Negative experience: UPDATE: The unit I applied for isn't even on their website anymore, so obviously they couldn't be bothered to let me know I didn't get it. I don't even know why I wouldn't qualify, since I believe I should have met all the requirements based on what the application said, or if it was something else. Would not recommend wasting your time and money with this company. When I applied to rent one of their units, they said I was the first one to apply so I would get first consideration. They said I could schedule a viewing once the apartment was cleaned. When the time they had said it would be ready came around, I reached out and they said it wasn't ready yet. I reached out again a couple weeks later but I never heard from them again. Not sure if they had lied when they said I got first consideration, or couldn't be bothered to tell me that I didn't qualify for some reason, but either way it's very rude and dishonest of them to never reply to me. So I wasted $50 (one of those companies that charge an absurd amount to run a background check and then pocket all the money of all the applicants that didn't get the unit) and weeks of my time waiting to see the unit. Also, when a bunch of good reviews are left within the same of time, obviously a lot of them are fake and paid for - they probably get a discount off of rent if they leave a good review or something.

Negative experience: This is the WORST RENTING EXPERIENCE I HAVE EVER HAD. I’ve lived in multiple apartments and have never had any issues but this Management company is so terrible that I’m taking the time to write a review. To start, they have so many hidden fees such as a $40 fee every month for “maintenance and inspection”. When I called after the first month to ask why when we hadn’t had either done since our move in, they claimed it was for an inspection they do 4x per year in which costs $120 during which they change the batteries to the fire detector and make sure the door lock works. MIND YOU, when we moved in NONE OF THE FIRE DETECTORS WORKED. We had to replace the batteries for all of them. Our door also stopped working and was out of batteries and we asked them to come change it and check everything, which you’d assume would be included in the $40 fee I pay every month. Instead maintenance dropped off batteries on our doorstep and told us to replace it ourselves, which wasn’t the problem in the first place. The buttons still weren’t working. Finally, today they came and changed the batteries while I was at work, and when my partner and I got home they had changed the code and not left us a key, nor told us the code. So after an HOUR of being outside in the cold and not getting a response from anyone but the poor front desk worker who didn’t know what was going on, they finally told us the new code. Anytime I have requested maintenance for this apartment, the response has always been that they would have to charge us extra and that we should do it ourselves. They’ve also never given us 24hours notice before entry and have said they were here when we are at work, or given us 1 hours notice, but then gotten mad when things aren’t out of the way (I literally made a note on our maintenance request to let us know in advance so that we can clean the area for them). They also never gave us a key for the back lock, and today claimed the person they needed approval from to get a new key was out of town, despite the fact that we have been requesting a key for that door since the first day we moved in. The people that helped us tour and the front desk are excellent, however the maintenance is absolutely terrible. Do not make the same mistake as me and sign to this apartment. I will 1000% be looking for somewhere else to live next year. I’ve only lived here 3 months and have already had all of these issues as well as numerous unlisted.

Negative experience: 6 month update: the carpets weren't cleaned before we moved in and still smelled like cat urine in multiple rooms. We let that go. Then 2 months in, the owner wanted to sell, right after we signed a lease, and now we have to constantly be ready for showings. We were promised AT LEAST 24 hours notice, but random people keep showing up without an appointment. The employees are snippy and condescending about the notices, including from the CEO, even though we weren't receiving any texts or emails for a while. Nobody tried to email us for MONTHS when texts didn't get a response. This was the case for myself and my husband so OBVIOUSLY it was THEIR text service issue. We were incorrectly charged an extra fee for months and had to remind them 4x to remove it. We were hoping to be here long term, but being treated like we're squatters and not paying residents is getting REALLY old. This is supposed to be our HOME, but we're reminded constantly that it's not. Thanks guys. REALLY love that you've made us feel so uncomfortable. Used to be a 5 star rating and I was hoping not to have to change it, but enough is enough.

Negative experience: The technicians talked their way into the apartment that I rent under false pretenses, lied to my face, and were rude to me in the extreme. Had I known they were going to behave this way, I would have never invited them in to do their so-called "work". I told them as much, and explained that their behavior was making me uncomfortable, and asked that they please stop and please leave - and they refused to do so. I am paying rent to a company that does not care about their tenants, and whose techs use intimidation tactics on residents. I have been the victim of multiple burglaries since moving here. This property management company has little regard for the safety or comfort level of tenants. I am not the only tenant living here that feels this way. Several of my neighbors have had similarly negative experiences.

Fantastic experience: I had a great experience working with Kali. She is very easy to work with and very attentive to address any maintenance issues I have in the property I am renting. Recently, the air conditioner was not working and she went far and beyond to help fixing it. Kali always replies quickly and she is very polite. Fantastic experience: Our air conditioning went out and we had to call at 4:30. They were so nice and the maintenance person named Justin came out that evening. He tried really hard to fix it but unfortunately it needed something that had to be ordered. He did bring some window ac vents for us to have until they could fix the final problem BUT Justin was amazing. He had to stay for a while setting it up and trying to fix our air conditioner. He was the absolute best. Very polite and kind and trying everything to make sure we were going to be okay and comfortable. Every-time I have had to call pineapple property they have always been so kind to us which I appreciate so much. Thank you Justin for doing such a great job.

Negative experience: I’m convinced that all of these positive reviews are from people who received gift cards for writing something positive, written by bots, or family members of the employees involved within pineapple property group. Everything was fine living at my pineapple property managed apartment until I actually needed to get in contact with them. They respond to messages at glacial speed, deliver false promises on maintenance requests/general inquiries or they just completely ignore you altogether. My apartment got broken into and it took them multiple days to respond to my emails and calls to help me get my locks fixed. Also, they will nickel and dime you every month for rent utilities, and they will do whatever it takes to assure that you will not receive your full security deposit back. If you’re skeptical about this business, trust your skepticism and intuition and rent with another property group or lease from a private owner. If you’re thinking of using pineapple to manage a property that you own, just don’t and look elsewhere. This is a very shady company. Cheers y’all!

Fantastic experience: I am so thankful for JC today! I called in for Pineapple properties maintenance to come fix my dishwasher and my shower. Wouldn’t you know that of course my dishwasher didn’t act up and was just fine when JC went to check it out today. I appreciate that he didn’t look at me like I was stupid that he just let the dishwasher run while he took a look at the master bathroom shower. The shower has been acting up “squealing & high pitched screaming” as the shower is used. JC went right to work on the shower. He is always so knowledgeable & kind! He works hard to make it right. Negative experience: When we first started working with Pineapple they were very efficient. From the time we toured, applied and were notified that we were approved was very quick, and for that we are very appreciative. They begged me to leave a review at that time and I didn't because I wanted to test the waters to see how the rest of my experience was going to go. Well I am glad that I did - we have now been in the place that we are in for 6 months. When we first moved in, we were told that the house has central air, but that the landlord said we could use that or the swamp cooler. Granted, this was in January so we did not need them at the time. The warmer weather comes around and it starts warming up in the house so I turn the thermostat to the cold setting and wait.. nothing ever kicked on, or anything. This went on for a couple of weeks because I was waiting for Pineapple to come turn on the water to the swamp cooler and take the cover off (something that should be done as a routine maintenance). Well they never came out so I submitted a ticket for it, by this point it was getting up to 80+ degrees in the house. I was told at that time that the landlord said the swamp cooler doesn't work - even though we were told from the beginning that we could use it. There are two very small AC units, one in the master bedroom and one in the kitchen, that keep those two rooms mildly colder, when I submitted the ticket for this, Pineapple came to "inspect" the AC units to make sure they were working appropriately. When the maintenance guy came by, he walked in the front door and said "yep, I can feel that it's too hot in here" and said that he would let the team to know that they will need to be reaching out to the landlord for approval to get some window AC units installed - never once even looked at the units. In the midst of all of this, in May, I received texts that someone would be coming to turn our sprinklers on. I was told 4 different times that someone would be out and no one ever showed up - once they finally did, the tech never notified me that he was here or anything, just walked into the backyard. After watching the sprinklers come on a few days later, I noticed that there is one in the back yard that is shooting up like a fountain (this should have been caught when they came to turn on the sprinklers). So I texted the maintenance line to notify them of this - I got a response that said "we are short staffed today, but I will see if I can get a tech out this afternoon to fix it". No one ever showed up. I let this go on for over a month just to see if they would ever do anything about it and they never did. So I submitted another ticket to have them come out to fix it. They again told me multiple times that they would be here on different days and never showed up, I have repeatedly asked for a text when they are going to be coming out so I know what to expect, and they have yet to do that. The tech finally showed up - again, no notification that he was here, and started fixing sprinklers. Unbeknownst to me, we get a $350 charge for fixing our sprinklers!!! We have since repeatedly called and texted to try and get an explanation for this charge that we were not told we were going to have and no one has returned calls or texts. The sprinkler that was shooting up like a fountain is STILL broken and they want us to pay for something that hasn't even been fixed yet. We got notification over a week ago that the landlord had approved the window units and that they would be out on Monday (7/14) to install them. We haven't heard a single word. No text saying they weren't going to make it or that they needed to reschedule or anything, they just don't show up and there is zero communication. They will not respond to repeated texts regarding all of these issues, if we call, it goes to voicemail, leave a message and the call doesn't get returned. It has gotten up to 83 degrees inside the house and that is at all hours of the day. We have two kids and living in these temperatures is inhabitable. DO NOT GO THROUGH PINEAPPLE PROPERTY GROUP

Negative experience: Move-in: Crystal made the lease and move-in process easy! She Answered all of our questions quickly and made sure we understood everything. No problems with Pineapple so far! Move-out: Terminated lease early. We got carpets cleaned as required by our lease and they charged us again to get carpets cleaned citing “odor” as the reason to clean it again. Charged us a cleaning fee when the apartment was as clean as it was on move-in. Charged us for damages on the walls and paint that were documented on their move-in inspection. Informed them of these issues and they stated that the walls were charged to us to make it ready for the next renters even though they were there prior to our move-in.

Negative experience: I initially wrote a nice review after the initial contract signing but here is my update after renting with them for a couple months: Pineapple was not so prompt in responding to things post rental agreement signed. Also feeling kinda nickled and dimed. Due to work circumstances I was out of town for about 6 of my first 8 weeks living there. I didn’t get to use the house very much before my 10 day inspection period was up so when the garbage disposal broke also my immediately (once I was home enough to use it) due to the previous tenants damage, (tons of hair not the color of my own clogging up the kitchen sink) my security deposit was charged. It’s my own fault for not checking every aspect of the house more thoroughly, just a bummer that I had no idea before the money was taken out of my security deposit that I was gonna get charged. It felt underhanded, and maybe it wasn’t but it put a bad taste in my mouth. In my experience renting, maintenance is part of what you pay for but not so much with these guys. Maybe I was just spoiled at all of my previous rentals? Additionally they are probably doing their best in dealing with the HOA, but I wasn’t made aware of the rules and when I accidentally violated them, I didn’t get the warning till super late. Lastly, they never gave me the fob for my HOA clubhouse or told me where my mailbox was so I had to figure all that out. Just feels kinda disorganized and was a bunch of extra work to try and figure out all the right places to get what I needed. And it took several messages with Pineapple over several weeks (because I was ghosted via phone) to figure out what I need to do to get the fob and mailbox info that should have come with the house. I will say they respond best (pretty much only) over the app but they originally told me that Crystal would be my contact. I’m not blaming her, I guess I misunderstood, which is super likely. I just wish that someone would have told me rather than ghosting me so I had to start figuring out other avenues to communicate. I feel like they mostly want to take care of themselves and are often only prompt when they are getting something more out of me. Not mad, just disappointed. I do recommend using the resident app and avoiding calling or emailing as that was mostly useless for me. Those have been my initial thoughts fwiw.

Negative experience: This property management company is banking on tenants not reading their monthly rent statements or talking to each other. I was charged fees for issues caused by other tenants, and getting a straight answer from anyone is nearly impossible. They offered me a “special” early renewal—with a 34% rent increase. That’s with no upgrades to the apartment: no washer, no dryer, no dishwasher, and no central AC. Based on past reviews I’ll be lucky if I get my security deposit back, lol. I wasn’t able to get mail for over a week because they failed to notify USPS of a new code on the door so they couldn’t access our mailboxes. Packages are regularly stolen with no care from the management company, our laundry room was broken into and my clothes were thrown all over the floor, and they did nothing to secure the property further or ask if I was okay or missing anything after I let them know what happened? Neighbor’s apartment was broken into and it took them a week to replace his locks. Just rent literally anywhere else.

Negative experience: Crystal was really frustrating to work with. We toured a property at 9am the first day it opened (previous tenants still had trash in the garage & backyard), and submitted our application within 2 hours of viewing. We were told a day later that we were behind another group that expressed interest in the property (not sure how it was possible crystal told us we were first). Crystal told us the group in front of us had 24 hours to sign the lease then we would be next in line. That group proceed to miss the deadline to sign, so it should have passed to us. We were ready to sign and pay the deposit but they decided to give the other group more time - incredibly unfair because it kept us waiting when we were ready to move onto the property. Very bad communication the whole way through - never responded to our emails either.

Fantastic experience: I rent an apartment in the Salt Lake area that is managed by Pineapple Property. When there was a significant water leak in my place originating from another unit I hopped onto the renter portal and submitted a maintenance request. Within a few minutes Kali acknowledged the request and a technician arrived within the hour. Mold resistant primer was applied and after finding matching paint, Ken made the affected area look so good! I greatly appreciated the quick response, regular updates, and quality work.

Negative experience: Property owner perspective. Read this with the understanding that we signed with Pineapple for management of our single family home in Davis county. We contracted with Pineapple for property management due to their monthly costs being low and by a recommendation from a realtor. It was a practice in the saying “you get what you pay for”. We have a litany of complaints but the most egregious include inaccurate rental assessment: ended up listing and renting for 40% lower than their assessment after sitting on the market for nearly three months. Turnover: had no less than three contacts managing our property. Very poor communication: on many occasions we had to reiterate issues from one person to the next in the organization due to a lack of interest and communication for the challenges we had and presented to them. Additional fees: their handyman offerings are extremely expensive and didn’t do a good job. We ended up repairing most issues ourselves to save money. Overall, we have since moved onto a competent property management team and glad we paid a little more for considerably better service.

Fantastic experience: This review is for Ken the maintenance man who is fantastic and does the best handy man work I've ever seen. Pineapple property group on the other hand is working with us, but the house we rented has several issues that made in inhabitable. Most of those things are being fixed now. To reiterate: Ken == 5 stars Pineapple property group == 2 stars

Fantastic experience: Crystal, our leasing agent, was so communicative and on top of it. She made the application/move-in process so smooth, quick and easy. We didn't meet the landlord but they were willing to work with us on our move in date etc. Honestly overall would highly reccomend looking to rent or own through pineapple property group

Fantastic experience: Crystal was an amazing leasing assistant, she was super helpful and she was talking to me throughout the weekend(when she didnt have to at all) and she even was talking to me while she was on vacation! she was super communicative and very nice. Anyone leasing in the future would be lucky to have such a wonderful human helping them through the process.

Fantastic experience: Had an excellent experience start to finish with Pineapple! Crystal was a terrific leasing agent, she had us set up in under 72 hours, start to finish, with our new apartment. She was even willing to work through the weekend! Much thanks to her for making the process so easy. I did have an issue on move-in day, the code given for the lock did not work. I texted Kali with maintenance at 7am, and immediately got a message back! The promptness put me at ease, and she had maintenance here in half an hour to help out. David with maintenance showed up promptly, early, and with a great attitude! Before work hours, I might add. He got us set up with a working code very quickly. All in all, an excellent experience with Pineapple, and happy to call them my landlord.

Fantastic experience: Crystal reached out to me with what can only be described as the perfect property to suit my needs! After hunting on Zillow for weeks, she contacted me and i couldn’t believe the location, price, and included amenities combined; as i said it was perfect. When an issue with my bank arose trying to pay the deposit she was patient and understanding, allowing an extra day. I wish i could rate 6 stars!

Negative experience: same as the other person below lol. moved out recently due to them trying to increase rent on a NON updated already too expensive apartment. there’s no microwave, no dishwasher & get this!! there’s also no in unit washer & dryer & they charge you to use their old washer & dryer in a basement that you’re already paying too much for lmao. can’t even let people wash their clothes for free. i will admit we broke a piece of one set of blinds in the apartment & had a couple holes in the walls from hanging decor. they claimed the floors were damaged? & that they had to repaint the entire unit which is crazy considering my room in the apartment had a HORRIBLE paint job with bubbles & marks everywhere. i get sugarhouse is a good location but they are charging way over for a old apartment with non updated appliances & try to get you to cover their renovation lolol. find somewhere else. SIDE NOTE: i lived here with one other female roommate & i had music on not hearing the maintenance man knocking on the door & they just walked straight in when i was undressed freshly out the shower. another time the maintenance scheduled didn’t come until around after hours & it was awkward…we were about to go out for the night & had to sit & wait for them to change outlets that should have been done 2-3 hours ago. FURTHERMORE they allow the people living in the house beside the apartments to let their dog poop right on the concrete outside the apartment & all in the grass without picking it up. they are also always outside without a leash & have poked their head in my car door when my back was turned. honestly a joke, believe every complaint on here about the deposit they took our entire deposit & are still trying to charge us 200$ on top of it.
Negative experience: It’s possible Pineapple cares, but the owner of 1403 West Temple, doesn’t care at all. Biggest complaint? Power. I had 9 overloads while I lived there, as in, the wires can’t hold a normal amount of current. The breaker box wasn’t even in my apartment. It was in a secret place in the house that the owner only had access to. What kinda ridiculous thing is that?! Continuing with power issues, the apartment had 12 outlets. Ok that’s not bad. But guess how many were all tied together? 8! So I had four outlet “groups” to choose from. Have fun guessing and finding out what’s tied together, they don’t go by room, and I only figured it out after 8 months… What else happened? Oh the basement flooded twice and the landlord didn’t fix it for… three or four months? So the people downstairs had to move due to mold. Sucks for them I guess! One time they fixed the downstairs plumbing, and then it backed up into my apartment kitchen sink. They fixed the roof and were totally fine leaving tar bits and gravel covering everything in my bathroom. The bathroom gets so humid that it drops from the ceiling. The only heating/cooling unit is a temperamental one designed for one room, that can’t keep up, and is in the middle of the unit. Like the air will magically float into the other rooms. Finally, the woman who works for this company, that lives in the building (now in my unit), never seemed to be concerned about the building. There was no introduction, no attempt to communicate personally, couldn’t be bothered to show up as a member of the company. Not to mention her loud dog and even louder squatter I think she called a boyfriend.

Negative experience: Taking $300 from our deposit to “paint” the walls, yet we didn’t leave any damage and are likely being charged for the patchy state it was in already. And the new unit we moved into is just as patchy and unaddressed with the wall paint and left over marks from the previous tenant. Not to mention the numerous things broken or missing from the unit, despite informing us it was ready to move in. The cherry on top is the inconsistent and unreliable communication through the online portal or text. Half the time we have to go to the office in person to get anything done. Be wary if you’re working with Kali as she’s been the most unreliable… Also yeah, what everyone is saying about the gift card to leave a nice a review is true.
Fantastic experience: Kali of Pineapple Management was extremely efficient and courteous in supporting my maintenance request. She immediately responded to me and listened to the problems I reported. I felt satisfied in communicating with Kali and her follow up. Kali is a helpful and positive employee for Pineapple!

Negative experience: Worst property service. No one is trained! . That’s their ongoing excuse for being negligent and unprofessional in many ways including adding hundreds of dollars to the lease that are redundant to agreements and are outright illegal; when we try to resolve this, we are told one thing as they conduct the same process leading into further discrepancies between tenant and property management. It’s a migraine living under pinnapple property services. It’s as bad as bad fast food that forgets your order ans over charges you and gives you the wrong items.. just in a home service instead… we are Constantly waiting for maintenance on issues based off poor infrastructure, not us tenants. You’ll have to pay for HOA that damages your property and is unprofessionally conducting low quality work. Lists of unresolved requests for maintenance. Mind numbing frustration over repeat failures of maintenance as well as leasing disputes that prove high negligence by pineapple property services and who ever is trying to run it. It’s certainly not a reliable real estate company for anyone and most tenants have left for this reason.
