Negative experience: Please take time to research this company before signing anything. Have an attorney review the contract that is completely biased against you as a tenant. Poor communication but has improved recently. Terrible move out charges. Terrible lease terms. 3yr lease with 3 month fee for early termination and you have to maintain utilities and property maintenance for them. Sub par appliances being installed as replacement. $2,400 a month and you get a replacement hotel size fridge without ice or anything for a 4 bedroom house. Charged 200$ for carpet cleaning of 1 room with carpet after providing an invoice for having it professionally cleaned by a local professional within the community. By far the worst rental experience in 20 years of renting.
Negative experience: This is one of thee WORST company’s to have manage your property. I literally have to call Gina 7 times a day to get in contact with someone and they never call back I literally can’t even get feedback on WHY my property that’s built in 2023 not being rented after 3 months??? I understand the market is different but I have to chase them to get feedback from a Tour on my property ?? I literally have to call 7 times a day (I kid you not) and these guys NEVER return calls! Will definitely consider pulling my property from this terrible company… Even after this post they STILL won’t reach out…. Terrible company that keeps growing and eating up smaller better companies …. Rubbish
Negative experience: Horrible service lie and say you damage property so they can take your deposit and get owner free repairs. Old out dates homes with 1 bathroom charging $1400/mo.
Sherry moved out last year and wrecked the inside of the house in only a years time including leaving the house with a human sized hole in the hallway wall, grass that was 3 ft tall, trash all over the yard, drink spills on every wall in the house, food caked onto the stove, oven, fridge, kitchen cabinets. The shower head was pointed at the wall so that we had to make major repairs in the bathroom, German cockroaches. We were appalled by the condition of the house and called her to ask if she wanted to do some work on her own to reduce the bill. We very politely asked her if she wanted to come back and have more time to clean, do landscaping, or paint. She said no and actually got very defensive. We then reiterated that we initiated the call to be nice and give her more time to do some work on the house. After Sherry refused to go back and do any work to this house, Scott Properties assigned work to vendors to get the house in rentable condition for the next tenant. Everyone at Scott Properties would highly discourage anyone from renting to Sherry and will be more than happy to provide you with a unfavorable rental reference along with documentation and pics of the condition of this home at move out.
Fantastic experience: Ryan was awesome in inspecting the property and making recommendations for work orders. The team at Scott Properties are always helpful in addressing the needs of the tenants! 5 stars earned.....
Negative experience: Update: I saw the response to my review. First of all, I am HE, not “her”. Second, the person replying is a liar. I have NEVER called their company…for any reason. Maybe, just maybe they aren’t responsible for the junk mailers, but lying to salvage a review is totally on them. This company (Andrew and his wife) will not stop with junk mailers attempting to buy my house/property. It has been in my family for more than 70 years and is not and will never be for sale!
Negative experience: Edit: I am a man who lived in a property managed by them 4 years ago. The response is typical and inaccurate. Apparently they have enough problems with their clients they get them confused. Worst rental experience I have ever had. Upon moving out my family completed walk through with their representative. Everything was fine. They then kept our security deposit and tried billing me for repairs on the 100 year old property that needed tending to before I ever resided there. The woman in the office was insufferable. She commented I should’ve been a lawyer, which I concluded that a tenant may need to retain a lawyer after renting from them. I had to successfully dispute unauthorized charges on my credit score from their attempt to bill me after moving out. Total slumlords.
Negative experience: If I could give no stars I would this place will rip you off when renting with them!! Literally charging us for nail holes in the wall
Fantastic experience: We were tenants of Scott Properties for 2 years and with 22 years of renting experience, they were by far the BEST property management company I’ve ever experienced. Jada in particular was fabulous! Anytime I put in any service request, she had it assigned within a few hours! Her communication was top-notch and all contact we had with Scott Properties was great! I can’t recommend them highly enough!
Negative experience: The rent goes up every year, which is an inconvenient when your salary doesn't increase. The house I'm renting isn't worth what I'm paying. I've experienced rude customer service from Crissy Clark telling me to vacate if I can't afford the increase. Very rude, unprofessional, and unthoughtful of her. She needs a customer service class or some type of training that will teach her not come out of her mouth with certain things. Very disappointed in this business.
Negative experience: Do not ever rent from this company and if you are an owner and care about your residence and the people that can be potential tenants do not allow this company to be your property management! Nothing is taken care of, they don’t care about their tenants and no urgency to take care of anything! Very nasty company!!!! I repeat do not do business with this company!!! You will regret it!! I see the Reply that Scott Properties said, the reply they are not being honest, if you read through their reviews, this company is always blaming the customer. Once again if you are an owner and care about your residence and the people that can be potential tenants do not allow this company to be your property management!!! I actually left this response because I was without a refrigerator for 3 weeks and they didn’t care at all.
Negative experience: We try to contact the office for almost a week , No one answers the questions . The payment for the rent is not correct . We try to contact the owner , but it is hard to find the owner
Zo Zi (Lu) has been a property owner with Scott Properties since 2015. We have always done a great job finding good tenants for Zo Zi and we have always paid Zo Zi on time for the last 8 years. We have also returned all of her calls in a timely manner but her demand for an immediate call backs in some cases isn't possible. All the problems we have had with Zo Zi stems around her dislike of spending money to do any work on her property to prepare it for the next tenants. When she calls our office, sometimes multiple times a day, we always call her back but we have to wait until we have a 30 to 45 minute block of time because this is the amount of time we have to spend on the phone with her explaining the same thing over and over again. For these reasons and more, we sent Zo Zi a management agreement termination letter yesterday.
Negative experience: From a real estate professional's pov, waiting a week to tour a rental home as a group is not desirable! Middle of the day for 15 minutes is also not desirable as most of my clients work 9-5pm. I would want a company that allows access as the potential tenant's schedule permits.
Sorry for the inconvenience. This home is tenant occupied so we have to work with the tenants when coordinating a showing day and time that works best for them. We further explained this process on Alise's google review page for her company, 5A International Realty Group.
Fantastic experience: Been using Scott Properties for I think 10 plus years now to manage a rental property and literally have never had one single problem. That’s absolutely remarkable.
Negative experience: If I had to do it over again I wouldn’t use Scott Properties a second time to manage our home. Nor would I recommend them to others. I realize property managers are not in complete control of tenants so I will carefully stick to only a couple of things within Scott Properties’ control for this review. Very specifically, Scott Properties did an extremely poor job of communicating with us as owners. Only one example: they filed an eviction notice to our tenants for failing to pay rent. Scott Properties never informed us about the eviction and we just never got paid that month. When we called to get information, they never told us they filed eviction. We found out months later by accident. Scott Properties also did a poor job on some repairs in our very nice house. We were thousands of miles away thanks to the Army and trusted their “handy man” to make his repairs and return the house to its original condition. In one case, he cut a large hole into the drywall and rather than patching and repainting it, he screwed a large, ugly, unpainted metal plate over the hole. In another case, he took the deadbolt and doorknob off the front door after we asked for it to be re-keyed. He instead replaced them with a cheap and flimsy set that didn’t even cover the unpainted sections of the door. After 5 years of working with Scott Properties, we decided to sell this house, again while assigned away from SC. Our realtor, acting on our behalf, also had many complaints about trying to work with Scott Properties and will not recommend them to any one either.
Negative experience: Where do we begin. In the beginning everything seemed great with viewing the property and communication with the office.. I should have known it was going south after move in day. We never received the move in instructions email or lock box code and it was the weekend so of course we couldn’t get in touch with the office.. we ended up calling the emergency maintenance request line to get help because we had a moving truck with movers sitting in the driveway ready to unload. The home was extremely outdated and should have had neutral paint colors but instead the owner is stuck in the 90s and has made absolutely no updates or renovations to the home. My poor teenage SON had to have a baby boy themed nursery from the 90s as his room because the owner refused to let us paint and make the room modern. He was embarrassed to have friends over… Yeah, I painted it anyway, a pretty neutral blue/grey… as a tenant, we had a right to be happy in our home. I’ll accept that charge and ding….. We made so many little improvements to this home and treated it like our own.. neighbors thanked us for taking such great care of the yard as it was neglected for YEARS.. we fixed things with the home that no one else cared to fix, issues that had gone neglected for a long time… let’s fast forward to the sudden unnecessary property inspections because the owner of the home had a sudden vendetta against us… It became an all out witch hunt in my opinion… while I don’t blame Scott properties 100%, I do blame them for allowing the owner to overstep and basically harass us despite the fact we were perfect textbook tenants.. Scott properties was one of numerous property management company’s the owner of our house had to use.. that should have told them everything they needed to know. Lack of communication was REAL.. the owner had her own ways of doing things and cutting corners which caused a lot of issues for how Scott properties could manage things.. None of the inspections were ever uploaded to our portal and nothing was EVER relayed to us as far as negative remarks/comments until I showed up at the office unexpectedly and demanded to know what the owners issues were. Upon receiving a sudden notice of non renewal AFTER ALREADY RECEIVING A RENEWAL OFFER AND ACCEPTING…… along with move out instructions, It came of no surprise that not only does Scott properties not ALLOW you the opportunity to paint and patch or do ANYTHING to the home before move out, that they took our full security deposit and then some…we saw the writing on the wall with how this was gonna go.. Never in our years of renting have we ever had a deposit taken or had this kind of negative experience!!!! Personally, I’m glad to see the home listed for sale now on Zillow.. not only will no other tenants have to deal with an insane/obsessive owner but now someone can give that house the TLC it needs, and trust me it needs a lot! The invoices that were sent from Scott properties looked like something I could make on Microsoft word. They are not detailed expenses, just generalized charges with a fixed price. I definitely wasn’t holding my breath in getting our money back, it’s just sad that despite paying rent on-time for our entire 18 month lease and our good efforts and all the time, love, and money we put into this home, our money was still taken. We were definitely caught in the middle of a no win situation.

Fantastic experience: I've been using Scott's for about 3 years. It's convenient to have them handle everything from move in to move out, and maintenance. Ms. Jada Thompson handles our property and is very attentive, quick and coordinates multiple communications to ensure both us and the tenants are happy. As well as accurate maintenance requirements. As you may already know, this is not always the case, so it's nice to have quality people at a quality firm.
Fantastic experience: This company is the best! Before I rented from them I read reviews and had heard from people that they were not a good company to rent from but I can tell you that this is absolutely untrue. It’s always a good thing to not always go by what you hear but give people a chance. I took a chance and Scott properties delivered! They are all so professional and courteous, they handle request for service seamlessly and Jada rocks! I would highly recommend Scott properties. The negative views are probably from those who for whatever reason not paying rent on time or not keeping the property but they are the greatest!
Negative experience: I live in a property this company manages. I contacted the operations manager, Calvin, about the lack of parking at my complex. He was very rude and offered no possible help or solutions. When I recommended a reasonable solution he responded very sarcastically and rude. If this company manages a property you are thinking about renting, don’t. I have rented mutiple places and have never been so rudely talked to. However, I will say Gina is always very nice and helpful!
Negative experience: Wow this company is a joke. They managed our rental property in Columbia for 4 years and it was a horrible experience. They would not communicate and would just approve tenant requests without consulting us. It would be a surprise when we got our monthly statement. STAY FAR AWAY! Also the vendors they hire are a joke. See pics of their 'professional' repairs.
Negative experience: Highly recommend to never rent from them. Tenant of 4 years that paid rent on time every time. Had water pipes bust in the home over 10 times. And this would happen on a Friday after business hours. However the so called 24 emergency number is simply just a number to file a service request that will be revised Monday when office opens. Went many weekends without water due to this and eventually learned to plumb myself. All the water issues caused mold in the house that was looked at but not approved to be fixed in the budget. Didn’t know health concerns had a budget. Never ever rent from them.
We would also recommend that no one rent to Ryan Meetze. When we did our move out evaluation of this property, Ryan left the home in terrible condition and went as far to tell us "I know I'm not getting my security deposit back because we left this place in bad shape". There were 7 plumbing work orders sent to us over the 4 years for this property and our records show that all 7 work orders were completed in a timely manner. We are sorry that Ryan wasn't happy with his rental experience with Scott Properties.

But when it come to customer service miss Latisha Smith is the most highly qualified in customer service, I take my hat off to her because these days you do not get customer service nowhere you go but dealing with her you will get what you want Mr. Scott must be very proud to have such a nice unique young woman working in his company She always gets the job done. In that case, I personally am the weakest link, as I don't get their messages daily. All Phone calls are returned, not answered, probably due to the huge amount of spam callers.

LeTesha and the Scott’s Property Management team have advertised my rental properties very well ensuring all potential tenants are screened very carefully. They have always been able to find tenants without delay so that my properties remain rented whenever the rental contract expires, and new tenants are needed. LeTesha has always see to it that the company has always obtained for me the top rental rate. What I appreciate highly is the peace-of-mind that the company offers me with renting my properties. They do all that is needed to rent the property, maintain the property, and collect the rent. The monthly and final end-of-year accounting reports that they provide me are very professional and easy to read. Negative experience: Owner here, when I asked questions about how my maintenance funds were being used. CEO got extremely defensive so much so he said he'd write up a termination letter on the spot after I accused his business of being shady. Nothing looks more shady than immediately terminating business after getting accused of doing something shady...can't make this stuff up. Edit: since they decided to reply and not refute anything and I guess just making me out as an unreasonable owner. Their brilliant idea is to kick someone out of a lease during a pandemic because I'm asking how they spent my money on my property...not exactly a good look.

Fantastic experience: Scott Properties handled the property management of my house in Columbia from 2010-2020. Over the course of that 10 year span, their business processes steadily improved and their staff became more responsive and helpful. In recent years they have taken good care of my property and conducted thorough screenings to ensure my house was occupied by responsible, qualified tenants. The staff I've spoken with over the years have always been very friendly and eager to answer any questions I had. Additionally, Scott was flexible and accommodating as I was routinely deployed, assigned overseas or juggling multiple rental properties through adverse times. Because of the triangle of differing interests involved (tenant/owner/manager), there is no such thing as a perfect property management arrangement, but in the end I've found this team to be ultimately professional and fair. I would whole-heartedly recommend this property manager to any friend or military personnel looking at renting their home in the Fort Jackson area.

Negative experience: I feel one of their main lease qualification is a bit unfair. Apparently if you are not married, even if you have been living with the same person for years and have clean rental history you cannot combine incomes to meet the rent qualification amount. We were very disappointed because we found a house through them that we absolutely loved and they would not take any consideration. I believe this is very unfair policy to those that have been living with each for a long amount of time or are in a domestic partnership but just don't want be married. Edit: The point I was making above is that policy almost edges on being discriminatory. No other property management company that we found had that requirement and I see we weren't the only ones you disappointed. I understand that the requirement is based off statistics but you can't prove that people that aren't married are any less reliable than others. You might as well not allow combined incomes at all because the same situation can happen with a married couple. Again, the requirement is unjust and you should definitely offer consideration to those that have a good leasing history.
Fantastic experience: Scott Properties of the Midlands has a fantastic group of professionals. Letesha is great to deal with and Mr. Scott Wallace is very involved in the service providers that he uses. I would recommend them to any of my family or friends.
Negative experience: I have called this company 6 times since Thanksgiving with no call back. I left messages for someone to call me back But still not one phone call! I have spoken to the call center that takes messages for them 6 times! I was told to check the website and the property I am interested in isn’t on there! Worst property company I have ever Dealt with!
Fantastic experience: My business is a vendor with Scott Properties. We have a high standard for quality of work and it is great to partner with a management company that also has a high standard. I have seen that Scott Properties cares about their tenants and homeowners. The staff work in a timely and efficient manner. Correspondence is ALWAYS timely. The other vendors are also great to work with and represent Scott Properties positively. I am so THANKFUL to work with the property management company that I consider to be the best in the Midlands.

Negative experience: First off, the staff in administrative process gave us a bit of a difficult time in the process of applying for an application. We did a lot of back and forth calling trying to get information in only to find out something else we were not told about was missing too. When we signed the contract, it said we were to move in on Sept 15th 2018. When I did the walk through prior to receiving the keys, the unfinished work, including a wall damaged and a ceiling fixture not working, was told to me it would be done prior to move in. They attempted to prevent us from moving in on our contracted sign in date and wanted us to move almost a day out. We had already taken the time off of work to move and regardless of the upcoming rain, we could not afford to take more time off. Not to mention the day we moved in was bright and shiny. The day of move in, the carpets were filthy and we were told they were professionally cleaned. I borrowed my stepmoms carpet cleaner and cleaned the carpets with mud coming out every time I dumped it out. I have before and after pictures of how much cleaner I had to get the carpets before we could even move furniture in. Bugs were and are and still a problem. The “work” that was suppose to be done was not finished on move in. I spoke with a representive to explain we could not take any time off of work on short notice to move later and were happy to keep things out of the way for the repairs to be made after move in....no one ever showed. About a couple weeks later we had a rainstorm that put a hole in our ceiling and leaked water all over our kitchen. We called the emergency line and 48 hours later no one called us. We called and called and called. If we did get ahold of someone, they told us they were working on it. No one showed. I would also like to mention it still has been raining and has been almost two weeks since the hole was made. Mold that was suppose to be fixed in the bathroom has not been fixed and it has gotten so bad, the ceiling of the bathroom is beginning to fall in. We contacted the City of Columbia and they sent an inspector to our property where they assisted us in pushing the matter with Scott Properties. They fined Scott Properties for their negligence and nothing was still done. When we called the office they said someone patched the ceiling, but no one has come and fixed the inside and there is water still in the ceiling and most likely growing mold as well. Now our refrigerator is going out, practically dead. We called the emergency line and heard nothing in 24 hours. I called Scott properties which they returned my call promptly and told me someone would be contacting me and most likely showing up in the morning to fix the fridge. Gave me the name and the company of who was coming and asked that someone would be home. So my boyfriend stays home all day and neither of us hear from anyone. I contact the repair company and left a voicemail and when a couple hours passed, no one returned my call. I then called both Scott properties and the repair company over and over again with no answer. Later I was able to get in touch with the repair guy who said he has heard nothing of it until ten minutes ago when he picked up the work order from the property office. He was very empathetic on the phone and said he would get someone for us tomorrow in the morning. He also said they didn’t even send the work order to him until he asked about it even though we recieved a notification from Scott properties portal that the work order was submitted. Now my food is going bad after I just went grocery shopping over the weekend and I doubt Scott Wallace is going to pay me back in groceries for what I am about to lose. City of Columbia has been notified again. This company is very negligent of its tenants. I hope no one ever has to go through this stress. Property owners, I hope you find someone else to manage your properties because if they are not taking care of the property I’m living in, I cannot imagine what they are doing to other people’s properties.
Negative experience: Absolutely horrible. I live in one of their properties. We have filed multiple maintenance request of which none have been responded to or taking care of and now our refrigerator is dead and they are giving us the run-around to fix it. There is water damage at one point water dripping inside. Mold has grown in the damaged area. DO NOT RENT FROM THIS COMPANY.

Negative experience: I was trying to rent a unit in which Scott Properties has gave me a hard time trying to rent. When I contacted the manager to assess the situation, he told me "Seems like you have a lot of questions with our lease agreement, maybe you should look elsewhere and we can put the unit back on the market. I am currently a working college student, trying to pay for my education. I was told something different than what was written in the lease. I was in contact a lady named Leticia who works there and she laughed at me and said "sorry, I don't mean to laugh at you." when I told her about the this situation. The worst possible place I went looking for a place to live. Very unprofessional.
Each month we approve and move in many happy applicants into our available rental homes. A couple of staff members and the owner of the company spoke to you and explained that the lease agreement could not be changed. You requested more than once for us to change language in our lease agreement and remove items from the lease that you would be held responsible for as a tenant. When you were told by staff and the owner of company that the lease agreement wasn't negotiable and that it couldn't be changed you weren't happy. We have many hundreds of tenants on the same lease agreement so we are sorry that it wasn't written exactly the way you wanted it. When we explained for the last time that the lease couldn't be changed, we simply told you that you didn't have to sign the lease if you didn't feel comfortable and you agreed and didn't sign.....and we were OK with this decision. We hope that you and your roommate were able to find a company or an individual that was willing to re-write their lease agreement the way that you wanted it written and let us know if we can help you in the future.
Negative experience: Extremely unprofessional. Had to call 8 times at 2pm to get someone to pick up the phone. Finally a lady picks up when I selected an option besides “perspective tenant” and she was very unpleasant to speak with. I then called the property manager whose name was Gary I believe and he said he was a few minutes late which is understandable but then proceeded to say he could only show me the house if it was within the next 5-10 minutes otherwise I would have to wait until next Friday. I had already drove back across town by the time I was actually able to get in touch with anyone so that was not at all possible. The absolute least you could do is call your clients and inform them that you will be running late so that they don’t waste an hour of their day. Rent from someone else, very bad service from this group.
Negative experience: Was told that carpets would not be shampooed again in a rental that I was interested in because they were shampooed back in May. Several people have also looked at the property so no the carpet needs to be re-shampooed. If I have to shampoo the carpet prior to moving out why can't they be done before move in. Every place that I have lived this has been a standard practice right before move-in. I was informed via voicemail yesterday that they were moving on to the next prospective tenant. Yes, they stated in a email that they would do light re-cleaning and touch up painting but the carpets would not be re-shampooed. I have dealt with numerous property management companies in my military career and this was not a pleasant experience. I didn't think asking for carpets to be shampooed was a big deal.
