Fantastic experience: Graham Hardy is the best guy for the job!

Negative experience: Total lack of professionalism and basic communication. My fiancé and I scheduled a 6:00 PM showing at one of their property units and received multiple reminders leading up to it. The moment my fiancé arrived he was brought to a gate that we were not warned about in advance and had no direction of how to get in. I texted the management for help and they replied back to check the link they sent (texts below) but my fiancé ended up being let in by a nice lady. When he got in the neighborhood he was very confused on how to navigate the unit numbers because we were given unit #10 but the units started at 100. When I arrived, we checked the link they sent us to 'check-in' and the link had updated from a simple form of 'sign in' to a "Showing Failed" message. When we needed help, the management completely ghosted us. We sent multiple messages and sat at the property for over 15 minutes until we realized they weren't going to reply we turned around and went home. They didn't bother to reply until the next afternoon not to apologize for leaving us stranded, but just to say the unit was "no longer available". If this is how they treat people trying to give them money, I can’t imagine the nightmare of being a tenant locked into a lease with them.

Negative experience: Horrible. Can't get any response from property management when the AC company tried to get approval for the repair while on scene. Mind you the AC company was dispatched by the Property Management company. Tried the office and the property manager assigned to our home. Finally after 1.5 hours of the AC tech being on scene and dozens of attempts at getting in contact with someone, we got a response.

Fantastic experience: Dear Sir or Madam, I had and issue with a leak inside the small bathroom, in the back of the house. I places a maintenance request, and I had not heard from the plumber. Kirsten Cantello was amazing, she texted me his information, I texted the plumber and that same afternoon he came to do the repair. He fixed the leaking pipe, but now I had a whole in the ceiling, I sent her a picture. Later we found out the leak had also affected the closet in the second bedroom. Kirsten continues to be a support, I have texted her with information, additional pictures, the result after contractors left. I honestly feel I have a partner who, just like myself wants to have the matters taken care of. Thank you Kirsten Cantello for all you support, it is appreciated! F.C.

Negative experience: Do yourselves a huge favor. SKIP this website. You'd have a much better chance reaching the President of the united states, than reaching a human. You will only receive AI text responses. I've been waiting for a response from two different employees.Alexis, and Stephanie, without a call. My last AI response was to tell me, that the apartment i was interested in, was not available. Even though, it's still listed on their website. Do yourself a favor...pass this company up.

Fantastic experience: I Recommend TrustHome Properties to anyone on house hunting. Susana Canedo started my process when I submitted my application, and she is so understanding, professional and Prompt. After I got approved, Michelle was also Prompt and was on it! These ladies helped my process to happen quick and smooth. Very attentive and always there to answer any questions I have. Thank you for your support in making it happen for me and my children to have a nice spacious home.

Negative experience: I've always been taught it's never good to assume. While the water leak and utility bill are big factors in this rating, those 2 things were not the determining factor in my decision to rate you guys a 1 star. Negative experience: Nothing but issues Starting out my 1st place I had issues. Paying for the service fee package that no one calls you back or schedules Maintanence appointments $59 a month. 2nd property I went too. Mite I add my 1st place I had to move due to a septic tank issue. 2nd property I chased them for weeks to fix this issues in apartment. Still chasing and calling the maintenance department. But rent is Due on the 3rd of the month or a total of $300 in late fees you get hit with. You can not move a person into a place and not expect issues in an apartment. And all of a sudden emails don’t go answered.

Negative experience: My experience with TrustHome Properties has been stressful and disappointing. During the move-in process, I often received information that turned out to be confusing or inconsistent, which created unnecessary challenges for my family. Recently, after a family medical emergency and hospitalization, I was one day late on rent for the first time. The company sent someone to deliver a 3-day eviction notice in front of my children and added over $300 in related fees. When I explained the situation and asked for a one-time courtesy, my request was declined. This experience left me feeling that the company’s policies and communication style are rigid and lacking in compassion toward tenants facing real emergencies. I hope they consider adopting a more understanding and people-focused approach in the future

Negative experience: I have a had a property vacant with this company for over 6 months. The lack of communication from the leasing team is horrible. There are no updates on applications received outside of a one little email a week that was super inconsistent. I asked to change the photos and nothing happened, I asked to lower rent took them a week to make changes to multiple platforms. I have a ton of properties and a lot of patience. For me to get to this level and have to write a review is a serious sign! Do not use this company.

Negative experience: If you own a home you want to rent, look elsewhere. I was thinking about renting a house from them, however, i showed up to a gross, dirty home (Kissimmee, FL) with a bunch of hornets nests. Asked about taking care of that in which they said “not sure, I will ask and get back to you”. Never heard back. I was also approved within hours at other property management locations due to my income making it a no brainer so after a 10 days or so of wondering what’s going on with these people I followed up. They told me my wife’s international application was not completed, however when i asked for the money back and told them not to worry about it, then all of the sudden it was in process. Haha. Additionally, what renters are paying a 399$ leasing service fee. I would shop around if you’re thinking about listing a house with these people. There are a ton in the Orlando area.

We lived in one of the homes that they managed for 3yrs , Melissa Dietz was our property manager She was a 10 of 10 , communication and professionalism was a strong point . I recommend trust homes to anyone in central Florida

Negative experience: We rented a property for 12yrs and the owner wanted to sell and was on the market for 2mo we had to move and now it's for rent we loved the house they should have told has that we needed not to move we would have sing a new lease with Mr English.

Fantastic experience: Susana Canedo assisted my parents in searching for a new home. We loved that she was responsive to our emails in a timely manner. Any questions or concerns were answered by Susana and we could not be anymore satisfied with her help in this as moving can be such a headache but fun exciting journey at the same time.

Negative experience: It’s about 4/1/25 now and the office hasn’t replied to my emails or calls and they want to send my information to collections. I provided everything needed and nothing was resolved. They dropped the price from 1500 to 1300 and added new flooring and painted the walls a different color. Lease at your own risk. Below you’re going to see what I posted shortly after I experienced a bad realtor company with horrible management. The price is low now and then they will put it up 200 dollars while you’re there after one year. If you choose to rent from this company make sure that you check the reviews. I had a horrible experience for two years when I moved in and the when I moved out. I moved in August of 2022 and the a/c didn’t work! I had to wait for two months in the Florida heat and I worked from home. Before I moved in I took pictures to make sure I didn’t get screwed over on the paint and carpet and surely enough I still did. This company has an option called obligo in which you can use, and if you do they will take all the maintenance charges on you. I have pictures on August 6th from when I moved in or the carpet and the paint was seemed half my age. I got a bill back for $1965. The carpet $916, paint, $550 and the others I do not mind cause I expected it. I never received a mailbox key and I had to come out of pocket for that as well. After all this they change managers when I moved out in July 2024. Think before you move and take pictures of everything and ask the life of the paint cause if you hanging anything and use paint to touch up what you did and the paint is older than you which is a maintenance cost on the owner your screwed big time. Page pictures that are shown here are taken on August 6th 2022. I did not get a walk through so I had to see it for my self to see if this unit was something I would rent and being the last condo I had was sold I had slim options. I noticed the carpet and old paint but TRUSTED that they would’ve noted that. Trust is in their name with no integrity to follow. They got paid from obligo and relieved themselves of any type of dispute on claims. They used me to get new carpet and repaint the whole unit. This is my review based on the two years of experience. Also, raised my rent after the a/c needed to be replaced and they said it was due to the hurricane and no damage was done to the unit on the second floor. It’s now December 17,2024 and I have yet to get any reply back for a charge from this company. If you go with the Obligo route they charge you no matter the situation and then they will fight you for it. I saw that they changed the paint and changed the flooring but still charged me. Rent at your own risk. They will rise rent after your first year. Make sure you take pictures of everything you see and the place has roaches cause garbage is next door in locker room. I left this place in July and they are still charging me for old paint,carpet and cabinets. Good luck!

Fantastic experience: Melissa is fantastic. As the manager for my property for so many years, we have dealt with hurricanes, tornadoes, diseased trees, new Florida laws, insurance crisis, minor and major house repairs, replaced roofs, air conditioners etc. She is always available, always calm, brings solutions, supplies contractors that do quality work at a fair price and I have great renters that she has screened. I find if I follow her recommendations, things work out so well. Mellisa’ s work is not just satisfactory but is incredible. I highly recommend her and TrustHome Properties.

Fantastic experience: I worked exclusively with Megan to prepare my family home for renting after the passing of my parents. She understood the emotions I had attached to the house and showed so much empathy when we worked together on the repairs needed. She was also very knowledgeable when it came to the repairs and what did and did not need to be done. Knowing that I am a single mom & Guardian of a special needs adult child, she helped me to save money where I could. When I changed courses and made the difficult decision to sell the house instead of renting it out, Megan was very understanding. Negative experience: I am extremely frustrated with this company. I asked two weeks ago if the owner of the property I was interested in was okay with non-families renting and the owner confirmed they were okay with it. I applied a week ago and the email said I would reveive a response in24-48 hrs after the application is submitted. Not only did it take an entire week for us to be denied because the owner changed their mind about the roommate situation, but I had to reach out every day after the 48 hrs went by with no response from the leasing company. The leasing company and the owner were aware that I had to move in less than a week from when our application was denied. I asked from the start before we even applied so I wouldn’t waste my money and time for the application process and they obviously don’t care that they put me in a terrible situation and I could end up without a home. The “ Please let me know if you are interested in any other address, and we can verify with the homeowner to ensure they will accept your applications.” obviously is pure bull and infuriating. I could’ve spent the last 2 weeks searching for a property that would fit well with us and now I’m at risk for homelessness.

Negative experience: Let me tell you about this dreadful company! STAY AWAY! They are nice when you just meet them but hell when its time to move out. I rented a condo in Orlando FL from Dec 2023 - Nov 2024. I pre-paid a total of $22,043.16 for 1 yr lease in advance to move in, plus additional charges which was absolutely ridiculous. Apart from your admin fees there were fees for mailbox keys, gates passes, and for using the amenities. The apartment was not up to standard, run down with old outdated kitchen & bathrooms and roaches. Faucets had lime scales & rust and were not replaced. Door lock was broken, the AC filter was filthy like it was never changed for years and certainly a health hazard to me and my kids, the cabinet shelves were broken and needed to be fixed but with all that I made it work without causing issues. The problem I am having is that in Sept 2024 I decided to leave 2+ mths early due to a family emergency and even though I paid for the ENTIRE year in advance, I am still being charged for an "early termination fee." Also why am I the one charged for the walk-through and everything else, What do y'all pay for? What does the landlord pay for? I feel that the landlord is not aware that the full lease was paid & that you kept it in "escrow". I thoroughly cleaned the condo, including all appliances, refrigerator, washer/dryer but yet I am being charged a cleaning fee! I have pics to show the condition when I left, the property manager also agreed that the condo was very clean. I was only there for 9 mths with 2 responsible kids so why do y'all need to repaint the entire condo? The only thing left was normal wear and tear but you sent me a bill for almost $2000.00 after keeping the balance of my $3800+ that was in so-called "escrow." I also went over the contract and everything there is in your favor! Every expense is for the renter to be paid both during the rental period & at move out. I am not sure how your company gets away with this!. Milking people while you collect our hard earned money. I have never rented anywhere in America with these unreasonable fees. FYI Repairs under $95 is the responsibility of the renter! $80 fee for key replacement! Carpet/floor cleaning fees! General cleaning fees! Advertising fee! Overpayment fee! ACH fee! Professional cleaners fee! Walk-through fee and more! I went to your google review page and after reading countless reviews I now see that I am not the only one who feels this way. It is very unfair for you to charge me all this money. If you say I terminated the lease early, then lets go with that, so give me back my over $3800. And to make matters worse, by October I no longer had access to your portal even though you still had my money in "escrow." And it gets worse, the prop manager told me "you need to put the light back on so I can rent out the condo" which I did, now I have another bill for Duke Energy to pay an additional $250!! Did she leave all the lights on and the AC running? Also let me make you aware that your staff gave me the wrong info when it came to the move out process. They are clueless! I was moving out, not giving up the condo but your workers twisted that to say I terminated the lease. I know I am responsible until the end of the lease (Nov 30, 2024) but they were the ones who started this "early termination" thing. My only problem is the additional fees that your company decided to tack on because of greed. Trusthome Properties is NOT to be trusted. It's funny that you chose this name. I would NEVER recommend your company or any of you to anyone.

He worked hard to negotiate on our behalf without our prompting and saved us money by doing so. He was easy to communicate with and very prompt and proactive. Since we are out of state, couldn't come to check everything by ourselves, but Graham did it for us, step by step to help us finishing the transaction. Negative experience: I wouldn't recommend renting from them. They expect you to pay rent every month on time, but if something is wrong with the property you are renting they could care less. Shortly after I moved in there was a roof leak, and it took them over a month to get someone out to fix the tile roof. The leak was so bad the ceiling, and insulation fell all over the bedroom. That was over 3 months ago and they want respond to any request I've made or answer when I call about the 3ft x 3ft hole in the ceiling.

Negative experience: Horrible to rent with. We left the house spotless and they took our deposit, charged us $300, and when we tried to send the money order, they sent it back. Did not dispute the deposit due to it involving a legal battle. Also horrible with keeping up with the house. We did not have a working chimney for 95% of our time there. Think they just wanted to upgrade the house and pin the charges on us. In regards to the reply, as previously mentioned, we did not dispute it due to availability and us not wanting to get into a legal battle. There were no pet odors when we moved out.

Fantastic experience: I would definitely recommend going through TrustHome Properties to find a rental or purchasing a house. Susana Canedo is GREAT she is quick to getting back to you and will get you the place you want in no time.

Negative experience: My property manager charged me fees that was on my deposit and was ever apply to the rental. I try calling and did send an email to the property manager and no response. The office phone can't even receive messages, because it's full. The landlord call me and I told that I was charged and his response was that he told the property manager not to do anything to the home. Was my I was charged for maid service and rug cleaning in which it was never done.

Negative experience: I will start off with a positive as I am trying to make the best of this move. I am very excited to have my own place and do love my new apartment home, the location is lovely. However, my excitement was dulled during my move in process as it did not go smoothly and was more stressful than it should have been. This was initially due to a lack of communication post-approval from the management company. An example of many being that I did not even know when, where, or how to pick up my keys until my move in day (after reaching out and requesting this information multiple times). The apartment was not ready for my move in. On top of moving my own belongings in, I was having to clean up left items. I was also unaware that I would need to find storage myself for paint buckets and large heavy flooring planks in boxes that were left in the unit (the unit doesn't have many storage options as is). My ledger and online portal account reflected incorrect rent postings after I made my move in payment. I was initially told my move in payment covered up to September, when in reality it did not and I had to pay an additional amount post move. This was adjusted after I followed up a few times. Since my previous lease ended in an overlap with my new apartment home, I did not move into the new home until about a week after my lease started. During my move, I noticed some cockroaches and ants in the living and kitchen areas (worth noting that I have no food out to attract them and have a minimalistic and clean living space). I figured that maybe this was due to the unit being vacant for a while... I was wrong. After a few evenings spent at the home, it was apparent to me that I moved into a unit with a cockroach and ant problem/infestation. When bringing this to managements attention I was told that I would need to treat it. New residents should not be responsible for treating a pre-existing pest issue that was not taken care of prior to them renting. They are coming out of the wall outlets and crevices and it is disgusting. I wish I didn't have a negative experience to share, and wish it could have been a more positive one, as I am happy to have my own apartment, but here we are. Hope this helps future renters to be better prepared as I was shocked at all of this, especially working in property management myself previous to my current career path.

She worked so diligently and was great at communicating, answering questions promptly, and expediting the process of collecting documents. Negative experience: I had a negative experience with Trust Homes and feel like I need to leave a review. The property manager (PM) responded to my concern about missing payment stating that I had received all the payment I was owed and that only the deposit would be credited to me in full. Again, the promise and docs state that security deposit paid at sign up comes back to me In full. However, there was an administrative error in the calculation of the security deposit, resulting in an overpayment of $330 due to the wrong rent amount in the lease. Additionally, I have not got access to nor remember ever seeing on my resident portals docs, any information or a way to file claims for the renters insurance they offer. I need assistance in resolving these issues. If the matter is resolved, I will update my review to reflect that Trust Homes attempted to follow through on their promise.

Fantastic experience: I couldn't recommend TrustHome more. This was my first time renting a property and both Stephanie and Michelle have been amazing to work with. They are very diligent, extremely responsive and we feel our tenants are being well taken care of. I would not look anywhere else, highly recommended!

Negative experience: TrustLess Company! **Update** Got a threatening letter from their attorney to withdraw this review. See image attached, to which I have just blocked address and personal information I am a well seasoned investor of short and long-term rentals domestic and internationally, so I am very aware of what a good property management company should look like and this is not it ! Pretty ironic to see if you read the reviews, that over and over their customers make reference to the same faults, yet they try to defend them. Simply BEWARE of them. Professional facade to hook you and then they totally ghost you. I had 3 or 4 Property Managers in the course of a year and not ONE of them reach out for communication. I had to chase them for a response and so had to do my tenant. So I am glad I was the one to submit notice to part ways from this bad situation. They are extremely UNETHICAL charging you for repairs not needed, ie. I installed a brand new AC unit and 3 months later they wanted to do a repair not required until after years of AC use…really? And like that multiple repairs. They literally stole the decor items left in the property for staging and showing. When I connected with my tenant she gave me a list of the things she had requested from them and never got done, so they are NOT your best choice if you want a company to help upkeep your property. The only time I heard from them was when I canceled the service and they set up an appointment to which very unprofessionally Danielle Schmidt did not even show up, neither did she have the basic courtesy of notifying she was unable to connect. Lame excuse later on was that she had an “emergency“ …SAVE YOURSELF SOME HASSLE AND AVOID THEM. If you want to seek counsel for all the one star reviews you have, you’ll be quite busy!!. Plus if you have good “counsel” they would tell you there is something called Freedom of Speech. That was my experience with this worthless company, as it was for others saying the same, as I can see.…So counsel will be busy! Counsel will not change my opinion nor my bad experience with this company.

Fantastic experience: We found the company on one of the listings on Zillow and I’m sure glad we did. We were able to view the property on our own which takes out the anxiety of looking at houses and you don’t feel rushed. From the moment we told Susana Canedo we were interested she was great in walking us through what we had to do, she was there to answer all our questions and concerns and got back to us quickly. She also said she was going to work hard at helping us get the house and she sure did. Thank you Susana for getting my daughter the room she pre chose when we viewed the place lol.

Negative experience: Regardless of what your question or issue is...Good luck trying to contact this office! You can try every extension they have and you will get a voicemail almost every time. I can't tell you how grateful I am to no longer be a tenant at a TrustHome Properties ran home. Tenants are not their priority and it reflects in every level of their company. You can tell by looking at their Google reviews, even their automated call system - all tailored to possible Owners / Investors. Filter these reviews and I'm sure a more accurate picture will appear, the tenant reviews are terrible. The employees I interacted with ultimately cost the owner of the house thousands of dollars in repairs by not dealing with a maintenance call in a timely manner. I felt SO bad for the owner and to this day, I'm not sure he knows what happened. I'm not saying the employees are terrible, could just be how the company is structured, too heavy of workloads. Just be cautious whether you're a tenant or owner. My security deposit was "returned to sender" because I wasn't home to sign for it, I can't get anyone on the phone! It's been weeks, I've left voicemails, emails etc. I'm only posting a review in hopes someone will contact me.

Fantastic experience: It was very easy to view and apply to rent from Trusthome Properties. Realtor Susana Canedo was such a great help to us, kind and understanding and willing to help. She made it so easy to apply and was there to help with any questions provided.

Positive experience: Overall, my experience with Trusthome properties has been positive. They are responsive to owner requests and communicate well. However, there have been a few instances where coordination could have been smoother, which is why I'm giving them 4 stars. Nonetheless, I appreciate their efforts in ensuring the property is well-maintained and tenants are satisfied.

Negative experience: I moved in to my house on 4/19 with no ac. I’ve made multiple requests to have it taken care of. Still no ac. I’ve also had no water for about 4-5 days now. They do not communicate or solve issues. I’ve now paid 5000 dollars to move in to a house I can’t even stay in because there’s no water. Smh. Would give them no stars if I could.

Negative experience: Beware! TrustHome Properties is a complete scam—DO NOT trust them with your home. This is an honest review from an out of state multiple property owner. Your nightmare begins with Megan W. their Business Development person. Initially knowledgeable and responsive, she vanishes once you sign the contract, only reappearing when threatened with termination. Your Property Manager, in my case Kirsten C, is a disaster. Despite boasting "over 20 years of successful industry experience," she fails to communicate, market, or meet even basic professional standards. Communication? Non-existent. Marketing? Laughable. Professionalism? What an absolute cruel joke. Their marketing strategy is a joke, relying on basic and outdated methods of MLS listings and iPhone photos. You'll have to beg for any support or information, as they blatantly ignore your calls and emails. Their post-service antics are equally absurd. They'll deny any wrongdoing, threaten you (“You know, we talk about owners across other companies.” – Kristen C.) and play petty games with your new property manager all while clinging to their delusions of competence. Abandon all hope, ye who enter here. Avoid TrustHome Properties at all costs. They're a waste of time, money, and sanity. They're a dumpster fire of epic proportions, and even when faced with their own failures, they remain stubbornly blind to their own incompetence. In response to the Trust Home Properties answers, the pre existing tenant was never thrown out using their services as alleged and in fact handed over the keys to their PM which was the worst mistake ever as they held onto that property and another one for two months without even 1 showing or a report as promised and would only list the property for rent on their website and nowhere else thinking that renters would line up to use their non existent services. The whole facade is just a sham and the only way they make money is doubling the prices on their vendor repairs which they suggest frequently and their numerous fees.

Fantastic experience: Melissa is easy to work with and always gets things done, and done right. We had quite a few difficult issues with one of our rentals that she successfully resolved in a professional manner.

Fantastic experience: Melissa (my property manager) has always done a fantastic job managing my investment home and our tenant. She is always prompt to reply to me or reach out with any repairs or issues with the home. Additionally, which I think is highly important, Melissa vetted and found a great tenant for my home.

Fantastic experience: We use Dawn Slaughter for all of our real estate needs. This woman is very sharp and very experienced. She always answers the phone and is right on top with any issues and provides solutions. Dawn gets 5 stars and is the best in the business. I will stick with Dawn as long as I own rentals. Thank you Dawn for all of your hard work and staying on top of my investments. Dawn will have you back and works hard for you.
