Fantastic experience: Shoutout to the staff at MGR Property Management, especially Brian Rodriguez. It’s honestly rare to find someone who actually helps you directly instead of transferring you to five different people. Brian was super responsive, helped get things fixed quickly, and gave me real peace of mind through the whole process. Negative experience: MGR is renting out space to ICE in Irvine. If you are considering using this business, I urge you to question whether or not this business aligns with your values. It is clear that they don’t care about the community or the people who help support them. Additionally they have made it impossible to even call them. They have shut down all phones and turned of all voicemails except for the operator who just hangs up on you.

Positive experience: I’ve had a good experience renting through MGR Property Management so far. The move-in process was straightforward, and they were clear about fees and expectations, which I appreciated. The only reason I’m giving four stars instead of five is that communication can occasionally be a bit slow during busy times. Still, when they do respond, they’re helpful and get things taken care of. Overall, a reliable management company if you’re looking to rent in the Ontario area.

Fantastic experience: I needed to relocate closer to my place of employment, so I contacted out earlier this year, and Kevin was a huge assistance. The most impressive thing to me was how trustworthy he was; I received answers to all of my questions the same day, often even within an hour. He showed me a unit with excellent lighting, spotless halls, and a gym that looked nicer than most of the places I visited.

Negative experience: I am trying to pay my dues. All they do is transfer from person to person. If I can do it online I will not even call, but that’s the reason I call so I don’t get extra charges for not being able to talk to someone.

Negative experience: Since MGR officially took over WhiteStar our service has been terrible, and it got worse recently when our community manager left. MGR apparently has no interest in replacing our manager and has essentially abandoned our community. We've heard that many of their other managers have left, too. DO NOT UNDER ANY CIRCUMSTANCES USE THIS COMPANY. They will not perform per their contract but they'll sure take your money from you.....will be suggesting our board hires a lawyer to deal with this deeply unprofessional company.

Negative experience: Crown point apartments: 1840 S. NELSON ST. WEST COVINA: If you are looking for a place where you will have to deal with black mold: this is the place. I dealt with black mold because the bathrooms don't have a fan for ventilation, you have to open a window. The spiders and roaches that lie in the cracks of the foundation are ridiculous. They have "over night" security bit somehow the cars and mailboxes were broken into constantly. They didn't do anything about the mailboxes until reported to the postal inspectors. Management is horrible and the washer and dryer are always broke. Save yourself the trouble and bypass this raggedy, roach/spider infested, and rude management apartment.

Negative experience: MGR Property Management, formerly known as Whitestar Management, is by far the worst property management company I have ever dealt with. As a homeowner, I pay hundreds of dollars each month for their "management" and HOA services, yet I receive little to no support. I live a quiet life and simply expect my front yard to be maintained, as covered by the HOA fees. However, every time I submit a landscaping request, it gets ignored, closed without resolution, or met with vague responses that offer no real assistance. For example, the front of my home has had dead plants for nearly a year. (12 months) The landscapers removed them but never replaced them, leaving empty holes in my yard. The irrigation system is also faulty--some nozzles don't work, others barely drip water, and some are completely blocked by rocks. Despite multiple requests, nothing has been done. I have never missed or been late on an HOA payment, yet my simple requests for basic maintenance go unanswered. In the four years I have owned this home, the community has gone through at least five different property managers, which speaks volumes about the turnover and lack of consistency. I strongly advise against working with this company! Save your money and choose a management company that actually supports its homeowners and takes their concerns seriously. _______________________________________________________________ I have already communicated with the Director multiple times via email and phone, as well as with several individuals from the company, including the community manager and assistant community manager. Unfortunately, no resolution, assistance, or support has been provided. The only request I am making is for the missing plants in front of my home to be replaced, as outlined in the bylaws and CCRs (Exhibit C, Section 1.7), which state that the Association is responsible for maintaining front yards, including landscaping. My request has always been simple and remains the same. I am readily available by phone or email, yet no one has made an effort to provide homeowner support or reach out to resolve this matter.

Negative experience: Annette is so rude and impatient. She kept yelling and talking over me like I was some child. I asked to speak to someone else. “Empty minds make the most noise” Griselda can actually carry a conversation.

Negative experience: Company is involved with legal scamming. They towed my vehicle from my assigned parking spot in the middle of the night (1:20am), without any warning or phone call, and I had to pay the impound fee myself. I have been trying to reach corporate and have had no luck with speaking to anyone about it. Those looking for rental properties should make sure it’s not owned by MGR before signing anything. Update: The comment management posted about me emailing them led to no response and the property manager has still never responded to me. I stand by my original statement. They don’t care about their tenants and they will not care about you, if you sign a lease with them.

Positive experience: Update to this review: After posting this, I was immediately contacted by the company, which was impressive. They've since then reassigned me to another property manager, Andy who has been very responsive and at least acts like he cares. He's been working with the owner to make the repairs I've requested, slowly but steadily. I'm very grateful that the company heard my concerns and moved quickly to correct things. Andy has helped change my mind about my service here. I like the way things are going now and hope they stay like this. I never write reviews unless Im strongly impacted by someone. As a tenant it's been a nightmare dealing with this company. I've had my property manager changed several times. In the beginning it wasn't so bad, requesting repairs but since they handed that responsibility off to Ryan it's been a struggle. I'm going on to waiting for over a year for maintenance requests to be tended to. They send people to evaluate the situation and never follow through. As an example only half the windows are functional in my home. As a struggling single mom I feel taken advantage of and helpless. Every time I've called to check the status of my request, they sound annoyed that I've called, and they say they'll take care of it but never do. The property owner is overseas and they take advantage of that as well because they have no idea that their tenants are so unhappy, and unaware that their property isn't taken care of. I have a cracked tub that most likely is leaking into the floor underneath and these guys don't care to do anything about it. If I owned a home I'd never use their service, I'm so surprised to see the good reviews, but looks like they're almost all for the same person, probably the only person with a heart that works there. My current property manager is Ada and has never tried contacting me, not even when they raised the rent, i just got the notice in the mail. Once i told her i thought it wasnt ethical to raise the rent on a tenant who has been complaining for over a year about maintenance, she said she had to see the property for herself and now I'm waiting for her to have the time to come and do that. Currently I have no A/c middle of summer, windows dont open on the bottom floor, sliding door screen doesnt close right, we dont have alot of air circulation, again im a single mom with a small child who has been feeling naseous from the heat and yet my phone calls/texts are not being returned, yet they never get rent late. These people are unethical, irresponsible and heartless. I wish I had the means to move but unfortunately I don't.

Fantastic experience: I serve as a board member of a fairly new small community. Ever since we switched to MGR, Griselda has been our community manager and such an exceptional HOA community manager. She is always responsive, professional, and genuinely cares about the well-being of our community. Her proactive approach to addressing issues and her clear communication have made a noticeable difference. All the action items and community improvements that didn't see any movement before we switch to MGR are now almost all completed under the board and Griselda and her team! Fantastic experience: Our neighbor's tall and huge tree branches have been encroaching on our property for a long time. Year after year it’s getting worse and worse (blocking the window view and inclining to our house with limbs scratching our property paint). After I sent an email to MGR, Karissa Dolan, the Association Manager handled our serious concern quickly and professionally by sending an HOA letter for our neighbor's cooperation before MGR's following action. After a few weeks of waiting, the problem was finally resolved and we are happy now. I highly recommend MGR and appreciate Karissa's great performance in responding and taking care of homeowner issues. They are great!

Negative experience: If you have a problem, you can forget about getting any response from MGR Property Mgmt. Residents cars get towed by predator towing companies. LM to express concern over this, as well as No resident parking, and no one cares. No call back from Sylvia, no follow-up. Check before you lease because compassion for residents is non-existent with this company.

Our parking policies are posted at each property, as legally required, and our towing companies must obtain a signature before towing, unless the tow is a fire lane violation. We actually enforce parking permits and other policies to ensure tenants have access to their assigned spaces.

Negative experience: Horrible service. Don't call this company is a waste of time. They side the property manager on site when you have a complain about her/him. Even though the work is not done like it should. Never answer phone calls, or answer messages. The place is like everyone does whatever they want. The guest parking is only 24 hrs, but either tenants or guest stay whatever time they want. No taking action like getting it towed or at least leave a verbal warning. The guards just sit on their phone. Laundry it sucks old machines, they need to be recycle and get new ones. Never get refund back, basically need to check to make sure it does not work to get money back. But, it takes months corporate is so cheap. Do research in this company because they owe different properties.

Positive experience: After years of managing my rental I decided to turn it over to MGR. Should’ve done it years ago! Very happy so far. Being face to face with renters I found myself being to nice, and before I knew it tenants were couple months behind on rent. And I hated being the bad guy. This way I don’t have to worry about apps, background checks, late fees, etc. This is the way to go!

Negative experience: My husband and I have been viewing rentals and came across one located on Ramona Ave in Rancho Cucamonga. My husband called and made an appointment with the receptionist to meet with Sandy Jensen. We showed up 10 mins early and she showed up 1 minute late. About two minutes before the showing appointment we called to ensure she was still on her way and make sure there was no communication error. There was not, she was just running late. Upon arrival she parked in the driveway and started walking to the front door without greeting us. I said hello and she said hello and walked away. She unlocked the front door and sat on a porch swing next to the front door. She gave no basic information on the house. If it wasn't for my husband to confirm her name and introduce himself she would have not even spoken to us. We asked if we could bring our stroller inside with our infant and she said "I don't care" then waved her hand for us to go in. She spent her whole time on her phone on the swing. She greeted every other person who was viewing the property. I assume it is because we are young but we easily make 4.5x the rent and meet every qualification. After leaving I looked her up on yelp. Every bad review seems to be pretty on point with her terrible attitude. Such a shame that she represents a well known company. Definitely a red flag for other renters to be aware of.

Negative experience: In the last 3 years, we have gone through 3 different Property Managers at this small 26 units HOA. Currently we were assigned to a new (3) years experienced PM which does not meet the skills required to manage nor deliver results and communicate properly and professionaly with BOD's. Its like having no one! We really missed our first of these 2 PM. Very dissapointed we are as this is not the image this company has ever portrait in terms of handling this property and responding to the projects and needs of every stakeholder herein.

Negative experience: I am updating my review as of 8/4/2021 because some things came to light recently and resulted in us firing Shelley Skaggs and MGR as of 8/1/2021. In June 2020, I purchased a condo in a Riverside community that was managed by Shelley Skaggs of MGR. From the moment I moved in, it was obvious that the complex had been neglected by the property manager for a very long time. The dumpsters were overflowing and there were constant piles of trash on the ground, the pool wasn’t being serviced regularly, and there was a homeless encampment on the property. The transients were using our outdoor power outlets, water spigots, and dumpsters. They’d chain their bicycles to the trees behind my building and would just roam around our buildings at all hours of the day and night. Car and mailroom break-ins were frequent as was other crime. Residents and I were getting constant pushback and rude responses from Shelley anytime we would contact her about concerns or just to report something that needed repair. Homeowners and renters who inquired about the condition of the pool and other facilities were targeted by Shelley and issued violations for things that are not legitimate violations outlined in our CC&Rs, Bylaws, or Operating Rules. Shelley ran the property as if owners, renters, and the Board had zero say in things. I begin documenting EVERYTHING that went on at the complex and all the action residents took. These actions ranged from nonstop phone calls to Riverside Police Department, homeless outreach services, our councilmember, code enforcement, the waste company, and others. Additionally, our reserve funds were low, yet the property was extremely neglected. It just did not make sense. Monthly HOA meetings were well attended, but residents weren’t being heard. As a result of our frustration, we contacted Dana Rademaker (MGR’s General Manager) and Carol Higgins (MGR’s Vice President). Both told us that there is nothing they can do about Shelley not fulfilling her responsibilities and that we would have to rely on our Board of Directors for resolution. This was a lie because Shelley did not hold a Broker’s license, so per California law, someone at MGR with a Broker’s license is always liable and responsible for her. A year went by, the problems continued but residents were starting to get their voices heard by other members of the Board. We demanded a new property management company immediately and began further advocating for that. Board members could rarely get in touch with Shelley when emergencies occurred on the property during business hours. It was taking far too long for Shelley to get bids and other things that she was responsible for. The Board was as frustrated as residents had been for a long time. The final straw occurred in early 2021 when our HOA Board of Directors found out that Shelley had been appointing a favorite contracting company of hers that wasn’t licensed and was overcharging us drastically. They also did not hold permits for the work they were doing at the time (a $41,000 job). Since there weren’t any permits for this specific task, the City of Riverside issued a stop work order. Yet, Shelley did not inform the HOA Board about the stop work order until the work was almost complete. This lack of responsibility ended up costing the Association far more than was necessary and left us with incomplete work. The Board fired Shelley and MGR and we now have a new property management company as of August 1, 2021. We are now in the process of repairing the damage that was done to our property truly at the hands of MGR. There are well over 100 residents here at my complex who would agree with me when I say I would not recommend MGR to my worst enemy.

Fantastic experience: Carly has been exceptionally professional during all of our interactions. She is prompt and detailed when reporting the condition of our property to us. If there are any issues with our tenants she offers multiple solutions to the problem and explains our options thoroughly. I look forward to continuing to work with her and HIGHLY recommend her to all who need property management help. Negative experience: I notice most positive reviews are 1-2 years old. What has happened to THAT type of service, as every negative experience has been from 1 day to 6 months old. I've been a homeowner of Sonata at Canyon Crest for over 15 years. Never, I mean never, have I felt unsafe in my home, nor have I felt disrespected and dismissed...until now! Property Manager, Shelly, is a big part of this. She is rude, unprofessional and condescending. There have been so many transient issues and encampment issues, vehicle break-ins, unknown individuals knocking on doors, jiggling door knobs, stealing packages etc. and the police are constantly being called. All of the concerns have been documented and management has been notified every time. It takes weeks for her to address concerns, she has lied to homeowners regarding our current criminal activities on site (stating there was only 1, when in fact there are 66 documented events), and is refusing to wear a mask during monthly homeowner meetings, which have been attended by many at-risk, vulnerable people. Her reason "I'm not a mask person." We've requested, by email, to have Zoom meetings and they won't respond. We've requested a translator for our hearing impaired homeowners, and there's been no response. MGR Property Management needs to take responsibility for the actions of their employees. Maybe a few years ago, they were on top of things and compliant with regulations. That's no longer the case. Be very thorough in your research when choosing this property management company.

Negative experience: We went to see a small house for rent. First thing i noticed is the guy showing the house is not wearing a mask. Everybody else was wearing a mask. Then instead of waiting for each person/ Family to go see the house he started sending in groups 2 families to get it over with faster. He shouldn't be doing that during a pandemic. He wasn't thinking about our safety. But I liked the place so i decide to apply , i asked the guy how i can apply and he said to go online. So within an hour or so i go online to try to apply but it wont let me get past the application fee. Once i enter my bank info it kept telling me try again later. I kept calling for 3 days straight trying to resolve the issue because i was really interested. They said try again tomorrow. I kept trying and still same issue. They finally said they will get back to me. Next thing i know the property is gone. I called again and they said someone already got the property and they are just waiting for payment from them. I am like i didn't even get a chance to apply and be considered. They said my payment couldn't go through because someone applied online and apparently their online system only allows one application at a time.... Their system should allow for anyone to apply and they should review every one that applied to be fair to everyone that went to see the property and not to waste our time. i don't care if they charge my for applying even if i don't get picked. At least i know i tried and they reviewed my application. Their system is stupid and unfair. what a waste of time since i live far and was trying to move close to my job. They didn't even mentioned you could apply in person when i called. They told me they where trying their new web site and to apply online. Don't waste your time

Negative experience: Im not happy about their organizational skills. I called left a message. A man I'm guessing his name is Greg called me back and asked if I was able to come and see the property i inquired on Tues at 1:30 pm. I said yes i can do that. Tues day comes here at the property no one here to show it to us. Called him up no answer called the receptionist she answered she was the only one who i would say is even remotely professional by the the way. She called him and he answers and she relays to me that my name wasn't written down for a showing. And to comeback at 4:15 i am looking for for a place to live and it should be taken seriously they should be more considerate of people time is the only currency you cant get back and they are wasting mine.

Negative experience: ZERO STARS !! The MAINTENANCE is FRAUDULENT ! The Property manager Sandie Jensen forced my family to move after she realized we were BLACK. Even tho I always paid my rent in full promptly every month. ,She Professionally STOLE MY SECURITY DEPOSIT and Attempted to ruin my credit. . ALL of the maintenance people she uses are related to her so she rips off property owners. Don't DO BUSINESS . This Company hired ,glorifies and fully backs this employee.Which Says a lot about the company. Look around the office...there are NO BLACK employees. 1 asian. Not a good place to do business.

Negative experience: One of the worst companies ever and I won't recommend for anybody ... They managed my property for some time where one of the tenants didn't pay the rent for 4 months till they went out finally by law and till today MGR couldn't get the outstanding rent back (3 years ago!!) what I get is that it is in collections and they can't reach the tenant !!? Another tenant left before end of contract by one month so normally they held his security deposit , which they did . The tenant sue the company to have back the deposit and they won the case however MGR decided not to appeal and leave it !! And when I asked them shouldn't it be my decision as this deposit belongs legally to me to compensate last month in the contract .. I was told that MGR CEO decided not to appeal ??! This company owe me around 7 K dollars on those 2 cases and I left this weak corporate and will never return and would not advise anyone to deal or hire them to manage their property ...

Negative experience: I was a renter for 2 years. Maintenance folks were great. Staff leave a lot to be desired. When I moved out over a month ago, I gave my full name and new address to send the deposit. They sent the first check to the wrong address. The second check that came to the correct address had the wrong name on it. They returned a copy of the lease with the check so it was possible to see the correct spelling of my name. It's been a month and a half. It could be two full months from move out to getting the deposit back.
