Fantastic experience: First & Foremost, Ms. Amy & Ms. Shadow, are Very Personable and Professional :) :) The Property Management Co. that I have been using for years no longer provides the "Tenant Screening" Service. I began searching for other Property Management companies who provides the "Tenant Screening" service. Real Property Management First Choice of Wichita was the company that I kept circling back to the Most. I finally called RPM of Wichita. I spoke with Ms. Amy & Ms. Shadow multiple times with multiple questions and repeated ones. They were Very Patient with me. They explained the Processes & Policies: "Screening-Tenants-Only"; "Property Management" options; "Pet" requirements; "Evictions" Procedures; "Rental-Property-Pricing"; "Website Updates" for your Properties. I am Amazed how "Real Property Management First Choice" company is so Personably & Professionally Structured. In the future, I will let RPM of Wichita managed my Properties !!

Negative experience: 2620 s moseley listed as 3 br finished basement. No smoking allowed but when I viewed this place it looked like a section 8/hud house. It reeked of cigarettes soon as we walked in. There was only 2 br and not 3. So they're counting the basement as a room, that's insane. The fence has a huge hole in the fence, but it's listed animal friendly and they haven't fixed the fence. The fridge look so old and needed to be replaced. This unit is not suitable for anyone trying to live comfortably. No actual carpet but cheap patio outdoor lining. Tub is hideous black meldew lined, need to be plastard again plus refinish. This is not for anyone trying to leave a place they're already unhappy with that's searching for comfortability. Be aware not worth 945 at all. No stars.

Fantastic experience: Overall, very positive experience. Customer service was excellent! Staff promptly answered the phone and provided answers to my questions while accommodating my every need. Property was clean and well-kept, which was consistent with the description and pictures on their website. Fantastic experience: We rented from RPM First Choice for almost two years. The rent payments were thru their app, and so did the maintenance requests. Negative experience: they want credit card information just to view a property. The lady on the phone was rude when I asked her about this, but no other places in Kansas charge you for viewing a property so I thought that was a fair ask. first, she said they charge you a dollar or so then later on she said it just ping your card and then said later no they give the money back to you, but she wasn't clear and she was kind of rude and this is unusual and seems like fraud I would never give my bank or any financial information to an organization to view their property to do business with them. They should change. I hope they read this review and review their policies and whoever answers the phone could be a little nicer or a little kinder with such a stranger unusual process this place could improve God bless.

Negative experience: Very dismissive of my pest concern inside of the rental property citing my lease that says they do not take care of pests although the issue is clearly coming from right outside of the property. Waited over a week to get someone out to take care of it, when I asked when someone was going to come out and take care of it I was told that the company was contacted but did not respond. So I guess that was all that needed to be done…not their problem I suppose.

Positive experience: The property I rent with these people is amazing and beautiful and the rent is very fair! The application process is kinda touch and go. The staff seemed very "defensive" at first and they did come off as kind of rude but over all professional. I do recommend that you guys be more respectful in your communication. They also literally helped me get my appliances (washer dryer and fridge) in the house for free and took the doors off the frame and everything. They went above and beyond for my needs. And they've been super respectful . The maintenance personnel are amazing and get it done 3/5 Would totally rent again #Definitelyre-signingmylease

Negative experience: Submitting an application on an available rental property is a non-refundable $65, but what is not advertised, is that an unavailable rental property could still be listed on the website and if you happen to apply for it, they still keep the $65 for your N/A application. Hello John. Unfortunately we have not received an application for you. Our properties are first come first serve. It is very possible for someone to put in an application, be approved, and then put down a deposit while someone else is also applying. We do not take our properties offline until someone puts down a deposit. We are happy to move any application over to another available property. Negative experience: BEWARE!! Was talked to like trash when asked when we would receive security deposit back after moving out after it had already been weeks: Paid $600 in pet fees when moving in just to be charged $200 for pet hair and dander. Charged around $150 just on light bulbs. Don’t expect to get security deposit back timely or accurately will take most of it. Numerous other issues with the management being rude and not understanding with tenants. Wouldn’t recommend to anyone.

Fantastic experience: Our AC went out on Sunday and I sent a maintenance request. Even though they were closed I received a message from them saying someone would be out on Monday. They came and fixed the ac on Monday. I am very thankful for the quick response and action.

Negative experience: Shame on Real Property Management! They started new leases with two new tenants and after a couple months terminated service for me. If you are going to make your tenants fulfill a lease, I think good business practice is to finish your lease as the property manager and not walk out of management during the lease with the people chosen by the company to rent! In response to Real Property Management’s reply, the agreement was not expired… who signs a 3 month agreement? Don’t find me two lousy tenants and then bail out of the agreement when it comes time for you to be a property manager…. You don’t get a free pay check each month for doing nothing to ensure tenants are paying.
Brandon, we are sorry that we couldn't continue our professional relationship with you. We prize our owners and look at our obligation as a partnership which we take very seriously. Though we follow all legal and ethical requirements when dissolving an expired agreement, we understand your disappointment and wish you well in the future.
Negative experience: This company is timely in response to maintenance request. However, if you expect to get a deposit back you won't. We leased with this company for three years and paid our rent on time. Our move out inspection got approved by the company with no notes of concern. We then were hit with charges exceeding our deposit over a month after we moved out. When asked for rationale , we were told the place was dirty and had black marks on the wall and that was not considered wear and tear. There were not any notes in their move out inspections and they could not provide us with before and after pictures and would not provide proof of receipts. I do not understand what drives a property management company to charge 1100 dollars for painting and cleaning when there was proof in our photos and in our APPROVED move out inspection that this was not warranted.

Negative experience: They’re a bunch of liars. They said that they would work with me when I moved out because I for my job, they never work with. That I will get my Security deposit back then I was told that I was not getting it back.

Fantastic experience: I had the pleasure of working with Lana at RPM. My wife and I have had a ton of ups and downs after 14 years in the military and then owning a restaurant thru covid with 5 kids and today we weathered the storm and we’re finally in a very secure position in our lives. Moving to Wichita during covid was interesting to say the least but we found our way to Goddard school district and we absolutely love it. We would never move and so as we put our selves in position to buy home we needed to rent a home that’s in Goddard school district. As you may know that’s not an easy task. Especially since hen you don’t look phenomenal on paper. They allowed us to explain our situation and was extremely kind with working with us. They communicated extremely well and actually went out the way to provide a solution. We highly recommend RPM Wichita and if you get an opportunity to work with Lana you’re a lucky individual!

Fantastic experience: An out of state Buyer Client requested information about a temporary rental and asked if I would make an onsite visit. The RPR associate was very efficient and pleasant to arrange an appointment. I was impressed by the security policies for the home owner's peace of mind. Very professional !

Negative experience: Do not rent from this property management company. They gave my sister a 30 day notice today of not renewing their lease with a date of 12/31 to be out. My sister pays her rent and keeps the property extremely clean. This company has no heart or concern for your family. A company who cares doesn’t give a family 30 days during Christmas to vacate with no explanation other than will not be renewing your lease. They also ignore your maintenance requests. Stay clear of real property management!

Negative experience: I wish I could recommend them. We wanted to use this company for property management and were really looking forward to it based on all the due diligence conversations we had with them. We got all the way through filling out extensive property information sheets and signing of contracts (on our end) when their corporate office told us they couldn’t manage our properties due to “zoning parameters.” When I called to ask what that means, someone at corporate said something along the lines of "the properties aren't in a service area we support." I could see perhaps our ones in Park City or Valley Center, but we have three in various parts of Wichita city proper, all in the 800-1500 rental income range. They couldn't give me a straight answer and were running it up the flagpole (I never heard back), but basically they said sorry, we can't take your business. They manage 400 doors in Wichita, so I can’t imagine what their parameters are that we didn’t adhere to. While Jamie and Jasmine were friendly and courteous, it’s very perplexing and frustrating to have no explanation. I had recommended them to a friend who has Wichita rentals, but unfortunately I had to retract that.

We have parameters in place that ensure we provide the best service to our owners and if we feel that cannot be guaranteed we will not take on a property. That being said, it sounds like we dropped the ball on following up with you. Communication is important to us and it's clear we fell short in your case. Positive experience: We had a circumstance come up that was beyond our control and Chelsea and Lornya were so kind and understanding. They worked with us the best they could to help us resolve the circumstance. I really appreciated all they did for us. I don't give 5 stars because nothing or nobody is perfect. We all can still improve. But i would recommend them to you when looking for a place to live. They were awesome!!!

Negative experience: PLEASE READ BEFORE RENTING FROM THIS COMPANY…. When I signed the lease and got the keys I went to the duplex to check it out. There were stains in the carpet in the master bedroom, smoke detectors didn’t work, no blinds in either of the bedroom, damage to the closet doors, trash all in the basement, and chalk all over the walls in the basement, and the filter for the furnace was filthy !! Contacted the office requested to speak to the manager (Kim Garth). She refused to pick up the phone and talk to me. Instead she sent me a text basically saying that everyone’s standard of livability is different and took 0 accountability. Told me to submit a maintenance request for a place that we’ve yet to move into. When I moved out i cleaned the place and moved everything out minus a few boxes that i didn’t need. Besides the holes in the wall from mounting a tv and a hole in the wall from the door, and not replacing the pans from the stove I left the duplex in good shape. A whole month went by and I didn’t receive my deposit. So i called them to address them about it. That same day she sent me the invoice and they took my whole deposit which was $950 and they added an extra $40 plus that i had to pay. They added unnecessary items on the invoice and things i know for a fact they didn’t do onto the invoice. I called the office immediately after receiving the email. I keep getting hit with (oh we will take your information and get back with you). After numerous phone calls and asking to speak to the manager i keep getting the run around. Almost 3 months later still NOTHING ! This company is poorly managed, they take 0 accountability and they will take your whole deposit without no explanation.

Negative experience: This company is a scam, avoid it if at all possible. When we moved into the duplex that was not cleaned, we had to submit a maintenance request for them to come clean it. When we moved out we did not get our deposit back due to them saying they needed to replace "light bulbs", paint, and shampoo the carpet. When we moved in the carpet was not shampooed and we submitted photos of everything. We have tried multiple times to get in contact with the manager and they refuse to give us a call but were quick to send out a bill for $45 dollars since they took our whole deposit. We have documentation of every maintenance request and photos of when we moved in and out of the property. Again avoid renting from this company if possible. Photos were taken the day we moved into the property. Just uploaded after photos before we moved out. No where near $950 worth of damage to keep our whole deposit!
