Negative experience: I have been the *neighbor* of an apartment building managed by heart and home properties for over a decade and I'm considering selling my home because of the unruly tenants they keep bringing in. When I call them directly to complain of things like threats, assault, damage to my property, unsupervised children that throw rocks or abuse animals, or the 20 plus police reports I've had to file while being their neighbor... because apparently it makes me a "bad guy" when I tell them not to block my driveway... And they end up towed away when they do so regardless... That they don't even return my phone calls anymore as I complain about how their tenants behave. Instead what I get is now every time the neighbors get dropped off or leave they intentionally block my driveway for less than 3 minutes while they do so both to aggravate me and because they know the police won't get there fast enough to do anything. And I'm a disabled person that they are treating this way... I've had to surround my house by security cameras as a result of being their neighbor. So I guess, this is what you should expect from your neighbors if you rent from them. And once their tenants start threatening you and you tell them about that... don't expect any further return phone calls from them. Update: The behavior of their tenants has deteriorated rather than improved. Presently I am pressing charges for the children next door throwing the egg you see in my most recent photos to the the side of my home which you see in the second most recent photo. As the parents have clearly taught the children that this type of behavior is both acceptable and encouraged. Hopefully I will be able to secure a restraining order against their tenants now.

Angelina has went above and beyond many times to get maintenance issues resolved and even went to bat for me to the owner for repairs!! She is a one in a million property manager!! 10 stars!!

Negative experience: This company bought the building I lived in for 10 years. They came in and kicked everyone out so they could remodel. They are not professionals..the manager Angelina Long came to my house and told me a bold face lie. Then when I call or email her she never responds back.. now she not responding about my deposit..she didn't think I had my original lease..well think again..see y'all in court!!! Don't waste your time with these people!!

Negative experience: Heart and home on 1279 pardon Ave is the worriest place I ever lived, they put cameras in my apartment, never fixed anything, didn't tell me someone died in the apartment before I rented, there was a ghost in there, when orbits flying in our room, they are infected with roaches bad, they never cleaned the dog poop up in the yard, they never cut the grass, there, they rent to people who are homeless and prey on them. They are horrible people they are like the devil but in disguise . So don't ever rent there, they want your money and that's it. I hate those people for ruining my life. They are going to get whats coming to them, they are going to pay believe me. When I m finishing with them they going wish they never met us.

Negative experience: I'd like to say this company a joke for landlord or management company they do not care that they've signed paperwork from courts they've keep adding late fees after are agreement since I've put in work order after work order nothing gets fixed now hot waters been leaking in my basement for 6 weeks running gas an elctric up growing black mold no water pressure mind you I have 7 kids in my home so please do not rent from them or have them manage your property the are slum management an landlords.

Negative experience: Genuinely wish that I could give this company zero stars. After spending maybe a day or two looking at apartments, I I had ben reached out to you by not one but four different representatives of their company. All from the same phone number, none of them seem seeming to know that anyone else had even spoken with me yet. On the day we were supposed to tour the property, I showed up expecting to meet a woman named Robin. I was instead met by some guy in very unprofessional clothing to be quiet. The biggest issue is that I was instructed to be meeting a woman, and as a 20 something young woman myself, that was disturbing that they gave me no notice or information on the change of personnel. Would not recommend working with this company to my worst enemy.

Negative experience: Do Not Apply Here! I Had Issues with the Application While Applying, couldn't enter certain numbers or upload certain pics. I waited about a week i didn't hear anything, my current landlord said no one reached out to them no one called my job of my references i provided. I then took it upon myself to reach out to them through email and the lady responds she's been trying to reach me and my phone can't receive calls and I've been denied a letter will be sent in the mail. I'm overly qualified for the property i applied for you could never tell me i got denied because i just moved from a very nice high rise building that requires more than their qualifications to move in Lol this place is a scam they are just collecting money off application fees and telling people they are denied and also the communication sucks! Never mind fraud and scam detected!

Negative experience: My partner and I have been tenants of Heart and Home for the past two years, and we have recently chosen not to renew our lease. Unfortunately, we encountered significant issues during our tenancy, including the presence of visible black mold and sewage, which persisted for nearly four months before any corrective action was taken. We ultimately had to involve the city code enforcement office, and even after they issued notices of code violations to Heart and Home, the company was hesitant to resolve the issues in a professional manner. Additionally, despite the challenges we faced, a portion of our security deposit was withheld to cover the repair of a window that was already damaged prior to our occupancy. We have also noted that several complaints have been submitted to the Better Business Bureau regarding this company. Based on our experience, I cannot recommend engaging in business with Heart and Home. We found the communication between property management and tenants to be lacking, and those who sign a lease with them may soon realize this as well. I would advise potential renters to approach Heart and Home with caution for their own peace of mind, and their safety. The attached photo illustrates the living conditions we experienced, highlighting the lack of timely action, which ultimately jeopardized our health and safety.

I am sorry for your experience. This is certainly nor our standard. As you know drains were repaired and Servepro cleaned the basement to your satisfaction. All code violations are also resolved. As to the security deposit, the owner required us to withhold for the window. Once again, we apologize for your experience.

Negative experience: I’m suing this place. They are a terrible company and have people living in MOLD. They also refuse to do repairs timely and are money HUNGRY. Negative experience: Here’s my experience, for the last year, my AC and heat have been out, since winter, my stove has been out. I was told shortly after moving in that the actual homeowner had no funds for repairs. Well, needless to say; I’m having to move so they can rehab and I’m having to throw out ALL of my furniture due to bugs in the apartments they’ve refused to treat for. Needless to say, I’m taking full legal action against the previous home owner (just purchase in July by new owners) and I’m sure heart & home will be held responsible as well for the conditions they’ve had us live in for OVER A YEAR! See you in court!

Fantastic experience: I was desperate when I came to heart and home I have a housing voucher and was coming from out of state and I have emotional support animals heart and home have been really amazing since the first visit over a year ago… They have shown such respect and kindness that even if they take my entire deposit (my carpets aren’t in good shape) I am incredibly blessed to have rented with them

Fantastic experience: I honestly gotta say we had some issues in the beginning with Heart and Home, but truthfully, if it weren't for heart and home my family would be homeless. Things have gotten better with them and our problems have been resolved and they are more understanding with their tenants. Which I appreciate. They've stepped it up honestly and I like it here. We are actually choosing to stay another year!!

Negative experience: This company is a complete joke. We recently received notice to sign a new lease for a year or a month to month agreement for a higher rate. In the lease it states that the tenants are responsible for all repairs regarding plumbing and electrical. So they’re collecting the rent as pure profit without any responsibility to making repairs that are required to be made by the property owners/landlord/property management by Ohio law.

Negative experience: I called a week ago because of issues with one of their empty properties. They were nice on the phone after transferring me several times they said they would take care of the issue. No one ever showed up.

Negative experience: This place has had a list of over 20 items several items breaking their the agreement with chma all their affiliates. Also they just don't do maintenance they don't come out they come out and look at things and disappear they've been off of my apartment twice and both times they've left they've actually broken something in addition to what they were supposed to fixing my apartment has holds the size of golf balls I'm having to fill them holes up the doors which were kicked in a day or two b4 moving here and and maintenance is yet to see to fix it my window leak as a matter of fact two of them don't even shut all the way and my furnace has been broken since at least May the 19th that they know of and it still has not received it's freezing outside. They said they were coming to fix my steering wheel September 5th September the 19th my mother has the accident and we're still going back and forth for the doctor about it you're hard to hold us back to me to actually come out and fix you what's going on with this property as a matter of fact they're causing this property pretty much be self-destructed because they're not taking care of it

Fantastic experience: I lived in 6 different rentals while I lived in Columbus. Heart and Home is by far the best management company I ever had the pleasure of dealing with. When you call their office, they answer. When your rental requires service, they send a contractor promptly. I never had a single complaint with the service I received renting from them, and I highly recommend them to anyone looking to rent.

Negative experience: They started to manage my duplex I was living in after an out of state buyer purchased it. I have never had such a terrible incompetent management company in my life. Rarely answering phone calls, maintenance could never have a specific time or date scheduled. I would just get text saying they were on their way. And to top it off they broke the Ohio renting laws multiple times. The last incident was not returning security deposits within the 30 day Ohio mandate. I received it 2 months after moving out, 3 different calls saying they put it in the mail and having to show up in person to let them know they have broken the law and I needed my check in hand. I’m surprised they are still running and not shut down. A high school teen could run a better management company. It looks interesting that all of a sudden they have a bunch of five star reviews all happening a week ago at the same time and all the reviews prior to those simultaneous posted 5 stars were multiple low stars…. Did they recently pay people for those 5 stars because they don’t match any of the other ones.

We have the same issue with other checks sent the same day. As you can see from our other reviews from our other tenants, we pride ourselves on providing great service. I'm sorry your experience was not what you expected and apologize.

Fantastic experience: I have been renting from Heart in Home going on five years now and they are a great company to rent from. The staff care and are so helpful, and the rent is decent. Anytime I’ve needed something fixed in my home they are extremely responsive and have it taken care quickly.

Fantastic experience: I have been renting for almost a year and have had no issues. In fact I’d like to commend whoever got my home ready for move in. The painting, cabinets, and tile work in bathroom are amazing. The office as a whole is amazing as well. Jess, Jack, Kay, Jeremy. Amanda, and Arrick are all great to deal with. Cheryl and her husband always stop and take a special interest if o have any issues. I’ve yet to have to call in a service request but if I did I’m sure it would be handled. Thank you. Negative experience: If I could give them a 0 out of 5 I would. I have called in probably 45-50 times over the past 6 weeks and not once have I had a phone call returned upon leaving a voicemail. It’s a rarity that anyone ever picks up the phone. When someone does pick up the phone, I’m told I will be called right back by the appropriate party and never am. I would be embarrassed if this was the property management company representing my property(ies). I have never left a review on anything in my life until now. All you had to do was call back or pick up the phone during business hours, but somehow this seems like a lost concept.

Negative experience: I rent and apartment threw them on the north side of Columbus. They are VERY unprofessional! They do not respond or fix anything i always have to put my rent in escrow. It’s lots of flooding, leaking roofs, maintenance people are from the streets. they are slum lords. The property manager never responds i always have to go into office to resolve issues. the new property manger Jesseca Ellars is VERY unprofessional.

Negative experience: Honestly they refuse to do any maintenance or repairs. They tell you they're sending maintenance and i dont know if theres a miscommunication but they never showed up... ive lived here for maybe 4 years and have seen maintenance 1 time of the 4 minimum ive called.. They didnt fix my problem either. Called for maintenance 7ish months ago for a blown outlet in my bedroom.. they said they'd send someone within 2 hours... 7 months ago... now I run extention cord... Called maintenance for bathroom 5 months ago. Water leaks into my kitchen from upstairs bathroom. Black mold on my ceiling. Water drips into the cabinets and on down all over my dishes. They came back and tweaked the sink. Now it doesnt drain and the cieling is still leaking everyday.... never heard back from them.. Called maintenance for pest problem. Big Rats made home in my backyard. Never heard back from them.. When this property management company first took over, I told them that bad wind storm we had in 2020, ripped my screen door off even the frame of it came off. It's now 2022 and the door is still laying outside on my porch unfixed.

Negative experience: I DI NOT RECOMMEND THIS COMPANY Dealing with this company has been a complete nightmare. Here’s an overview of what happened: November 11, 2021- contacted heart and home properties about application fee and property availability (1212 E. 15th) Was told that I could cash app the application fee and submit the application via email or come in the office to pay the application fee and submit a hard copy. November 12, 2021- when I arrived at heart and home I was not greeted by anyone (despite there being 5 people in the office that I could see). After standing at the receptionist desk for about 3 minutes and making eye contact with 2 people, the receptionist finally came out and asked how I could be helped. I pulled out my completed application and said that I was there to turn it in. The receptionist went to get Jesseca, who said that the property I was interested in had already been rented. I said “really? Because it was just listed on your website yesterday?” She stated that the units “go quickly”. “Okay, we’ll, the gentleman I spoke with on the phone said to turn in the application anyway, because another unit that meets my needs may come available, so I’d like to turn in this application.” I said. At that point, Jesseca accepted my application and fee. Some time after my application was approved, Jesseca contacted me saying that I needed to sign my voucher. I asked if I could see inside the property first. We arranged a time for me to see inside. After I saw the inside of the unit, I reached out to Jesseca to move forward with the next step. I had to leave several messages because she was never in the office. November 18, 2021- Jesseca text me asking if I was still interested in the property at 1212 E. 15th (despite the fact that I left her several messages about taking the next steps). I went to the office with the deposit and signed the paperwork. December 1, 2021- I received a text message from Jesseca stating that the inspection would be scheduled the next day when she gets into the office. December 2, 2021- I received a text message stating she was still “trying to get a hold of CMHA” for an inspection. December 7, 2021- I texted Jesseca for any updates on the inspection. I did not get a reply. December 8, 2021- I received a spam text message from Michael about a credit building service. I responded to that text with a question about the inspection since I didn’t get a response from Jesseca. Michael responded that she “should be calling me soon”. Her text reply informed me that the unit failed inspection and that she needed to reschedule it. I asked if it would happen before the 15th and she didn’t respond. I called the office and was told that the inspection would take place on Wednesday, December 22nd between 8am-12pm. December 22, 2022- I texted Jesseca to find out what happened with the inspection. She did not respond. I texted Michael stating my frustration with this situation. He didn’t respond so I emailed him. I also called the office and was finally told that “CMHA didn’t call me” so the inspection had to be rescheduled again. December 27, 2021- Jesseca text saying the inspection didn’t happen because the gas was not turn on in the unit. This has caused me a great deal of stress. I have to be out of my current home by 1/1/2022 . Now I have to start the process all over again with less than a month to use the voucher. I’m going to incur additional fees for applications, storage and hotel room for me and my son while I try to find a place, get it approved and inspected. I DO NOT RECOMMEND THIS COMPANY. Edit: regarding your response. Save that canned response for someone who isn’t facing homelessness due to your incompetence or “mistakes “. According to your Google reviews you are NOT known for your excellent customer service. In fact you have twice as many 1-star responses as you do 5-star responses. I’d be happy to teach your entire team what excellent customer service looks like (for a fee, of course). But I can’t think of anything you could do to regain me as a customer.

Negative experience: They bought over the building that we had rented through another company, they have been nothing but a nightmare since they over. They never answer phones or emails. It took me over 2 months to even get someone to show up to look at the leaking fridge and tub, but now going on 2 weeks of no answer on when either will be fixed, if it will be fixed at all. On top of all of that I'm being charged a fee for NFS even though I gave them the same account and routing number last month and had no issues with the rent been taken out and of course again no response as to why the same account information was not accepted this time. And out of the blue they started charging 60 for water and I have asked for a water usage print out and again no response. I would never recommend anyone to rent a place through them ever. Worst rental company I have ever had to deal with.

Negative experience: I appreciate that they took a chance on me but that's where the good ends. They will not get rid of the one tenant in the 4 tenant building that causes problems. Who ran off the good neighbors. The police are here all the time and trash is everywhere, including old appliances in the back yard. Complaining does absolutely no good at all. They continue to raise my rent every year even though I pay each month. It's like they want to lose tenants. Not helpful at all.

Negative experience: I rented a property for them , never went to cut the yard . That was the least of my problems their rental had mice which I had to fix myself . Left their property cleaner there I received it on 8/2019 and still didn’t receive my deposit . They just giving me the turn around about they had sold the property so it was out of their hands . Do NoT Recommend.

Negative experience: I came to Columbus, Ohio looking for a place but quickly I found it was a little different from NC. So I had to settle on the first place that was available at Heart and Home due to it was waiting lists for a lot of the places I wanted. Big mistake, I went to this unit and it was so dirty outside but the unit was clean inside. I later found out this was not such a great neighborhood. I didn't have a stove or refrigerator when I moved in and the office was very slow to get them to me. Most of the staff was pleasant when you enter the office but over the phone very unpleasant. I tried to stay my whole lease but soon found out I couldn't due to issues with the building. If you looking for a place please give yourself a month to check things and get on a waiting list. Trust me you wish you would had.

Negative experience: If I could give them a 0 star review I would. they suck so much they do not understand the concept of separate leases and tried serving us 2 eviction notices during the pandemic even though I was up to date on my rent and I had even paid off my rent for the remainder of the lease 4 months in advance! We had a backyard that they never cut the grass to until we went in and complained to them. I believe they try to take advantage of people that do not know their renters rights and should honestly not even be a business. They should be shut down. One of the worst in Columbus hands down.

Negative experience: Buy far the worst place I ever try to rent from these people are a joke and only care about them selfs they are really no good we payed them 3 weeks ago and just keep playing with me and my family can't believe the don't care about us and my 1year old baby

Negative experience: They are very unprofessional and have not a clue how to deal with people. This place is only helpful if you know someone. If you are a friend you good. But if you don’t know anyone you’re going to get played . This place is very sad
