What stood out is how they handled a weird electrical issue, they walked me through the options, got someone out the same day, and didn’t inflate the cost. My last manager would’ve turned that into a whole saga.

Negative experience: Update 11/2025: responses are automated, they don’t actually do anything once you email them. I will be filing a complaint with the BBB or wherever possible. WOULD NOT RECOMMEND TO ANYONE WHATSOEVER. I won’t be renewing my lease by any means. I rather be homeless. This company is simply here for neglectful landlords, dare I say slum lords. 4 months in and the owner of the property I’m renting is driving me crazy. From noisy neighbors to maintenance repairs due to simply neglect. I actually wouldn’t have made this review but the Home365 staff do not exhibit professionalism themselves. From the beginning, they are too entirely lax in responding and today I encountered the same agent who acts as if it’s a bother to report valid concerns. I can’t wait to move.
Fantastic experience: I would like to thank Jenna Tima, Las Vegas NV for all of the help she provided when I was a client. I didn't realize how important Jenna was until I changed management companies. I really did need her help in obtaining the tenant's lease, a copy of all the keys he signed for, a copy of all the maintenance repairs they performed on my townhouse, and a copy of my move out pictures. If Jenna had not help me with theses items it would have cost me a great deal of money. When I emailed her she respond quickly and made sure I had every think I needed. She was very professional and knew exactly what I needed and ensured I received it promptly. Jenna did a fanatic job when I was her client and an amazing job when I moved management companies. Fantastic experience: I have switched Management companies about 6 months ago after having spent about 12 years with the previous company. Like every change, there is a learning curve, and the assigned agent, Jenna, made every effort to make the transition as smooth as possible. She is very prompt in answering my inquiries and they have a great team to manage remodeling and repairs. The good thing about the structure is the landlord has leeway to select their own licensed contractors if they are not happy with the Management Company's proposal. In summary, I highly recommend this company to manage your property, and I expect them to continue doing a good job. Like everything else, all support is local, and Jenna has done a great job for me to give them 5 STARS.

Fantastic experience: When my tenant reported an issue with the heating system, I immediately started calculating how much it was going to set me back. Instead, I was surprised to see the repair was fully covered under their plan. I didn’t get hit with a big invoice or have to scramble to find a technician. Knowing that these kinds of expenses are taken care of makes renting out my property so much easier.
Negative experience: I've been a homeowner using Home365 since May 2023. It took them 2 months to find a tenant. My property was not earning any income for that long. Customer service was terrible. Maintenance personnel was unprofessional. He took out my water filters underneath my sink without my permission. I never once cried in front of an establishment not until Home365. I cannot stress enough how terrible this company is. They caused so much anxiety, and suffering. They will still charge you for the whole month of management fee even though their service was only needed for a few days. They charge you termination fees and a lot of other fees. Not a good investment at all
Negative experience: Home 365 is the worst service provider I’ve ever experienced in my entire life! This company is an absolute joke. You can’t reach anyone for an urgent matter, or get through to anyone ever. You get automated voicemails recordings and have to leave messages only to be answered between 1-3 business days. I have a 10 month old baby at home. It’s 108° outside in Las Vegas and I cannot get through to anybody about fixing my AC. I put a request into the online portal and it will not load because their website always crashes, This has been an ongoing issue with their portal for over a year that I’ve been with Home365. You cannot load anything and this is a constant every time occurrence. They charge a $40 fee for their services and $15 of it is supposed to go to your insurance. If you own your own insurance, they only give you a $10 credit and rob you for your extra five dollars. This company is an absolute joke. I’ve never been more Dissatisfiedwoth any company in my entire life !This company is an absolute joke. I’ve never been more dissatisfied with any company in my entire life. Do not rent from these people if they’re managing the property!!!!
Negative experience: Home365 has been the most frustrating and disappointing property management experience I’ve ever had. They have no real customer support — everything is handled through a buggy online portal, and responses take days or even weeks. There’s no one to call, no one to escalate issues to, and they seem to avoid accountability at all costs. Maintenance requests are ignored, updates are vague or nonexistent, and you're constantly left in the dark. To make matters worse, they charged me thousands of dollars for services they never delivered. I signed an agreement, but they never placed a tenant in my property, yet still demanded full payment and even sent me to collections. It feels more like a scam than a professional service. Save yourself the stress, time, and money — avoid Home365 at all costs.

Negative experience: Bad company from pov of a tenant. Additional fees and more problems from them. Good luck getting replies on the app (or from anyone in general). And the app messes up all the time too. I have uninstalled, reinstalled, approved all permissions, etc. Good luck to anyone dealing with them. They are really uninformed and unprofessional, both the employees and system in play. Editing July 2025 Still hate this company. They ran us through the wringer to get us out after they took over for our 'landlord'... We lived in unit BEFORE that landlord and had been tenants for over 10 years..... Finally we moved in March, they called to confirm move out date multiple times after i told them.... That was March... The unit is still empty and not posted anywhere..... The yard is uncared for... They kept our entire deposit for things that were normal wear and tear after 10 years and ghings beyond our control... The app says to ask landlord for deposit and if you do not have contact information to ask home365, ask them, they say they can not give out his information... In 2 years i dealt with 2-4 people per job position.That job position turnover rate speak volumes. And they moved ACROSS COUNTRY from Pennsylvania to Nevada, which is odd.. As a tenant it is hard to get a hold of someone in a timely manner. They withheld basement keys from a 2 unit property, so whenever someone needed Access it took 2 days.... They do a credit check, bit NOT A BACKGROUND CHECK,,, both tenants in the other unit that was moved in from home365 were in fact in some legal situations that could easily be found with a Google search..... Please landlords dont hire these fools. They send different people to do home repairs with 0 background check..... And the 39.95/ month for a tenant package is bull, its supposed to include renters insurance, but they will try to make you pay additional for it... Also $10 for sending in a check or money order (not legal in Illinois anymore, check your local laws, they wont) I could really continue on, but i will leave it here for now.

Negative experience: You would do very well to avoid this company. A list of grievances; They attempted to bill us for HOA violations from previous tenants. They charged an exorbant fee for pool cleaning service. The pool was completely overgrown with algae for the majority of the time we leased the property. Maintenance would regularly be declined. The most significant repair that was declined was on the HVAC blower motor causing the top floor to not have AC. There was a water leak at the property which only got repaired once LVVWD got involved. They kept most of the security deposit for damages that existed on the property prior to our move in. They conveniently lost the only copy of the move in inspection. We left the property in better condition than we moved in, they kept $1000 to repaint the property and $380 to clean. We cleaned the property on move out and what's worse the property was not clean upon our move in. Yet, the most egregious problem of all is that they failed to bill utilities correctly and timely, communicated to us that utilities were paid, and then sent us to collections a year and a half later for unpaid utilities (which were never billed to us). If you do rent with this company keep meticulous records and be prepared for lawsuits.
Negative experience: Our experience with Home365 has been nothing short of a nightmare. For a company that claims to offer modern property management, what you actually get is a disconnected, unresponsive, and deeply flawed system that feels like a scam wrapped in tech. We pay over $4,000 a month, yet countless issues in the home go unresolved. The app they push is dysfunctional at best—it crashes, fails to submit tickets properly, and leaves tenants in the dark. Even when we somehow get a request through, responses are delayed or ignored, and follow-up is practically nonexistent. What’s worse is the lease itself was written in another state, despite the fact that we’re in Nevada—where tenant laws and protections are completely different. It shows just how out of touch and careless Home365 is when it comes to actually serving residents. There’s clearly no regard for local regulations, which puts tenants at risk and adds confusion to an already frustrating experience. Add to that a flood of hidden junk fees that are never clearly disclosed and a total lack of transparency in billing. Every month brings new, unexplained charges, and trying to get a straight answer is next to impossible. The customer service is robotic, dismissive, and completely unhelpful. And if you’re wondering about all the “glowing” reviews online—dig a little deeper. Most of them have been posted in the last few weeks, often from accounts with only one or two total reviews. It’s clear Home365 is trying to bury the backlash with fake or paid reviews to clean up their image. But if you actually research them, you’ll find a consistent trail of unhappy tenants, unresolved issues, and similar complaints from across the country. Bottom line: Home365 is all about appearances, not substance. They overpromise, underdeliver, and leave their tenants paying premium prices for substandard service. Do your homework before signing anything—you’ll likely find the same horror stories we’re now living through.

Fantastic experience: Just wanted to share how pleased I am with my property management. My Henderson rental is finally generating true passive income without the usual landlord headaches. Their preventative approach caught an electrical issue during inspection before it became dangerous or expensive. Their tenant screening found responsible renters who pay consistently. Fantastic experience: A little about me: I never intended to put my house up for rent and relocate but due to COVID-19 but I what I had to do. Did I use Home365? No I didn't, The company I used was good for the first 3 months then went completely upside down. I was being overcharged for repairs. Invoices and statements were always non-existent due to them "updating their client portal" not to mention every update wiped out the previous history. And they NEVER send my contribution on time. Several times I had to send an email or call and get attitude (even in an email!) just for them realize it's a legit mistake and fix it. Home 365 is none of these things. Honestly the most annoying thing about Home365 is logging into the website and getting an update notice as you're punching in the verification code this requiring you to request another code. That's my only issue with these guys and it's not even their fault. My point of contact with Home365 is Jenna, and let me tell you something about Jenna. If you get Jenna you are in GOOD hands. You ask her about something, Jenna got it. Need something handled? Jenna got your back. Jenna and I have been through HOA BS, Landscaping, replacing the washer and dryer, More HOA BS. Every single time Jenna was Patient, Polite, Professional, and She Got the Job Done! I would 100% recommend Home365 based on my experiences.

Negative experience: Incompetent help so far. Had to delay move in 3 days even though they already knew my preferred move in date well in advance. Couldn’t get clear help because the rep was more interested in telling me to read what they sent, delaying things for three days. Talking like a walking legal document helps no one. May as well have been talking to a chat bot.
