Fantastic experience: Just moved in to one of the units and Brad was handling everything for us. He was a great point of contact along every step of the application/move in process. He was very quick to respond to my questions, was very professional and helpful. I couldn’t say enough good things about him. The only bad thing I could say is I wish he remained the main point of contact going forward! Edit: After living in the unit for 5 years I would still highly recommend renting from ASPM. We received all of the deposit we expected back. They kept a fair cleaning charge due to a lack of time we personally had to clean the oven and windows on move out. The maintenance requests over 5 years all went smooth and were fixed quickly. My only major complaint was that the a/c unit was slow to be replaced in the middle of the 2020 hot covid summer. But they may or may not have been their fault due to supplier/part issues. Overall I would be more than happy to move into another place under their management.

Negative experience: Do not work with this company especially Brad! They are very unprofessional and ask for extra money after being approved. They have poor communication skills and I literally couldn’t give a lower score or I would. Take you money somewhere else.

Positive experience: We moved into a newly renovated apartment and right off the bat we had quite a few issues with various things. Many maintenance requests were made and sometimes they were cancelled without any explanation as to why. So for that I can’t give five stars for this company as a whole. HOWEVER, this review is for Mark. He’s awesome. He responded to our most recent maintenance request in less than 24 hours and was here in a timely manner. Not only did he fix what we had requested, he listened to our other concerns and took action. He made sure our voices were heard and he validated our concerns. This was one of the first times I truly felt listened to since moving here.

Fantastic experience: Mark was super professional & very productive, he gave me a call this morning after just sending a maintenance request the day before. Mark Came in and fixed the middle blind, then ended up replacing all 3 of them! Super fast service took him about an hour total to come check and replace all three blinds. Definitely would recommend mark, funny yet respectful man.

Fantastic experience: This is a review for MARK, The maintenance guy and Mark only. NOT for Advanced solutions property management. Mark went above and beyond when the property management failed to do their job in providing air conditioning in 95° heat of summer of 2025. After two months of trying to communicate and get problems resolved. It took two months for them to get on the phone with us or answer our phone call. Mark went above and beyond and came over over to help. Mark is amazing great guy. great maintenance guy does his job well and actually cares about the tenants and listens to us. Leaving this five star review for Mark and Mark only. Mark is great we appreciate his help. He takes time out of his busy life and schedule to make sure we are taken care of when nobody else would. Negative experience: Update: Mark, the maintenance tech, is awesome, personable, and gets the job done well. The actual office/property management company is quite hard to work with. They have a text only line which is the only method to contact them. They are not always responsive on this line. Not even the landlord/owner has a contact for them other than the text line. It's honestly a very strange way to do business. Our landlord decided to sell the property, which is fine by us though stressful. The way ASPM handled the process was somewhat unprofessional. They checked out completely saying that the entire process was between us and the landlord's agent even though ASPM still had 30 days on their contract and were obligated to continue providing service. They seemed entirely uninterested in helping us or the landlord. There were multiple times when we were on a time crunch and we had to text begging them to respond to the landlord's agent. They also never responded to requests by our new landlord for a reference which made finding a new place to live challenging. When things are smooth sailing, they are just fine. When anything out of the ordinary happens, they are extremely frustrating to work with.

Positive experience: Professional and efficient property management company. I absolutely loved living in one of their units. Blanca specifically was a pleasure and always made sure we were taken care of. The only reason I am not giving 5 stars is because of the fee schedule. Any small misstep can result in a significant fees being charged. I’ve dealt with many property management companies, and compared to them, the fee schedule from ASPM is insane. If you follow the lease to the letter and ensure the place is immaculate when you move out, you won’t have any issues.

Fantastic experience: Kim was fast and friendly and now my lights work!! I would ask for his service again. Susan was awesome. Super knowledgeable, super friendly, helped me with my dishwasher and disposal and even advised me on my freezer. She knows what she is doing, and she brightened my morning to boot. Mark was awesome. He replaced the stove and even had to put a plug in the wall where there was just a direct cord going in. I didn't even know 220 hooked up to the wall like that! He got us all set up in time for dinner! The lovely woman who came to take pictures today was nice. I really felt like she was listening when she asked what repairs we needed.

Fantastic experience: The light ballast in my kitchen was broken causing flickering and heated bulbs. Getting the company to take me serious and send someone to my place was a bit of a joke, but Mark the maintenance guy was absolutely amazing! He called before he came over, he was really good with my lil dog and was very pleasant to talk with. He identified the problem immediately, explained how he was going to fix it step by step and got right to work. My kitchen is brighter and a better shade than it was when I moved in. Positive experience: ASPM has been very communicative with maintenance issues. Mark was great with my sink repair, and frankly I haven't had any other mechanical/physical issues with the place. Only thing that drops a star is the place wasn't clean when I moved in, but it'd easy to look past because the deal is so good.

Negative experience: Horrible management Company they will move you into a absolutely trash, dirty, roach infested apartment and do absolutely nothing about it and then still charge you for scuffs on the walls even though you left the apartment 100 times better and more clean than when they moved you into it I highly suggest not renting from this company.

Negative experience: The management part was the worst, thier support can barely comprehend english. and the help was not very responsive. especially when the heater went out. I wasted my time talking to the agent and she just kept spitting out robotic answers instead of genuinely being concerned for my 1 year old boy who was freezing in the room. it was 53 degrees in my house for 3 days. So I finally got a hold of the actual owner of the house, and he was so concerned that he got a technician within the same day. If you want an expensive company for a cheap almost non-existant service. These guys are the ones to call. I ended up talking to the owner of the property after this whole debacle and to both of our surprise, they've been charging him for work orders that i've ended up cancelling because they took so long and so i ended up fixing myself. This company is so corporate-there is no humanity in it at all.

Negative experience: I strongly discourage any tenant or property owner from dealing with this company. My wife and I are homeowners/landlords and rented a property from this company as tenants. What a utterly poor choice. First, birds were discovered in our property in Sandy, UT in the Winter. When we alerted the ASPM they made excuses for who was responsible for fixing a structural issue for months. Weeks turned into months and we dealt with birds at all times of the day and night which was not resolved until July. We decided against renewing our lease as a result. Upon moving out we paid a professional cleaning company, a handyman to paint, and a carpet cleaning company to ensure the house was in excellent condition, which we did. However when we received our security deposit back they falsely claimed the house was a mess, taking over $500 in the process. They never said when they conducted thier inspection or provided any visual proof of issues identified. I wouldn't recommend this company to anyone inclding my worse enemy. Furthermore as a Veteran, I strongly discourage any service members or their families from renting properties from tjis company. Additionally do not alow them to manage your property either. You will regret it personally and financially. Thier communication method is strictly text so do not expect to speak to anyone once they get you moved in. They have no actual building you can visit if you need to speak with a person face to face. Again do not use this company, you will regret it, I do.

Negative experience: THIS PLACE IS A SCAM!!!! Honestly don’t understand how they have so many good reviews. I have reach out to Brad, Blanca, and Megan for 2 weeks now and they send you on a wild goose chase. They are really friendly and quick to answer but after a $120 application fee they will ghost you. 10+ calls, multiple emails and even tried going to the office went to the office Wednesday at 1 (nobody was there). Goodluck if you try to rent from them. Look them up on Reddit beforehand!!!
Clara, we have investigated this claim. Look like this was a roommate group application that was denied. Each individual was sent an email communication with reasons for denial. We are not able to discuss over the phone due to legal reasons. I do see each person received and opened emailed messages notifying them of reasons for denial. We take your feedback seriously. Negative experience: This place is an absolute trash rental organization, and we are currently in the process of taking them to small claims court. From the beginning of our rental experience they called us up claiming they didn’t “add certain billings to the ledger” and added them 3-4 months into our lease. They also screwed us on our deposit despite leaving the house completely spotless. We reported from the 1st month we moved into our place the electrical problems with the house, that we were even scared the place was going to burn to the ground because of this and this useless company sent someone over and said it was ok just to try and bill us for it upon moving out. Steer clear of these clowns and go with someone reputable.
Fantastic experience: Brad is awesome and Blanca has also been easy to work with. They respond at a good time. Mark was super friendly helping us with our AC unit. He installed a fan for the meanwhile and ended up fixing the AC for us. He made sure it was working properly before leaving. We have been here since March and I honestly haven’t had problems with anyone in the office or maintenance. I think they are all professional and kind. My previous apartment was a private landlord and I was nervous renting from ASPM however they have made our experience great.

Fantastic experience: Would give this a 10 star review if I could. I had an emergency situation after hours where the drain line to my washer got disconnected, so started pumping water throughout my apartment. Mark arrived, quickly identified the issue, and solved it. He also answered all my questions, and was calm & amicable throughout the entire process. Cant recommend him highly enough.

Fantastic experience: Maintenance showed up to replace a dishwasher. He noticed a few smaller work orders that had been created during a routine spring inspection and addressed those as well. When we got ho.e we had the new dishwasher, both toilets were no longer running constantly and our door bell worked again.

Negative experience: Good morning! I have desperately been trying to contact someone to take care of the pigeons that have taken over the attic on Amboise Court. We realize this is an infrastructure issue and not mine, and it still must be fixed. It's been months, and this issue has not been resolved!! I have contacted Blanca numerous times who has only given apologies and excuses. As a Army Service member literally paying my entire BAH in rent, this is disheartening. Please come and fix this issue or release me from this lease. Please help!!!
Positive experience: As a customer of ASPM for two years, I'm happy to recommend the services of the front office staff, with no reservations. Gina has been incredibly efficient and responsive with all my needs, and keeps my finances in order. She is always friendly and responds in a timely manner. Negative experience: I rented from this company for a year. I would not recommend renting from them!!! I've seen bad reviews all over about them and I didn't listen. When I moved out they sent me an email with all the valid normal wear and tear that would be in an apartment from a year of living in it. Nail holes as they gave me an example of a company being sued for charging a tenant for this and they turn around and charge my deposit! When I confronted them about it and made a dispute they ignored and did not answer. Me and my mother in law deep cleaned for 3 days making sure to get my deposit back and they charged a cleaning fee when it was in perfect condition. I asked for pictures and they charged me for a little hair that was in the bath tub and a speck in the microwave when the microwave was brand newly replaced. Just a little example but there was many more. Took my deposit to fix up the place for the next renters instead of being a decent and respectful understanding resonable company. They threatened alot while living there about extra charges and the office girls are demanding. Beware!

Fantastic experience: I have lived in my rental for a year and a half. I have only had to call maintenance a couple of times, but both times my issue has been resolved quickly and the communication has been easy through the renters app. Recently our shower stopped working and I thought it was the diverter. Mark came out and figured out what the real problem was and had it fixed in about 20 minutes. He even took care of a couple other things I hadn't reported while he was here.

Negative experience: Sometimes a landlord in this valley tends to put themselves on pedestals. You can't speak to people directly here. They send you text and won't reply when you have a question. We've all met the actual owners of our homes they are very nice and friendly. In all the offices I've ever worked in I have never met a bigger bunch of angry office folk. From the one who answers the phone to the maintenance duds to Blanka. The sad part is, I like my apartment and am not moving.

Negative experience: Lived in one of their properties for 5 years. At first it was fine, but over time the service fell off and things wouldn’t get fixed. In 2020 a tree on our property fell on the house. We reported immediately. It blocked the front door and the driveway so we couldn’t leave the property. It also totaled both our cars. They never came to get us (the neighbors broke us out) and they didn’t fix the damage for the remainder of our lives there (we moved out in 2022). At one point they tried to fine us and possibly evict us for having an illegal pet. We had, and had always had, a pet addendum to our lease. Truly living under their management was a nightmare. I have all of our communications recorded! Renters beware!

Positive experience: ASPM always responded to me and communicated well. When I had maintenance issues they were prompt about it (aside from AC in the summer.. hope they are able to fix that). They worked great with me while getting moved in. They even held the unit for me while I was getting things sorted out to move in. They also gave me my security deposit back. VERY important when working with property management companies. Seems like they strive to do better. The unit I was in did end up having roaches in the summer despite keeping it cleaning. But even the neighbors had issues with that so I think more so the area in poplar grove. They did raise the rent so because of these reasons I chose to move. They were clear about move out instructions and reasonable

Fantastic experience: Has been a super positive experience renting here the last three years (and renewing for a fourth). Maintenance requests have been filled super promptly and replacements made when needed. Maybe coming from Boston I was used to ridiculous fees but have felt that the fees for our house are very reasonable - we are not being nickel and dimed, just charged a fair price. Overall very positive.

Fantastic experience: So far I can only speak to the onboarding process; Gina and Scott has been great in checking in with specific tasks in order to get my place ready for viewing. They have a streamline process and each process/stage is specialized to a person on the team. Whether it is taking pictures or scheduling a cleaning they have been great with working with my maintenance schedule in order to present my property in the best light. Major props to Gina for patiently dealing with my missing keys situation.

Fantastic experience: The window AC unit in our home kept taking too much power out of our living room, resulting in the power going completely out in that room & us having to flip the breaker every 15 minutes or so. Mark was very helpful in assisting with this issue as he made several adjustments such as working with the breaker, getting us a heavy duty extension cord to help reduce the power being used, and also replacing the AC unit altogether, all in very reasonable timing. Very grateful for Mark!

Fantastic experience: The summer’s heat wave hit our upper floor apartment very hard and our old AC unit couldn’t keep up, causing it to shut down and overload the circuit in our living room. Mark helped us very promptly after we reported the issue, visiting us multiple times to get to the root of the issue after weird malfunctions kept occurring. He replaced our old AC unit with a different one and helped us to better understand how the electricity in our apartment works, which was very helpful for us as relatively new renters. Negative experience: I was initially excited to work with ASPM, but my experience turned out to be completely different from what was promised. Megan assured me that ASPM would easily manage my property and gain my trust, but that was not the case. I had 3 potential tenants ready, 2 of which had already applied, had high credit and solid income, but Megan insisted they go through their vetting process instead of signing immediately. Despite offering to provide background checks, they declined. She promised they would be contacted within 3 days of me signing their contract. When I followed up after 5 days, no action had been taken. By the time the potential tenants had been contacted, they had all decided to go with different homes because of how long this process was taking. The lack of internal communication and low priority given to tenant placement became apparent. Another issue arose when they insisted on having a key to my keyless entry home, even though I was the only one able to change the code. They struggled to understand this and pushed for a key. Eventually, I paid to put a key doorknob on the front door, but they failed to pick up the key, causing missed showings. Their poor communication and lack of promptness in managing the property were evident throughout. After 36 days with no progress, I reached out for an update on tenant placement. The response was slow, and they informed me that only one applicant had applied but didn't pass the background check. I questioned to hear what their solution would be and expressed my frustration, but Megan's response disregarded my concerns and claimed their process was not suited for my self-management style. Unfortunately, because of their inability to manage homes, I did not have the option to have a hands off approach. On May 19th, they decided not to manage my property anymore, yet they still had my home listed and didn't remove it. This prevented me from reposting and finding new tenants, potentially costing me two months' rent. Their actions made it clear that ASPM is not a reliable or efficient property management company. They lack communication, urgency, and disregard for homeowners' needs. I would not recommend them, as their treatment of homeowners raises concerns about how they would treat tenants.
Fantastic experience: As a former resident I overall had very positive experiences with the leasing office especially Blanca who has been very helpful guiding me through the final forms and processes to end my tenancy. They are also quick to resolve maintenance issues and maintain the property well and keep it in good condition, are easy to communicate with, and overall I have no complaints about my residency here :)

Negative experience: I would have given this 0 stars if possible. Please, read the comments. The ABSOLUTE WORST management I've ever encountered. If you're looking into their property please, RECONSIDER IT. They are terrible at communicating about everything and anything. They only communicate through text messages and do not have a phone number to call. If you have questions, don't expect to get any explanation because they do very minimal effort to explain things. Blanca is VERY UNPROFESSIONAL and not good to work with or communicate at all. They don't follow through with the contract either. They will always find a way to make sure they are "right" and you are wrong. My roommates ans I also had several work requests that never got taken care of until the tenants fixed it. I DO NOT RECOMMEND them to anyone. Please, save yourself and look somewhere else, you'll be glad you did.
Fantastic experience: The maintenance team is awesome, I’m comfortable with any of them coming in to fix something if I’m away, and they’re always careful to not let my kitties out :) Susan always responds quickly, explains what is going on clearly, and follows up to make sure everything stays fixed.

Negative experience: WARNING, DO NOT USE THIS COMPANY!! 1 star is a generous rating and more than they deserve. Working with these people was absolutely terrible. They have no way to communicate except through text, and only when we contacted them. Other than that, it was silent. Getting documentation on any work done for the property or financials was like pulling teeth if even possible. They were worthless in helping to maintain the integrity of the property. Even now, months after making the necessary decision to change property management, we are still encountering issues with our property due to the incompetence of Advanced Solutions Property Management. Please, do yourself a favor, and look ANYWHERE ELSE but here for you property management needs. This company is a joke and can not be trusted. Take your business elsewhere and save yourself some heartache. I wish someone could have warned us before we lost so much due to this company
Dear Angie, we have taken a look at this. This specific case involved a couple of hard to deal with issues. First the issue with your tenant occurred during the pandemic, this tenant also had state housing assistance. Removing this tenant was difficult if not impossible. Unfortunately, there was not much we could do to remedy the situation. As for your claim on documents hard to retrieve I checked, and I see that all documents you are referring to were posted to your owner portal and were available for download at any time. We apologize for these issues but feel that we tried our best during these difficult times.
Negative experience: The management does not communicate at all. There is no way to contact them and they are unresponsive--never answering any concerns. They will cancel maintenance requests with no explanation. They raised the rent over 10% in one year and added on numerous unnecessary charges. The least they could do is answer the phone or my texts. Blanca will straight up ignore my messages. They always find a way to say they're right and you're wrong. No responsibility here and they do not care about renters. I recommend working with anyone else.

Fantastic experience: Brad was super helpful and flexible getting our lease set up in a quick, timely manner. ASPM has been easy to work with despite having some high demand/competitive rental properties! We walked through our rental one last time before our move in date and requested some maintenance help and it was done by the time we got our keys to move in! So far a good experience.

Negative experience: They are terrible with communicating about any and everything. They don’t have a number that you can call, it’s only text which they are very brief and don’t explain or help much through it. I would not recommend this management company to anyone. As renters they have not been good to work with. Blanca is not good to work with. Just heard from a Gina she has been okay but not much better. They really need a phone number you can call to get answers. We have had flooding happen 3 times know and it’s been a pain getting what we need.
Dear Megan, I took a look at this closely. Looks like there is a large amount of communication between yourself and my staff. We require tenant communication to be in writing in order to protect the owner and the management company. Phone calls are easier, but communication must be recorded (by both sides) to prevent confusion/ We also are able to verify that answers are being provided to tenant questions. Lastly, I understand that this owner requested that your lease not be renewed. We understand the frustration of having to move but at the end of the day we are required to follow owner instructions pertaining to their assets.
Fantastic experience: I had a personal emergency and Blanca helped me get a buyout set up for my lease. I was a little skeptical at first because I like to communicate through the phone. I had called one contact I had for the property. A leasing agent named Megan picked up. She was very unprofessional and rude, she used sarcasm when I expressed my concern of text only communication. Blanca was able to turn my bad experience into a good one by getting everything processed in a timely manner
