Negative experience: I haven't even moved in yet and the I'm already shaking mad from dealing with that awful woman in the office. She is condescending, insulting and dismissive. I really hope I never have to talk to her again.

Negative experience: They basically peeled me for my deposit that rpm was supposed to give me there is no excuses I took a video of the apartment before I left and sent it to rpm people but rkak already had my deposit and acted like it had nothing to do with them and I should check with rpm but rpm quit and disappeared I couldn't get a hold of them then I figured out rkak had my deposit they gave me a excuse saying there was writing on the walls which when I left there wasn't and rpm said everything looked good so be careful renting here they will never give u your deposit back the guy said he sent a 100 of it to my mom's but nothing ever showed up I think they just lie and make stuff up and rip people off from the looks of things it looks like nobody gets their deposits back read the other reviews ijs rkak be honest with people quit ripping off the less fortunate or people in general u should be ashamed of yourselves real talk tho
Negative experience: No los recomiendo para nada, gracias a Dios vendieron el edificio a otra compañía y ahora si se ve diferencia. Estuve todo el invierno sin calentador en mi dormitorio esperando que lo repararan y enviaban personas q no sabían lo que hacían. Aparte el personal de la oficina es bien grosero. Si quieres vivir bajo estrés constante pues este es tu lugar lol
Negative experience: Terrance on the green has cockroaches and on top of that even if you have renters insurance they still charge their fee on top of that you've been warned
Negative experience: Would never recommend anyone to rent from them. I lived in the same unit for 2 years, the second RKAK took over it turned the building into trash! The garbage outside took over the yard and inside the building. There was roaches all over the building, including the shared laundry rooms. I would give no stars if I could. They don’t care about the people who rent from them. I even got attitude when asking simple questions when they took over. They tried to charge me twice for rent and gave me trouble when trying to get it fixed. Never heard anything about my security deposit when I left.
Negative experience: Well I've been waiting to get my dishwasher fixed for 4 months and everytime I try to talk to someone they just blow me off and are extremely rude and nothing gets done.
Negative experience: The building I was at , was owned by a different team(company), this new management does not know how to manage and brought the quality of building to lowest tier ( not clean , loud )
Positive experience: Good luck getting in contact with anyone if you have questions. They gave us two days notice that they were spraying for roaches and left us a very vague instruction list with little detail about the situation. All calls went to an AI answering system or a voicemail that was full.
Negative experience: I’ve been living in this same unit and building for almost 9 years. Previously owned by a different company, then RKAK took over about two years ago and it has gone downhill very quickly. There’s constantly garbage floating around the yard, the hallway walls and carpets are disgusting, and there’s cockroaches everywhere!! I called to see about spraying my unit for cockroaches and Kale said it takes a few days to get something lined up. It’s been well over two weeks now and I still haven’t heard a word! There has been a cockroach infestation for many months, on all floors and from one end of the building to the other! I know this because I talk to my neighbors. Many have complained to the company and they simply don’t respond to the matter. I assume they don’t care!!
Negative experience: 500 Dakota Ave Whapeton,ND This place is a dump. I rented for 9 months. When I moved in, the apartment was absolutely disgusting. Candle wax and animal pee stains on the carpet, bathroom was disgusting, oven was full of burnt food. When they had the person come back and clean, they shoved all of the burnt on food through the crack in the oven door onto the kitchen floor. I had a broken window for the entire 9mo of renting. After 16 emails, phone calls and text messages, I gave up. 3rd floor smells like cigarettes and weed constantly. I was without hot water for 3 days in the middle of winter. I was fortunate enough to have a gym membership so I could shower. I wouldn’t rent from these folks ever again.

She went above and beyond to help me get registered on the online portal, so I could pay my rent and submit maintenance requests. It is amazing how one person can change your opinion of a business! Positive experience: Edit to the earlier review......... The day after my review went up I started receiving calls and things started happening. Things started getting fixed. Maintenance man, Doug, was friendly and was here every day for a couple weeks. Things are still not completely fixed, but at least the heat and water and all major issues have been addressed. Thank you Kale and Doug and everyone who worked hard to make the house a comfortable home. It is much appreciated. This company refuses to do any maintenance on a house they manage. My house was not cleaned or painted before I moved in even though they had 15 days to get it done. Here is a list of all the things wrong with the house: 1. Washer and dryer are broken 2. Plumbing is completely clogged 3. Doors do not have deadbolts. I bought new ones but was told maintenance had to install them 4. Back door has no weather stripping. Not good for Minnesota winters. 5. Steps into house, front and back have no railings. My son is disabled and I am a disabled veteran . 6. The only outlet in the bathroom doesn't work 7. The water pressure is a trickle in the bathroom 8. Water pressure in the kitchen is very low 9. The hot water heater is so low we have been taking lukewarm showers. 10. Trees and bushes were not trimmed as promised before move-in. 11. Wind whistles through the window casing when windows are closed. 12. Dishwasher does not work. I opened the door and it came apart in my hands. 13. Dryer vent is completely clogged. Dryer has no lint trap which is a fire hazard. 14. Floor drain in basement overflows whenever water is run anywhere in the house. I have called the office and was told we will get to it. This is not good enough. Negative experience: Horrible company. My wife rented an apartment in a house with faulty wiring. She called several times to fix the problem, but nothing was done and the apartment burned down. After moving out of the new apartment, fictitious bills were issued for painting the walls $800, replacing the doors $400, cleaning up the garbage $375 and much more for a total of $3000. My friend rented the same apartment and it turned out that no one painted the walls, the door was not replaced, only the locks were changed. Sent a request to FinCEN to conduct an audit of financial fraud

Negative experience: terrible services. the apartment we rented did not have hot water in the bathroom, we made them aware of this when we moved in and was assured multiple times a plumber was going to contact us to get this fixed. this has not happened. unprofessional staff who forgot to get first months rent from us or even tell us where to pay our rent in the first place. the only saving grace is that rent is cheap on all properties

Negative experience: This is the worst property I’ve ever lived in. Had I known earlier, I wouldn’t, in my entire life, tut of spending even a second here. Moved here on July 29, 2024. To my surprise, many things were broken and left abandoned. I met them a million times to have the situation resolved but to no avail as of now.
Negative experience: I have been trying to reach maintenance several times and no one has helped me on a very important maintenance. Noone helps mee.
Fantastic experience: Since I moved back from Illinois I've had three landlords who were slum Lords I think they are too. No one answers phone for after hours maintenance you have to practically pull their teeth out to get anything done.!!!!!!!!!¡!!!!
Negative experience: !!!SLUMLORD ALERT!!! I made the unfortunate mistake of being in a desperate situation in 2019 and rented from this company without checking into the business and seeing they were slumlords. The apartment was nicknamed "the bat building" by residents due to the bat infestation which the management disregarded. I was attacked by a bat in my apartment and my neighbor across the hallway (who had kids in the home) said "let me guess, bats?" The office lady we spoke to said "well if the bat is flying at night it probably doesn't have rabies" and they never followed up. In addition, a maintenance worker came into my apartment unannounced while I was showering. I know when you are in a tight spot it's hard not to settle, but please do not rent from these people. The comments on reviews from the manager are a good indicator of their professionalism (they have none). Calling out people for getting evicted when they leave reviews-- really? Are you 12 years old? If you own a business you need more professionalism than that. DO NOT RENT FROM THESE SLUMLORDS. They are also offering incentives to leave 5 star reviews (aka lie and pretend) which is a bit unscrupulous.
Negative experience: Awful company. The properties aren’t great and are not kept up. Customer service is terrible. They will talk over you on the phone when you have an issue and are not helpful. I had been charged for utilities for a month after I had moved out of one of their properties. According to them it was my responsibility to notify the utility company and not theirs, when no where on my lease said that was my responsibility. Upon calling and asking where that information would’ve been, I was rudely told that I was supposed to “just know” that it was my responsibility to alert the utility company of my vacancy. My entire renting experience wasn’t all terrible with them, but wish I felt a bit more valued as a tenant by the staff.

Positive experience: Rkak gave me a chance as i had a few strikes from my younger days. Ive been with them for almost three years..this is my take. Rkak has many tenants from all walks of life, things break down, a sinks will clog, maybe a neighbor wont pick up their dog poo. Ive had these issues and all were handled professionally and in a timely manner. They do listen to tenant's and address concerns with pesky unfavorable behaviors. ie; installing video surveillance, updated laundry amenities and tenant only access. I've noted that if you keep communication they are willing to listen and work with you if you are genuine and upfront. They understand sometimes life happens.It's really what you make it. Use your P's and Q's Mind your own business. Speak up if you have valid concerns. Keep your area tidy. Its your home respect it. Be the person you would want to live next to. Thanks Rkak.

Negative experience: They said they could help me get into apartment but I’m very OCD about timetables and they said they call me back in an hour and it was 4 hours later and then he was supposed to come and visit with me sometime this may 26th and he never showed up or never text me or never called me I have postpone or cancel doctors appointment just so I can meet this guy and check out apartments they basically steal your $43 application fee for themselves and give you nothing in return other than a lot of wasted time

Negative experience: The worst!!! Very very unprofessional staff, as they are reflecting in their answers to some of these comments. Getting offended because folks give them low ratings, instead of taking in criticism and improving. This company sucks, their properties are old and run down with mold. Maintenance is slow and office staff needs customer service training. When you get multiple people telling you the same thing about your staff maybe you should think about changing staff. Rude and condescending.
Negative experience: Kinda weird to bribe your tenants with 25$ gift cards for 5 stars, which the company itself does not deserve. A few female employees are decent people, otherwise big YIKES My landlord is amazing, love him to pieces

Fantastic experience: We love our Townhome! And the management is fantastic, we called about an issue and it was fixed that day! That is the response I like! Here at RKAK it is absolutely the best place to live. Over the years I have moved a lot and this is the best place ever, and here's why...Asia and Roxy. Asia is the manager and she is great. She treats every one like family. She will bend over backwards to help anyone. She makes time for everyone, no matter how busy she is. She is friendly, caring, and above all she is truly a great asset to the company. Roxy is identical to Asia. When is out on the property, she too makes time for everyone. If you have a problem, maintenance or other she is always willing to help even she has to do it herself.

Negative experience: Horrible rental company. Before they let us get our things after the eviction, they let their "maintenance guys" get anything of value, including family heirlooms, and they ransacked our apartment. We could even get everything out and family heirlooms are gone!

Negative experience: It doesn't deserve even 1 star. At the beginning, the gave me an apartment full of garbage so it definitely had to be cleaned but I was rushing to get a new place so that's on me, for not waiting. During the apartment tour the lady noticed the mess and said that she would give 50$ off the next month. Never happened. Called the management to ask about it, they denied that even happening. Couldn't pay rent because their system didn't allow me to do so so I HAD to call THEM. Didn't resolve the issue after the first call, had to call them again like two times in a month. During the move out they overcharge you by putting whatever the heck they want on the receipt that doesn't cost that much even in a 4 bedroom place (paint touch ups, cleaning etc.). They didn't even give me a notice that I have a ledger, as always, I was the one to initiate all the negotiations and had to find that out. Overall, you better stay homeless than rent an apartment from them. Absolute scam of a company.

Seems like a good apartment for the price and hey heats included gotta love that in MN. Maintenance does take forever to get done. Take forever to plow the parking lot. Don't shovel or salt side walls either
Negative experience: I lived at RKAK while I was getting back on my feet. Unless you’re absolutely desperate for housing - I recommend avoiding RKAK. At one point we had water leaking from the light fixture in our kitchen. It took me two days to get there - they fixed the water problem above us but never replaced or dried out our ceiling. Just told me to go out and buy a dehumidifier. It’s just one of MANY examples … I called three or four times about the bathroom fan not working and that never got fixed the whole time I lived there. The humidity in that apartment was horrible..they just don’t care about the tenants at all. Now I’ve been living at a Skaff apartment for a year and their maintenance is amazing. Big or small they come the same day I put in a request.

Negative experience: RKAK property management has been negligent in their lack of response to a bed bug infestation at one of their apartment properties in North Moorhead that my elderly father lives in. They haven’t responded to numerous voicemails, emails and text messages. We are having to pursue other angles within local government and legal as they are not upholding their responsibilities as it pertains to tenant rights and landlord laws regarding providing habitable environments in their properties. I would not recommend this organization!!

Negative experience: I experienced a sewage backup and phoned them at the first sign of it. They did nothing and went home. It turned into a full backup and I had to sleep in the apartment that night, with horrible smell, when I should have been put up in a hotel. I had to demand they put me in a hotel until they cleaned up. The property manager was a jerk. I told the top guy in charge and he said, oh no, the property manager is a good guy. It seems to be family run - nepotism.
Negative experience: The F/M area has a huge problem when it comes to rental companies. RKAK is no exception. Their employees believe they are above the lease agreements as tenants and have no respect for the property or its individuals. Most rental companies will give tenants a 3-day notice when late on rent, but RKAK believes this “courtesy” is not necessary and prefers bringing people to court. It gives them a delusional boost of ego to their otherwise menial existence and a flicker of joy to the cold, dead imitation of a heart because they clearly have no compassion, decency, or humanity for a real one. Perhaps slowly ripping out the souls and warmth of the employees is part of the training process, or RKAK has a knack for drawing in these mechanical puppets. When looking for an apartment, I recommend giving the owners and employees of RKAK a moment of sympathy as they move through their hum-drum lives, stepping on others and consider other rental properties.
Fantastic experience: I rented from RKAK a couple of years ago. Whenever I had a maintenance issue they were there in a timely manner. Office girls were always very kind and professional. Thank you RKAK!!
Negative experience: I don't understand why any companies will want Rkak to manage their rental properties. Rkak is the worst. Unprofessional staffs. My garage door is not opening I called them and a guy told me it's my responsibility to call the locks companies to fix it. He was yelling and and can't let me say a word my coworkers can hear him. I called hours later to see if anyone coming to fix it because I need to get my car out so I can get to work and get my kids from school.a lady answers the phone and said I can take a Uber to work that It will take 24 hours before they can fix it. I told her I need my car. She said it not an emergency so they can not fix it today! And she hanged up on me! I'm taking their complaints to Fargo housing. I have all the recordings. Worst management.the lady at the front desk in the office is so rude every time you go there for maintenance requests. The guys are so lazy you can tell the way they sit. My kids room window moves from on track since 9months I put in work order it's hasn't fix yet! Terrible staffs. Osgood townhomes.
Positive experience: Do not rent from here if you don’t want want to deal with rude management(getting hung up on and ignored). Forget about maintenance, you’re not going to get that within a good time frame. It’s not maintenances fault entirely, when they actually see the orders they get to them. Dan is super cool and nice. I always like dealing with him. On another note, I Highly recommend staying out of the area by the mall, constant break ins and sketchy people hanging around. I’ve talked to so many people who’ve rented from RKAK and I haven’t heard a single positive thing about them. I doubt my view will ever change just from my experience here and thank goodness my time is almost up here.

Negative experience: Maintenance comes and goes without notifying me. Have had my identity stolen from whomever has a key to my apartment and mailbox. Be wary, it can end up screwing up your life. Find someplace else to live.

Negative experience: After a family member passed away they said they would wave the next month rent and terminate the lease. Mind you this was on the 4th day of the month. Well they lied and said there was a late fee and pulled up local laws. Stay away from this rental group they will pull anything and lie all over $400. No morals or ethics here at all.

Negative experience: Very very rude staff. My bestfriend died in her aprtment at one of their buildings. I asked a couple questions very nicely regarding her things that have been in th apt untouched for 2 months now, as her family will never come get them. The lady was absolutely probably the rudest person I have talked to, and mind you I have been her on emergecy contact list and on her medical records. Definitely could have been handled in a more profesional manner and not the way she did.

They Will show you supposed availability apartments & You will accept and pay application fees then they will tell you the building was sold or not available any longer And tell you call them back for Availability then throw your application away after supposedly 30 days !! Not True sooner than that !!! Then make you reapply & show you more places ??!! Then say it’s not available again so Beware I’ve lost 160$ in 2 months Desperately looking for a place for my children & I , to be let down as a single parent home !!! They don’t genuinely care !!
Negative experience: The management office now located in an apartment building that is not accessible. Anyone that uses a walker or wheelchair; or anyone who has difficulty with stairs, will not have access to the main office. This only adds to their long history of not answering maintenance requests. I do not recommend.!

Fantastic experience: Father and Son both are excellent people. They helped me find a good cheap affordable place to stay when I was in terrible situation. This helped me get back on my feet and move on to better things in life. During my stay a white trash family living on government pay check, trashed the apartment building and started a fire in the laundry room. RKAK and their family quickly showed up and put out the fire until fire department came. Luckily damage was minimum. Very hard working people, unfortunately they deal with lot of low life people who cant be saved.

Fantastic experience: After years of renting from RKAK I don’t have any complaints. In my experience they’ve handled maintenance issues smoothly. I was actually pleasantly surprised by the high level of professionalism at their office and the maintenance at the property I live. I dealt with the office manager a couple times for maintenance problems with my apartment and he was very accommodating, practical and helpful. Sewer backups are never pleasant. I’m happy to be renting from these guys.

Negative experience: First of all, I’d like to give a nice warm, thank you to RKAk property management first of all when I filled out the application they took $43 from me 3 times and the only reason why they responded was the fact that I disputed one of my charges out then they claimed that I needed a cosigner act. They also claimed that they would talk to to one of my landlords, and they never did I’ve been waiting for a reply from these people for six months they never responded. The only time you responded is when I started disputing charges out, I wish this property management won’t take it vantage of their customers that’s poor business If I could give a half a star, I would. But I can give them credit for one thing the apartments are nice and cozy
