Fantastic experience: I was worried about using a property management company to handle the rentals of our duplex, but we were living overseas and our daughter couldn’t handle it anymore. Fantastic experience: Jon and his team at Westrom Group Property Management are dedicated to great customer service and always respond quickly to both the tenants and landlords. As a landlord, this is important because I want to know about the issues that tenants are facing immediately in order to address them. Likewise, whenever I have questions, they respond promptly. For any repairs needed, they proactively send pictures and the costs are always reasonable. Jon also takes the initiative to reach out personally when he feels that certain email discussions would be better addressed over the phone. Fantastic experience: Jon and his staff at Westrom Group have done a great job helping us acquire and then manage our rentals for 3 years now. They have been a one stop shop for all our rental management needs. Rent deposits and owner statements are always on time. The maintenance issues are taken care of very efficiently, sometimes before I even learn about them. They do not like getting 3 bids for every repair but if you are ever unhappy it will get corrected. Their standards are high, and if mistakes happen they make it right. Communication is always open and I am always confident that Jon will resolve any issues in a fair manner. His experience and honesty are hard to match among today’s property managers. Fantastic experience: I use Westrom Group to rent out my property. It's always nice to have people that are on your side when it comes renting out property. They appear to be very busy, but they are very responsive when responding to emails. They recommend how much I should rent the home for, keep me posted on what the tenant is doing, and generally speaking, they do a good job with communication. I also have the owner, Jon Westrom's personal number if anything ever comes up, I can reach out to him. Great experience.

Fantastic experience: I cannot recommend the Westrom Group highly enough. Five stars simply isn’t enough. Owning properties from Hawaii to Florida and in most of the states in between, I can say without hesitation that my experience with Jon and Ashley has been the smoothest of all. They take care of everything. I have reliable tenants, steady income, and zero hassles. It’s as close to turn-key as rental property ownership can get.
Fantastic experience: The Westrom Group has been great to work with. Every service ticket I submit is addressed the next day. One time my AC stopped working on July 4th. They sent someone out the next day. Cursed capacitors don't last in the Texas heat. Again the AC was not cooling and they sent someone out the next day and a pound of freon solved the problem. Long story about the grass in the front yard but in the end Jon at Westrom got it taken care of so the HOA (who caused the issue in the first place) would shut up.

Fantastic experience: Westrom provides amazing service in terms of resolving any issues with the house right away. For example I had a door that needed to be insulated as winter is coming, they fixed it right away, I had other things done within hours depending on severity. They always respond to things and resolve things. I give them 5 stars for that.

Negative experience: I have the same complaints with Westrom Group as well. They expect, according to the new handbook, for the tenants to solve all their problems on our dime. I keep up the house and yard. Unfortunately they planted 3 trees next to each other. they planted because the 1st 2 died. They blamed me for the 2nd tree dieing because the 1st one was dead when we moved in. when they hired someone to plant it they did it wrong. Now they planted 3 trees and we are being charged $25 because of weeds around the tree. We took care of the weeds. HOA Gave them a warning not a fine!!!! Westrom group charged us a fee. Last summer I went 3 weeks without air conditioning because they kept putting off. I had to stay somewhere cool because it was summer in Texas. My electric bill for both heater and A/C was extremely high. When they finally fixed both my bill dropped a lot however they wouldn’t take off anything from the rent. Since we moved in I have had to report problems every month or every other month. I have copies of everything and pictures. The fence is rotting and they said they don’t want to fix it. They throw extra fees at us without a conversation. When you call they just send you to voicemail then they email you back. We are stuck here one more year because we just signed a lease. We are moving next year. Also I agree with Richard Newbern and Richard Anderson. Their reviews are exactly true. If you’re a landlord using this company they will make sure they prolong maintenance or they don’t repair certain issues that has to do with your property. If you’re okaying people to treat your tenants without conversations and they fix the minimal. As a previous homeowner I know the responsibilities of the tenants and the landlords. If you don’t take care of the home and regular maintenance that’s normal for all homeowners. Tenants are not responsible for the owners HVAC SYSTEM. They are not responsible for rotting fences and fixing problems that were there before we moved in. If 1 tree is already dead when you move in and then try to blame us for the 2nd tree even though they said they will fine us if this tree dies. Common sense shows me that they are just putting in trees that are already dead. We water the grass as scheduled as well as the tree. We have spent so much money living here outside the rent that I’m done working with management companies. I will either buy or rent from a person I can talk too. I have asked the Westrom group to come over and look at the problems I am having and they refer you to the handbook. Who recommends putting weed killer around a tree? It will kill it. I won’t do that. I’m so frustrated and feel violated by this group. No heads up just fines. I can go on and on. The point is be careful of these companies especially if your a tenant. The Westrom Group I’m under in Fort Worth is not accredited by the BBB. They signed up but not accepted because they don’t live up to the requirements that the Better Business Bureau expects. That can be telling!! I said can or allegedly!! I’m not saying it means that they are bad. It just raises eyebrows

That said, I’m not here to argue with your experience, it was real to you, and it’s important that things did not continue like that.
You’ve been great tenants, and I’m truly hopeful that the next year will be a much smoother one. Negative experience: UPDATE: July 2025: Still No Real Resolution – Safety Hazard Was Only Taken Seriously After Public Review After I posted my original review (below), management deleted their public response, which had included a coffee joke about coming over after our family was evacuated due to carbon monoxide. Their tone only changed once the issue became public. I’ve since received carefully worded emails that sound more professional—but still no actual action: • No pool heater replacement • No rent adjustment • No acknowledgment that we went months with zero urgency on a deadly issue All communication until now had to be initiated by me. The only reason they’re responding at all is because this is public—not because they genuinely wanted to help. I’ve been told to now stick to “formal channels” like MELD—after those same channels did nothing for months and didn’t prevent a CO evacuation involving my newborn and toddler. This is damage control, not accountability. Original review follows: Serious Safety Hazard Ignored – Families Beware After repeated warnings and personal outreach to management, my family had to be evacuated by the fire department due to carbon monoxide filling our home—up to 40% saturation—from a defective pool heater we had previously reported. This wasn’t an isolated incident. We had already faced a $7,000+ gas bill, fought for months to get a partial reimbursement, and did our own tracking to prove the appliance was the issue—only to be ignored again. We live here with a 3-week-old baby and a toddler. Carbon monoxide is odorless and deadly. The fact that our lives were endangered and no urgency or accountability followed is beyond disappointing—it’s negligent. When I finally posted a review because private efforts went nowhere, management’s response was: “You win man, you hurt me with this review,” followed by a request to make sure I had good coffee ready if he stopped by. That’s not accountability. That’s someone trying to downplay a life-threatening event by acting like this is some friendly misunderstanding between buddies. This company is quick to deflect, slow to act, and expects tenants—paying nearly $100K per year—to jump through hoops for basic safety, communication, and decency. Don’t be fooled by a friendly tone or casual charm. If you’re considering renting here, understand this: when things go wrong, you’re on your own. Attached a picture of his response to my previous review that was deleted. This was the response, live on google for just a few hours, obviously: “ Richard, oh man, this is tough to read, I am not going to argue point by point publicly with you. You win man, you hurt me with this review. Some facts and some points stretched beyond facts. You and I actually have a good relationship, have had many text, emails and calls on this topic. Even healthy disagreements.. clearly you are still very upset, I am not saying we are perfect, but we will not give up trying. Here is my offer to you.. I will personally come to the home, I want to meet you, our pool contractor, talk numbers, safety and whatever is needed. We may still disagree, but my ask is can we do it respectfully? If you decide to take me up in the offer, please have good coffee available. You have my personal cell number.. the ball is in your court. We got this man.. let’s go! “

First, I want to own that my original public reply to your review was not appropriate for the seriousness of what your family went through. The coffee comment and casual tone were wrong. I removed that response because it did not reflect how seriously we should treat a carbon monoxide event in a home.

Negative experience: Extremely Disappointed – Major Safety Issues Ignored We experienced a life-threatening carbon monoxide incident due to a faulty pool heater—something we had previously reported. Thankfully, our own carbon monoxide detector (an add-on to our alarm system) alerted us before it was too late. With a 3-week-old baby, a 3-year-old, and my wife at home, we had to be evacuated by the Southlake Fire Department. The gas levels reached 40%, which is extremely dangerous for anyone, let alone a family. This wasn’t a one-off issue. Months earlier, the same defective pool heater triggered a massive gas bill—over $7,000 for two months. I had to personally gather months of gas data, prove the heater was the only gas appliance, and go through multiple hurdles just to receive a partial reimbursement of $1,100. Communication from management has been consistently poor. Despite paying nearly $100,000 a year in rent, I’ve had to chase both the owner and the management team on multiple occasions just to get basic responses. No one has taken true accountability for these safety hazards or the inconvenience and costs we’ve endured. After I brought up the carbon monoxide evacuation, the owner responded by reiterating they wouldn’t be reimbursing any further gas expenses—completely overlooking the seriousness of what happened. I expected a luxury experience for the premium we pay—not to be put in danger, ignored, or left to manage life-threatening situations on my own. Horrible leadership. Unresponsive management. Severely disappointed. If you’re considering renting with them, know that when serious issues arise, you’re likely on your own.

Fantastic experience: We called for no heat during TX coldest week and within 24 hours a contractor was contacted and dispatched to our home. The contractor was pleasant and dilligent and helped answer our questions to try to prevent our issue from occurring in the future. Feels great to be warm again! Westrom maintenance team is always very good about checking Melds and reaching out for additional clarity and troubleshooting. I really enjoy living at one of their managed homes.
Negative experience: Haven't been in this property for a month (23 days) and the amount of issues we have already encountered is SERIOUSLY MAKING ME REGRET MOVING INTO THIS PROPERTY. I try to live without regrets, but I wish we could break our lease and MOVE ASAP!!!

Negative experience: Their application process is brutal. I have a felony from 10 years ago they used against me, even though I’ve been a productive member of society since then. 3 years of rental history, but that wasn’t enough. 4 years same job. I get they have a criteria or a strict system they go by, but I wish I would’ve known ahead of time because other property management aren’t as harsh. Paid almost $200 for application because they said you HAVE to apply for pets too before application will even be reviewed. This review is just to let people know. Don’t waste your money applying if you aren’t strait laced with an 800 credit score.
Kaylee... I am so sorry to see this review... Really.. I agree with you honestly that the application process can be a beating, seem unfair and more. We post our rental guidelines and ask you to consent that you have reviewed them before applying. I also see on 7/31 we sent you an email to refund your application fee for the house you applied for and then we worked to switch your application to another place to see if we could get the owner to make an exception for you. However, one of the biggest issues was that the landlord contact info you provided would not respond and could not be verified. The pet screening fees are all 3rd party fees and almost every property management company used them and you can use them for up to a year at not cost. I will make you an offer... because I hate hate hate people paying application fees and then we are not able to approve them.. I will refund 75 dollars of the 100 application fee we collected.. in exchange...you update the review or remove it.
