Negative experience: My wife and I have been renting a reliance managed property for about a year and a half. The property has really been a blessing for our dogs (fenced in backyard). Compared to other companies we consider the pet fees reasonable. Some maintenance issues could've been handled better. I can't weigh in on the other reviews about security deposits being withheld or charges upon move-out. We are about to move out though so I will update this review after the move out process. Update: Reliance is withholding our security deposit despite plentiful evidence of all noted issues being pre-existing. The issues they claim are our damages were even noted on the move-in inspection checklist. My wife and I are being forced to figure out how to file in small claims because $1200 is not money we can just say goodbye to as a young couple. Please enjoy some before and after photos so you can get an idea of how well I cared for this home. To my fellow servicemembers and friends at McConnell, I hope you take your business elsewhere.

Fantastic experience: Had a light issue. The maintenance guy came out to fix it and found that it is an electrical issue. He called the office and they are making the arrangements to have an electrician come out to fix the problem. Maintenance guy was very nice.

Negative experience: If you are planning on moving into one of their properties, beware. Do a thorough walkthrough, keep any and all papers, and if they fix something get before and after photos. We lived in our rental for almost two years when reliance took over the property. We looked at the reviews online, and even though they weren’t great we decided to give them a chance. That was our fault. Reliance isn’t necessarily slow to fix things, but it’s not going to be done right the first time. We had them out multiple times for water leaking in the house; the roof, the basement, the foundation, the back door. I spoke to the VP of the company (Cassandra) in person about these issues. Not only did she call the things cosmetic and no big deal, she also said she had no experience in this field until she took the job. It’s pretty evident how it’s run. As of leaving the foundation and basement are still an issue. After the lease was up we decided to move out. After our cleanup was finished we received a bill from them for over $900. Some of the things being charged were to fix the ceiling (what they called cosmetic before), to re-stretch a carpet that was at the end of its life (their contractor had previously glued it down before we left) and various things with no clarification. After disputing the charges through several emails, asking for clarify pictures, material lists, citing laws and finally threatening to take them to court, they backed down. They refused to clarify why things needed fixed, instead they sent the same picture four times with no clear repairs needed. This company will try and bully you into submission. Do not back down, continue to ask for them to clarify, that is on them to do. They will try and push their move-in way cost into the previous tenants. And the VP Cassandra, ️

Negative experience: They said they would get back with me within 2-3 business days. A week later, multiple calls, first a guy answered, but later learned he did not document the condition of the roof that I had reported. The next lady said that someone was still processing things despite tayler being off for juneteeth and would hear back in 24-48 hours and they would check out the roof but it had not been reported. Well I guess they didn't like the roof needing repair...looks like they have some opportunities. setting expectations and meeting them or keeping properties in move in condition..unsure why they would mention application without a first and last name given. Sounds almost like a breach of fair housing law in kansas. Read their other reviews first

Fantastic experience: My husband and I have rented through Reliance for about two years - I have always appreciated the urgency from maintenance, especially today. Anthony showed up and was great with communication. We have always had an issue with our hot water in our bathtub, but he knew the problem and instructed me what to do until they are able to get there. Upon finishing the tub, he noticed that our shower head needed replaced and he jumped to get that done as well. Very professional and kind.

Negative experience: I supported and celebrated this development as a former three-term Mayor of Bel Aire, so my excitement was genuine when my granddaughter’s family recently moved into one of the duplexes. The home itself is excellent—great layout, yard, and location. My concern is solely with Reliance Property Management, and future tenants should proceed carefully and verify everything in writing before signing a lease. First, confirm all billing details and move-in dates. They were invited to move in on October 31 instead of November 1, with no disclosure of additional charges, and were later billed for that extra day. So please make sure you get written confirmation of when billing begins and what charges apply. More importantly, inspect the unit yourself before signing. Management assured them the duplex would be painted prior to move-in. While the unit was clean, the paint job was sloppy and unprofessional. Each room has mismatched paint, visible patchwork, and poor finishing. It is obvious the same paint shade was not used. Photos attached are from move in day. When this was reported and a solution requested, Reliance Property Management stated nothing would be done. The only options they offered were to repaint the walls themselves at their own expense – they won’t pay for paint or to have it done correctly - or live with the mismatched walls. They don’t care. Fast forward five weeks later, they are still waiting for them to tell them the exact paint color, so they can attempt to fix it, at their own cost. My family is now faced with paying out of pocket to correct work that was promised but not properly completed. I’ll reiterate: The duplexes are great but do yourself a favor and: Protect yourself if you rent though them: inspect before signing, confirm all charges in writing, and do not rely on verbal promises.

Negative experience: Living with Reliance for over 2 years I had issues where they made it difficult for me to even pay my rent. They would lock my online account and I would have to pay a fee to pay my rent online, or I would have to go directly to their office to make the payment only during their business hours because they didn’t offer a secure drop box. This caused me to have late fees as well. BUT the REAL issue lies where they have charged me THOUSANDS of dollars for the “damages” I caused to the home after I left. For instances, there was a leak in the roof, I had them come fix it and they never fixed the inside ceiling but now.. this is my responsibility to fix after I’ve moved out? On top of them saying I need to fix all of the trim, refinish the floors that you can clearly see were damaged before I moved in on their Zillow page, they want me to replace all of the trim in the home that has been there since the house was built in the 1950’s, and there is more. I think it is completely unfair of them to try to make these charges my responsibility. They want me to refinish the home for them and that is not my responsibility. Legal action is being taken and I saw the other reviews that this has happened to others. I stand with you, and this is not something they can get away with. Disgusting to put this responsibility on someone else. I could go on, but we will leave it at that.

Negative experience: My girlfriend rented from this company for 3 years, the house had issues that were MOSTLY fixed during her stay. The big issue accrued when she asked to move out early, agreed on a fee equal to 3 months rent for early termination. They agreed to receive it in payments over a few months. She moved out, paid all but the last month of the payment agreement and received an email from them stating she owed $8000 on top of that and her deposit. They are trying to say she has to pay them to refinish the entire home from floor to ceiling, refinish all wood from floors, doors, trim, cabinets etc. On top of multiple other things when this house was in the exact same condition as it was when she moved in. They threatened to send her to collections if it wasn’t paid in 5 days. Highly illegal, also illegal to charge a tenant for anything that was previously worn, or for normal wear from living in a home for 3 years. She expected them to keep the $1000 deposit for small repairs. But $8000 to refinish the entire interior is criminal and flat out horrible thing to do to anyone let alone a single mom of two young children. We tried communicating with them stating exact laws in Kansas that go against everything they’re doing, they refuse to acknowledge it and continue to bully her into submission. We now have an attorney going over all the documents to represent her in these horrible times and will also push this story to the news station hopefully to help as many people as we can to avoid these criminals praying on good people.. STAY AWAY FROM ANY PROPERTY THEY MANAGE.

Negative experience: Just a viewing of a rental from Reliance, a two bedroom house with garage. Garage was not secure, looked like one side of wall was leaning their for door was a jar and bottom boards front of garage were rotted to the point you could simply push on boards to get in. As is I was told, would not secure garage and any work I do would come from my pocket. Who rents a property with home not secured, where anyone could just walk in. Reliance property management does.

Positive experience: The application process went smoothly, and communication was clear regarding the next steps. Both Diane and Taylor were great to work with—friendly, professional, and responsive. There were a few minor issues with the home, but after speaking with Diane, we’re confident they’ll be addressed soon. She also took the time to listen to my request for scheduling maintenance in the mornings, which I really appreciated. Overall, we’re very pleased with our new home, and so far, everything has been great.

Negative experience: Additional Note: We ended up taking them to court as they charged us 2,000 dollars post move out. Once at court, they stated we actually damaged up to 4,000 dollars worth of their property. Fortunately, with proper documentation and a knowledge of Property Management tactics, we were able to mediate in court. Please Beware of these unethical practices, that are far more common than not. Unfortunately, I wouldn’t recommend leasing with them. Upon signing our lease, we overlooked a portion of the dates and later realized we had a 15 month lease, rather than the standard 12 month. They stated this is standard during winter months and they do it to all leases. We attempted to change the lease amicably, since we were supposed to sign a 12 month lease originally. They are unwilling to prorate, create an addendum to change the lease, nor do they answer their emails or messages within a timely manner to actually discuss these matter. We had attempted break ins and broken windows from previous tenants during the first months, which we could overlook because this is not inherently the property management fault. But still created an uncomfortable environment for us. The property was very dirty upon taking possession of the unit. Broken windows, glass littered throughout the yard, graffiti and mold downstairs, and an overall lack of cleanliness. They were quick to fix the issues, and the maintenance they work with are the quickest and easiest thing to deal with at Reliance. I understand property management can be difficult and hectic, however working with your tenants and having the slightest bit of empathy along the way goes a great distance. To all prospective renters, be cautious and aware of your lease agreement and don’t be afraid to speak up if something looks wrong. It’s best to go with a company who is available to assist its renters and provide adequate service. If you’re looking for a different experience than we had gone through, I recommend looking elsewhere.

Negative experience: We've reached a point where we feel like we need to warn against renting from Reliance. We've experienced many of the complaints echoed in these reviews. The worst being how the home is neglected. You will never be visited by a professional to fix any issue, only "handymen" that have almost exclusively left us worse off. We have our fingers crossed that 200-300 pictures of the property upon move in will protect us from any attempt to extort our deposit. It is really ironic to see how active the company is on replying to these reviews and even publicizing people's personal business to try and justify things.

Fantastic experience: We have been a tenant of a Reliance Property for two years. In those two years, we have received prompt assistance with any maintenance concern we have submitted. There may be delays at times, but in my experience that is always due to having to coordinate with a 3rd party plumber, electrician, or contractor. The delays are never on Reliance's side thanks to Andrew's (the maintenance coordinator) prompt action. Other reviews mention concerns relating to move out charges. I have to wonder what state they left the property in - perhaps they are not giving the full story. We are not planning to move out soon, but I remain cautious about that procedure. Thank you to Andrew for always being on top of maintenance requests!

Positive experience: We recently viewed a beautiful house with a deck that was a little old but definitely a staple to the house. We discussed with Taylor that it needed fixed, and that’s what we were expecting. Fixed.. not replaced. Come move in day, we walk into the back yard and see the previous deck that was about 15ft x 15ft was replaced with a much smaller, not so greatly done, 8ft x 8ft deck. We asked Taylor what we could do to get it back to its original state as soon as we seen it because the deck was definitely a staple to the house and we simply wanted the house to be what we signed the lease for - and the deck was a lot of the reason we chose this house - and she essentially told us ‘welp, it’s done, if you don’t like it you can try to contact someone else’. With the deck being redone, it also allowed our dogs access to a makeshift doghouse from previous owners, which was a hazard, and we were told on September 19th that the company would be out there THAT night to remove it and excess trash that was left behind… they showed up a week and a half later stating that they weren’t called by reliance until yesterday. The fence is also falling down in the backyard and she told us they were getting a bid on it, today we still have a broken fence and no one has contacted us about it. I will say that the company who came to remove a large homemade dog house from the backyard was nice and quick, and maintenance has been good to us and quick! Overall the experience has been 50/50.

Negative experience: They are a huge scam of a management company. Charging me over 4000.00 to paint trim doors and cabinets and minimal repairs. I had the place in better condition than when I moved in. Also charging for carpet odor when it reeked of dogs when moving in. They should deduct the amount I had to pay to exterminate the roaches in the property that were there before I moved in.. get a lawyer before you move out because I am getting one now.

Negative experience: The lack of proper management within this company is unacceptable. Your team reached out to me publicly, asking that I call to discuss these matters, yet there has been no meaningful follow-up. After reviewing customer feedback and your BBB page, I see a consistent pattern of complaints similar to my own. If this issue is not addressed promptly, I will seek other options available. At that time, I will also contact other affected customers that has been taken advantage of. The absence of communication from such a small company is surprising, as one would expect timely responses. Furthermore, belittling customers is both unethical and unprofessional. Based on my experience, I cannot recommend that anyone rent from this company

Negative experience: 515 Main, Wichita, KS by Riverside Condo, hopefully the owner sees this... I personally heard about how bad this property rental company is from a friend, so I kinda avoid their listings in Trulia, not to mention the RIDICULOUS overbearing watermark on the photos of properties, but saw a property I really loved at 515 Main so I've been trying to get in contact for months, even stopped by in person to the building to ask around to no avail. Since then, the price has been lowered.. like, that wasn't even necessary... perhaps just pick up the phone when people call? My schedule is like that of a doctor, it changes hour by hour and day by day, and I am in different parts of the world regularly, I haven't been available during their automated times. I feel sorry for the person renting this condo through them, they could have had it rented already if it wasn't for this crap service through Reliance, I CANNOT get a human on a call or visit this property... it's absurd. Now that I am reading the other reviews, I can see I am not alone. For everyone else, please bring your opinions to the county by doing a google search for 'district attorney sedgwick county' and report it. (I can't post the URL in the review)

Negative experience: I would not recommend to rent at the properties they do not fix anything you will have problems the very next day. When u move out they will keep your deposit after you clean up the place and will say you have damages. Some of the staff has bad attitudes. Negative experience: Would not recommend at all! Slumlords for sure. Any actual maintenance issues were never addressed in a timely manner. When having to contact them multiple times about an issue, the excuse was always about their 2k+ rentals they have to take care of and NEVER enough staff for maintenance. Their own office staff and contractors said so. They take on more then they can handle, from all the properties they can't keep up with to never answering the office phone. Response time is horrible. When there is a response, it is slow and no sense of energency. Will find any way to charge fines for stuff their staff did. Your zip code makes the difference on priority of things getting handle (these are FACTS). Please do your research save yourself the head ache. Multiple people can't be lying about the same problems.... check the reviews for yourself.

Negative experience: Applying, getting approved, and moving into the rental with Reliance Property Management was a smooth and easy process. Everything was handled efficiently on the front end, and I had no issues moving in. However, when I needed rental verification for a new place, I could never get a hold of anyone. I left multiple voicemails and sent several emails and never received a single response. The lack of communication was extremely frustrating. While the initial process was great, their ongoing support and responsiveness definitely need serious improvement.

Negative experience: If you decide to move into their properties, get a lawyer for the move out process. Lived under their ruling for nearly 4 years without a single late fee just to be treated as though I'm trying to runoff with the house. Generally a 1 to 2 week wait on the seasonal repairs. Appliances are sourced from homes that have roaches. Both fridge and oven came with them. You'll never have contact with the property owner unless you reach out yourself, via mail. You pay your rent thru a 3rd party, which means a few extra % on each month's bill. They'll raise the rent on you while the propty value diminishes. Say goodbye to your deposit unless you renovate the house like you're getting the money off the sale. Which means you'll have to spend at least twice your deposit to fix their property. They're extremely aggressive when it comes time to moving out. I had to pay my lasts month's rent early otherwise they threatened to take me to collections and start the eviction process. Just don't give them your money unless you're into self inflicted punishment. If you do live in their property, spend the money to do a home inspection. Our roof wasn't insulated, the pipes are original to the home (1960's), the electrical work was done by the homeowner at some point, and everything was remodeled by someone who's never done renovations in their life, or saved as much money as possible to do so. Meaning pipes, flooring, wood facades, and tiles will come loose. ~~~ Be your own advocate when renting from this company. Invest quality research time into tenant laws and your rights as a renter. Some property conditions might warrant the involvement of Kansas Legal Services or City of Wichita Housing and Community Services Department, for example. ~~~

Negative experience: Absolutely scummy rental company. Applied for a house with the same exact rent as we pay now, an amazing rental/utility payment history with the income documents to back it up. But because we have poor credit due to the fact that we’ve ALWAYS prioritized paying for a roof over our head and the lights on over student loans and medical collections we were denied. And when they deny you for one they deny you for all properties. And they own half of Wichita. We provided a landlord reference and they didn’t even bother to call. They don’t give a rats ass about anyone except their own pocket.

Negative experience: As a property owner, I noticed my rentals weren't turning over / moving , so I posed as a potential renter and they actually sent an email saying it ciukd take a couple of days As a landlord, this is totally UNacceptable and I am moving my business elsewhere. Negative experience: Well, not only do they keep the deposit? That my son and his girlfriend put down but then they tried charging him. A ridiculous amount for a whole bunch of other stuff, including a leak in the ceiling that came through the ceiling from the roof that was there before they moved in and damages that were there before they moved in. I have pictures of it all. I'm not gonna let him get away with it. It's a big scam and we're getting tired of rental companies doing this to people. And now, after taking the time to read some of the reviews, I sure wish I would have told my kids not to rent this property and what have warned them about this company. Reliance, not a lot of good things are being said about them and they scam. Everybody literally out of there. Deposit one way or another. You will never get your deposit money back. Which is exactly what they did to my son and his girlfriend. They should be shamed on themselves for calling themselves a rental company and trying to help people out. And the only good reviews they got were probably from people that were close family or friends, or they paid them to give them a good review.Otherwise they would have one star across-the-board.Terrible terrible property management company. I actually owned a company doing maintenance on properties for several property management companies in which talk and let me tell you none of them would have ever compared to how bad of a reputation or a black shadow?Reliance property management has.

Negative experience: Renter beware — this is by far the worst company I’ve ever had to deal with. This is our first rental we’ve done with a management company and I will NEVER rent from them again. First, we grossly overpaid in rent but didn’t have many options with needing to rent in winter months. For perspective, we were paying $1,700/month for a 3bed, 1.5bath OUTDATED home and are now currently in a brand new build in Goddard, fully updated, and bigger for only $1,995. In addition to that, when we moved in, the home was absolutely disgusting and I texted to ask if it would be professionally cleaned. I was advised yes, but it never happened before move-in. No biggie, I understood. Cleaned it myself outside of the upstairs bedroom carpet because it smelled so intensely of animal urine that it had to be replaced. The house is basically in a state of falling apart and it felt as though we were constantly needing something repaired or looked at (some that they even denied or never completed, and some they did quick/cheap — hopefully they fix that front door knob for whoever moves in next because it looks atrocious). Now, they’re charging us nearly our entire deposit for “cleaning fees” and “repairs” (full disclosure, our dog did damage some blinds and we understood that the carpets would be charged for professional cleaning which was in our lease). Absolutely would not recommend them. And as someone who is a chronic renter (by choice), that should mean something.

Negative experience: If I could give 0 stars I would, we lived under this terrible management company for 3 years and paid everything on time or early even. Did fix some stuff that we asked but also tried to make us fix basic things on a RENTAL that we have never been asked to fix like clogged sinks and a not working fireplace. They will take your whole deposit and blame it for cleaning fees even though you move into a nasty house that was WAY worse and EXTREMELY dirty to the point of carpets needing replaced because of animal feces. They won’t give you a call back or email after they took said deposit to explain the reasoning. I would avoid a rental through this company at all cost. Worst rental company in Wichita by far. Horrible people and don’t care at all about tenants.

Positive experience: I have rented 3 properties from Reliance now and can’t really say anything bad about my experiences. Scheduling viewings is always simple and the application fee is transferable across properties if one doesn’t work out for whatever reason. They’re pretty straight forward about their fees, their app is extremely useful and simple. Maintenance has always addressed my requests in 48 hours or less and is very polite. The office ladies are always so kind when I go in, I can laugh with them and they typically remember who I am before having to tell them my name. As someone who appreciates personal connections with those I do business with, I greatly appreciate that. It’s the little things. 4 stars only due to their move in check list being online and not allowing complete notation of the conditions or allowing for pictures as it previously did. It maybe allows 5-7 words in the text box and unfortunately sometimes you want to note more than that to cover your hind end on move out. Overall, I often recommend Reliance properties, especially to folks with large dogs. I have a 115lb mastiff that they didn’t bat an eyelash about unlike other places. My only other additional complaint, and not even about Reliance themselves, but a contractor they use, is due to my early termination of a lease (no fault of their own, personal things came up) and poor communication. The payment plan was arranged before my deposit disposition was complete because the contractor insisted it be complete before then. When signed, I emailed 2 times about whether or not we would have to complete a new plan once my deposit was returned (I got most of my deposit back, they only charged me to repaint!). I paid off an 18 month plan in 2(?) months. The contractor tried to say I had three returned payments and that she had been trying to contact me, yet I never received a call or email (mind you communication with her was all through email so clearly I was receiving them when she actually sent them) but only one returned payment ever showed in my account, and admittedly i did not have the funds due to no communication about whether a new payment contract needed signed since the amount owed would change and I had no idea what it would be moving forward. I ended up going in to pay with money orders in office following the returned payment and included the returned payment fees for the single payment that was attempted and returned. As usual, the office ladies were very kind and helpful with this. Though I was extremely grateful for the chance at a payment plan, if you terminate a lease early, be persistent about communication with the contractor to avoid the issues I had.

I’ve had equal communication with Diane and Taylor and they’ve both been incredibly helpful with any questions I’ve had. I love that I have multiple ways to get ahold of someone if need be!

They even made me pay for a fridge in the garage I didn't even touch the entire time I lived here! Very shady people who just want to take your money!

Negative experience: We lived in a property owned by reliance and generally didn’t have any issues during the move in/leasing process. Make sure you mark every single detail on your pre-leasing agreement and leave the place you have rented for a year in immaculate and/or better condition than when you left it. During the move out process Annette was very polite and told us to fix some issues to help us get our deposit back. We fixed all but two of the issues 1) two broken light bulbs that were actually broken when we moved in, but didn’t have any proof of it so I let that slide and 2) that we repaint some of the walls because the paint was mismatched. We received the apartment with mismatched paint and I have the photos to prove it. Before moving out we also cleaned thoroughly, but were charged a $175 cleaning fee for a “regular” cleaning for a 750 square foot home! I have photos of how I left the house as well and it was left very clean. Probably cleaner than when we received it!! In the lease it’s states that you must have your carpets professionally cleaned before you move out or they would have someone come in and clean after move out - that charge was not a surprise to us but still cost $120. We were also charged $235 for repairs to the wall. My husband and I patched and painted all the holes (again I have pictures of the before and after) except for one that MAINTENANCE made in our wall. Full transparency there were some damage to the blinds that was left by us and we understand that those entail a charge. I have a close relative who is also a land lord in the Wichita area and he told me that he would NEVER recommend reliance to anyone. If you have any hopes of getting most of your deposit back I would kiss it goodbye as soon as you hand it over because “normal wear and tear” is almost non existent. there is a Reddit thread about Reliance and the experiences people have had with them that I wish I had found before moving into a properly managed by Reliance.

Negative experience: Recently left our rental house on South Fern that was managed by the dreaded Reliance Property Management. We lived at the house for 2 years, and the 1st year was decent with minor inconveniences that we faced. We loved certain parts of the house. Like the extremely deep garage. And the backyard size for our puppy. During the second half of the first year everything started going down hill. To start things off the neighbor across the street worked for the Coroner office, advised us that before we rented there was a college student that took his own life in the back room. He described our house like he’s been in there. Come to find out he was the one that removed the body. In the room the incident happened there is a horribly patched hole in the ceiling. Next, the window in the living room was broken that we put a maintenance ticket in for. When Reliance maintenance made a visit to our house, they went to the wrong window then left. We couldn’t tell them it was the wrong window because we were watching on the camera. We notified reliance and they said they would come back and go to the correct window to fix it. Days , weeks, months passed and no return of said maintenance person. After a year with the maintenance ticket being broken. We started noticing wasp getting into the house. We reached back out to reliance to discuss the year long open maintenance ticket. About the window and was informed that they would be able to come out in a couple days. After talking with andrew, whom definitely not qualified for his position, I demanded someone come out that day or I’m taking the issue into my own hands and will send them the bill. He called me back less than 10 minutes later to have someone come out. When they arrived they fixed the window in less than 10 min. During this whole ordeal our AC was going out. We put in multiple maintenance tickets because our house would be sitting at 82 degrees with the AC on full blast. We have a full size husky who was miserable. Their “certified ac technician”, came out and couldn’t help. Before the last maintenance entry we had our own license, experienced ac technician who has been doing this for well over 4+ years come take a look. He advised that the ac unit was on its last leg and needed to be completely replaced. Before leaving he filled the freeon. The next day being another hot 82 degrees in the house we put in another request. Here comes their “certified ac technician”. Who advised us that we need to take the vent covers off after showing him little to no air was coming out of the vents. And when I say little air, compare it to a 3 year old fanning you with a piece of wet printer paper. That was our last straw. We went out and bought a $600 portable ac unit to keep just the living room cool. Because we spent most of our time.. renewal time came. We obviously decided to move out. After 2 weeks of cleaning it was time to leave the hell hole of a house. House was spotless aside from a couple areas which we understood we would get charged for. They took the entire deposit and still tried to make us pay an 300 on top of taking our deposit. Saying they needed to repaint the entire house. And a $200 hauling fee. To haul 2 small boxes and some tree limbs from the tree that fell over in the back yard. We tried to reach them about the tree but they ignored our calls and would return them. So I took it upon myself to take care of the down tree leaving just some small piles of branches. We called Joleen to discuss the charges. Let me tell you she needs a new job in a different field, like fast food.Advised we feel we should get most of our deposit back because of the issues that they refused to fix and the money we had to put out $600+ to even have it slightly livable there. She said they don’t feel the same and the would MAYBE compensate us if we left the $600 unit there. But they would knock off half the hauling fee so we only had to pay an extra $200 out of pocket. I will never rent from them again. I will live in a cardboard box under Kellogg before living at one of their properties

Negative experience: So I helped my mother rent a house from this company DO NOT I REPEAT DO NOT Rent from them. My mother cleans properties and even when she moved out they kept the deposit and still took me to court and are now garnishing my wages way here in Texas! Prior to move in my mom told me and sent pictures of how nasty the vents were and how they did not clean or update the property prior to move in! Which I should have known better because the property had been vacant for a long while prior to her move in. She however let them know how nasty it was and of course they didn’t care they had already gotten her deposit. So when it came time to move out my mom took at least a week to clean the property I have pictures of that as well they still kept the deposit and tried to take us to court, and it is only because my mom missed the court date that they get to garnish my wages because no sane judge will side with how nasty these pictures were! So I post it it wherever and warn all my friends, family do not ever do business with these people they are the absolute worst and don’t believe the fake reviews several people don’t say the same thing about a management group and it not be true, when they say these people are thieves and only want to take your money it is the absolute truth. They don’t deserve the one star!

Negative experience: My fiancé and I started to rent from them in November 2021. We liked the house we were renting for the most part other than it being small and the neighbors were absolutely horrendous. We lived there for over a year until an electrical fire broke out in the attic while we were asleep. They didn’t do a damn thing to help us. I had just found out I was pregnant, my stepfather had died, and then my house caught fire putting my fiancé and I out a house. They wouldn’t even give us our deposit back but instead offered to move it to a new house. The house had no power and water obviously and they tried to charge us for damages and because we didn’t clean. We found a house that we really wanted to move into, but since we were navigating a very confusing time we expected someone to reach out to us (after we had contacted them multiple times) but never did, so the house we wanted went to someone else. Once we finally found a place we really just had to deal with it. There were sonic cups underneath drains under the sink and in the refrigerator.. the bathtub didn’t have a cover on the drain (I’ll insert a pic), the fence in the backyard was collapsing causing our dogs to get out. The property owner offered to higher our rent to get the thing fixed! When our garage door wouldn’t open it took days to get someone out to fix it but when he said we needed a new door we didn’t hear from anyone until something else happened to the door. Not to mention we had to pay $350 more than our deposit for them to fix things that were there when we moved in. They are AWFUL people and I’m so glad to be done with them. They made a hard time in my life even harder, property owners and Reliance.

Negative experience: They really do steal your money! Do not waste your time and money applying to their houses. I was the very first person to view an available property and submitted my application before even leaving the driveway (the agent informed me that no one else had applied yet). So, I paid the application fees and received a “we have started processing your application” email the following morning….then crickets. They didn’t even send a denial! When I finally reached out to Taylor, I was informed that someone else was approved for the property. Which was baffling, I exceeded all of their tenant requirements, so it’s pretty sketchy that someone else was already approved (when I was the first to apply). I tried to switch my application to another property but oddly enough I wouldn't hear back from Taylor for hours and she never seemed interested in assisting with transferring my application fees and/or would tell me the property had “just leased”. All in all, believe the reviews that say they steal your money, because they really do! The ethical thing to do would be to inform future tenants when a property has multiple applications so that they can choose whether or not to throw their money to a greedy property management company. There are plenty of other property managers in the area. Do not waste your money on Reliance Property Management.

Negative experience: *Updated below original review* I would give zero stars if it were an option! Over the course of two years renting a property from Reliance, only about 5 of my maintenance requests were addressed, and even fewer were handled properly or in a timely manner. The property had pre-existing damage from the previous tenant that was never repaired before or during my tenancy. Additionally, I improved the property at my own expense and thoroughly cleaned it before moving out, yet they are attempting to withhold all but 15% of my deposit for unrelated repairs and unfounded cleaning fees. This management's behavior is appalling and amounts to blatant thievery. Avoid doing business with them if you value your time and money. Update- After extensive discussions with the very courteous agent Jolene, all but one of the charges against my deposit were successfully resolved. This process necessitated submitting pre-move-in photos and providing detailed explanations, which, although inconvenient, proved worthwhile. Despite having cleaned the property thoroughly before departure, I was still charged $175 for "light cleaning." I extend my sincere gratitude to Jolene for her invaluable assistance and for being the sole reliable point of contact at Reliance throughout my tenancy. In recognition of her dedication, I will be adding an additional star to my original review. This experience showed me the importance of safeguarding oneself, as without proper documentation, every penny is at risk during move-out. Nonetheless, it is reassuring to know that there is someone like Jolene who is genuinely willing to help.

Negative experience: Me and my partner applied to a house, we make more than enough for the property but they dont take that into consideration, they only look for things to prevent you from getting approved. They dont look at your renting history or call landlords, they go based off your credit. THEY GO BASED OFF OF CREDIT. Dont waste your money like we did. 80 dollars wasted because they arent upfront with you about the ENTIRE application process.

Negative experience: Slum lords. That’s really all I have to say, they’re also not very transparent about requirements to rent from them. Just know they do credit checks, but they don’t do rental history checks they don’t verify with current or previous landlords to inquire about rental history. In my opinion a pyramid scheme to run up as many $40 application fees as they can with no intentions of having tenants.

Fantastic experience: We have been with Reliance for about 5 months and they have been better than anyone we have ever rented from. Application process was easy, move in stuff was smooth, always easy and fast communication with the office, and maintenance gets 10 gold stars. We have had a few issues here and there since move in and someone from the maintenance team has always been here within hours to work on the issue. They are quick and always respectful and professional. If work is needed from an outside company, they get those requests in super quick as well.

Negative experience: Yeah they stole my application fee also. I have perfect rental history for the last 10 years, make 4x the amount of asked rent, and had cash in hand to rent a home and was denied for seemingly no reason. All the bad review I have read all have a snide response from the ownership as if they cannot take criticism like a professional. The home that I viewed had its basement almost caving in. And the make ready maintenance was done in a rush. Just a toxic company it seems.

Negative experience: I have seen their houses on zillow alot the last time I was looking for a house and this time. I've contacted them about countless houses. Not one message or call answered or returned. Aside from the initial auto originated message. Reliance is fake. You can't even get into their business off of Seneca. Last year I stood in front of the glass doorbanging on the glass for door about 30 minutes . I had been seeing listing after listing and this management company was the ONLY people not responding. When someone finally came to the door they didn't let me in or talk to me they said all they said was landlord will contact me if I'm accepted. Thos year the house I want has had FOURTY FIVE CONTACTS TO RELIANCE and is still listed as available. Nothing adds up about this business it's disgusting. Update: they removed the house the day after my review.
