Negative experience: Do Not rent from this Scamming Corporation. You will pay a high deposit & most likely won't get any of it back. We were billed for things we did not damage. You have to pay a fee Every month for an exterminator, but must call them to set up an appointment Every month for him to come to your property. Their maintenance for houses is set up where they have to get the property owners permission and money Before they come to fix the issue. If he declines, no fix. In our first week, the basement flooded. Maintenance cleaned out tree roots from the main in the back yard. We flooded again. It was found out that the main had collapsed & had to wait on the owner's approval/payment to fix the issue. We could not use any water or flush the toilets. They said we had to file a claim with our insurance for a hotel room that we could not afford until it was fixed. Our insurance would not allow a claim saying there was no property damage. So we had to line toilets with plastic garbage bags to do all our business until it was fixed. This was an awful experience. The bottom line, these huge corporations do Not care about people, just profit. RMS is the Worst property management company we ever have had to deal with. In retrospect, we should have broke our lease and left this town. They own so many properties it is hard to escape them. Do your research & read reviews. We wish we had.

Regarding the sewer line issue, it was reported on March 17 and replaced by a licensed vendor on March 21. While we understand how disruptive this situation was, as the management company we are required to obtain owner approval for repairs and are not authorized to proceed without it. We worked to move the process forward as quickly as possible within those requirements.
In terms of pest control, the monthly service is a preventative program made available to residents, and scheduling is coordinated directly to ensure access and convenience.
We also want to address the concerns about your security deposit. At move-out, there were multiple items identified that exceeded normal wear and tear. In order to prepare the home for the market, the owner incurred costs for carpet cleaning, light paint touch-ups (charged at a depreciated rate), replacement of broken blinds, wall repairs, and removal of trash and items left in the yard. These charges were assessed in accordance with the lease agreement.
We understand that this was a frustrating experience, and while we strive to balance timely service with owner authorization requirements, we recognize that situations like this can be difficult. We appreciate your feedback and wish you the best moving forward.

Negative experience: I lived at 1041 SW Webster, a property owned by RMS, and had constant issues. The most pressing was a mouse infestation so bad that I would clean traps out up 4 times each night. They were coming in through the foundation but I was told it "isn't considered a pest problem" and the most they would do is put down some sticky traps. The very few things I stored in the basement were completely destroyed. Maintenance was also just awful. Soon after moving in, the globe on the bedroom ceiling fan fell off (clearly hadn't been installed correctly). When I reported it to RMS, they not only said I needed to replace the entire ceiling fan, but also charged me on top of that to do absolutely nothing; I ended up paying over $200 total, plus got charged for the ceiling fan being stored in the basement like they said to do (more about that at the end). Had to have the locks changed, also over $200. Multiple things were called in and reported but nothing ever done. Dishwasher was never correctly anchored (also charged for), cabinets all had 3 inch long spikes sticking through, bath tub stopper constantly broke, plumbing had problems causing the house to smell like sewage at times, roof had a soft spot, mice chewed through the backdoor... Toward the end, the original owner showed up multiple times under the delusion he still lived there and would try to break in. I had to involve the police multiple times and would still find his personal items in the backyard. After moving, they ended up taking money out of my deposit (yet again, just over $200, this seems to be a pattern) for "professional cleaning" and their photos were mostly THEIR items left in the basement such as paint and manuals for appliances. They also charged me for dead bugs in the mouse-infested basement, as though cleaning down there wouldn't be a huge health hazard. Can't forget the strand of hair they supposedly found that didnt show up in the photo, or dust on the fan that was thoroughly cleaned and suspiciously also doesn't show in the picture. And can't forget the roll of toilet paper and, what they described as, a robe tie which were certainly not mine. I can only assume the original owner finally made his way in. I spoke with a lawyer, and it would have been an extremely easy win to get the full deposit back, but depending on the judge they don't always make slumlords return the filing fee. Add on time off work and I decided it wasn't worth the hassle. I can't stress enough to avoid RMS unless you plan to pay more than a monthly mortgage while taking care of everything yourself, and specifically 1041 SW Webster.

Regarding pest control, we do have records of three service requests during your residency, with one specifically related to mice. Our team responded to each request submitted.
In reference to the ceiling fan, our records indicate a charge of $67.70 rather than the amount mentioned in your review. Move-in documentation shows the fixture was intact at the start of your lease, and the service request occurred several months later. The charge reflects our attempt to locate a replacement globe, as the original part was no longer available.
We were unable to find any service requests related to the dishwasher being unsecured during your residency.
For the plumbing concerns you mentioned, our records show several maintenance requests, all of which were addressed promptly, with no follow-up reports indicating ongoing issues.
We did note one item regarding a soft spot in the roof that appears not to have been followed up on after inspection. We appreciate you bringing this to our attention, as this is an area where we could have done better.
The lock change was completed at your request following a household change, and the associated charges reflect labor and materials.
Regarding your security deposit, charges were applied in accordance with the lease agreement, including carpet cleaning (due to no receipt being provided), cleaning, and minor maintenance items. After your dispute was reviewed, the cleaning charge was reduced to the minimum amount.
Lastly, we understand your concern about an individual visiting the property believing they resided there previously. Unfortunately, this situation was outside of our control.
While we understand that your experience may have been frustrating, our goal is always to respond to concerns promptly and fairly. We appreciate your time as a resident and your feedback, as it helps us continue to improve.

Negative experience: Krista the answering lady is very disrespectful and isnt trying to help at all. Was letting them know they have a tree on their property they rent out that keeps putting holes in my shop. I have made them aware of the problem 2 days in a row trying to get someone to look at it. I will be expecting the tree removed or a new shop when it falls and destroys mine and whats in it. Krista or crista has very bad listening skills and disregard for safety... suck if my 50+ years old mother inlaw get hit by a falling tree.. saying the dead tree is mt responsibility cuz the dead stuff is hanging on my side is CrAzY.

Negative experience: I lived at Washburn Place Apartments managed by RMS these are my thoughts: If you were to ask how it is living at Washburn place a year after I moved in I would say, it’s not bad but with the price and the amenities it’s a really good option. Although if you were to ask me today I would say, the place is only good if you can ignore the building not being maintained on a regular basis with minor maintenance happening maybe once a year. Currently when you get close you can see dirt that has been complying on the walls of the building, in the four years I’ve lived there I have never seen a general cleaning outside of the building. When spring hits be prepared to have the nice mulched areas turn into a fly/mosquito breeding ground as it becomes covered with weeds. This last year they allowed the weeds to grow to outrageous lengths. Multiple weeds were over 3ft high and one that was taller than me (I’m abt 5’7”). The weeds also started to grow onto the sidewalk. Now you might be thinking now I’m bitching about weeds and management is human and might not have had removing weeds at the top of their list of to do’s. It took management months to come and remove the weeds even when multiple weeds were over a foot high. Don’t forget to ignore the gutters as well, unless you appreciate the soft sounds of a waterfall pouring from the side of the gutters. If that’s not your style you can always run through the rain that sprays directly onto the walkway as it is unable to go down the gutters. Also keep an eye out for wasps nests as they show up and maintenance does not remove them. Be careful when using the railings, not all of them are properly connected. A good way to test the railings is to gently nudge them to see if it viscously shakes. The railings are not connected due to rusting, where the railing rusted around the screw or ground and has fully disconnected. The railings have been rusted and unsafe the entire time I lived there. And the wood on the various decks are covered in mold, like the wood is almost black from the amount of mold (been this way for four years). When management was notified of property issues outdoors through their tenant portal, management marked it as complete in less than 24hrs. Only to remove weeds a week later and complete no other maintenance. If you work overnights or night shifts BEWARE! Management does not care. I have been woken up after a 12hr shift and was met with condescension because I did not open the front door (while I was asleep, my bad). Property manager refused to apologize for their actions but were more than happy to apologize for my feelings. Count yourself lucky if you never have to deal with management. They are condescending, will talk down to you if you did not live through the Great Depression (they are old, and have no problem calling anyone younger “little” or “little girl”). Management is unable to properly communicate what they want from you, or they withhold information to watch you guess. I would even suggest recording every encounter you have with them that involves times and days they plan on coming into your residence. I had the property manager agree on a date for an inspection in person, then my roommate confirmed the date and time with the property manager over the phone. The property manager showed up on an entirely different date, essentially breaking and entering, never receiving an apology for this only met with excuses. I mentioned living at the apartment for four years. The only reasons I did not leave were; convenience of going to class (across from WU) and cheap rent for included utilities. That’s it, nothing else is a selling point. Overall if you can ignore lack of maintenance outside, crazy amounts of mold, have no use for hand railings, work during the day, lived through the Great Depression, and you can avoid management or enjoy being talked down to THIS IS THE PLACE FOR YOU. If you can’t do everything that is listed, that’s ok just means this building and management isn’t for you.

Negative experience: I have never lived in any of the places but I did try to put an application in and these people are just not very good at leasing anything. The process of renting a house apartment is extremely unlikely here. It takes forever to rent anything and they nitpick. Plus they are very slow in the process. I hope your management are reading this because you should really fix up how y'all went to people in the process overall cuz it's not very good and I move from Texas to Kansas and I lived in Junction City and man who ever run this new company called Rental Management Company you should really find a new career field. While I did waste my $70 on two application fees just for these people to not be helpful at all. Like I rarely ever write reviews and when I do most of them are 3 to 5 stars this place definitely deserves a one-star and you will never get a two-star for me you shouldn't even have a star at all. I see why y'all have 2.9 Stars everything on here is very true so I suggest to not go with this company to rent with them because they are extremely difficult plus the management is no good anyway so I'm glad I did not go here

Negative experience: Our apt water heater broke and flooded our apartment. It was unlivable and took over 3 weeks to fix. They refused to pro rate rent and it took an additional 2 weeks for them to finish securing the dishwasher so we could safely use it.

Early on Christmas Day, an emergency call was received from the apartment below this unit staying that water was coming from the ceiling and flooding their unit. Our maintenance tech arrived within an hour of the original call to find that the water heater in this apartment had ruptured. Due to this unit being unoccupied during this time, excessive water flooded into a total of 4 apartments. Our staff spent Christmas Day coordinating with Service Master to extract water and leave air movers. On December 26th, our maintenance manager called and informed all effected units of what had happened and what the plan was to rectify the situation. When the manager spoke with the 2 occupants of this unit, they (the occupants) informed her that they were not staying in the apartment at that time and would not be back until Mid-January, we assured everyone that we would have repairs done by that time. On December 26th, all carpet, pad and tack strip were removed, and a new water heater was installed. Cleaning, sanitizing and prepping of the unit was started for install of the new LVP flooring, and bedroom carpet. The LVP flooring install was started on December 30th and completed within 2 ½ business days. The carpet installation was scheduled for January 6th but due to the historically large snowfall that occurred between January 6th and 7th the carpet installation was postponed until the week of January 13th for several days. On January 13th, the staff went in and replaced all the trim and did a final prep on the bedroom floors in preparation for the new bedroom carpet installation. The carpet installation was completed and on January 17th our staff moved the resident’s personal belongings and the appliances (stove, dishwasher, refrigerator, washer and dryer) back to their original location. The residents returned to the apartment and no issues were reported to our office. On January 28th we were notified by the residents that the dishwasher was not secured in place and on the next day the issue was rectified. Although this job did take a bit longer than we anticipated (New Years holiday, major snowstorm on January 6th and the second snowstorm on January 10th), repair to all 4 units was completed within a reasonable time frame. During this whole process, the maintenance supervisor made daily trips to oversee the cleanup and repair. She also made regular contact with the residents, keeping them informed as to the progress of the repairs. She also met with several residents at the property on at least two occasions with each resident assured her that they were satisfied with the progression. At no point during this period, none of the effected occupants were displaced, and no costs of the cleanup or moving of personal belongings were assessed to any residents that this issue affected.

Negative experience: They will take your application fee that is good for 90 days and then reject and ban you for 90 days. Just to keep your money. This company does not explain there policies til they have your money. Be on alert on this company. BBB report.

Negative experience: They dont even need a phone because they never answer it or return calls/messages. If you are the owner of a rental property they make themselves seem enticing but they are only there to take a portion of your rent money and do shoddy repairs if they do them and allow your properties value to drop. Look elsewhere if you want your investment to stay an investment. Attached are photos of “repairs” for a leak that still hasn’t been resolved. So sorry to whomever owns this place for the water damage you’re incurring. What plumber cuts a drain to snake it?

Negative experience: Black mold and structural support issue, the management will gaslight you. The manager carol has the maturity of a two year old and even that is generous, don’t waste your money and time with them. They will find any way to screw you over, and lie about not getting your rent. DONT rent with this company!

Negative experience: Property was sold to Bugle Ridge LLC and they aren’t any better. I’ve had issues this entire year with no response but you better pay rent on time. I pay pest control and have had mice snakes wasps and every kind of spider. The foundation is falling apart the sink and toilet leaks and still nothing except told to put my key in a drop box when I move. If you want to maintain any sanity do not rent from either of these companies. Thank me later

Negative experience: Stay away from RMS! We rented from RMS and the house we lived in was in terrible condition. There were paint splatters and dust on the ceilings when we moved in. Also, there were glow-in-the-dark stars stuck to the ceiling from the previous tenant. The oven door constantly fell off and there was usually a one week wait for maintenance to show up. We just finished our lease in January and they loaded us with damage charges that we didn’t do. The staff is somewhat friendly and flexible. However, the bad far outweighs the good with RMS.

Negative experience: Couldn't wait 2 days to rent out a property. Broke our son's heart, $ obviously comes first with this company Edit: after being lied too, being told the house is available, next day it's off the market somehow (cause their greedy money sucking leeches probably trying to get deposit$ out of us) they then sent a totally outdated property like it compared to the one we looked at, I wish I could double rate 0 stars. Don't waste your time they sure wasted ours

Negative experience: DO YOURSELF A FAVOR- DONT RENT WITH RMS. They have never had a great reputation around town but my god it’s just gotten worse the past few years. Biggest issue is they will charge you random extra amounts on your monthly bill. This has happened to me several times and every time I confront them I get no response and then boom- the bogus charges are magically no longer on my account. I lived in the Washburn place apartments and the list goes on. Things like the contractors they hire continually leaving trash everywhere and attempting to force changes to the set in stone lease. I’m 100% certain they know this building is a bunch of college kids and try anything they can think of to get our money. Pls- the best part was them giving us a unit with a toilet they knew to be faulty and then taking days for maintenance to show up every few weeks when it inevitably clogged ….so we’d have no way to śhît or pïšś :)

Negative experience: The carpets were not cleaned or the house was not painted when we moved in 3 years ago. Blinds were not new. Some bulbs were not working. Never had any event, frankly didn’t even know where they had a smoke detector. We moved out end of May 2023 after 3 yrs, made sure we cleaned the whole house, the carpet and all blinds were intact and handed over the key. 2 weeks later we get a explanation of bills with bulb replacement cost, smoke detector replacement cost, blinds replacement cost, carpet cleaning cost, professional cleaning cost in addition to any other cost they could think of. Not only did they not return anything from the security deposit of 1200$, but also claimed we should pay them nearly 400$ within 2 weeks. They rip everyone off it appears and it had been their culture. Dr Lutz is the property owner, I don’t believe he knows what these ppl are doing

Negative experience: BUYER BEWARE!!! SCAM ALERT!!! When meeting with the agent to view a property we were initially pleased. The agent called us immediately following the showing asking for a security deposit because they had another interested party (first red flag). We were told we could get the deposit back within 2 weeks if we no longer wanted the property. Paid a security deposit on Thursday and had 72 hours, per the fine print, to decline. They ARE NOT open on weekends. I contacted the office on Monday and was told that weekends and holidays are included in the 72 hour window. WHAT A SCAM! I would not recommend this company at all. Travis presents himself as a really nice person but he lacks integrity and places his employees in uncomfortable positions by having them enforce policies that go against his verbal promises. The rules change drastically once you give them money. BUYER BEWARE!!!!

Negative experience: Scam artist at their finest, strongly recommend not dealing with these clowns. Was charged for numerous repairs that had nothing to do with me, was billed way after the fact after I completed my lease and did a walk through with the property manager. He even signed off saying the property was exactly how it was prior to moving in. 3 months later owe these scam artist over 2100$ for a $420/month apartment. Tried to call them about it and get the run around. Will be seeing them in court soon, will be filing a lawsuit. See you soon RMS.

Negative experience: RMS cancelled my apartment showing 10 minutes before my scheduled appointment, just as I was pulling up to the address. They had sent a showing reminder a day before and then again 2 hours before the showing. I scheduled my work day around the showing. I'm not upset it was cancelled, I'm just very put off by the fact they showed little care for my time. They followed up a few days later with a different apartment that might have suited my needs, which I would have probably appreciated more if they had sent it before they cancelled my other showing. If they're careless with your time as a prospective renter, imagine the careless oversights if you were their actual tenant...

Positive experience: They get you into a house quickly and their maintenance people are awesome. Downside, a lot of their housing options are overpriced and they like to up the rent every time the lease gets renewed. I have lived in one of their homes since 2020 I would say overall I would still rent with them they do okay and they do well at communicating with tenants.

Positive experience: Our home was one that was recently bought by RMS. I have not been evicted nor do I owe u money Since from your own words I know those are the complaintants you don't take seriously. I live in the dirty South because that's what I can afford for my family but but when I call the office every single person I've talked to is rude and disrespectful and you couldn't get a straight out of them unless you wrote it down and had them read it to you. I didn't rent from u it was pushed on me therfore being rude to me makes no sense. I'm not looking for a solution because I've made my own but I wanted it to b known that it's not only the people that owe u money or have been evicted that have legitimate complaints about their treatment.

Negative experience: So they ask for 3yrs rental history. I lived qt my present address for 2 yr 8 1/2 mo. I could not remember the name number of my previous landlord so I gave one that was before that and I was refused because they needed the one I had no information on but gave them the address. So there went 60 application fee. And they let me put half dept Down which I got back. Would not rent from them for nothing.

Negative experience: Charging me $500 for a door which wasnt even brand new has black scuffs on it saw it right infront of my porch to make it fit the hinges on paper showing receipt said it took 7 men to put a door in which should have one took the most 2 people out of it. Have had mice living in my house even come on the bed. Has holes in window sills where cold air comes in and makes the heater turn on. Just overall bad experience. Called them about mice problem took them a week for them to have a guy come out and put two bait boxes and called to havw him come back and was told 5 days so i did it myself. Had a fuse blow and it was closed should definitly have an emergency number no matter what.

Negative experience: Terrible terrible company to rent from. Stay away from rms!!! When it comes to move out inspection they will charge for every little thing. Even if it’s out of your control! Like Mother Nature’s doing. Also don’t believe half these reviews on here because they have their employees come and give them 5 stars. They also like to complain so much that they get a review from a fb page taken down. If you rent from them you are literally going to deal with their employees acting like teenagers.

Negative experience: I have moved into my new apartment because I was promised that I was moving into a secure location. However, 2 hours into moving - my relatives have already been asked by a stranger about the whereabouts of a woman because he was going to cut her up into pieces. Along with other details/observations, I've realized I've moved into a hole in the wall that's crawling with drug addicts, homeless people, and etc. DO NOT SIGN AT THE APTS IN POLK ST! I've learnt my lesson.

Fantastic experience: I rented the same property through RMS for over 9 years and couldn't have been happier with this company. Any time I needed something repaired, maintenance was there within 24 hours to get it fixed. The office staff was absolutely wonderful and I never hesitated to call. As long as you pay your rent on time and take care of the property, you won't have any issues. I'd highly recommend this rental company!!

Negative experience: RMS - Routinely Manages Slumlords This group Is filled with some of the nastiest pieces of work everyone I know has ever met. They've have gone out of their way to approach their clients as adversaries. They've also managed to artificially inflate the local housing market by hundreds and have pocketed many thousands in other peoples money. They actively deceive landowners, claiming they'll perform maintenance duties on the properties they represent. They do not, instead of mortar and shingles, think duct tape and hot glue. They actively depreciate the value of every single property they control. Whats more, while destroying the value of the property, they actively raise rental costs, going so far as to pocket all income generated and lying to land owners that the repairs they did(n't do) cost too much and that they would be taking all revenue as compensation. Also problematic for renters, taking payments, refusing to acknowledge them, and then repeatedly filing for eviction. Even going so far as to call upon local Sheriff's department to evict without proper civil procedure. I've personally witnessed proof of payment being presented to local law enforcement, and eviction proceeding. Tl;dr - These scam artists take good properties and run them into the ground, While inflating the cost of local rental properties, and even coning local law enforcement into helping with their dirty work. I can't think of anything nice to say about this group - I suppose their offices are tidy.

Negative experience: We had TONS of legal issues with our previous landlord, including him busting out my back car window. We did get behind and was working with him up until he stopped coming to collect and started harassing me and my bf. At that point we told him he was not getting anymore rent and we would see him in court. Well, he ended up selling to Rms. We explained the situation and they weren't willing to work with us AT ALL. Within a day of them taking over we had an eviction. Yes, I understand you can't with hold rent yada yada but given the situation and the fact it was still winter most places would have been at least a bit understanding. Never had any other experiences with them and never will again.

Negative experience: I went on a tour of a home today, and while I completely understand how a management company works since I have worked in this industry, I can say with absolute certainty this company is a joke. Not only was the agent from the company LATE to the appointment at 9:45AM, he also lacked any knowledge of the house. He was completely uninterested in showing the home, told us to look around, and when prompted with a question, immediately deflected to a generic answer "what you see is what you get" "i'd guess so" "I don't really know". The home in question suffers from what very apparently looks and smells like mildew and mold (a familiar smell to those who have worked around it), not only in the Garage that is attached to the home, but the attic as well. There was an active leak from snow melting and you could smell and see the damage everywhere in the home. The home was not cleaned by a professional service let alone anyone who takes pride in their work as there was dust, dirt, mildew, dingy paint, food splatter, crayon and pencil marks all over the wall, Spackle was put over holes and not painted, lights burned out, fixtures dirty and more. As someone who has dealt with this industry and fixed homes and rentals for years this is unacceptable showing conditions for any professional company. At the very very bare minimum, a proper cleaning, fresh paint, and working light bulbs on any house you try to rent, point blank period. That isn't even addressing the maintenance issues on the property. This should be included in your basic maintenance management solution package at the VERY LEAST. What a joke to present a home not up to an industry standard. When approached on these topic again I was deflected, the agent had no information to give to me other than, "what you see is what you get". I asked him to get the information for me and he claimed he would by the end of the day which was 5PM for him. Now Past 5PM I still haven't received any information regarding the maintenance or upkeep of this home. A complete waste of time and resources trying to work with this company. Dodged a bullet. I would recommend anyone who doesn't have the knowledge I do and tries to rent from them, think again, if they cannot maintain their properties even at the most basic of industry standard, they should not be in business. EDIT: I did not include the names of people or location dealt with as I am positive is an issue with the company itself, not the employees, or those that hire them.

Negative experience: If you don't have to rent from these people, go with another company. They are fast with maintenance request however they won't work with you on other problems such as changing locations or complaints about excessive noise from neighbors who are dealing drugs all hours of the nite.

Negative experience: unequivocally the worst waste of time to even think about listing our property with this company. After speaking to the Person named Travis once and talking to a woman on the phone then walking into the office once and that was all it took to come to this conclusion. Don't remember the woman's name. After talking to the man that trashed my realtor for not doing what he meaning Travis should have done as far as steps to take with the company RMS Rental management Topeka Kansas as potential leasing agent for us. Then to be spoke to over the phone and in person the way the woman we spoke to did. We will not do business with RMS. We wondered about this company because of the tenant in the duplex we bought complained so bad about them and all the bad reviews but we thought maybe these were bad tenants as they suggested but nope we experienced for ourselves first hand the grandiose behavior, rudeness and unwillingness to be helpful. We hope this will be helpful to people seriously looking for a rental management company to represent their properties. We did more research and found all the other places we spoke to treated us much better. Civility is important.

Negative experience: If it was possible to rate this company negative stars, I would have. Worst possible customer service imaginable. Whomever is responsible for lease agreements should be hanged. My personal experience w RMS ended not once we had moved out, but after we had to get a lawyer involved regarding items RMS wanted my roommates and I to pay for: carpet cleaning, painting, fixing a flooded basement. All things that would have been taken care of by any normal property-rental agency. For the sake of ur sanity, do NOT rent w this company.

Positive experience: I came into renting with RMS with a bad taste in my mouth from a previous rental, when I was young and stupid, that was badly damaged by some roomates' friends, so we were all evicted. I have to say that this time around was a completely different experience. When you take good care of the house and property, RMS is a great place to rent from. They are easy to work with, are open with communication, and took care of the very few issues I called with same day. I can say confidently that if you are a mature renter, RMS is not a bad management company to rent from. I would definitely rent from them again!

Negative experience: Rms is quick to respond to poor reviews and say we're all bad renters but here is a fact. Rms tried to evict me, the owners of the house I'm staying in FIRED Rms and now rent to me directly. Let me repeat that. RMS WAS FIRED AS A COMPANY FROM MANAGING THE HOUSE I LIVE IN. And they replied to my review saying that low reviews are from bad renters. LOLOLOLOLOLOLOL I'm still in The house you're not allowed on the property of you losers. Gtfo of this town you trash company. I didn't even touch on all the reasons you guys were fired. Breach of contract, failure to provide a safe livable environment, harassment of tenants and owner, disrespect towards tenants and owners, lying on documents, charging false fees, and the list goes on. Rms should be fined and the owner should be jailed.

Negative experience: WHATEVER YOU DO WHEN LOOKING FOR A PROPERTY TO RENT DO NOT GO THROUGH RMS! I have looked at a total of 4 houses 2 of the 4 I have put deposits down on and had to go back and get it because after telling them I had pets to begin with - They showed me houses that didn’t allow pets. To top it off 3 of the 4 houses they showed me didn’t allow pets. ‍♀️ What is this world coming to that people are really this ignorant and they refuse to pick up a phone and ask the owner of the house if they allow pets before they send me out to look at houses. They refused to call the owners before hand because they would rather inconvenience a customer than pick up the phone and ask a question. As well as set up appointments to look at the inside of them on my day off of work - allow me put a deposit down on it to think I have a house and then get back to me almost 5 hours later and tell me the house I thought I had and was done looking for one didn’t allow pets either. Then call and tell me I can come get my deposit back so I head that way and I call them and tell them I am 5 minutes away and they say they are locking the doors at 5 and I said I am almost there and she says ok - but then when I show up at 5:03 they are walking to their cars and leave while looking right at me. BAD BUSINESS

Negative experience: I have called, emailed, and left voicemails throughout the past 5 days to schedule one tour and I have yet to get ahold of an actual employee. They do not answer their phones or return phone calls. The only way to schedule a tour is through their website, but it takes at least 24 hours to revive a response from them. If the times you requested on their website do not work for them you are asked to submit different times and wait another 24 hours for a response. Very unhappy with their customer service.
