Fantastic experience: My husband and I rented from this company for almost 6 years and had a great experience. They were very efficient in their responsiveness to anything that needed to be addressed with the home and their staff was always a joy to work with. Every year was a seamless transition as we renewed our lease and they were always quick to make small fixes along the way after their yearly inspection. We could not recommend working with them more and we would continue to work with them if we weren't purchasing our forever home. Yolanda, in specific, was so helpful as we transitioned out. 10/10.

Negative experience: They are a scam when I moved into the house it was not clean to later find out it was infested with mice and roaches I called in several times for them to fix the matter after the first time of try and they start charging me because it couldn’t be fix so when I move I clean the house every room didn’t leave anything no hold in walls old furniture not nothing for them to still stick me with a bill for drywall repaint from food splash a space up the back door that I also ask to be fix when I first moved in leaving me with a 1600 balance I have the picture and proof and will be seeking lawyer

Fantastic experience: Great experience in Tosa. I was walking by 8233 W Chestnut St when I saw the for rent sign. Joselyn was showing the property and gave me a quick tour. The unit did not have the amenities I was looking for, however she pointed me towards other options! Keeping this company in mind as she was super helpful and professional.

Fantastic experience: We are hopefully starting a lease with Welcome Home Milwaukee in fall and it’s been a wonderful experience so far. It seems like there’s multiple people checking in through text and email and everyone is knowledgeable and helpful! Kamen did our showing and was amazing, he said he just recently joined the company but knew his stuff and was absolutely a natural.

Fantastic experience: As a new tenant, we have had a really positive experience so far! Everyone is incredibly helpful, all of my calls and emails were responded to promptly, and when we had a maintenance request, maintenance came out the next day! A complete 180 difference from our previous property management company. We are looking forward to working with this company and continuing a positive experience. :)

Negative experience: Rude employees, own a property next to mine. Treated my friend like crap for wanting to look at a lower duplex. Also they don't take care of their property currently have multiple trees leaning against my garage on their property and wont take care of it.

Negative experience: 100% cancel rate applied for over 5 apartments over 2 months always canceled on the last day no explanation called and got the someone else was accepted speech

Negative experience: I’ve been a resident at the 502 N 39th st building for over 2 years and the lack of security is scary! Doors being left open all times of the day/night, no protocol for emergency services to get into the building so they had to break down the main entrance door leaving more security and mailing issues, lack of communication between tenants and the management staff, worst of all my packages keep being stolen because there are no cameras on the property. Please fix this immediately!

Negative experience: Due to this company having a crazy application process and overlooking great tenants. I am not a fan of the outrageous rental criteria and or the process it takes to even rent a home from this company. After doing 2 applications giving all of my information and paying the fee to turn around and be denied is so obnoxious.

Negative experience: The people who work there are nice enough but getting them to respond to an email or text is like pulling teeth. Also one time they fixed something in our apartment and charged us an outlandish fee for it but didn’t tell us in advance we’d have to pay for it.

Negative experience: DO NOT RENT FROM THEM!!! They are slow to respond to text/emails and will try to STALL AND blame you and make you pay for everything even when THEY fall short. I moved in March 2024 after selling my home from divorce . Starting in April/May the toilet kept running continuously, not clogged or anything just running. It did this off and on for months. I put in a work order, they tried to blame my dissolvable toilet bowl cleaner that I've used for 20+ years with no issues. Charged me $269. The toilet started doing it again almost immediately off and on, and my water bill was sky high. Its just me and my 2 kids every OTHER week, the opposite they are with their dad. I asked them to look into it and they sent their own maintenance staff to look for a visible wet leak. Then they said it was the chain in the toilet getting stuck. They replaced it! There are water stains throughout, you can smell the mold in the upper BR, bubbles in the ceiling, but because they didn't see a wet physical leak the response was "well we came out to repair with every work order". So I called Water works who checked the meters, they also said enough water was running for 13 people. Yes 13!!! I again said there us no way, please find the leak. It has to be in the walls, the pipes in the floor somewhere. But there is no way. Reminder again, there is only 1 person (myself) for 2 weeks, and 3 people when my kids are home. There's no way, please look into it! In July via email, they asked me to let them fix the repair on the toilet (the chain) and they can dispute the water bill. Asked me to hold off on paying the water bill which was also removed from my invoice assuming so they can dispute. Still nothing! September I received my bonus from work, and made Oct-Dec rent pmts early. Now here we are in December 2024 and they are reaching out saying I owe the rest of Dec rent because they deducted the 2 water bills from my early pmts. They never reached out to WWW to dispute the bill, didn't let me know an investigation started or is now complete, nothing, just added the bill back to my invoice AFTER I made the lump sum pmt, took the money and then said I owe more. I have been going back and forth via email/text asking for months. They have been outsourcing their support to Mexico as all of their staff have quit or been fired, and still the bill has not been disputed. Paying early was more trouble than paying late. DO NOT FROM THEM! They are very condescending AND try to talk to you like a child, and try to talk in circles while repeating "well the tenant is responsible for the water bill". We're responsible for the CORRECT water bill and usage, not your leak!!! DO NOT RENT FROM THEM!!!

Negative experience: I scheduled a viewing at 113 or 114 W. Townsend Street 2 months ago the guy over the lease department I think his name is Nick had me outside for at least 30 minutes never told me I had to go on this link to get the code all while I was putting the code in that didn't work a man was standing there watching me made me feel uncomfortable now he talking about I can't get my application fee back and I paid for the Lemonade insurance for that house, he lie and said he didn't see where I filled out for the Lemonade insurance an it's on my Visa card tells me he would switch my application over to another house I goes on the site the house no longer on there now there is no house in my budget avoided me and gave the house to someone else I will be emailing Fox 6 News to make a report I even recorded him saying that he was going to send me the link for the cosigner to Fill out he lie and said he didn't say it when I recorded him saying it I knew he was gonna be on some bull crap they are money hungry they will take your money and avoid you Nick told me if I didn't take the review down he wasn't going to give me my application fee back the only time they responded to me was when they said the house been rented

Negative experience: Worst property management company I have ever dealt with. I've been a renter for 9 years and never had I had to chase a management company as much as I do here. I've had to send at least 3 do-your-job-type emails, outlining in detail the chains of communication and failures. It was so bad the first four months of my lease, I requested my original rep be removed from my account. They did the bare minimum to prep the house before move-in, given that the house had been empty for at least 30 days according to the real estate site it was listed on. I had to have 3 appliances looked at within the first two weeks. The floors were filthy, which the listing agent acknowledged when he handed over the keys. The walls were dirty, urine stains on the toilets, the clawfoot tub had dark rings, just clearly not cleaned although they claimed a service was hired. They allowed me to paint, which was great, but for them that meant they wouldn't patch any of the holes in the walls left by the homeowners when they moved out. They nickel-and-dime the homeowners charging an hourly rate to send an internal tech out to check maintenance tickets, only for the tech to say they can't fix it and it needs to be a tradesman. Then they have to pay an external vendor to fix the issue. It took 4 visits to fix a leaky tub fixture, which had been dripping for months and I pay the water bill. The first the internal tech did a bandaid fix. The second time when the bandaid fix failed, a second internal tech looked at it and said "I'm not a plumber." They hired a plumber who came out on visit three and had to order parts and then he commented on how shoddy the first fix was done. He came back a fourth time to fix it finally. This summer it's taken a gutter vendor 4 visits to not fix a problem, with communication so bad, the issue started in June and it's still not fixed and I'm waiting for a new vendor to come out. I certainly hope the homeowners weren't charged for each visit when the work was of terrible quality. Maintenance tickets ask for windows of availability, but then they most often don't follow them so then you have to do the work to coordinate with the external vendor your availability, getting the buck passed off on you from your account rep. I've had vendors never call to schedule and I don't know their info to contact them, so it's a runaround game with my rep. I've had vendors no-call no-show when I've rearranged my work schedule to be home since I have a dog, and the lease states I need to be home for maintenance calls to secure her (which is understandable). I've had vendors show up unannounced at 7:30 AM because my rep never told me they were coming. I've emailed senior management and expressed frustrations until I'm blue in the face with this company and it astounds me they were voted Best of Milwaukee. They also try to get you to pay late fees they incur on the quarterly water bill. Every quarter I get an email with the city bill and that email states, please include this amount on your next rent payment which is due AFTER the city bill is due. So, instead of WHM paying the city bill on time, they incur late fees and try to sneak them past you into your total payment. I called them out on it and have since not paid the late fees. If WHM wants the bill paid by its due date, don't put in writing to pay it with rent which is due on the 1st of the month, making the city bill past due. The real shame is that I love the bones and charm of this home and am trying my hardest to make sure it gets taken care of properly for not only my sake but the out-of-state homeowners. It's really hard to remain optimistic that the service will get better. I've put off writing this review for some time, nervous there would be retribution from the company, but people need to know what a realistic renter's experience with Welcome Home Milwaukee is like.

Negative experience: From the property owner perspective, DO NOT use Welcome Home Milwaukee. When we first onboarded them to assist in managing, we had our units fully rented. They originally did a decent job handling tenant communication & maintenance requests (reason for 2 stars). Although it was all downhill from there when vacancies began. Our first vacancy was not able to be rented, even though it was listed for 15-20% less than neighboring properties. This was a minor issue compared to what came with another one of our properties. Welcome Home Milwaukee allowed one of our tenants to move out 10 days prior to their lease ending, with no repercussions. I followed up with them for 2 months prior to this lease ending and they continuously assured me that the lease would be signed. Now, already being put in a tough position, we communicated on what all we could do to fix up the unit to make it more desirable & what price would get the unit rented quickly. The price they recommended was ~10% higher than what I would have thought is reasonable rent for the unit & they agreed that lowering to my number was more than reasonable to place a quality tenant quickly. Well, after nearly 4 months of vacancy, thousands of dollars in turnover costs which all include uncharges from WHM, monthly fees still being charged by them, and over 50 contacts on the unit, Welcome Home Milwaukee cannot seem to rent this unit either. They do not provide updates on showings unless you drag it out of them & their recommendations on how to get the unit leased is just cut the rent until it is well below market rates. Which, even after we were below market, they still could not rent. Meanwhile, they still charge all the same fees on a vacant unit vs a rented unit. They have cost us over 15k with nothing to show for & I question if they actually care about being a quality property manager, or just a company in the business of collecting fees. If you are looking for someone to manage your properties in the Milwaukee area, there are plenty other quality options.

Fantastic experience: I really feel like this property management company is one of the very few that handles business and in a professional manner. They have been most helpful and accommodating ever since our first point of contact when I was searching for a new home. The application process was simple and I was able to secure my home immediately after a showing. I get so many compliments on my home from my guests.Maintenance issues are addressed right away and they will keep in touch with you regarding your request. During the pandemic I experienced a big hardship and they did their absolute best to assist me in anyway possible while also keeping contact with the owner of the property. I really can't thank these people enough because it's so hard to find a company that is not only about money and evicting people nonstop. Sergio was theee best hands down and I appreciate all that he has done. I wish I could send him flowers as a thank you gift.I highly recommend. --UPDATED REVIEW: As of today 7/2024 I hate that I have to retract my previous review. I recently had an emergency maintenance issue with my unit and I did not at all like the way the issue was handled. I was never kept in the loop about what was going on in my home while I was displaced due to the problem. Mind you I have 3 children. There must've been multiple vendors involved in the process and not once did anyone from WHMKE reach out to me with an update. I had to constantly call while at work and see what was going on and if it was all clear for me to return home. The maintenance requests online were updated incorrectly stating the work was completed but when I came home after work it seemed nothing was done. I call, they check the system, and the response I kept getting was "oh we have to send someone else out". OK! But I'm without a place to stay. The problem occurred on a Sunday and I wasn't able to go back home until Wednesday evening only to find out the other issue that was going on wasn't resolved. Fed up with being temporarily homeless, I had to shower with rain boots on because the tub was not cleared. Oh and by the way I was responsible for the cleanup that the maintenance team and vendors left behind including having to sanitize my unit from the sewage. I just feel like my issue wasn't taken as seriously as it should have been and none of it was fair.

I am new to renting with this company, but any concerns I've had were quickly addressed, and appointments were scheduled to make repairs. Rosa has bn very helpful since the first time I've addressed my concerns. Her communication with residence is wonderful!!

Fantastic experience: I just signed a lease through Welcome Home Milwaukee. The process has been seamless and the team as a whole has been incredibly supportive and responsive. I worked with Yolanda who was such a lovely person to work with. She was very timely with my questions and I was able to apply and sign a lease all within 24 hours. Yolanda also coordinated a virtual walk through in order for me to see the home prior to considering signing. I have not moved in yet, but so far Welcome Home Milwaukee has been great!

I previously, for 2 years, was with another property management company and now am repeating to myself, "I wish I'd found WHMilwaukee 2 years ago!" The entire team, Ed, Carlos Sanchez, Andrew, Valentina, etc. have been EXCELLENT in their communication, handling of issues, getting my property up to safety standards and marketed for a speedy find of new tenants. We have a 2 year lease signed and I am breathing a sign of relief! I live on the West Coast, so having this property managed so well when I can't be in close proximity to it has been a real stress reducer. I have a residential rental property on the West Coast, manage it myself, so I know what it takes to maintain properties and find suitable tenants. It's as if I am in Elm Grove managing the house myself! I am thoroughly satisfied with every aspect of service from WHMilwuakee. I had interviewed other companies in my search for a new property management company, only had a couple of days while I was in town to do that, and when I met Ed I had a "feel good" feeling about him, his team and how things would work out. I have not been disappointed. Welcome Home Milwaukee is professional, great communicators, empathetic, and above board.

Negative experience: BE WARNED!!! This place is involved in a huge bitcoin rental scam. They had taken me and my 2 yr old sons home. Causing us to become homeless.Make sure you do your research. I was told I was the 4th person to get scammed by them on just the one property. This company makes me sick.

Negative experience: Would give 0 stars if I could. I have rented in Milwaukee for 9 years and have never ever run into the lack of professionalism and gaslighting that I did with Carlos at WHM. After paying $70 ($35 application fee x2 renters), we began discussing price point for a 11/15 start date for a property that has been on market vacant since May - so 6 months. I began negotiating for a $1295 lease, to quickly learn they require a hidden $40 fee for a ‘renters benefit package’ which is completely bogus. This includes rental insurance and various ‘perks’ like being able to report on your credit score. So now $1335. I began negotiating at 1100 (knowing I would absolutely need to go up). On a Tuesday, I was offered $1145 + the benefit package - I countered saying I will do $1145 if it includes this mandatory ‘package’ and would like to continue this conversation w the owners. Carlos at this point started to have a tone to his voice and was reminding me that they are a business. After explaining that I am making this decision knowing the extended vacancy, he said he would communicate with owner and get back. 18 hours later they magically had another applicant who was happy to do listing price - this was not information made available to me day prior, otherwise I would have absolutely approached this differently (also applications take at least 24 hours to turn over AND the majority of staff were at an off site retreat). Wednesday morning at 8am, Carlos rescinded the initial offer verbally made to me 18 hours prior - which they had to have made knowing there was another applicant, and told me $1295 or bust. I have a perfect renters history, high credit score, stable income, and come recommended and supplied to them by an existing tenant. This is a company that does not respect offers made to clients, time, investment, or communication. Carlos had multiple incidents on the phone saying one thing and then doing another - he is truly the perfect mascot of the horrible property manager you see on the news. They have cool properties but not at the risk of being totally jerked around, stay away!

Fantastic experience: I am so satisfied with Welcome Home Milwaukee. I am a first time tenant with this property management and I have no complaints thus far. I love their selection of neighborhoods that their vacancies seem to be within. Their communication and payment options are great. I my unit was recently serviced by Steve from their maintenance team and what a kind efficient guy. He even assisted with nailing a bird house to a tree for me. I am so satisfied with Welcome Home Milwaukee!!!

Negative experience: Endured the duration of our lease in hopes of any potential improvements from WHM. Unfortunately, no such changes occurred, leading us to strongly discourage renting from them due to the significant challenges involved. We kindly request your attention to the following detailed account if you are considering renting through WHM. Regarding our move-in experience last year: Approximately a month prior to our scheduled move-in date (7/1/22), we received a list of tasks and repairs from WHM (6/8/22) that were supposed to be completed. However, upon receiving the keys during the check-in process, we discovered that none of the items on the list had been addressed, and the house had not undergone a final cleaning. To add to our disappointment, the trash and recycling bins were overflowing, a result of the previous tenant or cleaning crew. Furthermore, we found a rusted and leaking pipe in the kitchen sink. Additionally, despite being specifically informed that the grass would be mowed, it grew to a height of at least 3 feet by the time of our check-in on July 1st. It was only after we mentioned this issue during the check-in that the grass was finally cut, a week later, alongside the lack of progress on the list of tasks. Given the considerable amount of time between receiving the list and our move-in date, it was reasonable to expect WHM management to arrange for necessary maintenance and cleaning services to properly address the listed items and ensure a final cleaning was performed. However, these basic expectations were not met, casting doubt on the professionalism of WHM as a business. Regarding our move-out experience this year: We decided not to renew our lease due to quickly outgrowing the property. Initially, we experienced numerous challenges during our move-in. However, it's worth noting that most of our maintenance requests were promptly addressed, which was the only positive aspect of our experience with WHM. Approximately one month before our move-out date, we provided WHM with our forwarding address and questions regarding the checkout process via email. A week later, we received a call from WHM inquiring about the appliances included in the property. This raised concerns, as the property manager you should already be aware of such details as we never indicated any changes during out lease. During this call, I coordinated with WHM to schedule an in-person checkout inspection for today, June 29th, at 9 am. Arriving a bit early, I patiently waited at the property. However, ten minutes past the scheduled time, no one from WHM had arrived. I decided to call the property manager, only to be immediately directed to voicemail. Assuming they might be delayed by traffic, I continued to wait. It wasn't until 9:30 am that I received a text message informing me that their technician would not be able to attend due to an issue and that the inspection would be rescheduled. I called them again, and this time miraculously the property manger picked up, who conveyed the same message that no one would be available to meet with me, and they would conduct the inspection later independently. Frustrated after waiting for over 30 minutes and having taken time out of my day, I requested someone to come out, but was advised I could return later if I wished. At that point, I gave up and sought answers to my questions regarding the checkout process, as I could not spare any more time for an issue caused by WHM's mishandling and inability to accommodate. Based on our experience during both move-in and move-out processes, we strongly discourage renting from WHM. Our interactions with them have been extremely frustrating, requiring multiple attempts to prompt them into action during move-in. We had anticipated a smooth and straightforward checkout process; however, regrettably, it proved to be quite burdensome. If you wish to avoid the challenges associated with poor management, we highly recommend refraining from engaging with WHM.

Negative experience: The basement flooded. They don't communicate properly. I had two young men Carlos & Sergio that were AWESOME. They switched me to someone else and it has been a nightmare and all downhill since then. And, now I've been switched to someone with no form of communication as to what I have been dealing with I've been out of my place since March 7th, 2023

Positive experience: This company altho nice people, I've never had any trouble when in need of something to get fixed, however, rent is raised yrly I started here paying 597 I am now at 655 make sure you have your own rental Insurance or they will make you get theirs my daughter pays $10 / month however with these ppl I'm paying 41$ a month. Recommended but like me I had my car stolen from in front of the house. I lost my job there fore couldn't afford the raise in rent. I am struggling thru it.and thank God I have a God that makes all possible for those who love him. Have a great day I hope this is helpful

Positive experience: Had the city come visit at 9am to look at the furnace that was installed. Never got a 24 hour notice from welcome home about this happening. Also Julio who's in charge of our home called me at 8:15am this morning to let me know if someone would be there. Luckily I was home and was able to help. Lack of communication from the company and a lot of "my fault" answers from them. Only got a 3 star because Steve the maintenance gentleman from welcome home showed up during the visit and was able to help out with any questions. He also took notes of items that needed to be addressed since welcome home still hasn't made the home inspection when they first got the contract. Again Steve did an amazing job, but the office team is lacking a lot of training and professionalism.

Even if someone can’t come right away to fix something they stay in communication with me so I know what’s going on! Sam communicates with me via text which is really nice because with my job sometimes it is hard for me to answer the phone!

Fantastic experience: Welcome home Milwaukee has one of the best viewing and application processes that I dealt with in a long time. They provided efficient customer service each time I talk to anyone that answered the phone. I ran into an issue but they didn’t give up on getting me approved and gave me second option to prove verification. I look forward to being a long term tenant with this company while utilizing some of the benefits that come along with being a tenant for them.
