Negative experience: I had a very disappointing experience with Pandapal. 2 years ago They kept my $1,200 deposit and then tried to charge me an additional $1,750 while I was in the middle of purchasing a home. They claimed there was debris left in the backyard because I left two toddler scooters. The kitchen cabinets had faded paint and the carpet was already dirty from normal wear. I understand using part of a deposit for damages if necessary, but charging an extra $1,750 on top of keeping the full deposit feels excessive and unfair. I feel taken advantage of during a very important time in my life. I would advise others to carefully document everything and be cautious. In process to sue them for the $1750.
Kareen deleted her old review where we proved that she's wrong and came back 2 years later to re-post a complaint. Does ruminating for 2 years sound like healthy behavior? We wish her well.
Fantastic experience: I hired Panda Pal Property Management in March 2025 to transition my Airbnb short-term rental into a full-time long-term rental, and I couldn’t be happier with the experience. After sending an inquiry, I was contacted almost immediately. They met me at the property at my earliest convenience and took the time to walk through all the important details. They were knowledgeable, transparent, and gave me a realistic and reasonable price range for my home right from the start. They truly handled everything. From marketing the property to screening tenants, they did all the legwork and found a wonderful family that has been a perfect fit for my home. Payments have always been on time, and anytime I’ve had a question, they’ve been easy to reach by phone or email and quick to respond. What I appreciate most is how hands-off the entire process has been, which is exactly what I was looking for. If something needs to be fixed and it’s under a certain dollar amount, they take care of it automatically. If it’s over that threshold, they contact me, explain the situation clearly, and walk me through my options. Since this was my first year using a property management company, I wasn’t sure about the timing for things like 1099s and owner statements. When I asked, they were patient, professional, and took the time to explain the process so I understood exactly what to expect. I’m genuinely so glad I chose Panda Pal to manage my rental and honestly wish I had done this sooner. I highly recommend them to anyone looking for a reliable, responsive, and stress-free property management experience.

Negative experience: I rented here for a whole year. No complaints other than so many inspections throughout the contract stay, but it’s part of the contract. But where I’m gonna say stay away is nobody works at the office so if you have any questions it’s only thru email. Because they don’t have anybody that you can actually call, or speak to in person. Also trying to receive your deposit back is kind of impossible since nobody is at the office they don’t even ask for a forwarding address, they also don’t respond to said emails. So find a better company to rent thru if it’s for a short term.
1) Monika complains we do too many inspections.
We do routine inspections to ensure lease compliance and maintenance is in good order. While it may be inconvient for tenants, this is a necessary part of property management. This is a petty complaint.
2) Monika complains we only communicate by email.
We have addressed this in several reviews, we only communicate by email so we can keep track of all communication and ensure timely responses.
3) Monika complains we don't respond to emails or ask for her forwarding address.

Negative experience: They are responsive and helpful only when it benefits them. Once you attempt or cancel any agreements, communication stops entirely. Calls and messages go unanswered, and there is no follow up. Overall, the lack of communication is extremely disappointing. Do Not Recommend. Good Luck, if you consider.

Negative experience: Here are the facts: 1. Zero communication from Panda Property Management. If you call the office, they tell you all communication is done over emails, so you never talk to anyone. Fine, but it takes weeks for anyone to reply back to any email that sends out, or they just don’t email at all. 2. If I was an owner I would think twice before hiring them. They do not communicate all the needs of the home. 3. Resident portal only works as payment, which is all they care about. You can’t put any kind of maintenance request or they make it really hard. So, if you have anything major happen at the home you will be looking at a week or more response time. 4. Their maintenance team is not great. They will only look at something and say its nothing they can fix and have to call the owner to have them send someone. - I’m very much real, and choose not to disclose my information because what is point if I’m not renewing my lease. It looks like they only care about reputation instead of helping tenants. Still waiting on someone to return my email…so instead of writing on here reply to all emails.
"Arizona Appraisals" appears to be a person hiding under a fake name/profile. Does this seem like a credible reviewer? This does not seem credible to us.
This person says we do not communicate. We do not have any email communication from this "Arizona Appraisals". Perhaps if they did not hide behind a fake name/profile we could properly address their concern? Regardless, we do our best to respond in writing the same day or next business day. All our email contaacts are published on our website and listed in a "welcome email" we send to all tenants.
"If I were a home owner..." This person is clearly not one of our property owner clients and will likely never own property. For starters you need a real name in order to purchase a home. We provide regular email updates to our property owners.
Resident Portal and Maintenance. In our welcome email to tenants we explain all maintenance requests MUST be submitted in writing to "[email protected]" with appropriate coordinating information. It's a simple and easy process. Maintenance requests are processed in a timely manner. Keep in mind repairs are subject to the availability of contractors and materials.
It is clear the person leaving this review may be having a negative experience largely due to their inability to follow directions. This can be avoided if they 1) Read their "welcome email" and 2) carefully follow the directions in their email. 3) Read the information on our website. 4) send an email to our customer service who can be reached "[email protected]".
In conclusion, if you are a tenant and you fail to follow directions, you will probably have a negative experience.

Negative experience: I lived on the property managed by Panda on Milton Rd for 3 years. I was never late with my payment. Rent was paid on time without fail. Model tenant I was. Lease started October of 2022. August of 2025 I was sent a request to renew which I signed to renew in October. I am 70 years old. 2 weeks later September I had decided I would get married and move out of State. I contacted Panda to cancel my agreement to renew for October. They had zero understanding that I changed my mind and wanted to charge me for the month of October and a $800 cancelation fee. Knowing I was a Senior Citizen on a fixed income and that October was a month away. You can never speak to anyone verbally communication is done by email only for service of any type. Be it maintenance or whatever issues you my have. DO NOT allow you Senior relative to rent from these people. They care nothing about them or issues that may occur. Management with Panda Properties is the absolute worse I have ever experienced in my entire life. They take advantage of Senior Citizens and have zero concerns of personal issues that may occur.
Here are the facts:
1) Curtis was a difficult tenant, always had a bad attitude, and clearly suffers from "victim syndrome".
2) At the end of his lease, Curtis renewed his contract for another 12 months. He had the opportunity to end his contract without penaltiy if he put a reasonable amount of thought and planning.
3) Approximately two months into his new lease term, Curtis attempted to break the lease, without providing reasonable notice, without requesting early termination, and tried to not pay the last month's rent.
4) In our contracts, Tenants can request early termination in an exchange for an early termination fee that is used to offset the expenses incurred by Landlord.
5) When Curtis was held accountable for his actions he threw a tantrum.
6) As mentioned in other reviews we work by email so we can stay organized and ensure every inquiry recieves a timely response.
7) As seen here, occasionally we get bad reviews from bad tenants regarding petty grievences. We will NOT bow down to these people.

Negative experience: I am extremely disappointed with this property management company. My home was rented in September, and since then it feels like they keep finding endless “repairs” without clearly communicating what is being fixed or why. The repair costs they charge are unbelievably high, and it feels like they are taking as much as they can from my rental income. The whole point of using a management company is to relieve the stress of paying a mortgage, but this company has created the opposite experience. Their customer service is terrible and completely impersonal. I have asked multiple times to speak with someone by phone regarding my concerns, and the only response I receive is, “We don’t do phone calls, everything is handled by email.” How is a company this large unable to provide a manager or supervisor for a frustrated client? It makes no sense. Before posting this review, I made several attempts to speak to someone over the phone, all ignored. I even went to their office on George Dieter one time. They took my information and said someone would review my questions and get back to me, but no one ever did. This company has shown a complete lack of communication, professionalism, and customer care. I would never recommend this company to anyone. Based on the company’s responses to other reviews, I anticipate a quick and dismissive reply. I hope they would address the concerns honestly rather than defensively. Still, my statements are supported by email exchanges in which I was told they do not handle issues by phone. I stand by every concern shared here.
Here are the facts regarding Sue's review:
1) In our "Welcome Email" to owners we explain that we communicate by email so we can organize and monitor all communication between several team members and ensure all inquiries are responded too. We do our best to respond to everyone the same day or next business day.
2) We DO NOT control when repairs are needed. We only control how we respond to repairs.
3) We DO NOT believe in "Slumlording" aka the practice of not doing needed repairs for the purpose of profiteering. If you believe in milking properties and forcing the tenant to live in shambles we are not the company for you.
4) We DO NOT profit from repairs. We do not have any maintenance coordination fees or markups on repair bills.
5) We DO NOT do unnecessary or frivolous repairs at the owner's expense.
6) We DO believe in doing preventative maintenance/service on the larger mechanical equipment. Waiting until those systems break down instead of staying on top of regular maintenance is counterproductive and usually more costly.
Ultimately, we find Sue's position is unreasonable.
Most of our property owner's are grateful that we work diligently to ensure their property is in good condition.

Negative experience: Me and my family rent a house managed by Panda Pal, for the past year we have tried to give them grace for the treatment we have received but they seem to not care as they lack customer service and have no empathy. When we first moved in the house was not maintained at all. Til this day our carpets have never been washed or replaced, they refuse to cover holes caused by previous tenants and the garage walls are poorly maintained, walls were never re-painted. When we submit a maintenance request for everything regarding previous tenants they deny the request and say its cosmetic, we pay a good buck for this house with our hard working money. DO NOT RENT WITH THEM. If we could give them zero stars we would, I am ready for our lease to be over.
Here are the facts regarding Ashley's Review:
1) Ashley has lived in her rental for about 10 months now. We've responded to each of Ashleys requests that she has emailed us and worked to ensure her and her family are reasonably comfortable under the terms of their lease.
2) The property was professionally cleaned before they moved in. Additional cleanings are a tenant responsibility. As mentioned in other reviews, it's not uncommon for difficult tenants to scrounge for additional cleanings after move-in at the owner's expense. We do not do "freebie" cleanings at the owner's expense. If Ashley wants the carpets cleaned after living in their rental for 10 months, she can go ahead and clean them herself.
3) The real reasons Ashley is upset is because the owner sent contractors to install a new roof on the property and apparently woke her up at 7:00am. She emailed us how furious she was for being woken up at 7:00am on a Monday. We explained to her the owner did not inform us that they were sending contractors to install a new roof otherwise. It appears Ashley believes she is above minor inconoviences the rest of us experience.

Negative experience: This company is completely unprofessional and childish. Instead of handling tenant concerns with professionalism, they resort to name-calling and labeling people as “Karens.” That kind of response says everything you need to know about how they treat tenants. A property management company should take feedback seriously, address issues respectfully, and provide solutions — not insult the very people they’re supposed to serve. Their attitude is immature and shows a total lack of accountability. If this is how they respond publicly, I can only imagine how they behave behind closed doors. Save yourself the headache and look elsewhere for property management that actually respects tenants and understands customer service. Here’s the fact: I’m not a family member, I’m not a friend, and I’m not some random complainer I’m speaking from what I see: a so-called ‘professional’ company that acts like children online. The way Panda Pal Property Management responds to reviews is embarrassing and toxic. Instead of showing accountability, they throw out insults like ‘Karen,’ try to smear people, and hide behind excuses. That’s not leadership, that’s immaturity. If you can’t handle criticism without attacking people, you have no business managing homes or dealing with tenants’ lives. This response alone shows me you’re more interested in ego and name-calling than actually solving problems. Any company that talks like this to the public is a red flag plain and simple.
Here are the facts regarding Tyrone's review:
1) "Tyrone" is not an applicant, tenant, property owner, or otherwise customer/client to our company. He's clearly a relative or friend of a tenant who left us a bad review and in our reply to said tenant we called them out for being a complainer aka "a Karen".
2) Getting a relative or friend to leave a bad review because you got called out for being a complainer is absolutely something a "Karen"/complainer would do. Every reasonable person understands there is a small segment of the population that will complain, be difficult, or behave poorly. We manage hundreds of properties, clearly there will be some unreasonable people who jump into our reviews.
3) I'd like to take this opportunity to remind everyone that first and foremost we work diligently to protect our property owners and their property. And while we do want the tenants to be reasonably comfortable and take reasonable measures to ensure they are taken care of, there will always be a handful of folks who will complain no mattter what. We will not be bow down to petty, vindictive actors.

Negative experience: Horrible experience, unfortunately, I can only hit wave-tops here because of google review length limitations... As a military family with 25 years of renting and owning properties, we’ve worked with many property managers. Panda Pal was the worst by far. Managers typically take the path of least resistance, but Panda Pal raised that to a whole new level. Before anything else: if you’re considering this company, read how they respond to negative reviews. Instead of taking responsibility, they immediately accuse tenants of lying. That should have been a red flag for me. Most positive reviews are from buyers/sellers, not renters, which shows where their priorities really are. Andrew was very responsive during the application process, but after the lease was signed, communication stopped. Only emergencies (like AC failures or water leaks) got a response. Emails about keys, utilities, and access went unanswered. At move-in, the garage was full of junk (shelves, old doors, piles of window screens, and trash). The house had fresh paint, but the floors were covered in residue that ruined socks until we mopped twice. The listing showed a washer/dryer in-unit, which influenced our choice, but there were none. We later learned their listings often misrepresent this, especially on Zillow. When I raised it, Andrew aggressively blamed us instead of admitting their error. Maintenance was no better. We reported a blocked dryer duct on day one (a major fire hazard per national safety standards) and broken smoke detectors with no batteries. Our emails went ignored, so we sent a certified letter. The response? They claimed a clogged duct was “not a safety issue” and our problem under “tenant cleaning.” They eventually sent a tech but told us all costs would be ours. Ironically, the same email told us to “email future requests for a faster response,” even though our original email had been ignored. At move-out, despite documenting everything, they charged us $150 for drywall restoration for holes we never made. I even joked at move-in that they’d charge us for the owner’s leftover anchors—and they did. The only positive was the actual maintenance workers, who were professional and apologetic when blocked by management. Bottom line: Panda Pal ruined our El Paso rental experience. If you want ignored tenants, misrepresented listings, unsafe conditions, and finger-pointing instead of accountability, this is your company. Otherwise, choose wisely. Standing by for Andrew to “check his records” and call me a liar.
Here are the facts regarding Dustins review:
1) Dustin was a tenant at our property. As you can tell by his lengthy review Dustin has a deep passion for complaining. He says he was decieved regarding the property he rented. All tenants are afforded as much time as they want in order to survey and inspect the property before they sign a lease. It's the tenant's responsibility to determine everything is to their liking before they rent a home. It sounds like Dustin failed to excerise a resonable amount of due diligence.
2) Dustin complains we are not responsive. As you can see we have responded to every review (good or bad). We do our best to get back to everyone in a timely manner. We also send tenants a welcome email that outlines all the information Dustin is complaining about. It sounds like he did not read it.
3) There was a minor dispute where Dustin wanted us to send cleaners to clean out the dryer vents. The owner didn't want to spend the money. Furthermore, per the lease, additional cleanings are a tenant responsibility. Naturally we are in a position where there are competing interests between tenants and owners. We are regularly in position where we have to tell people "no" to their requests. Normal people just shake it off and move on. As we see with Dustin, some people get really bent out of shape when we don't roll out the red carpet at the owner's expense.
4) The events Dustin references occured in July of 2024 and it is now September of 2025. It's clear to us, he's been ruminating and fixated over a petty grievances for a long time. Does that seem like behavior of a well adjusted person?...We wish him well.

Negative experience: I've tried multiple times to get in contact with an Agent. My calls had gone straight to voicemail save for the number for the front desk who explained she had no way to contact anyone save for email. Even with said emails, they refused to respond at any point between the hours of 9 AM and 4 PM, only responding 30 minutes before close of business hours. No one will help me so I'm putting down a review of my own based on what has been happening for the past 4 days. Call me a liar all you like, you wouldn't respond to my messages at all until 30 minutes before your close of business time. I have been respectful and rightfully concerned about this management organization. Show the missed call logs if I am such a liar. It'll show how many times I tried to make contact and get guidance in the process. You neglected to show that. Keep in mind, they can't find the time to respond to potential clients for days straight, but the moment they get a bad review, they'll respond as fast as they can, even after business hours.

2) Timothy is upset because he applied for our properties and we asked him to provide bank statements for proof of income. He cannot show legitmate proof of income. His credit score is pretty borderline (For reference, our minimum is 600) and we have legitimate concerns about him being able to pay the rent.
3) Leaving a review that is clearly dishonest is all we need to know about Timothy. I am glad we thoroughly screen applicants like this, so our property owners can avoid liars and fraudsters.

Negative experience: Renting from Panda Pal Property was hands down one of the worst decisions I’ve ever made. Their communication was an absolute disaster — spotty when you’re lucky, and completely nonexistent the rest of the time. Every maintenance issue took weeks to even get a response, let alone a fix. I had to chase them down repeatedly just to get basic things looked at. It’s clear their team is either completely overwhelmed or just doesn’t care — and neither is acceptable when you’re paying top-dollar rent. They’re lightning-fast when it comes to collecting your money, but the second you actually need something? They vanish without a trace. No accountability. No urgency. No regard for tenants. Their level of professionalism is nonexistent. Emails go unanswered, concerns are dismissed, and the overall attitude is apathetic at best and negligent at worst. Avoid Panda Pal Property at all costs. Renting from them is a waste of time, money, and energy. I’m only giving 1 star because the platform doesn’t allow ZERO, otherwise that’s exactly what they would deserve. It’s disappointing—but not surprising—that they are trying to spin this as a case of a “bad tenant” rather than being transparent about what really happened. If this was just about “playing games,” then why didn’t the judge award them the full amount they were suing for? That says a lot about the strength of their case. Trying to discredit someone with selective information while ignoring the full context is misleading. Anyone who’s been through a legal process knows: if your case has real merit, the court doesn’t shortchange you. But that’s exactly what happened here.
Samantha's biggest mistake was not renting from Panda Pal, it was her decision to not pay the rent. Ultimately, her decision resulted in her eviction. Just another bad tenant leaving a bad review.
Samantha it's time to grow up. YOU played games with the rent money and got evicted. That's a decision YOU made. A judge heard you make your case and decided your wrong. Getting evicted is literally the definition of a bad tenant. Wake up!
If you are a tenant reading this, let this be a warning. If you fool around with the rent or otherwise break your lease, we will report to the credit agencies and an eviction will go on your record.

Positive experience: **Update** I did update this review after about a year of renting from Panda Pal property. I did previously give it 1 star see below as too why. I did update my review to 4 stars. Now that I was given the emails to contact panda pal property team they respond in a fast and helpful manner. Regarding maintenance and any issues that arise in the home they ask for my schedule and what works best for me. Haven’t had any issues. I still do wish “Edgar” hadn’t told me and my husband we can contact him if we had any questions or issues because that obviously was not the case and I do wish in their lease agreements they added their contact information because I never knew I had to email them. Other than that it’s been a good year and we are looking forward to hopefully renewing our lease. They were professional and helping when we were looking into renting after we moved in and got the home they no longer cared. We have questions about the house and situations that have arisen and they don’t answer the phone, they say they will call me back it’s been weeks. I text Edgar he sends me and my husband to voicemail after two or three rings, communication is horrible I’ve left emails and text messages and nothing. Very frustrating. We’ve rented before and dealt with a different property management and their customer service was amazing nothing compared to this.

Negative experience: Please don't go through them, they are dishonest. I applied for one property, but they told me it's no longer available. I provided them with two additional addresses, and unfortunately, those properties are also not available. Then, they told me they need my current address. Well, it's on the application. They don't know what they are doing, and they aren't veteran-owned; otherwise, they would understand what veterans go through. Don't waste your time, it took them over a week to even look at my application, a waste of time
We do not have any recent applications under the name "Logan". This is fake review hiding under a fake name. Clearly this person is not familiar with our company.
Unfortunately we get sizeable amount of unqualified/undesirable characters who come out of the woodwork looking to rent our properties. Sometimes these types of people get offended when we ask them to show basic evidence during the application process to include proof of income, good credit/background checks, and good rental history. It appears Logan knows he doesn't qualify and is upset at us for doing our job. We do our best to defend our owner's and their property from unqualified/undesirable tenants.
