Fantastic experience: I’ve been living here for three months and I’ve had an amazing experience. My unit was freshly painted and clean when I moved in. The few maintenance problems I’ve had were fixed promptly, and the staff at the office is extremely accessible, responsive, and friendly. The community is well kept so I don’t mind at all walking to the laundry room to do my laundry or to get my mail. I just released and I’m excited to live here another year!

The community is very peaceful, clean, and well-maintained — a perfect place for students and working professionals alike. One of the best things is its convenient location, just minutes away from the University of North Texas, which makes commuting really easy for students. The property features two swimming pools, plenty of open parking spaces, and lots of green surroundings, which create a refreshing and relaxed environment. It's pet-friendly, and there are always people walking their dogs or enjoying the outdoors. The management team is responsive and helpful, and maintenance requests are usually handled quickly. The apartments are spacious with good natural lighting, and the overall vibe of the community feels safe and welcoming. Whether you’re a student or someone looking for a calm, convenient place to stay in Denton, I’d definitely recommend checking this place out! Rating: ⭐⭐⭐⭐⭐ (5/5)

Fantastic experience: I've been here for 3 years and it's a really good place to live. Tiffany and Cynthia are very kind and helpful and the maintenance team is great. I recently had an issue with my water heater that caused my apartment to flood late at night which was SUPER stressful at the time, but Cynthia called me right back after I left a voicemail on the emergency maintenance line (she was so sweet and caring when I was losing my mind!) and Pedro arrived at my apartment in an hour which compared to other off-site maintenance I've experienced is excellent! They brought industrial fans that same night and then a dehumidifier the next day. Any apartment is going to have issues every now and then, but Oaks of Denton always does an exceptional job of handling whatever issues pop up!

Fantastic experience: Good staff back in leasing

Negative experience: Cabinets and showers are old and cracking. Cabinets release pieces of wood leaving a mess on my counters and floors. The hot water does not exist here for more than 10 seconds. I currently have zero hot water and to top it off the front office lady (African American light skin probably in 40s) is very rude and disrespectful. Zero stars I recommend to find something better.

Positive experience: The staff is always helpful, beautiful area, and super close to campus! Edit: I still think this a really good apartment complex, especially compared to others in denton. Just consider these things if you're looking here! Recently they painted the outside of the buildings, and changed a lot of the aesthetics to white, grey, and blue. I understand they want to modernize, but don't let the white and grey paint convince you that these apartments weren't built in the 70s. The inside of the apartments are still exactly the same. Honestly I really liked the old paint. The other thing to look out for is the onsite laundry buildings. We've lived here for two years and the first year or so they were fine. This past 6 months though, has been weird. Hopefully this gets fixed, but there has been trash, broken machines, and soggy clothes soaking in water for weeks. They just need to check on the laundry buildings more often.

Negative experience: Worst experience ever with the staff at Oaks of Denton, particularly with Tiffany. Every time I approached her for help, I was met with her famous line: "I know you might think that I am not helpful, but I am helping the best I can." Spoiler alert—she isn’t helpful at all. I’ve lived here for a very long time, and maintenance issues are rarely, if ever, resolved. When you bring up concerns to the front desk staff, they are incredibly rude, mean, and disrespectful. It’s baffling how such unprofessional behavior is tolerated in a housing community. The only saving grace here is Cynthia, the property manager. She is the one person who truly cares about the residents, treats them with respect, and actually takes steps to solve issues. If you're considering living here, think twice. The management needs a complete overhaul of their front desk team to improve this community.

Negative experience: The management is rude and unresponsive. Despite multiple requests, only a few issues are ever addressed. The property is infested with bugs, the rent is too high for old buildings, and there are almost no amenities. One star for the manager and staff. I want to vacate this old place with high rents but they're charging me 80% of a month's rent to terminate the lease while ignoring the fact that I am willing to vacate only because of their poor services and bugs in the house even after paying every month for the pest control. WORST WORST WORST SERVICES AND RUDE MANAGEMENT IN DENTON !

Positive experience: Edit: As with all apartments, document *everything*. Record your conversations and take notes/photos. My heat went out four times in December but they only kept their maintenance records for two of those times. Maintenance can be quick, but they won't give you a time estimate. They won't even tell you if it'll be in the morning or afternoon, or if they'll get to you that day at all. Be prepared to have to wait for a full day. For students, this means missing classes and potentially missing work. It is unprofessional and inconsiderate, especially considering how much rent is. -- I've really enjoyed living here! It's safe, generally quiet, close to campus, and quite central in Denton. Maintenance is quick. The people in the office are nice and very helpful if it's your first time living alone! The main drawback is the price. They're decent apartments, but the buildings are older so you can hear everything the upstairs neighbors are doing. It can get so loud that the noise reverberates in my apartment. The laundry room is decently kept and better now that they got a new service. However, it's twice the cost for the same machines (2.25/a medium load). Also, the app makes you watch ads after starting each load which is a bit absurd. Overall, if you can afford it, I'd recommend living here!

Fantastic experience: We’ve loved living at the Oaks! It’s a bit outdated but we don’t mind, only downside I’d say is no washer/dryer unit. Otherwise, management has been really polite and helpful, maintenance is very quick with helping us out with any issues that has arisen. We haven’t encountered any bugs in the last year we’ve been here and it’s the perfect amount of space for the two of us!

Fantastic experience: Very please with the place and the management of these apartments. It's close to the university and walking distance to the square, perfect for any college student to live in. Whenever I needed maintenance done, the work orders were processed swiftly. I would recommend these apartments as great place to live in Denton!

Fantastic experience: I find it really shocking to see some of these reviews. I have been living here almost 2 years and have nothing but great things to say. The office staff is amazing. They are kind and helpful and always find a way to make sure things get done. The maintenance team is also kind and on time and get the job done. I mean, it's not a lavish condo but you get what you pay for. I have not experienced any roach infestation in the time I've been here,. I don't have much else to say, but if your thinking of moving here check it out before you listen to the bitter reviews of some of these people.

Negative experience: Terrible experience. Tiffany and some of the other staff were incredibly condescending and disrespectful anytime we spoke to them. If I ever had questions they were rude and extremely frustrating to speak with. Terrible living space as well. Walls were paper thin, so much so that I could hear our neighbors talking outside every night and a sneeze through a wall. Our floors were vinyl and peeled as if it was wallpaper. I started seeing roaches every day at one point, even though we kept our space clean. Exterminator did not do much. Doesn't matter how well you clean for move-out, they will find something to charge you for.

Negative experience: Cockroach infested, loud neighbors, leaking ceilings that maintenance will fix dozens of times and then will continue to leak. The cheapest and thinnest vinyl floors known to man which deforms from the leak in the ceiling. If you have standards and want to live somewhere that doesn’t try to rob you on the way out, just so they can upgrade the place for the next person that’s sorry enough to rent there. I would try to live somewhere else, anywhere else. On top of that, the place is cramped, microscopic and outdated, the washers and dryers never work, are always broken and leaking. The new ones aren’t any better. They’ve doubled the price per load while giving you nothing more. If you want a washer and dryer in the one bedroom apartment? The hook up is against the first wall you see, in the most inconvenient position possible. Not the apartment, but the surrounding area has a ton of drunk drivers I think, there’ were always wreck and crashes into the fences of the cemetery across the street.

Negative experience: Property and location are nice enough, but property management is pretty terrible. Place was messy when I moved in. Left me with a broken shower for four months (no hot water). Condescending tone every single time I talked to any of the staff, worst customer service of anywhere I've rented so far. The manager tried to gaslight me that she had given me info that she had not (and lied about the timeline to get my shower fixed, too). During winter freeze, left my steps frozen and slippery. Posted notices of how much my rent would go up if I renewed, no thank you, place isn't worth what I was paying to begin with. Beats Scott Brown properties but only barely. If you're a UNT student, may be worth looking into, but if you're employed and can afford to look elsewhere, do.

Fantastic experience: I lived here from 2020-2021 and I must say it will always have a special place In my heart!! The location was so convenient, just feet away from UNT and the square! Plus the owner, miss Cynthia, was so understanding and kind and made my experience as a resident 100000% amazing! I always felt safe staying here, and the property was always clean, even the amenities!! I recommend this area for any student, it’s so nice and honestly I really am grateful that I had such a good place to stay when I needed it!!

Positive experience: A wonderful place to live, great floor plan options and a great, friendly staff. Quiet and calm as well, great for families or students looking for a place close to campus. Sometimes there are slight issues with the laundry room, and water temperatures, but otherwise all maintenance issues are solved relatively quick, and any issue that requires the office is also solved in a mannerly way with helpful staff.

Positive experience: I lived in Oaks for two and half years. Pros: * The environment is quiet, serene and green. The management is very consistent with landscaping *Maintenance requests are handled swiftly. The maintenance guys are one of the sweetest and most diligent people ever. * Adequate parking. Also close to UNT and just 5 min drive from TWU. *Modern package concierge system Cons: * If you are renting a 2x2, beware. There are 4 loud AC units outside the window of the master bedroom of the 2x2. I don't know how I coped with the noise for that long. * The buildings are old but decent. May need to double check for pests. They have pest control though. * Water bill is unreasonably inconsistent and illogically high sometimes. * The staff in the leasing office seem nice on the surface but can switch it up to aggressive or passive aggressive in one second.

Positive experience: A good and affordable apartment near UNT Union. There are different floor plans available. Swimming Pool, laundry room, amazon hub, USPS mail box etc are some of the facilities available. Leasing agency is also in the same place. This apartment has its own parking lot.

Fantastic experience: A little outdated but great amenities, location, and fair pricing. Though nothing is available for several months, the nicest young lady Tiffany gave me a tour of the complex. She seemed very busy but was able to show me around in keeping the appointment I made, and was very thorough in details pertaining to moving in. I was hoping for an earlier move in date, but would look forward to being a part of this community!

Negative experience: Emailed asking for a tour and got no response, so went and asked for a tour in person. Tiffany was very unprofessional and rude throughout the entire interaction. You must pay for the "upgraded" apartments to even have a ceiling fan or LIGHT in the bedroom. If you are wanting to live here, I would check other apartments that come with lights :)

Fantastic experience: Oaks of Denton is a great apartment complex. I have lived here for about 6 months with my girlfriend and we have loved it. Although there have been a few maintenance issues with our apartment, the front office and the maintenance crew have been super helpful and friendly.

Positive experience: Good community and very conveniently located minutes within walking between the heart of Denton and the University of North Texas campus. Been living in the back apartments for a couple months and no complaints yet.

Fantastic experience: Commute: If you're planning to go to UNT there is no better option. You are for all intents and purposes on campus, and the community is far cleaner, friendlier, and quieter than any other options at the same distance or closer to the school. If you are going to TWU, the drive is less than 10 minutes and a simple couple of lights - you really could bike there and enjoy it. Space: I was originally looking at one of the smallest options and thought that it was perfectly sizable and livable. No bad options here, and a lot of good ones. Laundry Options: Some apartments have options for in home hookups and some do not. If you're does not, there is a laundry center on sight for resident use only. Neighborhood: The neighborhood is a big part of why I like it here. It's quiet and safe. Property Management: Property management is easy to contact and pleasant to work with. I've had much much worse. Safety: There was a resource officer on sight when I first moved in. I've never needed them, thankfully, but my partner has called them in the past when someone attempted to steal her bike from I'm front of our door (this was years ago, and we've not had any issues since). Additionally, a few weeks ago the management team hired a private security contractor to patrol the premises. Parking: Plenty of parking. 9.9 times out 10 you won't have a problem finding a spot close to your unit.

Positive experience: Great first apartment!! It was also one of the few apartments with a three bedroom plan and good pricing. I like how close it is to campus too.

Positive experience: The Oaks is a nice place to stay while studying in Denton, and I don’t have any huge complaints. However, in the past there have been some communication issues, especially with maintenance. Granted, I think that will happen in a lot of student apartments but it’s a good thing to be aware of.

Positive experience: The Oaks of Denton is in a great location for UNT students. All of my classes have been within a 10minute walk so I don't have to worry about parking on campus! There have been multiple utility and maintenance issues, but thankfully the staff has been helpful in resolving those problems.

Negative experience: This place is ridiculous. Apparently they don't care about anything except getting money out of you. My son has been getting notices saying he doesn't have renters insurance on file and they are going to fine him. My son do have renters insurance and submitted it to the office long time ago, but they still try to fine him. People, please find somewhere else, avoid this place at all cost!!!

Fantastic experience: Nice apartments. They have a very good community—it’s clean and green and quiet. They have plenty of parking lots. The front desk is friendly and picks up phone anytime you call them—the maintenance is quick and nice. You don’t have to wait more than a day, else they are here within few hours. Mailing service is nice—they have Oaks Hub which is accessible only with the codes they mail is. Laundry is okay. Sometimes it’s dirty. They have six washers and six dryers. They have a nice little swimming pool. Top of that, the property is located at walking distance from campus—which is a plus point.

Negative experience: The staff are incredibly helpful but the complex is horrible. If you live here, be prepared for washing machines and dryers that never work and leave your clothes soaked, paper thin walls, and plumbing that's falling apart.

Fantastic experience: Outstanding experience dealing with Jordan and Morgan in the leasing office. I've spoken on the phone with both of them for nearly an hour each asking all sorts of questions about the complex and the area. Both of them have been remarkably well informed and consistently patient and friendly. It's difficult to choose an apartment while shopping from a different state, but Jordan and Morgan have gone out of their way to make sure I feel secure in my decision. A+

Negative experience: I lived in building 16 and dealt with roaches the whole time I lived here. Moved after my lease was up mostly because of that - I can’t stand roaches. I got a lot of the big tree roaches as well as small ones. Also: cabinets were super water-warped/bowed and old leaving wood shavings everywhere.

Negative experience: very poor. during the freeze our building was the only one without power for 3 days and it got so cold that the drinks by our bedside table froze. We’ve been without hot water for months despite our maintenance requests and them telling us it’s fixed. If it were fixed I wouldn’t be having to take cold showers. Not to mention several other grievances we have had in the past regarding plumbing, air, and so on.

Fantastic experience: I do really enjoy living here and the location is very convenient . I work on campus and I'm able to be a part of the campus community and not live in student living.

Negative experience: They used to have lots of washer and dryer issues but its better now because they upgraded to digital payment system for laundry. No good security, if you have left a cycle or something outside and left overnight then expect it to be stolen by the morning. Hefty charges while we moved out, even though our home was very clean and no issues they charged us 169$ for some odor (which didnt even exist). Our friends who had much worse home than ours didnt get any charges because they renewed lease with them but we did not renew it. Overall a decent community to stay.

Positive experience: lived here for a year and wasn't that bad for a first apartment experience. pros- amazing and nice staff good 2 bedroom/2 bathroom layout close to campus parking was ok, towing was never a problem quick to respond with most maintenance needs amazing closet space the pool was always nice having packages stored in the Amazon hub space was great improvement, rather than your package being left on your door step. cons- bugs. :) a lot of roaches. no matter how many times you spray in one week. some laundry dryers never got fixed so you'd end up wasting a dollar 25 towards move out day, there wasn't much communication on what to do, as in the final day we had to be completely moved out was 5 days earlier than the last day of the month which was quite confusing. walls and ceiling are pretty thin so if you get stuck with people who love to stomp around above you or have mad parties next to your bedroom from 10pm to 3am be prepared for some sleepless nights. the water would turn off from time to time, sometimes with a warning beforehand, and sometimes no warning at all. bathroom and kitchen cabinets are a bit outdated and have some wear n tear. shower heads don't have much pressure to them how nice your apartment will be is how well the previous renters left the place.

Negative experience: Called the police to risk going to jail to help a wide range of people. the oaks said they didnt care that i was a good person and doing better than the right thing and evicted me anyway. said "they were incapable of changing their mind"

Positive experience: Generally a pleasant place to live. Sometimes communication falls through: once or twice the water (sometimes just the hot water) was turned off without notice, although they had sent a notice for an instance earlier during the lease. During the COVID-19 situation, they pretty much allowed all tenants to pay rent in a variety of ways, including payment plans. They also immediately stopped charging late fees for those who couldn't pay rent right away. In fact, they allowed us until the end of the month. Although I had to contact them to find out this information. Yeah, I took a star off for their communication. Most of the time good communication, sometimes not. Aside from that, I always feel welcomed when walking into their offices in need of assistance. They have a wonderful zeal about them.

Fantastic experience: I love the oaks. I lived here for my first apartment after my lease was up I moved simply to return. I would release here if I were not moving to Dallas for a career change. I love the vibe, community, location, and management. Huge shoutout to Cynthia Jones for always making sure my needs are not met, but exceeded!

Positive experience: The staff (office workers and maintenance crew) are very friendly and helpful. The apartment itself is pretty over priced for what it is. The AC makes it sound like there’s a helicopter landing above and 95% of everything is installed incredibly crooked upon arrival or once “fixed”. The state of your new apartment will really depend on how well the previous person maintained it. In the end, in comparison to some of the other units I’ve toured in the area, The Oaks is by far the nicest.

Fantastic experience: Lived her for about 2 years now while attending UNT. Love it. Everyone is very nice, and its so nice that I can choose to walk to UNT or take the bus. Also the Oaks of Denton is so close to the Denton farmer market, which is fantastic to visit on the weekends. Everyone in the office is super nice, and maintenance is very helpful. <3

Positive experience: Living at the Oaks has been great, but there are a few concerns: walls are thin so you can hear everything, not the best area but convenient to go to school and is near the Square for entertainment and food, great office staff but could improve maintenance

Negative experience: Close to campus and has bus stop.

Fantastic experience: Excellent place to live in, its 5 minutes walk to UNT campus. The maintenance people respond rapidly whenever a repair may be needed. Friendly staff

Fantastic experience: I was shown great service from Ms. Myesha W. She made me feel welcomed and answered all my questions, even the dumb ones. I highly recommend checking them out if you’re needing somewhere to stay in Denton. Ask for Ms. Myesha she knows what she doing!

Fantastic experience: I went in for a tour and the office staff was amazing. The property looks well kept. It’s a nice quiet area conveniently located by UNT. There is a bus route but you could easily walk or bike from there. I did not lease because I decided to stay at home but I would definitely recommend the oaks of Denton as a place of residence. I had the pleasure of working with Myesha. She is knowledgeable and very sweet!!
