3 months ago Fantastic experience: Our experience with Tierone Real Estate has been excellent. They were fair and honest intermediaries throughout the rental process. They were always respectful and professional, and they never misused the security deposit. We left the house clean, with the paint and the rest of the property in good condition, and they only used what was necessary from the deposit, showing transparency and trust. During the year we lived in the property, we were never bothered by the company. At the end, when the owner decided to sell the house, we were asked for a few visits to show it, which was stipulated in the contract. Tierone made sure the visits were minimal (two or three) and conducted respectfully. Whenever we needed assistance, they were always willing to help and answer our questions, making the entire experience very positive. I highly recommend Tierone Real Estate for their honesty, professionalism, and fair treatment of tenants.

3 months ago Negative experience: Living under this company felt like paying premium prices for bargain‑bin treatment. Every interaction made it painfully clear that residents are nothing more than revenue streams to them. Maintenance requests vanished into a black hole, yet rent increases arrived like clockwork. Basic living conditions were ignored while they poured energy into squeezing out every possible dollar. Communication was either dismissive or nonexistent. When issues were finally acknowledged, the “solutions” were rushed, temporary, or outright useless. It’s astonishing how a company can be so present when it’s time to collect money and so absent when it’s time to provide the service that money is supposed to cover. If you value your sanity, your comfort, or even the bare minimum of respect, look elsewhere. This company may know how to maximize profit, but they have absolutely no idea how to manage a community. "Less Stress, More Profit" that incorrect alright they also tack on fee's with no explanation and never have you sign a renewal of a lease as long as the money continues but once you decide to move out they try throwing everything in their power at the residents to over charge you.

For clarity, our company operates under written lease agreements and in full compliance with Utah landlord-tenant laws. Rent amounts, renewals, month-to-month terms, move-out charges, security deposit dispositions and any applicable fees are clearly outlined in the lease and communicated in writing. We do not add unexplained charges, and we do not extend lease terms without proper documentation. Fixed-term renewals require signed agreements, and any holdover or month-to-month tenancy follows the terms of the executed lease and state guidelines. Our processes are standardized to ensure fairness, consistency, and compliance for all residents.

3 months ago Negative experience: Applied for an apartment and was told within an hour of submitting payment and the application that the unit we wanted wasn't available. We asked for a refund for the cost of background and credit check and were refused because the agent claimed to have already run those through which could not have been done since a SSN was not provided with the application. It shows bad faith to have agents who blatantly lie.

Thank you for taking the time to share your feedback. We understand how disappointing it can be to apply for a home and then learn it is no longer available.
To provide some clarification, all applicants are informed prior to submitting an application that application fees are non-refundable. This is clearly stated before payment is processed, as the fee covers the administrative review and screening process once an application is submitted.
At the time your application was received, the apartment was still available. However, we process applications in the order they are completed, and another applicant was approved sooner. In competitive rental markets, this can unfortunately happen when multiple applications are submitted around the same time.
We also want to clarify that our system requires a Social Security number to be entered before an application can be successfully submitted. Without that information, the application cannot be completed in our system. Once an application is finalized and payment is processed, the screening request is initiated, which is why the fee remains non-refundable.
We strive to operate with transparency and integrity in all of our processes, and we regret that this experience felt frustrating. If you would like to discuss the matter further or explore other available homes, we would be happy to assist.

Thank you for your feedback. Yes, there is a small $1.99 fee to tour our properties. This fee is used to verify that the person scheduling the tour is a real individual, which helps protect against fraud and misuse of access, something that has become increasingly important in today’s environment.
The fee is not a charge to apply or rent, but simply a security and verification step to ensure safe and fair access for all prospective residents and provide a peace of mind to our owners. We appreciate your understanding and the opportunity to clarify.

4 months ago Negative experience: The worst experience ever. It took 6 months to receive our refund check, even after following up three separate times and being told it would be sent out asap. By the time the check finally arrived, one roommate was deployed and the other had moved across the country. When I went to deposit it, the bank wouldn’t accept it because all of our names were listed on the check as “and” instead of “or.” The bank explained that if it had said “or,” I would have been able to deposit it. I called TierOne and asked if I could bring the check in to have it rewritten with just my name or with the word “or” instead of “and.” I was told they couldn’t do that and the only option was for everyone on the lease to be present, which is completely unrealistic. This company has made every step 10x harder than it needs to be and seems to do everything possible to avoid returning money that is rightfully yours. Extremely frustrating experience.

4 months ago Negative experience: This place is a joke. Had no issues till we moved out. Their checklist is insane. If you don’t change a bulb it cost 10 dollars. I also provided photos of wall damage in the walls when we moved in and they tried to blame it on us. They claim they did their check and didn’t see it. I have no clue how they would have missed it. It then took 5 months to get money back from them. If you have to use them I recommend taking photos of everything. No matter how big or how small. Oh also, their labor guy charged us 800 dollars for 6 hours of work. This place is a rip off. I would never use them again.
4 months ago Fantastic experience: Amazing service! We were previously working through another leasing company to rent, but the process took over three months- compared to Tier One, which took just 24 hours for approval, and only two business days for move in. Very helpful staff, and easy to get a hold of. Would recommend renting through them!

8 months ago Negative experience: Tier one real estate charged me $2600 for “cleaning fees” and light bulb replacements. No light bulb was broken. If you are looking to rent, avoid this company.

8 months ago Fantastic experience: We have had two maintenance issues which were resolved quickly. A washer with a burned motor turned into a plumbing expedition but was fixed promptly and the staff assured us it would be fixed asap and it was. We also had a dryer motor burned out and they had a tech come the next business day and had a decision to replace the dryer within the week. Better than apartments for sure!

8 months ago Negative experience: SCAMMERS - BE CAREFUL Do yourself a favor and stay away from this property management. They will do everything to keep your deposit and make it difficult to get anything left. They will come up with surprise charges out of nowhere. Previous tenets got charged for work they would do and they never did AND CHARGED us for the same work they didn’t do. They will charge you to get a copy of the water bill!!! It doesn’t matter how compliant you are they will try to scam you.

9 months ago Negative experience: Avoid TierOne Management Company at All Costs My experience with TierOne Management Company was incredibly frustrating and disappointing. As a renter, I felt completely taken advantage of. They were consistently unreasonable and imposed excessive, arbitrary fees that I had no choice but to pay. Their lack of transparency and unwillingness to work with tenants in good faith made the entire rental process stressful and unfair. It was clear that they prioritized profit over people, with little regard for basic decency or customer service. I would strongly advise anyone considering renting from them to look elsewhere. There are plenty of other property managers out there who treat tenants with respect—this is not one of them.

1 year ago Negative experience: My wife and I went to tour and apply for a nice property in SLC and spent $120 on application fees for a property that we were later told was already rented. They happily took our money and our time of filling out a lengthy application knowing that there was no possibility of becoming a tenant. They claimed that "properties take 24-48 hours to remove a listing", but knowing that, they should not allow ANYONE to throw away money on something they have no possibility of renting. This is unethical and I will be reporting them to the better business bureau
1 year ago Negative experience: Okay, let me start by saying this- a lot of the five star reviews on here were part of a promotion the company was/is holding. They were giving away movie theater coupons for five star reviews. This property management company absolutely sucks. When I picked up the keys to move in, they sent me with the wrong ones. I had to wait for the maintenance man to come let me in and rekey the door (this is important for later, he gave me two keys and kept one for them). The place hadn’t been cleaned- piss in the toilet, dust, dirt, and dry leaves everywhere. I had to clean before I moved my stuff in. It was also November, and nobody had thought that the furnace needed to be turned on so I had to call the maintenance people back the next day on an emergency call (it was 30 degrees out) which was also a pain because they contract out their maintenance calls. The doorknob catch on the front door was broken so it wouldn’t shut. It’s been six months now, none of the maintenance needs I reported at move in have been completed or even entered Since moving in, I’ve had inspection notices placed on my door five times- they never show up. This past week, they did it again. An inspection notice showed up on my door saying they would be doing inspections April 16 and I would need to leave the spare key in a safe place, as they didn’t have a copy of mine (they do, the maintenance man took one when they rekeyed my door, they just didn’t keep track of it). Anyway, I did so, leaving a note on my door with my phone number to call for its location. Nobody called. I reached out to let them know that this can’t keep happening—it’s unacceptable. Their property manager, Kaitlyn, messaged me back stating that they ”The inspection company has recorded and charged us for each unsuccessful visit. Specifically, two attempts were made on 03/28/25 (9:15am and 2:00pm), and another yesterday, April 17, between 1:00-1:30pm. While we've incurred charges for all three visits, we will only pass on one charge to you as a courtesy.” None of the inspection notices I received were set for those times. And nobody tried to contact me to notify me of this change. None of the neighbors I have talked to have had pleasant experiences with them either. One of my neighbors has lived in the unit for over a decade, and said it’s been a nightmare working with Tier One since they’ve taken over the property. They’re still charging her for Pet Rent- her cat died over a year ago. They have never come to check if the cat is still present in her apartment, have never taken the cat off her bill, and want her to sign another new pet lease, despite her reporting it to them multiple times.

1 year ago Fantastic experience: Teir One is not perfect but no company is. The first property I trusted with them took much longer to fill than expected. What caused me to continue to work with them and trust them with more of my properties was their communication. Kaitlyn was my assigned person and she has been phenomenal. Specifically she would always respond and let me know when she can take care of anything needed. They are also reasonably priced and look out for the owner. Thank you for all that you do.

2 years ago Fantastic experience: Been using them for a couple of months now and absolutely love them. Matt was great with the initial conversation and contracting. Kaitlyn is my property manager and she's always so responsive and helpful. She helped me find creative ways to get my townhouse rented and it was done within 45 days. Also very insightful on processes and things. They're always really accessible which I think is great but I also try to be mindful that they have lives and families too! I would definitely recommend them and use them for my future units.

2 years ago Fantastic experience: Tier One Real Estate has been a big help as we shifted from managing a property on the other end of the state on our own to relying on a management company. They were very helpful bringing us on board and then getting the property on the market and rented. They're completely up front about the costs and while we had a couple of hick-ups with some minor fees, they were upfront about those issues and got them resolved in a manner that bolstered our confidence in their service and their integrity. We're very pleased with the relationship.

2 years ago Fantastic experience: This management company has been very supportive and efficient with assisting us in finding tenants. They were able to find tenants within a couple weeks. Since the pandemic, it’s been extremely difficult to find renters who fit our home and our requests; however, the representatives, especially Silvia, were able to find tenants who matched our request quickly. In addition, Silvia would work on her days off to ensure there was prompt communication between the tenants and the handyman for any maintenance needed. They have been very professional and quick to respond to our questions. Silvia was very friendly and showed great customer service. We would definitely recommend their services.

2 years ago Negative experience: They will charge a cleaning fee regardless of how well you clean or even if you hire a professional cleaner. They will keep your deposit even when you move out and leave the place perfect. They will charge your credit card and debit card without authorization. This is a dirty company.

2 years ago Fantastic experience: Incredible, fast, reliable, and takes out the stress of renting. This is my husband and I's first time renting our home out from out of state and TierOne has truly handled everything with such ease and honesty. Being that my husband and I are new to this area of business, Matt and Silvia have been on the ball when it comes to answering our questions (which we have many!) and gently guiding us to make the best decisions. They are a patient company with knowledgeable employees. Silvia, in particular, has been my main point of contact and she has done an outstanding job. I text her weekly, asking her to break something down for me or explain payment of some sort and she is ALWAYS quick to respond. If she isn't able to give me information because she out of the office, she lets me know that too. She keeps me in the loop and doesn't make me feel bad for asking questions. Silvia is relatable, honest, and a woman of integrity. This company has been fantastic and has allowed my husband and I to manage, pretty much hands free, from states away. Thank you!! 2 years ago Negative experience: We rented from Tier one and it was the worst experience ever! We were without a microwave for almost 2 months because they never sent someone to replace it. We were charged a cleaning fee after I paid someone to do it and then they say it wasn’t done right. They go through some online service for everything which makes it an absolute nightmare! Stay far away from this company!!!

Unfortunately working with the owner of your home took some time to resolve the microwave issue, but it was replaced as quickly as possible. You were charged a cleaning fee because you failed to provide a receipt - as instructed. And we did however discount the carpet cleaning. Both responsibilities are clearly outlined in the lease and in the Tenant manual of which can easily be found on your portal and on our website. We wish you the best in your new home.
2 years ago Fantastic experience: It has been so amazing working with these guys! To start with, the process of being approved was so painless and fast it almost didn’t feel real. As we’ve had questions, they’ve been quick to respond and on top of making sure we had what we needed when we needed it. We had some problems with the property as we were moving in and maintenance came out immediately to fix things and our property manager called us first thing Monday to follow up that things were being done. The owner of our property in Orem is delightful to work with as well (: incredibly impressed and delighted that we choose to work with this group over other property managers we had the chance to. Absolutely would recommend working with them!

3 years ago Negative experience: Hidden Pines is a wonderful place to live. I have been living here for 4 years now. Its by far my favorite place. My daughter was born here and I have shared lots of memories. Its been hard finding a place and I wanted to continue living at Hidden Pine but thought maybe I couldn't afford it on my own, since rent went up. But the leasing manager Silvia Salguero as been nothing but RUDE and DISRESPECT through this process. Moving is stressful and I let Silvia know that and what I was going through. I didn't expect her to fix the situation but the way she spoke to me was just aggressively and not professional. I'm a great tenant and don't understand why I was treated so poorly.

Before we had even seen the property we called with some questions and they were so kind, knowledgeable, and helpful. Then when we had some trouble with the lockbox, Katelyn personally visited the unit to help us out so that we could see the property that day. The application process was smooth, they dealt with all of my many calls with questions with so much kindness and promptness, and when we were approved Katelyn called us and excitedly told us the news! Which I thought was so sweet of them, usually rental companies would just send an email, but they seemed personally invested in making our rental process enjoyable and exciting. We are just so excited to be their tenants, thank you!

3 years ago Negative experience: I am a property owner and this has been one of the most horrific experiences with any company in my life. They seemed great at first and talked a big game, then they got the keys, told me they had the property cleaned and some paint work patched up and that it was listed for rent, even said some people had been by to see it. After 31 days they still did not have it rented, but assured me it had been cleaned. I expressed one of my concerns was it was quite difficult to even find our property listed for rent even when I was specifically looking for it. They do not list on most of the major real estate websites so you just kind of have to hope someone goes on their hard to find website. The "House Photos” they took also were absolutely horrible, they were dark, not well lit and looked like someone ran through the house taking pictures with their phone, but figured they knew what they were doing. My wife and I had moved out of state so we did not have much visibility other than what they were telling us. It was very difficult to speak with them as it almost seemed like they were ducking my calls most of the time but when I did get ahold of them they said multiple times it had been cleaned and people were looking at it for rent. 31 days later my wife and I were back and decided to drop by the house to check on things and absolutely nothing had been done. It was still dirty, no cleaners had been there whatsoever and it looked like all they did was stick a sign in the yard and walk away. We are beyond upset and that they not only left the property completely empty for over a month without doing a thing but then actively lied to us over and over again. This is either the most greatly mismanaged company with some of the most incompetent employees I have ever seen or it is just outright fraud and lies, but either way this has to be the single worst company I have ever had the misfortune of dealing with. I can not stress enough how horrible they have been, there are plenty of good property management companies out there and this is far from one of them. The only good thing is that they showed us just how little they can be trusted before we had to deal with them for much longer. Please take my warning and stay far far away from this company

3 years ago Negative experience: After completing 2 applications on the incredibly difficult-to-use software platform, there was a payment of $50 each for both of us who applied. When following up on the application, they mentioned that they were not made aware of the application but the property in question had already been rented. It seems that our applications weren't even available to be considered since they might have been lost in the shuffle and when we requested a refund, we were flat out denied. Tread cautiously with completing applications when there are app fees involved. It's quite the "legal" racket they have going on over there, bad business practices.

3 years ago Negative experience: Don’t rent from this company if possible. I had heating go out during the winter and it took multiple calls, maintenance requests, and 4 days for them to get a someone to come fix it. They are difficult to get a hold of. After moving out and having cleaned, patched/painted, and weeded, they deducted $1200 from my deposit. I am fine paying cleaning fees and damage fees if I had caused any damage but I cannot get them to give me a call back, provide any photos, or anything. I have never left a negative review for anyone and I am glad I am no longer living at one of their properties.

3 years ago Negative experience: Advertised as help for people with bad credit you need a 650 to work with them. If you have a 650 get a fha for first time purchase don’t rent to own
We appreciate all reviews, and appreciate you giving us the chance to improve by providing us with this feedback. However, as a professional, full service property management company, we absolutely have minimum requirements. We post those requirements on all our advertising and on our application page. In some cases, we also give you the opportunity to have a co-signer. If that is not an option, you may be able to find individual owner landlord that does not have the strict requirements we must employ. Good luck on your search. We wish you the best.

3 years ago Fantastic experience: Tier One has been a great help managing my rentals. They do a very quick turn-around, their handymen do high quality work (they even replaced a deck on a rental for us), and their price is great. A special shout out to property manager, Lesha, who has been a great help to me with problem tenants and with answering all my many questions. I have recommended them to all my friends who have rentals and folks looking for a place to rent.

4 years ago Negative experience: I have reported an issue with my fridge freezing all my food multiple times. This has gone on for 3 plus months. I can't even get up and eat a bowl of cereal I have lost out on countless food items because they become frozen. Can't keep fruit or veggies in it. It is beyond frustrating. They have claimed to housing that its fixed yet they have NEVER even had one of their maintenance people step foot in my home. They make you carry renters insurance or they carry it on your behalf yet my storage shed sits full of water because the roof had a gaping hole and no matter what I try to do to protect my belongings, all my stuff ends up full of water and damaged as well as creating a huge hassle for me to have to go empty it all out and salvage what I can in it. This company is proving to be a joke and apparently full of liars. Stay tuned I will post pictures.
I apologize for the issues you have had. We received your request for the fridge and we had tried to contact you several times but we did not have the correct email or phone number and we need to keep that updated at all times. We did attempt to deliver the fridge to you last week after posting notice on the door, but you were not home. We cannot enter without your permission and without contact to reach you, that was not possible. We recommend to keep your contact information up to date on the portal at all times to avoid any delays such as this. Please reach out to us about scheduling the install and let us know when you will be home as required. We would appreciate you changing your review status as this was not entirely our fault due to lack of correct contact information.
4 years ago Negative experience: Honestly don’t recommend to go this company to rent or anything. Everyone is rude. The way the left the property horrible conditions. I have proof whoever want to see. I don’t recommend save your money and go somewhere. Oh yeah on top that they added more money. They tell you one thing and they switch. Honestly my mom just barely moving in.

4 years ago Negative experience: DON’T APPLY TO ANY PROPERTY THROUGH THIS COMPANY. Very Poor service! Not responsive and very very unprofessional! Don’t apply through this company…they will just take your application fee money while properties are not available. They will ask you to apply online and will not process your application. Once you email them to asking them for an answer about the status of your application.. they you will receive an email from the admin asking you what property you applied.(they supposed to have it)….while making you waste your time sending them emails they will not give you a response about it.. if you are persistent they will tell you that sorry but they don’t know what happened with your application and fees are not reimbursed. After that good look trying to contact them… They should not be allowed to have a license to manage properties! Hopefully this help someone to not make the same mistake I did.. and find another property management company that is true reliable and professional to rent and manage properties….not like this place! Terrible mistake!
Thank you for the feedback. We process all applications as they are received and do so promptly so we apologize for any issues you may have run into. During our application process before final submission, it is clearly stated that all application fees are non-refundable and that is at the applicant's discretion to send and submit. Our properties rent very quickly and we process applications as first come, first serve so once the application is submitted, it is screened and processed within minutes. Again, I am sorry for the inconvenience for any miscommunications you may have received but it is fully disclosed that all application fees are non-refundable.
4 years ago Negative experience: I tried applying for this property and the managers were less than helpful. They ended up charging us extra for a reason they never explained. I spent more time on the phone with their software payment company than they did. In the end they refused to refund us and just said “it’s not our responsibility.”
I apologize for any inconvenience you have experienced but all applications are processed as they come in and must be completed with all applicants for every required piece of information. Your application came through on our end incomplete and that caused many issues and almost a week of not being able to rent the property until we had no choice but to move forward with another applicant that had filled out the application entirely right from the start. The third person you also had on the application that we had been waiting nearly a week for still had not submitted the application on the day you called and we cannot be waiting a week to hold a property when there is so many other qualified applicants. Again, apologies for the issues you experienced but we are not responsible for application issues when they come over incomplete. Thank you
