Negative experience: I am currently a tenant and have had ongoing issues with this property management company, and will be leaving ASAP. Their required online payment system has repeatedly malfunctioned. In my case, it deleted my saved payment information and prevented me from paying rent through their portal. I was told to resolve the issue with the third-party app they use, but that company does not provide accessible customer support and has not responded to my requests. Because of this, I was forced to switch to cashier’s checks. I delivered my rent check to the office on the 29th and notified management the same day. Despite this, on the morning of the 5th, I received a late fee notice. When I contacted the office, the response was dismissive and unhelpful. There are also serious concerns with maintenance responsiveness. During my first week living here, a fallen tree blocked multiple vehicles in the complex. Residents attempted to contact emergency maintenance, but none of the provided numbers worked. There was effectively no emergency response system available. Overall, communication has been poor, systems they require tenants to use are unreliable, and accountability is lacking. I would strongly encourage prospective renters to ask detailed questions about payment systems and emergency maintenance before signing a lease. Or better yet, don't sign a lease with them..
Fantastic experience: Fabulous! I’ve had to submit 3 maintenance requests since moving in. Each time they’ve given me 5 star treatment. They’ve responded quickly and have been professional, friendly, and taken care of the issues quickly! My last request was during after hours and they arrived quickly to fix the issue! The whole staff from in office to maintenance has been great!

Fantastic experience: I'm giving a thanks to Marco, Xaivier, Stacy, Lori, Charles for coming to check my stove and being able to change it because since December, 2019 tell current date I've had the same stove in apartment 15 and the oven glass was broken when I got here and then the stove stopped working it would work when they came and fixed it but then stopped working and I apreciate that now they came and changed it. They did a good job on seeing how bad it was.

Fantastic experience: I want to take pride in where I live and it's refreshing to have a management and maintenance team that cares. The management is always available and maintenance is always quick to respond to issues. I would recommend living here rent is reasonable the online rent payment is easy to use. The laundry facilities are clean, smell great and easy to use through an app online . If you report any issues with machines the company responds quickly. The grounds are a decorative landscape and are kept up nicely. Great place to live!!

Fantastic experience: Very nice place to live with the property manager Jamie and the skilled maintenance workers . They make living here great. Jamie has brought about amazing upgrades to the complex @crown ridge apts. Maintenance experienced and knowledged. I've lived here 7 years and this is the BEST it's ever been. Thank you Jamie and maintenance for making this place so much more desirable for a place of living. When I first moved in to crown ridge apts. I didn't think to much of it. Very seldom was there an on-site property manager so the tenants basically ruled it. Nothing got done to improve the quality of life for all. No upgrades or improvements until Jamie Raines and Dean completely turned everything around(Dean maintenance) in a short amount of time. The apartments were painted, new carpet in the common area's and top notch maintenance. Several times thought about moving, now glad I stuck it out. I could never tell the two of them thank you enough for their dedication,professionalism, and them taking pride in their job. Between the two of them and what they have accomplished if they were to leave to manage somewhere else I would probably follow. Thank you Jamie And Dean . Fantastic experience: Place 2B properties was pretty quick on maintenance requests and fair on returning my deposit. Things improved overall at my apartment complex after they acquired it from the previous owner. Probably my best experience with a rentor.

Fantastic experience: I really like the new place. I got from Place2B. They are really responsive to what I need. On Tuesday’s maintenance is at our property. Paul came out today and put a new lock on my mailbox. He also spent time explaining how things work, how to request maintenance, what to do if it was urgent and replaced my toilet. He just seems to be a very kind, respectful man.. The leasing staff at Place2b be also exit excellent. Kudos all around!

Negative experience: My refrigerator went out on a Saturday, I had to call the emergency after hours number. The gentleman I spoke with was pleasant and told me he didn't have a spare refrigerator for me but mine would be fixed on Monday. Monday afternoon the repair man shows up fixes it but by then all my food in the refrigerator and freezer went bad. It had thawed out. The butter had mold and the milk looked like cottage cheese, the croissants in the tube had exploded. I threw everything out was not going to risk getting sick. I had just done some grocery shopping and the Management is REFUSING TO REIMBURSE FOR IT! BAD MANAGEMENT!!They told me I should have been able to salvage everything and let it REFREEZE!

Fantastic experience: I was in a very sticky situation about to face long term homelessness again. I was bound and determined to find a place to call home and a friend/family member gave me information on this Place 2 Be company who is a property management rental business. So I called them and explained what I had been facing. I lived in my truck for just a few days as they worked diligently and swiftly as it was getting really tuff with 3 dogs in a vehicle. With all the proper documentation for my ESA animals I was in. Before you knew it I was house again! Thank you Place 2 Be!

Negative experience: I would go zero if I could. Place 2 B properties has no respect for their tenants. We’re renting an apartment and it all started off well. My wife became friends with the neighbors. All of a sudden the neighbors started harassing us and flipping us off on our cameras, staying outside when we pulled home so they can scream at her. We’ve context management several times to get help with the harassment. They smoke weed all day every day, which is completely illegal according to place to B lease agreement. They will purposely smoke in vents to get our house to smell and cause asthma attacks. Place to B properties refuses to talk to them. We’ve had to get police involved. They ignore our calls and messages. They say they can’t do anything unless we have photo proof of them smoking. And so we put up a camera to catch them smoking and we got cited for the camera. So there’s so legal way to get photo proof. We’ve been keeping a log of the harassment and we will make sure everyone knows about this horrible job of management.
We’re sorry this situation has been stressful. Neighbor disputes are difficult, and we take all concerns seriously.
When complaints are made, especially when both parties report issues, we are required to follow a consistent and lawful process. This includes reviewing verifiable information before we can take formal action. This protects the rights of all residents and ensures compliance with Fair Housing and Oregon landlord-tenant laws.
We have not ignored this matter and have communicated the steps needed so we can proceed. For privacy reasons, we cannot discuss any resident’s lease or enforcement actions in a public forum.

Fantastic experience: Place 2B Property Management is the best rental company I have ever rented under. The maintenance workers are kind, knowledgeable and fast. The office staff is friendly. The apartments are clean, maintained and the outside is manicured (despite the old age of my complex) and kept up. I have never had a bad experience with them in over a year of renting. If I ever move, I will do my best to stay with Place 2B. When I moved in, they worked with me despite a tenuous situation and have always treated me like a human. I can’t say anything bad about any interaction I’ve had with them and I have had many, often stressful situations arise. They take complaints seriously, are concerned about safety and security and are always easy to get a hold of.

Negative experience: The units at Brighton Park Apartments in NE Salem you manage are cockroach infested. People don't deserve to live like that... FIX IT! The units are nasty. Not telling potential renters of the cockroach problem is shady and WRONG as well.

Fantastic experience: Maintenance crews here are always great. I've had to get a couple things replaced and fixed and the Maintenance time is always timely and thorough. I've never had to report a problem twice and the repairmen they send have always been polite and speedy.
Fantastic experience: It took about a week for them to come in but once they did the maintenance guy was very knowledgeable very professional explained everything to me cleaned up his mess. He also looked at a couple things that wasn't on the list. I was very pleased.
Negative experience: Tenants smoke cigarettes and weed on the property that is supposed to be smoke free. Then, they run the fan all day and night in order to expel the insane amount of smoke, but it’s no use. It just oozes through the walls leaving my dwelling smelling terrible. Management is well aware and never does anything about the smokers or the noice that goes well past 10pm. If you are sensitive to smoke, have allergies and asthma, don’t live here. It’s a smoke house and management will never reply back to your emails.
Fantastic experience: "Inspect/repair Dishwasher/bathroom sink" I requested for my Dishwasher and bathroom sink to be looked at and received excellent service and turn around. I appreciate feeling heard and being supported in the things i need. Thank you
Negative experience: Management will constantly blame homeless for the problems in the laundry room, and punish the tenants by threatening to close down the laundry room if keeps happening. Security Cameras point directly in to tenant apartments, invading our privacy. The cameras like the proper security so hackers can easily hijack them. I complained to the BBB about and Brighton never responded to them. I've also had my car and apartment broken i to, which the security camera faces. There have been maintenance guys show up and start drilling in to my deadbolt because they were told nobody lived here. Management will cal TRS to tow your car with no proof that it is abandoned, or parked there illegally. They do it daily, and most times TRS leaves the property with no vehicle because it wasn't abandoned. Management also allows people to pick through the dumpster for hours. People will even jump in and dig through it.
Fantastic experience: I've absolutely loved my experience living at my apartment which is managed by Place 2b Properties. The location couldn't be more convenient and everything I need is just minutes away, yet the community is peaceful and welcoming. One of the standout features here is the management team: Lori. Any time I've had a question or concern, Lori has been quick to respond and incredibly helpful in finding a solution. Her promptness and genuine concern for residents' well-being truly make this place feel like home. My quality of life here is fantastic. The grounds are well-maintained, and the apartments themselves are comfortable and spacious. Plus, I really appreciate how management selects tenants; all my neighbors have been respectful, friendly, and considerate. Overall, I can't say enough good things about living here. Negative experience: These guys tried to steal my 1600$ deposit saying I left the place in shambles. The property was returned to them Cleaner than when I took possession of it. I had around 100 pictures showing it was all clean when I handed over the key but they wouldn't look at the pictures or even discuss the situation. I hired a lawyer and got my money back after months of bs. These people are extremely rude and they are crooks! They had to change their business name they have burned so many people.
Negative experience: !!!!!!!!DO NOT RENT WITH PLACE2B!!!!!!!!!! The absolute worst property management company in Oregon. They are attempting to bury their bad (and absolutely true) reviews by having staff members give them 5 stars. Filter the reviews to negative and you will learn the truth of this company. Mold. Roaches. Non stop leaks. Their apartment complexes are disgusting and made of the cheapest materials available. You will not get your security deposit back and they will sue you for "damages". FIND ANOTHER RENTAL! PLEASE! Their illegal actions have been reported and hopefully the tenants who's lives have been ruined by them will get justice.

Negative experience: I'm not usually one to write a review, but I write this as a warning to ANYONE that risks renting here. The other 1 star reviews are genuinely how this property management runs. They WILL lie to you, in person or over the phone it doesn't matter. The only thing this property management cares about is extorting every cent you can possibly spend. Please don't fall victim as my family has, there are many other properties in this town that have the common decency to be honest with you. Save yourself the time and money PLEASE.

We have lived here for the last 6 years and we have gone through many managers and maintenance workers and he is by far the best maintenance man we've had! Honestly my only complaint is that there aren't enough stars to give him!
Positive experience: Great experience so far with this business. I was frustrated when I needed to request a maintenance ticket for the bathtub stopper & they would only allow me to request this repair online. The problem is that for some weird reason I couldn't get the online maintenance request to go through. So I called them back up & they said that this is the only way to log in a maintenance ticket!! -1 star for this inconvenience *** UPDATE*** Cockroaches have moved into my apartment from the 1st floor apartment below me. It's been going on for 3 months but it's getting worse sadly. Hoping to see it cleared UP soon & problem seriously addressed.
Negative experience: 10th Ave apartment #201 unit was absolutely disgusting, mold everywhere carpet stinks & was rough, management are very rude I advise to not go through this management there not “ clean & sharp “ there advertisement is false .
Fantastic experience: The guys have been great this last year especially. I have a lot going on most days in my apartment with 2 dogs and three young kids, and he works around us and the dogs wonderfully.

Negative experience: All the staff that work for this company are extremely rude. I was evectied for a no cause. When I called and asked they said there was no reason just because. The unit I was in also was infested with black mold and when I brought it to their attention they just painted over it. I also reported that the concrete was extremely slipper when wet and actually caused me to fall and injure myself and they did nothing. It's sad to see a company be so horribly ran not to Mention the maintenance people are not licensed and bonded to do they work they do and they have been fined for it in the past! Stay away from this company they will screw you over! And I hope the people who "trust" them with their properties read this and go elsewhere
Negative experience: The driver I encountered today was a straight dbag, he cuts me off and proceeds to drive 25 in a 35 down state st. so I honk at him and tries following me home to my house.. must hire goonz.. good way to get the police involved or worse..

Positive experience: We’ve been with this company just under one year and have had to call them for several issues. They were all addressed and taken care of but they weren’t very responsive on a couple of those calls.

Positive experience: I’ve had two different apartments with NWPPM and they have been professional and responsive.
Positive experience: I was just dropping off keys for someone but the building was easy to find and they were quick to help me.
Negative experience: They are going through and have evicted almost everyone in my building, have put up horribly ugly siding and higher horrible onsite management staff. They didn't bother to look to see how long people had lived here before sending out the evictions and sent a lot of people the wrong ones. OH and rent is WAY TOO HIGH!!! And they said they were evicting people because repairs needed to be made because they are considered unlivable so then why are they expecting us to pay a thousand dollars a month for a 1 bedroom. My bedroom closet has a huge hole going to the back of the shower wall maintenance made said he would be back the next day to patch it..... still there 6 years later. No fans in the bathroom so constantly fighting mold. OH and bugs EVERY UNIT IS INFESTED WITH SOME KIND OF PESTS.
Negative experience: I wouldn't give this place any stars, but since there isn't any other option, I had to give 1. They don't do any more than they have to. I rented from them for over 12 years at 1 place. There was major insufficient heating issues throughout the duplex that I addressed every winter, they would send a heating company out to check it out, they all told the managers that the whole piping and tubing needed to be replaced because they were all chewed up by rats, but the owners refused to spend the money to fix it, we were told that the owners had better things to spend their money on. Then there were no ceiling fans or air conditioners in the unit, so we died of heat in the summer. They would not let us put up any ceiling fans and gave us a bogus reason for why we couldn't and we were not allowed to put any air conditioners in the windows, could only use portable ones, which we did, but tried to explain to them that they only cool the room that they are in, Not the whole house, and we didn't have the money to purchase one for every room, so we suffered and my health continued to get worse. There was an ongoing mold and mildew issue on the walls in the shower of the Master bathroom. Someone would come out and spray some stuff on it to get rid of it, then it would be back a month later, never a permanent fix. Once the Owners decided to make us move after 12 years, (so they could have a family member move in, we found out after the fact) because we had a note put on our door that we had to be out by such and such a date because they were going to Refurbish the whole Duplex and make everything new, yet they wouldn't do a damn thing the whole 12 years we lived there!!! Hmmm
Positive experience: Where I live was bad. But northwest pacific management is making it look better and getting stuff done they better give my deposit back from 2 managements later!!!!!!

Negative experience: Make sure if you rent from them, you record a video of everything on the list when moving. We were charged for a dirty garage, my husband mopped it, it was so clean. We were charged for dirty appliances and I know there wasn't a spec of food in the fridge or oven. We did an excellent job. Record all the lightbulbs, appliances, all the windows and cleaning work you do, because they will charge you for things that they shouldn't charge for, like lights out even if they're all working when you leave or charged for all the cleaning even if you've done a perfect job at it and there is literally nothing that could be cleaned better.

She is really quick at replying to your message she never leaves u hanging she does and go above and beyond to help you out. I'm really impressed with her I give her a 100 star review. She has done so much for me to help me out in any way that she can. She is a great example of what property management employees should be like. shes nice respectful very helping very consistent . I'm just speechless seriously. The amount of stress she took off my shoulders. If I was her boss I world give her a huge raise. Negative experience: NWPPM is by far the worst property management company in the Corvallis area. I have live in the same apartment for 6 years, there were two other rental companies that managed the site for at least 4 years before NWPPM. It was a very nice place to live, but when NWPPM took over they stopped staffing the office, they don't even have anybody in town because they are based in Salem. The previous onsite manager left immediately when the company took over because they already had such a bad reputation for site management and treatment of their employees. They failed to renew garbage collection so waste piled up for a month before they came to inspect the site for the first time. They do not keep up on site maintenance, it is near impossible to get the to respond to phone calls or emails unless you have the personal number of one of their employees. 2+years later and they still have not addressed the issues tenants notified them of during their inspection, including safety issues. They do a poor job of maintaining their web services, and when there is an issue they put it entirely on the tenant, because in their words they're "doing everything [they] legally have to do." Which apparently does not include responding to tenants, because (again, in their own words) "communication from [them] is a privilege." Communication comes from them in the form of texts from various unrelated phone numbers, written letters in the mail, or emails from address that do not accept responses. Rent had been static up until they took over, since then they have raised rent twice at the maximum rate possible under rent control laws, and have announced another rent increase for the end of the year. When it is possible to talk to an agent face-to-face they have no problem lying to your face. They will tell you what you want to hear, but if you request it in writing you will never hear back from them. Their agents are incredibly unprofessional and lack the skills to manage any property, let alone one outside of their own range. The agent's excuse was that "[they] don't get paid for their gas to drive down here" so all responsibilities fall on the tenant. It is near impossible to get a response from the company, but you can expect to get regular letters informing you of new, arbitrary rules they are imposing. You will not be getting your security deposit back, they make sure of it. Since they took over rent has gone up 36% while doing less than any company has before. The continuously antagonize their tenants then ignore any of your concerns. Their behavior should be illegal as they have no ability to manage a site out of town. The only good part of dealing with them are the individual maintenance techs, who are contracted from another company, and they hate working with NWPPM as well. Dealing with NWPPM is not worth the hassle or the money you will lose to them. If I could give they 0 stars I would, and even that's too good for them.
Negative experience: The worst property management company, They do not respond to maintenance request and wait until everything is beyond fixable and charge you for it. They are always so rude IF they even decide to call you back after leaving multiple messages. Definitely do NOT recommend using this company!

Negative experience: I would give 0 if possible. We live in a house built in the late 50s, minimal insulation at best. We complained about heat and electricity issues since the beginning of Dec. Our bedrooms are 10-20 degrees colder than the rest of the house. We have small children and struggle to stay warm during these winter nights. The circuit board for the house is outdated, 2 bedrooms, living room and the garage are all on a single 12amp switch, so if we try to use a space heater it switches off. They denied paying for new ductwork to allow better airflow from the furnace. They denied upgrading the circuit box to modern standards, they denied rewiring each bedroom to have its own breaker switch. They told us it wasn't a necessity and it hasn't been a problem before so why should they do anything now? Dave recommended that we close the heat vents in the rest of the house to force the air to our bedrooms, and stop using space heaters. We've lived here for 3+ years and didn't have any children when we moved in, so we didn't have to use all of the bedrooms when we first moved in. During the day the bedrooms are 63-66 degrees, at night they drop down to 56-60. We have also had ongoing plumbing issues where black, toxic smelling water spills out of the pipe and onto the garage floor. Our oven hasn't worked for 19 days. We try to call and send emails and fill out maintenance requests, no one ever calls or gets in touch. No one returns any message or email. The few times a real person has answered the phone, we have been told "no one is available." They are literally the worst company you could waste your money with.the extreme negligence is highly concerning.
Negative experience: Horrible. They take several WEEKS for maintenance requests. I can’t use my sink or dishwasher for weeks now. They don’t keep the property clean like the previous management did, you will see dog waste and cigarettes everywhere. They use cameras in your apartment (recording, not pictures) when they enter, without permission. They close laundry rooms for everyone when 1 person will leave the door open, instead of contacting the person leaving it open and taking their key. They don’t answer the lines after hours. They don’t answer emergency maintenance calls.They don’t remove cars from Assigned parking spaces unless during business hours. They don’t monitor vehicles and there’s sometimes NO parking at all and you can’t even park at the complex at all without parking in non parking areas. They don’t help you promptly if you’re not Hispanic, it sucks but it’s true. We have had several different managements over the last 7 years and this company is by far the worst for Brighton Park. Oh and good luck getting your deposit back. I haven’t moved yet but I’ve put in so many requests with no maintenance that they will try to blame me for things that need to be fixed! Don’t associate with this place. You will regret it!

Negative experience: Whole company is unprofessional and especially agent Elizabeth. To do a background check took them almost 2 weeks. Keep in mind if you rent from them in Portland, you need travel to Salem for the keys. 1 star is only for a phone that works and someone picks up.
Negative experience: EDIT: I feel the need to expand, simply because 1 yr away and I'm still horrified by my experience. They only allow communication via a 1 way messing system so you have no record of the communication and they can pretend it never happened. Tenants are blamed for mold when bathrooms lack ventilation. I literally watched maintenance staff yell at a man in front of his young child when he asked them to move out of his parking spot. If it wasn't clear before, I hope it's clear now. GET. AWAY. This is not their location. They didn't bother updating their address with tenants or their website. And the bubble letter signs on their former storefront are impossible to read. Get as far away from this scam of a business as you can!!!!!!!
Negative experience: Had bed bugs and was told I didn't know what I'm talking about! Refused to treat between units only to have them back within 4 months!! Now we have to go through it again with and they won't even answer my calls how ridiculous!
Negative experience: Don’t drink the coffee. I asked if the coffee was fresh, I never received a answer. He calls my number. I get in the car and start home down I-5 southbound I didn’t try to drink any because it’s so Hot! I get on the other side of Rest area south of Willsonville and I have my first sip yuck the coffee was burnt from sitting on the plate to long. Don’t buy coffee after 7:00 pm
Negative experience: If 0 stars was an option I’d do that. They make it impossible to move into a new place. None of the employees communicate with each other so any phone calls gonna result in “leaving a message” which no one ever responds to. They refuse to sign release agreements and then can’t figure out how to send them then lose them.
Negative experience: This place is straight trash!!! I mean honestly they evicted me and got their rent money anyway!! Gross place with gross business practices! Gross people running it. Slum lord's! They don't fix things that need to be fixed. Id definitely say I'd NEVER!! rent from this business again. I'd also add that if I could give them zero stars I would without a doubt!!
Negative experience: I saw a house for rent on their website and applied. AFTER... I turned in my application they notified me that they were raising the rental price from $1,895 per month to $2,250. That it was a mistake. However, They had already raised it from $1,650 per month to the $1,850 so it doesn't make sense. On the good side..They did give me my application fee back. Still very unprofessional.
Negative experience: They make it so hard to put in your notice that you’re leaving. We’re trying to move out and when I called they said to do it on the website. When you go on the website there is no where to put in your notice. When we finally got ahold of someone that was helpful we were told that one of the old roommates also needed to put in their notice but they put in their notice and moved out months ago. Terrible maintenance and terrible customer service. I would give them 0 stars if I could.
Negative experience: Went to look at this place and it’s a trash hole. They do not keep the property clean or maintained. This is listed as one of their proudest accomplishments?? Also, the outside looks like the neighbors are unhappy. No planters, no flowers looks so sad. Not gonna rent here!

Negative experience: PLEASE do not rent from this company! I know everyone hates on property management companies all the time, but this is genuinely the worst rental experience I've ever had. NWPPM took over our apartment complex from SMI around November of 2021. SMI was by no means perfect, but they generally took care of maintenance requests and any problems we had within a reasonable amount of time. The first problem we had with NWPPM was when our dryer stopped drying clothes because of the vent pipe becoming clogged. They did not respond to the first maintenance request we filed for at least 2 weeks, and the ticket was closed after 7 days. We then filed two more requests which were similarly ignored for several months. Finally, we found a number to contact them (every other number went straight to voicemail, I wonder why) and they told us the problem had already been fixed. It took three more phone calls where they argued with us and denied the issue ever happening, even though our dryer still did not work and the vent tube would fill with water every time we tried to do a load. Finally, four months later, they fixed the issue. Thank god it didn't start a fire, especially when they told us they had already cleaned it and did not. It costs $3.50 per load of laundry in the shared laundry room, so one might think they were putting it off on purpose, but I'm pretty sure it's just gross incompetence. Our next issue was attempting to get a lease agreement. They told us they only do month to month, which is fine, but we still don't have any type of lease agreement with NWPPM, only with SMI. Our property manager did get us one with our names spelled incorrectly after about 4 months under their management, but when we tried to email her back to fix the spelling issue she never responded. We assume "Michelle" was either fired or quit, seeing as we have never seen or heard from her again. Every time we call or email for any reason, we talk to a different person. They still expected us to adhere to their rules, despite the lease that they took over having directly conflicting guidelines. For instance, they refused to let us have a dog because they "don't allow animals" despite all of our neighbors having dogs and us already having a cat on the lease. This brings me to the joys of attempting to move out. I, but not my two roommates, am moving out of the apartment. They told us we needed to fill out a roommate change request. Okay. They then told us we needed to fill out new applications for the remaining tenants, with the fees waived. Fine, except it costs $75 to apply online and there is no option to print a PDF application on the website. They told us they would reimburse the $150 (total) application fee, but you can see why we didn't believe them. I called to have them email the applications to us and the person I spoke to told me that 1) I would have to drive from Corvallis to Salem to pick up physical copies of the applications. 2) they did not have a PDF of the paper applications (even though its supposedly on their website) and 3) that she did not know what a PDF is. She emailed me the PDF a few minutes after getting off the phone. This was a 20 minute conversation. After we (physically) turned in all of the paperwork, they emailed us to say that my remaining roommates needed to fill out 30 day notices (?) and then emailed us to tell us we needed fill out applications and roommate change requests. I feel like I'm in groundhog day. Also, I found mold as I was moving out of my room. I won't say it's black mold, but it certainly is mold that is black. TL;DR PLEASE do not rent from these people. They're not even malicious, they just can't do their jobs.

Negative experience: I've been at my apartment for over 8 years now with my dog. This management company took over a few months ago and I just came home to a paper posted on my door saying that I have to get rid of my dog in 10 days or move out. I have no idea what I'm going to do and I know there are multiple people, including elderly, that all have dogs here and I'm worried about them as well. This is not right.

Negative experience: Based on my experience with NWPPM I must say the other negative reviews are true. I would give 0.5 stars if possible, but 1 star will do. The managers are incredibly difficult to contact, and make you feel like they are upset by the fact that you are contacting them despite the fact that it is their job. They do not take their work seriously at all. To the managers, it’s just a job, but to the people living there it’s our housing. I was charged $1000 for a repair that should have only cost $300, a price I was quoted by multiple 3rd party repairmen. On top of that, the repair was for something which should have been the responsibility of the property managers who instead chose to capitalize off the circumstance and force the problem onto the 20 year old renters to make the apartment livable. It was incredibly frustrating living here because I could tell I was being taken advantage of, but as a first time renter I did not realize something was wrong until after it was too late for the issue to be reconciled, and I did not have the financial means to fight the issue further. Willamette Students do yourselves a favor and live ANYWHERE ELSE. Do not be tricked by the low rent, it should be lower given the state of the complex. There are better places with more reasonable and competent staff with comparable rent and distance from campus.
Negative experience: DO NOT RENT FROM THESE PEOPLE!!! I have had maintenance requests outright ignored, rodent problems being ignored as well (which they actively lied to pest control that there were no reports of rodents from residents) AND these people do not care about your health, they'll ignore mildew and black mold growing in their walls! They try to lie and fine you fees that are unwarranted, they're actively rude to their residents and expect you to spend gas or bus fair to deliver rent to their office instead of collecting it at the location your apartment is in. These people are aweful! They don't need your money, your time, or even any attention besides one thing; A CLASS-ACTION LAWSUIT.
Fantastic experience: I rent my apartment at Parkway and I have had nothing but an amazing experience with NWPPM. It's easy to call and ask questions, easy to drop off my money orders for rent or pay online with the app, I never struggle for the important things you expect from a property management company. 5/5 would recommend.
Negative experience: My apartment complex was purchased by this company and they were going to raise the rent $400 from one year to the next so I was forced to move. When I received my security deposit they had charged me for things that were on my move in checklist. They just want your money, they aren’t there to work with you at all. Don’t rent from them if you don’t have to!
Positive experience: Staff in the front are really nice, and understanding answer all my questions.
Negative experience: You call to talk to them about a property and the have no clue what is list and refer you to the un updated listing website.
Negative experience: Extremely rude and not responsive. Upon meeting all application requests and being advised of numerous options in order to obtain residency my application was denied and I was told my application fee WILL NOT be refunded at no-fault of my own. NWPP management states 3-5 business days for application review, it took nearly a month. It's hard enough for people these days and companies like this who extort unfavorable circumstances to simply obtain $55 application fees that can be denied for ANY reason of their choosing is unacceptable.
Negative experience: we were moving from Ohio to Oregon,we paid the $1,500 deposit and then the new buyers on our house had a issue and fell out we tried calling them-no call back. they finally called us back conveniently one day after the "final" day so they kept our $1,500.
Fantastic experience: Thankful for how they helped me.
Negative experience: I just found out one month after they took over my apartment complex, they raised my rent with no warning. I can barely afford to live here, I don't have section 8 like everyone else. I'm a single mom going to school full time. I have paid my rent on time and faithfully for over 2 years. I feel like I'm being punished for no reason. Property management companies like this are the reason why the world keeps getting worse and worse for working people. My rent is now as much as a mortgage, and I have no outdoor area, no dishwasher, no nothing. It's just a box with walls. Why would you do this to people??
