Negative experience: This company is a disaster for tenants rights. We were asked to submit a deposit and THEN we would get our lease. Upon reading the lease, we realized we could not move forward due to it being extremely tenant unfriendly. Some of the ridiculous stuff that was included in the lease was a $35 fee if you decide to change your forwarding address after move-out, an $85 for any notice that they need to physically print and deliver to you (so any non electronic notice), a lease administration fee of $250 every single year you want to renew, as well as asking you to sign off on waiving your rights to the VA Homestead Exemption. Every single paragraph has a line that say the landlord is essentially not responsible for ANYTHING and everything falls on the tenant. And I mean EVERYTHING. We were asked to give notice as soon as possible if we felt we could not move forward with the lease, which we did the same exact day to be considerate of their timelines. When asked when I would receive the deposit back, Kim Santos told me that he can't give me an ETA on that. So you can't give me an ETA on someone taking 5 minutes to write and mail a check even though you're aware that we need the money for a rental we DO end up renting? So before even SIGNING A LEASE, this company wants to hold our money with absolute no consideration to the fact that we need to move within the next 2 weeks. I tried to explain that we really needed this ASAP and Kim refused to give me any type of ETA. I told him that this is the EXACT reason I am not signing a lease with them. Did not sign the lease and they are already being completely sketchy and inconsiderate. Tenants beware!

Negative experience: Aggressive review-farming followed by poor service. The company is very pushy about requesting high ratings during the initial application phase while they are still being friendly. However, the moment they receive your payment, the communication stops entirely. It feels like a bait-and-switch; they prioritize their online reputation over actually delivering on their promises. To bring in more applications, you have been warned.

Positive experience: I'm hoping this will end with a house that will suit me and my family. I found the house January 15th. I fell in love immediately 6418 McLean St. However, due to a situation beyond control that house wasn't rented to my family. So I see another property that I'm very interested in. Negative experience: Properties are RIDDLED with roaches, and after moving out they STOLE MY PACKAGE!!! $200 missing just like that! I went out of my way to pick it up as delivery was delayed and they stole it! neighbors said they watched him pick it up after it was delivered. Suddenly they wont know anything until monday. My package does not get here monday, it was to be delivered on thursday and they are withholding it. I expect reimbursement as i paid for expedited shipping Update: they STOLE my package and LOST IT. now im reporting to the police for theft because that was $200. took them a week to even get back to me. DO NOT LIVE HERE !!!

Fantastic experience: I recently toured Everness in Richmond, Virginia, and the experience truly exceeded my expectations. There were a few initial complications getting my tour approved through the AI system, but Kim Santos handled everything with patience and professionalism. She was incredibly thorough and made sure I was able to view the property without feeling rushed or overlooked. I’m so glad I remained patient and stayed for the tour because the apartment I selected is exactly what I’ve been looking for. The two-bedroom, two-full-bath layout is spacious, well-designed, and very reasonably priced. It’s refreshing to find a place that feels both comfortable and affordable. One of the things I’m most excited about is moving into a home where I won’t have to climb stairs every day. That alone will make a big difference in my daily routine. After seeing the property in person, I feel confident in my decision and will be submitting my application soon. If the rest of the process reflects the same level of care and professionalism I experienced today, I look forward to proudly calling Everness my next home.

Negative experience: It has been five days with a sewage backup in my basement. No one will communicate with me. I have spoken to the vendor NE property solutions and the plumber they sent out. Quotes have been sent the same day I put in the maintenance request and nothing has been done at all. It’s a health and safety hazard and a violation of the VRLTA. I’m getting the runaround from everyone at Evernest or no response at all. Completely unacceptable. It’s about to be Christmas Day and it’s my birthday and I’m dealing with feces in my basement with no resolution or response from anyone.

Fantastic experience: The whole process from viewing a rental property to eventually applying and getting approved has been seamless! I love the self-touring process which made it super convenient to see the available houses. Also having the application & payment process be online has also been very convenient. Negative experience: Terrible way to provide service! I went to the properties and was unable to get in. The agent provided me with the wrong lockbox codes for the properties and he was unavailable by phone. The customer service department did not have a code either and there was no one else to speak with. I am a licensed realtor and this is not how you do business. We traveled 30 miles to see the property's. This company is very unprofessional or either their representative is.

Fantastic experience: It's been a real challenge moving to Richmond "digitally" for the most part. However, Mr. Cole Ford (an Evernest Maintenance Manager) has been absolutely amazing! He's personable, responsive, and very understanding to our many questions and concerns. Negative experience: Repetitive of any review you will see here, they are impossible to reach, when emailing you get a reply in several days and for actual service it takes months. THEY HAVE A HUGE, HUGE communication issue with office personal. They also WILL NOT give you any of their superiors contact info -proof that they are not doing their job well. I don't normally put names out there but "Criz Dandan" has been super unhelpful. This Company needs to clean house and start over. I have never been so unsatisfied in my life.

Negative experience: Absolutely horrible. Completely unorganized and unprofessional. Took me filling a complaint with HUD and BBB before I got a response, charging over $2k in move out charges for things that clearly fall under the landlords responsibility under VA code 55.1-1226 (C) as well not having over 100 photos from her move in falling under VA Code 55.1-1210. DO NOT LET THIS COMPANY STEAL FROM YOU! Be sure you document everything because when you move out I promise they will overcharge you. Charging for painting, caulking and lightbulbs. Double charging for professional cleaning and carpet cleaning when receipts were already provided. It is standard policy to paint after every tenant. Upon moving in over 100 pictures were submitted showing nothing was done to the apartment prior to my move in yet I’m expected to pay for every single thing that again isn’t my responsibility! JUST BE AWARE! These are not professionals, will avoid your calls and emails.

Negative experience: If I could give this place zero stars, I would. I notified the company three months before moving out that I planned to renew. I completed the renewal application and waited for them to send the new lease — but they never did. After speaking with management by phone, I was assured that I didn’t need to worry about anyone else taking the unit and that they were simply finalizing the lease for us. That turned out to be false. Without notifying us, they allowed another group to sign the lease. Leaving me with two weeks to find a place. To make matters worse, they are now withholding our security deposit. This brings me to where I am today — one week away from taking them to small claims court to recover the deposit they owe. Unless you would like to be in a similar position as me. I would avoid living in a home that this rental property owns.

Negative experience: This company is not worth the time or effort. They assured me & others in my family that no one was reviewing applications for a rental home until today (Wednesday, 10/1), and then they approved another applicant on the day before. They seem content taking our application fee and simply saying "sorry" despite telling us incomplete or downright false information about the application process. What had initially seemed to be a professional and transparent organization turned out to be just like all other rental companies - simply in it for the money they can raise from application fees and with no regard to the humanity of the process of finding a place to live. Kim Santos was initially kind and understanding, offering clear instructions and trying to set expectations. But there is clearly either a lack of communication within the organization itself or the company is content to lie to its potential customers with no regard for the consequences.

Fantastic experience: Kim Santos has been very responsive in going through our approval and move in process! Donnie is the man! First, he has been, the most responsive, problem solving, issue addressing and creative thinking property manager I have ever worked with. There were some minor things that needed repairing and he was on it. Everytime anything came up with the apartment, Donnie was on it! Next, we got in a situation where our lease was about to expire and our family had grown. Therefore, we had to move. Donnie was able to help us find another property that met all of our needs. It was the right price, the right size and the perfect location. He is currently helping us with the transition process. If you need anything or looking to either rent out your house or looking for places to rent, go through Evernest and ask for Donnie to help. I guarantee that he will take care of it.

Negative experience: My experience with Kim was disappointing. He came across as pushy, evasive, and at times dishonest. His communication style felt unprofessional and left me questioning the accuracy of the information provided. Rather than helping build confidence in the leasing process, his behavior made the experience uncomfortable and frustrating. Transparency and professionalism are essential in property management, and I did not find those qualities demonstrated here.

Fantastic experience: Evernest Property Management The most well-known property management company in the city and the neighboring counties is Richmond. It has been a pleasure working with Criz Dandan, who is a great company representative. Nothing short of a remarkable experience as a renter. Cole Ford is an amazing employee!

Fantastic experience: Criz Dandan of Evernest has been very communicative, as we have gone through a huge transition from another state. He has also been able to give explanations even when a problem has been unable to be fixed, or rectified quickly.

Negative experience: Called and texted several times back and forth without a response. Then they started to contact me to see the home. Yet they had taken a deposit on September 11th from someone else. Got a text this morning, yet the home supposedly had a deposit. But not a signed lease. Unprofessional, total disappointment about the process and seriousness. I was first before this other person.
