Positive experience: We have been renting from a version of this company for 3 years. They have changed their name and policy multiple times. We have had some issues with communication which is further complicated with their call center and third party position. I was contacted from my last review and the operations manager was very helpful and understanding. She was able to find a solution promptly, which I appreciate. To any renters, make sure to read your lease carefully, and ask questions. To pure, all of you rental management companies need to go back to paper leases and actually talking with your tenets. Everyone has different needs and using blanket policies along with less client interaction will inevitably lead to miss-communication, miss-understanding and misplaced anger.

Negative experience: I was super interested as the house is cute & location was perfect... however the walls are covered in splotchy touch ups, stairwell wall full of screws, window upstairs is broken & standing wide open, carpets, jets in the tub, windows & sills filthy. Basement hasn't been swept in years. The lady asked me to leave a 5 star review after she said the place was clean & available now. I'm not suggesting anyone start a new lease or a new chapter in a home they have to clean & put their own money into when that's why it's entrusted to a leasing agency. Poor poor service and very poor standards. She did state "Thank you. We will take a look again, as our contractor did touch up paint and also cleaning. We appreciate your feedback" Beware of NW 53rd & I'm assuming all their rentals as I'm sure they will not fix all these issues if the next person doesn't ask questions or fight for a sanitary home. * I had to call first when the unlock code did not work. The woman absolutely asked for 5 stars after helping me, before I'd viewed the home. The automation is not what I was referring to. AGAIN. Just BEWARE.

Fantastic experience: I haven’t had any issues yet with the new management. They provide quick response, regardless it’s only for a quick faucet change, but they update me with the time with the plumber to come, and they even come earlier than I expected. I thank you for that.

Fantastic experience: We transitioned our property we are renting out to PURE Property Management of Kansas after using a smaller management company with only one office. It has only been about 10 days into PURE handling the property, and the service we have received from MB and her team are night and day compared to how we were treated the last few years by the former manager. The house we are renting out is the first house we purchased and we are currently out of state, so we try to keep a little closer watch on things going on with the house, and the communications we have received from them have made us feel that we are more than just a client they are collecting a fee from. We are really happy we found our way to PURE property management and would highly recommend!

Fantastic experience: I was a bit anxious when Pure took over management of the house we rent, as we'd had some difficulties with the previous company, but they have proven to be pretty solid as far as landlords/management companies go. My main contact with their office is Laura Aragon, and she has gone above and beyond to provide communication and assistance to us even through some stressful and complicated situations that have come up. If she moves on before we do, we will dearly miss her compassion and effort. I am not a fan of landlords overall for personal reasons, but you could do much worse than renting from Pure, and thanks to Laura's assistance I do feel like we've been heard and treated fairly.

Fantastic experience: Best property management to work with ever! They are so patient and compassionate. They also respond and communicate quickly. My family and I were struggling to pay rent on time and PURE Property Management worked with us through it especially Tara. She was so sweet and easy to talk to! Not only that, the whole process of viewing the house initially and moving in was very easy and efficient. Out of all of the houses with different property management, PURE was the best. Fantastic experience: Honestly I have never dealt with a rental agency that has been so patient, my family has had a rough past 6 months and on several occasions have fell behind and have had to pay rent quite late and each and every time as long as we communicate pure has done everything they could to help us with the time we needed to get back on track. I would suggest pure to anybody after the way they have handled us on our worst months. Also incredibly pleased with Tara the property manager that we have dealt with, she is amazing! Fantastic experience: We were with another mgmt company that was unresponsive on steroids. Both our properties came up vacant simultaneously and we could not get a response from the company. We switched to Pure and they set everything up, marketed aggressively and had our properties rented in about 3 weeks, flash to bang. They communicate. It’s like, a real company, with a staff, and definite roles. You have a designated account manager and an escalation path. Very nice.

Negative experience: Hiring Pure to manage our property was a deeply regrettable decision. While their staff may be friendly, the surface-level courtesy cannot make up for the serious lack of communication, organization, and overall competence. Throughout our time with them, we experienced repeated issues that were never handled properly or in a timely manner. In hindsight, it is clear why they require owners to sign binding annual contracts instead of month-to-month. We hired Pure to ease the burden of property management, but it ended up creating significantly more stress, additional work on our part, and higher costs. I would strongly caution other investors against entrusting their properties to this company.

Fantastic experience: Jonathan Toe has been the single most helpful person I’ve ever had the pleasure of calling and receiving calls from. He is always kind and very helpful, with fast response, friendly tone, and always is very understanding and detail oriented. I recently moved into a pure property house in Topeka and there were a few things that I needed maintenance work done on and Jonathan has been with me helping me the whole way, from walking me through adjusting water temperature and getting my garage door working over the phone, to sending people to help me other small issues with the home like fixing a cabinet shelf. Negative experience: We’ve lived in a Pure Property for about 2 years and have had a terrible experience. Constant issues with the property and they almost never answer our phone calls. Issues are rarely resolved in a timely manner if at all.

Positive experience: I have been pleasantly surprised in my experience of working with PURE Property Management. Mary Beth seems to be doing a great job keeping the balance perfect for the business to run smoothly. Her and her staff have been on top of assisting me through the process of moving. She made getting an application on file easier than I thought it could be. I have had all my questions answered within 24 hours of contacting them. Every phone call that I have made to them has been returned within the day and each of them that I have been in contact with has been very helpful and understanding. I think most people these days expect far too much and don't stop to think about the fact that even owners or managers are restricted by the number of hours in a day. Anybody on the planet can only do so much at one time and I think that Mary Beth and her crew here in Topeka are doing a very good job. I am excited to continue my journey as a tenant with them by my side. I can't wait to see how well they balance all the other tasks expected of them as property managers. Negative experience: I had a showing for a house in Lee Summit. My agent never showed up for the appointment, even though the office called him multiple times and his response was he never approved the showing. I ended up be able to open the key box, and looking at the house. When I walked in, there was a dead bat. The house was outdated and had old electrical, the light at the front door was hanging down. they had just painted the house, but it needed a lot of work before they try to rent it to anyone

Negative experience: If you planned on renting from pure don’t do it, our house came ran down and they claim “the owners spent a lot of money to fix it up” the closet doors have never been on their track only 1/3 bedroom doors functions properly. If you want your air conditioner fixed they have to come and “randomly” inspect your whole house before they even take a glance at the genuine problem. Marybeth the property manager is very condescending and passive aggressive while in YOUR house. (Also don’t use incense because they’re “allergic”) My lease stated that the landlord would replace my air filters every 90 days and they have made me buy the air filters and said it was my fault. Seriously I would look for a spot under a bridge before I came back to pure for a house.

Regrettably, a recent visit failed to yield meaningful results, prompting my family to pursue an additional opinion. During my visit to Stephen’s Rental Properties in Lawrence, a friendly lady recommended a company that proved ineffective and unprofessional. With all alternatives exhausted, my family necessitated a second opinion. The health of our three-year-old son was a primary concern. Mr. Pete Johnson provided exceptional assistance upon his arrival, offering valuable insights that greatly aided our understanding of the situation. My family and I are thankful. Negative experience: I had no heat for an entire year. Squatters throughout building and parked on lawn! Building was condemned by the city, then burnt down because management refused to remove squatters!

Positive experience: There is a lot of back and forth. They did end up replacing our mailbox. Just seems like there's a lot of hoops to jump through before anything gets completed. This took 8 days to repair/replace a mailbox door. Thankful it is completed and everyone is spoke with was fantastic!!

Fantastic experience: We are currently looking for a place to live and I have been looking like crazy the past couple months and have not had much luck with individuals getting back to me. The amazing people at Pure Property Management were the first to message me back after many attempts to other places. Frank is quick on getting back to you and his employees are nice, friendly, and easy to talk to. We are still looking but I would like our home to be through Pure Property Management. So fingers crossed we find one that fits us within the next month or so
Fantastic experience: Frank helped me immensely, I appreciated his help. Positive energy and answered all my questions and made sure that I was all the way taken care of before getting off the phone.
Negative experience: My sympathies for the property owners are abundant. My wife and I recently aquired a viewing in Topeka after days of multiple attempts to contact them. Pure Management has 9 to 5 business hours, so past 5PM they do a century lock viewing only. Reaching them past 5PM appears impossible. We viewed the house. It was beautiful. We left, but had issues with locking up. We tried to reach out to management through all channels for assistance, even "emergency" ones. Only message machines and no response were given for all efforts. We eventually fixed the problems ourselves and locked up. With concern we moved forward to call Pure Management in the 9 to 5 window and ask if we could have an appointment for signing an application, and for having mutual questions from my wife and I answered at the same time. The reponse given was "we don't do that, but I'll answer your questions on the phone." So I tried to guess all the questions my wife would have in response to her answers as my wife was at work. The final decesion to not move forward with this company aside from the seeming authenticy of 1 star reviews given, and the lack of availability, was that the representative says they soley use the Vantage scoring system as opposed to FICO or joint FICO and Vantage. Vantage tends to run 50 points lower than FICO and only 10 percent of lenders soley use just that. I was told that if credit was low they would work with us but at additional cost of an additional months rent. I didn't want to pay an additional months rent just because vantage scores factor heavily on student loans. My wife and I have never missed a payment on rent or credit cards ever in our credit history and there was no consideration for that in the conversation or that our joint incomes are over 110k a year. At the end if the call, I was asked to give a "five star" review with google and place it under the name of "Seth" which I didn't understand because I wasn't speaking with Seth. In summary, there was just a complete lack of engagement/support as a first impression and an undertone of doing the bare minimum to close a deal. If thats the experience before I even sign up, I can only horrifically imagine what it would be with a housing issue. (water leak, appliance down etc.) No thank you.

Positive experience: Recently got transferred to Pure management and then had to sell all of my properties there. During the short time we were with Pure, Mary Beth Retke handled all of this with care, communication, and treated the properties as if they were her own. Even though we could not remain owners, Mary Beth helped us to get all the information we needed and helped to make the transfer to the new buyer.
Negative experience: I went to go look at a property for rent for 1200/month. DO NOT RENT FROM PURE PROPERTY MANAGEMENT!!! To start it off, they edited trash and debris out of the showing pictures, so when I got there I thought I was at the wrong address. I was a little bit late to the showing, but the agent arrived a whole 8 minutes after me, and had a nasty attitude about her. I still decided to proceed forward with the showing and take a look inside, I was shocked at how horrible it smelled. As soon as I walked in I tripped on one of the waves in the uneven floor and it was as if the smell on the floor flooded my senses, like it was because of loads of dead animals under the house or something. The kitchen was incredibly dirty all over, none of the closets had lights, 2 bedroom doors had to be forced open, the flooring was showing subfloor in all the corners, it was burning hot inside in May, not one single square foot of the house was level or even, and to top it all off, they wanted $3900 just for move in. DO NOT RENT FROM PURE SLUMLORD MILLIONAIRE MANAGEMENT!!!!!!
Negative experience: Investors, please beware! Undisclosed additional fees, long vacancies, inaccurate rental market analysis, lack of communication, and high turnover of property managers are only the beginning of our nightmare with this company. They allowed unsupervised access to our property which (unsurprisingly) led to theft and damages that we are still working to recoup months later. Choosing Pure was the worst business decision we’ve ever made.

Negative experience: This company has no care for the tenants. I reported several issues when I moved in and none were fixed so I did it myself. I was temporarily on disability for an injury and while I had to wait for my insurance company to pay i had informed them of the situation and the very unhelpful Laura A. just keeps saying it’s on page 1 of your rental agreement. Well I didn’t intend to get hurt but sure keep piling on all the fees because it’s in my lease! Thanks for being a robot and unhelpful! Especially when the ones paying for you to have a paycheck are in need of human decency but nope this company will kick you while you’re down and just keep charging random fees for this and that just to line their pockets!
