The walk through was available for us qhen we scheduled it, and the paperwork was done by emails. It wasn't a long drawn out process, neither did it take us long to accept the property which where we live. We're truly satisfied with this experimce. Negative experience: 10 out of 10 do not I mean do not recommend I moved in November 1 of last year one in one of the brand new houses I’ve already had plumbing issues Both toilets bubbling up but the shit water and tissue was backing up into my tubs And not the toilets they came out 6 times 3 different plumbing companies light fixtures hanging down Foundation cracking also I guess the glue that they used to connect counters to the wall cheap coming apart door knobs falling off I have had 7 to 8 of my doors fall off the hinges I didn’t even wanna give one star. I have never been so stressed out in my whole entire life about a place especially a brand new place. They build these houses and three weeks to a month one week there already laying foundation with pipes the next week they got the house already built halfway up the next week after that, they got the house all the way built up plus the roof then the last week they put in the siding on didn’t want to charge 1550 I shouldn’t have to open my door in the whole door come off

The application process was super easy and best of all FREE! Their rentals rates are affordable and their deposits. They do not know it but they were a true blessing for me and my family. They came through when we had nowhere else to turn. Other rental companies were giving us such a hard time but Midsouthbest made the process so easy. I had a great experience with every employee I came in contact with. From the rental agent, to the leasing department, and maintenance. Everyone has been so great, kind, and helpful. Fantastic experience: This is my first time renting from this company. It has been a great experience. Everyone was wonderful down to maintenance. When something breaks in the my home maintenance is on top of it. They call and let you know when they coming out and is okay to enter if no one is home. I don't have to wait days or weeks just to getting something fix. All my concerns are answered in a timely manner. I haven't been charge late fees or maintenance fees. I make sure I do my part as a renter.. my experience has been great down to the move in. Homes are affordable. You will not regret renting from this company

Fantastic experience: I moved into a new home, on November, in Princeton, Tx. Me an my family love it. The home is beautiful and spacious with landscaped front yard. and a fenced in back yard for the children to play safety. Jenelle was wonderful, she guided me through the process from beginning to end. The area is nice and quite, with a community pool and park. Everything is well maintained. The most important thing for me is a safe and peaceful environment, and so far it is just that. I appreciated how quick and smooth the transition was. I highly recommend Mid South Rentals.

Negative experience: VERY UNPROFESSIONAL! Delayed or no response to emails, no answering the phones, no key provided to door pads locks, unannounced entry by maintenance despite pet in the home. Changed payment code for rental payment without notice and didn’t tell me until I had trouble making payment. Drops of paint and missing paint in a brand new house. Malfunctioning door pads. Unprofessional in every department. Never had a good experience or exchange with their reps (Memphis based).

Negative experience: I AM EXTREMELY DISAPPOINTED IN THIS HOUSE! WE HAVENT EVEN FULLY MOVED INTO THIS HOME YET AND THE AMOUNT OF PROBLEMS IS INSANE!! NOTHING IS UP TO PAR OR DONE CORRECTLY. MY AIR IS NOT WORKING PROPERLY! TOOK 3 DAYS JUST FOR THEM TO SEND A CREW WHO HALF ASS DID THE JOB! HUGE GUSHES OF WATER ARE FALLING FROM THE AIR CONDITIONING SYSTEM, LEAKING INTO MY SONS ROOM. HIS ROOM IS SOAKING WET. LEAKING ALL OVER A SOCKET WITH SOMETHING PLUGGED INTO IT HUGE SAFETY HAZARD FOR MY CHILDREN! NO SOCKETS IN MY HOME WORK. WE ARE PILED INTO THE LIVING ROOM! CABINETS WHERE FULL OF MOLD. TUB IS FILLED WITH PAINT CANT EVEN BATHE MY KIDS THE FIRST NIGHT HERE. HOUSE WAS SUPPOSED TO BE MOVE IN READY AND NOTHING ABOUT THIS HOUSE IS MOVE IN READY FOR ME AND MY CHILDREN! I AM LITERALLY IN TEARS AND ALREADY LIVING IN HELL IN THIS HOUSE AND NOTHING IS BEING DONE ABOUT IT. I AM SO DISAPPOINTED WITH THIS COMPANY AND MY HOUSE!

Negative experience: They own a property next door to my mom. The property flooded due to negligence from the previous tenant. That water came through to my mom's home and has permeated her floor, furniture and appliances. She's green trying to get this remedied all day with them saying they put in emergency work orders. Now they're saying tomorrow for her home but they have people out cleaning their empty property. Smh what a mess!

Negative experience: The worst! No working toilet for a month. House smells due to plumbing issue that never get fixed. Waste of $1700 a month.

Negative experience: They Took My Money, My Safety, and My Peace of Mind ⭐☆☆☆☆ Moved into a 3BR/1.5BA in Frayser. On day one, I asked for the back gate to be repaired for security. Over two months later, they told me they wouldn’t fix it. In that time, my lawn mower, lights, water hoses, and other items were stolen from my back patio. Within two months, the septic system backed up, toilets leaked, and sewage came up in my bathtub. They took their time sending anyone to fix it. The lease offers a grace period to back out, but they stalled on giving me answers until it was too late—robbing me of that option. I’ve already dealt with vandals and thieves here, and the management refuses to secure the property. This place is unsafe, poorly maintained, and the communication is terrible. I’m moving out ASAP. Rent here at your own risk.

Negative experience: This is by far the WORST rental company!!! They expect you to pay deposits on homes you can't even look in, plus if you do not like the home, your deposit is forfeited and non-transferable!! What kind of crap is that? I will NEVER rent from this company! You've been warned!

For the price, the quality of my new home is immaculate! I am excited to do business with this company and would highly recommend them to anyone who is in need of housing. Update: I stayed in the Midsouth Best home from 2019-2023. Rent only increased once and that was for $25. No problems and no regrets.

Positive experience: For the Memphis area, this is one of the best places to live. Rent is reasonable and the management company takes good care with quick results. Clean and well lit and safe, the rest of Memphis, not so much.

Negative experience: I am a renter I just paid $1,000 in rent my issue is when I came back from work I could not get into my house my codes did not work for the front or back door and I have no way of getting in touch with Mid-South best rental because apparently it is after so I'm having to be outside all freaking night long and I am highly pissed because they don't realize people do have emergencies after hours and if you paid that much money amount of rent to any rental company you should be able to get in touch with them that is just really bad business in my book

Negative experience: I just moved from 3255 Frayser view drive and they didn’t want fix any thing. The house is infested with rats. So I stop paying rent. It is also full of mold which caused me my husband and daughter to get sick. Please think twice before you rent this home. Nice home but at 12 am to 3 am you will constantly hear gunshots and you never hear sirens from the police coming. They also went from 1050 to 1150 on the rent and it is totally not worth the cost. I moved out on February 26, 2025

Negative experience: Application are free so please be careful that’s the trick I applied and they automatically denied me and I have rent in the previous from a different company that do more background check then then but they said my husband had a eviction and it wasn’t true they only did a name search they didn’t do a social and they also talked about my job I hadn’t been there long enough which I have two but my husband income can take care the rent I just add me cause I do have income so I’m just guessing since applications are free the teams or staff pick and choose who they want to rent from there company and our names wasn’t good enough to vent from them and review are not that great but I thought I would give it a story and I hate I did I called them the day I got denied for them to look back at my application the lady who answered the phone listen to me and took notes but no one called me back and tried to resolve the issue or even cared cause it wasn’t true about our denial so please be careful when they have a free application they just pick who they want and we just submit all of her personal information to this company and I really hate it just to be denied and had two weeks to move from previous address so good luck if you trying to rent from them

Emil was my agent and she was great through the process she communicated did her best to find properties within my price range and had everything ready when it was time to move forward .

Best part about them is you don't have to pay a Application Fee and they will approve you the next day! His leasing agent was Desiree and he spoke highly of her. Everyone that I have dealt with in this process of moving to our new home with such short notice has treated us wonderful. They have all been knowledgeable and helpful. I asked many questions and Emil answered them promptly and politely. Emil gathered up locations with what we were looking for for us to look at instead of having to drive to each address to check. Thank you all so much for being of such great assistance in this transition.

Negative experience: Somewhat beautiful houses, terrible owners and management. A lot of the fixtures are improperly attached and have fallen apart many times. Had roaches before I caulk sealed the opened that they neglected to fix. Shutters have fallen off after being improperly hung, had to have our electricity fixed 2x because they routed them wrong. Ended our lease only a week into our last month because rent has increased 3 times since we moved in and was asked to pay for TWO MONTHS worth because they waited until the monthe before our lease renewed to tell us of the increase. Don't rent here!

Negative experience: Don’t rent from this company they are cheap and don’t make repairs take your security deposit for trash that isn’t even yours.I rented a place and it got shot up twice with my 1 year old inside I have videos of it.Beware I left it nicer than when I came and now they kept my deposit but that’s ok they need it more than me just warning other renters !!

Negative experience: I have been a tenant for nearly two years and have had the best experience up until now. I'm not sure if they are under new management, but something is definitely different. On January 5th, 2021, I was beyond prepared to pay my rent in full. On the tenant portal, it states, " You can not make a double payment in the same week from the same account. Therefore, to make an epayment from another account was my next option, right? Wrong! Once I selected pay for the second time, the system stated, "You can not make two epayments in the same week." Which was a great time to find this out. At this point, my only option was to pay with cash. The system said to go to any store of your choice to pay cash, as I did. Once there, the clerk said, "A code was needed to make a cash payment." She looked over my device as well to see if she could locate the code. The code could not be located anywhere on the portal or the actual website. After 5:30 p.m., there is no one available that a tenant can speak with in order to explain how to retrieve this hidden code. Not even a live chat. A video or a link to the code located on the tenant portal pay page will be gladly appreciated by current and future tenants. I've sent a message through my portal about the situation, with high hopes that all will be taken into consideration. Wrong again! After three failed attempts to pay my rent on time, Mid South Best Rentals said that I have a valid late fee, as of today. I've asked on numerous occasions to speak with someone within management and have been denied of that request every single time. Again, is there someone that I can speak with within management? If so, can you please send me their name and contact number?....Once I get a response I will inform you all on what to expect, if you find yourself in a situation with this company as such. Update: I was granted an one time courtesy, which I truly appreciate. Email management first, and please do not listen to what the clerks in the collection department say. They are only there to collect and obviously nothing else.

Fantastic experience: I love our home! Monique, Ronda and all the maintenance team are excellent!!!! Our AC went out it was steaming hot in our home took a picture of the thermostat temp sent to maintenance in two days maintenance brought us three brand new units that Monday they came and put a brand new unit in our home! I don't know what most talking about saying Mid South isn't a good place to rent from that's far from the truth! Pay your rent and pay it on time watch Mid South Best Rental repay with appreciation making sure all is up to part. They are a business not charity it takes money to keep their property up! SO STOP COMPLAINING AND PAY YOUR RENT ON TIME!

Negative experience: Do not waste your time applying if you are going to be a first time renter. I have no rental history due to taking care of my grandmother over the past 9 years since leaving college. I was denied due to “no rental history”, that is it. That is upsetting that they do not give first time renters an opportunity to become renters.

Negative experience: Please don’t fall for the free application and no administration fees. The site says that they work within a 5 year rental and credit time frame and yet they went back according to an email 20 years to review my credit and according to their email I haven’t been on my job a year this also wasn’t posted on their site. I get according to them that I didn’t meet their qualifications but I wouldn’t have applied had I known what their ACTUAL qualifications were. And what rental company goes back 20 years for a rental house.

Positive experience: I would say this has been a pretty good experience with Midsouth. Move in / out was pretty seamless & most of the employees were professional and friendly. Work orders are completed in an efficient and timely matter! I mean they are QUICK! Downside I did have one frustrating experience with an employee in the way they spoke with me via text unwarranted. The message was in a very condescending and belittling tone which I found unnecessary and very unprofessional! To that employee whoever you are think about how you want to be treated when you interact with businesses and treat people accordingly.. other than the one incident it has been a pretty solid experience! I think it would be beneficial to give them a try

Look for an owner or well reputable local company to rent from. Home owners, look for a more established, experienced management company for your properties. Negative experience: As respectful as I can be for anyone considering renting with them or doing business, just don’t. I’m pretty sure they’ll reply to my comment with a clever clap back like “ you didn’t qualify,” but I’m willing to accept it. They pulled a hard inquiry for a rental….. this can be viewed with a soft inquiry as well like any other agency does. It’s hard enough to repair credit but going above and beyond with “free applications,” to do so is well…what they do to protect their owners apparently. Your company makes the industry for Realestate and Contractors look like crooks and a joke. As a professional in this field myself please, reconsider how you guys respond to people who feed you.

Negative experience: Dont do it they have you jump through hoops ding your credit just to keep asking for more information. Not a good company to do business with they get you with the no cost app fee but trust me not worth it all the houses look the same with basic paint and tile very cheap look. Not professional hard to work with. a complete waste of time

Positive experience: I only give three stars because of the following reasons. One, the fact we haven't heard much from the property management company since we moved in last December seems like a red flag, but I'm glad we haven't had any big issues since living here. I will say that the yard we have floods even in the smallest bouts of rainfall; we regularly have standing water in the patio area almost up to the side door if it rains hard enough. It also seeps into the garage. We also had to fix the screen doors within a day or so of moving in because one door fell straight off the hinges. I wish I was making this up. I definitely won't be staying here another year, but I guess it could be worse. I wouldn't rent from them again unless I absolutely had to.

Negative experience: Do not rent from this company. They are cheap at fixing appliances. They do not take care of there property nor customers. This is not I repeat not a good company. I've been at this property for 6 years and always had a problem every summer with the AC. The property is a two story house with one AC unit that sucks..

Negative experience: It was easy to move in, fast process and everything. But I’ll say check the neighborhood before moving into any place. Double check the house that you want to get don’t be in a rush. I moved to Memphis from out of state. Found a nice house from the pictures, toured it, everything looked nice besides the glass and things behind the house. Finally moved in, the house had huge rats roaming the house. I installed cameras just to capture them. The neighborhood was horrible we had 3 break ins within 2 months of being here. Actually the first night we came it got broken into luckily we didn’t have anything worth value inside. Fast forward, times ended up getting tough and we couldn’t afford to keep the rent up, ended up goin through the whole entire court process. We moved out and they still was charging us late fees and other fees. I ended up calling and asking them why am I getting these charges if I have left the property, I was told because they didn’t know if I left or not. But I stated I did in fact leave so why am I constantly getting these charges and Eli said “ well the charges are gone stay and you’ll have to make that payment” I am not paying for nothing besides what I owe when I was staying there. The charges they put on my account came after I left the property I feel like I shouldn’t have to pay for it and I am not. They is real rude. When it snowed back in January or February we was without water for at least 2 weeks. I have 4 small kids under age of 8 so imagine that.. If you is new to Memphis and in need of a home or anything I’ll say do your research unlike I did.

Fantastic experience: I was in Knoxville studying my PhD, and then I came to Memphis. I got a nice house through MSBR. Memphis is a different city where I found the areas are not safe. So MSBR management works mostly in remote which we do not see in other cities. But all the assistants are very diligent and they help us tremendously. The technicians and maintenance team complete the workorders with in the least time and visit the house as per requests. I had a very bad incident and at my difficult time all the MSBR people were with me. They are really great. But when anyone will be looking for a house they should just look for the areas which are safer and safest. If I will comeback someday to the US, I will again ring them. Thanks.
