Negative experience: The townhomes I love it! and office people Tia and Karen is great! I filled out an application which totaled $300 and less than 24 hours my application was denied. The crazy part is me and my partner made 4x the rent is could definitely afford it but the reason I was given is because my partner was involved in a car accident that wasn’t her fault in 2019 which led to an civil suit which had nothing to do about rental history. I am a great person I have a newborn baby and was looking for a fresh start with my family that’s all. Like I said I loved everything else just not the reasoning because if I’ve know a car accident would’ve affected my application I’ve would’ve never applied.

Negative experience: The area is fine because it’s very close to all amenities, but the management is so so. You try calling the office and no one will answer even during work hours and when you leave a voicemail for a follow up call? NOTHING!!! My two roommates and I stayed one of the houses for over two years and moved out on March of 2025; a year after we moved out we found out that our credit scores all went down because they were charging us for something that we do not know what it was all about. We tried calling the office, but nobody is answering the phone. Please… what is wrong with your office people!? We need this to be fixed right away.

Negative experience: Scheduled a self tour for these buildings for today, Sunday February 22nd. We booked it two days ago, and we got the email with a confirmation saying as such for Sunday at 12:00 PM. We then woke up this morning to another confirmation letting us know at 10:00 AM on Sunday that it would start in two hours at 12:00 PM. Perfect! Then, the issue begins... We get there 12 minutes early, still no follow up text or email. We call the number provided and we get a voicemail. We text the number provided, no response. We also emailed, again no response. I am unsure what happened, but letting potential residents drive all the way out with nothing to show is a bit unprofessional to say the least. It is currently 12:28 PM and still no follow up email, text, or phone call.. and their system says out appointment was still confirmed. Overall, best to talk to a human agent rather than rely on their systems. If this is how their systems are though, it makes me wonder how bad it will be if we became a resident. I would stay away.

Negative experience: One of the worst property management experiences ever. The management at Residences at Razor Ranch is extremely unprofessional. The way they speak to residents is rude and careless, and whenever we raised maintenance issues in the house, there was little to no response. We returned the apartment clean and without any damage, yet they charged us thousands of dollars in penalties. Before moving out, we even replaced the refrigerator water filter with a brand-new one due to an issue—but they still claimed the refrigerator needed full replacement and charged us for it. On top of that, they charged for full painting, carpet, and mats, even though everything was in very clean condition. It honestly feels like they look for excuses to overcharge residents. This place seems to target and scam students with unreasonable move-out charges. Several of my friends who lived here faced the exact same issues. ⚠️ If you are a student, please avoid Residences at Razor Ranch. Save yourself the stress and money.

Negative experience: Do NOT for the love of all that is good on this earth, apply to the Residences at Rayzor Ranch!! My friend & I didn’t even live here bc the management was so terrible! We were told by 3 leasing agents from this management company that we could have all 4 of our pets on our lease because at least 2 had a doctors note, & the other 2 were pending a note. We applied, spent our $300 & got approved. Then when I’m confirming that I want all 4 pets listed on the lease before we sign, Evelyn who I believe is one of the managers, says we’re only allowed to have 2, even if the others are ESA pets. That’s definitely not what we were told by 3 different employees. We both remember having conversations with the agents about our multiple cats & multiple dogs. My friend & I literally wouldn’t have applied if all of our animals weren't permitted. So I go in there w/my mom to argue it, & Evelyn & another leasing agent who I had spoken with prior as well lied to my face & gaslit me saying they thought I had told them we had 1 cat & 1 dog each for a total of 2 pets, not 2 cats & 2 dogs for a total of 4 pets. They call some other manager I guess and get the okay to allow all 4 of our fur babies. Great. You would think…since they decided to be sketchy from the get-go apparently, I looked at the docs sent over to sign even more thoroughly than I normally would. There was an error on our pets’ weights that needed to be fixed. Then there was a typo on the rent concession doc. It was supposed to give us a month free and it looked like it said February 2025 would be free (phrased as February 25 with no clarification as to whether or not the “25” referred to the 25th day of a month of the year 2025). I confirmed with a leasing agent that it meant February 2025 which had already passed, so that had to be adjusted too. Then I go in to get the manual pet addendum since their system would only allow 3/4 pets on the actual lease & the last animal would be on a physical document. Turns out they gave it to me in Spanish. I don’t speak a lick of Spanish and neither does my future roomate. I go back to ask for it in English. Evelyn told us to go ahead and sign the lease with 3/4 pets on it, send the deposit, & then she’d look into getting us the addendum with the last pet on it in English. Bffr. Who in their right mind would sign a legally binding document in a language they don’t understand? Even if it’s does translate to the same thing in a language I understand? After talking it over with my roomate, we decide to hold off on signing & sending money until everything is in English with 0 errors. When I told Evelyn that we were moving on due to a very unpleasant experience with her and the other agents and asked for our money back, she stated that she extended our deposit deadline way past the 72 hour rule as if it was out of the goodness of her heart, & not from her repeated mistakes on our legal documents. She’s so passive aggressive btw. I get that usually the fees are non-refundable, but after all the trouble she put us through, I think it would’ve been right to get our funds back. We started looking at other places and found better options. Please do the same and keep looking. Save your time, money, & peace.

Negative experience: Very poor management at leasing office when we want to take a new lease they haven’t been answering any questions. We are at the location of leasing office. They are just typing or chatting with someone while we are speaking. It’s so rude and we felt like this is one of the worst experienceand I don’t know why how people get hired for the support and staff for a big organizational leasing company it’s so stupid management. I just went to East Park currently and it’s really shameful for that management.

Fantastic experience: I had the pleasure of meeting Randy when I submitted a maintenance request, and I can’t say enough good things about the experience. He showed up incredibly fast after I reported the issue, and got straight to work. Not only did he fix the problem quickly and efficiently, but he also took the time to walk me through what he was doing — all while keeping a warm, genuine conversation going the entire time. Randy was patient, kind, and extremely polite. It’s rare to come across someone who not only knows what they’re doing but also brings such a kind-hearted and helpful attitude to the job. Negative experience: I lived in a home at Rayzor Ranch for 2 years with three other college roommates. For the entirety of the two years I lived there, the management was horrendous and incredibly unhelpful. Our house flooded, we had black mold, a roach infestation, frozen pipes, and every time we contacted maintenance they either could not help us or took days/weeks to respond. When maintenance would finally come, they would come outside of the hours we told them we would be home. They would bang on our door and get angry when we weren’t home to answer. While maintenance was bad, they were nothing in comparison to resident support. Resident services were incompetent every time we needed assistance. The only person who was even willing to help us was Melissa, but she’s not with them anymore. It seems they are constantly getting new resident support agents, likely because the company itself is awful. Every other resident support agent would treat us like we were stupid, never help us with our issues, and just tell us to come back later. We have called all 10 phone numbers listed online, left countless voicemails, only to never get a call back or an answer to our hundreds of calls. Don’t try emailing any of the 30 emails they have listed online, because they will never answer them. I truly hope that they can fix the issues of phone lines and start answering calls and responding to voicemails. Also the hours listed online and in person are incorrect. They will go on 3 hour lunch breaks without leaving a notice on the door. There have been at least 10 times where we went to the leasing office to speak to them in person, and no one would be there. At random hours of the day. One specific agent, Nubia, was incredibly rude to us and told us there was no way she could help us. Before this though, she actually flipped us off in our car and followed us in her car through a parking lot. It was incredibly scary and inappropriate behavior. Upon move out, our security deposit was sent to us in completely wrong names. The names listed were actually people who lived in a totally different unit and were never tenants on our lease. We then had to wait another 30 days to receive our security deposit check, which was written out to the guarantor and all 4 tenants of the house. It was impossible for us to deposit this considering one of the roommates is now out of state. The leasing office said there was nothing they could do. If you do in fact already live here and want to avoid this issue, I would advise going to see the leasing agents in person and putting in writing that you would like your deposit check written out to one tenant only. Or else you’ll have to have all names in person at the bank and sign it. Upon move out we also emailed them in writing what address and what name to send our security deposit to, and they sent it to a completely different address and under different names. We also asked what time we had to relinquish our keys and we were told 11 AM the day of, but we were never told that ahead of time. Honestly if you live here I would just suggest getting legal advice when dealing with them. The way they run business here is definitely not completely legal. Avoid this management at all costs.

They shared that the staff interaction involving vehicles did not occur as written and explained that frustration at the time may have contributed to how the situation was described. We also acknowledge there was an initial error with the check, which our team corrected within a week, and while the process of cashing the replacement check required additional steps since some roommates were out of state, the funds were ultimately received.

Negative experience: One of the worst homes and worst experiences with the leasing management. They dont even have basic responsibility to respond to the provlem on time and flip their words always. They just act to benefit themselves, I had stayed in many other apartments or communities but all of them were so better and responsive to the issue. we received conflicting information from multiple staff members. At one point, an office associate even stated that their coworker had provided us with incorrect guidance—an indication of serious internal miscommunication and unprofessionalism.
