Negative experience: ⭐️ 1 Star – Unethical Deposit Practices I would strongly recommend staying away from this property management company. They engage in unethical practices designed to withhold tenant security deposits by adding charges that clearly fall under normal wear and tear, which they are not legally allowed to charge for. Examples of the charges they attempted to deduct from my deposit include: • A dirt dobber wasp nest outside the property • Weeds in the yard and flower beds • A so-called “make-ready” or normal cleaning, despite the unit being left in reasonable condition On top of that, the charges were grossly inflated and unreasonable. For example, they charged $300 just to remove weeds from a flower bed, which is far beyond any fair market cost for that type of work. It is clear these charges were not about actual damages, but rather an attempt to justify keeping as much of the deposit as possible. This feels like a routine practice rather than an isolated mistake. If you value transparency, fairness, and ethical business practices, do not do business with this company.

They took over the management of my properties after my original company filed for bankruptcy leaving me in a bad spot. 1st Choice took over within days and helped me weather a difficult situation. I’m grateful to have them managing my investments.

Fantastic experience: 1st Choice took over my property management affairs after my original company filed for bankruptcy and left me without direction and a vacant unit. 1st Choice took on responsibility for my places within days and got the rehab on the vacant unit going immediately. They made a difficult situation much smoother than I expected. In addition, 1st Choice management personnel will call you back when you reach out to them and they respond to emails in a timely manner. They’re on top of things, whether it’s repairs, bad weather that could affect your property or if you have accounting questions. Very professional with a personal family feel. I’m grateful to have them managing my investments.

Negative experience: 1st Choice Property Management does not take trouble calls seriously and cannot claim to provide exceptional customer service. Shower not working and trouble call submitted last week noting that I'd have company and the guest bathroom diverter wasn't working. Of course 5 guests had to take baths instead of showers because it wasn't considered urgent. Soooo, I waited (6th day) and they set an appointment time the middle of the work day. I availed myself to get this fixed. Well of course I took time off work to be here and they were a no-show for the appointment time they requested. This is unsatisfactory. It is apparent they don't value the customers time or schedule. Kinda like we'll get to it when we get to it.

Fantastic experience: we rented through first choice, Silvia was our realtor that helped us throughout this process. She was so nice and such an amazing person. always answered every question no matter how small. she has always had our best interest at heart. this company was extremely fast with work orders. we had a issue with our heater at one point in November and they had a technician out within 2 hours. some part needed replaced with the HVAC system. with having small children needing the warmth it was so appreciated on how fast they got things fixed for us. we lived in this house for 2 years. Silvia has been with us the entire time. every home inspection she might point out something that needed to be taken care of (tree trimming or making sure weeding is taken care of) but would give plenty of time for us to handle any maintenance. she was so understanding. the communication was fantastic with her. one of the best parts of being with first choice.

And they have been very easy to work with and always professional. Recently the roof was replaced. The roofing company showed up on time and communicated with me at every step of what will take place. The roof was finished in one day, everything was cleaned and it looks great. The same can be said of any maintenance needed.

However, as owners, we felt misunderstood when we requested a detailed explanation of how our money is allocated for repairs reaching $800 dollars , or when we asked to be notified or called in case major repairs are needed on our new house, such as replacing the roof after hail damage.

Negative experience: This company is completely unprofessional and inadequate to serve patrons renting properties. I would never choose a property that I own to be managed by First choice property management. I requested to terminate my lease and was ignored until the end of my lease. This company took my entire deposit to include a week and a half of extra rent . This company sent a bill to collections without me knowing about it. I had no clue that I even had a bill after taking all my additional remaining rent …include the entire deposit . This company Cited me for removing a stove and placing it with something in its place until they provided me with a working stove. I was left without a working stove for over two weeks . Angela at first choice then sent me an email saying that I violated the lease agreement by putting a stove In the home To prepare meals for me to eat. A lady by the name of Angela B has been very disrespectful, very unprofessional and provided no assistance during my leasing term. She was very disrespectful uncooperative and was very demeaning when attempting to inform her of the my current situation and neglected her/ First choice responsibility as it pertains to their lease agreement. I would never rent again and I strongly encourage you not to allow First choice to manage a property that you own. They will ignore your tenant and Provide no true assistance For a safe home environment for a family.

Everything was explained in detail to us and any questions or concerns were responded to immediately! The walk through to lease signing was great! Fantastic experience: I purchase an 84 year old house in Ryan Place, Fort Worth in 2023. Since my wife and I were living in the Philippines, I initially engaged 1st Choice for their Home Watch services. We had intended to completely replace the kitchen and much of the inside of the house and so we intended to find a General Contractor. As it turned out, 1st Choice was able to step in and manage all of the renovation projects over the course more than a year. Being an 84 year old house they encountered many hidden issues with the house, but were able to handle all the work. Cabinetry, plumbing, gas, electric, flooring, structural, painting etc. In the end we were thrilled with the outcome... the house beautiful inside. We moved in this past April 2025. So a big Hats-Off and Thank you to 1st Choice. I would hire them again and recommend them anytime.

Negative experience: Updates after the company responded. We have a half an acre yard that we pay $80 to mow. It is in Fort Worth as well. The lawn was not the reason to attract tenants. Reducing the rent was. Mowing every two weeks was not necessary. We mowed our yard once a month and it looked great Installing an new igniter for almost $300 in an oven that worth $50 to $100 is not in the best interest of the owner. You should have discussed this with us. We would have pushed a new one instead. The other $300 for programing the garage openers and replacing a lock is also interesting since the openers were working. You violated the performance standards noted in the agreement and did not work for our best interests nor maintained discretion. Angela's intimidated me on the first call when I refused additional repairs other than what Mason suggested. She said " will see if it will lease." Since she stated that her husband is the maintenance contractor for your company, I can see a clear conflict of interest. A respectful company would have apologized and addressed our concerns. Not in you case. It was a huge mistake hiring this company for property management. The yard is 0.13 acres, they charged us $64 every two weeks for mowing. We received surprisingly high and multiple charges for "repair" they have done without consulting with us, although we repaired everything when we purchased the house. After painting the house, the charge for cleaning the house was 1,342 SQ ft is $350. The house stayed on the market for two months and we ended up asking for a rent that is far below the market and their market analysis range. In addition to $4700 we paid for paint and the first month rent, they are asking us to pay $2231. This is what you will get if you decided to hire 1st choice. We are stuck for 12 months with this company, unfortunately.

Fantastic experience: Having 1st Choice Property Management handle my rental has been a game changer. Honestly, it's a huge relief not dealing with the day-to-day stuff like finding tenants, collecting rent, or fixing things. They're total pros at it, and that expertise really helps keep everything running smoothly and legally. So far there hasn't been any issues with the property, the property manager assigned Priscilla has always communicated thoroughly when needed and the tenants have been wonderful. Honestly, the peace of mind is worth every penny. If you're looking for a hands-off way to manage your rental, I'd definitely say go with 1st Choice Property Management, It's made owning a rental property so much easier and I plan to continue using their services in the future.

Negative experience: If I could give zero stars, I would. Our experience with 1st Choice Property Management was unprofessional and deeply frustrating—especially during such a sensitive time in our lives. We had an early move-out agreement, and their property manager, Sylvia, confirmed a prorated February rent, which we paid exactly as invoiced through their portal. But after we moved out, we were suddenly told we owed full rent for February and possibly March, contradicting both the agreed terms and what we were charged. When we tried to address the issue, we were brushed off and told to contact the landlord, despite Sylvia being the one who confirmed everything with us directly. To make matters worse, I was 9 months pregnant at the time and went out of my way to deep clean and prepare the property for photos—per their request. Sylvia was scheduled to come take listing photos, showed up late, and then didn’t even take any photos. After everything we did to cooperate and make their job easier, it’s incredibly disappointing to be treated this way. They lack communication, professionalism, and accountability. If you plan to work with them, get every single word in writing and prepare for a lot of frustration.

Negative experience: I rarely leave negative reviews, but my recent experience with 1st Choice Property Management, specifically with Sylvia Arrambide, warrants sharing. We had an agreement to vacate our rental property by February 10, 2025. Initially, Sylvia communicated that February’s rent would be prorated to reflect our early move-out. However, she later reversed this decision without a clear explanation, insisting on the full month’s rent. This abrupt change contradicted our prior agreement and caused unnecessary stress during our transition. Furthermore, the handling of our security deposit lacked transparency. Despite fulfilling our obligations and leaving the property in good condition, there was a lack of clear communication regarding the deposit’s status and any deductions made. While the company may have strengths in other areas, our experience highlighted issues in communication and consistency. I hope this feedback encourages 1st Choice Property Management to review their policies and ensure clearer, more reliable communication with tenants in the future.

Very professional, I didn’t run into any issues EDIT: After a 6-month stay at one of their properties, I have had the opportunity to experience the compassionate and understanding approach of this company. Despite my unfortunate car accident and subsequent rent payment issues, they went above and beyond to work with me and my family. However, the owner eventually decided to take back possession of the property and served us with eviction papers, even taking legal action against us for an exorbitant amount. Despite my best efforts to rectify the situation, the landlord remained unsatisfied. I must now find a new home for my four children while dealing with the ongoing court proceedings. This situation highlights the importance of understanding and empathy in the landlord-tenant relationship. 1st Choice has demonstrated exceptional professionalism in their interactions with me during this challenging time

Negative experience: Edit: review the reply this landlord responded with and ask yourself is this someone you really want to deal with? Petty This property management company got offended that I wasn’t happy about strangers coming into my house for property tours within 4-5 months of my lease. After 30 mins of back and forth on the phone disagreeing about people being allowed in my house multiple times a day while I’m not even halfway into my lease??? Our conversation ended after pushing back against the property manager who kept trying to convince me it’s totally normal for strangers to tour your house months into your lease and her being upset I wasn’t happy. After all this I get a petty text from the agent talking about not renewing my lease? Somehow from our conversation I guess it was lost that I will never use this company again. After all this the same month they tried to bill me $300 for the electrician repair they had to do to the house and said it’s standard to make tenants pay repairs for the landlord. I’ve been with 7 property management companies and have seen the worst. This place isn’t as bad as others but def a scummy company. I would avoid doing business with them unless you want to paid for your landlords maintenance and have strangers touring your home the entire lease. Anyone leaving positive reviews has never had to deal with an actual issue. They are nice on moving in with scummy business practices. Only choose the company if you don’t value your privacy.

Negative experience: This company should be called last choice. Homeowners, run. Seriously. We had a decent experience with this company until our most recent tenants moved in and out. Long story short, personal issues arose where the tenants wanted to break their lease. There was no reason for us to allow them out of their lease, but first choice's advice was that we allow them to break it early (6 months early) as to not anger them causing them to damage our home on the way out. After going back and forth asking a lot of questions as to why not hold these tenants accountable, we thought "okay, they do this for a living let's trust them." We also thought that since they were breaking their lease early, we would get their security deposit. Well, joke was on us because first choice has this ridiculous insurance system in place where tenants do not need to pay their security deposit in full, rather monthly. So if they break their lease early, guess what? We don't have their full deposit because they've been paying towards it in their rent. (I should have asked more questions about this system and regret not doing so). This company is a tenants dream and a homeowners nightmare. If there's any advice I have for homeowners, it's to ask questions about the stupid insurance deposit thing. Get your deposit in full, and don't allow your tenants to break their lease early without securing it. Find someone else, seriously you'll thank me.
