposit, plus pro rated rent on top of it took two weeks to hear back on our applications as to if we even got accepted. Sad to see them turn people away that just want a place to live by basically draining every nickle and dime they have.
Negative experience: Well as to no surprise here is another 1 star review for Rainbow. They obviously don't care though. In fact I asked them if they know about their reviews on google and they said they don't pay any attention to that. Well maybe you should so you can improve your business. IF YOU HAVE AN UNFAIR EXPERIENCE REPORT THEM TO THE BETTER BUSINESS BUREAU!
