Negative experience: I'm extremely disappointed in the management company's handling of a serious issue in my home. As a long-term tenant (8 years), I've always paid rent on time, but recently, my daughter and I have experienced health issues that we suspect are linked to mold growth in the property. Despite our concerns, they've failed to take adequate action, instead offering a DIY solution; mold, removing spray was provided by one of the maintenance men. We've sent samples to a lab for testing and urged them to take immediate action to address the issue. It's unacceptable to prioritize fixes like gate repairs over tenant health and safety. ROOST; I hope you take our concerns seriously and take prompt action to resolve this issue. I take the health of my family and my children serious and I hope that you support that as well. I'm willing to give you a chance to fix the mold issue in my house. If you address the problems promptly and efficiently, I'll happily remove this review and give you a 5-star rating

Negative experience: Are you an investor? Absolutely, positively, without question be sure that your tenants are able to get in touch with you outside of Roost. Hell, this probably pertains to any Property Management company. At least through a website or P.O. Box. You need to protect your investment! I've read every 1 star review, and I believe them all. Terrible communication. I've seen repeat repairs (at the owners expense) because the repair was as bad as the original problem. Currently on the 4th repair of a gate, it's still not right. Sigh. Every interaction with the office feels like a Monty Python skit. If I could give them 1 point of 1 star I would, and that still feels generous.

Negative experience: First of all I'd like to start off by saying I have to give you at least one star but really you're not worth all that. And then there is a post on here that is supposed to be from my wife April McCart, she has never wrote a review for roost, they must have people go on here and act like their tenants and write good reviews because our experience with roost has been nothing but hell the whole year we have lived here. I've had a number of repairs that I have turned in over the course of the year some of them the city has had to get involved to make roost do something about. I've had an ongoing problem with a plumbing bill that I never should have gotten in the first place. 3 months after I moved in the place sewer water started coming up from underneath the toilet CPR drain came out come to find out tree roots were clogging the main line. Marcy told me the person who came out told them that they pulled wipes out of the drain I know better than that though I don't throw wipes in my toilet just because someone may see wipes in your bathroom does not mean you flush them down the toilet so anyways I wanted to see a copy of the paperwork from CPR drain, Marcy would not give me a copy of the paperwork, I requested a copy of the paperwork and still have not gotten it. So yes they are trying to pass off that charge from CPR drain onto me the tenant. But anyway that's enough for this post I can go on and on for hours but that's just another bad review down the road

We have previously spoken with you about another adult living in the unit. During those conversations, concerns about disturbances were discussed, and you agreed to address the situation. You were also told that this individual was not permitted to live in the home because she is not listed on the lease, and you stated that you understood. At this time, you did not request to add her to the lease.

Regarding maintenance, a licensed plumbing company was sent out for a blockage connected to the toilet in your unit. Wipes were found in the line, and the toilet had to be removed to clear it. Based on the plumber’s report and the lease, yes, the cost for this repair was charged back to you.

Fantastic experience: Tony is a blessing. He was here in a flash. fixed the water leak. went above and beyond and got a heater to make sure the pipes wouldn’t freeze again. He is a very good asset to the company he works for. They just don’t make men like him anymore. I would trust him in my house without me being there and know that everything would be fixed and taken care of. He’s just an all around good guy.

Negative experience: Wow looks like roost offered some sort of promotion or payment for people to leave good reviews, because this place is the worst. My sliding glass back door handle was broken and I was told to "bust the entire door" if I wanted Roost to properly fix it. Which I did NOT do because they never fixed things in a timely manner and I wasnt going to live with a busted out back door when I have kids. They no longer manage the property I live in because the owners dropped them, good riddance. Save your money and rent from ANYBODY else.

Positive experience: Paul Dixon is truly exceptional and deserves the highest praise. Without him fixing my electrical outlet I may still be without how water a month later. Recently, I experienced a hot water tank issue due to a problem with my circuit box. Unfortunately, Roost failed to demonstrate a sense of urgency in addressing this matter, despite my recent surgery and need to maintain wound cleanliness. Marcy seemed reluctant to dispatch a technician to resolve the issue, resulting in a prolonged lack of hot water. We were without hot water from Friday to Tuesday. As a loyal tenant of eight years, I was disappointed by the lack of urgency and concern displayed by Roost. During my search for a new home to purchase, (have bank pre-approval) Marcy inquired about the relevance of this to Roost. I explained that Roost is involved in home sales & would have liked to look at an investment property they had listed. I can see that they are not interested in my business as a homeowner either, therefore, I will seek alternative real estate companies, such as Keller Williams, for future property ownership. As a property management company, I hope Roost will prioritize effective communication with tenants, particularly in situations involving medical concerns. In this instance, the lack of hot water led to a skin infection. It’s been over a month and no one ever reached out about the hot water tanks electrical issues - but Paul Dixon was able to resolve it when he was addressing another electrical issue. Had he not who knows when we would have had hot water again..

Fantastic experience: Don and Paul are two great guys great at explaining things and taking care of your problem and a prompt and clean manner very organized explained everything to me so that I can understand it left no mess behind completed the job in a timely manner very respectful I would recommend these two guys to anyone and the roof company to anyone

Fantastic experience: Toby came and did a great job in getting that smell out the air duct from the furnace and there was a dead mouse in the vent he got out. Hopefully the smell stays away and I won't smell dogs and dead mice again

Fantastic experience: I had an outstanding experience with Don the maintenance technician who recently came out to my home. From start to finish, he was professional, thorough, and incredibly knowledgeable. He tackled multiple tasks with ease—repairing my ceiling, inspecting and working in the crawl space, and fixing a faucet sink that had been giving me trouble for weeks. He arrived on time, explained everything he was doing, and made sure each job was completed to the highest standard. What stood out the most was his attention to detail and the care he took to clean up after each task. It's clear he takes pride in his work and genuinely cares about helping people. Negative experience: I’ve been here for 2 months and it has been a total nightmare. No consistent communication with things needing to be fixed. Marcy is a very rude employee. She comes up with more excuses than Trump. Taylor was the one who put everything together for me and when I came to pick up my keys and sign the rest she then informed me that my garage door was broken and it was an urgent request to have it fixed. 2 months later I still don’t have a working garage door. I have been patient, they have sent me 2 different Garage door companies and even they told me that there is no communication from ROOST , and all Marcy says is she’ll figure it out with an attitude as if I’m bothering her, and I have been MORE then patient and giving them time to get this done.. and at the end of the day this is her job. I have also asked her if I could speak to someone else above her and she told me she’s in charge around there. ROOST is not the best place if you wanna have a peaceful experience. Be prepared to deal with none-sense from them.

While there has unfortunately been a delay, we want to assure you that your request has not been ignored. Multiple vendors were sent out to assess the situation and provide quotes, but in some cases, we must wait on property owners to approve those quotes before proceeding. That process can occasionally take longer than any of us would like.

As of today, we've spoken directly with the property owner, and his contractor is going to repair the garage door. We're hopeful this brings a quick resolution. If you do not hear from him in a timely manner, please contact us and we will follow up for you.

Negative experience: I did a review before, and this is my second review, which should have been my first review. I wasn't able to live there before my I wrote the first review. Brenda, who got my lease togethe, She asked me to write a review while she was printing out my lease to sign. Initially, I thought, How am I going to review when I haven't experienced anything except just looking at the house and signing the lease. That's deception, really because at the time, I had not experienced what it was like to live in the unit or knew the secret problems underneath the glamour. They shouldn't ask people to write reviews before they move in. I felt pressured, honestly. So, my experience, I signed my lease, and without my consent, they revised it twice, and Brenda told me that she could do that. I know better. Then she had me sign the paper about the condition of the unit. Before I signed it, I asked her if we could do a walk through so we can go over all the items on the list so we can both bear witness to the units condition. Her response was, "Why did not you go and see it." I thought that was really unprofessional because that's how people get their deposits taken. They sign a piece of paper that wasn't accurate to begin with. They gave 24hr for people to report any issues but when I asked for a copy of the lease I signed and the paper that' I signed about the condition of the unit it disappeared, they couldn't find them. Luckily, I recorded a video of the units condition from top to bottom just in case. I recommend that to everyone, especially if they don't want to do a walk through. How was I going to report damage if I didn't have the list . I can't check if I don't know what to check. When I moved into the unit, I quickly noticed that their was a fruit fly nest in the drains. The place was infested with gnats. I didn't know that when I looked at the place because they had all the drains covered. If I wasn't there for a few days and came back, they would be swarming my house. Also, the utilities are high because it's an old house and it's drafty and not properly insulated. I can't afford the utilities, so I have to find something that's properly insulated. I've never paid more than 175 for an all electric unit with one adult and one small child. We are rarely home, too. Im paying 450 a month. Their maintenance guys are quick and do their job well. Anyway, Roost Real Estate has a new owner, so hopefully, they will make some much needed changes.

Fantastic experience: I just recently started renting through ROOST, and I have to say I am very very very pleased with everything! Tayler and Marci were both very welcoming and helpful with everything so far! When doing my move in checklist, I noticed my drains were draining very slowly maintenance has already contacted me and will be here tomorrow to fix them! The house was in great shape at move in, and clean! I for once in the last 3 years feel at home!
