Experiencia negativa: Do not bother applying. They don’t look at your information and ask for the same things over and over. Also don’t understand what a 1099 is! Really sketchy people. Process takes way too long for what it is. Not worth it.

Experiencia fantástica: I had a great experience working with Senita King ! What made it even more memorable is that this wasn’t the first time we met, she also helped me at Tupelo Ridge Warner Robins flats at Mt.Zion. She actually reminded me that we have previously met!Pleasantly surprised to run into her again. It’s rare to come across someone who is both personable and consistent. I highly recommend her to anyone looking for an apartment. She goes above and beyond, not only did she help me with apartment hunting but she also encouraged me personally !

Experiencia negativa: Editing again since there is no way to respond to an answer the "owner" leaves... I can't call the office to find out the address as Whilhoit no longer manages the property. The person on the phone would not even look up my account. The collection agency tells me I have to contact you guys and you guys keep telling me to contact them. It looks a lot like no one wants to do their job. Also, How can the account info be correct? You don't even know what info to look up, not to mention money was stolen from the office and an entire investigation was conducted and I am being charged for that? That response was just a default response to get other people to think you have done your due-diligence. I am a property manager of over 11 years, this isn't my first rodeo with final account statements. I'm editing this because I finally got ahold of someone. They said once an account is in collections there is nothing they can do about it. But they didn't do anything about it before it was in collections. They just put an account that isn't correct in collections and basically said I'm SOL. I know there is something they can do about it, I work in the industry, I know exactly what they can do. They don't want to help anyone. They just want to screw you over. I'm only giving it one star because I can't give 0. I would not recommend this company or any of its properties to anyone. I lived in a property they used to own five years ago and was forced out (not evicted I was being harassed, and you better believe I have all the documentation to prove this.) Someone broke into their office dropbox and stole peoples money orders. THEY DID NOT FILE A POLICE REPORT but I did, all they kept trying to make me do was pay rent again for the same month. Not many people can afford to do that.. Now, after FIVE years, it is on my credit report. I can't get anyone to call me back and help get this resolved. I also never received a final account statement saying I owe anything, they just slapped it on my credit report. I'm a property manager, I know how all this works and this is FRAUD. Save yourself and do not rent from this company. Thank me later.

Experiencia negativa: They take months to fix anything. Our front door is unusable now for two weeks and they have no idea when they will get it fixed. The back door has been broken for over a year and they refuse to spend the money to fix it. This is a constant problem with this company and they own this building.

Experiencia fantástica: Hey this is Janetta Sheppard and I have been a resident at Costa Viscaya apartment homes and I really appreciate the management for having this man,Omar Deleon as part of the maintaining the property, he is very knowledgeable about about his field, he handles the property with his skills, he is definitely a asset to the community over here.No matter what the job is he will get it done,nobody could find out why my apartment was leaking water , but he came in ,knocked the whole wall out lol and found the leak ,patched it up and I am so happy he is here, his spirit is unique he is definitely an asset th Wilhoit properties! Experiencia negativa: This company is a joke. I would not recommend no one to rent from them. I lived in one of there apartments for three years. My apartment flooded many times due to an maintenance issue .It was hell for my kids waking up to water under their beds. When I reported this to my insurance they told me because it an maintenance issue that this on the building owners. When I would report it to the front office they would tell me that they are so sorry and that there nothing they can do. They would send a crew to suck out the water and put blowers in the apartment. Each time this would happen I was on my own and had to replace my personal items that was lost. Sometimes I would have to leave and find a place to sleep because they would have to pull the carpet. The last time this happened I left my apartment for 4 days . They had pulled up the carpet in the master bedroom. They told me that they were not going to replace the carpet until they get the approve to fix the issue that was causing the flooding. Two months had pass and they still hadn't gotten the approval. I was walking on concrete with spikes sticking up. While waiting water had came inside the apartment again. At that point I made up my mind to remove my family from those unsafe conditions. After putting in a 30 day notice those no good people kept my deposit and told me that I owe them for breaking my lease. That is unbelievable. They didn't replace nothing that I lost do to their maintenance issues. It's very disrespectful to say I owe them. It smelled like mold inside that apartment. I couldn't allow my kids to live in that mess. The best decision I made for my family was to move. The name of the apartment is Oak Creek. I have reached out to your customer service and the lady who returned my call was very rude. I have many pictures and videos of the water coming in the apartment. I was trying to settle this situation peacefully. I can't believe you think I owe you. After nearly three years old this and the problem not getting fixed, I had no choice but to move my family. What would the board of health think if I had continue to let my family live like that. Oak Creek been knowing about the water issue but haven't fixed the problem. The lady from your customer service wasn't trying to hear about the water issue. I have videos and pictures that I'm trying not to post are show anyone. The property manager at Oak Creek understood and said they would let me out the lease and refund me my deposit because they understood. No one should have to live in a building where water comes in a damage their personal items. Rental insurance don't cover damage that do to the maintenance issue. The last time water came into the apartment I had six large trash bags filled with damage personal property. Oak Creek maintenance crew pulled up to my door and loaded the bag on their cart and went threw them away. The lady from customer service should try living there so she can see what it feels like when you step out of bed in the middle of the night and the floor is full of water.

Experiencia negativa: Our Veteran/Family owned business was contracted by this company to do work at one of their properties. They asked us to do the best we could to fit them in as they were selling the property the next day. After we jumped through hoops to accommodate them, now it's been 11 months an we still can't get paid for our services. For months no one would answer or return our messages, and when they finally did, still nothing. They even confirmed they received the invoice on May 26th, but since then it's been crickets. We still can't get anyone to answer or return our calls, and we still can't get paid. It's only $108.05, which for a company their size should be easy to pay, but for our family ran business we have had to absorb till now. Maybe one day they will do the right thing and I can edit this post, but for now, this is where we are.

Experiencia negativa: Levelland TX. WORST PROPERTY MANAGER EVER This place is managed by the laziest, rude, arrogant and selfish human being I’ve ever met. She is an awful human being. I’ve been here a while and have never seen her walk the property or pass out letters and notices that are her job to pass out. I’ve never seen her take out her own trash, in fact, I’ve personally seen her walk by trash and or debris that blew in around the office, look at it, and kept walking. From what I’ve seen, she does nothing but complain. She sits behind her desk watching tv on her computer, eats all day while complaining about every thing. She talks about us tenants behind our backs thinking we don’t talk behind the scenes. I’ve personally been told someone else’s story that’s not hers to tell and listen to her talk inappropriately about that person. She starts rumors about anyone she doesn’t like and twists complaints we have and lies directly to our faces. Some of us actually have proof of the lies we have caught her in. She trash talks about everyone else to anyone who walks in her office and will listen. She plays the poor me card and gets ppl to feel sorry for her to excuse her behavior. I’ve never actually seen her do her job. Didn’t she know the requirements to this job and the physical part of it before she applied? Why would she apply if she can’t even get up the stairs. She tells her drama and personal problems to anyone that will listen including the mailman who is a great friend of mine. She will open up to anyone who will listen about her personal life including intimacy issues with her husband and her daughter getting arrested and breaking into her house. Never sees this as a problem tho and will still blame everyone but herself. And she is lazy and mean and doesn’t care who you are. The amount of times we as tenants have heard her speak ill on other tenants as well as other employees is mind blowing. She treats everyone that way. Her excuse is always that she is having a bad day or has some kind of excuse as to why she is acting that way. It’s either she doesn’t feel good or blames it on her family, or another tenant. She is probably one of the rudest and two faced human beings I’ve ever met. Just the fact that a couple tenants have recordings of her yelling at serveral different ppl should tell u something. I have personally seen her get into a screaming match with a tenant made her cry. Needless to say, there’s a few of us tenants here that do not go into her office unless it’s absolutely necessary because we are tired of her. She needs to be fired. She speaks to tenants and or anyone that calls for information like we are idiots and makes us all feel dumb. She gets mad and frustrated if we do not understand something she’s explaining and just cops an attitude. 90% of the time she has an attitude and just makes you not want to be around her. When signing the lease she skipped over more than half of it annd said “as long as u have common sense then I don’t need to explain this part” then gets mad threatening eviction of something comes up weeks later that we don’t understand that was never explained to us. Of course it’s our fault though. Even spending 10-15 with her drains u so much you go home and take a nap. I wish there was a way I didn’t have to deal with her and honestly this property deserve someone who actually cares about it and will treat everyone around her with respect and kindness instead of belittling and crappong on everyone because she’s a miserable person. Please let her go, and find someone better. Hell I’ve never done property management but I bet I can and would be a thousand times better than this lazy and selfish person. She don’t care about anyone but herself and it’s obvious. A lot of us are looking at other options to move out and pay the consequences just because she has ruined the place we call home. GET RID OF HER or your property is fixing to have a bunch of empty apartments all because of her and her. Idk about u but I wouldn’t want someone like that running my complex.

I made a deposit for one of their apartments in Midland, Texas, with the money order Number . it wasn't possible to meet the requirements for their program, but since that date I've insisted on a refund of my deposit, and it's been three months, and it seems absurd to me. Mrs. Norma, the manager, told me the check was sent, but it's absurd that she included incomplete information. She said: " I forgot to include the apartment number, and that maybe that was the reason the email was returned. After that excuse, I gave her my new email address and asked her to please request a receipt. She has refused every option I have given her: First, that I could pick up the check at her office myself; she said no. And second, that when I send the email, I could sign it as received, or that they can deposit it into my bank account number. After these options, she avoids me and offers no solution. Her response is for me to go to the post office, which I have done, and they tell me they have nothing. I asked her to please look in his bank records and see that we haven't withdrawn that money yet. It seems quite strange to me that the rest of my correspondence arrives without any problems, except for that refund. Your manager now she's hanging up on me and not offering a solution even though I've given her several options. I hope an investigation can be conducted into this case, because I've unfortunately lost confidence in her manager and your property .

Experiencia fantástica: I live at Nottingham Apartments here in Gardner Kansas. The Police are here all the time but there are worse places in this town, Madison Apartments had me trapped for an entire year with roaches that finally made it into my sleeping bag. Devastating memories that will forever haunt me. This place has given me peace. I am forever thankful for Rachel Klotz- Manager who held a spot for me. I was her priority (Wow!!!!!). She has been superior in my life!!!! Greatful, honorable, helpful, God given!!!! THANK YOU from the bottom of this heart ❤️ to yours. ( PLEASE NEVER LEAVE!!!!) ALSO a shout out to the maintenance man, Kevin Chadwick who ALWAYS comes, that day or the next with fixing my window, the a/c unit that was knocking, & the clogged sink & (bonus the replacement light that is brighter that I didn't even ask for!!!!) & the breezeways are cleaned so well. I love it!!!! & now the new mowers that only need to spray for weeds we have a workout room, a pool & washer/dryer in home!!!! Check us out... it's definitely safer than other places in this town ex 130 E Madison or AspenPlace!!!! Happy day!!!! ❤️

Experiencia negativa: DO NOT DEAL WITH THESE PEOPLE!!!! I should have listened to the reviews I saw online and left them alone. I applied for an apartment on November 20th 2024 and they finally approved me 5 months later then tried to give me 17 days to move and said if I can’t move by that date then my approval is withdrawn. They gave me the run around for 5 whole months and kept asking for check stubs over and over. I did everything I was supposed to do including taking my newborn in and out in the rain sleet snow and hell to do paperwork everytime they asked. Please stay far away from these ppl. They have all my information and I’m not even moving there. Their crooks and I’m glad I didn’t move there. They better send me my deposit back. I seen on different reviews where they don’t send deposits back

Experiencia negativa: Wilhoit is trash I’m warning people do not I repeat do not rent from this place. The only corporate office is in Springfield, Mo and I believe Irene is the only person that works for corporate. Irene is rude and aggressive over the phone, when you request to speak with someone else she will tell you to put it in writing and email it. She is the only person that I used to get on the phone when I called corporate like seriously!!

Experiencia negativa: 8% increase in rent at a senior apartments for those on fixed income is just greedy and unwarranted! No improvements have been made to the facility; it is merely a grab at a social security payment increase. What a low bar to steal from your elders' pockets. It is fairly clear the values of those who lead this company.

Experiencia negativa: I have lived in Costa Vizcaya Apartments in Houston, TX for 10 years and have NEVER, I repeat NEVER not paid my rent. Now all of a sudden, this company takes over and money orders are getting lost. Then they treat you like it's your fault they can't find the money order yet keep a bag of money orders from people who they claim didn't write an apartment number on them or they can't understand the handwriting in a drawer. Now every month I am getting an eviction notice because of this. Then they keep calling me threaten me with an eviction even after they have put the notice in my door. Well guess what eviction means court and if that's where this has to get resolved then I will gladly get an attorney to not only prove what type of resident I have been, but that this money order was purchased. I have even showed these people a copy of my bank statement showing the debit from the post office for the same amount as my rent and was told that doesn't mean anything.

My mother applied to Ashton Walk apartment 07/31 and paid the deposit 8/01/24. Here it is November 14 and they still haven’t processed the application. I’ve been to the Ashton Walk apartments in Forest Park, GA three times providing additional information and documents. They won’t release the deposit and they haven’t approved the application. They are thieves. That’s why they ask for the deposit before you’re approved so they can find a reason to keep your deposit. Experiencia negativa: I moved in July 2024 , ever since then I had problems with my breathing (I already had asthma)I had got very sick 10/18 went to ER WOKE UP A WEEK LATER . I had to be intubated ,So the doctors recommended for me not to return . My family let the apartments know it was mold in the unit and they got all My things out . The apts claim they did mold testing but it was a week later and it came back negative . But my family have pics and tests of the mold . I don’t not recommend this company / nor apts And the star was only for I can submit this information

Experiencia negativa: Holly Ridge "senior" apts. No return calls after calling Wilhoit for my security deposit. Left Palatka fleeing. Beyond awful. Found out shortly after I left someone from somewhere, was using my info for children/ fam. Services in Florida under another name to get medical coverage. Told by 1 female. I just had a philosophical disagreement with boyfriend who bought her expensive car she drove to Holly Ridge, but when she or management felt she was fleeing abuse, she bypassed everyone on the waiting list,& got right in. Threatened/ intimidated / told point black don't complain to other apts., " if you want another apt." Horrible!!!

Experiencia negativa: Serious Mold Issues and Poor Management Response – Avoid Redland Creek Apartments for Seniors I am writing this review to share our distressing experience at Redland Creek Apartments of Lawrenceville, GA, particularly for seniors. My mother, who lives here, has faced ongoing health and safety issues due to serious mold problems. These issues have already been reported in the news, but sadly, the management seems unresponsive. Despite calling nearly 20 times in just one week, I have received zero responses. My mother has been left without proper heating or air conditioning for almost two weeks after they had to turn off the central AC due to mold, which was initially downplayed by management. Now that temperatures have dropped, she is sitting in a cold apartment with a mold issue that remains unaddressed. Not to mention, the unit next to my mother's AC has also been out, and another neighbor down the hall is experiencing unknown health issues and is now being tested for mold exposure. Numerous tenants on the same hall have shared their need for help, but the lack of response from management is alarming. We’ve repeatedly tried to reach the management office for assistance. Each time I visit, the office has a sign stating they are closed, even when the lights are on. My mother even waited for hours in the lobby for someone to assist her, but no one ever came out. To make matters worse, my mother is owed rent money since her apartment is not livable, yet management has not provided any immediate plan of action to resolve these issues. This place may seem like a last resort, but please think twice before moving in. The health risks and lack of responsiveness make this a dangerous environment for seniors. I will be contacting local authorities and news outlets to bring attention to this situation. For anyone considering moving here, I urge you to look into the mold issues and management's failure to respond. We need help now! To search for the recent and past News Investigations done on this property, google "Redland Creeks Mold". Wilhoit (Don't leave me a number to call because I have call you more times than you even once thought about these seniors). They just want your help in doing the right thing because this will come back on you because you are so wrong! We are still waiting for resolution ASAP!
Experiencia negativa: I really don’t know what to say . Started as a great place to live now it’s riddled with drugs and stolen cars and strange people . I’ve been here a year and we have had at least 3-4 different property managers . Nothing is ever fixed and the excuse is given they don’t have enough maintenance personnel, but at this point it’s a muted conversation . When you have tenements who work hard to pay this “tax credit rent” excuses are getting old. Experiencia negativa: 1: I have a stove for the last 2 years caught on fire twice fire department came out twice had to pick up a report from the fire department ask for a new stove that I was told I was going to get from the old company which was the NRP group and then the new company without property took over the apartments been having a problem in the office with the rental office and the property manager 2: I do my lease every year in August so I went to do my lease and I get a letter from section 8 saying a new amount is 994 and I pay $15 eight that makes a total of $1,000 100 and $54 now make a long story short they tell me they're not getting 994 because it wasn't approved through the housing authority that's a lie because the director told me they're getting it she doesn't know what's going on with their finance department but they try to make your account look like you owe them money or they add to it not only that they're billing me for the month ahead before we're even are in the month that's not cool 3: as far as the stove I am going to go by my own stove I had to buy two door knobs for inspections to pass I had to buy a thermostat and we were freezing with the weather because the girl in the office at the time Adrian would not get the thermostat till after the holidays so my son installed it and I had to buy a microwave when I moved in because this unit didn't come with the microwave and they put me in a unit I never looked at you had choices to pick from but I noticed when I talk to people who have such a nice housing in this low income division they've been dealt the same way but people that pay off their pockets they treat them and do them and cater to them better so there's a discrimination thing also going on but I'm going to handle it I'm going to talk to someone and get some good advice and see what action I can take because I feel as though somebody got to fight for us and as a matter of fact it's the cost of a car apartments management they have temps in there day and night always so they need a real staff up in here just saying thanks for reading and you all have a blessed day this company is the pits

Experiencia negativa: They do these unneeded walkthroughs once every six months and do not allow residents peaceful enjoyment. They do not allow people to live in their property without constant interference and need to realize they are not HUD. The wilhoit walkthroughs are invasive and make it impossible to enjoy living anywhere they manage. Do beware. We are moving, we cant deal with the repetitive invasive demands of how this place wants resident to live with their list of what they want the place to look like. No response needed. We live here you dont, we will live however we damn well please. We paid a deposit and have an extra grand on the books to cover whatever just in case. They still dont get that we paid a deposit if we needed maintenance we would call it instead because we are on HUD they get bias and want to come uninvited, unneeded and look and make sure nothing needs some sort of unaffiliated second opinion on where we rent and how we live as management and they do not pay our bills and are not on our lease. It is like they do not respect tenants rights and impose because HUD pays a portion. No other units get walkthroughs and they are not Hud. A yearly inspection from HUD is enough. We are horribly inconvenienced and we tell them this and they just do another inspection totally disregarding us as consumers even. This is the only rental company that i know of that acts this way. I live at 3030 hirshfield road the manager latisse Diaz is strictly horrible her whole staff walked out on her. Not only did they walk out on her when they quit all at the same time they printed out of Burger King sheets with the word I quit you can't have it your way. Where I live at is strictly horrible she does not care about the residents the gates forever open. The washroom has been broke for the last year and a half the police stay on the property stolen cars broken into apartments. The foundation is all the way cracked where water comes in your home and it's lots of mold everywhere. I have reached out to corporate since 2023 never received one phone call back from them so I already know what's going on. It's to the point now where I had to even call the police on the manager what's crazy if you were to go and look at the reviews on there home web page apartments in Houston spring Texas. There was a young lady filling out her application when I went in to do a work order long story short is that she was about to do all of her application paperwork and plus give them her money order come to find out is that when Manger heard that she didn't have an income and she had just quit her job but she did have housing assistance and she worked from time to time helping people out to get an income and she has proof to prove that the manager listings came out of the office and told her that her application won't be able to be take it the lady left out of the office I just so happen to put in the work order she refused to try to help me with so I told her I would be called corporate office and there sister property Costa Ibiza ask that manger to call the her head boss which I wish now I would have made a police report. They never call are responded back to my email nothing ever happened but as I was coming out of the office I'm the young lady stopped me and asked me if I knew of any places where housing do take the housing vouchers of any apartments so I was giving her the name of a I did advise her that I had a one-bedroom voucher in a three-bedroom unit. at that moment the manager realities come out of the office and address me. came out of the office walk to the street where me and the young lady was standing at got in my face and address me asked me why was I talking to her prospect I said excuse me at this point in time anybody that I talked to I am grown I have the right to talk as far as I know that you're in my space you need to back up at this time. I dismissed her after she was loud and like nauseous in the parking lot where we live at I called the corporate office and I also called the manager Miss Brenda never received the phone call. She even told the maintenance man to don't talk to me before before he get assaulted by me Of course I have legal documentation showing the violations that she giving me was in retaliation from having inspections come out and she fell three different times and refused to fix anything and tried to blame me for something in the unit that is completely out on them. If everyone on here look into what they need to look into I wish a lawyer take this case Sue this company for what his work they make millions off of poor income people and they use section 8 to really gain profit and play the employees. Experiencia negativa: I lived in the Flats at Mt Zion Apartments for over a year. The entire time the dishwasher leaked, one of the toilets wasn’t bolted down properly, and my front door lock didn’t work properly. Several maintenance requests were put in, as well as, visits to the leasing office, and they didn’t fix anything. I moved out 06/12/2024 due to personal reasons and this company filed an eviction 06/20/2024. I did not abandon the property, I gave a 30 day written notice, completed a walkthrough, gave a forwarding address and turned my keys in 06/12. I have reached out to the property several times, had one of the leasing agents laugh at the fact the eviction was filed, the property manager will not return my calls or emails. I have also reached out to the management company, spoke to a regional manager who stated she would have the eviction cancelled since it was falsely filed and it has not been canceled. This has been the worse experience I have ever had with an apartment complex. I believe they filed an eviction since they knew I was moving out of state and didn’t think I would find out about it until after a judgment was made.

Experiencia negativa: I wish I could give zero stars. The manager and supervisors needs to check their attitude!! Customer service skills need training. Their very disrespectful. Even the apartments here have trash everywhere. Wish that they actually hired someone who isn't rude and actually gives a damn. I applied 18 weeks ago and was told that there was no waiting list. My application was held 83 days before being submitted within 5 days of submitting my application I paid the deposit without being approved. I have called headquarters and I can not request my deposit back unless they deny me. They won’t approve me but they won’t deny me. Every week we sign the same application and use gas to come in the office to say we already have submitted the paperwork that the staff has not turned in to compliance. I am on section 8 I have had to have three extensions and the office had me turn in my voucher 40 days ago and they still have not approved for the apartment yet. I am in jeopardy of losing my section 8 housing and my deposit paid to this company. Which is a lose lose situation. Every week me and my 4 children hear broken promises that we will move in soon this week as a single disabled mother this is heartbreaking.

Experiencia negativa: I moved in to their property (2015) because the manager was on top of everything. The property was nice. She did quarterly inspections, took care of all upkeep and repairs, and it was a good place to live. Then she left. I spent a month trying to contact someone at Wilhoit because my dishwasher/sink were clogged and backed up into the dishwasher. In that month, I left messages at several extensions on their phone line, including anyone that sounded important and left a voicemails on them, not knowing who I actually needed to contact. They sent people to collect rent, but nobody to do repairs. Nobody ever called me back in that month. I actually got hold of someone's secretary at the one extension answered by a live human and she promised a callback. There was none. Over a month with a putrid smell permeating my entire apartment because of the plumbing issue. By 2018, she was replaced with a woman who ran the place into the ground. Not one inspection in the six years she manged the place. There was literally no upkeep on any part of the inside of our apartments. They entered only when the fire inspections occurred or there was an emergency. Requests for basic upkeep were often ignored and denied. Refused to take care of noise complaints. Trash all over the grounds, rats outside, not one section of the lease was held up on their end after she took over and government subsidized apartments have many rules. Dogs well over lease weight restrictions were barking all hours, using the bathrooms on 3rd floor patios, barking at sprinkler repairmen for 3 days while they replaced lines. She claimed we were “dog friendly” so there was nothing she could do. She had to be told repeatedly about the same work orders and would feign disbelief that the maintenance man hadn't gotten to it yet when it was obvious that she never gave him the orders. She sat on her phone or in her car smoking the entire time she was there. She would obviously lie to tenants about work that was to be done and acted as if the money to do repairs came out of her own pocket. I assumed the company would like to know what kind of manager they had and would take care of things if they realized, but I was wrong. They ignored my complaints about mold. They gave me the run around for months via the customer service person pawning me off on several different regioinal managers who never got back with me or checked into the problems. The VP supposedly said I had to remove a window AC, but I needed an alternate solution. I assumed the lazy manager was lying again, but when the CS rep told me the VP tried to call me with zero missed calls, it was obvious lying was part of the repertoire here and they clearly condoned the behavior. The whole issue was their central unit being in such a state of disrepair that it was causing asthma after neglect caused it to leak, rust, and mold. Nobody ever got back to me despite months of pleading with the manger who said she would get it fixed and months more of begging Wilhoit to follow through or at least allow me to use my own AC. Nothing. Not one solution. No follow up. Many of my neighbors tried to contact the company to complain about the manager's lack of upkeep, repair, and actual managing. They mentioned how the messages just got directed back to our manager and never taken care of by Wilhoit. They don't care about customer conditions or complaints. She spent 6 years running this place into the ground while we all begged someone to replace her with a working manager. Then the letters went out for inspections and we thought someone was making her do her job finally. NO. They were selling the place after neglecting it for the entire 6 years. In retrospect, it looks like they were saving as much money as possible before selling out by hiring and condoning negligent management. It's a govt subsidized complex so they were receiving funds for both subsidies and section 8 while doing this. The other 3 properties they owned here were also sold similarly after neglect. Someone should check into the legality of this pattern.
Experiencia negativa: Don't even deserve a 1 star. I've lived here for 7 years, and NEVER had a problem with the previous company that owned them. It's been nothing but constant problems with this company. We've had about 7 different office managers in a year and half, and the one now Jasmine isn't any better. She has put a eviction notice on my door 2 months in a row, and I had to call to inform her she had already cashed my rent check ON TIME NOT LATE. The second time she did it I wrote on that letter that she had already got my payment AGAIN, and please stop harassing and embarrassing me. WELL here we are month 3 and she put yet ANOTHER note with printouts from December and January saying I will be evicted for $30 for past rent. I didn't even sign my rent renewal til the very end of January ( over 4 months late) 3 1/2 weeks after that rent had already been paid, and I was told by that manager my new amount would start in February. Someone needs to get it together. This is harrassment and unprofessional. I WILL NOT continue to allow it to happen without going further to get my point across. No one answers or calls back from the corporate office, and the office manager is never there before or after I get off work. Anytime I've called on break it goes to voicemail. ENOUGH IS ENOUGH!!!!

And to add more context about this apartment complex it was so nice when I first moved in and slowly but surely turned into the ghetto, dog poop EVERYWHERE, trash up and down the steps and around the complex, no one is picking up behind themselves, there have been several break ins and they supposed to have SECURITY, who is never anywhere to be found, kids running around unattended outside and just all around nasty I used to stay in my apartments because it was just disgusting outside, maintenance requests take MONTHS to fix and that’s after I had to remind them I had one! They refused to fix said pool and I was never able to use it. They never repair anything, with excuses that it’s livable that way. They left one tenant without a heater when his broke. Refused to get him a new one. Had to go all winter with cold water and the only heat he had was from the space heaters he had to purchase. Don’t rent for any property owned by this group. You’ll have the worst experience in your life if apartment renting.

This community is located in a low income are whereas the income levels are well below the 150% margin of poverty levels. This community has a contract with a Tow and Storage company that schemes the tenants of this community out of their money. By only towing vehicles near/at the first of the month, while towing vehicles without valid reasons. Cars are repeatedly stolen and vandalized. There is No security on property after several safety incidents have occurred. No proper lighting in secluded dark areas. When you speak with office management regarding these issues, they claim "waiting on approval for bids in selecting a security company", this has been their excuse since the Summer of 2023. If you are reading this, I think below is valuable information for any tenant renting from a management company that does not have the best interest of their tenants and their community,... **************************************************************** Landlord Liability for Crime Landlords may be held responsible for criminal conduct on their property, especially if they did not provide adequate security. State and local laws may set forth specific security measures for rental properties. It is important to provide reasonable protection for tenants, including designing a security system, if necessary. Costly measures such as these can be much smaller than the costs resulting from crimes on the rental premises. Individuals injured or affected by a crime, such as the operations of drug dealers, may sue the landlord under the theory that the rental property is a public nuisance. This legal doctrine involves a threat to public safety or morals, which poses an inconvenience to the rights of the community. If the landlord allows illegal activity to continue, police or federal authorities may assess fines Not to mention the Black vultures, possums, rats and cats on property in the common trash areas, lingering on the patios, and building structures. You can't even take out your trash safely.

Experiencia negativa: Very Poor Company to deal with. I lived at Chapel Ridge Apts. for two years and have moved out three and a half years ago. I'm being sued (they say) because I broke the lease and moved out early. This is NOT true! I moved in the first of May 2019 and gave my 30 day-written notice April first 2021- I began moving my things out in April but didn't finish the move and cleaning until April 30th. During which time, one of the maintanence men went into my apartment and opened sealed boxes and it wasn't until I was moved into my house that I realized I had items missing. A neighbor had told me on one of my trips back that she had seen the maintenance man taking something out of the apartment. The place was overrun with cockroaches and I had to hire an exterminator on my own to get rid of them! The pool was NEVER cleaned! The Health Dept was out once to look at the pool, it was so horrible it literally looked like swamp water! The noise from the tenants above me was so bad that a few times I had to go upstairs and ask if they'd try to keep their (4) children from jumping off furniture or whatever it was they were jumping from. My windows downstairs would rattle. People broke into mailboxes and even tried to get into the overnite drop box where rent is left. Office personnel changes like the seasons! In the 2 years I was there, they had 2 sets and since I've been gone, there have now been three. Terrible Apts and even worse communication!! Obviously this company ONLY cares about the money and nothing about the tenants!! Slumlords!

There has been a lot of breaking in and stealing going in this complex we have taken reports, pictures to the management so they can get us some security and there answers is we don't care not out thing not our problem and our insurance should pay for the lost and they don't care to help us at all! The news has reached out to the company and they don't care to reply so sad we have to go through this !
Unfortunately, crime has no zip code, and with the recent occurrences, the property is putting extra measures to hopefully dissuade people from engaging in criminal activity on our property. We have upgraded the lighting, started a neighborhood watch program, hired a security patrol company and have engaged with the local police department for guidance in handling these issues.

Supposingly Maintenance was to come and spray it up but I still see it. The mold is in wall that has to be taken care of. Stealing , killing my plants going thru my personal items. Banging on walls all day and night Unauthorized people eat 3:44 am . I was harassed from day 1, enter my apartment . I gave the manager a doctor's notice that I could've live by myself . She was wearing my 300.00 Leather purse on her shoulder the day I moved out

She misplaces important documents and then if she looses it she blames it on the tenant and corporate DOES NOT respond! I sent a total of 6 emails over a 2 month time span and never heard from them at all! I have moved and will warn anyone about Rutherford Park in Murfreesboro.

I did an application back in March with their property Arrington estates in west memphis arkansas once I was told that I was approved, I paid my deposit and was not aware that it could take months before compliance could approve on their end. The only thing that was told to me was that the application fee was non refundable. I decided to withdraw my application in JULY after paying for my deposit in MARCH after constantly given the run around. Every time the office manager told me that compliance needed more documents I would have the documents in the same day and for four months they played and gave me the run around and I had to leave my home due to the landlord getting ready to sale it. After so long I applied for an apartment and got approved and withdrew my application because I needed somewhere to stay. The apartment manager told me it would take a few weeks for them to refund me my deposit. After almost a month, i called to inquire about my deposit and the same apartment manager told me that corporate said that I could not get my deposit back because I forfeited my application i was never told this at all and when i went to the office she showed me something in fine print that said i had 24 hours after application or my deposit will be non refundable and honestly i believe they had just typed that in fine print because it takes LONGER THAN 24 HOURS TO EVEN APPROVE AN APPLICATION AND WHY ARE YOU ALL TAKING MY DEPOSIT IF I AM NOT 100 approved? Why should they inconvenience me for 4 months after doing every single thing they asked and keep my deposit and this has NEVER BEEN SAID TO ME AND I ALSO HAVE RECORDINGS WITH THE PROPERTY MANAGER TELLING ME THE TURNAROUND TIME IT WOULD BE TO GET MY DEPOSIT

Experiencia negativa: Terrible company! The numerous ways they are scummy I can't even address. Don't rent from them. They do not fix things. Finally after I spoke up and people got heat put on them then they would not get our paperwork completed so we could stay 1 more year. That was fine and actually did us a favor and we live in a very nice house. But 6 months later we have collections for damages we don't even know about! Unless they are charging for the items we asked to be fixed the entire time we lived there? They are going to come on here and discredit all I say. That's what they do. But if you rent from these people you will see. So glad to not live in the slum anymore!

Their property managers refuse to respond to requests for safety on this apartment property. I've been physically assaulted twice and harassed for 6 years by another tenant. However! The location is totally awesome and convenient! Overall, Tregaron Senior Residences is managed fairly well. I like my apartment and will continue to live here. Yes... Some frustrations ... But, a decent, quiet, safe community to live in. The managers sometimes drop the ball. But, all of them have always treated me fairly, respectfully and kindly.

Experiencia negativa: This company is (another) lawsuit waiting to happen. Down here in Gulfport Mississippi at Riverchase park, they think its okay to STEAL fee money. That plainly says in the application, this money will be used for deposit. Yes, my application was denied. For not making enough money or poor rental history. Which i dont know as the staff cant quite make up their minds. AND according to the BBB this is an ongoing issue. I can also respect and accept getting denied. What i can not accept or respect is the theft of my five hunded dollar fee that was suppose to go towards my apartment deposit. My income controlled, apartment deposit. I did get a five dollar check, that i found amusing. Perhaps they were amused by it as well. That was called a " move out fee". Gosh, i never moved in. Wow. And now, dear reader i am going to close with a warning. Do not rent or even attempt to rent from properties managed by this rather sorry, so called company. They obviously dont mind the blatent stealing that goes on at their mismanaged and shoddy peoperties. And yes, i know very well that the " application fee " is NOT refundable. My five hundred dollars is. Unless theres something in the fine print i missed? Which i did not. Im waiting on my check. I dont think contacting your office will expidite that process as I am not the only one this has happened to.

Experiencia negativa: Wilhoit Properties in Tullahoma Tn. I’m writing this review to let anyone wanting to live at Brairwood Apts. in Tullahoma Tn know how old people are treated. There is a resident that has lived there going on 4 years and she’s 81 years of age. There has been 4 managers there and all 4 managers allowed this resident to have a parking space . After all she’s pays rent . She’s 81 and she doesn’t drive due to a stroke. Now Number 5 manager takes over and she will not allow this resident to have 1 parking space for her adult kids to come and clean her apt. bring her groceries etc. This is discrimination towards the elderly. This resident pays rent . All other managers allowed this resident to have 1 parking space in front of apt. This resident was suppose to have got a letter 30 days prior to her rent going up not so… the resident went to sign lease and then was told her rent was going up . That’s not how the resident was done in the past 4 years . This resident is being discriminated again because she had a stroke and can’t drive . This resident can take care of themselves they just can’t drive.

Experiencia negativa: Liberty commons in Columbus, Georgia is disgusting! I have never seen it this dirty until the last few months the parking lot, the buildings, dumpster areas are filthy. Children are out of control. We have had a couple notices about kids under 15 not allowed outside without adults but it’s clearly not enforced at all.Kids of all ages here need some type of rules. Other complexes on this side of town have security.. where is ours? Under 18 have a curfew to be in the house, where is ours? I have lived in other apartments before and I can honestly say your property manager is simply not doing a good job at all. I invite you to randomly come down here without warning and take a look around and ask yourself is this the best you can do. I feel like I’m paying rent and getting nothing in return but a headache it’s so dirty over here I don’t even like for people to come visit me. I use to tell people to move to Liberty commons but I honestly can not recommend this complex anymore. Having rules and expectations of the people that live in your community that are enforced will greatly improve it along with keeping up with outside duties

Experiencia negativa: Horrible company. They will not answer a phone call. I moved out on good terms after living there for 4 years and was told a month after move out that I was in collections for nonpayment. I took my bank statement to them to show THEY cashed a physical check for the amount they sent me to collections for and they told me they’d look into it. Now I can’t get anyone to respond. Do not use this company if you can help it at all.

Experiencia negativa: The lease says no vehicles with expired tags can be in parking lot we have one that has not been moved in 3 or 4 yrs and not tagged since 2019 it is in a prime parking spot and parking is very limited close to the bldg. Leslie has been told about it and does nothing about the parking is a mess over here. I sold my car when I couldn't drive anymore and they made me take my car off property because I had a for sale sign in window so just where are their piroties?

It's been 2 weeks of 100 degree weather and they have multiple units with no air conditioning at all or using a single small window unit that covers 300 Sq ft to cool the entire unit that is at least 5 times that size. Management absolutely does not care and just strings residents along with excuses as to why the air isn't fixed or why they can't get another window unit. Also sent pest control out for the first time in over a year and more bugs started showing up. When asked about it their response is that the poison actually attracts them and that residents should purchase their own traps and poison because they would not be sending pest control back out even with spiders and bugs in the apartments. Absolutely disgraceful, Ashley and Emily just do not care and the entire thing is so poorly managed that they have no spare cash on hand for any repairs or replacements. I called corporate customer service at the start of the 100 degree heat wave almost 2 weeks ago and they have still done nothing to address the fact that people are using small 6000 btu units meant for ~300 Sq ft to cool an entire apartment house of over 1500 Sq ft. To include the babies room, kids room, bed room, living room, and kitchen.

This is probably one of the worst properties I have ever been on. I'm not sure how they can treat people with so much disrespect. I'm not sure why the corporate office thinks it's ok to be so rude and disrespectful to most of there tenants. I would never recommend anyone ever living here. They make people move with no reasoning and they take there sweet time fixing stuff in your apartment or they won't fix it and I have had to fix things in my apartment myself. So now I'm loosing everything and my kids bc of this apartment complex. They only care about them selves no 1 else.

Experiencia negativa: I am a current resident of Liberty Square Apartments. I have been residing at this apartment for almost 3 years. I have have been dealing with a leaking refrigerator since I've first moved in the apartment. The sink have been leaking for over 2 months, and it seeped all in my living room. I have a current leak situation that have been going on for over a month, in my 2nd bathroom and in my daughters closet. It was stated that the leak was coming from upstairs and it was fixed. But that was not true. Now the leak is in the electrical fixture in the bathroom, in the hallway bathroom rug, and my daughters closet. It stinks badly in my home. The carpet has been soaked for over a week. We are now experience repertory issues. They haven't had maintenance for the apartment complex none this year. I need someone to help me rectify this issue ASAP. Please and thank you.

Experiencia negativa: Came to view the Switzer Senior Villas in Merriam, Ks., but the office isn't open at all. It has the office hours 8-5pm, but there isn't a car at the office at all. They need to post the correct time, that they are open, cause whoever is running that office, has poor management skills. Guess they make their own time. She leaves at 2pm, not 5pm

They have made multiple mistakes on my paperwork to live at 1 of their properties, but are blaming me and trying to charge me more for rent than what I qualify for. It has been almost a month since I applied and I have still not been successfully processed because Wilhoit won’t communicate or listen to me. I’ve had to couch surf with friends and I am currently in an AirBNB. Tupelo Ridge Apartments in Warner Robins, Ga is a newly developed property that started leasing October of 2020. Majority of the tenants if not all are black. The property units has ongoing water leaks & building structural issues and has an active infestation of mold, bugs (spiders, roaches, huge wasps nest) & rodents. They property manger bought cheap paint from Lowe’s to paint and cover over the evidence of mold in another tenant’s unit instead hiring a professional to inspect and treat the root of the mold problem. I complained to the property manager of an earthly, damp and rusty water aroma coming from inside my unit over one month ago and since then have learned that other surrounding units are infested with mold. The property manger ignored my concerns and signs of mold and denied having anyone else to complain of mold. The property is not properly funded. We have went several months without a maintenance person and management refuses to hire pest control to come out and treat tenant units upon request or in general. The trash areas are unkept and filthy, I am even hesitant to throw away my own trash at time. I literally have to step over trash to throw away thrash and that’s disgusting!! Our apartment complex doesn’t even have a entrance sign to let people know the name of the complex and it’s been up for almost one year. Calls & emails to corporate are ignored and not responded to. The property manger constantly lies about everything and discloses other tenants personal business to one another. Tenant notices are plastered on their doors displaying personal information for the entire floor to view. Each unit were supplied with a set of washer & dyers that don’t work properly. Dryers continues have water leaks and lent filter fills with water, which could be a fire hazard. Property manager told me that I will billed after I requested to have a ticket put in to have the dyer inside of my unit maintenance (even though I am not the owner of the dyer and it’s under warranty). The units doors leafing outside aren’t completely sealed leaving large gap openings which causes units to fill with high humidity and later promotes mildew. The property manager blames tenants for the mold problems and doesn’t acknowledge the conditions of the poor building structure it self. He told me that one of the walls in my unit had 100% moisture but refuses to repair the wall or dehumidifiers for my unit “because it’s too expensive”. Vents in the ceilings have leaks but aren’t inspected for mold. The property manger will not accept my plans to “repair & deduct” where I hire a certified mold specialist myself and deduct the out of pocket cost from my rent due. He refused my offer and threatened to evict me if I didn’t pay rent for this month even if my unit is unsafe, uninhabitable and my infant son & I are having to live with close family members since I have evidence of the presence of mold inside my unit. The property manger proceeded to call the authorities on me after I politely confronted him about the mold infestation issues within the buildings and has verbally told me that he will stop me from coming to the office to draw any further complaints. Corporate never want to hire certified professional technicians. They only rather use their own inside people to come out and fulfill work orders only after receiving multiple and repeated complaints at a time. Wilhoit Properties does not care about their residents! all they care about is increasing rent and receiving it on time. I was even forced to take a market rate unit at the time of applying and I have been over-paying $195 every month on rent since November of last year. When at the time my yearly income was under the income restriction limit. The way they treat people is sad shamed.

Tupelo Ridge is a new community and we have been working with you on any issues we are aware of.
We were made aware of a concern you had in your closet and possible moisture. The warranty request was submitted and the construction company sent out a vendor to address the issue. He was a certified person. We have worked closely with the construction company on any concerns that have to do with any organic growth. Mold reminders were sent to all residents on 8/31/2021 as a reminder and giving additional information about mold, mildew and how to ensure both residents and the owner are doing their part to alleviate any concerns.
Regarding your dryer, the issue seems to be coming from a failure to empty the lint trap each time it is used. We believe that this is the issue as the appliance is new and the warranty request was completed.
There is an entry sign (see attached).
We have been looking for a full-time maintenance employee and in the meantime have utilized a temporary service. Their priority each morning is the trash. They are at the property Monday-Friday.
Pest control is completed quarterly, and are on property monthly. Your apartment was treated in June 2021. At that time, a wasp nest was pointed out and was removed. We have not had further complaints.
We are aware of your concern about your rental rate and we have worked with you extensively on this issue and have provided all information to you including calculations. A third party was involved at your request and all information was provided to them, as well.
We welcome all qualified applicants and residents and we do practice fair housing regardless of the race of the applicant or resident. None of the issues you have brought up have to do with the race of anyone at Tupelo Ridge.

Experiencia negativa: If there was an option not to put a star, I would. They are VERY unprofessional. Require the deposit to be brought BEFORE being accepted. Seems sketchy. Then want to say it would take up to 30 days to receive my deposit money back (since I added that with my application money, apparently it was my fault. I was never told otherwise and have a voicemail to prove that.) overall the worst experience I’ve ever had with a rental company.

Our institution is an equal opportunity provider, and every application goes through the same process and applies to the fair housing guidelines. All properties under management require a deposit with each rental application as it is company policy. If the application is denied, we that it can take up to 30 days to process a deposit refund even though the refund is typically processed sooner than that.

Experiencia negativa: I will not recommend any of the Wilhoit properties to any family with kids. We're going through alot with one of the neighbors where There's partying & fighting going on broken beer bottles outside which I took pictures of because we ran into it . I made so many complaints to the property manager and it's my word against hthe neighbor even with recordings of the noise still not enough. All I was told was that it had to happen again in order tfor them.to take care of the problem. Or the issue was not going to be taking care of over night is what Kathy said from the corporate office.

Experiencia fantástica: Patty has been our temporary Resident Manager at Hardin Terrace until a new one is hired. I cannot say enough about how professional Patty is and if any problems come up or repairs need to be made she is right on it. Patty came right in and saw what needed to be done and got right on it. Patty shows that she really cares about the property and the residents. I could go on, i just wanted to give a big shout to you Patty and all you have done since you have been here. Experiencia fantástica: I recently visited 4 Wilhoit Properties locations in the Tulsa/Broken Arrow area. I found all the locations to be well maintained and professionally staffed by competent, friendly, helpful managers. My order of preference would be Hartford Villas, Kenosha Landing, Cornerstone Village and Heritage Landing, although I did ask to be put on the waiting list at all of the locations. I would not hesitate to reside in any of them. I am an independent, active 72 yr. old male.
