Negative experience: Pros: -Rental property is beautiful when looking at it. Cons: -Backyard alone should have made me opt not to live here, just filled with dust and dirt. -Maintenance requests get ignored, which is honestly disgusting. -Owner refuses to remove large old fridge from garage, hence taking up space we need. -Owner refuses to have us change the light from soft white to daylight even though we offered to pay for new lights. -Rental property has serious plumbing issues (we have only lived here for a month). -Rental property was not cleaned properly (disgusting dog hair everywhere, in the fridge, oven, on blinds, etc). -Staff member that assisted me was highly unprofessional and downright incompetent. All in all, my family and I may end up leaving at the end of our lease. We are a military family and this is by far the WORST rental experience we have had and we have moved around quite a bit. 1 YEAR UPDATE This property owner demands an inspection to determine if you can continue living in the property or not, which was completely new to me, but I guess we signed off on that in the lease, smh. If we wanted to “opt out” of this inspection, it would be an extra $200 added to the monthly rent. This place is NOT worth the amount we pay right now, much less an extra $200. However, I DID NOT expect them to take pictures of my home, including photos of my family (child included). This was weird n deeply disturbing. I cannot wait to leave HELL PASO.

Reliant Property Management

After reviewing your account, we show that all maintenance requests submitted have been responded to and completed, and there are currently no outstanding work orders. If there is anything additional you need, we are happy to address it—just let us know.

Regarding the lighting, you are welcome to replace lightbulbs at your own expense. The owner’s request was only that the light fixtures themselves not be changed, which is standard.

You mentioned experiencing plumbing issues within your first month of living in the home; however, our records show you have been in the property for nearly a year and we have not received any plumbing-related work orders from you. If you are experiencing any issues now, please submit a request so we can take care of it promptly.

Please feel free to contact our office directly so we can address any remaining concerns and support you however we can.

Fantastic experience: Reliant is....reliable! Special shout out to Alejandra for putting extra salsa on the tacos. Figuratively speaking, of course (although I wouldn't object to tacos being part of their services).

Negative experience: My family and I were excited to live at this property because it looked really nice and spacious, minus the backyard. However, we quickly found out there were many issues that should have been resolved prior to our moving in. Consequently, some major cons of this property and working with this property management team includes: On property -Blinds were dirty and full of dog hair -Front and back door seal is not stopping dust from entering the home -Recessed lights are dull and they refused to switch them out even though we offered to pay to have it done -There was dog hair everywhere, even in the refrigerator and oven -Windows aren’t double paned so dust keeps coming in, regardless of them being closed With management team -Staff refuses to be accommodating of medical conditions -Staff members are rude and condescending, and are always referring us to the lease instead of answering simple questions and concerns -They always need pictures of things before they can send someone out to do maintenance work, if they end up sending someone As a military member who has moved around a lot, I can say without a doubt that this is by far the worst rental experience I have ever encountered. If moving wasn’t so hectic, especially with small children, I would do it in a heartbeat. Shame on these people on how they operate and interact with the people who are the reason they have jobs.

Reliant Property Management

Our records show the home was professionally cleaned and inspected prior to move-in, and no issues were reported on the Inventory and Condition form you signed.

Regarding the lighting, we informed you that the owner approved changing the lightbulbs as long as the fixtures were not altered. The message was read, so the statement that this was not allowed is inaccurate.

We also have a record of a work order submitted for blinds not functioning properly. The owner approved sending someone to assess the issue, but you later mentioned that you were able to get them working, so the vendor was not dispatched.

Our policy requiring photos for maintenance requests helps ensure accuracy and accountability before sending vendors. We’ve also been attempting to schedule your annual property inspection so we can review the home’s condition and address any valid concerns, but you keep rescheduling.

Our team communicates according to policy and strives to treat all residents with respect while maintaining fairness for both residents and owners.

Negative experience: Under went new management while I was leasing from them. When I moved in November of 2021 I took 81 photos printed with my move in inspections list to the original office for proof of issues with the home and they laughed and ask why, because they had me sign a lease saying I was renting the home as is and there lots of issues that were promised would be fixed that weren't. The landlord said I was asking for cosmetic issues and that it wasn't required to be fixed so I documented. The previous tenant came by and let me know they kept his security deposit and he wanted to see if they fixed the things mentioned for keeping his deposit and charging more for fees. They didn't. Everything they claimed his deposit for was still an issue. Over the three years of living there the A/C broke with inside temperatures reaching 92 degrees for 3 days. The water heater flooded the kitchen, master bedroom and living room. The request to dry completely was for 6 large fans for 3 days, landlord approved 2 fans for a day and a half. When I moved out in December 2024, I had a cleaning company come and professional clean to make sure I got my deposit back as well as clean the carpets. Walk through was done, I followed up after not receiving my deposit back. They kept it for the same issues as the previous tenant and charged an additional cleaning fee. To this day I am still getting updates about maintenance orders put in by the new tenant at and I'm sure they'll do the same thing to this one as well. When I asked to go item for item to prove I have photos and the issues they were claiming weren't done by me they said they would credit me 75 dollars for the blinds and then stopped responding, literal bullshit. My deposit was 1400 dollars, and they charged an additional 650 for cleaning. Money hunger scammers!

A detailed move-out inspection was completed when possession was returned, and an itemized list of deductions was mailed within the required 30-day period. We maintain dated records and postmarked confirmations verifying this compliance. Before-and-after photographs document the property’s condition at move-in and move-out and confirm damages beyond normal wear and tear, supporting the deductions made from your security deposit.

Regarding the water heater leak, the licensed vendor we hired recommended using two blowers for drying, and that recommendation was followed. We have pictures of the messages with the vendor for proof of this.

As for the A/C service request, records show it was submitted on Monday, 10/10/2022, the vendor was available to service the property the next day, 10/11/2022, and text messages confirm you scheduled the visit for Thursday, 10/13/2022. The 3-day delay was not due to any mishandling by our team.

You were provided a full itemized list of deductions within 30 days, along with a $75 credit after review of your dispute. All charges were based on verified inspection findings and supported by documentation.

Holly Dove Published on Google 6 months ago

Negative experience: WARNING: Do NOT RENT FROM THESE CROOKS! WORST PEOPLE AND DO NOT FOLLOW THE TEXAS LAW! They refused to return my security deposit and only sent an itemized list after I demanded it—well past the 30-day legal deadline (Texas Property Code § 92.104). Their charges were inconsistent, inflated, and shady. During my lease, the AC went out multiple times, and instead of helping, they tried to charge me for using heavy portable units I had to pick up and return myself. This company is unprofessional and unethical. I TOOK TONS OFF PHOTOS WHEN I MOVED IN THANK GOD, and there was trash left behind in bins, broken screens, etc!!! NEVER RENT FROM THEM!!! If they’ve done this to you, know your rights and consider filing a claim with the Texas Attorney Generals office and seek legal counseling to file a small claim against them to GET YOUR REFUNDS BACK. I would never rent from them again—stay away! In Texas, a landlord must provide tenants with a detailed, written list of any deductions from their security deposit within 30 days after the tenant moves out, as outlined in Texas Property Code Section 92.104. This itemized list must specify the damages or costs for which the deposit is being withheld. Failure to provide this list within the 30-day timeframe can result in penalties for the landlord, including liability for three times the amount of the wrongfully withheld deposit. File civil lawsuits if you feel you were wrongfully handled by Reliant Property and warn others!!!!!!!! Their DBA is Reliant Property Management but their official licensed name: KB Commercial and Residential Property Management LLC. Governed by: Preston Brown, David Karam, Jaime Mora and they have each of their addressed listed at State of Texas website. 4025 Roadside El Paso, Tx 79922, 8319 Mt Rainer El Paso, Tx. 79904, 2077 N. Zaragosa Rd El Paso, Tx 79938.

Reliant Property Management

we appreciate the opportunity to clarify the facts. Reliant Property Management fully complies with Texas Property Code §92.104 regarding security deposit itemizations. A detailed move-out inspection was completed when you returned possession, and an itemized list of deductions was mailed within the required 30-day period. We maintain dated records and postmarked confirmations verifying this compliance.

Our records also include before-and-after photographs clearly showing the condition of the property prior to your tenancy and after your move-out. These photos document damages beyond normal wear and tear, which support the deductions made from your deposit.

You were provided written move-out instructions outlining how to qualify for a full refund and were given the opportunity to dispute the charges. After review, a partial credit was issued; however, a full refund was not possible due to verified tenant-related damage.

For transparency, all supporting documentation has been submitted to the Texas Attorney General’s Office, and we are cooperating fully with their review.

Reliant remains committed to integrity, transparency, and respectful communication. Should you wish to review the inspection photos or reports again, we’d be glad to go over them directly with you.

Fantastic experience: I don’t usually write reviews, but I wanted to take the time to share my experience. As a property owner, dealing with difficult tenants can be stressful, but since hiring Reliant Property Management, it has been much easier. Yajahira steps in, handles problems quickly, and makes sure everything is taken care of the right way. She’s always professional, responsive, and takes a lot of the stress off my shoulders. This is my second renewal with her managing my property, and I truly appreciate the great job she’s doing.

Negative experience: STAY AWAY!!! MILITARY BEWARE!!! THEY WILL KEEP YOUR SECURITY DEPOSIT AND UNLAWFULLY REFUSES TO GIVE YOU AN ITEMIZED LIST OF CHARGES! Yajhira Valdez is the one who I worked with and according to Texas Law they MUST PROVIDE YOU ITEMIZED LIST of repairs BEFORE 30days after you move out or else you can go to JAG get a lawyer and file for 3x your security deposit back!!! Let's get them to pay back everyone they owe! Go to Jag if you're on base and file small claims court.

Reliant Property Management

Reliant Property Management is committed to operating with integrity and in full compliance with Texas Property Code § 92.104. An itemized list of security deposit deductions was provided within the required 30-day period, and we maintain dated records and postmarked mail confirming this.

Our process includes detailed inspections both before move-in and after move-out to accurately document the property’s condition. Tenants also receive written move-out instructions that outline the property management company’s expectations for the condition of the property in order to permit a full refund of the tenant’s security deposit. Charges are applied only when damages beyond normal wear and tear are identified, and all deductions are supported by inspection reports and tenant-submitted condition forms.

We take all concerns seriously and encourage tenants to provide any additional evidence so disputes can be reviewed fairly and in good faith. To ensure transparency, all supporting documentation has been submitted to the Texas Attorney General’s office for review.

Reliant remains committed to integrity, transparency, and respectful communication, and we stand behind our management practices.

Fantastic experience: This review is for Justin McIntosh, who helped me prep and sell my house after years of being a rental property. Justin was there for me since day one, patiently explaining the process and providing daily updates on the status of the house preparation and paperwork. He executed all tasks with a sense of urgency and professionalism. If i could work exclusively with him on future properties, i would. (Note: this review is for Justin himself and does not reflect my experience with Reliant Property Management as I did not have a good experience with them. The excellent service I received in selling the house was in stark contrast to the miscommunication and incompetentcy displayed by the property managment team renting my property. This side of the company needs to improve their processes and communication both within their team and with their clients.)

Fantastic experience: Justin was so helpful listing my home and getting it rented within 2 weeks! The whole process was so easy and stress free. Definitely recommend!

Negative experience: AVOID AT ALL COSTS Their maintenance service is really bad, they never checked the things were wrong when we got the home and told us it was our responsibility to correct them. Now we asked to get our AC checked and they are charging atmosferic prices without even telling us in advance we were gonna get charged, they were gonna send someone to look at it, no quote was given only an invoice this has happened twice in a 6 month span. Not recommended Update: when moving out they will try to steal all the money from your deposit, we delivered the house completely clean. Changed air filters and fridge filter and they would charge us for everything that was already done. DON'T WASTE YOUR TIME AND MONEY ON CLEANING OR LEAVING THE HOUSE AT IT'S BEST POSSIBLE, THEY WILL CHARGE YOU FOR WHATEVER THEY WANT.

Reliant Property Management

Thank you for sharing your feedback. We apologize for any inconvenience you experienced and appreciate the opportunity to address your concerns.

Regarding the condition of the property upon move-in, our goal is to ensure that all homes are clean and in proper working order before tenants move in. After reviewing the pictures you submitted, we noted a few weeds, but overall, the landscaping appeared to be maintained. Unfortunately, without photos showing the home as dirty at the time of your move-in, we are unable to confirm when the issue occurred. We encourage tenants to report any concerns within the first few days of moving in, as outlined in the move-in checklist process, so that we can address them promptly per the lease agreement terms.

Additionally, we have reviewed our communications and found no record indicating that you were asked to handle maintenance issues outside of your responsibilities as defined by the lease. Our aim is to ensure clarity in roles and responsibilities, and we are here to assist with any questions you may have on this matter.

We take tenant feedback seriously and strive to communicate promptly and clearly. If there were any issues with our communication or service, we regret that it fell short of your expectations. Please feel free to reach out if you have further concerns.

Negative experience: Slumlords, be careful with them when moving out. You can be on time with rent & be amazing tenets, but they will be find something to the smallest extent & threaten lawyers & want to exceed the amount of “repairs” out of a $1150 deposit. Even having the audacity of saying not receiving a receipt when it was sent. Disgusting! 7.14.25 Since I can’t reply to your comment @reliant. You all were very rude since changing management. You all were so good with updating & reminding I never received a reminder. You were not willing to work anything out because when I showed you the date of the receipt you all didn’t care. Be aware I have the recording of the call when we spoke. Be better.

Reliant Property Management

Hello, we do not have a record of your carpet cleaning receipt prior to yesterday—more than 30 days after your move-out. As stated in the move-out instructions you signed, the carpet cleaning receipt must be provided either before or at the time you return the keys.

We also asked you to forward the original email you mentioned, so we could verify when the receipt was sent, as we have no record of receiving it. Unfortunately, you declined to do so.

We are willing to work with you on this, but we also need your cooperation in order to resolve the matter fairly.

On top of that they are rude not very welcoming either.

Fantastic experience: I started working with Reliant in the past month or so to rent our home, after having some issues with another management company in the area. Justin helped tremendously, responded quickly, and within a week we have an initial appraisal, repair recommendations, and a contractor scheduled to complete aesthetic repairs. Within two weeks we had photos taken, the listing published, and multiple showings of the home - with tenants moving in within two weeks. Justin has been very helpful, especially considering our shift from a previous management company after we had already left the area. I was worried taking care of everything would be a nightmare from a distance, especially given how quickly we wanted to make repairs, list the rental - and some of the previous reviews had us worried. But Justin has made it all very simple. He provided us regular updates, stayed in contact throughout the process, and answered any questions we had. I think we were very lucky to have somebody like him and would definitely recommend them to anyone hoping to rent their home. I cannot speak for others poor experiences based on their reviews, but our work with Justin and Reliant has been fantastic.

Negative experience: I highly advise any Fort Bliss service members, or anyone for that matter, to stay far away from Reliant Property Management — whether you’re considering renting from them or trusting them to manage your property. My experience with this company has been nothing short of frustrating and disappointing. Despite providing extensive documentation — including their own records — Reliant issued charges that were clearly incorrect and failed to correct them on their own end. It became very apparent that their internal processes are disorganized and inconsistent. During my time working with them, there were several broken items in the property that were either neglected or mishandled. I was told to notate any discrepancies and will not be charged for issues ignored by Reliant, yet was later charged for those same exact items without hesitation. This demonstrates a clear lack of fairness and transparency. While I will refrain from naming the individual I primarily dealt with out of respect, it is evident that Reliant has little to no escalation training when it comes to conflict resolution or handling disputes professionally. Attempts to resolve issues were met with dismissiveness and poor communication. Unfortunately, I fear this reflects a larger problem within their organization — a lack of proper training and understanding of what true property management entails. Ultimately, the burden was placed entirely on me to prove errors on their part, despite their own records supporting my case. This is not how a professional property management company should operate. If you’re a service member at Fort Bliss looking for property management or a rental, I cannot stress this enough: look elsewhere. Protect your investment, your peace of mind, and your wallet.

Reliant Property Management

We have made every effort to cooperate with you throughout this process. We carefully reviewed the photos you submitted at move-in, along with the work order you provided for repairs. You were not charged for any items listed in your report or shown in your photos. There was one item that was initially overlooked, and we agreed to issue a refund for that.

Regarding the carpet cleaning charge, we understand you're upset; however, professional cleaning was clearly outlined in the lease agreement, and you acknowledged and agreed to those terms when you signed.

Negative experience: Worst property management I’ve ever seen! We asked the realtor Candace Vazquez if we were able to apply for one specific property, she said yes, so we proceeded with the application, we paid $170 for 2 people ($55 per person) and 2 dogs ($30 per dog) application fee, that happened one day at 3 pm. The day after at 11 am, we received a message from Candace saying that the property had been already rented since they had another application prior to ours. We understood but requested them to refund our money since they didn’t even processed our application. I messaged Candace several times and sometimes I didn’t receive an answer. Today, 3 weeks after they haven’t reimbursed anything and they say that they will do it once they receive the money from the bank, same money that was taken from my account the same day of the application. Why they didn’t mention that they already had a pending application for the same property? Now they say that the pet application is not reimbursable because it’s a third party company. And they blame us because “we didn’t want to apply for another property with them to take advantage of the pet application”. I believe that they were aware about the other person application prior to ours, but they wanted us to rent one of their other properties, so they asked us to apply for them to secure the rent of the other property but, of course, we were not interested in them. Don’t waste your money using this company services! They suck!

Reliant Property Management

Thank you for your feedback. We’d like to clarify a few points regarding your application.

Your application fee has not been refunded because we did not receive the funds. Since your application was not processed, the payment was not collected by our company. We are currently working with the software administrator to get the funds refunded, but we are at the mercy of their timeframe.

Regarding the pet application, while it was submitted through a third-party provider and is typically non-refundable per their policy, we have been actively working with them to explore options for reimbursing this fee. Unfortunately, the process has taken longer than expected, and since we have not been able to secure a refund through the third party, we are willing to reimburse you directly for the pet application; we were just attempting to have the third party do it first.

We apologize for any confusion and appreciate your patience as we work to resolve this. If you have any further questions, please feel free to reach out.

Negative experience: It’s very true about Reliant Property Management move out procedures. My security deposit was $2700. I recorded everything with pictures. I completed the checklist on their website and emailed it to my property manager as well. (Because I heard they were dirty) An employee of their own warned me about their actions and ways upon move out. He stated that they would have bogus charges and to be careful. When we moved in, the refrigerator was busted. They are trying to charge me $100 for light bulbs ($10 a bulb which the maintenance man claimed he change 10 bulbs; and they believe and back him whole heartedly) that I replaced; $200 for weeds in the yard that was dirt when I first moved in and seeded and fertilized while residing in the home; filter replacements when we replaced the filters monthly that they sent by UPS and they were the wrong size, we cut them and made them fit; and another $100 or so for an hour and a half for the maintenance man’s time. You have to get a professional carpet cleaner for the carpets so that was $312. The rent was $2530, they charge you $76 to pay online by card, $35 for SRB (for filters, a guy to spray for bugs, and check the HVAC system), the bug guy came once as well as HVAC. The roof leaked from the sky window; and they sent the HVAC guy. Funny to me; but the wife was furious. They get loud when you go to the office and discuss the withholdings. They try to play stomp the chump. I’m going to exercise my rights as a consumer; and I suggest that everyone else do the same. If you can’t afford or don’t want to hassle with lawyers or the courts, you can file complaints with state agencies that handle those type of complaints. File a complaint or grievance with the Better Business Bureau (BBB) in Austin (It is an office in El Paso). If you feel it’s discriminatory, file a complaint with the Texas Workforce Commission; or simply file a complaint with the Texas Attorney General. Research and learn the process gather evidence and submit the complaint. I’m trying to bring humor to the situation; but unfortunately, consumers let things slide and do not exercise their rights to stop people that are either misunderstanding or misbehaving. I forgot to add that you can report them to the Texas Real estate Commission. Also, military personnel should file a complaint with the FT Bliss Inspector General’s Office. Reliable sources told me that a good organization is Star Spangled Real Estate. Their replies are for damage control of the truth. They’re not trying to fix anything. A trap for the next person.

Negative experience: Absolutely the worst !! They rented our home to tenants with dogs, which was NOT agreed to. The dogs destroyed every floor in the house. Reliant flat out lied about the damages for 3 months and listed it to re-rent with no flooring at all in bedrooms (carpet cleaners removed it). We found out about all of this because the listing agent called us and asked if we actually wanted to attempt to rent the home in such bad condition . They continued to lie about the pet damage and attempted to list it again, and AGAIN the listing agent called us and revealed the damages, wood floors were warped from dog urine.. 4 months off the market while they lied and lied about the damages they had allowed to happen. Will definitely be going to court!!

Fantastic experience: Just leased our brand new home through Reliant Property Management and had a great and easy experience from the viewing all the way through to our move in date. Justin Macintosh ensured the process was as smooth and easy as possible. He took the time to show me multiple models ensuring that the home we chose would accommodate my family's needs. After the showing he made sure to remain in contact and was always available for any questions or concerns I had all the way up until my move in date. Excellent customer service throughout everyone I have come in contact with here and would 100% recommend to anyone looking for the services they provide and Justin would be the person to go to!

Fantastic experience: Have been with the company a couple of years. Recently there has been changes with management and maintance teams. Currently I am very happy with the direction of the company. They have been more in contact keeping us informed, vice us having to contact them for updates. Alejandra and Kristin have been phenomenal for us helping us out through any issues with our property.

Everyone is professional and very easy to work with. Justin Mackintosh was amazing. It didn’t matter if it was early morning or 8:30 pm he helped me gain access to the homes. Humble and got a great personality. He made everything easy during a very stressful time.

Negative experience: Get ready kids, because this is gonna be a long one. If I could give 0 stars, I would want a -1 for this company. Had a break in happen at the house I'm renting. I immediately had my gf take pictures and call the police to make a report (I am a truck driver, so I'm almost never home). She did as instructed and then contacted Reliant. They first brought in someone to resecure the door. Went great and only a temp fix. Couple hours later, they brought in some other guy who my gf didn't recognize. He was wearing a reliant jacket, but my gf thought it was weird, because he didn't look like maintenance. She asked for something to ID himself and he wouldn't provide it. Then, he proceeds to act like he owns the place and starts questioning my gf about whether or not she called the police because the police hadn't arrived yet. He didn't even take measurements of the door and, guess what? When they brought the new door in, it didn't fit. Was too short and the REAL maintenance guy had to fix it with a shim. Great job Reliant! That's not all folks! Now, I'm not perfect. My job as a driver is very inconsistent which causes differences in paychecks. So, I'm not always on time with my payments. HOWEVER! I do make sure to get my payments up to date and even early. So, explain to me why I'm getting charged late fees even though I paid two days early? That's right folks. Doing their best to hope you DON'T notice them trying to steal money out from under your nose. Now, I would say it was an honest mistake and crap happens, but I had already told them twice and they STILL HAVEN'T FIXED IT! I could go on and on about how their customer service is trash and they try to find any reason or excuse to blame you, but let's be real, what's the point? I think this about sums it up. If you like getting cranium stabbed, 10/10 would recommend. Otherwise, stay away from them. Edit: So, after a third time telling them about the late fees and putting up this review, they finally fixed it. However, they then tried to act like it never happened and asked me for evidence. (Remember my previous statement about how they always try to blame you or make excuses?) You all do realize I get emails for payments and late notices, right? Not to mention, screenshots.

Fantastic experience: We are a military family from Florida I was leasing a property with another property management company, and it was a nightmare. They never answered calls or emails, leaving us frustrated. We decided to end our lease with them and lease a property with Reliant Property Management, and it was the best decision we made. From the moment we switched, the difference was night and day. Yajahira has been exceptional. She took her time to thoroughly go over the lease agreements, explaining every detail with patience and clarity. She explained their fees and the process for requesting maintenance. What really stood out was how much she genuinely listened to our needs. Every time I called, Yajahira answered promptly and made me feel heard and valued. Even if my concerns weren't within her department, she always ensured I got the help I needed. Her dedication and professionalism have truly made our experience wonderful. I just want her to know she has made our experience great, and we are incredibly grateful for her assistance. Thank you, Yajahira, for turning our past experience into a positive and smooth experience with Reliant.

Negative experience: AVOID AT ALL COSTS! This is the worst company I have ever encountered in my life. They are utterly incompetent and unprofessional. They are completely unresponsive, never picking up their phones or following through when they said they would. They also did an awful job renting out my place. They took over a month to get it on the market and after three months they still hadn’t filled the property. I had to do it myself and found tenants in 2 weeks. The manager told me that they have too many properties and not enough staff to manage them so you will not get good service. Save yourself the money and stress.

Reliant Property Management

Thanks for sharing your feedback. I'm sorry to hear about your experience and appreciate the chance to address your concerns.

When we took over managing your property, we did an initial inspection and sent you a report with all the recommended repairs. We rely on timely approval to get things done quickly, and our records show there were delays in getting that approval from you, which affected how soon we could list the property.

As for the rental price, we provided a recommendation based on our market analysis. We understand you chose to set the rent higher, but sometimes that can lead to longer vacancy periods.

We’re committed to being responsive and professional, so I’m sorry your experience didn’t reflect that. If there were specific instances where communication fell short, we’d be glad to address them and ensure we do better moving forward.

If you’d like to discuss this further, please don’t hesitate to reach out. We’re always here to listen and improve.

Negative experience: Military Families beware‼️‼️‼️‼️These guys are money hungry. I called maintenance because the bathtub was clogged . Maintenance billed me $200 just to snake the tub mind you it only took 5 minutes maybe less for them to unclog the tub. I called them to give me detailed information on the charges because in all my renting experience I have never heard of a $200 maintenance especially with a simple clog. Every time I call to speaker to the manager in maintenance apparently she’s always doing something , either conference call, last minute meetings, or out for lunch.it got to a point where I felt like they were avoiding me. Very unprofessional . These guys need to be on the fort bliss black list. If you end up renting with them (no choice) , whatever you do , DO NOT CALL MAINTENANCE. They will charge you an arm and a leg. You can definitely find someone cheaper on your own. Stay woke :)

Reliant Property Management

As outlined in the lease agreement, tenants are responsible for maintaining clear and functioning drains, which includes addressing any clogs that may arise during the lease term. The property was delivered to you with all plumbing systems, including the bathtub, in proper working order. Our maintenance fee structure reflects the cost of providing timely and professional service, and it is set to encourage tenants to address certain issues themselves where appropriate, as permitted by the lease agreement.

We understand your frustration with the cost, and we are happy to provide further details regarding the charges. Our maintenance team strives to be available and responsive, and we apologize if you felt that you were not able to reach us promptly. Please know that we are committed to addressing tenant inquiries as efficiently as possible.

Should you have any further questions or wish to discuss this matter in more detail, please feel free to reach out to our office directly.

Negative experience: Worst customer service, we have been renting with them for about ten months, when we first moved in the house was dirty, some of the lights were not working, landscaping wasn’t done, we submitted our check list with the things that needed to be repaired, their answer was that we needed to pay for the repairs and the cleaning. When we first signed our lease, everyone was nice, I can’t complain about that, but now it’s like a different company, Tania Domiguez always arrogant and rude, please be careful if you are renting with them or if they manage your property

We take tenant feedback seriously and strive to communicate promptly and clearly. If there were any issues with our communication or service, we regret that it fell short of your expectations. We are here to assist, and if you have any further concerns, please don’t hesitate to reach out.

Negative experience: If you are in the military stay away from this Management team. They will not keep you informed or best interest at mind and honor the signed contract. Inspections will not happen as agreed upon and blame it on a computer systems error. I will be recommending Fort Bliss black list this poorly managed property management team.

Fantastic experience: Been renting from this management company for just over 3 years and never had any issues. Maintenance is done quickly with quality vendors, and all communication is clear and concise. It has been a refreshing experience. Fantastic experience: I am happy to say that we have been pleased for the first time in 11 years with Reliant. I can definitely say that it is due to the new management headed by Christopher Ruiz. I met with him a few weeks ago, which I have never in the past, to go over the condition of our house. We went over the pictures they took and the ones that I took and came to an agreement. We have never experienced such professionalism until now. In behalf of my wife and myself, we want to personally thank Christopher Ruiz and his staff for making this experience a worthwhile one.

Positive experience: So the company has been very personable and a big relief so far. From renting out the property to handling work order prompts on time. As a military service member, time is really a scarce resource for me. The team specifically Tania in maintenance have taken very good care of me and all my concerns. Managers are very quick to answer calls and provide clarity, or solutions for me as a landlord and my tenants. (Only advice is have your own vendors to compare quotes, and choose the most convenient path, they are flexible with you) Was very skeptical about the whole property management step, but Reliant has delivered on their promise and I’m growing very comfortable on my landlord journey while I move around and execute my military duties. I recommend them .Ps.ask for Tania or Chris, they will take care of you!

Negative experience: Management is very incompetent. We are going on a year of renting and it has been extremely stressful with the constant lack of communication and very unprofessional manner in which management conducts business. We were told things were going to be done prior to us moving in and they werent. The house isnt well maintained, most of the repairs are only done if they can find a cheap enough way. I do not recommend this company if you want things done properly and hassle-free.

Y. Brooks Published on Google 1 year ago

Negative experience: If I could leave zero stars I would. The property management services are severely lacking, especially in the communication department. They price gauge for repairs. Also, they basically let a tenant stay in our house rent free for two months before evicting them, and I had to call and inform them that we had not received a rent deposit. Take your business and property elsewhere.

Y. Wil Published on Google 1 year ago

Negative experience: Please take your business elsewhere if you value your property, your money, and your sanity. Believe the negative reviews. For starters, we didn’t know exactly who our property manager was and it felt like there were too many hands in the pot. We feel like we were up-charged for maintenence, repairs, and quotes in general. In all cases, we were able to find someone to perform quality work for cheaper. There was little to no communication. Reliant Property Management was not on top of the non-payment of rent and as a result we have lost MONTHS of rent. They took weeks to evict the tenant. We were charged for services, for instance, $400 for lock changes (when we know it doesn’t cost that much) and were not informed until it was time for us to receive a deposit. We had to go back and forth with them to receive the tenant’s deposit since they broke their lease. We had to almost micromanage to get a response. I called multiple times just to terminate the contract, which took two days. Our house could have been back on the market. They had someone call my husband who we’ve never even spoken to. When we informed them of the termination, they seemed chipper and didn’t even ask “WHY” until the third phone call. They don’t know what is in their own contracts. They treated our property like it was theirs, and we just so happen to own it. They left the door to the house unlocked, even after charging us almost $400 to change the locks (without permission) due to “security of the property”. Anyone off of the street could have walked into the house. As I type this, their lockbox is STILL at our house and we fired them WEEKS ago. If we can find a way to sue, we will!

Kathryn Vaughn Published on Google 2 years ago

Negative experience: Only giving one star because zero isn’t an option. Never in my life have I left a negative review but our experience with reliant was so poor that I feel obligated to leave a review so that others are informed. Unfortunately our experience with Reliant Property managers was absolutely horrible. We are owners of a property in El Paso and made the poor choice of choosing Reliant to manage our property when we left. Here are two specific examples of issues we encountered but truly the list goes on and on. If you are an owner, do yourself a favor and choose a different property manager. 1. Communication. A. Getting ahold of someone at the office was extremely difficult. Someone would answer the phone, get our number and tell us they would “call us back” only to never do that. Generally, the person who would answer the phone would sound annoyed that I was even calling in the first place. On average it would take at least three calls and two days to get someone who could answer my questions to call me back. B. Oddly enough, getting reliant to send me the lease that our tenants signed was another challenge we encountered. They wouldn’t post the lease to the website for owners and I had to request that they send me a copy of the lease several times before they would actually send it. 2. Maintenance fees / erroneous charges. Reliant charged maintenance fees like crazy and would not provide a detailed breakdown to explain the outrageous amount they were charging us. At one point we (the owners) were charged two separate $150 charges to “clean lint out of the dryer vent”. When I finally was able to speak to someone at reliant about this charge, they agreed the charge was bizarre and said they would “credit our account”. Needless to say, we never saw any of that money. When I spoke to them recently they told me that they had a recent employee change out and that communication should be better now. However, I did not notice any sort of improvement as it tried communicating with them over this past month. Again these are only two specific examples but truly I could list many more. Save yourself the headache and pick a different property manager

I had just moved into my house in January this year (2024) and within that week the heater started blowing cold air mind you it was a Sunday yet Monday morning they were there early and that Sunday night they even offered space heaters I have never experienced such care to tenants in that way in my life. Negative experience: Beware. Military families should avoid. I bought paint and putty to patch up holes and touch up the walls, paid for professional carpet cleaning, hired a maid to clean the whole house, got a landscaper to pull all the weeds, and STILL lost my deposit. I feel like it was retaliation for legally breaking the lease early due to military deployment. Beware. This place is scammy. They will lie and charge you for made up stuff, tack on bogus fees, and customer service is awful. Avoid avoid avoid.

Negative experience: This Property Management is the worst. Not only did it take 6 months to get a mailbox key but air filters for the property were never provided until a year into our lease. Additionally, the communication is lacking, there is a lack of professionalism and transparency is nonexistent especially when it comes to security deposits. I strongly do not suggest ANYONE ESPECIALLY MILITARY FAMILIES to deal with this group of people. Please check this post or you will regret leasing with Reliant.
