Negative experience: With Olga’s help I rented a property from renters warehouse from 2020-2022. Olga was a gem and very professional. The jokes write. themselves, fast forward to today. I went to view a property on the east side of metro Atlanta and had the most unprofessional showing with Krystle Alexander. This lady clearly hates her job and the other reviews about her are the truth. She is unhinged, unprofessional, condescending and rude. What a shame.

Fantastic experience: We had the opportunity to work directly with Olga Palmer and she was extremely responsive, highly detail-oriented, and consistently kept our best interests in mind. She worked closely with the contractors to ensure all necessary updates were addressed in a timely manner. I would highly recommend both Olga and the company. Thank you.

Negative experience: Initially, I chose Renter warehouse because of their high ratings. I spoke with the Director, Derek Stubbs, and he initially assigned rental advisor, Jenise Flye. He stated that it is their company policy to respond within 24 hours. 24 hours had gone by and passed an no confirmation or acknowledgement via email, text or phone from Janise. I requested another rental adviser because I wanted to give them another chance. I was reassigned to Arvis Sullivan. I would like to add that Arvis Sullivan brought her mother along without my consent. Needless to say, I signed the agreement. I had already provided them with the necessary documents such as the deed to the home, builder's permit, Home Owner Covenant, etc... I was told that my agreement would be cancelled without an initial explanation effective immediately. I requested a callback from the Director, Derek, and he informed me that my personality was not a good fit for their organization. I asked for more clarification and he sited the lack of 24 hour response from his staff, my reservations about not wanting to get rid of my security that I was seriously reconsidering, and requesting the higher end for rent at his suggestion. Customer service and communication are very important values to me when choosing a property management for my properties. My time was wasted. I had to visit one of my rental properties to pickup tokens that I had given to Arvis Sullivan. My schedule was pushed back. I was inconvenienced in a major way.

Fantastic experience: OMG...or as the younger generations say, "ON gawd". Jennise was the most professional and attentive agent. She actually listened and DID NOT judge. THE MOVE WAS A BREEZE, minus a few hiccups but it was nothing that WE could not solve. GOD USED JENNISE and she allowed Him. Great service, chica.

Fantastic experience: I've rented my Decatur family home thru Renters Warehouse for over 12 years. I'm now moving back & I offer my appreciation for this wonderful company. Every employee, from the rental agents, landscapers & maintenance, has communicated well & quickly. We renewed our lease 3 times & the process was easy. If you want to rent your house, USE this company.

Fantastic experience: Derek S. worked with me to get some required maintenance done on the house and get it re-listed quickly. He was diligent, expedient, and kept me informed via voice and e-mail every step op the way. I very quickly had prospective tenants applying to the house. I would recommend Derek and Renters Warehouse any time you want to rent a property.

Negative experience: The people in the office is nice, and understanding but the company itself is a money grab. They went up on rent while things in the house were falling apart. They only give you 1 extra day to pay your rent. After that you’ll get charged a $300 late fee. So even if you pay on the 3rd of the month. It’s $300.

Fantastic experience: Olga Palmer is the best!!! She is so poised, professional, very smart!! She knows what she is doing. She does not stop until your property is rented. She strives for excellence and she delivers. We love Olga Palmer!!

Negative experience: This place is a money grab they make you pay for rental applications with no intention of doing business with you. I witnessed a family member trying to do business with this company and they turned out to be shady so everyone becareful because they have properties on their website that is not on the market but they will still take your money for applications and no refunds

Fantastic experience: We hired Renter's Warehouse several years ago, and we feel that we owe quite a few of them a THANK YOU for the amazing work they've done managing our rental properties (Rose Silos, Kayla Hannan, Glenn Franada, Ronan Villena, Bryce Mohon, Sally Binuya, Claire Delos Reyes, Marge Allera, Aileen Reyes, Abby Herrero, and Nicole Abat). Why? Because, recently, me and my family decided we should review the parts of our business that we no longer manage, and we cannot believe what an incredible job they do with our rental portfolio. In the past few months, they've taken care of roof, plumbing, electrical, and other repairs... They somehow manage to keep all tenants paid up-to-date... They answer any and every Section 8, tax, accounting, and technology question we ask... They obviously take great care of the tenants too since they often thank us despite the fact that Renter's Warehouse does EVERYTHING nowadays and me and my family do a grand total of nothing... They do inspections and keep our homes in far better shape than they ever were back when we tried to manage them... Oops, my family is here, and they told me to quit babbling, and give the short version. Well, several years ago, back when we managed these properties, they were stressful and expensive migraines. Ever since Renter's Warehouse took over, they are profitable investments, in fantastic shape, and full of happy tenants. Since me and my family never accomplished any of that back when we tried to manage the properties, we figured we owe them a big THANK YOU!!!

Fantastic experience: What can I say? Katie Ledford from Renters Warehouse is spectacular. I'm a remote landlord and she was so helpful with getting my place ready while I was traveling. She setup the cleaning, the junk removal and even some painting. I could not have done this with out her. Renters Warehouse also sets up my tenants and all of the contracts. Negative experience: DO NOT USE THIS COMPANY! I signed a lease in December and from day one I had issues with neighbor above me. He is loud… Like really loud all day and even through the night when most ppl are sleeping! I have called police, code enforcement, and tried having a civil conversation with him but he truly don’t care! I complained to renters warehouse and their response was sickening like I was suppose to be aware before moving in. I’m a veteran with PTSD and this situation is affecting my health so I asked to move out but they want to tack me with large fees to move out! The owner knows exactly what I was getting into but he still rented it. Also the heater has been an ongoing issue from day one when I had no heat at all which almost two months later was finally fixed! They don’t screen these homes that they rent out very well! Or do they clean them. Just save yourself some trouble and go somewhere else!!

Fantastic experience: My husband and I have been using Renters Warehouse for years to list our rental properties and have found Renters Warehouse knowledgeable and efficient. The reps Krystle Alexander and Jenise Flye are responsive to our calls and texts and always meticulously walked us through the process to get a good tenant. They perform the credit and background checks to ensure a seamless process. Most recently, Krystle went above and beyond by meeting workmen at the property to facilitate work when I wasn't able to.

Negative experience: If you are a landlord, find another manager. I was ready to sign a contract with them. They gave me their contractor to go through the house to get it ready to rent it, I just evicted my last tenant, and was hoping to find a manager. I thought I would get an idea of the cost of their contractor, and the quality of the work. The contractor they gave me did a so-so job at 40% over what it should cost, and I had to redo two of the rooms because of shoddy workmanship. From reading their 30plus page contract and ALL the fees I might as well sell the house. I am still spending money to redo work I paid for, at the rate things are going it will take 18 months to recover from this mistake. I have been managing properties in 3 states for 50 years, Atlanta has the most problems for contractors, and I guess management companies too. It's the cost of being a landlord.

Super passive and lackadaisical into the marketing and rental operation of one of my properties including being non responsive to landlord and applicants inquiring. Had to terminate due to lack of showing effort and results.

Fantastic experience: Professional, courteous, responsive, understanding, patient and more than just a realtor, Mrs. Arvis Sullivan is of whom I speak of. I work extremely long hours and Mrs. Sullivan went over and beyond what I know is not her norm to accommodate my schedule which is extremely hectic. Fantastic experience: The service from start to where we are now is outstanding. We came across Renters Warehouse a few months ago after having so many issues with our previous property manager. Renters warehouse definitely takes a personalized approach to getting landlords up to speed as well as finding a tenant. The screening process was the most reassuring thing we found and want to highlight since they take this to heart and definitely want to find a decent tenant for your property. We worked with Jenise and Arvis and they were there for us all the time and found us a wonderful tenant who’s renting for two years. Also, the process after the onboarding has been smooth, I literally don’t have to reach out to them for anything, the payments are on time (as long as tenant pays on time) and they even conducted the 3 month inspection and sent it promptly. Thanks for the help Jenise and Arvis, we do enjoy working with you all.

Positive experience: I had a phenomenal experience with Kim humphries managing my rental property over the past few years. So when it came to renewing with renters warehouse, I was all for it. She referred me to Jenise and Nichole. I didn’t have a good experience with them. I had a brand new roof, brand new a/c, and hot water put in the house. I knew the home needed cosmetic touch ups such as paint and a deep cleaning. I told Nichole I was listing the home $300 beneath market value for that exact reason. I wanted to create an affordable option for a tenant that didn’t mind doing a few cosmetics. They were moving slow, so I placed the professional photos( which she said were deceptive and I told her that it’s her job to market the property and let the general public make a reasonable decision) on Zillow and property for rent. I received over 100 applicants and 25 apps were amazing . I Took it down bc Nichole said they finally listed it. Nichole then told me that they only received like 3 apps. I feel as though she let her own perception of the property cloud her job. In the end I wasted paying them $500. I sent them over the top app from Zillow that I had and we went w that tenant. Their quality of reps has gone down on the list side. You can do it yourself on Zillow manager

Fantastic experience: I needed to rent a house fast after moving back to the USA after over 14 years abroad. I had to get my children in a good school district and registered for school before the start of the school year. I didn't have much time but Olga Palmer exceeded in her role as a rental agent and got me in a great house in record time. She told me what I needed to and when I needed to do it. She was extremely professional and knew what to tell me before I even asked. I HIGHLY recommend her. She helped me immensely and now my 3 kids are about to start school in a great area. They helped me get in touch with Olga Palmer and she called me immediately with few minutes. In the very first call I could make out that she is VERY VERY responsible. I used Renters Warehouse based solely off of their reviews and they deserve every star plus more. The service I received was OUTSTANDING! I worked directly with Arvis and she was extremely easy to work with, she kept the lines of communication open during the process of procuring a tenant, and once they found a tenant they made the process effortless for me. Jenise will send you weekly updates and reports on showings, potential prospects interested in your property, and how many applications in the cue. Fantastic experience: Our Agent, Olga was so helpful with our moving process. My partner and I are so thankful we came into contact with her. She worked with us and walked us through everything we needed to do step-by-step. Being a student, it has been hard to find a leasing agent even willing to work with us but Olga worked with us and our specific situation. She also worked with us to add our emotional support animal onto our lease as well which we greatly appreciated. She showed us the house we wanted to rent multiple times and held the house for us while we got our paperwork together. I would highly recommend Olga to anyone looking to rent or buy a home. Fantastic experience: Olga Palmer was AMAZING in getting us our dream rental! The process took a little longer than we expected due to us submitting our application right before the Thanksgiving holiday but Olga was super prompt in responding to any and all of our questions and concerns and reassured us consistently along the way! Negative experience: I am a current tenant of a Renters Warehouse and have had two very different experiences with the organization based on where we were in the process. During the application and move-in process, we worked with Katie and BEE team, who were very responsive and professional. This was a great experience. However, when moving in we also had many issues with various appliances and other aspects of the house that required repair. In one case, we even went over a week without hot water. This problem has continued later in our contract as we encountered other repair issues in our rental. We consistently had to follow up with them to get things fixed and have never felt like we have been the priority. They have repeatedly told us that people would be sent to the house to repair things only for no one to show. It very unprofessional and a reoccurring problem. For those reasons, we have been disappointed with our experience in the company.

Fantastic experience: Everyone involved in my transaction was extremely helpful throughout the whole process Katie and Trish were incredible to work with and answered all of my questions professionally and promptly. Amanda was a gem during walk through. They have all exceeded my expectations even readjusting schedules to get me in this lovely home quickly! Their service means more than anyone will ever know. Fantastic experience: This was my 1st experience renting and it was the BEST experience ever. The Bee Team is AWESOME! Starting with Kim showing me the property and then Katie through the application process... seamless. What I saw posted online was exactly what I saw in person. Fantastic experience: I had the best experience with Renters Warehouse and working with Olga. She is always prompt in responding to my calls or texts. Olga recommended the best way to prep my property, and we had an application within 24 hours of listing. I highly recommend Olga, and will happily work with her in the future!

Negative experience: Renters Warehouse does not do a very good job of communication. They do a great job of taking your money and not calling you back or returning emails. We rented a house through them and had a lot of issues with the house relating to repairs. Renters Warehouse failed to return calls and emails requesting repairs. But they made sure on the first of the month they collected rent. The biggest issue we have is the home owner notified Renters Warehouse they were selling and our lease needed to be terminated early. That would not be a problem had Renters notified us. They finally did only to tell us “oh well we forgot to tell you but you need to get out of the house”. When we showed our contract to them and said they had to give us proper notice they didn’t care. We dealt with Todd Barton, a real piece of work that guy is. We do not recommend Renters Warehouse. Save your money and go somewhere else that looks out for Botha parties not just themselves.

Fantastic experience: Renters Warehouse has done an excellent job with listing my property and finding a tenant for me. Big shot out to Krystle Alexander for helping me through the process. She is professional, and she answered all of my questions. So far this looks like the beginning of a long term relationship with a very good management company.

Fantastic experience: So far, we love renting with Renter's Warehouse! Olga Palmer was our rental agent and she was very accommodating when we asked to see the house a couple times before moving in. She was very knowledgeable about the process with applying with Renter's Warehouse and answered all our questions, morning or night! Highly recommend.

Negative experience: Theresa Sands is the absolute worst. She does not communicate at all. I could see via the company's website that my background was complete and what exactly was on the report. She doesn't return calls, texts, emails, and her voicemail is always full. I even had multiple representatives from corporate try to reach her while I was on the phone and to no avail. I applied over 2 weeks ago and no response. I paid $120 for an application fee for no response at all. I feel like I have been scammed out of my money and took an unnecessary hit to my credit reports. At a time like this where renters need housing and landlords need to decrease the financial burden from vacant properties it's agents like this that make the process more difficult than it needs to be. Renters Warehouse you need to do better.

Fantastic experience: Olga Palmer is Amazing!!!!!! From the start of the process she was so helpful. It speaks to the sincerity of the agent and their willingness to serve you when they respond immediately to a text message or email. She was timely and very engaging to serve my needs. Olga was super flexible and willing to work with my odd schedules to make sure I saw the house I wanted. She answered all of our questions ( there were a lot of them) and offered all the advice she had. She was so fun to work with and made the process enjoyable instead of stressful. I definitely will work with Olga in the future.

Negative experience: As owners we have used Renters warehouse in the past and had good service, so we tried to use them again with Olga Palmer as our representative. What a mistake. No communication. Acted like we were bothering her. This was Before Covid19. In the 3 months she listed out property we had 4 showings. It was NEVER listed in the MLS and whenever I'd ask her to fix that, she'd come up with some excuse. I had to always follow up over and over to get anything done. Only thing she'd ever say was she was looking into it (never fixed it) and it was slow right now, but would pick up...every single month same story. She was miserable to work with. Finally dumped her and signed with another company right as Covid closures hit. We had twice as many showings in ONE DAY, than Olga had got us in 3 MONTHS. We even got more monthly rent than Olga said we could. Had great tenants immediately, thanks to the other company. I'm sure if we, as owners, had stayed with Olga, our property would still be vacant at a very low asking rent. I would Never recommend Renters warehouse to any owners just because of the lack of professionalism, work ethic, and skill of Olga Palmer.

Negative experience: I just believe we had an overall bad experience. We submitted our applications both of our scores are past 600 as they were awaiting the credit screening for my husband Teresa Sands asked was my husband a felon? Red flag #1. And of course he is not but that was unsettling to me but I let it go. Secondly it was hard contacting her my real estate agent nor could we reach her until I finally got a response that they found 1 thing on my husband credit 2 weeks later and it was disputed immediately but he was still in the 600s and she never checked again. I just emailed today to get a response that we were denied for credit although I'm seeing people are being approved under 600. I feel like she didn't try to push for the sale at all as I am a leasing manager and knowing this business she did not try her best at all. I felt we were screened at the door when I was asked was he a criminal from the beginning although he's a maintenance supervisor. We are good people I didn't appreciate the lack of effort. Their loss as we are great renters and we will be searching elsewhere. It just sucks as the house was beautiful and now we know why this house been on the market for so long.

Fantastic experience: I give Olga Palmer 5 stars. She tells it like it is and no BS, which is refreshing. She promptly answers phone calls, emails, and text messages. Definitely recommend her. However, I can't give Rental Warehouse of Atlanta the same rating due to the fact my house sat vacant for 7 months and wasn't marketed correctly with the first agent.

They have been very responsive to every maintenance request, including checking back with us to ensure the maintenance was completed to our satisfaction. They have been thorough in communicating with the home owner to make known our needs and ensure we had a good working relationship with the owner. They have been pleasant and helpful with every phone call. They have responded quickly to emails, voice messages, and notes via their website. Their website is very easy to use. If I ever need to rent another home in Atlanta, Renters Warehouse is where I will go for help!
