Fantastic experience: I love living at Mitchell Park Plaza. In my experience, maintenance is always prompt, I love the location, safety has never been an issue, and I've never had a cooler apartment. Last summer, I had an issue with humidity that I didn't report because I took care of it myself, but if it happens again I will. I hope rent remains affordable because I never want to move.
Fantastic experience: Mai.temamce repairs are done in a timely fashion. The managers are nice and professional. They work with you if emergencies come up. The apartments are nice and clean. Bug free. And the treat every 3 months. All in all I'd give them a 10 if that were an actual rating
Fantastic experience: I have lived at Windchase for just over one year now and I have had nothing put positive experiences. Not only am I happy with my apartment, but the property manager and all of the maintenance staff are so nice and respectful and so helpful. I have never encountered a problem that wasn’t handled quickly and respectfully. It is perfectly located near I470, Washburn, and Downtown.
Fantastic experience: We are on our 3rd lease with this company. Our property managers have been amazing. I have recommended Epic to 2 of my children who currently rent from them as well!! Very easy to work with and super fast approval.

Fantastic experience: I just recently rented a apartment from Epic property management and my leasing agent Liz went above and beyond. The cleaning crew did an awesome job an delivered me a spotless and good smelling apartment. Im really impressed and like my new place. I would definitely recommend Epic property management.
Positive experience: The rent price isn't a set rate expect another 100$ of fees on average. They like to give u bare minimum notices and have no problem kicking people out. Broke a couple laws that I've seen but nothing serious (such as no notice, or going thru drawers during an inspection, legally can't be looking through your stuff especially when ur not home even with a notice. And Everytime the property manager changes they should notify the tenants, which they don't)

Fantastic experience: Regarding my two previous maintenance requests . I'm most pleased & appreciative to the maintenance team for handling the issues I was having both with cooling & heating unit and with the refrigerator door not opening & closing properly. I've had no issues with either since the repair work. The issues were resolved I completely & in a timely manner. Both gentlemen who were assigned to the repair work were professional, courteous & treated me with dignity & respect. Many, many thanks to the entire Epic maintenance team. Kindly, Charles Turner

Negative experience: There aren't enough bad words in the dictionary to be able to describe my interaction with Ruby, during a family tragedy. She is the absolute worst, and has only proven that she will do anything she can to take advantage of a terrible situation. This company will steal you blind and smile while they are doing it. Don't even get me started on the pest situation within the home, and the mold in the air vents. DO NOT RENT FROM THIS COMPANY...TOTAL WASTE OF YOUR HARD EARNED MONEY!!!
Negative experience: Shady business. The property manager gave us false hope, claiming she would hold the house for us for a few days while we applied. We were charged $35 per application and she rented out the house to someone else before even processing our applications. She didn’t have the decency to call or text us to inform us the property we were applying for was already gone. Makes me wonder where my money went
Negative experience: Epic is or should I say was terrible when I lived there. Trash was terrible, for the locked building I was in it somehow was never locked. Creepy people always knocking on my window wanting something. It rained inside my apartment. Mold etc. Be very careful
Fantastic experience: Desperately needed a new home. And called they were so understanding with our pets and what we was looking for. Found a great 3 bedroom with a big fenced in back yard perfect for my boys to run. And plenty of space for my family. Ruby at Epic is beyond amazing and was with me every step of the way! Thank you so much Ruby for giving us our dream home!
Negative experience: Rebekah is a control freak and goes overboard about everything
Negative experience: Apartment wasn't clean when I moved in and AC doesn't work. Didn't fix it after I complained either.

Positive experience: I live at the Manhattan KS location. Everyone is always very nice, helpful and understanding. Whenever I submit a maintenance request it’s handled as soon as possible. As a college student, I needed an affordable yet nice place to live. I’m glad I found these apartments and even referred a friend.

Negative experience: There the worse place to live the management has went to Hell and a Handcart Since Riley has taken over the Topeka office... The property is not kept up like it should be. They don't treat there veterans well. At all and they rent to anyone
Negative experience: Terrible company, rented for 3 years after they took over management, didn't return deposit even though I cleaned apt well, then tried to charge me thousands For cleaning.

Negative experience: They lied from the time I put a deposit to hold the place whether to move in or not I was told 30 days but the real-estate agent lied and said they gave me 72 hrs to decide if I wanted to move in or not and was going to keep my deposit and then the 1 hotel heat and air system in the apartment ran up my first month's bill $581 and 2nd month was 300$ because they unprofessionally made this old house into 2 apartments to make more money instead of spending money on keeping the tenants and making this place energy-efficient instead they unprofessionally built walls that are crumbling as i write this review so stay far away from this company cause they will lie and steal your money while you get railroaded by the electric company cause of slumlords not updating the property up to code
Negative experience: HORRIBLE DO NOT MOVE IN HERE. They WILL NOT respond to resident complaints, deal with residents assaulting or destroying others’ property but they’re right there ready to fine you for having a guest stay over. SCREW THIS PLACE DO NOT EVER RENT HERE!!!!
Fantastic experience: This is my first time ever on my own. Epic has been absolutely wonderful to me. Move in was super easy. I've only needed maintenance once in 6 months and it was taken care of next day. Sure the house is old but that's the way I like it :) Thank you Rebecca (I think it is) for giving me a chance.
Fantastic experience: I have lived at Evergreen apartments for almost five years. Ever since Epic Property Management took over, it has been a good experience. I am a happy tenant and plan to continue living at Evergreen.
Negative experience: Do not rent from them they will lie straight to your face, never fulfill maintenance request and if they do finally get out to you,it will be done wrong. They will break into your home when you're not home and just say "oh sorry we came to the wrong address." Then after several years of living there. They are going to rob you of your deposit and several hundred extra dollars for defect created by their maintenance or poor organization by not having move in check off sheets. They are very deceitful and will wrong you in everyday you could think off. They are on the eucalyptus or Lou McGinnis standard of operating procedures. Absolutely slumlords. I lived with mold, leaky windows and filthy dirty hallways, entry ways, laundry room, parking lot and yard for years. They are trouble.

Negative experience: I have been in this apartment for 2 years we rented here because at one time it was the best place to be in St Joseph but since Epic took over it has gotten so much worse bugs drug addicts I pay extra for gated parking but the gate is broke more than half the time trash chutes full to the top and I live on 4th floor recently we had a shooter in here and came in my apartment while I was home if if hadn't been for my dog I'm not sure what would have happened
Negative experience: They are very misleading. They make you think you’ve got a Chance so that you will pay to apply and then just deny you and let you be out more money

Negative experience: Do not rent from this company!!! They are in charge of my apartment complex. They have left us without an elevator since 9/8. I recently had surgery and can not raise my heart rate. I have to take it slow while climbing 5 floors of stairs. There is also handicapped residents who haven’t been able to leave their apartments since 9/8. I have reached out to the Topeka and St. Joseph’s locations. Asking for compensation or for the elevator to be fixed. They told me on 9/11 they would call me back. I have yet to receive a phone call and the elevator is still not fixed like they promised 9/13. They said they “found another issue” in a text at 3:04pm 9/13
Negative experience: Worst apartment complex to live
Fantastic experience: Great company who communicates well with tenants apartments are wonderful I love the place I am in currently. Staff is amazing and works with tenants with anything that is needed would recommend epic to others definitely.
Fantastic experience: I just moved into the apartments in Manhattan. I have got to say this has been the best experience I have ever had moving into a rental. Any questions and concerns are answered right away by Riley. She is very understanding and easy to talk to. She goes above and beyond what I expected. They keep up on the property as well. Lawn looks nice and laundry room is always clean. My apartment was spotless upon move in as well. And they accept restricted breeds as well. I had a VERY difficult time finding a place for my Staffy so I was really happy when they said my dog was welcome.
Negative experience: They wanted a $300 fee that went towards NOTHING. Just $300 to approve the lease. SCAM ARTIST!!

Fantastic experience: I have a quite, newly renovated Lovely reasonably priced apartment! I appreciate the background cheeks for the likely hood of safety. They have a Prompt and efficient maintenance staff as well as Dedicated & polite management. On cite pool & laundry also close to grocery store, food hub & the pharmacy.
Fantastic experience: Epic property management in Manhattan Ks is great. Riley is extremely nice and very understanding. She tries her best to come up with solutions for problems and tries to find answers for questions I have because it's my first apartment I have a decent size 2 bedroom that I pay 575 a month for and I enjoy it the nights are extremely quiet as well.
Positive experience: Riley over here at Evergreen has done amazing at being on top of tenants needs. I would give it five stars just for Riley but the management over at Topeka is hit or miss when they are here. Last landlord never manages the pool and now we can swim in the pool because she keeps up on it.

Negative experience: DO NOT RENT FROM EPIC!! The worst renting experience I have ever had was with Epic management. After they took ownership of the complex I was renting, all tenants received a 30 day notice to vacate with no explanation. All leases were broken so they could renovate. Ashley, the manager would never answer her phone, turned off voicemail so no one could reach her, and told multiple tenants different move out expectations. Two of my neighbors were told they did not need to clean since the units would be gutted (Picture attached). All appliances were torn out and put to the curb after tenants moved out, yet Epic was taking SECURITY DEPOSITS for not doing deep cleans of all appliances. I also asked Ashley to meet me on site to do a walk through so there was no miscommunication of what was considered “perfect condition.” She arrived without telling me and almost did the walk through without me. The noise of construction was unbearable from the time they took over the building until I left. During the work day, on weekends, after hours. Loud tools and music, constant banging. I cannot stress enough how terrible of a process it was to leave. I hope this helps someone while looking for new apartments.

Negative experience: Essential Services like heat and gas stopped in mid winter for couple of days and nobody from maintenance or management turn up. They don't respond to your call or emails if you have any emergency maintenance too.

Negative experience: Ashley has to much power and runs Epic like she owns it. Absolutely despicable person. I don’t wish this person working inside the company on anyone. Rent elsewhere. Calls, voicemails and e-mails go unreturned and then she acts like she wasn’t informed. Document what you do. She decides when and how things happen. Hannah, however, was amazing to work with in regards to my brothers needs. If you want to see change you need to notify HCCI in Topeka. It’s how things change in this world. You can’t complain if you don’t follow through.
Negative experience: Worst management ever. I had the unfortunate time over the phone with Clare who then hung up on me, Epic sent me to collections over a bill from 3 years ago and I was never notified about it until now. Epic Management has very poor managing skills. I would never recommend this location to anyone then again the reviews speaks for itself.
Negative experience: DO NOT RENT FROM HERE. I started with Kelly when it was candlestick. I signed the original lease when I moved and haven't signed another lease until they sent me one in November. Kelly is a liar. She knew I was looking to move for over 6 months. She kept my deposit and wanted me to turn in my key ny 9. They don't open until 9am snd was out of office over the weekend and for the holiday. They are not to be trusted.
