Negative experience: They practically own a lot of properties they don’t look after in neighborhoods ruining communities. They don’t care one way or the other…it’s all about the bottom line ($$$) for the owner.

Negative experience: I would give them zero stars if I could. The maintenance here always always half asses the job and I'm sure it's not their fault but upper management being extremely cheap at the cost of their tenant health when I ask them to fix siding missing from my house they just come and take it off and leave gaping holes where birds get in. When I ask them to fix Leaks in my door frames, gaps where I could see light through they came and screwed one piece of weatherstripping onto each door that fell off within a week.

Negative experience: When you move out and they owe you deposit money. You will have to take them to court to work on getting your funds that’s owed to you Beware they get a new rental manager every 3 months and will try and double charge you for water. If you have elderly or disabled family members beware. They feed off of people that don’t read their paperwork.

Negative experience: Bradford Manor or The Vibe they change names like stalkers.......Another update of the way residents are treated. I have a LARGE RAT not a mouse but rat in my furnace closet. This is because of shoddy work on the furnace. So I called maintenance on Wed Jan 7 2026, they never came, called again on Thur Jan 8 2026, they didn't come. Called the office and of course no answer. so I had to leave work to go to the office in person of course they are the best, it's going to be handled they sent someone out who was very unprepared he put tape on the hole and said " I'll be back tomorrow Friday 9 2026 and make sure I take care of it" but like every member of the staff at Dobrin Properties he lied. Did not come back Friday and of course they don't work on Sat and Sundays so I will have to handle this myself and I will bill them like they bill tenents for EVERYTHING. DO NOT MOVE INTO ANY THEIR PROPERTIES OR YOU WILL REGRET IT I PROMISE YOU. I will say that if you are on drugs this is a great place to live because the drugs are ALL around and the management doesn't care at all. P.s. I do have pictures and videos but they have removed my ability to post those!

Negative experience: Dobrin property management is by far the worst company I have EVER had the misfortune of dealing with in my entire time on this Earth. Unfortunately one star is the lowest rating Google will let me enter, however please know that this company does not deserve even half a star. I toured a house with Dobrin back in the spring and it was under renovations due to a pipe leak that has ruined the floors in the house. Flash forward to August when I moved into the house, the renovations were done, however since I had last seen the house Dobrin had failed to mention that a massive roach infestation had appeared. Just to be clear, the roaches were not there in the spring when I took the tour, so I was very surprised on the day that I moved into my new house to find thousands, and I mean thousands, of huge roaches with an awful stench accompanying them. Surely this could have been prevented had Dobrin bothered to inspect the house before letting me move in. It’s been about 4 months since I moved in now, and my roommates and I have submitted 26 different service requests, many dealing with the roaches, almost all of which have gone entirely unanswered. We literally have an entire family of squirrels living in the roof, we asked them to help in August and they never did. Our heating on the first floor has been broken for about a month now, we’ve asked them several times to fix it, they’ve sent someone out several times and the heating still does not work. Nobody at this company responds to emails, nobody answers their phone, nobody knows how to do their job. One time I had to go into their office because I figured they couldn’t ignore me if I was there, and during a conversation with an employee she literally told me that she hated the company and was trying to leave. I can understand why she said that cause this company sucks, but it takes the most basic and simple training to know that you never tell a customer that you hate your job. With all that being said, DO NOT RENT FROM THIS COMPANY. I will never live in a Dobrin house ever again and I hope I can save others from suffering as my roommates and I have.

Negative experience: Awful experience with this place. Had forced touring through our home 5months before we moved out. Constant strangers in our home while trying to pack. Made us open our closets fully to show strangers the place. Mind you there was an identical house down the street but screw my privacy right? Refused to give back security deposit after several times reaching out and did not give any sort of list as to what needed fixing or other. The short white guy with brown hair is genuinely the worst there and he was so hateful and difficult to work with.

Negative experience: Dobrin consistently entered our property without permission, and would leave our doors unlocked. You will most likely not receive your deposit back despite leaving the house spotless, and any attempt to contact them will go straight to an AI voicemail. Note if you are applying for a home, they continue to collect application fees after already renting a home! So you are just giving them money! They are truly awful people who continue to break tenant laws. Do not rent with them.

Negative experience: One of the worst experiences I’ve ever had in Richmond!! Our AC was broken on move in (stuck on 86+ degrees on august 1st!!), we had a flea and cockroach infestation that we had to bother dobrin constantly about in order to get the exterminator to show up for all the treatments, the windows leaked during storms and when we put in maintenance orders they just caulked it (which did not work! because they did it every time and they still leaked!) the rent was way too much and they raised it even more upon us leaving (no wonder you can’t find new tenants for this place) Literally the one positive experience I had was during the move out inspection because the guy was really chill. i do not recommend renting with dobrin but you will probably have to because they own half of the richmond suburbs and prey on college students! will edit this after 45 days to see if we get any of our security deposit back Edit: we got our whole security deposit back which is the only good thing dobrin has ever done for me. thank goodness and good riddance

Negative experience: Do not rent here. I lived in Park north side apartments, the positive reviews are misleading and residents are pressured to write them before moving in. I moved out on July 31 and am still dealing with issues regarding my security deposit. By Virginia law, deposits must be returned within 45 days, yet nearly 60 days later I still have not received mine. After repeatedly following up with the property manager, Debbie, I was suddenly told about a “cleaning fee,” even though I had already been informed on September 4 that I would be receiving my full deposit back. Today is September 26, and I am still waiting. Very unprofessional and dishonest management.

Negative experience: NO HEAT FOR 2 MONTHS IN THE FREEZING WINTER! We submitted over 25 work orders for it to be fixed. In the house in was in the low 40’s for days. Mold happened as well and I had headaches for months. This is a terrible place to live. DONT TAKE THE CHANCE! Had to file a lawsuit to get the heat fixed. This is the only way they take you serious.

Negative experience: I’m only giving it one star because of the maintenance man who was stellar in repairing issues in my apartment and explaining what the issue was and informing me as to how I can keep it from happening in the future. The apartments on Claiborne street went downhill the day I moved in. - Drafty doors increasing your electrical bills - Horrible trash service and few trash bins for the number of residents It is like pulling teeth with trying to get into contact with property managers over the phone or through email, but they sure are quick to send you bills for water and rent. I still have yet to receive my security deposit back from the leasing office since I moved out in July. The neighbors were a mixed bag, with some being absolutely awesome and others being downright awful. Some residents would leave pit bulls off leash and there have been unprovoked dog attacks with no action. Pitbull puppies left in the communal area and animal feces continually left in the common area. And the touring of your apartment when you are moving out is absolutely ridiculous. I understand burning normal business hours, but do you really think that having an apartment tour at 5PM on a Sunday is a smart idea ? I sure hope I can get my security deposit back from this absolutely despicable company who does not appear to give proper concerns about tenants. I am glad I left to a better community that actually cares about the tenants and the state of their community.

Negative experience: Where do I start , I moved into this place back in 2021 and let me tell you , the first week the ceiling began leaking so bad it looked like it was raining in the kitchen, then I had to constantly keep calling maintenance, no response so I had to go into the office, then the a/c wouldn't work , again had to wait several days with no air , then no hot water , after several attempts to contact someone , I had to call DOU emergency number , where they came out and put a do not use sticker or hazard tag on the boiler, which could have been fatal , then they threw away my grandsons new toys left outside ,no apologies , then the next door neighbor kids hit the stove which led to a gas leak in my apartment , again no apologies , finally I had enough and left , now y'all have the audacity to try and garnish my wages behind these horrible apartments ,, I have all my pictures and the pictures of those huge birds tearing up the mail at the mailbox, and not to mention how the office is so smart that they sent me to the wrong location to pick up my mail keys ,, yeah I have more but this is just a snippet of events ,, my suggestions to anyone don't rent from any of their properties especially Colorado Manior !!

Negative experience: BE ADVISED!!! RENT FROM DOBRIN PROPERTIES AT YOUR OWN RISK!!! After noticing strange and significant health issues and after speaking with other tenants in 1911 & 1913 Lakeview Ave. Apartments who had also experienced the same or similar health problems, which included: unexplained nausea, vomiting, gastrointestinal issues, coughing up blood, painful joint swelling, etc, I suspected mold poisoning as other tenants repeatedly advised Dobrin of consistent water leaks and other conditions that lead to mold propagation. Dobrin constantly refused to address those issues beginning in September 2023. I took air samples in my apartment and had them tested by a laboratory located in Richmond and the results came back indicating “high concentrations” of Aspergillus & Penicillium. Both types of mold are toxic. Dobrin refused to make reasonable accommodations or rent concessions forcing me to file suit after lengthy research to find out who the actual property owner was. It turns out that Alex Lugovoy owns both Lakeview Place LLC and Dobrin Property Management LLC (which manages the property that they own). The importance? Lugovoy and his partners created a “shell company”—Dobrin, so that they don’t have to make actual identity of the corporate property owner—Lakeview Place, transparent to tenants to avoid lawsuits since the owner of the property, not the management company, is the party that must be named in the suit; otherwise the suit will be dismissed. Long story short and despite pictures, affidavits from other tenants, lab results, etc, the court sided with Dobrin in the most biased trial I’ve ever been in and dismissed my suit. TAKE IT FROM ME, DO NOT RENT FROM THESE CROOKS!!’ YOUR LIFE MAY DEPEND ON IT!!!!!!!!

Negative experience: Been renting with dobrin for two years (going on three now) and i would never recommend them to anyone ever. Their leasing office never responds to emails unless you email the rentals email specifically, they never answer the phone and do not return messages left behind on the phone. They CLOSE MAINTENANCE REQUESTS WITHOUT FIXING THEM (going on 4 days now without AC during 90+ degree days in the summer and every ticket we submit for repair is instantly closed with no maintenance visit. This company literally does the BARE minimum for you and hikes rent up every year while adding nothing of value to their properties only claiming “inflation and the market” as the reasons for said price hikes……… meanwhile the owner of the house nextdoor is currently renovating between tenants and was jaw dropped when he heard our most recent rent hike (2300 a month to 2700 in one year, they tried to make it higher too) DO NOT rent with dobrin unless you want to live in miserable conditions where maintenance MAY come if you submit tickets and that has been slapped with every “landlord special” you can imagine. I shouldn’t have to get locked fixed on my front door over and over again.Also the plumber is awful 6 months I live here and they had to remove my toilet to fix it because bathroom floor full of water twice…beware they are overpriced and taking advantage of people northside apartments beware don’t give them your hard earned morning to walk two blocks to a dumpster

Negative experience: This is the worst property I have ever lived at. They have changed the name, it was called "Bradford Place", but now its called "The Vibe" The could call it whatever they want, it is the worse. If it would allow 0 stars that's is what it would get. ****DO NOT MOVE TO FAIFIELD AVE**** They halfway fix things. My apartment flooded in the kitchen and I was told "we will give you $200 to move to another apartment." Complaints go unaddressed but they have no issue sending your rental statement, a week in advance. They are constantly doing upgrades TO THE OUTSIDE, paint, etc ...lipstick on an old pig. We have lived here 8 months and have NEVER gotten mail, because the mailboxes are all busted. They put new boxes in but they don't give you a key! 5 out the 7 windows in our apartment do NOT open but they will NOT fix or replace them. You have to buy window screens even though the property manager said they were provided BEFORE we moved in. The management never responds to calls, emails or text AFTER you sign the lease. They have cut the grass 1 time this spring and that was only because of complaints. If you have a dog and want to let it roam free THIS is the complex for you. NO ONE picks up the dog poop because they don't have to. I would recommend living in a motel or a homeless shelter before moving here.

Negative experience: I don't even know where to begin. My 2 sons, my husband and I moved here back in November and have had issues ever since then. First off dealing with EZETA MOORE has been anything but pleasant. She was our best friend beforehand but once we moved in we never heard from or could get a hold of her or any other staff member. We were told we would have screens in our windows upon move in but never did and had to purchase them ourselves, people let their dogs poop everywhere, the grass is so high and has only ever been cut maybe once and that's before we moved in, whenever we have issues in the home it takes weeks to get assistance, and when they do come out it's a quick fix that needs to be tended to again about a week later. They are quick to send you a bill or statement for rent a week before it's even due and things in this place keep falling apart. The closets are all off track and one even fell out and almost fell on my son (who was 4 at the time) paint is chipped everywhere and there are holes painted over in every room. Also forgot to mention, when we moved in, our kitchen flooded and we were temporarily moved into another unit while they fixed the issue and this experience overall has been the absolute worst!!! I could go on and on. Would not recommend!

Negative experience: Does not fix anything in a timely manner. When they do fix it , it’s a quick fix only for you to have the same problem in a week. Won’t cut the grass. Moldy and damp smelling . Needs upgrading painting etc.. it’s been a rough two years !

Negative experience: Hey Richmond :)! Im writing to warn people off of leasing from Park Northside/ Dobrin properties. We moved out on the 31st of March and they charged us the entirety of April’s rent (our lease was officially done on the 18th of April). My husband and I have been calling and they have blocked our numbers. There was no “prorated rent” and they stole our security deposit even though we left the place as spotless as humanly possible. The apartment we leased had black mold, a sunken in bathroom floor, pests, and it was expensive. They ignored a multitude of maintenance requests while we lived there, including our AC dying twice during the middle of summer, our fire alarms not being replaced, our toilet not flushing, and the bathroom draining into the kitchen through the ceiling. Avoid this nightmare of a place. If anyone has any advice please let me know.

Positive experience: 4 stars for Dobrin but 5 stars for Ms. Kami, Mr. Patrick, and Mr. Alex! My roommates and I had lots of hoops to jump through for our move in. At the beginning our experience with Dobrin was a bit rocky but once we communicated what was happening Alex took care of us. He did all he could to make sure we were cared for. He made sure that Kami was our go to girl.... What to say about Kami- she was spectacular! When she says she will be there for you whenever you need, she means it. She showed empathy, care, knowledge, and support throughout our whole process. Housing is one of the more stressful things in this day in age but they pulled through for us!

Negative experience: Very unprofessional was told I needed certain documents I provided them the next day. I then was told Jimmy or someone in management would give me a call nobody reached out the next day or the day after I’ve called multiple times to only be told Jimmy is in a meeting and will call me back or Jimmy will be in at 12 and will give you a call I even stopped by to tour around the same time still no call or response from Jimmy. Finally this morning I got a chance to talk to him and he rushed me off the phone saying he hasn’t gotten a chance to look at anything and the only reason I applied was for the rental special which will soon end and from what the temporary receptionist said they are dealing with major issues and I told him that has nothing to do with being professional and just letting me know what’s going on in my process i don’t know if it’s my skin color or what but he has yet to respectfully communicate on my process he even told me to email him and the email he uses doesn’t even allow a response it’s just all around unprofessional and I feel like I got robbed out my application fee.

Negative experience: incredibly difficult to get ahold of, both phone and email… charged us $400 to cut the grass the DAY WE MOVED IN (as if we were supposed to cut it before the date, or in the middle of unpacking.. should have been handled well before new tenants moving in anyways), extremely wishy washy if you do end up getting ahold of anyone. just overall very poor experience that left a bad taste in my mouth - feels like you are simply a price tag.

Negative experience: My apartment had 3 different types of toxic mold in the HVAC system due to a leak in another system and then never maintaining the system. I wound up severely disabled and sick and in a wheelchair. I've also developed multiple health conditions from living there that are permanent and my husband had a serious health crisis that sent him to the hospital. We lost 90% of our belongings and the owner of Dobrin harassed me personally and refused to at the very least give us our deposit back. I could go on and on. Avoid at all cost.

Negative experience: The experience at Park Northside has been a disaster. I specifically told Felicia who is the assistant manger I was just let out my lease with no penalties from a previous apartment complex because of rodents. I have a small child and we have never experienced living with bugs. So, I do believe she purposely moved me next to a neighbor who is not the cleanest judging by the front yard. You can tell by the photos they already have a bug issue and I haven’t even moved my things in yet. When cleaning the apartment I find dead roaches in the apartment. I also asked her if there were other units available when I first came to look at the apartment I was approved for and she told me no and today I clearly see there are vacant units in the apartment complex. Felicia is not professional at all she’s very short when you ask her questions. She was only nice to me when she showed me the model unit after that it was a totally different story. My son touched that white residue that was left in the corner of his room good thing I caught him in time and washed his hands. I’m sure not all the units are the same just the one she decided to stick me.

Negative experience: I would not recommend renting/living at Colorado Manor to anyone. I also would recommend renting any of the properties that Dobrin Property Management owns either. Over the 3 years I lived at Colorado Manor and rented from Dobrin here’s a few things I had to deal with while living there. They left me without heat for 31 days starting in November and they finally fixed it December 23rd. when it came time to pay rent January 1st I asked to be compensated due to being without heat for a month and they said the best they could do was take $100 off of my rent for that month…. Smh ‍♂️. Anytime I had a maintenance issue while living there it would sometimes take multiple days sometimes weeks for them to send someone out. They left me without a working shower for 5 days. During those 5 days if I tried to use the shower water would gush through the ceiling within a matter of 45 seconds of turning it on. On multiple occasions it took them 2-4 days to send someone out to snake my toilet so I was left without a functioning toilet on many occasions . I caught their maintenance workers in my house on multiple occasions after business hours, and upon them leaving realized they had stoked stuff out of my apartment. Ranging from shoes, jewelry, and cash to the point where i changes the locks on the front and back door myself. My neighbor as well as 4 other people who lived in the complex also caught maintenance staff in there house when they weren’t supposed to be there as well as after business hours all of which also had belongings stolen/missing out of their homes after maintenance being in their house. I came home from work one day after maintenance had been there to do routine maintenance such as check smoke alarms ans carbon monoxide detectors to find muddy boot prints all throughout my house. My apartment reeked of black and milds which i DON’T smoke as well as found ashes and a burn hole on my living room carpet from them. As well as in my kitchen then had left 2 711 big gulp cups one of which had black and mild butt in it and they left their trash on my kitchen counter from where they had obviously eaten their lunch while they were at my apartment working. Also during the 3 years I lived there they only came out 1 time to change the filters in the AC unit which is supposed to be done every 3-4 months. The list of stuff I had to deal with while living there could continue to go on, but I’ll leave it at this for now…. Also the police are there for one reason or another atleast 5-6 times a week. I opened my back door to take my dog outside mid July 2024, and was greeted by 5 US Marshall’s with AR15s. They were raiding a unit 5 doors down. There were also somewhere between 15-20 DEA agents there along with the IS Marshall’s, and no This was not the first time something like this happened while living there

Negative experience: When I moved here, the rent was $1500. A year later, everyone left and they dropped it to $1200 less than a week after I got evicted. The property management team changes every month it seems. They’re all just crooked and rude like the last groups. I paid a deposit and is it not being calculated into the final balance I owe. I tried to talk to Verna Hill-Lee about it but she is rude, assumes the worst of people and on a power trip. Seems like she just needs a hug or a treatment for some compassion.

Negative experience: They update their listings on Zillow every day to bump them to the top when you search by date. This is really irritating when you are actually apartment hunting. If you can’t fill your rentals, lower the cost or make them more appealing. Bad business practice.

Negative experience: I understand having a cheap management group but what we’ve had to deal with is insane. Fees from them paying a water bill we also got charged for. Complete lack of contact availability. And worst of all, at this new place they never ran internet cords to the property. It’s not far and it shouldn’t require us to contact 5 different companies to even hear a plan of action. So we’ve been living w/o WiFi for weeks but no one especially not Dobrin, has made it easy to contact someone to fix the problem. They could really step it up.

Negative experience: Be wary. I toured a property and put in my applications the next day. The agent I spoke with told me that he’d be in contact shortly. It has been over a week and I have heard nothing, not even a rejection of my application. During this time, the property has been taken off the market. I reached out about a refund and there has been no followup. A lot of the positive reviews name individuals rather than the experience of renting from them so that seems suspect. I will be looking elsewhere.

Fantastic experience: So far I have had a fantastic experience with Dobrin Property Management (and will update if that ever changes in the future). Relocating to RVA from NY and had to do all showings remotely via Facetime. Pamela and Angela were incredibly helpful, knowledgable, and efficient. I had a lease signed within 2-3 days of first calling Pamela. By comparison, I have been looking for the past 2 weeks for a rental, and no other company would even consider showing me a property me because I am currently out of the state. Just overall a very pleasant experience with Dobrin Property Management.

Negative experience: Dobrin property Management is awful I’ve been dealing with this same water leak since I moved in in Dec 8, 2023 and this is how it look as of 5/10/2024 they don’t work with their tenants at all, all they want is their money on time they don’t care how you living and I forgot to take a picture of the toilet leak in the bathroom that cause the ceiling leaks so it was toilet water leaking all in my son ps5 and my furniture and they did nothing not even a credit they said oh get renters insurance cause it’s nothing we can do. It won’t let me upload videos but I got them.

Negative experience: 0/10, will never recommend. this was in my closet for 3.5 weeks after notifying management that i am highly allergic with respiratory issues. the issue was only taking seriously once a code violation was done on the unit.

Negative experience: It may be legal but I think it's a horrible practice to take a college students down payment of over $600 and then offer the house to someone else. Shame on you, now give my daughter her money back. Beware!!

Positive experience: Tiana showed me my first house, she was amazing and did her best to give me the information she had. She said last minute she had to switch showings so she wasn’t as well informed as she could have been but that didn’t seem to be her fault. I enjoyed her showing me the home and I had a showing later the same day down the road and she made sure she was the one showing me the property which I really appreciated. Zenquisha was there showing other clients the home as well and she was positive, energetic and helpful. Negative experience: Have been renting with Dobrin for the last 3 years. Regarding lease renewal & subletting to new tenants, they were very helpful and worked with me and my roommates. They get two stars for their handling of tenant service requests. This has been a polarizing experience. On the one hand, one of their property managers had done a wonderful job responding to emails and sending maintenance personnel, but recently they have fallen flat on their face and not responded to mine or my roommates email requests. There has been an issue with water damage in the mudroom at our property since I moved in, 3 years ago. This issue was documented as soon as I discovered it. It has been documented and submitted as a tenant service request about a dozen times in the time since. Dobrin has sent maintenance personnel to the house but has never permanently fixed the issue, despite recurring requests and evidence that prior maintenance has been resoundingly insufficient. This is a negligent business practice. What amazes me is that they think it’s OK to show the house to prospective tenants while there’s a chunk of drywall missing and water actively leaking into the mudroom.

Negative experience: Womp. I wish I could keep my original 4 star rating but Dobrin has gone downhill with their ever changing management. “Maintenance” is painfully slow to respond and is really just a handyman who is kind but doesn’t have the skillset to permanently fix big problems. Mice, broken windows, corroded and improperly installed water tanks, plumbing that goes against city codes, techs who never show up…if you’re a working professional with a schedule, this is not the company for you. It served its purpose when I was 23 and could sit around waiting all day for someone to show up to do a temporary fix, but now that I work an 8-4:30 job there is no time to sit and wonder when my window will be fixed after 5 months of waiting, or why the kitchen sink backs up to the bathtub. The properties may look pretty but be smart and REALLY look.

Negative experience: Worst place to live. They have all these imaginary fees and management is horrible. I went two weeks without air in the summers heat. You can’t personally contact maintenance and no one answers the phone ever. I’ll never live here again. The apartments are small and they just paint over old work. It’s a mess.

Negative experience: DO NOT RENT FROM DOBRIN. Borderline criminal landlords with pest infested properties and staff who do not respond to any emails, calls, etc. Have left us in the cold with no working hvac for weeks and are not currently responding to us. Contact the Richmond Tenants Union for legal aid with dealing with terrible companies such as Dobrin.

Negative experience: Lived here for a few years and honestly I could write a whole entire book on this area to live. It WAS a nice college environment. Where only college kids could afford to live while of course commuting to school by the given company bus…UNTIL the original company got bought out and didn’t allow any of us tenants to know about the switch over until the bus drivers communicated it to the students. We were told by them to report and try to petition against it because not only were we without transportation to school, but they were without a job and had to find somewhere else to go immediately. The drivers even stated how the management team purposely didn’t want the drivers to say anything, however they encouraged us students to share our voice. No emails, no letters in the mail, nothing and not even an option to recant the leasing contract since clearly things had been breached. I’ve had my unit flooded out 3x due to next door renovations, I’ve had my car broken into, graffiti on my door, and even had outside contractors enter into my living space without permission while still being present at home to answer the door. Random drug addicts love to break in around this area, oh and if you love the sound of fireworks then maybe this is your dream place to live. It’s nonstop shooting all night every night, but if you’re the type of person for a peace of mind. Do your self a favor and keep scrolling it’s just a lot of under the table stuff that goes on with these kind of places.

Negative experience: The company is very unorganized, I’ve been living in first what was called college park for 2 years before dobrin came in , and they raised the prices over 300$ with no new renovations , or upgrades to the apartment . We paying over 1000 for townhouse that been the same for years , & that pushed a lot of people out of there homes because the prices are so high . & they didn’t care how it effected us, Going to court for these people they never where on the same page with their other colleagues & never knew what was going on , sadly I couldn’t wait to get from under that management

Negative experience: I agree with a previous review below those five stars are woker's or family members speaking highly of the apartment/experience. I never moved in the apartment and paid 2850 however the apartment wasn't what I expected extremely small no storage (no hall closet, one bathroom, the backdoor is a alley, i have 4 children under 11 two girls and two boys it was no way to house my family of five in that apartment. I have reached out to Jimmy , Alex, Kayla, and Ezata, and have gotten no response however Ezata forwarded my email to the leasing agent at Colorado Manor but didn't respond to my initial email. Scott was suppose to be speaking with the owner but i haven't heard from anyone. which i dont understand because on Friday it was no issue taking my money orders and cashing them.

Fantastic experience: I rented at Colorado Manor for a few years. The property was well cared for and was a quiet place to live. It was also very close to Maymont Park. Personally, I had no issues at all and maintenance requests were promptly attended to usually the same day or early next morning. The leasing manager is also friendly and helpful. I would recommend!

Fantastic experience: Just moved into these apartments 3 days ago. I moved from Florida and I will have to say that Mia - the leasing agent who helped me was very professional and frankly kept me sane through the whole process of leasing out of state. The location of the community I find it excellent, I can get to most parts of the city under 15 minutes - I think this is something most people don’t realize. The community is also very quiet and comfy. My newly renovated unit is also a breath of fresh air especially when living alone without a roommate… other apartments made it really difficult to get approved and there are no-nonsense hidden fees. As some one who is just discovering Virginia and RVA I am very happy to call this community my home.

Positive experience: Overall, this company is okay. Most importantly, they are not going to trick you out of money. However, they have some issues with customer service and getting in touch with them. It seems like the employees have a lot of different properties to look after. Pros: - They fairly assessed our rental property after we moved out, not adding nonsense charges. This is a large part of the rating, as I’ve heard this is rare. - Once you figure out how to best reach them, the employees and nice and professional. - Maintenance requests were addressed very quickly. - They covered the towing cost when my roommates car got towed. Cons: - We had a couple issues with signing our lease and the deposit. There was some confusion over how and when the security deposit should be paid, as the instructions on the website are kind of confusing in some situations. This is because of our move in date, which was the middle of the month instead of the 1st. - We were charged an extra admin fee which got in the way of us signing the lease. It took a lot of work on my part figuring that out. - Part of the confusion of moving in in the middle of the month, we were charged for electricity and possession of the property when we were not actually in possession of it. - It’s very hard to reach them with the information given on their website. Emails to the individuals are the quickest way to reach them. - They forgot to give us the parking permits for our assigned parking, and my roommates car was towed. - Tours are always scheduled within 24 hours, but they were frequently canceled without any notice. There was also one time the tour time was moved without notice.

Negative experience: IGNORE FAKE 5 STAR REVIEWS. You can tell that the positive reviews are fake, they all specifically mention their property manager. These are dobrin employees trying to make themselves look better. HORRIBLE! Lakeview has a mouse INFESTATION (according to two different pest control companies) that cannot be controlled. Maintenance will ignore your requests for MONTHS and then do a terrible job actually fixing the problem. Our unit had a broken heater/AC (twice), fridge, oven, and washer/dryer. Literally every appliance broke due to their poor maintenance. Mice scratch the walls all night by bedrooms and will keep you awake. Front porches on Lakeview Ave are deteriorating and if inspected would be found to be not habitable. This was reported to Dobrin six months ago multiple times and has been ignored. By far the worst property management company I’ve ever worked with.

Negative experience: We had an apartment tour scheduled, I even called before the tour to confirm somebody would be arriving. Showed up 15 minutes before and waited 10 minutes after, no one ever came. Super disappointed.

Negative experience: These people are crooks and scammers. I’ve had to have someone come out almost every single month since living here to look at my plumbing and my appliances. The staff is not in any sort friendly. I moved here from out of the area and meeting up with someone to look at the space from day one should have been a red flag. They are charging an outrageous amount of money for an area that consistently has gun shots right outside my window, police sirens and caution tape around, they hire terrible contractors for any repairs. As stated above I have had many issues with my plumbing from draining issues to now a leak in my ceiling that they say they cannot find despite obvious water damage to my walls and a crack in my ceiling, they’ve been out twice in the last month to fix appliances, and on top of that there is an issue with mice, there were roaches when I moved in and now I’m fighting flies. Avoid this place. They are the absolute worst and I’m more than happy to me moving in less than 30 days

Negative experience: 4 months before your lease is up, you have to allow dozens of people to view your home, multiple times a week. Usually it is a group of 5 at a time. They will enter your home without knocking, and proceed to walk all around your house, doesn’t matter if you’re sick, in a Zoom meeting, or just not wanting 5 strangers in your house right now.

Negative experience: AVOID AT ALL COST. These people are a NIGHTMARE. First of all, the house was a mess when we moved in. We had to spend half the day just cleaning before we could move our things in. First couple weeks of living in the house, we noticed the ceiling was leaking. After complaining weekly about this, it’s took 5 months for them to come do something about it. It’s now been 7 months and it’s still not entirely fixed. Every single time you have a maintenance request, you’re treated like a nuisance and they act like they’re doing you a favor, instead of acting like professionals. Furthermore, they’ve sent us numerous emails and texts about various nonexistent problems, and threatening to evict us if we don’t solve these nonexistent problems. For example, having a late payment of $0.00. Which all just feels like harassment. These people are bullies and will only see you as an obstacle to your money. DO NOT RENT FROM THEM.

Negative experience: My boyfriend has lived here about 4 years. His bathroom sink barely flows.. the washing machine makes the sink stop up. It's really weird, every time we use the washer it makes the bathroom sink fill with water. The air keeps going out about once or twice a month, the bathroom sink has this God awful stinch coming from the drain every time we use it. Then there is the parking situation... the spaces fill up and you literally have to park a block down from the apartment. I really hate this place. 1300 a month to park a block away from your door when the complex has private parking. He won't be renewing this year for sure. Goodbye and good riddance.!!!

I’m even more lucky because on top of finding a house that I absolutely love, the property management has been incredibly helpful with the whole process, in particular Saem who has answered all my calls. Negative experience: I have never left a review before, but I had a truely awful experience. I showed up 10 minutes early for a showing that had been scheduled days in advance. I had all the confirmation information, so after 10 minutes into my showing when no one came I called the property management company. I got an automated message saying they let the individual doing the showing know I was waiting on them. At 2:30 (30 minutes past my appointment) another family showed up for a showing. Still no one came to meet us. We went to leave at 2:45. A woman in the family that had a showing after us was holding onto the banister as she went down the slippery stairs in the rain. The banister collapsed and she fell, and I had to call an ambulance for her. After all this, I get a message saying "Thank you for viewing 508 W Clay St." I didn't view it, no one showed up, and someone was seriously injured after a safety feature on the house failed. Ridiculous.

Fantastic experience: My family moved into one of the homes that Dobrin manages on October 1st, 2021. From the time we met Jimmy until today we have had nothing but professional and courteous service from this property management company. I actually put in a service request an hour ago about my heat (this can all be done online!) and Miguel, one of the most respectful and professional individuals I’ve met, is at my home fixing the problem right now. Dobrin’s representatives go above and beyond to keep their clients happy and definitely deserve recognition for that. Negative experience: I had an appointment scheduled today to look at an apartment. I got there a little early. Was surprised to see trash in the bushes/out front of the door, and mouse traps/bait on patios. A little off putting but I figured maybe the problem is under control. Here’s what really got me. They had texted me twice to confirm the appointment. Emailed to let them know I arrived. She arrived about 5 min late, got out of the car to tell me the only unit “available” has already had a lease signed a couple hours ago but they hadn’t turned in the security deposit, so it was “still available as far as they were concerned.” I mean, how shady is that?!? You’re going to let someone think they have time to get you the money while showing their apartment to other people? It’s like they are money hungry and don’t care about people. I don’t know that really rubbed me the wrong way. I just find it horribly rude.

We regret to hear that this was the perception you had at your showing. Thank you for bringing your concerns to our attention as we always want to learn how we can improve and we appreciate feedback that allows us to do so. With that being said, we would like to address your expressed concerns.

1. The exterior of the property is maintained every two weeks where any trash is cleaned up and the lawn and bushes are tended to. This is a multi-family property in a downtown area so controlling others' litter is difficult, but we do make every effort to keep the exterior of the property clean.
2. As this property is in a downtown area, where rodents can sometimes pose an issue, we have the mouse traps/bait placed as a preventative measure and it is effective as we have no pest issues on the interior. It is definitely not intended to be a deterrent but is necessary due to the location of the property.
3. The text confirmations that go out are done through an automated system. There is no excuse for running late and we do apologize for that, however, we operate on a showing schedule so we can not always make it to a showing early.
4. Lastly, we do not consider a lease secured until the lease agreement is signed by all parties and the security deposit is paid and we will continue showing a property until that is completed. We are extremely upfront about this to all of our prospects which is why you were informed immediately that a lease had just recently gone out. It has nothing to do with money and has everything to do with people completing one of these items and not the other then choosing to back out. All prospects in this stage of renting are fully informed that the property is still considered available and shown until the aforementioned items are completed; we do not hide this fact whatsoever and repeat it constantly. It is even the first thing stated on our rental applications. Our intentions are always to be fully transparent regarding this so we hate to hear that it came across as the complete opposite.

Fantastic experience: Saem was awesome! I couldn't find the address so I was late to the viewing, but she still came back to show me everything. She was very thorough with information, the application process, and what to expect! She went above and beyond to check to see if I had any incidents on my name before I applied and has helped me more than any agent I've came in contact with before! I hope she ends up being my rental manager I can go to, as she's very easy, relatable and HONEST!! Love it
