Negative experience: Run from PMS if Quinn Eliason is assigned to manage your community. I can only speak for myself but their responses have been horrible. I’ve had the opportunity to be on my communities HOA board and now I’m just a homeowner. During a recent exchange where I asked about lawn care. I was told by Quinn “it will start in a few weeks”. Not really an acceptable answer when I’m paying monthly for these services. I replied back that it sounds like we don’t have a contract in place. Quinn then replied that we did. Growing increasingly frustrated and since our community apparently had a contract for lawn care. I asked “okay so when does it start and what day of the week will the lawn care people be coming out” I was told once again “in a few weeks”. So I guess people enter contacted agreements that allow them to provide/start services in a few weeks. Must be some 2026 new legal verbiage. Either way. It sounds like Quinn is simply annoyed by residents reaching out. Not good since this the only way I can contact my HOA. I choose not to be that one crazy guy that goes up to the board members houses to complain.

Negative experience: BEWARE! You will deeply regret investing your money in Property Management Systems Inc. You will spend much energy and time to force them to fulfill basic duties. They don't honor their obligations according to contract. You will be demonized for trying to hold them accountable. However, they are very good at placing unreasonable fines. Safe yourself from headaches and stress by looking elsewhere for a reliable company.

Negative experience: Worst company to deal with. They recently changed over their service portal to some new company and its been nothing but trouble. Multiple owners are having trouble and no one here is trying to help. The new portal is clunky, like a child made it. People have been getting over charged and its a mess. In addition, I've had conversations with multiple owners about how basic requests for maintenance or other issues get ignored or pushed off onto the board, which makes me wonder why even pay a management company to do basically nothing. Don't use them, you'll just be throwing your money away.

Negative experience: PMSI is the Property Management for my HOA and they are horrible. Things got done until they changed our property manager and now the owners are beyond frustrated at their requests being ignored and nothing getting done despite the fact we pay them thousands of dollars per year. I wouldn't recommend them to my worst enemy.

Upon speaking with your management team, your request to have a motorcycle removed from the community was received and upon discussion from the board, they agreed to have the motorcyle removed from the property, which has already taken place. YOur community's new property manager and long standing assistant manager are addressing concerns, requests, and work orders as they are submitted and are also proactively working on projects for the the betterment of the community. Should you see an issue arise at your community, please inform management so they can take action right away to resolve the matter.

Negative experience: Don’t rent from them. They will neglect maintenance requests and then pin it all on you after you’ve moved out. They will charge you for things that weren’t broken/damaged. They will say things were stolen that were not. They will take most of your income if you are the property owner, and they won’t communicate the requests to you sent in by your tenants. Looking to bleed yourself dry, to the bone, then go ahead and rent from them or have them manage your property. Hell is coming for them. Guaranteed. Update: we were friends with the property owner. He openly admitted to many facts, one of which was your lack of communication with him and maintenance that was still pending from the previous property manager. There were still pending maintenance requests when I moved out. There is mold in the basement that I had tested by a third party, which you neglected. The broken windows were never even looked at/estimated during my time there. The old guy with the handlebar mustache did not take photos of the condition of the property, he took photos of our personal items and of us. To add to that, we never had access to the second inspection where he took photos of her asleep in her bed. What makes this even more ridiculous is that I have documented literally everything during my stay there. I never got my deposit back because you claim to not have record of it.

Upon speaking with our leasing department, it has come to our understanding that you vacated the unit in question in April 2025 leaving a solo roommate. That roommate was recently evicted for non-payment and for refusal to allow maintenance workers access to the rental for repairs. All attempts to conduct repairs have been documented. It should also be noted that we did not receive a review from you until after your former roommate was evicted. You have not been billed for any damage after moving out. Only your former roommate is named in the collection notice. Our records also show that you were reimbursed when recepits for proof of repairs you had made were submitted. As for the property owner, they are well aware of ALL communications between the tenants and PMSI as we act on behalf of the owner. Should your roommate have questions needing to be answered regarding their eviction, please direct them to the proper parties.

Negative experience: Ive lived in the foothill condos for about a year and an half and my experience of the HOA is such a disappointment. For something that costs what it does, the hot tub was broken for weeks on end this year, cracked broken pool chairs, the fitness room is a joke. Erika is highly unpleasant over the phone, cold and condescending. I suggest giving her a lesson in customer service.

Thank you for making us aware of your concerns. Upon speaking with your community's property manager, necessary spa repairs were needed earlier this year that did require it to be shut down. All repairs were made as quickly as possible in order to return it to an operating status. Pool furniture was replaced this summer, so please report to your management team which pieces are broken so that this can be corrected. All machinery located in the fitness room are regularly serviced and maintained in order to provide its functional use to residents. We are always looking at ways to improve our customer service and will be working with our team to do just that.

Fantastic experience: Jesus went above and beyond for my wife and I! He walked us through the process because we hadn't rented a place in over 15 years and alot has changed in finding and spending money just trying to put in applications. Negative experience: We have made several attempts to reach out, but our inquiries have not been addressed. It is important for us to understand the situation, especially regarding the fees we are incurring. We would appreciate a prompt response to clarify these matters. UPDATE:We have already fixed the issues requested and paid over $1,200 in the same fees before, yet the charges still have not been removed. Despite multiple attempts to get answers, no one has been helpful or responsive. This situation is extremely frustrating and unfair.

Negative experience: Over the past several years, our family has experienced ongoing harassment and negligence from both the HOA board and the property management company overseeing Lincoln Manor. The core issue has always been a furnace venting dispute, which we attempted to resolve through a formal legal settlement in 2020. Unfortunately, that settlement was breached—not by us initially, but by the HOA and their attorney, who failed to follow through on their side of the agreement. Since that time, communication has been virtually nonexistent. Emails go unanswered for months, and critical issues—including lien notices, fines, and property access concerns—are simply ignored until they escalate. In 2020, we made it clear through their attorney that scheduling access to the property would need to involve our elderly, immunocompromised mother-in-law who lives there. No one followed up. No one contacted her. Then we were penalized as if we were uncooperative. What’s even more alarming is the complete disregard for potential health hazards. In November 2020, we raised a serious concern about possible asbestos exposure related to the venting work and insulation in the unit. This was never acknowledged, investigated, or followed up on—by either the board or the property management. Ignoring a documented environmental health risk is not only irresponsible but shows a deep lack of concern for resident safety. The lack of transparency is ongoing. Fines are issued without clear justification. The HOA claims dues were unpaid when we have proof of payments. They also lost years’ worth of board meeting minutes and blamed it on an iPad crash—yet no backup records exist? To make matters worse, the attorney who represented the HOA in the settlement not only failed to honor the terms, but also pressured us with inappropriate, unprofessional messages at the time of signing. That same attorney and the board have contradicted each other about lien placements and dues collected. What’s most heartbreaking is that this property is home to my elderly mother-in-law and disabled brother-in-law—two people on fixed incomes who deserve peace and respect, not intimidation or silence. The way this situation has been mishandled has caused significant emotional and financial distress to our entire family. I urge anyone considering buying into this community or working with this property management company to look closely at how they handle conflict, safety, and communication. If you’re expecting professionalism, responsiveness, or empathy—look elsewhere.

We're sorry to hear of your concerns. Upon meeting with your mother in law and reviewing the deed, confirmation of ownership was made, and account access was immediately provided to her. Unfortunately, foreclosure is an end result of severely delinquent accounts, which the HOA and Property Management Systems tries to avoid at all costs. Upon the settlement agreement back in 2020, it was agreed that once the violations have been corrected, the board was willing to review and consider the removal of late fees on the account. As it has not yet been received, we ask that you please provide confirmation of violation correction in order to proceed in the discussion of this matter. It is also important to update the HOA and management upon change of contact information. Having this up to date information on file ensures that HOA communications are sent and received in a timely manner. We encourage you to update this information and any automatic payments that you may have set up to reflect your current monthly fee. We invite you to review your previous comments and reviews as you will see that all are accounted for.

Negative experience: The townhomes used to have such nice front yards but now have no grass and trash in the front yards The hoa used to be a decent price but they continually raise it . It used to be 75 but now its 350 plus and the front yards look worse than ever. I would to know what they actually do with the extra hoa fees

Positive experience: I wish I could give a separate review on Stacie alone. Stacie I would give ten stars if I could. We have rented our home with property management systems for nine years this November. We have had our ups and downs but most of our downs have been with the owner of the home himself and his unwillingness authorize repairs. As far as Stacie (an office manager) goes however, she has always been so kind, accommodating and at times compassionate with what life throws our way. Always willing to accommodate us as long as we are being communicative of what's going on. Heather the maintenance manager has always been prompt and efficient in resolving repairs to the best of their abilities. I'd also like to highlight Justin, one of the maintenance staff who is unbelievably kind, hard working, efficient and always respectful when he comes to do repairs.

Negative experience: We were not pleased with this company. They never let you know what's going on behind HOA paperwork. And very bad communication! They are never available unless you go show up in person. I do not trust this company.

Negative experience: Not pleased with this management company. They raise HOA fee every year since we hired them. However, nothing has been done, except putting up couple unnecessary parking signs. Home owners still have to do everything and pay everything out of our own pockets, such as close the pool, clean windows?! Not to mention garage doors were not fixed after more than 2 months, which leads to cars that parted inside the garage got vandalized and still no responses. They were able to provide video footages which the home owners paid more than 100K for the monitors and internet to support the monitors each months. It's a very suspicious and unreliable company.

Negative experience: PMS is right and the perfect acronym for how the staff act. I am so glad that my bf has finally escaped the property being managed by them. Maintenance requests always went ignored until there was significant damage and our landlord would then have to call them to remind them their job is to handle property needs not him. Front desk girl is beyond rude and shouldn't act like she's still answering the phone for Walmart where she can act like a brat. If you are a renter in a condo community stay away from any that have PMS as their management or you'll wish you had listened to all the negative reviews. Bad bad bad company. No wonder they have a D- on the BBB site.

Negative experience: I would give them no starts. They are always at lunch or away. Eva I was told had personal issues and was never in the office. Olivia is of no help. Charles doesn’t respond. They screw up your accounting. They lie to you and blame someone else for their lack of not responding. Their portal app they want you to use has incomplete documentation or no information that is needed. Do yourself a huge favor and don’t use this management company.

Fantastic experience: Property management systems. My name is Jay. I am with park shadows HOA board. I want to let other people and companies, board members and private groups with gated community's who are in need of, or just starting out looking for a company to manage their whole operations. This is the company you want. Eva and her assistant Oliva are as good as it gets in this business. 100% follow through on everything. If they don't know the answer,they will get you the answers you need. Fast and efficient. And most importantly they will deal with those people who like to cause problems. Negative experience: Zero stars if I could. My HOA started using this company and their accounting department is incompetent. They don't read the by-laws and charge late payments and interest fees on dues that they consider late. It takes them forever to correct their mistakes and the issue continues despite ongoing communication. They are also slow to respond to maintenance requests.

Fantastic experience: Our HOA has been in existence around 20 years and we have contracted with PMSI for around 10 years; whereas we had two others prior to PMSI. Our personal account manager with PMSI has been Charles Blackwood for most of this time. Charles and his team have been great to work with and are very conscientious taking care of our unique circumstances due to our small property of 90 single lots, with a very large common area. Charles is a great resource with his property management skills, knowledge of how CC&R's work within the law and real estate knowledge, plus he is very patient dealing with "challenging" members. He knows how to back the board up. The company has been very reasonable on their fees and seeks the best way to help out their clients with their resources. Charles is a good reflection of this company and I definitely recommend you investigate their services.

Negative experience: Customer service is terrible. Good luck trying to get a response to any questions you may have. On 2 seperate matters I am up to the 3rd request for a response but have heard nothing. I was paying Xfinity an additional amount for HD; apparently it is now provided in the cable charge included in our HOA dues. PMS did not advise of this change and after many attempts to communicate with them about this they advised they were unaware of any changes.

Fantastic experience: My son had originally rented a condo through PMSI 3 years ago. The owner of the condo switched management companies shortly after my son moved in . The new company was Wasatch Leasing and Property Management and they were absolutely horrible!!! When my son moved out on May 31,2023, they told him he would get his full security deposit of $1250 refunded to him by July 1st. Of course, when that date came they started giving us the run around. They stopped answering their phones and emails. We reached out to PMSI for help and even though they were no longer responsible, Stacy Colvin went above and beyond trying to help us and eventually resolving the issue with the owner. There is no way this would’ve been resolved without Stacy’s assistance!! Thank you!

Negative experience: The Board of my condo development and this property manager SUED me for building a pergola on MY OWN DECK. They won because the CCRs give them the power to 1) make subjective decisions on what can be put on limited common property 2) called this pergola a nuisance. 3) claimed it impeded their influence and control (that should scare the bejesus out of you!) and 4) required me to pay $8000 to their law firm because I lost that suit. What self-respecting law firm accepts a case to sue over a pergola and charges eight grand? Miller Harrison LLC, that's who. Stay away from PMS, this law firm, their certifiably-insane (IMHO) current president and board members who change the CCRs so that one of their own can keep her obnoxious poodle, (over the 40 lb weight limit) can stay. Same dog knocked my elderly neighbor to the ground and significantly injured her. No Board action or lawsuit on there, because pergolas are more dangerous (SMH).

Fantastic experience: I live in a condo that utilizes Property Management Systems (PMS) to help us run our condo property efficiently and to help our HOA meet the needs of our owners and make wise decisions about our property. As president of the HOA, I am extremely happy with PMS. Their website is user-friendly, their representatives are responsive and respectful and their whole approach to managing our property is one of mutual respect and openness to our needs and wants. We have a wonderful property manager from PMS who Zooms in each month for our HOA meeting, is responsible and professional, and who is always willing to listen to our desires, then give her professional opinions based on her extensive experience in the management of other condo properties. We are truly thankful to PMS for the careful, professional management they provide us. We have a well-run condo property and we attribute it largely to PMS. Thank you to all of you!
