Experiencia fantástica: Rented a duplex sep 2020-sep 2024 from hunter property management. Easy to work with. Just like any where else pay your rent and don’t create problems there won’t be any. Only thing I disliked was the walkthrough gentlemen has a bad demeanor. But 4 years and that’s my only issue. I’d call that a good experience.

Experiencia negativa: If you want to keep paying for an apartment long after you move out, this is the place to do it. They will come up with random charges, even if you leave the place cleaner and in better shape than before living in it. They will charge every fee possible, some you've never even heard of before. Be sure to look for other apartments and better management before dealing with this place. I would not recommend anyone to rent here.

Experiencia fantástica: UPDATE BELOW.. Jessica Reeves at Hunter Property Management is not only an amazing property manager to work with but a down to earth person who understands life happens. She personally helped my daughter and me find a “home” after not having one since before my abusive marriage ended. Even after new owners purchased our property and imposed a non-renewal on all the tenants, she helped me find a new home under her care that would be even better than where we were living! I can’t thank her and all the staff at Hunter enough! Also, their tenant benefits program is amazing and helps get your credit up!! As of 11/22/25 I received no information on of anything was owed being my security deposit or if I would be receiving any amount back. I provided my forwarding address when we moved out, cleaned and gave back all keys. I expected cleaning fees and possibly some replacement of paint as well to be charged to me which would have been more than covered by the deposit. Then I received a collection notice from a debt collection company yesterday listing over $1,100 owed? I moved out end of August. There has been no phone calls, letters, emails or texts even to explain this. I have had my mail forwarded since I initially moved. I received this letter from the collection agency sent to the old address but forwarded here. I have never received a breakdown or list of any charges. What is this issue when tenants move out because that seems to be the main complaint from all the other reviews?? I loved working with them and didn't want to leave and now I really am upset and confused by it. I wasn't able to see the property before move in and it was gross! I replaced the stove/oven with a newer one that works great. The maintenance man that came to get the old one even told me that he hopes they give me a credit on my rent for that because it's nicer than most of the ones the houses they manage have. So what is going on?? Final update 12/16: Jessica was out and wasn't aware I never received the original disposition letter. She has kept in contact me throughout this figuring out process and immediately requested the collection agency to stop reporting. After assisting me with disputing items from the accounting side, Jessica was able to get me a small amount back! Thank you Jessica for your attention and apologies for not waiting for you to be aware of this problem directly!

Experiencia fantástica: Jessica Reeves of Hunter Property Management has been such a pleasure to work with on getting all the units occupied in our apartment building in Springfield. We had a few vacant units and then a few tenants moved out when their leases finished, and I was worried it would take until next spring to get the places filled. However, Jessica’s tenacity and professionalism led to our building being fully occupied within a couple of months. She also communicates superbly, so I am never left wondering what is going on. She responds immediately to texts and phone calls and has kept me up to speed on all necessary details. Highly recommend!!

Experiencia negativa: I rented a unit from Hunter for 3 years. I was never late with my rent. In fact it was due on the 1st and I always paid on the 28th of the prior month so it was always early. I put up a 1300 dollar deposit when I moved in. I was told when moving out I had the right to attend the final walkthrough inspection. I have a forwarding address, they had my phone number, they had my email. They had multiple ways to contact me but I was never contacted about the final walkthrough inspection. Three weeks after moving out I received a check for 42 dollars. This was the portion of my deposit they were refunding. They claimed the apartment had to be repainted ( normal wear and tear by Missouri law) they charged me for cleaning the apartment and then also charged for cleaning the floors. Double dipping. They said two blinds had to be replaced. They did the drip pans on the stove had to be replaced but the whole stove was replaced a few weeks before I moved out. I wish I had been given the opportunity to attend the final walkthrough so I could have disputed these charges. The second year I was there they changed the terms of the lease in the middle of the lease dates. They added a 50 dollar water, trash, sewer fee. I had to start paying it the following month. I wonder how they would have responded to me changing the lease terms in the middle of the lease. All I can say is tennent beware. Ask about all fees charged. There is a 35 dollar fee every month that is not disclosed.

I applied for a house, I called they said I was the very first applicant, so i was excited all weekend, called again on the following Monday and asked about my application, and the receptionist said I was not first anymore, another application came in before me, on a different property. So they referred me to other homes, and i said I’ll keep an eye out. Then asked so I'm considered first now for all properties because im the next in line. She said no, it doesn't work that way. I’m sorry? You mean the way you just jipped me out of the other property? Kept my app fee, and was snippy on the phone. I think god was looking out because their other reviews on their professionalism is quite telling. Thanks god, found a way better house under someone else. Dont waste your time.

Experiencia positiva: UPDATE BELOW: We have been renting from Hunter since April 2023, we will be moving out end of May 2025. We have had no problems with them at all. Any maintenance issues that have come up have been quickly resolved. Jessica always answers my emails quickly and has the answers I need. We would definitely rent from them again. We will do our final walk through with them May 30 and do not expect any issues. update*WELL, lets just say that we were naive and wrong. We did have issues with final inspection. They gave us a 2 page list of things to do/clean and then a 2 page list of how much they would charge us if we didn't do it. We went down the 2 page list and did EVERY THING on the list. We cleaned for 3 weeks after work, weekends, my husband even took 4 days off to help clean, power wash. We cleaned every corner, shelf, wall, floor, cleaned behind the stove and fridge and power washed the garage, driveway, sidewalks, and back patio where there are several walnut trees, so you can imagine the mess. The house and the yard were immaculate. We even missed out going with our children and grand children a couple of days when they were in town from Florida, to get the house done in time. 1. we wanted to do a good job, Always leave it better than you find it, and 2. to get our deposit back. Thankfully our daughter and her family stopped by and we had a good visit and took a break cleaning. They saw the hard work we were doing, as well as several others who stopped by. Out of $1700 deposit we received $660 back. They kept $250 for a CLEANING FEE?! and $500 for paint (not that we had fresh paint when we moved in) plus $30 for a light bulb that WAS THERE WHEN WE MOVED IN! They said it was the wrong watt?! But it was good enough when we moved in?! We documented everything and have pictures and the form they gave us showing we marked off each thing on their list. We have kept all emails and documented everything. The Maintenance man who did our walk through said they NEVER see a house as clean as we left it! I had read another review that said they were charged a cleaning fee (too) after they had cleaned their place. In my naive mind I thought well that would not happen to us because we would make sure it was very clean. How wrong I was. Maybe there are no honest property management companies? I don't know. Like I said above Hunter was great, until we moved out and kept a large chuck of our deposit. Signed, shocked & naive

Experiencia negativa: I had an incredibly frustrating and distressing experience with Hunter Property Management. After my lease renewal, I was subjected to an unlawful eviction that involved being locked out of my own home without proper legal procedures or notice. They removed my personal belongings, and some were even damaged or stolen. My cookware set, valued at $3,000-$4,000, was thrown away, and my camping gear worth $900 was stolen. In addition to the property issues, I also felt discriminated against. I had shared with them that I was dealing with significant mental health struggles, and the way I was treated after that disclosure was appalling. This entire experience has caused me emotional distress, financial hardship, and even job loss due to the overwhelming stress. I strongly advise anyone considering renting with this company to be cautious. They are unprofessional, and their treatment of tenants is inexcusable. I’m now in the process of pursuing legal action because of the damage they’ve caused, and I hope this review helps others avoid the same nightmare. Thank you

Experiencia positiva: Ensure that when tenants move in they a provided with new light bulbs. Multiple burned out within weeks of moving in. Before moving out I hired a professional cleaning service, then I am hit with a bill for cleaning. Though overall my experience while living there was positive, I find it frustrating how I am nickeled and dimed with things that shouldn’t fall on me to pay for. This would include touching up paint that was the same on move out as when first moved in, cleaning a stain on stair carpet that was present when I moved in, the light bulbs, and the cleaning fee.
I am very sorry you feel this way. We do try to lessen your expenses with a "move out instructions" list. I verified that yours was sent out on 2/28/25, which was opened. It does look like you broke your lease, so all move out expenses were out of pocket for you. Glad the buyout was an option for you.

Experiencia fantástica: We are landlords and Hunter Property Management has handled 27 units for us since 2020. Our relationship has evolved with Hunter over the last 5 years. It takes time to develop a solid partnership that includes trust, good communication, accountability, and responsiveness. We have developed a true partnership over these last 5 years and we work very well together. Senior Property Manager Jessica has been instrumental in reducing vacancies, getting market value for rents for our units, and understanding the unique issues we face in our rental market. John W. and his maintenance team move quickly to clean, repair and get our units ready for lease. Hunter's reporting tools through AppFolio are continually improving and when I do have questions or concerns, Chris Vincent and/or Stacy Vincent are quick to provide us with answers on operational matters. I would recommend Hunter to other landlords who are looking for proactive, forward-thinking partners to manage their rentals.

Experiencia negativa: May 6 my ceiling fell in, in my bedroom. It's July 3 and it's currently raining in my apartment because they have yet to repair the roof. I've reported it every time and was recommended by BJ in the office not to stay there. The 3rd time I reported it they finally dried the carpet. They replaced the sheet rock and the repairman couldn't understand why they were replacing it when they could clearly see through the roof. It fell in again the next week and I called the office asking for help. BJ told me that I sounded unhappy and she'd send me a non renewal on my lease, and hung up on me. FYI maintenance also entered my apartment before contacting me, calling later "asking" permission to enter, and when I asked him why that happened he reported me to the office for my grandfathered fish tanks, BJ argued with me saying they aren't allowed and was very unprofessional towards me when I recommended she read the lease. FYI I still have the fish tanks because they ARE on my lease. I feel sorry for all the reviewers who are just moving in with these people, it's easy to lease but a nightmare to move out. Still waiting for communication from someone at Hunter who matters, Jessica Reeves give me a call because BJ sucks.

Experiencia negativa: The add online had a different price, then what the lease said plus a 75 executive fee. They wanted me to sign the lease and pay deposit before viewing the apartment. Very sketchy, all interactions through text.

The website provides all applicants the full description and price of the unit . The application has a full description of the qualifications and charges before applying. Our website also lists how to contact our offices if you had any questions or concerns. In the future , please do your research and view the property before applying . Experiencia fantástica: I contacted Hunter Property Management about a home my wife and I found. I was so impressed with the friendliness of Jessica and her willingness to help. I explained our situation to her and she was willing to work with us in short period of time. The home seemed to be well taken care of, everything was clean and in good condition, not like some of the homes we looked at. Jessica did a good job explaining the contract to us and answering our questions as they came up. We are so pleased with the process of renting our home with Hunter Property Management.

Experiencia negativa: Edited in response to the response: we have actual documentation from neighbors and the exterminators themselves that say otherwise, we have emails and text messages and even recorded phone calls to prove we communicated and are actually absolutely lying, and even here in the very public review, you are threatening us with a false accusation of a lease violation that actually isn't in the lease at all. So, my review isn't a lie or slanderous in any way. I hope to speak to the owner about this directly, cause the portal was shut down long before the eviction notice was filed and still have the email to prove that as welll Only one star cause I can't make it zero! Terrible staff management. Paid double the down payment ($1600) then charged us an additional $1400 in "move in" fees on top of the $920 first months rent (almost $4000) just to move in. Has ignored every repair reports and request. Was infested with pests before we even moved in, didn't tell us about them, then charged us extermination fees that did not correspond with the reported pests (told them we had cockroaches. Treated for bedbugs instead) dishwasher is walking off the wall cause it's not bolted down, there is a loose item in the garbage disposal, making a sharp and dangerous sound, there is a leak behind the shower, causeing it to leak and mold constantly, raising our utilities. Manager has threatened us with eviction for every tiny small hiccup since the day we moved in and charged us with repair costs that weren't even asked for (first week in, she sent a "blind repair man" and told us we'd be charged for the cost of the service + cost of supplies). we're now being evicted because we had a car crash so we no longer have a way of transportation and they shut down the online portal so we have no way of going to the office to pay for our rent till my friend can give me a ride on Thursday stating that my ride should have been set before the first and that not having a car is no excuse to pay rent. TL;DR Very inhospitable and rude. Run away while you still have the chance!

Double deposits are sometimes allowed to help someone have a home if they do not completely qualify. When you have pets, there are fees allocated for those pets- we don't have "move in fees". The only thing above your deposit/pet fees/ rent is a 1 time admin fee of $75 which is listed on all applications prior to applying. All leases state you have 10 days to let us know if you have any pest issues. We received absolutely zero reports from any of you. You moved into your unit on 8/16/24. Your neighbor reported there was an issue and it was coming into their apartment on 10/26/24. We had the units inspected by a professional pest control company and they discovered you have bed bugs. Per your lease you are responsible for your own pest control, your unit was treated and you were charged. We also did a payment schedule with you as a courtesy; we are not required to do so.
We work with tenants on their rent, however, failure to communicate at all is skipping out on your rent. As you have experienced several times since you moved in, we have worked with you monthly. We shut off your online portal because once an eviction has been filed, we do require certified funds (money order or cashier check). As stated yesterday, not having a ride to come to the office is not an excuse to not pay your rent because if you have had your rent since the first as you state, you could have put it in the mail and it would have been here long ago. Eviction has not been "threatened for every tiny small hiccup"- eviction was presented for every time you have not paid your rent or a 30 day notice was offered when your home was found in filthy condition.
Being in violation of your lease does have consequences, I am sorry if that isn't what you expected. Just as this complete inaccurate information is in violation of section of 4.3 of your lease.

Experiencia fantástica: Hunter Property Management has been fantastic!! The service level is way beyond what I expected and beyond what I received from my last property management company. They have multiple people specialized in the care of your home who proactively communicate with you. They also respond very fast, and I’ve even gotten responses from both people that I copied on an e-mail because they responded so fast. Their online portal for owners is very user friendly and makes it easy to manage and analyze cash flow. They had my property rented faster than I could have expected and with a high quality tenant. I can’t say enough good things about them!
