Fantastic experience: Melissa Vallone, from the Commercial Department, is absolutely amazing to work with. Her attention to detail and willingness to handle any needs or requests regardless of the day of week or time of the day is unparalleled in this industry. I wish I could give more than just 5 stars
Positive experience: Equity Management has been supervising our HOA for over the past two decades. And during those years, we have had a mixed bag of leadership. The last 3 years under Melissa Vallone's guidance, everything is coming along nicely. Her consistency and thoroughness is exactly the kind of manager that a HOA needs. I would give Melissa, FIVE stars. The four stars that I am giving today is a reflection of the past decade. Without Melissa Vallone, Equity Mgt would be two stars base on the years covering Covid.
Fantastic experience: ⭐⭐⭐⭐⭐ As the owner of a building in Mountain View Business Park and the current President of our Association, I work closely with management companies and see firsthand what separates a good manager from an exceptional one. We are constantly approached by other companies trying to earn our business. Yet our Board never even entertains making a change, and the reason is simple: Mellissa Vallone. Mellissa is truly the heartbeat of the Commercial Division at Equity Management & Realty Services. She is responsive, proactive, efficient, incredibly knowledgeable, and consistently one step ahead of issues before they ever become problems. But beyond her professionalism, what makes her stand out most is her kindness and genuine willingness to help. She treats our business park like it matters to her personally, and that level of care is rare. Managing a business association is not always easy, and there are countless moving parts behind the scenes. Mellissa handles everything with grace, professionalism, and a calm confidence that gives our entire Board peace of mind. She has built tremendous trust with us over the years, and quite honestly, she is the reason we remain loyal to Equity Management. Great employees are hard to find. Exceptional ones like Mellissa are nearly impossible. Equity Management is fortunate to have her, and our Association is grateful every single day that we do too.
Fantastic experience: Danielle at Equity Management does an amazing job of managing our property. She is experienced, local, professional, attentive, and responsive. She does a wonderful job of making recommendations for our community to ensure that we have the best vendors supporting our community. Our property has changed for the better under her amazing leadership. We’ve had some highs and lows over the years, but working with Danielle has been a welcome change. The past few years have been amazing, and I truly hope that she’s around for many years to come.

Fantastic experience: Claudia Martell is our HOA Community representative from Associa Equity Management and she's fantastic!! She is well organized, great problem solver, and always optimistic. Our board really enjoys working with her. Whatever the problem we have Claudia is very responsive and handles the situation quickly. Thank you Claudia for all your hard work.

Daniella Lampreda is, by far, the most professional and effective manager we’ve had the pleasure of working with. Her communication with the board is truly exceptional—she is always well-prepared, highly organized, and incredibly responsive. Daniella consistently follows through in a timely manner, which brings a level of confidence and ease that is invaluable. Our monthly meetings run smoothly and efficiently thanks to her leadership, and we always leave knowing that everything discussed will be handled with care and attention. Fantastic experience: I cannot begin to tell you how overjoyed we are to be back with Rose. She had been our manger for several years with the Prescott Company. Under her leadership. we completed almost all our Reserve projects which were long over due, painting, lighting, paving, balconies, the list goes on. When she left we were devastated. Luckily for us within 6 months Prescott breached our contract and we were able to leave and come to Equity and Rose. Since she is in charge again she has transitioned us without a glitch. She has completed projects that Prescott started but never got around to completing. I think the best part is so many residents have commented to me and other board members how happy they are that Rose is back. In this day and age where the media tells everyone that you are suppose to hate your HOA, to have homeowners and renters tell you that they really appreciate having Rose keeping our property well maintained and our property values high is a real testament to her hard work! She works very well with the board, very professional with vendors, and has a knack for handling difficult situations diplomatically. I love that she has such a good relationship with vendors that they bend over backwards to make her happy. She sees what has to be done and who will get it done. Fantastic experience: Our community has been so much better since Equity Management took over and especially when we were lucky enought to get Jennifer Gomez and our property manager. Jennifer is wonderful, she shares the same vision for our community, she is easy to talk to and is always available to handle a problem or answer a questions.
Negative experience: I have been calling for over the weeks trying to get Jennifer Dever to return a call. I really do not understand why the management are incapable of just responding a simple phone. This so unprofessional!

Fantastic experience: I have been on the board of directors in my community for a few years and have had quite a few managers come into our community through Equity Management. When I was informed that we would be getting a new manager in our community I was a little skeptical, only because we had already had a handful managers, and none of them stayed. From the day I met Devon I had a gut feeling that she was the manager we needed for our community! She is so professional and truly cares for our community. I am truly grateful to get to work with her☺️

Fantastic experience: I've been working with Equity Management for over 14 years now for the community where I live. I continue to have nothing but good things to say about them... especially with Danielle, who is our community's manager. We've had various managers in the past, and have been okay. Danielle has been the BEST !!! She is always professional and makes us feel cared. Whenever we have any issues in our community, we contact her and she goes way above and beyond to take care of us and/or to find a solution for our concern. Definitely a good company to work with.
Fantastic experience: I have lived in Four Seasons in Murrieta, CA for almost 4 years. The staff is friendly. . The employees are professional, knowledgeable, helpful, respectful. A special thanks to Shana Samons as she is always very pleasant and helpful, smiling and willing to do the task at hand. She works part time, has afternoon hours and some weekends. This makes it challenging at times when things go wrong and she is there by herself. She is able to handle the issues and find solutions. I would like to add that many of us still miss Jason. ALL residents loved him. He went above and beyond his call of duty. Overall, we have a good situation with our HOA staff.

Fantastic experience: For the benefit of anyone doing their research in finding the right entity to help manage their assets / associations / communities / etc. If you are considering Equity Management, you will be making a solid decision if you partner with this management company. Their team of individuals who I have been working with for close to 20 years have been amazing to work with as an owner of a property and as a board member of an association that they manage. Fantastic experience: I’ve been an owner under Equity Management for some time now and the recent changes have been a lot to handle, but Erica Tromley and her Commercial team have taken all those changes with stride and been exceptionally communicative. Fantastic experience: I feel Four Seasons Murrieta is one of the nicest 55+ communities in which to live, and we are fortunate to have very capable, helpful, and skilled management with Mallory, and her team, Kristin, Andrea, Aliss, and Shana .

Negative experience: I rented the hillpointe clubhouse for my daughters 2nd birthday in June and I have yet to receive my deposit back and they even cashed my check “ by accident “ I really don’t know what to do with this situation. I contact them once a week and they just tell me that it has been issued and shipped. Hopefully someone will read this and lend me some advice on how to go about this matter.
Fantastic experience: This review is long overdue. I have lived in two other HOA associations over the years and found the staff here at Murrieta Four Seasons exceptional! The General Manager, Mallory, has assembled a friendly, responsive, experienced professional staff. Mallory, Andrea, Jason, Kristin, Roy, and Shana comprise a team of talented professionals who have made a very positive impact on both me and our community. As a chair of one of the clubs and a member of several committees, I have the pleasure of working with every team member often, and their dedication and professionalism have made my life so much easier. They consistently go above and beyond to ensure everything runs smoothly, and their proactive approach to problem-solving and ability to handle challenges gracefully and efficiently are commendable. On a broader note, the team’s communication is outstanding—they keep us well-informed about updates, events, and any changes that may affect the neighborhood. Negative experience: You guys should really fix your closing hours on the website.. I rushed all the way over here from menifee because it says it closes at 5pm i got here at 4:36.. just to see it closed at 4:30...

Negative experience: They expect you to miss work for plumbing inspections. The only time frame given was 8am - 4pm. My inspection was rescheduled after I already made arrangements which was inconvenient. Also, not responsive when I initially asked for a time frame. I also had sent in a request for permission to install a security camera and never heard back. Wish I had something positive to say but even the HOA fees are too high.

Fantastic experience: The management at Palm Valley Association are very pleasant. Sara and Claudia are very professional, responsive, and friendly.
Fantastic experience: Without a doubt, the Equity Management team at our Four Seasons Murrieta Home Owners' Association Lodge are the most efficient and qualified personnel we have had during my ten year tenure of living here. Mallory, Andrea, and Jason are outstanding individuals who contribute much to the excellence of our association. I appreciate them tremendously.
Negative experience: They charged my credit card 26$ for a convenience fee when I made my hoa payment. This is a fee that was not clearly disclosed. I attempted to speak to someone literally a minute after making the payment but all I got was voicemail. After finally reaching someone, they told me too bad and to take it up with my credit card company. You guys should be ashamed for the horrible service or lack of it.

At Equity Management & Realty Services, we strive to provide clear communication and excellent service to all our customers. We regret that we fell short in this instance and understand your frustration. Your feedback is invaluable to us, however if you paid the payment on the Town Square portal, there is a statement that says there will be a fee, as it is a third-party charge that is not collected by us as your management company. In your welcome packet there was a list of options to pay your payment for free, which includes: dropping off a check at our office, mailing a check in, ACH through your Bank or Direct Debit with us. Again, these options are all free of charge.

Negative experience: In case you are reading and didn't notice. The positive reviews are mostly from business who they hired to do the work. While most negative reviews are actual tenants. Me personally feel and in the same boat with other real negative reviews. They don't care about you who actually live there.

Fantastic experience: Recently the Lodge management held a Luau for the residents. The staff, Mallory, Jayson, Andrea, Kristin and Roy, did a wonderful job putting on the Luau. The food and entertainment was second to none. Much hard work went into the experience for the community with the decorations and preparations for the event. There is no better group of hard working staff than at Four Seasons Lodge. Kudos to all and we all appreciate your efforts. Doran Marable

Fantastic experience: As an HOA Board member I have had many interactions with Jennifer Gomez, and they are always professional and friendly. She takes her job very seriously and is always a joy to work with!
Positive experience: Following previous disappointments with management firms, it seems we've at last partnered with one that delivers on its promises. Jennifer excels in managing our community—she effectively implements the decisions from our monthly meetings and ensures everyone adheres to the bylaws and CCRs, resulting in significant enhancements across the board. Fantastic experience: Extremely happy with the management and staff at 4 seasons Lodge in Murrieta! Mallory is doing a great job!! And the Board (all volunteers) deserves Thanks too!! Whoever noticed and adjusted the hot water temperature and flow in the men's shower stall deserves special thanks for paying attention to small but important details. August 2024.
Fantastic experience: Humberto (Daniel), was very helpful guiding me to the right person, with his help I able to take care of late fee and handling fee
Negative experience: Absolutely terrible "management" company, if you can even call them that. I've rented from California West and these guys are on par with them, which should tell you something. They refused to require our landlord to reimburse us for bee removal when they were swarming INSIDE our home, which I have recently learned is illigal. I contacted them recently and they somehow have no record of us even being on this lease and refused to talk to me further until I could "prove" I was a tenant, despite me having record of emails to/from them last year. Do yourself a favor and stay away!
Negative experience: Two stars only because a follow-up call was received. Assistant Association Manager Audrey calls on Tuesday at 320p while I’m at work regarding fumigation service taking place inside of our community at Rancho Del Mar. Asks about required fumigation packet and whether or not I’ve submitted. I say, I’m not fully aware in which she replies stating signage is posted, app postings have been made, emails sent out, etc. I say okay, well I acknowledged the service when opening the app. Irregardless, Audrey stated to me that the packet is overdue and that ‘legal would be involved,’ which is fine. When asked what she meant by that, which to me sounded like a threat. She replied, legal will be involved AND you will be removed from property (my property, my residence) if necessary for service. Threat. She talks over me and in doing so demands that the fumigation packet be submitted by 430p that same day. Threat. In response I tell her as she is speaking about how we have been made well aware. I say, well I’m telling you right now, it will not be submitted by 430p especially if/when I am at work. It will be submitted when I can review and submit. Do what you have to do. She says okay. Call ends. AFTER work, same day, I get home and locate the packet. Begin reviewing the paperwork, check my email account only to receive an email from Assistant Association Manager Audrey with a copy to other members of Equity Management. Quick message that basically says that I told her on the phone that I was not going to complete the packet (inaccurate). As a result I would be held liable for any legal fees associated with rescheduling the service. She attaches a copy of packet which I had already located. I reply to her email with some choice words AND I attach the completed packet. Wednesday comes and goes, no reply and not that I expected one. Thursday comes, today 5/02. Come to find out that Audrey didn’t view or process my reply to her friendly email message. She didn’t forward my response to her peers at equity management which had the completed packet attached of which she so urgently and badly needed. Needed enough to threaten law enforcement would remove me from my dwelling inside of Rancho Del Mar. Needed bad enough to threaten legal action and liability. Bad bad upsetting experience and interaction on the phone and via email with Audrey Velazquez which is further aggravated by the fact that she didn’t even process the email reply to her message. Reply that has the completed packet that she called about in the first place. We pay a lot of money for HOA services, in my opinion way more than is deserved or warranted. It’s now worth mentioning which I did in my email reply to Audrey that, Equity Management isn’t this responsive when WE reach out to them about roof leaks, ceiling leaks this last year or whatever comes up, general questions, etc. No urgency or no response to calls when insurance adjusters attempt to reach them, contractors etc for information. Yet we are met with nice phone interactions such as mine or friendly notices in the mail, etc. Make sure you treat others the way you want to be treated. This is the first negative review I have made against any agent or representative for any agency or company.

Negative experience: I emailed Rose Reyes on April 9 asking for the formula for exterior paint. She ignored my email. I called Brandy Wilson asking for the same information. She said she would send it to me. She did not. I sent a third email asking for the info and Daniel Vasquez promptly provided the info I needed. Why did it take almost three weeks to get this info. Rode and Brandy are not doing their job
Fantastic experience: My husband & I have only been residents here for about 6 weeks, but it warrants saying that every staff member has been courteous & knowledgeable. They all wear beautiful smiles & seem to enjoy engaging with us members. Bravo!

Negative experience: Absolutely dreadful living in a property managed by this group. Won't even allow you to use the balcony attached to the home you paid for for anything besides lawnchairs. If this group manages a place you are looking at, run far away. That's on top of them charging not one but TWO separate HOA fees and being generally unhelpful

Negative experience: I am filing a complaint on behalf of my parents' and tenants' properties located at Ventana Ontario Community both of which are in the Ventana Ontario community. I am disputing a total charge of $500 from the HOA company, Equity Management & Realty Services. They have issued a letter and a $250 fine for a parking violation on 10/30/23 and a trash can violation on 10/30/23 without providing further evidence or photos. Both my parents and tenants confirm that these violations should not apply to them, as they are unsure of who or why the HOA is charging them. Furthermore, both my tenants and parents have proof that can dispute these charges, including evidence related to the $250 parking violation and $250 trash can violation if needed.
Fantastic experience: I've lived in Four Seasons for 10 years and the current staff are professional, courteous, and friendly. Mallory is so knowledgeable about HOA policies. Her staff are always pleasant and work hard to personally greet residents as we enter the Lodge. Each staff member is a representative on a committee and they bring so much value with their expertise. It's a wonderful place to live.

From their thoughtfulness of being one step ahead of us in meeting our needs to their overall willingness, excellent attitude, pleasant temperament, and talents; I believe we are truly blessed. Fantastic experience: I go to the lodge from 9 to 10 for tai chi from Monday to Friday, and I play cards some days, so I am at the lodge a lot. I want to say that the management staff that we have now is the best and most helpful since I move here 13 years ago. Thank you everyone for being so wonderful.

Fantastic experience: As a rule, I don't post reviews. But the Four Seasons Murrieta Lodge staff is absolutely incredible. Mallory is an extraordinary, knowledgeable HOA manager. Justin does everything, and with a smile. Andrea is always helpful competent and a joy to work with. Our newest member, Kristen, fits right in. And all of this is due to the great leadership from Mallory. I've been a resident for more than 17 years, and we've never had a better staff.

Fantastic experience: The Lodge is one of the nicest facilities in the area for 55+ homeowners. The staff is amazing and always there for us. I couldn't live in a better community.

Fantastic experience: The attention our HOA gets from Rose Reyes is phenomenal. We have orange groves as part of our community that requires next level management. Rose works tirelessly to stay in contact with vendors to maintain our grove and extensive landscaping. When issues pop up, a quick call to Rose and the problem is handled. Rose is knowledgeable in every aspect of property management. It's comforting to have someone of her caliber manage our community.
Fantastic experience: Equity Management is one of the best HOA management companies we have worked with. All the managers do their best to help solve any issues in the HOA communities even through these tough times during the pandemic. Recently, I had and issue that I didn't know how to solve so I called Alysia Dale. She was very professional in guiding me to resolve this issue. She also had a great attitude and was very detailed in helping me with my concern.
