Negative experience: I have no idea how these people are operational. I have been in contact back and forth with them through email since December about something as simple removing a pet rent fee and they’ve yet to have it fixed. They finally fix the lease and charge a lease modification fee where I then ask for the pet rent I shouldn’t have even paid be applied to that fee and it’s taken them over week and I still don’t have an answer. I asked for a direct email of who I should contact and “there isn’t a direct contact to the senior resident coordinator” Absolutely absurd. Something so simple has taken them two, almost three months.

Negative experience: I live next door to one of their properties that has had a busted leaking water pipe for 18 days so far. My driveway and yard is flooded with running water causing damage to my yard,patio and possibly the carport slab. They are not responding to the tenants calls for repairs.

Fantastic experience: We had such a great experience throughout the application process and signing our new lease on our dream rental home with HomeRiver Group! Taylor, the listing agent contacted us right after we toured the property, and got the ball rolling since we were definitely interested. She patiently answered all my many questions lol and put me at ease. Then, Anjelica, who took us through the steps of the application, approval, and move-in details was super helpful and kind. I could tell she was genuine and wanted this for us as well. The application was kind of long and detailed, which took some time- but not necessarily a bad thing, since it just shows how thorough they are in selecting renters. Glad we made the cut, my family and I are grateful and definitely recommend! We can’t wait to start making memories in our new home :)

Negative experience: Do not rent from this company. If you are a property owner do not list your property with this company. As someone who has rented from this group, in Arlington TN, I had perfect rent payments and it was still a nightmare. Maintenance request would get ignored for days to weeks at a time. Vendors told me that it was because Homeriver operated as a middle man and would negotiate. The owner of the property I rented said they were often unaware I had a request pending. Could never get the property manager on the phone, in two years spoke to them once. This caused extra utility bills due to leaks not getting fixed in a timely manner, additional damage to the property when trees weren’t removed from the roof when I reported it etc. If you own property in this city, do not list with them, they don’t take care of things and don’t communicate. At a tenant level it’s the worst rental experience I’ve had in this country.

Negative experience: My experience was terrible. I probably spoke with my property manager 2-3× in a 7yr period. Sarah never answered calls nor emails and customer service is a joke. All they do is refer you to the property manager. I reached out regarding my refund check, because it was incorrect. I paid ahead and it appears they charged me 2k when my rent was $1,100. How can you charge your tenant 2k for July and my rent was $1100 ? I moved out August 1st and the portal never said I was past due the ENTIRE month of JULY, no eviction or anything for non-payment, but you charged me 2k. I called July 3rd to inform them my balance for July was incorrect (89.××), and i paid my normal amount. No one EVER called and my balance 0.0...I asked Sarah McCoid why did they over charge me she couldn't provide me an answer. She stopped responding to my emails and never answered my calls. They put a stop payment on my deposit check and my bank charged me a return check fee. These rental companies are the biggest scam con artist like insurance. I wouldnt suggest Home River Group to a damn rat. Self service is amazing, but don't expect superb service if you need a person!!!

Fantastic experience: I had received an email from Termwise saying we were late paying fees. I sent a email to confirm that Termwise fees were included in the rent. John was very courteous and confirmed with me that the Termwise fee was included in the rent. I just didn't want a problem, because I have no intentions on ever being late.

Fantastic experience: Searching for a new home can be stressful , However, when we applied for a property with Homeriver group the process has been so smooth . Working with Lavern and Taylor Soltez has taken away any stress or concerns I’ve had about the moving process. They have both been attentive, kind , and provided great customer service which honestly you don’t get often when renting . But I truly appreciate them and Home river group for their service .

Negative experience: Day one I moved in and the a/c didn’t work and the back door wouldn’t stay closed. The only reason it is closed is because I screwed a latch on it so we could have some kind of security. They’ve been out 3 times and they hvac tech said the unit was too small for the house. My electric bill was $260 and no one’s even been here in 2 and a half months because of it.I worked out of town for 75 days straight to come home to this and not one time has the property manager been willing to even have a conversation about it. There are electrical safety issues that were never addressed. The agreement was that they would have the dilapidated furniture in the back yard hauled away. 3 months later it’s still piled in my front yard.

Negative experience: DO NOT go through this company for renting!!!! It is a freaking nightmare to get any repairs done!!!! Daughter put a work order in because she thought it should be an emergency. She did this on Monday and finally on Thursday they sent 3 separate plumbers out to look at the same thing and still no one to fix the issue!!!!! Water coming up from under the foundation. Hmmm Water coming up from under the kitchen and out in the garage. This company is a joke. I would not want to even have them as my manager of my property. They all looked under the sink, dishwasher, refrigerator, water heater upstairs and air conditioner upstairs. Didn’t know it took 3 separate plumbers to triple check the same stuff and still not figure out the problem!

Negative experience: HomeRiver Group Memphis is AWFUL!!!!! They do NOT care about their tenants! Will not respond to emails or texts in a timely manner. They are NEVER in a hurry to resolve any maintenace issue and then expect the tenant to pay for the maintenance call. All they are concerned with is making sure the rent is paid on time!! 10/10 do NOT recommend!!!!! This company is a complete joke!!

Negative experience: Definitely believe the reviews about it being a scam. I was in the search of a property, went to view this company house . When. I went the air wasn’t working in there so I called to asked to see if they had just cut it on and it just not cooled down yet. I was told that they don’t have an office in the state I’m in which is Memphis tn when they have an address on the site so that’s false. I asked about the AC units and was told in order for them to do anything I would have to been already signed a lease. Why would I sign a lease if there are already problem.

Negative experience: First of all they gave me hell getting in the home I paid a deposit in April didn’t move in until June because they refused to fix the locks and see about the plumbing in a timely manner so therefore myself and 3 kids were displaced for over a month no where to go then maintenance stole the AC Unit literally like a week before we moved in Smdh so unpon signing my lease I was informed that the unit had been stolen but not to worry because they had already put in a work order for it to be replaced so 5 days go by I don’t hear from them so I call only to find out NO ONE had placed the order now it has been almost two weeks in 90 degree weather with no ac unit this shit is unacceptable and im livid please don’t rent from them they also continued to take applications on the home up until the day I moved in smfh

Negative experience: We have had an ongoing issue with this group since last year. Everytime it rains, our flooring in the entrance of bedroom is soaked and the living room. The flooring has buckled because of the rain and even started breaking down into pieces.

Negative experience: The response to a maintenance request is very quick and simple, but depending on what they are repairing it could take awhile. My last experience which started in November was addressed but was not resolved. They closed in a carport but didn’t secure the lower part of the home. Every time it rains the front porch floods causing water to come in, and this has caused damage to my property, mold, water underneath the tile, and a horrible smell. I reported this same issue April 3, and it is not resolved yet. They use a company called Lula for repairs and they waist a lot of time sending vendors out to get estimates/quote instead sending a professional to take care of the issue. The communication is horrible. My only options is civil court according to city law officials that I have spoken with.

Negative experience: I was being reached out multiple times to put my application in and when I finally did another person from the company told me someone else was going to get into the property and our application will be placed on hold..which was no problem then when I asked about our application fee since the application was not processed yet, I was told that I could not get it back because it was processed and came up with prior eviction which was wrong due to me staying in my current apartment for 10+ years. No response or no proof that they ran applications. Seem like they just are after your money and that’s such a pity

Negative experience: I wish this company, staff, property managers and home owners would be honest and caring about their tenants... And not put unnecessary stress and so quick to put families out. I know their are tenant who won't do right but not the decent one that's doing . Treat your tenants like you would want a company to treat your families. Fantastic experience: HOME RIVER GROUP IS A SCAM!!! THEY HAVE NO PHYSICAL OFFICE LOCATION IN MEMPHIS!! HOME RIVER GROUP HAS NO STAFF OR CONTACTS IN OFFICE!! HomeRiver Group is a Rental Scam Company. This company does not have a physical address. There were boxes at the door and lights off. The other company occupying the suite said no one is ever there. I was supposed to rent a property. I paid the application fee, deposit that was doubled right before signing and the first month rent. And they steal money out my bank account. Please Please don’t get Scam like I did. I would give a zero rate Please don’t get scam. This is a fake company.

Negative experience: My daughter has been living in 1 of their properties for a year now & she has been having major water & electric issues the whole. The home won't warm or cool off when it's hot outside. Causing her mlgw bill to $700 a month for the last 6 months. & the manager name Sarah is unprofessional & rude & won't answer our calls & won't return our calls. Negative experience: I’ve never had a company deny my application because of a criminal past (which I don’t have) and when they actually send me the report it shows another person’s middle name and them being a resident of Ohio! I know you go 3rd party with “findigs” but you should do your due diligence and look at the obvious! I sent all the required documents plus more to prove who I am and you dropped the ball! I’m actually glad I’m dodging this headache by the awful reviews.

Negative experience: The staff members that this management group employs to run their apartment complexes are horribly incompetent and they don’t know how to keep track of important documentation. They filed an eviction notice against me despite the fact that I submitted a roommate release form in 2024 and, literally the next day, I was told in writing by the property manager that I was released from all obligations regarding the lease on the apartment. I haven’t lived at their Riverchase property in Tunica for nearly a year and I wasted several days of my time getting the lawsuit dismissed prior to the scheduled court date because they dropped the ball and didn’t do their due diligence of ensuring my paperwork was properly filed on their end, or of seeing who the current leaseholder of the apartment was before erroneously filing an eviction lawsuit. Keep a paper trail of everything if you’re dealing with these people. You’ll probably need it.

Negative experience: I currently rent from this company, and I wish I could give zero stars. I’ve been dealing with major issues, including huge cockroaches, and they refuse to fix anything. The property managers, particularly Taylor and Hannah, are unresponsive, with poor attitudes and a tendency to ignore emails. The so-called “resident package” is nothing more than a scheme to squeeze more money from tenants—I’ve been paying for it for a year and have never received a single filter. Plus, they don’t report rent payments to the credit bureau. Save yourself the hassle and steer clear of this company!

Negative experience: One of the WORST companies to deal with. I have had problems for 3 years, everytime with this company. Maintenance problems that still hasn’t been handled, mold, running pipes, outside rottening, busted pipes from showers. They never came to fix anything. The property manager Ms. Vanessa never reached out after being called multiple times. The time she did answer, I was genuinely asking her how to vacate the premises, she stated to me, email me the dates and I will get it handled, this 50 days before the leave out the date. I did what she asked, and now I’m being charged an extra month. It’s crazy, do not rent or expect anything from them.

Negative experience: NEVER EVER rent from these criminals. They will scam you out of every possible dollar they can and will capitalize on the fact that they know you likely will not be able to afford legal counsel to protect yourself against them. They sent us a bill for $900 dollars for “deep cleaning” and “painting the entire house” 8 MONTHS after we moved out. Mind you, we cleaned the house (hands and knees scrubbed from top to bottom) and never hung a SINGLE picture on the walls. The paint was pristine. It’s absolutely disgusting that they can get away with this. Not to mention the HORRIBLE service. Good luck getting anyone on the phone. Also, we went through an entire summer of them sending out people to fix the A/C just to say it needed more Freon. The “fix” would work for a couple hours max and then would go back to miserably hot. They did this probably 5 times over the course of a summer. We had to install 4 window units to keep the house anywhere close to liveable. They are horrible people and I would never ever rent from them if I were you.

Negative experience: I’ve been here a month and Vanessa the property manager takes her sweet time to schedule and approve the maintenance issues. I’ve had no proper working air conditioning and plumbing since I’ve been here. This is not a good company to rent from. BELIEVE the reviews. They did not even have the decency to get the home deep cleaned before renting it out. The home is beautiful but the owner and property manager are obviously careless.

Negative experience: Please believe all the bad reviews posted, if I could give this company 0 stars I would. I honestly don’t know where to begin. The house I’m currently renting was bought by HRG in 2022 or 2023 so I didn’t know anything about this company prior to them taking over my lease. Had I known this was an unprofessional company I would’ve never renewed my lease. First, my A/C unit went out on May 27 (Memorial Day) & I put in a maintenance request that got canceled stating vendor could not complete when a vendor was never sent out. After a month with no A/C, I put in another maintenance request & they finally sent a HVAC tech June 27. The A/C worked less than 24hrs & went back out again which has led me to contact code enforcement. The HVAC tech told me there’s an ant infestation outside around the A/C unit & in the A/C unit where the ants are getting into this little connector piece which is causing the system to stop working & it needs to be taken care of if not the A/C will continue to go out. Not to mention this is the 2nd time this tech came out to replace this same connector piece, he previously came out April 29 because the A/C stopped working on April 27. So I put in a maintenance request for pest control & they canceled it stating the tenant is responsible for pest control when in the lease it states otherwise. It has got up to 94 degrees in the house & that’s completely uninhabitable & pure negligence to say the least especially with my health issues & my kids health issues. Secondly, I’ve been trying to reach a property manager for almost 2 weeks in regards to the rent since I went an entire month without air. I felt it was only fair they credit the rent for the month of July since I paid rent for the month of June & I didn’t have air from May 27 to June 27. I’ve called numerous of times with really no help at all & I’ve sent countless of emails with no responses. I talked to someone on the phone & asked if I could have the property manager number & they refused to give me the number. As of yesterday, I received an email demanding payment in 5days or vacate the premises when I’ve been trying to talk to a property manager about a reasonable solution. I don’t have an issue paying something but the entire amount is ridiculous considering what myself & my kids have endured since May 27, especially in this heat. This company is all about the money, they don’t care what type of condition the house is in nor do they care about their tenants as long as they get theirs. They don’t abide by their own lease agreement let alone even know what’s in the lease if you ask me because it clearly states the landlord is responsible for pest control but they kept telling me the tenant is responsible for pest control. If you call, you’re going to get the run around & you’ll never speak to someone who you can clearly understand. Please do yourself a favor & stay far away from this company. These reviews on here & with the Better Business Bureau are your warnings. Slumlords is what they are! Update: It’s funny how someone will reply on here making it seem like they care just to uphold a fake image. Let me tell you how much they “care”, the a/c STILL ISN’T FIXED, pest control STILL HASN’T SPRAYED, & lastly I’ve received 3 notices demanding payment in 5days or vacate the premises which IS NOT AN EVICTION NOTICE. I’ve sent several emails with my number & still no one has replied to any of those emails of me asking to speak to a property manager! Why should I continue to reach out with no assistance??? You all have my number!! I pray eventually no one does business with you all because YOU DON’T CARE ABOUT YOUR TENANTS LET ALONE THE PROPERTIES YOU ALL MANAGE! PLEASE DON’T BE FOOLED BY THESE NICE HOUSES! THIS COMPANY IS TERRIBLE!!!

Negative experience: If I could give this property management company a zero I would I have lived here for 3 years and they were back and forth with the property management we were with mynd and they were amazing but when we started having problems the charged us twice on our rent and we constantly called them to get it fixed well before rent was due it wasn’t fixed till a week later and they were at our door everyday trying to serve us an eviction notice!! Our air then went out in Memphis heat and our house reach 91 degrees with 3 small children I had to call and literally go off for them to send someone on out we purchased a portable ac unit to keep one room cold so that we wouldn’t have to spend another night at a hotel! We were then charged a eviction reimbursement and we asked for reimbursement for the ac unit and have been given the run around ever since no one returns calls or email and now it’s to the point I will have to take off of work and go the physical office to get something done but don’t ever rent with this company they are the worst !!!!!!

Negative experience: Worst rental experience ever. Would not recommend renting from this company. They took my deposit and charged for 6 prorated days although I moved out on time. Created chargers to equal up to the amount of my deposit and that’s not all . Scamming a** company.

Negative experience: This is worst experience ever.when I viewed the house it was vandalized and I told them . A week later I ended up getting approve for the house to later find out there was more damage done . They told me to not worry the house will be ready by Friday for me . They ended up pushing my move in date back for an entire week which led me having to pay almost a 1000 dollars in hotels. They decided to take 200 off my rent which was okay but still not equivalent to what I spent . They told me they would refund me like 400 something for the inconvenience than when I bring it back up they denied it . So I called them about it again they said we would give me 252 but it has to be approved by the property manager. The manager said no. I moved in June the 7th 2024.So once I move in the ac had been stolen and they had to order a new one and that it will not arrive until Monday. Since I have to sleep in the house until it arrives I’ve had bad nose bleeds because of hot it has become . I bought a fan but that fan only do so much effort. Once I move in there are more underline problems that they did not fix . they only thing they had fixed was the broken window . They didn’t pick up the pieces of the broken window they left there . The house was very dirty and there was poop in the toilet that had mostly likely been there for weeks so the house had an awful smell to it . Once I move in completely nothing in the house works properly .both door locks are broke . The faucets or showers don’t run water or water correctly.There was no hot water and they still haven’t updated me for any of these things when they would be fixed . You would think I would be lying but there is more .they told me a washer and dryer was included but only brought in a stove and fridge. the lights don’t work properly and they also brought in a broken stove .so moral of the story is I signed a lease to a horror house . I wish I was lying . The only way to contact property management is through the employees or email . Every-time I call for a property manager I can never speak to them directly . And they always transfer you over and nobody has a solution. Just be weary of signing a contract and make sure evruthing works before you move inside. This is my first time moving out on my own and the worst experience ever and I can not wait to leave .they do not care at all . I have never spoke to a property manager yet still until this day. The least they can do is apologize and try to make up for any of these things .moving is a hassle and the least they could have done is have the basic requirements to live inside a house.

Negative experience: I was in search of a new home for my children and I when I came across one of HOMERIVER GROUP’S PROPERTIES. I loved it everything about it, but I had to be sure the company accepted housing vouchers before just wasting my money applying. I called and spoke with a very nice young lady who informed me that they did accept housing vouchers for the property. I applied only to be denied in less than 24 hours and told that particular property owner doesn’t accept housing vouchers, which was the point of me calling prior to applying. I feel like I was scammed and discriminated against.

Negative experience: This is the most garbage property management group. I've ever been on lease with. Every time I have an issue, a problem, a concern he gets pushed to the side. I moved in on record with the property, not up to date. Issues after issues... Every time I call my property manager Vanessa, who NEVER answers the phone who always sends the call to voicemail. Who always puts the lowest budget possible in for things to get fixed. I get Minimal effort from this woman, It is sad that I just came back from deployment. I have been for 5 months now renting this place at $1100 a month, The kitchen still has water damage, still has socket that dont work, still has fireplace issues, plumbing issues, still has a leaky roof. Overall I will Definitely. He posted about this place on facebook, tic tok, and any other social media.

Negative experience: I'd been living in the property for 6 years but only been renting from Home River Group since they bought the property in March 2023. I had to move from the house, due to NO fault of my own, in December 2023. My security deposit was $825.00. I wasn't expecting to get it all back due to some issues. I was fine with that because there were valid issues. The problem arose when Home River Group RACKED up an even amount of $825.00 EXACTLY worth of charges in order to keep ALL of my security deposit even though the property manager discussed with me that she would make certain changes because I shouldn't have been charged for certain things. I have this admittance in an email. The main charge is a utility bill for $145.90 that Home River Group is claiming to have paid on my behalf, which is a bold face LIE. I received my last utility bill from MLGW for that address and it was $0.00. What Home River Group didn't know is that I pay my utility bill in full. Memphis Light Gas and Water (MLGW) sent me a check in the amount of $105 that was due to me from my deposit. If I'd owed MLGW anything, they definitely wouldn't have sent me a check. I sent HRG a copy of my $0 bill from the property address and ask them to send me a copy verifying that they paid this amount on my behalf and they've still haven't. You know why they haven't, because they can't. They're LIARS and SCAMMERS! I've spoken with them several times since I moved in December of 2023 and they continue to tell me that I'll be hearing from someone. I have NOT. What I do know is that HRG will LIE and STEAL. Scratch a LIE and you'll find a THIEF. At this point I'm ready to involve a lawyer because I will NOT be taken advantage of by Home River Group. PERIOD! I'd just like to say that it's too bad Home River Group didn't address my issues about NOT receiving my portion of security deposit back as soon as they responded to my negative review. Get it together Home River Group and do better next time, it just will never ever be with me again. I will keep you posted on any updates or progress made.

Negative experience: They took over my landlord and i hate these guys.They do not work with you.Will try to evict you any chance they get. I pay for a benefit package that suppose to report to the credit bureau but they dont.Matter of fact I haven't benefit from the package since I been here.

Negative experience: How about getting someone to answer the phone that speaks fluent English. That would be a major help. A 250 dollar deposit per pet, THEN a 50 dollar documentation fee, THEN 25 dollars a month. This is just for a pet. I was told they are considered tenants in a home. Fantastic experience: I must admit the reviews had me on the fence. I was able to find 2 homes that I absolutely fell in love with. One of the properties someone snagged before I had the chance to pay my deposit but I ended up getting the 2nd home. I move in next week and looking forward to enjoying my new home with my 2 babies in a quiet peaceful neighborhood.

Negative experience: If i could give them 0 starts i would give them -0 this company is the worst so unprofessional and the service is terrible! When it comes to collecting they are breathing on your beck but when it comes to them doing their job its the worst! I just locked a contract for a house for rent, first red flag was when i went see the property and the lockbox didnt have a key and the door was unlocked. I had to call the agents and they did respond and made sure i could tour the house. I ended up signing the lease and then everything went to hell. The day of move in nobody contated us to give us instructions since “ITS A SELF SERVICE” we couldnt get the access code to get the keys. We called several times and nobody knew anything! The whole time i was texting with whom i thought was the property manager turned out to be the real state broker! He never knew what was going on although “he tried” to figure stuff out… when i found out he was not the property manager i demanded to know the name of who was supposed to be our property manager and he gave me a name of a lady that was not wven working for the company anymore…. It was almost 6:00pm and we couldnt move in… the water was not working at the house and everyone seemed to pass the ball and knew nothing. It’s been a hell of a nightmare! We havent been able to move in yet due to the water is not working! DO NOT GET SCAMMED! Run away from this company!

Negative experience: HOME RIVER GROUP IS A SCAM!!! THEY HAVE NO PHYSICAL OFFICE LOCATION IN MEMPHIS!! HOME RIVER GROUP HAS NO STAFF OR CONTACTS IN OFFICE!! HomeRiver Group is a Rental Scam Company. This company does not have a physical address. There were boxes at the door and lights off. The other company occupying the suite said no one is ever there. I was supposed to rent a property. I paid the application fee, deposit that was doubled right before signing and the first month rent. The day I moved in the house had incomplete plumbing work in kitchen bathroom and master bedroom. The security doors were not secure to the house. There was a light switch in the bathroom with no fixtures to put a bulb. And a few more things. I contacted the manager Vanessa C. She assured me my money would be refunded. I turned in the keys the same day and thought it was done. Well I got the bank involved they credited my account based on her saying they would refund me and the lease was cancelled. Two months later I find out HomeRiver Group sent a copy of the lease and said I lived in the home. They never made payment. The bank has taken back the credit and put my account in negative hundreds status. No way to contact corporate office only emails from Vanessa C. She said my money would be given back by 12/20/23 on 12/18/23… it was a lie! I have to go to the bank to file a fraud complaint and see how it goes. If they do not return my funds I will seek legal help after the Holidays. HOME RIVER GROUP IS A SCAM!!! RUNNNN!!

Fantastic experience: I appreciate the speedy response when my hot water heater stopped working. The technician came quickly and the installation was smooth. Technician was friendly, no scratches to my floors, cleaned up everything. And I have hot water again!!!

Negative experience: I am a tenant and was told I am responsible for the hvac system. Was charged a maintenance reimbursement for the heater! They also charge $45 a month which is supposed to include the air filter. I have been here for 6 months and have yet received one. I been requesting for nearly a month now for a call back from a manager or maintenance to explain how we are responsible when the lease clearly states we are not and no one will call us back. Do not rent from HRG. They are very unprofessional!

Negative experience: I'm a landlord who uses HRG to manage my property in Memphis. They do a terrible job on just about everything. They have high employee turnover, so you never know who to contact. They LOST a check I sent them for $15,000, even though it was deposited, their records showed they didn't log it onto my account. Currently I'm dealing with an issue where they lost funds owed to me AND they won't let me speak directly to their accounting head or even a supervisor. And finally, when the wall heater broke they were unable to send out the correct technician, and I ended up having to do it myself.

Negative experience: My son just moved into a cute place a week ago. One problem, he has no hot water, at all and no water pressure andfrom the cold sideeither!! Absolutely not able to contact anybody that will answer! He's getting the run around from the ones that do answer! I can't believe this company doesn't have the basic human decency to make sure their tenants have the basic essentials, like running water and hot water! This is breaking my heart. He's 24, this is his second place, the first was a corrupt management and now this is happening! My patience is running thin and about ready to contact our family attorney. How can this be legal??

Negative experience: This has got to be the worst rental company to ever rent from. They are total thieves, liars & cheaters. It’s a shame how they took money from a single mother. They took over half of my covid relief check from the government for me to have a place to live with my kids. I lived in that house for 4 years, I have pictures of my move out. The things that this company is charging me for is very unethical & unrealistic. I’m reporting Homeriver group. Please beware of this company. You deserve zero stars. I’m so hurt behind this. My lease was expired March, I didn’t sign a month to month lease therefore the funds that was taken from me was not applicable. That’s theft and I’m not far from done trying to get what’s owed to me. I promise I’m getting a lawyer. There’s too many people saying the exact things about this company. It’s really saddening!

Negative experience: Do not rent from these people they over charge for everything!! I lived in a unit for two years, I moved out this year June 23,2024! Might of fact a day before the exact move out date ! this place was not in bad shape at all just regular wear and tear! I’ve been waiting to hear from them for two months here it is 8/27/2023 I’ve been billed 1,100 dollars for lord knows what’s 4 pages of just unbelievable charges just to avoid paying my deposit back ! I also had an $200 overpayment that I was expecting back and they just took my money !! I would NOT suggest renting from them that’s the reason i wanted to move out in the first place they got too many hidden fees on top of rent !

Negative experience: Rip off!!!! two weeks before I moved out, I contacted the company about a move out inspection sheet, was told I needed to speak with the property manager about expectations for move-out. Property Manager advised me I did not have to paint at move out. She advised to make sure the home was cleaned (kitchen, bathroom, restroom) but they would take care of any paint job needed. She also explained that even though I had tv mounted I did not have to caulk the walls and as long as my home as cleaned, I would receive majority of deposit back. When I received my deposit refund, I was charged $550 for paint jobs $220 for blinds and $50 for light bulbs. When I reached out for assistance I left multiple voicemails and also texted her. My number apparently was blocked but when I called from a different number she answered. When she finally spoke w/ me (from a number she didn't recognize) she told me that I didn't have a choice to paint, and they were going to charge me regardless. After I told her she did not specify those details she told me "Well I don't know what to tell you." and could not help me going forward. She was very insensitive. This company makes you pay your deposit without seeing the home. DO NOT rent through this company, my deposit was 3.5 x more than my base rent. I WOULD NOT RECOMMEND THIS COMPANY TO A HOMELESS PERSON!

Fantastic experience: I must start off by saying I’m in love with my new home. And yes; like others, l was skeptical because 1.There’s so many scammers now. 2. I wasn’t familiar with the company. And 3. Everything is done pretty much online which gave me red flags as well. But after careful research l applied and received my approval fast. My deposit was required within 24 hours and I also was required to pay a larger deposit since my credit wasn’t as favorable, but that’s pretty much with every rental company now. After receiving my keys, l did notice small things that were a concern for me. But, l can assure you that l was given a response the same day. My coordinator Vanessa is amazing! She provides me with updates and gives me a sense of security with whatever concern l have . Overall, I feel like I’ve definitely secured a home for many years to come. Negative experience: It has been a month and still have not gotten my ac fixed because the "owner" has to approve costs. Why must it take a month to calculate cost?! This is ridiculous. I work from home all day and can barely get things done. It is scorching hot, and the temperature just went up. We can't even sleep upstairs in our own bedroom. This could cause serious issues. They're quick to send an eviction notice after 15days when it should be 30 if you don't have your full rent but not quick to fix your ac. I could sue.

Negative experience: I am in the process of renting a home. The representative Jordan Weatherly did not display welcoming customer service and unwilling to attempt to discuss questions and concerns I had about the property before signing the lease. His response was short and stern stating “if you want to just cancel, let me know by today and will cancel your lease.” I do not think this was an appropriate choice of response. Negative experience: This is a rental company serving the friendly city of Memphis, but Home River doesn’t pass the vibe check. To first state the positives, one polite/helpful local employee advised me initially, and also, the central operating system was efficient and polite in the process of coordinating maintenance calls. From here, things go downhill. Negative experiences as a responsible rent-paying, taking-care-of the place renter with Home River Memphis include: ● no onboarding or intake process, no personal touch points, no effort to make sure everything is clear and that folks are on the same page. ● confusing roommate application process (apply to a random house on the website) ● links to nothing-what form am I supposed to fill out? ● “local" phone line is never answered by a local manager/representatives ● a property manager who didn’t follow through with phone calls ever, even upon request for contact from the tenants ● incomplete, and/or inaccurate information given by property manager regarding questions related to specifics of lease/move outs/processes ● inattention to tenant-specific details, undermining and/or misinformation about communicated agreements and protocols, and questionable practices regarding follow through related to the unique specifics to my situation ● email is the only means by which I was able to contact property and regional managers, and, in one specific case, sending an email to regional + Human Resources did not result in a response at all. No follow up with requests for formal documentation. ● unreasonable move out calculations (charges for pre-existing conditions and/or normal wear and tear) that has the potential to compromise credit, and/or drain thousands of dollars. Paying for legal representation to advocate for basic fairness was the most useful approach for fighting for fairness. ● disconnected departments that don't appear to communicate, despite sharing roles in processing tenants and rental dwellings. ● energy and time I spent trying to get answers, advocating for clarity and fairness, escalating problems, and generally feeling frustrated, like I was running in circles as I tried to follow procedures and do things the right way. I was frustrated and disappointed as a renter with Home River. I can only imagine how it feels for people who are already underrepresented or living check to check. I encourage the Memphis regional branch of a large, corporate, national property managing company do way better, and enforce practices that require employees at all levels to be accountable and treat renters like they are customers and not subjects to exploit.
