Experiencia fantástica: after putting in a maintenance request William came out the next morning to repair the water heater. At one point he had to leave to get a part, he was very good at communicating and returned quickly. He had the hot water fixed not even two hours after arriving, very thankful!

Experiencia fantástica: I just have to say, when I left my rental through FHS I was in a horrible place in my life. I did not leave the place the way I should have and they still treated me with nothing but kindness and still returned my deposit. They definitely didn’t have to because there were multiple problems left behind due to me having slum lords previously and being anxious to call them about things to fix. They never once gave me a hard time about fixing things and always treated me like a human instead of a rent check. Thank you so much FHS!

Experiencia fantástica: I've rented the same house from Family Home Solutions for almost 11 years. I couldn't ask for a better landlord. Anytime I've reported a problem, they've responded within hours and had the repairman out as soon as possible. I'm grateful for that and I appreciate them taking such good care of the house. Anytime someone asks me about renting a house I always tell them about my landlord and encourage them to apply. I've been very happy here and hope to live here for many more years to come

Experiencia negativa: Edit to add: we were NOT two months behind. I was able to pay partial of October and said I was working on the rest. It was BRIEFLY resolved. Then quit working again. Then we tried to fix it ourselves per you saying it was not considered an emergency. Then put ANOTHER work order in for it and they came. And it took them two weeks to even get approved to get a part for it. In August. The so called two months of “no rent” is the remaining of October and why should you get November when you already filed. DO NOT RENT FROM HERE! Absolute SLUMLORDS!!!! Took two months to fix our AC in the dead of summer while I am pregnant and had two young children in the house (yes we let them know). Oh and the HVAC guys that came and electrician friends all said our house was a fire hazard. Then when they claim they will work with you if you’re late on rent they won’t. Yes, I admit we fell behind due to loss of jobs but we still figured out how to pay the rent and the late fees.

Hello Ashyn. In looking at your account it does look like we have been working with you on your rental payments for the last 6 months. It appears you quit paying your payments when you stated your payments were going to be made. So when someone is 2 months behind with no payments, yes we have to file eviction. I do see there were some AC issues on your home. Looks like the first work order ( 6/29/25)was solved within 2 days, the second work order (7/27/25) YOU canceled, and the third work order (8/7/25) was resolved also within 3 days. I'm very sorry if you do not feel like this was proactive enough.

Experiencia negativa: I had leased a house with an option to buy it, and the person that I was buying it from went belly up. The new owner hired this company when I told him I wasn’t going to buy it even though I had given $21,000! When I moved in the house was an absolute disaster! There was construction waste everywhere, and over spray on all the lights, fans etc. Most stuff was broken, and I had no appliances! I gave a months notice. I cleaned the house, and even hired a couple people to clean again before I left! I have receipts, and photos of everything thank God! I just received a bill for $1300!!! The ramshackle building that is supposedly their office appears to be condemned! I am hiring a lawyer to dispute the claim! They charged me $30. For a drip pan” for my oven, which was actually mine, and I left it behind. I asked if they wanted me to?! It’s absolutely ridiculous! They charged me $5. per light bulb that was missing?! Truth be told I would have stayed in the house longer if they would have left me alone! I would tell any landlord to forgo this company!

Experiencia negativa: Avoid using this rental company at all costs. They scam new tenants to use a 3rd party deposit app called Rhino. $1,250 dollars for a junker as security deposit and you will not get a cent back even as the unit is in the same condition as received. Help yourself and avoid a joke.

Hello Noa! I looked at your account and when you moved in you opted to apply for Rhino. We did not require it. However, in looking at your account the home you rented with us hasn't been in our management since May 2024. So if you are having issues with your move out expenses you will need to contact the management company that you have. If we can help, please let me know!

Experiencia negativa: I rented rom this from 2024 to 2025 and paid 5 months of rent up front and they sued over 300$ 4 days before the contract was up to get lawyer frees and extra money for a extra 3k. Do not rent from them, this place doesn't care about you at all. Btw FHS you can sue a reg person but you really shouldn't sue and swing low on a YouTuber that has 967k subs and does 16.9 mill views a year.

Hello Bryan, I did look at your account for you. It looks like of the $4095.82 balance that you have with us. The portion of unpaid rent was not $300 it was actually $2720.00. Then you were charged $250 in attorney fees plus the court costs and server costs. The rest of the balance on the account pertains to the way you left the unit when you exited the home. If you would like to review your judgement you can. Its case number 2531-AC05990. Interest per the courts also started accruing on July 29, 2025. Experiencia negativa: Beware, they will get you for extra charges if you allow them too. like a monthly pet fee instead of a 1 time move in pet deposit.

Per our advertising, application process, and the signed lease prior to bringing a pet on the property we are 100% transparent that we charge a $250 Non-Refundable pet fee and $25 pet rent. Experiencia negativa: Not even a real office, it's a shack that's clearly not being worked on. They will at least rent to anyone, just pick up a form from their rundown shack. They even allow their tenants to be neighborhood nuisances, they don't care if you're loud, have lots of animals, cut your grass at all. You can be the 804 error you always wanted to be.

Experiencia negativa: BEWARE DO NOT RENT We leased space from Jordan Creek that FHS manages. 3 times the property flooded. Our renters insurance would not cover damages as the property floods often. They charge cam fees yet they dont clean up after it floods. Sewage backed up for a week. Rain flooded 2 twice. We evacuated building due to mold and flood damage. Jordan Creek and FHS still have not returned our deposit even though we cleaned their flooded space and left it great condition. Never once late on rent. These are slum lords be very skeptical. Watch the KY3 videos and read reviews before renting. If you have experienced the same please contact Cyndi at Foster TV Network. These people have to be held accountable.

Hello! I did research your account and you were charged $5/month in rent. You paid a $25 deposit and that was fully refunded back to you. The property parking lot has signs where the flooding typically occurs in hopes that tenants don't park there when rain is coming. We are family owned and operated and always try to do the right thing first. I am very sorry you feel this way. Good luck to you in the future.

Experiencia negativa: If I could give this company a negative amount of starts it would be -5. Crystal is extremely rude, unprofessional and only cares about the amount of money she can put in her pocket. My family and I rented from them regrettably because no sooner than we started renting we found MOLD in the attic that was apparently present before we moved in. We were assured that the house was inspected and passed... However after the city inspector came to look at it he posted the house to be a dangerous uninhabitable house. However they have refused to release us from the lease and or refund us our deposit... I highly recommend looking into another property management company before you sign anything with this company. Hands down the worst experience renting of my life.

Experiencia negativa: If I could give 0 stars, I would. My best friend has only lived in her loft for a year at Jordan Creek, and let me tell you, it's been a hard time for her. FHS takes the cake for worst property management group I've encountered in the Springfield area. Not only do they not answer their emergency phone for their residents, but they continually leave my friend and other residents in the building feeling helpless with their lack of communication and response to problems. She's had a leak in her roof for almost the entirety of her lease and they just keep taking the easy way out with their temporary and cheap (and might I add, incompetent) fixes to her place. She's had black mold in her place, and again, they did nothing to actually get to the bottom of the problem. Maintenance comes and goes from her place without any heads up or courtesy for her schedule, and they leave a mess for her to clean up every time. And worst of all, the parking is in a sort of valley along Chestnut Expressway, and when that flooded recently, my friend and so many others' cars were FILLED with water! Many cars if not all, have been totaled because of it. When residents needed property management, no one answered their EMERGENCY phone. How scary is that to feel so alone when you really need help?! When residents complained about their predicament, FHS told them they aren't responsible for any kind of compensation for their cars or for the drainage system being overwhelmed. As someone who has also lived in an apartment in Springfield, MO, my friend's experiences make me so upset. No one is listening to her and the other residents who have lived there. Maybe FHS manages their other properties better, but they could not care less about Jordan Creek Lofts. I think with all the repairs they have to do to that old building and their growing number of unhappy residents who won't renew leases, I wouldn't count on them being the property manager much longer. Everything points to the fact that they are losing money and that they don't care about their residents. As cool as I thought her historic building and loft was when she first moved in, that is so far from the reality. I would certainly never give them the time of day, knowing what I know now. I take reviews into account a lot and I'm hoping that whoever reads this heeds this warning about FHS. There are many many better property management groups here in the city!

Experiencia negativa: I don't even know where to start. When I moved in I did not even have a working water heater, due to the cords being melted on the inside. I had an awful spider and mice problem the WHOLE time. My furnace never worked properly, and we went without heat for almost 2 week in January due to not fixing an issue I brought up in the summer when they did their first walk through. After numerous emails I never once heard from them during that time. My furnace was inclosed in 4 walls and unable to get to which I brought up during that walk through. They never sent anyone back, until January after almost 2 weeks of constant emails and messages, also resulting in an insane utility bills for months. Their maintenance team would damage something every single time they would actually come out. When my roof was leaking and almost falling through the company they hired to fix it liked to lay around on my porch for half the day; resulting in them being there until after 9 pm at night. Good luck trying to get your deposit back. They will charge you for ridiculous things that were not listed as your responsibility in the lease. As well as charge you for things that were in the same condition as what I moved in. A lot of their properties are in lower income neighborhoods; such as shame how much they try to take advantage of their renters because they don't have the income to take them to court and fight it. Do not rent with them. It will save you so much money and a headache.

Experiencia negativa: Never rent from them 1 just got a bill for trash and stuff that was in that back yard before I Moved in. Then the side screen door was setting on the side of the house when I moved in. The messed up screen on the front door was there when I moved in. I lived in the house for four years normal wear and tear I get that. Then they sent someone to cut down trees the people that cut them down didn't remove so that's my fault I think not. Even told the property manager when she rolled by my house which is on my Ring cam and the conversation that was had. Yeah let's take this to court because 2400 they must be high if they think I am paying that. They must be on great crack at this point. I got proof so let's go.

Experiencia negativa: Do not rent from these people it’s a scam. The worst maintenance teams I’ve ever seen and don’t expect your deposit back they want to charge us 1000 dollars after moving out for random fees that don’t even make sense. The whole year we were there out AC/heat wouldn’t keep up so our utility bill was so expensive and they did not fix it. We’re getting charged for stuff the maintenance people did like spilling paint on the floor and pre existing damages

Experiencia negativa: The worst experience of my life. At the lease signing was told that even though the lease said all damages must be fixed upon move out that any holes/small damages to the paint were RECOMMENDED to be left alone because it would be easier for them to fix and paint the initial hole themselves than try to correct someone’s DIY mistake. Then upon moving out was charged $400 for the small holes from mounting my television that THEY TOLD ME TO LEAVE. Not only that but per my lease was only required to pay an additional months rent upon moving out early. Paid that on time no problem only to be hit a month later by an insurance claim from them of $1100 (that being ANOTHER months rent and a $400 fee ON TOP OF THAT) that were never included in my paperwork. When I tried to get that settled, I was told “not to worry about it as insurance would cover it” (clearly not) and then promptly ghosted when I followed up. The most unprofessional, slimy company I have ever done business with.
