Negative experience: If I could rate negative stars I would. Property management does not care about the property. They have tenants take care of maintenance. They have homeless people staying on their property and do not care about the safety of tenants.

Fantastic experience: I've been very happy to be renting with RL Property Management for three years and just signed for another two. Their Meld system for maintenance has worked very well. I understand the property owner has the final approval but RL has been very responsive. I will say the initial rental process was frustrating because they rely on email and not personal connections. At that point I would like to talk to a human but once we got over that (and I got to know the office manager) it has been a good experience.

Negative experience: WARNING: DO NOT RENT FROM RL PROPERTY MANAGEMENT – UNSAFE, UNSANITARY, UNPROFESSIONAL This has been by far the worst rental experience we’ve ever had. We’re paying $2,407/month for a unit in Lewis Center, OH that is unsafe, filthy, and absolutely unfit to live in. The apartment was disgusting from the moment we arrived: • The carpet is covered in red and yellow stains, partially bleached, but still visibly dirty and disgusting. • The walls are damaged, with chipped paint and writing still visible. • The bathroom has mold, and • The laundry machine is infested with mold and not even usable — a clear health hazard. They told us to give them 7 days to make the place livable. That time has passed, and they’ve done nothing. No cleaners, no maintenance, no follow-up — just excuses and silence. It gets worse: when I went to their office in person to try to get help, they threw me out. Not only did they refuse to take responsibility, but they also treated me with total disrespect — as if I was the problem for expecting the place I’m paying thousands for to be livable. This company is beyond unprofessional. They are negligent, dishonest, and clearly have no regard for tenants’ health, safety, or basic human decency. DO NOT rent from RL Property Management. They will take your money, hand you the keys to a filthy, moldy, unmaintained property, and then disappear when you ask them to fix it. And if you dare to confront them about it — they’ll kick you out of their office. Stay far away. This company is a disgrace.

Negative experience: As an owner of Single-Family Homes, Duplexes, and Commercial properties across multiple states I found this to be the worst experience I have had with any of the 5+ property management firms I've worked with. Classic bait & switch with tons of hidden costs and ZERO accountability for their errors. The incorrectly stated the amenities and most importantly the LOCATION of the property listing which caused it to sit on the market much longer than it should of. Despite ME finding the error, it took weeks to correct, and they accepted zero accountability for what was obviously their mistake. Don't believe them when they say they treat properties like their own, or that the fee structure is better than other PM companies. They will ticky tack charges at every opportunity. They also had staff turnover which meant we were juggled between multiple points of contact. The fact that no one on their team actually meets with potential tenants is a major shortcoming, NOT a selling point. Just an atrocious experience that cost me thousands of dollars. I would've probably given them a second chance to prove themselves if it wasn't for their lack of professionalism and overall ineptitude. There are far better options in the Columbus area, and I highly advise to go with someone else. Would be a zero-star rating if that was an option.

Negative experience: I had high hopes for them because the front end of this experience was great with Sara and she deserves 5 stars for all she did but after the lease was signed seemed things changed. Sara was not as responsive like the beginning and I was just so disappointed. maintenance requests were addressed in a timely manner but come to find out they were charging the home owner extensive fees for everything, like 450 for a pvc pipe that was clogged in the HBAC system causing a leak in the basement?! So yesterday my neighbor shows up to inform me the owner wanted us to know that RL no longer is managing this property since 9/11! No word from RL about this until I called them this morning 9/16 and then they send me an email, dating as of today they're no longer managing the property! No courtesy at all! Per the owner not professional either!!

Fantastic experience: I’ve lived in my rental condo for about four years. I’ve had few maintenance issues but the issues I’ve had have been resolved quickly and to my satisfaction. The people who have come to my home to work have been completely courteous and professional.

Positive experience: RL was great during our move, everything last minute across the country when we found this home for rent. They made every accommodation for our urgent and last minute move, thank you!! Communication is good, the home we moved into has a few issues that they're currently resolving to make for a pleasant move-in. They are very strict when it comes to everything YOU as the renter need to do before they'll give you keys. I've always rented from owners instead of management companies so it was a challenge to drive for 25 hours straight through then be told I couldn't get keys into electric and power were setup... so I spent an hour on the phone at the leasing office to setup everything; after an exhausting trip they were less than understanding about that part... Currently they're working to make sure the home is up to snuff and move in ready as advertised; they're doing a great job for the issues that exist. Hopeful that all will get remedied soon before all the rest of my home shows up in containers. The home is nice, as advertised, but was dusty and the counters have some weird slime on them and the faucets spray water everywhere and the front door doesn't close all the way... the garage is so dirty and I'll have to start weeding the lawn ASAP as it's just been let run for a while. Overall RL has been good for the 3 days I've rented from them.

Fantastic experience: RL property management has handled my rent account for about a year now. I had my first major incident since living in my house. The water heater was leaking causing flooding into the drain and on the basement floor. I called RL property management and they immediately sent out a plumber to look at the problem. The plumber said that the water heater was now bad and I thought, oh no! How much is this gonna cost me. RL property management had the plumber take out the old water heater and install a new one and never charged me a dime. Thanks RL property management.

Negative experience: Worst management company, I have been with a few and this one has to be the most rudest company that don’t not take care of the renters needs and request! The call center is the disrespectful and don’t care if you are living in dangerous living conditions, if you want to rent a home don’t go through this company save the headache and mental health

Negative experience: We had a beeping noise in our home and it took them a week to have someone come and resolve the issue . I was in direct communication with Alex and it seemed as though they did not take my concern seriously at all. Additionally they were inconsistent with getting the grass cut. And there were multiple times people came to do work in or outside of our home and we were given no notice.

Negative experience: This company has to be the most unprofessional company that I know, They sent me a message at 7 PM today saying that my Landscaping was overgrown, and that they will send someone out in 14 days to resolve this issue. Please tell me where my landscaping is overgrown? Please show me photos and supporting evidence of overgrown landscaping. Now my neighbor next-door is absolutely a problem, However, I keep my landscaping cut weekly. So to receive a message like this and paying this company almost $3000 a month to rent, has taken me to the next level. Do your job and verify before disrupting unproblematic tenants!

Fantastic experience: I contacted Sara on the leasing team with some questions after a tour of a property Thursday evening. She replied promptly on Friday morning and worked with me to so that I could apply to the property. With a short deadline until I needed to move her, Kendra and the rest of the leasing team worked super quickly to get my information together and approved me for the property. I was thoroughly impressed and delighted through the entire process and cannot recommend them enough if you are searching for an apartment.

Negative experience: At the beginning of viewing the property process, Sara very helpful. Very responsive and willing to accommodate. Application process not so much. Tiffany not willing to help AT ALL. You can go through life doing all the right things. I don’t have a felony, parking ticket, traffic ticket, no eviction records and make outstanding income. But the moment I decide to leave a marriage after 19 years and have to file bankruptcy, I’m looked at like scum. Never paid a bill late in my life with receipts to prove. But made the decision to file bankruptcy 60 days ago and they won’t consider me. It’s a HARD NO Not even with a co-signer. I’m embarrassed and humiliated.

Negative experience: Had a showing scheduled with them to tour an apartment. Drove all the way there and waited. No one ever showed up or even emailed me back an explanation or apology. I wouldn’t trust RL management

Negative experience: EDIT KEEP READING I had an amazing experience with Liz Gomez, she is one of the leasing leads, Very attentive and willing to help. Her response time was within a few hours or less while we emailed back and forth and she had a solution or suggestion for all of my questions . 10 out of 10 EDIT!! after living here DO NOT go with this company they have you sign the lease in a hurry so you don’t see how much of a scam they are, They have so many little things in the lease that really are to your detriment and fill their pockets. My house flooded on Christmas I had to get a hotel for two days until they fixed my heat and even now it’s 1/21 and my walls are molding plus they are charging me over $600 for them sending out HVAC and a plumber, I’ve never heard of a tenant being responsible for a unit plus i pay them $32/month for renters insurance and for what? for me to end up paying for their home owner responsibilities. I have ample profit to back my claims. Please take time to do research on this company first.
Negative experience: This company is difficult to contact and communicate with . Situation was misleading and resulted in a terribly poor experience. Do not recommend. Update: I emailed them to respond to the response they made on here and have been ghosted by them yet again. Do Not Recommend.

Fantastic experience: I have been very impressed with this company. The leasing department has been incredibly efficient, communicative, and on top of everything during the lease-signing process.
Negative experience: My experience with RL property management was extemelwly awful. I was interested in renting a property, and wanted to see the lease agreement before proceeding. They refused to share any Information prior to the $200 application fee, and said that the lease would only be visible to us after we were approved. So, we submitted and agreed to the long approval process to find that the lease agreement stated that they would not be responsible for any maintenance repairs that included: repair of stopped up toilets, drains, sinks, floor drains, and garbage disposals. After fighting back and forth to understand what this meant, we finally realized that we would not be able to sign a contract where we would be explicitly responsible for these maintence items. Especially since the house was built in 1947. After many conversations from many people that worked there, we decided that this would not be a good idea. When we asked about our $200, they simply said, “we are sorry you feel that way.” Many of the homes on their website have remain un-rented for quite some time, and now we know why. Please do not work with this company!!!!!! They are slum lords.
Fantastic experience: Yes I had an issue with my heat not working, and management co was quick to answer the situation and the capital city heating came the next day and fixed the issue and the rep was very knowledgeable and fixed the problem real quick. Very happy with the results.

Fantastic experience: The serviceman was right on time. He was friendly and efficient. He explained that the garage disposal could not be fixed and he would install a new one. I was very pleased as he took no time fixing the problem.

Negative experience: Very unorganized and no help at all. Their property has bugs and instead of letting new tenants know they allow them to sign the lease and move in. They charge you for things left by them before your move in and when you bring awareness to it they try argue you down, then when you ask for proof that they suggested they had they don’t give it and simply stop responding. I would never recommend renting from this company. They’re scammers who take advantage of their tenants. And would recommend doing your research on the company BEFORE dealing with them.

Fantastic experience: I had a great experience as a tenant for 3 years. The property was well kept and pest free, the respond immediately to maintenance requests or concerns. And the best part, I got all my security deposit back when I was ready to move out. I worked with Bryan through the sales and onboarding process - he was extremely easy to work with and clear in communication about how it all works - I was expecting a bit of an "oversell and underdeliver" -- but it has almost been the opposite of this, which seems rare in today's world! Fantastic experience: I started investing in 2004 and now manage 350 rentals and 450 self-storage units. There are many bad actors in the world, but RL Property Management is not one of them. This company is constantly seeking new ways to improve client and customer interactions while leveraging the latest technologies to increase accuracy and efficiency. The owner, Peter Lohman, is a leader in the field, dedicating a lot of time to improving the industry and individuals. I wouldn't trust investments in Columbus to any other company.
