Negative experience: I lived in one of their properties for a short duration. The place was built cheaply and had numerous maintenance issues that were never fully resolved. On moveout, they will try and keep as much of your deposit as possible by charging you for nonsense. Avoid

Positive experience: I am not sure what exactly was fixed or was supposed to be fixed to ensure the dryer was working. All I know is that I still can’t dry my clothes.

Fantastic experience: After living in 2602 Amrock, a PRG property, for 3.5 years I can confidently say that living here and probably in any of their properties is one of the best decisions you will make if you live in Fargo. For those of you who are new to the area, finding a rental company here who actually cares is, I thought, impossible. But PRG really renewed my faith that not every rental company is out to get you. From signing the least at the beginning to having to break lease for reasons not related to the apartment or company at all, the staff have always been very friendly, helpful, and understanding. I genuinely did not want to move out but I had no choice because I had to move states. Even living in the efficiency I did, I loved renting from them. AND there are new washer/dryers in Amrock so you can pay with card instead of quarters! I will miss this GREATLY at my new apartment. It felt like they're constantly finding new ways to improve for their residents, which I really appreciate. Rent payments are online, maintenance requests are dealt with swiftly, and emailed questions and complaints (I only had a complaint about a noisy neighbor who is now quiet) are answered very quickly. PRG may be the only morally sound and good company in the area. If you're worried about finding a good rental company look no further than PRG. Seriously PRG thank you for everything, you've been amazing. And to potential renters: these people really care, you can trust them which is very rare these days.

Fantastic experience: We live in the Carlson Place Appartments in Horace. We love our apartment. We have a 2 bed and 2 bath apartment. It’s nicely set up and has a spacious laundry room in unit. Everything was brand new - when we moved in. It’s a good community to live in.

Fantastic experience: We recently moved into the Pinecrest building and could not have hoped for a smoother move, or better communication. Zach made sure we had everything we needed. He was professional, efficient, and more than willing to help in anyway he could throughout the application and pet screening process. We had a lot of back and forth due to a complicated rental history on our end and he was such a trooper! We wouldn’t be able to call our new apartment home without him!

Fantastic experience: Our time with PRG has been amazing. Their customer service is really great. They actually answer the phone when you call them. Maintenance jumps on top of any issues & takes care of them. They handle the grounds & cleaning the common areas well taking care of any rare issues promptly. The condition of the apartments & Amber Fields was pretty good. We were treated to new carpet upon moving in. They are a great value combination of offering, service & price. If we ever move back to Fargo as renters, we will be in a PRG property. HIGHLY recommended!

Negative experience: A friend of mine put a work order in over two weeks ago and they still haven't been there to take care of the problem

Fantastic experience: Steve came and fixed our toilet. The chain was unhooked and was rusted. He replaced the chain and the stopper I think it is called. He left us a note. Steve did an excellent job. I would definitely want Steve to come back for future maintenance requests. And would recommend him to others.

Negative experience: Happily rented a comercial space for 3 years, until PRG took over managing the building. We stayed another 4 years (7 total). they stripped all amenities, ignored maintenance, jacked up rent, and harassed us for "noise complaints" in an industrial shop. Our roof leaked for nearly 2yrs and its currently for rent still leaking from the roof. They then tried to charge us over $1800 in "cleaning fees". I do contracting work for the majority of management companies in fargo/moorhead and would strongly recommend spending your money with any of them over PRG.

Negative experience: Why is it so hard to reach anyone or get help? Do you guys even work? It was like this before I moved in, it's like this after I moved in. Why don't you have a working website where people can go on to renew or extend their own lease? Especially when we can't reach anyone for assistance.

Negative experience: Poorly trained rental staff. The complex that I lived at, had mice running around it and crawling underneath the siding. When I called in a maintenance request for the siding door that would not open, and when it would open, you had to literally put your body between the wall and the door and push I was told the grounds uneven there’s nothing we can do and it was never fixed Horrible check-in checkout experience never rent from them again no perks to their apartments smelled like marijuana constantly not worth the cost. They want to charge.

Negative experience: "The law says once you've given notice about not renewing your lease, we have the OPTION of due notice before entering." Took me a bit to write because it made me feel so stressed remembering. I loved renting from them at first. We lived there for 7 years, moved out around 2 years ago. I used to tell all my friends to rent from them. Maintenance was decent. They were very responsive in the beginning, but less so near the end. (I'm guessing it may have been because of all the remodeling at the time.) The windows were awful the entire time. I reported mold in the wall around the air conditioner and maintenance barely glanced at it. Their lease states to use bleach (I guess it's an ongoing issue for them) but it didn't actually work on the walls. Though it became an a weekly chore to bleach the windows. Besides that, management was responsive enough. Then, after 7 years they started telling us we had to rehome our bearded dragon (which we received permission for before we moved in and had for the 7 years we were there with no incident). Our family was out-growing the space anyway, so we decided it was time to move elsewhere. That's when things got really bad. After we put in our notice, management would walk in without any calls or notifications to show our apartment. When I asked them about it, the office said "the law says we have the option of due notice." When I was upset about that, they doubled-down about how they "always call" first because it's "standard procedure." My husband showed me his call history and there was no record. They certainly hadn't called me and I was the main lease-holder. They then implied my voicemail was probably full, I double-checked and it definitely wasn't. But I would've seen it in my missed calls at least. Nothing. I asked to be emailed and they said they'd "leave a note" about my request. The one time they did call, they changed the showing time to something earlier and didn't give us the update. Another family member was living in a unit next door and moving out with us. I know 100% this relative always answers his phone or calls back without fail because he works from home, and they repeatedly weren't calling him either. No call logs, no messages. They'd just walk in. If they gave proper notice, it wouldn't have bothered us. Our apartments were always tidy and showings were quick enough. However, they walked in on me when I was sleeping for my night job. One of my kids has anxiety and strangers suddenly entering scared her no matter how I tried to prepare her. An agent eventually walked in on my relative while he was getting dressed! After that, he wouldn't shower unless I was at his place to make sure nobody would walk in (he's disabed with mobility issues so it was extra anxiety-inducing for him). They told him they probably had the wrong phone number on file. He lived alone and had the same number for 10 years, but he checked the portal account anyway and they had his correct number. I can't imagine how potential tenants being shown the apartments would want to sign a lease after seeing this, so no idea why they kept doing it. After all this, I told them I was keeping a log of each unsafe incident and it finally stopped. (I then found out they had signed new tenants for my unit long ago and had just been showing mine in place of the units they were remodeling!) It was so stressful and scary. I would never rent from them again now. I've never experienced something like this before from other companies. I've always received proper notice. I don't know if they've changed in just two years (other reviews make me think not), but I would never risk it again. Too scary. Also telling that my relative actually got their deposit back from Goldmark after I cleaned when they moved from there to PRG, but PRG tried to keep the money by any means possible. I used to love them, but don't trust them at all anymore.

Negative experience: Throughly disgusted with this company. Beware of being gaslighted and lied about when you are a victim. PRG takes retalitory actions against tenants. Several witnesses reported peeping toms and this company has decided to punish the victim. FPD did not investigate and these defamation against the victims will be a lovely lawsuit for this agency. Renter's beware!

Negative experience: They have been incredible ever since moving in a few months ago, highly recommend! *edit after they switched their payment portal which now adds and extra 50ish dollars in fees just to pay your rent. What a joke. Ntm maintenance tickets seem to just get deleted and forgotten about now.

Negative experience: These are one of the worst people to rent from I’ve ever seen. There glorified slum lords they never fix anything ever. All they care about is money. My ac broke last summer and my wife was pregnant and really sick it took me having to threaten to sue after she had a heat stroke Wich made it worse that actually put her in the hospital for 8 days. Not to mention the fact that they don’t do upgrades or anything to there properties and yet they continue to charge more and more. And they live to find new and creative ways to charge you more for rent.

Positive experience: Long story short, I lived here and loved it, bought a house, but then ended up right back here again because I liked this management company. Then they slipped for awhile. Now they're back! Shout out to the Amber Crossing office for their greatness! I'd give that last star if they'd ditch the joke that calls themselves Petscreening.

Fantastic experience: We have been searching for the perfect place to come home and we called regarding Amber Pointe and had a showing with Aanika. We had to cancel a few times due to me getting sick a couple of times. She stayed patient and we finally got to meet at a showing. The minute we walked in, it felt like home. From where we were leaving(we lovingly nicknamed the hellhole) to here is night and day. The first night we actually stayed here my husband commented that it felt like we were staying in a hotel. The neighbors seem awesome and Tucker my ESA seems to love the area as well. There are plenty of places to take him for a walk to explore as well. It's nice to feel valued and cared for if we have any issues. So far we love it here and hope it stays that way. If you need someone to go above and beyond give Aanika a call and she'll take good care of you. Their entire office, including the manager are nice and always have a smile on their faces.

Notice how the 1 star reviews sound like actual people with specific problems and have lots of upvotes? Tells you all you need to know. I've had all the same problems, and then some with these guys.

Fantastic experience: Best property management in the FM area! Lily was great at making the rental lease process one of the smoothest and fastest without wasting any of my time. I have been renting from them for almost a year and they are great at actually communicating and getting any maintenance or concerns taken care of same day. I will definitely renew my lease when that time comes.

Negative experience: Worst management company in town. See Yelp reviews. Don't rent here unless your expectations are as low as they could possibly go.

Fantastic experience: The staff is super friendly and welcoming!!

Negative experience: Do not rent from these people! They are just a bunch of scam artists! They are terrible at maintaining snow removal. The apartments have a lot of theft and the landlord announced that they would not being doing anything about it, which caused people to start stealing packages even more! They are pet friendly and charge you a pet deposit, regular deposit AND monthly fee for having pets, but they will still take your entire deposit and then charge you even more after you move out! We know this has happened to several other residents as well. They are extremely hard to get ahold of if you need to contact someone. Super slow to respond to any maintenance requests. Their online system to pay your rent is trash and does not work half the time. Then they will charge you a late fee, when it’s their system not working. Just avoid renting here, if you want to live in the general area, Crystal Creek Apartments on the other side of the road was absolutely amazing! Could not say more good things about them.

Negative experience: They never answer their phones or emails!! Edited after dealing with their incompetent procedures following check-out. PLEASE do your thorough research before deciding to reside here. Before this place I have lived at three other properties and NEVER had to pay them after THOROUGHLY cleaning the unit. I cleaned our unit (at Osgood Townsite) thoroughly also, but they nevertheless charged a huge cleaning fee. It looks like we won't be getting a single cent of our security deposit back. They're scammers. BEWARE. I wouldn't recommend them to anyone I know.

Negative experience: I was so excited to move into this place and quickly became disappointed. I didn’t need to clean my apartment because I was charged a cleaning fee so that felt like a waste of my time. I moved in and the carpets were full of cat hair….even though we have to pay to get the carpet cleaned… No one reached out to me when damage happened to my garage…. I had ants in my second story apartment in the summer. They don’t care about their tenants…they care about making money. I bet someone comments saying “contact the office” and if I would have known I ACTUALLY get a response on here, this is how I would have tried all the time. DO NOT WASTE YOUR TIME! They suck!

Negative experience: If you want a fancy looking building that is completely unkept and you are never able to contact someone about it please live here. You cannot for basically any reason get ahold of anyone, you can call with no answer or you can email and wait until they feel it’s a good time to answer. We moved out first chance we got. It seemed nice enough at first but the longer you live there the more sick of all the garbage (literally and metaphorically) you get.

Negative experience: Unfortunately the management or office workers do not have the tenant’s best interest in mind. First year no issues, start of the second lease and it seems they have made a change or something. They will not respond to any questions, no matter the way of contact, and maybe they wouldn’t before I guess but again, no issues the first year. Most recently the garages at Pinecrest were broken into without the staff even acknowledging it, or answering/returning calls to get more information. Also have not sent anyone out to inspect/fix the garages doors. Pretty unreal.

Negative experience: Worst apartment rental company. They do not service the apartment complex. It is so dirty. Many times I wake up in the morning and find vomit at my door. The washer is not working. I called them, they came look at it and did nothing because shoes was in front of the washer. I regret renting this apartment. My bathroom has had mold in it for almost two months. They keep painting over the mold and it keeps coming back. The apartment rental company is terrible.

Negative experience: I live in the Osgood Townsite apartments. Since 2019 my rent has gone up nearly $200 with no additional benefits or improvements to the building. Garbage blows around the parking lot constantly. The buildings and garages look beat up. This place is not looking good. My packages have also been getting stolen, lately. Why do we not have a package lock box yet? I used to really like PRG but it's really feeling like they don't care anymore and just want money. Thinking this will be my last year here.

Negative experience: Disappointing process trying to view apartments with this company. I set up a tour and waited quite a while for the representative to never show up. We called a few times and were not able to get ahold of anyone. I sent an email to which I received a reply of "this unit was rented out and I forgot to send the email canceling our appointment" The rep then advised they would be happy to find another apartment to show us, we responded asking to set something up and again never heard anything else. We are renting elsewhere now. It is too bad, but after reading other reviews think we may have dodged a bullet.

Negative experience: Have been living at Timber Creek Apartments for a little over 3 years now. Have always paid rent on time and had no major complaints other than an "illegal parking". Suddenly got a 30 day vacate notice in our door stating we need to be out of the apartment in 30 days. When questioning the management they said "there is no reason for this, we have just decided not to renew your lease". What this really means is they want to get brand new tenants in so they can hike up prices more. So, if you don't want to randomly get kicked out of your HOME for no reason DO NOT RENT HERE.

Negative experience: Stay away. They will steal your deposit. Very poor management, unclear communication.

Fantastic experience: I was looking for an apartment to rent and was having a really tough time. Then, I met the PRG Team. Problem solved! Brandi, Evan, Devin, and the whole team at the PRG rental office were so down to earth. They talked to me, genuinely got to know me, and treated me like a real human being and not just another name on an application. This team, is the blueprint! They have reset the bar!!! Other rental companies don’t even compare. So glad to be a resident with this amazing company. #Fortunate

Fantastic experience: Our family has been with Property Resources Group since 2014 and have loved it ever since. The maintenance team is always timely. If a part in the unit has to be ordered, they always communicate to give you a timeline of when it'll get fixed completely. The office team is easy to get a hold of and they explain everything until you understand it. Common areas are also clean and well maintained. Our children love the playground set by the Osgood Townsite Apartments! They spent many hours playing there! We would highly recommend calling a Property Resources Group rental your next home!

Negative experience: Avoid them at all costs. I mentioned to them that it was illegal to cover the handicap rail in the elevator and they started acting incredibly rude to me to the point I fully believe they were trying to drive me out. Constantly giving me paperwork for the most bazaar things. They were angry with me and threatened eviction for not scooping and inch of snow in front of my garage while my hand was covered in stitches from an accident. They claimed I had unauthorized people living with me when I lived alone for four years. And they finally just flat out refused to resign my lease. I paid rent on time every month for four years and was quiet and kept to myself but was forced out during finals week because they felt like it as far as I can tell. The managers abuse power and you really need to avoid them at all costs.

Fantastic experience: Positive experience since day 1. Well kept facilities, nice layout apartments. Brandi has been my go to lady, she is prompt, professional and cares about the tenants needs. We are here until we buy our forever home. Thank you!

Negative experience: I've lived here for several years now - it used to be pretty good. Not amazing, but very reasonable. Ever since the offices changed, I can't seem to even get ahold of anyone to check on the status of a maintenance ticket, anything. When maintenance does come, they're very nice and helpful, but the office is basically completely absent.

Positive experience: The company employees are okay but they are telling me I need a cosigner unless there's other options like a double deposit instead of getting a cosigner

Negative experience: I had scheduled a showing, but the day prior I received a call cancelling the showing as the unit I was to see had been rented. I was not surprised, as this has been a common occurrence in my ongoing hunt for an apartment. I was however surprised to see the unit I was scheduled to see, that I was told had been rented, still listed weeks later. The listing had clearly been updated, as other listed units were no longer listed. I have no interest in pursuing a rental with them, as due to this interaction they seem to be very unorganized.

Negative experience: Worst experience I have ever had renting.

Negative experience: This company operates under the worst business practices I have ever known. My wife and I provided out notice to two employees of wanting to move out early before our lease ended, we provided this notice well beyond their required 2months notice. We were never provided the documentation to sign for the early termination by both those employees. We got told also the rental site had a big list of people waiting for an open spot and it wouldn’t be hard to get it filled. Fast forward to 4 days before the move out date we requested we contacted them wondering when our checkout would be as we hadn’t gotten a date yet. They said they had no notice of our move out date (which they turn around later and say they did have the notice) they then tried to provide the documentation we needed to sign over two months ago and told us to pay $250 for them to fill the unit and that we would be liable to any rent/ utilities until the unit was filled. We tried reasoning with them explaining that we provided everything we needed to on our end but the company’s employees did not provided what they needed to provide on their end and that we won’t be paying or signing any documents until they drop the charges due to their employees mistakes. All the way up to their District Manger Lisa they kept saying they would not do anything for us and that she was going off the word of the worst employee I have ever interacted with Rita. My wife and I are now stuck with taking them to court to have them drop the rent, late fees and utilities they continue to charge us for. I hope this review helps someone make a wise decision in never doing business with this company. Any company should stand by their employees mistakes and honor what is right to do for their clients.

Negative experience: Most frustrating apartment search experience ever. Been stood up by this company twice now for looking at a potential apartment. The first time I wanted to look at an apartment at Amber ridge and my mom made an appointment to look at a one bedroom. We showed up at the place and waited for a half an hour before finally getting ahold of someone. They said there is no apartments available. After confirming a apartment, let alone a one bedroom at that specific complex was available and ready to rent out hours before.The second time I applied and confirmed a showing and went to the place they told me to. When called wondering where they were, Amanda told me she were there but didn’t see me and left. Not once did she try and get ahold of me. We walked around the whole complex and saw no one. She was very rude and unprofessional. Not once apologized and when asked for another date of the showing she complained. Claimed it was our fault and it is too late to do the showing or anything else as they are closed now and she told the current tenants they could come back. Our showing was at 5:30pm, this phone call took place at 5:42pm. We had been there since 5:10. 0 stars!

Negative experience: I wish I could give negative stars. I will not be renewing my lease with PRG. The office staff is incredibly rude and disrespectful. I have had to submit for four different maintenance requests since I moved in and none of them have been taken care of. Staff does not return calls and my roommate and I have been hung up on several times. I found several cockroach carcasses when I moved in and found some alive while putting together my kitchen, when office staff was told about this they did nothing to help, they didn't even do an inspection. I will be going with Enclave Property Management for my next unit.

Positive experience: Ok management

Negative experience: I would not recommend renting from PRG. I lived here for 6 years. each time I signed a new lease prior to the other being up and they still would over charge my account each time for an additional $50 and have to refund back because they didn't update the system that I was in a new lease. When it came time to move out they did not once give the legally required 24 hour notice of showing. I work from home and was not able to be out of my apt prior, they still showed it while I was in a meeting rather than rescheduling as I requested. After I moved out they still pulled rent from my account even after cancelling my autopayment. I saw the pending charge and called multiple times with no call back. They made me do my check out before the end of the month due to their schedule and would no prorate my rent back to me for checking out early.

Fantastic experience: The people at the corporate office were great. made renting my apartment a breeze. Thanks all!

Negative experience: When I moved in my friend (who referred me) was supposed to get 500$ off of her next months but she didn’t because of their incompetence and poor communication in the office. AIso, months later I got a notice that my rent was going up even though I was under the impression that I had 3 months left on my lease. Well apparently I didn’t fill out my new lease agreement correctly so instead of COMMUNICATING with me that I messed up the agreement they just sent me that letter that my price was going to go up. I called them (they didn’t answer on the first call like usual) and asked them about my price change and then told me (3 months later) that I signed my lease wrong so it never went through. I asked them if I could go back and fill out the lease agreement correctly and keep my current agreement and they said “No, my hands our tied. We have 18 buildings, and 35 moves each month so we don’t have the time to make sure that each agreement is signed correctly” as an excuse. To me this seems like I’m being taken advantage of for my money and/or they don’t know what they’re doing.

Fantastic experience: Good quiet place to live with a low crime neighborhood and nice neighbors and all around great place to call home. Was well worth my time spent here. I loved it greatly and the staff was amazing to work with.

Negative experience: If I could rate zero stars I would. Awful company. Impossible to get ahold of and when you finally speak to someone they are not willing to help in any way. We asked them to fix our door and they told us they would be there within three days and they didn’t show up for two weeks. Our apartment was absolutely disgusting when we moved in and the carpets had not been cleaned. When we moved out they took all of our deposit saying they had to clean for 8 hours after we had cleaned it ourselves for two days and it was way cleaner than it was when we moved in. Make sure to take pictures and document everything because they will try to overcharge you. I do not recommend this company at all.

Fantastic experience: We went in and signed another 1 year lease. The person that helped us was great. The door on the washer is broken but I reminded him about it and the directory is not up to date yet. We have lived there for a year and it has not been fixed. Hopefully it will soon.

Negative experience: Very unpleasant experience. Getting in touch with someone seems to be very difficult whenever you have questions or problems. I've had multiple phone calls and emails go unanswered, so it is unclear who else to contact at their main office when you still have issues. I would not recommend living at one of their properties. Update - In response to the company replying to this review, here are some examples of the unpleasant experience: • I've had a refrigerator fail on me. I was down a fridge for a week. I had a friend bring me a mini-fridge to get by while waiting for the replacement relay. • I've had issues with my wall a/c-heater unit. In addition to the maintenance request on this subject, I've had multiple emails go to management about ice build-up on the unit. You can feel wind blowing around/through the unit, causing ice to build-up when cold enough. I finally had someone on-site look at it after he fixed my leaking sink, he put in his own maintenance request to have someone to come and try to stop the wind from blowing in. His maintenance request was answered in a couple days, whereas mine was still open/active from the month prior. • Noise complaints... I've had issues with someone stomping and pounding on the floor above me. At times, it's bad enough that they shake my floor, rattle my light fixtures, and rattle my window blinds. There are times where they'll also be in one place and rapidly stomping or banging on the floor. Regardless of the recordings shared with management, I have not had any resolution.

Fantastic experience: great staff, great location! we loved it here! we hated to leave; our family size simply outgrew this fantastic apartment, otherwise we would have stayed for life! great mix of retired, professional, and students. we knew many of our neighbors.

Fantastic experience: Property Resources is possibly the best management company in Fargo. They have exceeded my expectations in every way. Their properties are very well keep and their people are caring professionals that are dedicated to making the move-in process as smooth as possible.
