Negative experience: I get paid at least 3k every 2 weeks and the denied us, saying credit score was insufficient. 1st our credit score was fine, then it wasnt. They wanted $1575 monthly for the house. We got denied TODAY. Go back in the website and the rent is now $1950 And now I see the horrible reviews THANK YOU CITYPLACE FOR SAYING NO . They also keep changing the monthly rent on the house that's currently for rent on Olive St, its been $1850, yesterday it was $1575, then today after being denied it goes to $1950. Sheesh!! I already know once I hit post on this review... they're gonna put some kinda "policy" BS. And what WE did wrong or didnt have. BS!! So lets see what they have to say cause uk we cannot reply to them but they can us.
Hello Mimi, we definitely want to address the accusations you made in your review. First, all of our rental criteria is listed very clearly on our website. For your application, you applied with 3 other people. Everyone's credit score was below criteria (548, 489, 482, and 549). Also, 3 of the individuals did not meet the income criteria. Lastly, 2 of the individuals did not have landlord verification. Instead of declining you outright, we sent your application to the owner of the property to see if they would make an exception. Unfortunately, they declined you based on all of the criteria you and the others failed. I also wanted to address the rental price you mentioned. We have not gone back and forth with the price. It started as $1850 and every couple of weeks we have lowered the price to get it rented. It currently is marketed at $1550. I'm not sure what you are looking at, maybe old ads, but insinuating we are constantly changing the price to go up and down is absolutely false. We wish you the best in your rental home search.
Negative experience: Awful experience . I applied for a home 2 weeks ago and still haven’t heard anything back. I’ve been reaching out via email and the only response I’m getting is “we’re waiting on the owner to review” . Like it doesn’t take 2 weeks to get an approval. All they want is to take your money. Smh do not waste your time nor money .
Hi Kaley, it looks like you applied on 12/25. Due to it being Christmas, our office was closed and when we came back from the holiday, we requested the information we needed from you in order to process your application. You didn't meet all of the criteria (your income was below criteria, your credit score was below criteria, you hadn't been at your current job for the past 6 months, and you didn't have landlord verification). Instead of denying you outright, we did send your application to the owner of the property to see if they would make an exception and approve you. Unfortunately, due to the holidays, it took a longer to get a response from the owner. I apologize you feel you didn't get a quick response but we were trying to work with you rather than decline you. We wish you good luck in your search.
Negative experience: Current tenant. First 3 months were great, after that terrible. The kitchen counter is slowly peeling off the wall. Multiple doors, bathroom, closet, have fallen off the hinges. Yes fallen. Our hot water didn’t work for a week after moving in. They send multiple maintenance people who had no idea or clue what they’re doing. You can call as much as you want, even text and you will not hear anything. Highly don’t recommend this company. Soon as our lease is up we will be moving immediately. Also 100% sure my review is going to prompt a phone call to get these things handled.

Negative experience: Don’t rent from them. They overcharge for applications but don’t even look over the application correctly. They can’t even be bothered do in person tours. Lazy all throughout any “interaction”.
Hi Alexandria, we're sorry you feel you received a 1 star service from our company. If you look at other property management companies, our application charge is inline with the norm. Also, we use self showing lockboxes so people can see properties on their own time without having to wait for a scheduled tour. We feel most people really enjoy this option. Fantastic experience: Highly recommend working with City Place! The application process was straightforward and move in was just as easy. The house has had a few issues but they have been quick to resolve and respond in a timely manner. So far so good!

Negative experience: I currently live on the property, and I’ll let you be the judge via the photos regarding rent that no one could explain how it was “INSUFFICIENT” with 2x the rent amount in the account…. Choose wisely because this is very sneaky and suspicious. In 2 months no one has attempted to look into this issue, and they’ll keep adding extra fees, manually at that as you can tell by the $85 manual entry when the late fee is $35. I’ll be moving soon but bugs especially flys are relentless at the property, there’s issues with plumbing at times, the drain absolutely stinks I have to keep them covered, the basement floods and there’s no drain so the water sits and molds and stinks. The wood is VERY cheep flooring is even cheaper. Very uneven in many spots on the 1st floor and the second floor. The wood is cracking the doors are falling apart. I mean it’s like they literally just said “this’ll work”… rodents are an issue and I’m pretty sure they’ll find a way to keep my security deposit…. I’m definitely feeling that vibe from this company so… yes it’s cheap but choose wisely
Hi Markeez, I wanted to address the issues you brought up in your review. After looking at your ledger, your rent payment was returned 2 times by whichever bank you use. We do not have access or control over your epayments so we cannot return a payment, only the bank you use can do that. And yes, since your payments were returned and paid after the due date we did add the 10% late fee of $85 which is stated in your lease. As per the condition of the property, it looks like you have lived in the home for 2.5 years. I don't see any recent work orders that you have put into the system. All of the old work orders look to have been addressed. If you have any issues that need addressed, please put in a work order to our maintenance dept. Thank you.
Negative experience: If you’re looking to rent from this company, take the 2 minutes to read this. I would like to preface this review with the fact that we are a military family and have moved every summer for the last 7 years, so we have a lot of experience with renting and property management companies. City place is by far the worst company we have ever rented from. When we moved in the grass wasn’t mowed, the house was disgusting, and the air conditioner was not working. It was 86 degrees in the house and they did not prorate rent because A/C is “not a necessity per Indiana state law”. I even let them know it was so hot and humid in the house it was starting to form mold and they never commented on that. We only had a proper working HVAC system 4 out of the 12 months we lived there. They are virtually impossible to reach unless you email or call MULTIPLE times. I had to follow up an obscene amount of times for every HVAC work order we had to place. It absolutely felt like we were being ignored because they just didn’t want to deal with fixing any of our HVAC problems. If you don’t need to place any work orders where you live, city place might be a fine company to rent from. But their maintenance department is an absolute joke especially if you have to get any HVAC work done. Another point to mention, when moving in I listed on the paperwork that several windows either didn’t open at all and that one was caulked shut. Who caulks a window shut? Also, they reached out numerous times (before our work orders were even resolved) offering to reduce the rent amount if we left a review, so I would take the good reviews with a grain of salt. At the time we were having HVAC issues, they used SV Mechanical who was listed as permanently closed on Google so I cannot leave them a review. This company takes no pride in the work they do and it shows.

Fantastic experience: I called them when my stove went out. They replaced it immediately and they are plugged the stove in and showed me that it works and everything their maintenance department is amazing

Negative experience: Charges you to view properties In response to your response - other property groups use rently free of charge as well as their competitors (turnkey etc.). Stop passing fees off..
Hi CJ, as stated in a previous review a few weeks ago, we utilized a self showing company called Rently which allows people to see homes on their own time, at their own convenience without having to schedule a tour with a leasing agent. Part of Rently's process is to ask for a person's ID as well as a credit card to charge a small fee to see the home. This is to ensure the person seeing the home does not do any damage to the home while touring it. We're sorry you don't agree with our practices but we feel this is a great way for potential tenants to see a home. We wish you the best of luck in your rental home search!
Negative experience: I would put 0 stars but I can't. Have mold in the house I was renting and they did nothing about it. Infested is mice and roaches since day 1. When I would call the extermination company they said was coming, they company said they never got a call from city place. Dead mice and mice nest in the stove had to fight them for almost a month to get a different stove. Then mice poop was non stop on stove top and they never did anything about it. House was broken into. Would constantly message Erica and she would never respond. I could go on and on. Didn't even end up living in the house last couple months due to so much mold and they refuse to reimburse me or let me off the lease until the last month. Had the health department come out and say with that much mold its unlivable
Hi Antonio, we're sorry to hear of the issues that you experienced. You moved in on July 10th. Looking back through work orders it looks like the exterminators did come out a few times at the beginning of your lease to address the pests issue. We replaced your stove and refrigerator. We also added a sweep on the side door where we thought the pests were getting in. On November 8th we closed out your work order because we were unable to reach you after 62 days. In December your door was kicked in and your house was broken into which we have no control over, but we did come out to repair/secure the door. As for the mold issue, you informed us on March 1st about this issue. We replied back to you about the options of testing for mold and you responded back that you would find out for yourself so we did not do any testing at that time. Towards the end of May you reached out again about mold so we had a mold company come in to do testing and are currently waiting for those results. Again, we're sorry for the issues you had while living in your home and wish you the best in the future. Thank you.

Fantastic experience: I’ve been a client of CityPlace for over eight years, and they have been absolutely exceptional! After a frustrating experience with my previous property management company, switching to CityPlace was a game-changer. As an out-of-state owner of six rental units, I finally felt heard and valued—their responsiveness and efficiency were a breath of fresh air. Positive experience: The management is friendly and easy to work with. The maintenance is attentive and prompt, but not very experienced. Payment web page is convenient but charges a fee to make a payment and the grace period is only 5 days with 10% late fee added on day 6. Feel there could be a longer grace period or no fee to make the payment using the web portal. Charging both seems unfair. Overall they are above average in rating.

Negative experience: Note: they will say I am not a client anymore. Because I discontinued after an year of horrific experience. One of the worst property management, I have ever worked with. 1. Extremely expensive repair cost, even for a small fix. 2. Very bad showing and the numbers are very less. 3. They didnt even know the layout of our property. Example, they told us after 4 months that clients are complaining that the main bed doesn’t have a shower. Which is completely false because shower is right behind the bathroom door. I can’t believe that they didn’t know this. 4. Just by looking at the fixed cost and to save some money, we bled money by NOT renting for one year and paying their stupid fees.
Hi Hari, I'm sorry that you feel you didn't receive great service from us. I'd like to address some of your points. It looks like you were under management with us from July 2024 to November 2024.
1. We feel our maintenance costs are in line with other companies. We always tell owners if they'd like to take care of their own maintenance or hire their owner maintenance techs, they are more than welcome to do so.
2. When we put your property on the market, we recommended a rental rate based on market comps. You chose to increase our recommendation by $150.
3. We provided you with any feedback a person gave after the showing. It's not that we didn't know the layout of your property, it's that the person giving the feedback didn't. Our guess is that they were confusing your property with others they saw because people normally see a lot of properties at one time.
4. You were only with us for 4 months not 1 year.
Again, we're sorry that things didn't work out. We wish you the best moving forward.
Negative experience: If you are disabled they do not care about you. All they care about is money. They never installed the handles in the shower I needed. They refused to install a ramp for my wheelchair. After 5 years of asking for a Bannister to be built onto my porch so I would not fall they finally built one. The charged me for my emotional support animal until I was forced to find a new home for her. They ignored every work I asked for. I had to ask my husband or other tenant to ask for the work order and then it was done. 27 degrees outside and they refused to trun on the. The increased the rent by $125 without warning or explanation. The refused to fix the security/porch light and at the time I had server health issues and couldn't leave and the online delivery was refused to deliver because no light was a safety issue for their employees. I'm leaving and will never rent from them again. They have properties all over so I will be careful, you should too. They discriminate against anyone of any kind of disability. They also have favoritism for tenants .
Hi Christine, I wanted to address some of the items mentioned in your review:
In regards to your requests, the only work order I see in the system is for the handrails on your porch which we did install. I'm not seeing any work orders for handrails in the shower, a ramp, or security light.
In regards to the pet charge, I see you were charged January through April 2020 for a pet and then you notified us you no longer had a pet. I don't see any paperwork on file that you turned in for an ESA pet. If you had, we would have removed those pet fees and there would have been no reason to get rid of your ESA pet.
In regards to the rent charge, you have lived in the property since 2017. Your rent started at $640/month and currently is $725/month. That is 8 years with only a $85/month increase over that 8 year period. In that time, taxes and insurance rates have gone up which is why owners need to increase the rental rate to be able to cover their mortgage. It was never without warning, you always received the lease renewal 45-60 days before your lease expired.
I would think if you were so unhappy at the property or with us, you wouldn't have continued to live there for 8+ years. If you have any other issues you wish to address with us, please email us directly at [email protected]. Thank you.

Negative experience: Please save your money. I’ve been renting from CityPlace for almost a year & this is the first time I’ve ever had problems living somewhere. We live in a duplex where we are upstairs and the neighbors are on the lower level. When I first moved in, the neighbors we had then had a young child and a large dog that were not NEAR as loud as the current neighbors are. The current neighbors have also been evicted twice before… due to noise complaints, not paying rent, etc. We have emailed CityPlace (ERICA SPECIFICALLY) multiple times & sent in videos. Nothing has been done. My roommate and I then went into the office and talked to Erica in person. I know when someone is trying to bull shit me… she lies + tells you what you want to hear. I tried to give her the benefit of the doubt but you can’t trust anyone. Also, if you are smart enough to look at every bad review, they comment saying they did nothing wrong. Yikes! Like I said, SAVE YOUR MONEY! Honestly just a dirty business which is very unfortunate.

Unfortunately, when you rent a duplex, this is what can sometimes happen. We try to mediate as best we can between both parties. We ask that both sides respect each other, but at the end of the day, we can't control the situation. Again, we appreciate the feedback and we're sorry for the issues you are having.
Negative experience: DO NOT RENT FROM THEM. Maintenance comes into your house just to go back to the property manager and lie about things you haven’t done. They charged me 899 dollars for finding ONE old wipe in my main toilet pipe and lied and said I put it there when I did not. Erica refuses to respond back every time I ask to set up a meeting about the charges on my account. I don’t like emailing and texting over problems. She should be more hands on. The professionalism is horrid and as far as their houses, it looks like they slapped them together and put them on the market.

Negative experience: DO NOT RENT FROM THEM! They are horrible with servicing things. Will send out a person they found off the street to patch up the work and replace appliances with the lowest quality product they offer from a second hand store. They are very slow with communication and will text instead of picking up the phone and answering or calling to communicate important things. They are hardly ever in the office actually working. They are charging homeowners tons of money to half ass manage the properties. Citizens RED TAGGED the hot water heater and they ignored it. Such a safety hazard! The outside property is scruffy and was when my brother moved in! They are slumlords and offer their tenants money off rent for 5 star reviews so their rating is FALSE... be sure to read through the reviews for truthful advice on their character. They are rude and very hard to deal with. I wish it could be 0 stars!

Negative experience: Scheduled a tour on rently and get to the property to find there’s not a serial # or yard sign on the property to give us the code to get in. Seriously so frustrating that we wasted our time. We called City Place and the agent wouldn’t listen to what I was trying to say and sent me the same instructions with the same number to call that just tells you to locate the serial number on the lockbox, digital door lock (this house doesn’t have that), or on the yard sign (which there isn’t one). If the house is no longer up for rent then it needs to be taken down ASAP from listings. 1541 Spruce St BTW and to update: we messaged someone from city place they gave us a serial number and we drove all the way back just to get a 8 digit lock box code for a lock box with only 4 digits. LOL I guess this is a sign not to rent from this place Edit to add: I heard back from CityPlace this week. They didn’t take down the listing even though someone was approved and was going to put down a deposit. They only took the listing down once they had the deposit. Said “we will address this with the team for the future”. I sure hope they do because this is a hot mess operation.

Negative experience: I would give no stars, if it was possible. My family and I came into office to sign the lease & Erica opened door and greeted us as who are you? (Knowing I already paid prior & told directly we would be in to sign the lease first in morning) Than my family and I Went in and she hurried locked door behind us stating bad neighborhood. We sit down and wait over an hour. Erica Bravo did not have leases ready knowing the night before we were coming. I am deaf and brought my family and an interpreter with me which interpreter addressed Erica to let her know who she is and who everyone was. We had to wait and wait and wait and had my grandson with us that’ just turned 2 & anyone that has a 2 year old knows they can not sit still for an hour, hour in a half while waiting for Erica Bravo to prepare the leases. Erica Bravo got in my face and pointing at lease knowing I had an interpreter & kept pointing at lease and would not let me read the lease. Then Erica reprimanded my two year old grandson & my daughter got up set and was crying and Erica would not unlock the door to let my daughter to go outside. Then Erica would not let interpreter do her job and gotten snappy with my interpreter while still in my face. She was very unprofessional as from start she did not have leases ready day before so we could have read and been in and out of an office that’s in a bad neighborhood. Very unprofessional. I would not recommend and if you have kids or family, she will attack each one verbally as verbally abusive. She did and would not apologize for her rude, aggressive , unprofessional behavior. She was not prepared and did not listen to interpreter and terrible to my family. I would not recommend her and not recommend this company as long as she works there. I have requested an apology from her to myself and family and she has not. I will finish my lease and than definitely will never do business with this company as long as she is there. I requested my contract be given to a professional co worker in the office and she has not. She expected me to pay for renters insurance through their company without any information. My two eldest children she did not give leases to when they are to be on and I paid 75.00 each application fee.Sloppy, lazy unprofessional and rude, unprofessional and attackful , aggressive ,and an angry, rudest person myself and family ever met. If she would have done her job and had leases prepared It would have made signing a lot easier but she did not. I do not recommend this company as long as Erica Bravo is considered a leasing agent.

Fantastic experience: I been living at my home for about 6 months they are really good at responding. The maintenance team they are good . They come and fix any problems I have. Never had any problems with them. Erica is the best ! City place is very understanding ❤️

Fantastic experience: I moved into the Irvington Arms building about 2 months ago. Had my first maintenance issue this week when the shower handle cartridge failed and was unable to shut the shower water off completely unless shutting off the main water supply to the whole apartment. Maintenance Dept was busy initially and it was going to take 6 days to get someone out...I'm sure they were dealing with issues related to the first real winter cold front settling in...however, I was pushed up on the list and a nice young maintenance tech named "Joe" came out within 48 hours of my call to address my plumbing problem. He was on time (a little early in fact), polite, and came with the correct repair part already in hand. Joe fixed the problem in approximately 30 mins and everything works just as it should again. So far, I have had a very positive experience with City Place Property Management!

Fantastic experience: We’ve had very few maintenance issues in our place, but any time we have the maintenance crew have always been very fast and friendly. They are very easy to communicate with and do their best to help with any issues!

Negative experience: All these companies that want to say there fair housing but actually there not they are not a equal fair housing market because if your fair housing then it wouldn't matter what your background is or how much u make as long as u can pay the rent every month fair housing is treating everyone equal were all humans we all have different backgrounds we have all had problems in life weather they are good or bad I understand if they might have just got into trouble with the law but if it's been years ago why keep judging them especially if u don't know what happened or anything else ppl like this right hear are why there's so many homeless people on the streets because they want to keep judging them and don't give them a chance to live they don't give them a chance to show they have changed there lives around because they think there better than anyone else and they have never done anything wrong in life but we all know that isn't true

Positive experience: Move in was pretty seamless and the property manager Erica is personable and responsive. There were several issues noted upon move in, some of which needed addressed sooner than later, and Joe from the maintenance team showed up within 24 hours to address said issues. I appreciate the quick response!

Negative experience: My review is quite different. But I read some of the reviews, because I feel something is off and needed to get confirmation. I went to go look at a property and it definitely has potential but I'm sure the management team are unaware of the properties upkeep. There were a few things that needed to be taking care of internal and externally and are violations not to have them done. I had questions about them and after I spoke with someone I'm assuming that was over that property he told me they would send out a review or something like that, that I could list these concerns and they did. And I listed them but have yet to hear back from anyone. I had some other questions about the application process before submitting any money for the applications because I've been burned before and was proceeding with caution. The communication was off and the only answer I kept getting was that's up to the discretion of the property manager and that to me was another red flag. You don't purchase a car from someone or a dealership without first taking it for a test drive nor do you place a down payment if you discover things are wrong after you drive it. Wouldn't you have questions about them and expect an answer before dropping any money.? I've learned not to move in anywhere that already has problems because in most cases how you start will be the same process of how it will be in the beginning, middle and end. So I'm not here to bash but offer some advice on good business practice and that is to have direct communication with potential clients/customers/tenants etc. because when you don't you will miss out on a good one. Be blessed and I pray that you all at City take these reviews to heart good and not so good. If the quality is there people will want to post a great review verses ones that will hurt your company in the long run. Please make some changes to your communication ethics because people that can't answer questions and only tell you what they think they know are also hurting your potential tenants. Be blessed. In response. To City. Would you or anyone else spend money on uncertainty? Making they home has several things wrong that needs to be attended to, the storage shed was full of trash, the washer hookup in the kitchen, there was broken mirror in the 1/2 bath, the fence looked like it's been hit by a car because of the busy street is by, the gutters had quite a bit of leaves, the sink in the 1/2 bath needed to be replaced, the fire place needed to be cleaned even though it's gas it needed to be cleared up. Did not see any smoke detectors or a fire extinguisher, so these are the things that were in settling before I was going to pay any application fee outside of what you posted about my sister. That was not the main issue it was the things that needed to be repaired before I kept being told to apply. Why would anyone do that with out knowing if repairs were going to be fixed, you wanted me to spend money without showing to the proper person or persons to find out because you could not give me any other answers again would you do that?
Hi Theresa, we appreciate the feedback. I would like to address a few things. We are only the management company, we do not own any of the homes. We received your feedback after you viewed the home and sent it to the owner of the property for their review. It will be up to them whether or not they fix any of the items you mentioned. In regards to the application, it looks like you communicated with us that your sister would not meet our criteria listed on our website. We let you know that if you or another applicant doesn't meet all of the criteria, we wouldn't straight deny you, we would send it to the owner of the property and it would be up to them if they wanted to approve you even though you don't meet all the criteria. I feel like we communicated everything as best we could. Again, we appreciate the feedback and wish you good luck in your rental search.
Edited to add to your response: We always recommend people view a property before putting in an application. If after you see a property, it is not up to your standards then we would definitely recommend not applying for it. I read through the communications with you and no where did we recommend you apply for the property if you wanted things fixed first. We only answered your questions in regards to the application process. Again, it is up to the owner of the property if they fix certain things. We want everyone who applies for a property to be comfortable with the property and if they aren't after they view it, we would not recommend applying for it.
Negative experience: Don't trust these people. They will steal your security deposit by making up fake charges. Then they won't answer any emails or questions to why they would lie, even with pictures and videos of their lies. Save yourself some money and stay away

Fantastic experience: I usually don’t write reviews for companies but with the amazing help of Erica Bravo I couldn’t resist. She was absolutely very helpful and nice and was quick to email with answers about getting me approved. It’s been hard looking for apartments in Indianapolis when people don’t pick up the phone or email you back, but Erica made sure I was kept up with all the details about my apartment and made me feel very hopeful about getting my apartment approved. Positive experience: There maintenance team is good! I’ve never used a property management company before, and they were responsive, and to the point which is all you can ask for outside of a good job! And they did well! The only thing I dislike is trying to get ahold of someone, in the office they prefer to text and don’t respond usually for a couple days, I run a business and never do that to my customers… that’s why they get 4 stars!

Negative experience: Horrible communication gave my 30 day notice due to them selling the place my mom was at. Now the new owners say that city place said my mom still wanted to rent it out now the new owners are requesting rent from her when she’s moving now and she wasn’t given her security deposit back and she can’t even log in to her account to prove she gave her notice… kinda shady if you ask me
Hi Marquise, it looks like you reached out to us on 9/4 and left a message on your tenant portal that you were moving out. We followed up with you on 9/5 to confirm your move out date and you never responded to us. Since we didn't hear from you again about moving out, we emailed the lease renewal to both you and your mom on 9/16. Once you received that, you should have contacted us asap to let us know you were not renewing. Also, the new owner should have been given credit for your security deposit on their closing documents in order to return back to you upon move out. Even if your tenant portal is closed because we no longer manage the property, you can always reach out to us via email, [email protected]. Please reach out to us if you need a copy of your ledger as proof of your security deposit to send to the new owner of the property. Thanks.
Negative experience: One of the worst property management, i have ever worked with. 1. Extermely expensive repair cost, even for a small fix. 2. Very bad showing and the numbers are very less. 3. They didnt even know the layout of our property and because of that its been sitting in the market for 3 months. 4. Negative experience: My brother moved into his house about 2 months ago and has had more issues than he ever did with any other rental. Mice, roaches, drain issues…he recently found a dead mouse in the bottom part of the oven and thousands of mouse droppings. His kids had stomach aches for over a week and he couldn’t figure out why, probably because he’d been cooking food in that oven. He reported it OVER a week ago. He then started seeing a bunch of dead bugs in the fridge everyday so he reported that as well. They didn’t bring a new fridge out for almost a week, they also brought a stove that does not work. He is going on week 2 with no working stove so he’s been buying take out for breakfast, lunch and dinner everyday. Ericka, the leasing agent has not responded to any of his emails and they refuse to let him out of his lease. I would NOT recommend this his place to anyone!

If he submitted maintenance issues to Erica, she doesn't handle those so she would forward those to our maintenance dept which is why she didn't respond personally. Positive experience: The maintenance man I had was very tentative. My water heater started leaking and I was in need of a new one. He got in quickly and even gave me the option to do it on the weekend. They left some things in the tub from them changing it like dirt and a towel but besides that they did a great job. I just have a big stain on my carpet from the water leaking onto the carpet. So I’ll have to figure out how to get that out. But they did a great job

Negative experience: I would not trust any of the reviews. They take money off rent for ppl to give them five stars. Do not rent from this company!!! When I moved into the property multiple things were damaged or did not work that they turned around and charged me for after I moved out. Coincidentally, the amount charged equalled out to my $1125 security deposit. They are rude and they only care about taking your money. The maintenance sucks and takes monthsss to get things fixed. Also, the property I moved into had roaches living in the walls. 0/10 recommend. You can find better!
Hi Tanette, I wanted to address a few things you mentioned in your review. First, your security deposit was $1125. The damages left were $964 so you were refunded $161. The damages we found were emailed to you in pictures which included damaged window screens, gutters, broken outlets, mini blinds, and the house was not cleaned. All of those are not normal wear and tear after living in a property for only a year. There was some trash throughout the house and in drawers, as well as food left in the fridge. Again, we sent you pictures of these items that we found. In regards to maintenance, I checked your maintenance requests and all were handled in a timely manner, usually within a day or two of the request. Lastly, we do not take rent off of people's ledgers to leave us a 5 star review. If you were told that, please send proof of that so we can address it internally. You can always reach out to us at [email protected]. Again, we're sorry you feel you didn't have a good experience with our team. We wish you good luck in the future.

Negative experience: I did not have the best personal experience renting a property from this agency. The first property was already at the final steps of the application process but they still took my application and fees and even requested pay stubs just for the property to be unavailable 3 days later. I attempted to view another property on my lunch break and had an access code to enter but was unable to because a contractor was at the property. Overall not a great experience. I will be looking to contact private owners going forward. Dealing with a lot of these property management groups is beginning to feel like a scam.

Negative experience: I put in an application for my dad and he was very excited he is not good with the internet so I do most of his foot work for him. We put in a application for the house on 1712 Arley in hopes of getting approved only to find out that they took 4 different applications on this 1 home ♀️ and we waited patiently for 3 weeks ONLY to get denied because they couldn’t verify his rental history!!! I sent them the rental place telephone number, email address & a copy of his actual lease so I’m confused on how his was denied after I did all I could on my end to provide everything I could for city place. His apartment complex Indy flats only do messages are emails for rental verification. This place is a joke and clearly unprofessional know my dad has to find something within a week are put all his things in storage and come stay with me. It shouldn’t take 3 weeks to get approved/denied and they should be more compassionate when it comes to potential residents. I could have been still looking for houses if they would have just said that he wasn’t approved from the beginning he is let down and so am I but God will provide. If you decide to look at any of there homes ask up front if there are applications already in for the home that your looking at. Good luck with your house hunting
Hi Sharese, as per our website, one of our qualifications is to get current landlord verification. Unfortunately, we couldn't reach your father's current landlord after several attempts. The owner of the property he applied for wasn't comfortable approving him without that so we kept trying to obtain that verification. It wasn't our fault the process was delayed, it was his current landlord for not responding to us. We're sorry for the delay, but again, it wasn't of our doing.
Fantastic experience: I’ve dealt mostly with Joice and she is a true gem for this company. She responds to emails and phone calls/messages in a timely, professional manner. Joice takes the time to listen and tries to find resolution to any and every question or issue. She is a valuable asset for the company.

Fantastic experience: I’ve only been living in a CityPlace property for just over a week but the application process was very smooth. Erica worked with my schedule and even let me change the move in date a couple of times. Each change was earlier than the previous. I know it was probably stressful on her end but she was nothing but kind the whole time. I also had a maintenance issue and that was taken care of the first thing next business day. So far so good!

Fantastic experience: We are new tenants with CityPlace and to be honest was hesitant at first to use a management company to rent with because of reviews I have read about rental companies but happy to say this company has been great so far. Communication has been good, they respond fairly quickly through email. Also we had a few maintenance issues with the home when we moved in and CityPlace was quick and efficient at getting the issues resolved. The mainence man is great, we are happy with his work. Would recommend using this company at this point

Negative experience: Home was nice when we lived in it.. other than that we Had a Fridge go bad and took them about to 2-3 weeks to get that fixed.. We had also gotten some new tvs. We where told we could put wholes in the walls for the mounts as long as they were filled after..All to find out at the end we were charged half the the deposit for the 8 screw holes to be fixed and to be painted (500$) and for landscaping which we paid like 150$ a month for to be charged (400$)..id say just don’t count on getting ur full deposit back even if u keep it just like how u got it. I wouldn’t recommend unless u have no other choice

Positive experience: Upon moving in it was insane. I immediately had utilities put to my name and was not told til after the suffering that there is 2 meters for my unit. I was without hot water for a week and had electric issues. This was very frustrating. Causing me to seek shelter elsewhere for that time period. Maintenance did resolve that issue thank you. There were many minor issues also that should have been noted before I began my tenancy. One being this enormous giant fridge that takes up the whole kitchen literally. I can say that Brett did an amazing job though. I was smelling a foul like rodent smell and there was a dead mouse behind my stove. He came immediately and found the issue spot on. I would like to see a credit of some sort on my account after all this. You have your expectations of me as a tenant and I have mine. All the Best Denise

Negative experience: Maintenance is absolutely awful. Taking nearly 2 weeks in the summer to start cleaning a sewage leak and still say that mold will not be an issue is unacceptable. I had to file a formal complaint with the City of Fishers Health Dept involving these slumlords. P. S. They City Place pays tenants $15 for either a 4 or 5 star review upon move in

Fantastic experience: Easy process and the place I’ve moved into is just what I needed. Fantastic experience: City Place has thus far been the easiest to work through, responsive, and they take great care of tenants. Every issue I’ve ever had, I’ve been able to get it taken care of quickly and efficiently. The maintenance techs are knowledgeable and not just putting temporary bandaids on problems. I’ve had an air conditioner replaced, a furnace, and a water spicket, with no issues and no follow up visits needed. They’ve been wonderful to work with and definitely stress free. Negative experience: I wish I read all of the reviews before renting with this management company…..we lived at a property at Randolph St. we took better care of the house than we found it in. We send pics and videos of the inside and outside of house: They charged out account after moving out with a $800 “landscaping fee”. All the grass and bushes were cut. They just started ghosting us and not responding. So we are taking them to small claims. All this to take our $1050 deposit . We have had a bad experience from the beginning. They did not tell us at the house had a rat infestation. They refused to do anything about it, and took forever to even reply to a request. So we had to do it ourselves. Congrats for being so petty and making your $$ off of people’s security deposits. Idk how the people who work here sleep at night. Too much bad karma.
Hello Alpha, we're sorry you feel that way, however, there were other charges that went against your security deposit such as carpet cleaning, trash removal (you left some personal belongings we had to dispose of), and we charged for landscaping of overgrown weeds, bushes and trees growing along the fence line that you were responsible for during the course of the lease. There were also broken mini-blinds and a broken door handle we charged for as well. We wish you the best in the future.

Fantastic experience: I have been a tenant for going on 2 years now, although the application process was a bit stressful, once I got ahold of the right people they were very helpful. I love that they pretty much leave me alone unless I have a maintenance issue, in which case the request is sent and responded to quite quickly. The tenant portal is super convenient for requests and payments. Overall I am happy with this company, they are definitely the best rental company I have rented from.

Fantastic experience: CityPlace is a great company to rent from. Maintenance is always quick and efficient. I have never had to wait more than 24-48 hours to get requests completed. I also appreciate that my rent has remained the same for 2 years even with the inflation going on.

Positive experience: My landlord and other staff members have been kind, supportive, and have helped me in the past. They are incredibly positive! The company as a whole promotes genuine care for the tenants. The tenant portal for payments is really easy and convenient to use.

Fantastic experience: I very much recommend renting from this wonderful team of people. They helped me to find a place when no one else would. Anytime there is an issue, they respond in a timely manner and have the issue resolved within a couple of days. Anytime someone I know is looking for a place to move to, I recommend CityPlace first simply because they work with you.

Positive experience: I moved from out of state, and this company was very good at communicating. Staff is friendly and answers calls even on weekends. Plenty of rentals at a reasonable price, and move in was a quick and easy process. One thing I would prefer is if they had cleaned the unit before I moved in. It had a lot of spider webs and dust from being vacant for so long. Few maintenance concerns, which were taken care of quickly.

Positive experience: Cityplace has definitely been a much better experience than the last management company we rented through. The staff have always been flexible and friendly. Maintenance team reacts fairly quickly to service requests. Although, I will have to say that approval can be a slow process and their repairs aren't always the most effective. Overall a good experience though.

Fantastic experience: New renter here. Very happy with the property, but more importantly, with the customer service. The process to get approved and take possession was simple and well communicated. I feel confident and reassured that the company will take care of things that need to be done. Fellow friends live in the same apartments, and spoke highly of their own experience with the company, which was a big selling point.

Positive experience: Ive had many management companies over the years. City place is helpful when needed. Erica is super nice and responsive, good with communication. Maintenance is like anywhere else. Responsive and timely as well. Not always productive with repairs. I’ve lived in this house four years now, the duct work in my crawl space still falls from the vents every summer after they’ve fixed it. But overall would recommend renting with city place.

Fantastic experience: CityPlace Indy has been the best rental company I’ve ever been a tenant for, and I’ve rented with a few. During the application process, I received quick responses and answers to all my questions. They were really polite and explained everything! Signing the lease was incredibly easy, when I stopped by to get my keys it only took a few minutes. The best part is, by far, maintenance. After moving in, there were just some small things I needed, nothing was even emergent, but I had someone stop in within the next business day, and everything taken care of (with the exception of one thing that’s being secured) within less than a week. Joe, who fixed my window screens, was so nice and got everything done quickly. I got to choose an appointment window, and Joe showed up right on time and was finished before the window even finished. Everyone has been a pleasure to work with and so far it seems like they really care about the properties and tenants. I’m so glad I went with their property to rent!

Fantastic experience: We love the property we’re renting currently. Cityplace made the process easy and seamless from the beginning. Outside of minor repairs and maintenance, that were fixed, the property was well maintained. They are also very responsive.

Negative experience: Don't choose them as a management company. I rented from them had a leak the first week which was halfway repaired the first time and that took 6 months. After a year of renting the basement flooded and water started coming from the same spot in the ceiling of dining rooom when I moved in. After they failed to repair a lot of things I opened the ceiling and found trelmendous amount of black mold. Thoughtout my time living their the heal+th department was called 3 times. Then when asked to be let out of the lease Erica Bravo said" Good Luck with that" Now I have asthma and I have never had any health problems in my life. I'm really thinking about sueing them but .
