Fantastic experience: I’ve been renting from CB Properties for a total of 4 1/2 years now everyone is so nice and responsive to any of my requests. Patrick came out to do my home inspection and was so nice and friendly he also saw what I needed done and put in an emergency request to have the work done asap . Feels great to rent from a company who actually cares about their tenants

Negative experience: do not rent 80 Otsego Dr, its rat infested, they don't care... they never sent no one out to check and fill the holes that's in the house. the house sits on a field with all type of creatures and animals. the back yard is horrible people can walk behind your house late at night or even through the daytime, vicious dogs came in my backyard daily. gate is broken they wouldn't fix it at all. they just want your monthly payments, bathroom sink stopped working in master bedroom. overall it was the rats for me! DO NOT RENT 80 OTSEGO DR MEMPHIS TN 38109, you will regret it.

Negative experience: Update from my post a few months ago. 805 Leacrest Ave is not it‼️ Guess y'all thought I was joking when I said this place was messed up. I reported the ceiling falling in which I have on video btw. They are just now fixing it or even sending anyone out. This happened in the middle of June it’s almost August. They never covered the ceiling after it fell. It iterally still looks like that. I just moved in Jan. 10th. They do not care about their tenants. Also after Rachel offered me the gift card me and my boys never received it! It’s some undiscovered water damaged in that house. It had my back room that I used for storage smelling like mildew. I never even seen any water. Talk about shady business. The whole house looks like a barbie doll play house put together! Previous review~ If I could give this management zero stars I would. First off before I moved in someone broke my kitchen window. It has been broken for 3 months now. Every time I call the office it’s nothing but nonchalant attitude. These people only care about the money. It’s sad that I have to deal with this on top of other problems with this property that they just don't care about, I'm over it. I tried to break my lease the third day and they tried to charge me a break lease fee. Do not recommend but hey I’m only a tax paying single mother trying to provide for my family. I don’t need the rudeness and bad business. The world we live in smh.
This review and the photos were taken immediately after the ceiling collapsed from a roof leak. Unfortunately, maintenance issues like this can occur without warning, and roof leaks are not something we can control. A work order was entered promptly after you reported the issue. From your text exchange, I see our staff apologized for a team member’s attempt at humor that did not come across as intended and even offered you a gift card as a sincere gesture. That takes humility, and we appreciate her effort to make it right. As for the gift card, I personally mailed it, but if you did not receive it, we will take you at your word and honor that commitment. Being under eviction does not change our willingness to do so. We understand that going through an eviction is stressful, and we genuinely wish you the best in getting your financial situation back on track during these challenging times of rising expenses. Stop by the office anytime Monday August 11th for a GC to feed your family. Good luck--sorry it did not work out, this is a tough time as cost keep going up.

Negative experience: I applied for a home that was within my budget and was immediately contacted by someone named Vasti. She was very helpful. She first told me I needed a rental ledger sent, I got that done. She told me I needed to pay my utility bill down to under $200, which I already did but it hadn’t updated. She told me to do it quickly because the application expires soon. I did that. Then she told me I needed to get something from MLGW to verify my bill. I sat downtown for over an hour to get the paper and sent it over. After all of that she turned around and said I was denied because of my income. My thing is why wouldn’t you immediately deny me for my income instead of having me jump through unnecessary hoops?? Mind you I make 4x the rent and have a 700+ credit score, but since I make overtime she told me overtime doesn’t qualify for income. Like huh? It’s taxed the same way regular income is. It made no sense. And if overtime does not qualify for income that should be on your website instead of wasting peoples time. I applied somewhere immediately after and did not have to jump through hoops to get approved. I have good rental history, good credit, and a good income. I ended up somewhere bigger and better for my family. That rejection was a blessing, but please stop wasting peoples time. Call and talk to these people and ask every single question possible before letting them get an application fee from you. Oh yea and tell answer phones before they deny you, but afterwards if you call after a denial the phone no longer answers for you. Which is unprofessional.
Gwendolyn -- We had discussed this application, and to some extent, it did fall through the cracks. Typically, we look for a $0 balance on utility bills and have become more cautious with overtime income as many companies are scaling back. That said, the credit score should have prompted a deeper review, as our approval matrix places significant weight on that factor. I’m sorry we weren’t able to get you approved. Our goal is always to ensure residents are placed in homes that are financially sustainable, as evictions are difficult for everyone involved — the resident, the management company, and the property owner.

Negative experience: They never answered the phone for residents even during business hours. The only time you get a response within a decent time if it’s something dealing with the rent being due.
Negative experience: Too many steps to rent. At every step there’s a catch, there’s a hidden fee. I had already paid $110 application fee. Then they asked me to pay $1000 to “reserve” the property. I haven’t even signed a contract yet. And there are no appliances. $2000+ additional cost just to move in.
The $1,000 reservation fee is 75% of the 1st months rent and acts are your deposit. We ask you to pay that to reserve the property for you. There is no $2,000 in addtional cost. Part of that $2,000 is your 1st month rent, which is due at lease signing. Paying your 1st month rent is an important part to moving into the property.
Negative experience: CB properties has been aware of a leak in my house for more than a month. The carpet is damaged and growing mildew because the leak has persisted for so long. When I informed them the leak has caused a large increase on my water bill Audrey was very rude and informed me they do not “do credit on utilities “ even though they are the ones who didn’t properly inspect the house prior to moving in residents. Ontop of many things being broken such as the dishwasher, windows, back door, porch light, electrical outlets, and more they have been so slow with response that the issues have persisted for months. Rachel and Audrey/Aubrey are condescending and unprofessional, they will lie and say they’re sending someone out to help but you’ll never hear from them again. We pay 1,300 a month plus fees for a house that’s falling apart (literally, the paneling is falling off the sides of the house) and we can’t even get a hold of people to help. When we do they’re rude, ghetto, and disrespectful. Please for the love of God do not move into any property managed by CB properties because them and all their contractors are incompetent and do not care
The assumption we do not care is without any evidence; we do care, but when multiple things are going on, it is not always easy to coordinate all the vendors in a systematic way. We do apologize and I do know this is being taken care of.

Negative experience: I rented from this company for two years. My first issue was paying rent. They use to only let you pay rent via debit card and it would charge a fee of almost thirty dollars per month. Then I had numerous issues with the property. They also sent someone to inspect my house every six months. I guess I should have picked a better house. The house I moved into was a shitty diy renovation. The paint was cracked, the thermostat had a visible wire running out from the wall and into the ceiling. To hide this wire they just painted it to the wall? One time a serious storm passed through and wrecked the porch and fence. I had to BEG for them to fix the fence. They also don’t provide any appliances. It just seems that these companies are getting worse and worse and charging more and more. Thank god I found the current company I’m renting from now. They actually care about me and are empathetic.
That is not true. You can pay by mailing in a check or money order. You can pay at kiosk in every Wal-Mart. During the marketing of the home, the appliances are not showing and this is disclosed during lease signing.

When it comes to ac in the summer time, needs to be fixed asap. Never had a company hold off on AC or plumbing or just any major repairs. I understand there is a process but 2 weeks, thats a little long. But hey i have not gave up completely with the company yet, they went from 5 star to 3. So lets see if they can redeem them selfs. Also i believe they need there on maintenance team inatead of hiring vendors/companys. Would save so much labor funds. New post for an house inspection 04/28/25 Patrick was very professional, kind, cool, made it comfortable and we need more like him. 5 star

Positive experience: We've been renting from CB for about 5 years now, and it's been an up and down experience. For the most part, everyone we interact with is friendly and wants to make sure we have a good experience. Our homeowner, on the other hand, can be a little wishy-washy with getting things done. It will take a few weeks or even months to get a response from him (I believe he lives out of state), and he doesn't seem to want to pay to get things fixed, such as fences falling, AC units going bad, etc - things that just need maintenance over time. We just had a home inspection with Patrick, and though the notice we got was contradictory and should've been reworded, Patrick himself and the inspection was great. I could tell he wanted to make sure things were fixed and was not here for a "Gotcha!" moment or anything like that. He was very personable, and the inspection was quick and easy!
Fantastic experience: Got my home inspection done today and Patrick was great. He came in and made the process really simple. He was friendly and efficient. I am glad to have contact with a human because it is hard talking to someone in the management office. Communication is usually through email or the portal only and they don't call when you request to speak to someone. This rating is for Patrick only and not the property management company as a whole.

Fantastic experience: I’ve recently began renting through CB Properties about 3 months ago, and needless to say I’m highly impressed with how quick they accommodate my needs. Maintenance requests and other recommendations were completed in a swift manner. Patrick came by with an inspection to note take any concerns that needs attention and I was highly pleased with his enthusiastic attitude. Negative experience: I don’t understand how these people operate I have a voucher and MHA pays the full amount but I’m still being told that I have to make 3 times the rent why So you mean to tell me if I fine a house for $1500 I got to make 3 times while on section 8 if I make that much money why would I even be on section 8 it don’t make sense that’s really just their way of saying they don’t accept section 8 vouchers which is cool But don’t tell me no bs like it’s true when yall know it don’t even make sense Other realtors take whatever on your voucher and times that time your rent if your not working and if you are working we all know that section 8 only gone pay a certain amount on your rent and you have to pay the remaining and then most places times the part you pay times 3 But anyways I viewed a house with them and it’s not even worth it tbh on to the next

Being this was my first time renting, I had no idea what to expect… But Rachel made sure everything went smooth as butter from the day I signed the lease, to the day I turned in my keys. Negative experience: If I could rate them a 0 I would. HORRIBLE customer service. I tried to talk to someone over the phone for a few days but instead someone named Vasti Garcia decided to text me. I insisted that I talk to someone but she said they had a high call volume and proceeded to text me for the next 3 to 4 days during the application process with absolutely irritated me due to the fact that a lot of questions could've been asked faster had there been an actual verbal conversation. I paid the application fee but deeply regret it considering I didn't find a suitable home with them. Never ever giving them a cent of my money again. You guys be mindful of what you're applying for. You have to make 3.5x the rent. Smh. I asked her did she make 3.5x the rent and she immediately canceled my application. Just completely rude and unprofessional.
Negative experience: Quit commenting and lying in the replies. I haven’t heard from you all in 5 years and you randomly get a new hire to call me and demand $475 without any proof whatsoever. I asked to send me proof and an invoice through email. I’m not paying anything over the phone. The call was completely unprofessional. I received another call 30min later from your office confirming that I DO NOT owe anything. Once again, this has been YEARS and you’re asking for money. Looking at your comments on other reviews, you seem to NEVER take ownership for any issues that tenants have, always have a lengthy excuse and are rude. I haven’t lived in the city since moving out in 2020! Goodbye
If you will email [email protected], I can reply back with the ledger showing the balance along with being 1/2 month behind from day 1. If there is a mistake, the company will 100% own it and remove the balance. Simply email that address, reference the property and this review and we will send you a copy of the ledger. If we are wrong, you have every right to leave the review up and I will give you my word, I will own the mistake and say, "Alden was right."
Fantastic experience: I've been a tenant of CB Properties for a year and half and I've had no complaints. Today, however, due to a miscommunication regarding an appointment I was left feeling frustrated and undervalued. I left a voicemail with the office and Brad was so quick to respond, apologize and do all his power to make it right. I got to meet Patrick who also apologized and both gentlemen were so kind, gracious and understood my frustration. They both went above and beyond to thank me for being a good tenant and make up for the miscommunication. I recommend 100%.
Negative experience: They’ve called me 5 times a day for two weeks to get my details and secure a token for a launch by Wasl. At the day of the launch, the whole team sat there and my token was called and ignored or may be they sold it internally. Nobody bothered to even call me when the token was called. Whereas they said everything would be done on the phone and sent me details of an escrow account IF the transfer needed to happen. absolutely unprofessional the amount of times they call you just to get your data and sell NOTHING Not trustworthy at all. I’ve dealt with realtors before who’ve taken care of a-z processes for me but these guys just focus on their cold calling and not customer experience
Bhavana -- you absolutely have the wrong company. I have no idea what you are talking about. I have no idea what Wasl is. We are a property manager in Memphis, TN, we do not cold call and I have no idea what a token is--sounds like bitcoin. That is way over my head. All your reviews are from the Middle East; clearly the wrong company. We work hard on our reviews, I would be much appreciate if you take this down as you have the wrong company.
Fantastic experience: The people at CB Properties have been great to work with. From my time moving back to TN looking 4 a place to stay . To signing my second lease with them. Them make the process easy and if I ever need anything, they always respond in a timely manner. Thanks Ms. Finnie for all U do.
Fantastic experience: I've been a tenant with CB for going on 3 years and it has been a pleasure. The online portal is simple and communication between me and my family and the CB team is quick. Any maintenance request or service needs are handled in a timely manner. And in the event, that it's something not covered under the agreement they explain it fully and it's usually something small. Cb has been understanding, professional and an overall good property management company. If I ever get wealthy enough to own multiple properties myself. I know who to call. Maybe one day

Fantastic experience: My husband and I applied for a rental house with CB properties on Tuesday November 26th. Shelby Mills took us through the entire process and helped us out a great deal. We got approved for the house we applied for. When we came to sign the lease and pay the fees, Rachel Finnie took good care us as well. She took us through everything we needed to, step by step. Then when we had to go pick up the keys and do the final paperwork, Shelby Mills was there to help us and take us through the entire process. She made sure that we understood everything clearly. When we moved in, we had a few minor issues with the house. I reported everything to Shelby and she went out of her way to send service men to fix all the problems that could be fixed. Shelby would always answer my text messages promptly and accurately whenever I texted her. Shelby has been very helpful, supportive, and very responsive with us since day one. I would highly recommend anyone to rent from this company as long as Shelby is apart of this company. I give her so many gold stars for a job well done. Thank you so much to Shelby Mills for all she has done for us in the past 3 weeks. We plan to stick with this company as long as we are alive.
