Negative experience: 3/04/26 Still waiting for someone to call me back after being assured they'd call me yesterday by the customer service team. No call yet. UPDATE**** 03/02/26 I need someone to contact me regarding several matters of this property. I was told to refer to my lease and that my ticket was closed out. Let me explain something. A lease is binding when you turn over a property that is liveable. It is not the responsibility of your new tenant to pay for major problems due to lack of upkeep from the property manager or damages done by previous tenants. It is not my responsibility to spend thousands of dollars to cut down trees that are dead and falling on top of and damaging my cars in the driveway and all over the roof, especially when I reported these things the very day I moved into this house. Are you guys crazy? Someone needs to return my calls and emails. I will be contacting code enforcement and the BBB otherwise. This is absolutely ridiculous. I moved into a property in Cordova this week and I am honestly appalled at the condition of this house. We moved from out of state so we were not able to do a tour but this house was in no way ready to be rented out. It is filthy, the fireplace cover is actually ripped from the wall, the entire flooring of the house is bumpy, missing door knobs and every wall has markings or dings/scratches. So many other issues as well. I have been on the phone with them constantly and requested an emergency maintenance issue and they did not even call me back.I do not recommend renting from this company if this is how they do business. Negative experience: I have been renting from First key for almost 5 years. The past 2 they have tried to raise my rent $160 or more. When you can to try to talk about it they just repeat that they do not negotiate and here’s your new rate, take it or get out, is basically what they say. It is ridiculous they have such little respect for their residents.

Negative experience: Charged me ridiculous cleaning fees over $600 when the house was left SPOTLESS! I have never had a company charge that before, and have NEVER NOT received my full deposit back. I am going to tell EVERYONE how bad they are.

Fantastic experience: I want personally recognize Kevin & Tyler for the outstanding work they did resolving an issue that had been ongoing for several months. I had submitted a maintenance ticket quite some time ago, and during that period, approximately ten different technicians were sent out, yet the problem remained unresolved. Kevin and Tyler approached the situation differently. They took the time to thoroughly assess the issue, worked together efficiently, and showed true determination to get to the root of the problem instead of offering temporary fixes. Their teamwork, communication, and commitment to resolving the issue properly made all the difference. It was clear they genuinely cared about getting it right, and their persistence paid off. Negative experience: UPDATE: I was pressured by the technician, Russell, to write this 5-star review on the spot (Jan 20) so he could get a 'bonus.' Because he was focused on the review and not the work, he misdiagnosed a major slab leak as a simple toilet leak. My home has now been flooding for 12 days, creating a severe mold risk. First Key Homes promised on Jan 26th that a vendor would call 'today' but then ghosted me. Do not trust these reviews. Russell did a great job with both of my emergency service calls. Both calls need follow-up appointments to finish the work but he stopped the leak in the master bathroom and got the garage door to open and close on manual mode. He was also respectful of my property and time. Thank you!

Negative experience: Moved into this property 10/6. Was told by landscaping that they would return to clear overgrown flowerbed. After putting in a request my request was cancelled without explanation. Some rude property manager by the naw of Amanda called but I could tell not only from her tone but her words that they were trying to put the responsibility on me instead of abiding by The Tennessee uniform residential landlord in tenant act also known as URLTA which states very clearly The landlord is responsible for providing the property, including the yard in a reasonably clean and safe condition at the start of the lease, this means the grass should not be excessively overgrown flower bed should not be neglected to the point of obvious despair, dead shrubs, or major neglect that existed before moving it are not the tenants responsibility. I am attaching pictures that clearly show the property was overgrown. You can also see the neighbor’s yard & see the clear distinction between the two. I have asked that they take care of this as this is not new growth but what was what I inherited. It is so frustrating that these big companies who overcharge for everything will not take care of their residents who keep them in business but let you be 1 day late with a payment and they will access late fees, screw with you credit, & so much more. Will First Key Homes do the right thing? The answer is yes. Then repeat the same automated cancel instead of providing a reason. FirstKey Homes Dear Property Management Team, I am writing to formally notify you of a heating issue in my rental unit As of today, January 28, 2026, the heating system has not been functioning properly, resulting in unsafe and uncomfortable indoor temperatures. 53 degrees!!!!! Under Tennessee law, landlords are required to maintain rental properties in a habitable condition. This includes ensuring that any provided heating system is in safe, working order. Tennessee property maintenance and health standards require heating facilities to be capable of maintaining an indoor temperature of at least 68 degrees Fahrenheit in all habitable rooms under ordinary winter conditions. At this time, the temperature in the unit has fallen below that standard, creating a habitability concern during cold weather. Because heat is considered an essential service, I am requesting that this issue be addressed as soon as possible and within a reasonable time frame. Please consider this letter as written notice of the issue. I am requesting confirmation of when maintenance will be scheduled to inspect and repair the heating system. I am happy to provide access to the unit at a mutually convenient I am so sick of fighting to get basic things done. Am I not a human who deserves to warm in a house in all habitable rooms. I pay overpriced rent & electricity for?

Negative experience: BEWARE – NOT A REPUTABLE COMPANY This company is extremely unprofessional and provides terrible customer service, especially to new tenants applying to rent a home. My experience was absolutely horrible. I submitted my application, uploaded all required documents, and paid the application fee. After that, they completely disappeared. No responses to emails, no phone calls returned, and no explanation as to why my application was denied. It seems their process is simple: take your money first, then vanish. Based on this experience, I can only imagine how difficult it must be for tenants after signing a contract and moving in. I truly believed this was a serious company, but it appears to be just another business that collects application fees from people every single day without transparency or respect. ⛔ Do NOT waste your time or your money. ❌ I DO NOT RECOMMEND THIS COMPANY.

Negative experience: Absolute worst company to rent from. They’re slum lords and are buying homes in nice neighborhoods just to completely run them down. I’ve rented with them for a year now. As soon as I moved in I needed them to replace the face as half of it was falling down. About three weeks after the request, the sent someone to nail boards to the bottom of it. Obviously that didn’t work because the fence was continuing to fall. They sent another company out here a month late who only replaced boards and a pole but didn’t concrete it into the ground. I can’t let my dogs out in the fenced in back yard without full supervision because I’m afraid they’ll get out and we live close to an interstate. Then 4 months after moving in we received a ton of rain and the bathroom ceiling began leaking. It took a month to get someone to look at it…nothings been done since. Now, my HVAC unit has went out. They contracted a contractor to come fix it. But the one they contracted is from Memphis Tn that is 4hrs away from my home in Clarksville, TN. So of course the contractor couldn’t come out to the house until the next morning. So I had to deal with a freezing home as temps got down to 19* and pray that my pipes don’t freeze. When the contractor made it out this morning, they condemned my unit saying it had to be completely replaced as it’s 14yrs old and the heating something or other would cost just as much to replace as the unit. Not to mention that since he’s not local to Clarksville he had not ability to get ahold of the parts it needed. So Ive continued to attempt to contact the company all day. Mind you, you’re constantly routed to a call center over seas in India where no one speaks with an accent that’s even remotely understandable. There’s no “local” office that you can call into and actually speak to or that will return any calls even when your ticket has been “escalated “ more times than you can count. Nor are there any supervisors who work past a morning shift which I guess doesn’t even matter since they won’t give you any information either. Everytime I called to check on the status of getting a new unit, I was constantly referred back to the same company that came to “look “ at my unit that can’t be fixed, and told me they can’t replace it because they are not local. When I requested reimbursement for a hotel room, all they’ve done is submit a “ticket” and when asking how I’m supposed to stay in this house with no heat and no water, two small electric heaters were dropped off to me. I highly doubt they’ll be willing to prorate my electricity bill since that will fly sky high trying to heat a 1700sqft house with two small space heaters. And I can only imagine the nightmare I’ll suffer should the pipes burst while trying to use the bathroom or take a shower as temps plummet into the negatives. Oh, and on top of everything, they keep all the utilities in their name and charge you a fee to “manage” your utilities. And they’ve been charging me for a trash service that I’ve never even received. On top of their fee for managing my trash service and my fee for trash service itself, I’ve also got to pay a trash company to come pick up my trash. Plus, during electricity outages, I have no ability to report my outage to CDE since you have to have a phone number that services the account to report the outage. So you just have to live life on a prayer not knowing anything about when it’ll come on or why it went out in the first place. Whatever you do. Stay away from First Key Homes. They’re nothing but slum lords!

Negative experience: FirstKey Homes owns a house directly behind my property, which is a rental. They hired a contractor who installed a fence right next to my own. They nailed their fence to the back of my fence and did not use concrete to secure the poles in the ground, which made the fence less stable. After bad weather and rain, their fence fell over. Because they had attached their fence to mine, the weight of their fence caused my fence to come down as well. This was evident when the fallen fence lay on top of my fence on the ground. I am frustrated with investor companies buying homes in our neighborhoods and refusing to take responsibility for the damage they cause to surrounding homeowners. They suggested that I contact my insurance company, implying that I should be liable for their negligence. You are company is always responding and putting the blame on my fence, thus never doing anything. My fence did not fall on its on. Your fence was nailed to my fence, and it brought my fence down. Unfortunately, I do not see anything from you since then in our email system until this review. There is also n work order from the resident for a downed fence, so we would be previously unaware of this situation with a work order. Fantastic experience: Kevin and Eric and their coworkers replaced my hot water heater and it was in a tight spot in the attic with no stairs to climb but they came and did what they did and I got hot water now !! I also love how they make sure to inform you of their steps so you won’t have weird energy in the room. All in all just a good vibe and great workers

Negative experience: WARNING‼️Don't rent from this company or even fill out an application they will take your money! I had all documents once I paid the application fee I was instantly denied and was told it was my rental history but they never even got a chance to check it,because they took my money so fast I have great rental history by the way so I was confused when the lady told me that,I feel this is just a scam to get people's money

Negative experience: I am a current resident of First Key Homes. I have rented with a few different companies here in Tennessee and I have to say this is one of the worst. My ceiling/Roof was leaking through the living room for about a week before they came out to look at it even though I called the emergency hotline. I have also taken to BBB to let them know about what's going on. Turns out they are NOT a BBB accredited business....No shocker there. Thats my fault for not checking. I am now getting calls to renew my lease, however they billed me about $800 for some"Eviction" filing fee. Eviction Filing fee? My rent is on Auto pay and Current, my lease isnt up until 12/11/2025. Their robots from the Phillipeans or asia as he stated keep calling me, unfortunately not ONE human from this Company. I am disgusted with the lack of professionalism especially when paying $2400 for rent. I am a single mom with 2 kids and frankly I dont know how to fix anything, however I guess its time to buy a home. I thought renting would be easier for my situation, but obviously not.

Negative experience: Firstkey homes is the absolute worst. Moved into our rental back in August. Since day one there customer service is horrible. You can never talk to a real person they send you to voicemail that don't work. Getting them to fix anything takes for ever. Our AC was down for a month in the hottest time of the year. They left the yard uncut and a tree down in the yard before move in said it was my responsibility then still fined me 75.00 from the HOA even after I cut and removed the tree myself. I will never rent from them again. Their Techs are never on time and cant fix anything both of my upstairs bathrooms leaked because they didn't seal them completely around the overflow. WORST RENTAL COMPANY I've ever used.

Negative experience: Stop scamming the customer. Worst company ever awful service and overcharge rent like crazy then want to steal peoples deposits AWFUL DO NOT RENT FEOM THEM YHE HOUSE I RENTED FOR almost 3 YEARS. I WAS PAYING 1835 a month for 3 bed 1 bathroom always had maintenance issues and it took them 6 months to come fix it or never fixed it. Well the house after we notified them of our move out they tried to give us a discount if we stayed we would only pay 1635 a month now the house is still unoccupied it’s going for 1225 a month what a scamming company. We returned the house as shown in recent pictures I have proof even the lady on the phone said we did a great job with how we left the house in sparkling conditions we worked our butts off to get our deposit back and they said we owed them the utility bill no one was in the house for two months we still paid our rent but we were charged for water and electricity. When they knew we had already moved out but they would not let our end our lease early.

Negative experience: I strongly advise against renting from this company. They care only about collecting rent, not about maintaining their properties or treating tenants fairly. Since the day we moved into the home at 1465 Fox Trace Dr, we’ve had constant plumbing issues. The house has flooded multiple times—both inside and outside. We even went a week without running water, and despite repeatedly calling, the company kept saying they were sending someone out but never did. The carpet downstairs is still wet and smells terrible from last month’s bathroom flood because they never sent anyone to clean it. Now, the kitchen is flooding, and they’re making us wait until the 11th for repairs—yet they still expect full rent payments on time. We’ve spent more time in hotels than in this house because of these ongoing problems. The upstairs shower is molding due to water leaking into the walls. Despite numerous maintenance requests, the issues remain unresolved. I previously had a similar experience with Progress Residential and took them to court — and I’m prepared to do the same here if needed. Please save your money and avoid renting from this company. Their homes may look nice at first glance, but the maintenance and management are terrible.

Negative experience: *DO NOT STAY!!! In a First Key Home. This is your WARNING. Top reasons: 1. Maintenance system is handled by a third party company that is not even in the United States 2. They do not have dedicated individuals to handle specific situations, so trying to resolve issues is going to be a nightmare. (You would have resolved the issue by the time they contact you back) 3. The will try to use every opportunity possible to get your money from you and keep your deposit. I will be writing a letter to the FTC and the Governing Body that oversees Rental properties to ensure transparency is shown.

He was very kind & assured me there was no problem as he was able to get started without getting inside. Glen performed his task & came inside to check the toilets.
