Experiencia negativa: The apartment is roach and rodent infested. This apartment allowing up to 5 people to move into one bedroom unit. There are 4 to 5 people occupied in one bedroom units. Lots of health and safety violations by the tenant and apartment management. Talked to the manager about the issues in several occasion but no steps from the building manager to fix issues. Yes you can pay cheap rent by having lot of people live in the same unit.
Experiencia negativa: Worst place to live in! They are INFESTED WITH ROACHES! Soooo many roaches, we found a mouse on a roach trap too. They don’t fix anything just put bandaids over it. They allow their resident’s cars to get tow. My air has been out since I moved here, instead of fixing it they gave me a window unit. DO OT MOVE HERE EVEN IF THIS IS YOUR ONLY OPTION. You will regret it! If I could give them negative stars I would. Will add more pictures

Experiencia negativa: To Apartment Locators: I’m sharing my experience with this community to bring awareness and encourage more professionalism when working with properties. I referred a client who moved in on 7/11, and soon after, she began contacting me about a roach infestation problem, amongst other issues, in her unit. I didn’t want to ignore my client or have her think I stopped caring after move-in, so I politely emailed Karen Elizondo (Property Manager) to help find a solution. My client couldn’t afford to move, so she stayed. I followed up again on 9/7 with Karen for an update but never received a response. My client is the one who informed me that she decided to remain in her unit. Since then, Karen hasn’t replied to any of my emails. This was strictly business, and if my outreach was taken personally, that’s unfortunate because I was simply trying to support my client. When it came time for my commission check, I emailed Karen on 10/8, 10/9, and 10/13 for an update and still no reply. It’s now been over 90 days with no update or communication. I even mentioned to her that I would write a review about my experience if I didn’t receive an update, because it’s unacceptable to continually ignore emails. Again, no reply back. This kind of behavior should not be tolerated from management professionals. I’m very understanding, so if there’s a delay, a simple response goes a long way. Communication is key. But ignoring multiple follow-ups is inexcusable. It’s incredibly disheartening to work hard bringing in clients, only for management to show little urgency or professionalism about paying us or responding to communication emails. This is our livelihood and how we provide for our families, and this kind of treatment is unacceptable. Constantly chasing commissions takes away the passion for helping clients. I’ll continue updating this review until payment is received. Thanks! 10/16- UPDATE TO APT LOCATORS: Karen still haven't responded to my emails and I still have yet to receive payment. Experiencia fantástica: I love the apartment and I just moved in October 25th, 2018. Everything was new inside. Very clean. The staff makes you feel like family. You wont regret the stay and staff.
Experiencia negativa: ROACH INFESTATION - I really loved this apartment when I first moved in. I feel like they are spacious and the updates are decent for the property age. I saw one or two roaches for the first year or so and didn’t think much about it. However the past 6 months has been awful. Pest control was requested 3x and they came twice but that didn’t help..in fact the roaches acted like we were throwing them a party and came out more! Anyway they have a roach problem. Once we started packing it became apparent how bad it was. Roaches IN everything; couch, paintings, appliances etc Maintenance was great, the office manager is helpful but they clearly the owner of the property doesn’t see roaches as a major concern; as they said it’s not always enough to “break the lease”. Which is disappointing b/c roaches can affect your health and well being. I would not recommend living here until they treat the whole property. No telling when this managment group will do that

Experiencia positiva: If you don’t want to stay in a noisy environment, especially at night this apartment is not for you. It’s extremely frustrating to come home and constantly hear loud noise from not just the upstairs neighbors, but also from nearby buildings. The noise is disruptive and makes it hard to relax or even sleep. What’s worse is that management has done the bare minimum to address it. Despite multiple complaints, nothing has changed. We deserve a peaceful living environment and a management team that takes these concerns seriously.

Experiencia negativa: Bill started out in the 1300 now rverymonth higher and higher they say water I wrk from 6:30 am to 8 pm no one hone to use water how water over $100 ppl stay away from this place they will ripe u off in the worst way ur bill just keeps getting higher snd higher from 1325 for one bed now paying 1417 then next month 1430 snd just keeps increasing if I was y’all I wouldn’t come here for nothing roach infested nasty add place wanna charge arm and leg u bomb the place do pest control they just come bk stronger stay away people stay away from this stress and headache learn from my mistake this place is a ripe off they will find any and everything to keep jacking up ur rent on u stay away ppl

Water bills are billed two months in arrears. When you first move in, you do not receive a water bill until two months later which is why there is a difference in the total amount. Every month you are billed your base rent, plus the fixed monthly charges and your water bill which can vary every single month. Water is allocated.
We have done a massive property cleanout. If you are having issues, please let us know so we can send the exterminator to your apartment to address the issue.

Experiencia negativa: Let start off by saying DO NOT MOVE HERE..You will regret it. I've had too many issues in my unit from leaks, Roaches, Sub flooring, Old carpet, Cracks in the ceiling/Walls and Mold. I tried to get things fixed but its always an excuses or getting told its something else even when I've had my father who's a maintenance man in Arlington come check it out. I've called the City Of Arlington multiple times just for them to lie so nothing gets done. All units should receive upgrades especially units that haven't got any upgrades at all including appliances. Don't let the tour apartment fool you. It's all about the money here and not about the residents quality of living. Paying a lot of money for a fancy landlord special is outrageous. I'm surprised nobody has tried to sue and take them to court. Instead of commenting sorry for your experience and give the number to the office which I find funny..actually do something about everything your residents are telling you in person and especially here on these reviews. How would you feel if it was you and your family having these experiencesand living like this...DO BETTER Element..DO BETTER..

Experiencia negativa: These apartments is infested with cockroaches everywhere. They need to burn them down and rebuild them. My dad stayed in the back and I stayed in the front within a year. We had to move out ASAP The cockroaches got outrageous. and then you pay at the pet control for no reason they come spray and I bring the bugs out more.

Experiencia negativa: They have 3 months minimum lease listed on thier website, I started the application to rent for 3 months, i called the office , I spoke to the manager, she was saying she will honor 3 months lease ; like I made that up and she will honor it, 3 months lease is on the website, then I said that I will payfor 3 months in advance, she promised to give me a call back then she never called me back, She must have a personal reason why she didn't want to rent to me and she doesn't not care .

Experiencia negativa: If anyone is giving this place more then one star they are lying to you. Roaches upon roaches, request marked completed (pest and maintenance) but no one comes, having your own car towed and if you ask them to replace a appliance you have a better chance of getting it yourself. I've lived here for 5 years and it's gotten worse and worse through many times of giving it a chance but don't worry they will be quick to knock on your door for rent money.

Experiencia negativa: There’s an open sewage line right next to the leasing office that smells SO BAD it makes me physically gag. Sink water smells like straight rotten eggs which is a sign the system has an underlining sulfur bacteria problem. I will continue to report to city of Arlington. Not to mention all the trash people throw into it which is never cleaned out.

Experiencia positiva: Element is located on George Anderson Road near the intersection of Carolina Beach Rd. it is also close to Barclay at the Point. I love the design and layout in particularly the balconies of the end units. Unfortunately, I could not get in touch with anyone who knew anything about the complex or leasing opportunities.

Experiencia negativa: This was my son’s first apartment he was so excited just to be disappointed. He signed his lease on August 12, 2023, he moved in on August 13, 2023, the day he discovered the apartment had roaches. On August 14, 2023 he reported the roach problem to the leasing manager Susie who said they scheduled to have pest control come out and do something called “a clean out” where they would spray all the units in the building. Besides the horrible roach problem, there were several issues with this apartment. The apartment was NOT IN MOVE-IN READY CONDITIONS! We were told the carpet was replaced, but there was an overwhelming strong pet urine smell making it difficult to breathe, there was a lot of dirt and grime build up along the baseboards, poor wall paint patches, paint stains on the kitchen floor, the dishwasher was replaced with a new one, but was poorly installed. On August 15, 2023 we talked to the property manager Naomi about the issues with the apartment. Naomi offered to move my son into a different apartment, but after the horrible experience my son asked to be released from his lease without penalties, which they did honor. However he lost the deposit, prorated rent, and moving cost. I DO NOT RECOMMEND THESE APARTMENTS

Experiencia negativa: I been having roachs problems every since i been their and they keep telling me samething it’s the neighbors down stairs and that’s just one thing my dishwasher been stop working it has water sitting in it for so long thst it turned green and it smells nothing been done about that an I also have many more small problems that they haven’t fix or came looked at but they always say we going to take care of it but be late with rent they coming to give you eviction papers or they calling or email I advise no one come here you better out on street

Experiencia negativa: I’m going to keep it short and simple. Don’t live here. EVERYONE and I mean everyone that lives here has issues. You talk to neighbors they all have relatively the same problems and use the same word, “regret”. I wouldn’t live here unless you are desperate. You will also pay $25 for valet trash just for them to take 4 days to pick up one trash bag.

Experiencia negativa: Like mentioned in other reviews, work orders are falsely completed. I was a resident up until march 2023. And I am still waiting on a $1000 refund they were supposed to send out months ago. My husband has been calling and no answer, very convenient. Do not rent here. It’s not worth the trouble and they will steal your money.

Experiencia negativa: I could give a zero rating I literally would. I moved in a june 15th 2023. It is now august and so far nothing works. No hot water, the dishwasher doesn’t Work, the shower doesn’t work properly, there’s a leak under all the sinks, the toilet leans forward, there is rust in every drain and my refrigerator has been falling apart since i moved here.. the oven DOES NOT WORK. It is infested with roaches and spiders and everything else you can think of and they make you pay for pest control but pest control never comes so you’re stuck in your unit fighting bugs and insects. My bathroom counters have burn marks all over them and my kitchen counters are literally peeling and cracking. and my unit always reakes of smoke smell AND I DO NOT SMOKE… I am also pregnant…..I had to beg for a mailbox key and just received one last week after 3 months of being here! I first did the walk through at move in and turned it into the office.. nothing. I then put in a service request and they keep telling they’ll come but nothing has been fixed. I’ve been to the office multiple times about this issue and all they do is lie. They only care about the money. I’ve sent emails and always get the same thing. I’ve also even reached out to the management company with pictures, videos etc and NOTHING!!! The property is not well kept and there is dog poop and trash everywhere The assistant in thre office is very rude and irresponsible as is the property manager. The only problem they solved was sitting a plastic trash can at my door and thats it! The property is overpriced and there are absolutely NO amenities , there’s no remolding inside the apartments. Management is more focused on the outer appearance of the property rather than tending to how horrible the insides are. Plumbing is horrible, You have to pay rent every month but nothing gets fixed in your apartment, management is here for a check and not concerned about the tenants. It’s not worth the money. Also, when i moved in there was a special i received a 500$ gift card at move in and was supposed to receive a $500 check on July 15th (30 days after move in) and still in August i do not have that check and they keep saying I will receive it and still have not go it half way thru august. I will be paying to breaking my lease and go elsewhere. DO NOT WASTE YOUR MONEY Please don’t move here. edit: they also send FALSE work order completions when NOTHING AT ALL has been completed

Experiencia negativa: The area is great but management and maintenance leave alot to be desired. Management doesnt reply to complaint emails sent via the residents portal you have to hunt them down. I had an almost two week situation where the my bathroom would fill up with cigarette smoke for 5 hours+ in the evenings after 6pm. It happened consistently and would make my whole unit smell as if i was the smoker and gave me a mild respritory infection. I complained and made a work order that never got address but was lovingly marked "completed" despite maintenance never stepping foot into my apartment. I ended up spending over $300 out of pocket to get a third party hvac to come inspect my unit and pay for supplies to fix the issue. The manager Naomi took days to come out and when i provided my reciepts to be reimbursed she advised she would review it but to this day has not followed up even after two calls to the office voicemail and two emails.

Experiencia negativa: Not recommended at all. I recently had bad experience with the apartment management. I submitted my application approx. 16 days before my moving date but didn't receive the lease papers anytime closer to movement date. There were so many mis represented facts about the unit, completely false and virtual tours constantly denied me being moving from out of state. In spite of following up 1000 times and requests to contact property manager constant reply was, manager is in some conference call. The front desk person is extremely rude and for every inquiry mentions to check website and you found nothing there. There were multiple requests to reimburse the application processing fee which they have taken but never processed but they clearly refuse. Its seems some sort of scam. Not recommended at all.

Experiencia negativa: This place is operating against fair housing law. During my application process they told me I’d have to pay a fee for an ESA federal fair housing clearly states this is completely illegal. Also, I am unfortunately handicap and the unit i would have been moving into had no handicap space any where close to it. I asked if one could be put in and they said no but that I can pay for a reserved spot. AGAIN completely against federal fair housing. They are required per fair housing to make reasonable accommodations at their expense. Not to mention the complete inability to reach some one at the office. They approved me with out even running my screening. So lord knows who they let move in. Please don’t waist your time here. I will Be reporting my issues with fair housing. Properties like these should not be allowed to operate.

We use Pet Screening to handle all pets on the property and their fees and deposits are only applicable for non-ESA pets.
Regarding the issue with the ADA space, we apologize for any misunderstanding. As per fair housing laws, we are required to make reasonable accommodations at our expense, and we are committed to doing so. We do have ADA spaces on the property, but they are not reserved for specific tenants. However, we do offer reserved spots for a fee, which was the option discussed during the conversation with the guarantor.

I’ve placed several work orders within a two months span and constantly being lied to saying things would get fixed. Nothing has been fixed. They will keep making broken promises . There’s new management every other month which is another reason things aren’t getting fixed. Experiencia fantástica: My wife and i and our son have been here for 8 months at first we were ready to move as soon as our lease was up. Prior management was horrible and never did anything about our concerns such as everytime it rained it would flood my living room and it would be HORRIBLE. They recently got new management , Nick, and he is AMAZING. One night during a storm i was in my room and had no idea my living room as an indoor swimming pool around 9pm nick came knocking on my door tell us we are flooding because of the outside looked. Within a week he got us transferred into a new apartment that we are in love with and will be renewing our lease. Hes so attentive and respectful. Does his best to get this property taken cared of just overall the BEST manager this property could have. I pray he never leaves! Thank you nick so much once again you definitely are the reason we are renewing our lease.

Experiencia fantástica: I'm giving a 5 star review to the Element because overall, I had a good experience living there between August 2021 - 2022. And most recently during the move-out process I was really impressed and thankful for the great work of Nickolas and Tahiri in the front office. They were always quick to respond, transparent about my deposit, and solved any issues that came up. So that left a great impression and is a major factor behind the 5 stars. During my year living at the Element I didn't have many maintenance issues, though when I did they were responded to and fixed quickly. The location of the property is great, lots to do nearby though it gets a bit crowded during Cowboys games, which is easy to plan around. My biggest complaint was irresponsible pet owners and occasional loud neighbors. Although the noise never impacted sleep, it was an annoyance while working from home or trying to study. But I don't fault the property management for this because ultimately as residents it's up to us to be courteous neighbors to each other. In conclusion, I recommend the Element due in large part to the responsive and good communication from the front office when it comes to maintenance issues and general questions, and making the move-out process smooth and transparent.

Experiencia negativa: Do not move here. Noise level horrible. Never keep theor word. Management lie bout things promised. Without air 3 months. Maintenance cant speak english. Dont leave a message never return calls back. Bad experience been here 3 months worst mistake. The rent over 1600 2 bdroom Lots of add fees you dont know bout till you move in Trash valet missed my pickup 3 months in a row. Run run dont do it this is not from any lies its what i know. I pay my rent on time never late. People from complex that saw me moving inadvised me not to do move here.

Experiencia positiva: I’ve been living here for a few years, and I thank them for how good they’ve been to me. I believe they got bought out not too long ago? There is a new management team, and the girls in the office do good, but the last office team was just excellent. I miss the prior management team and how these apartments used to be. It’s not the same anymore. I don’t blame the apartment complex. It’s maybe that Arlington is just getting ugly (ghetto). We are glad we will be moving out soon.

Experiencia negativa: This apartment has BLACK MOLD!!! Upon move in they handed us the keys and when we went to check the place out there was BLACK MOLD Everywhere!!! Not only that but it was filthy and everything was falling apart and smelled like cigarette smoke. So after showing management the photos she offered us to stay in a different apartment which we thought was going to be okay until we saw black mold in that one as well. Absolutely disgusting and can 100% be sued for trying to have someone live with black mold. That is extremely toxic. On top of that they refuse to refund us our extra fees. Just save yourself and DO NOT LIVE HERE

Experiencia negativa: I lived here for over a year getting an apartment is not a long process long as you have the money. These apartments decent but not enough for the price which has increased tremendously with no new upgrades. If you ever need anything fixed you have to run them down because they never answer the phone and will mark your work order as complete even if it’s not completed. These people are money driven & will most definitely not hesitate to try to kick you out or tow your car without warning . Rent is due on the 1st late fee’s are added by the 3rd which is about 100+ added to whatever you owe. 9x’s out of 10 they’re going to find a way to not give you your security deposit back so check your lease’s and ask questions about that before you sign. If you have small kids I suggest you look somewhere else because there’s nothing for kids to do here the pool is never open, the gym closes the same time as the office and these apartments are located by a major highway.

Experiencia fantástica: I've been a resident at Element Apartments in Arlington, Texas for nearly 8 years. My 9th year starts in June 2022. I am convinced that the current management team here at Element is the best that we have had since I moved here. While this team has been here less than a year, they have shown high quality leadership and the commitment to upgrade all aspects of the apartment tenant experience. I consider a referral a fiduciary responsibility.....a matter of trust. In the past, I ethically have not been able to refer anyone to this complex. Now, however, I certainly can make an Element referral to a prospective tenant.

Experiencia negativa: Could be a great place to stay if management catered on the needs of residents. Few issues I have observed so far for past 8 months include: i) Roaches no matter how tidy you try to be. I pay for pest control but have never had my unit exterminated. ii) Flat rent is $1225 for 2 bedrooms but expect to pay anywhere $1378 for monthly rent. iii) Before you move don't be coerced to move-in. Make sure you get your utility (electric) transferred to your name and confirmed before you make your move otherwise be ready to pay a chunk some for what you didn't consume. iii) Office manager whatever her name is seems rude and might need some coaching on customer's relationship (we pay your salary girl). Just my personal observations...

If you have company over be careful because they will tow your car even if you are parked in the visitors section!!!

The staff has changed but each time it did they were just as nice and better than the last. The management is kind and communicative when needed and the maintenance staff is hard working and quick. The neighbors are kind and quiet.

Experiencia negativa: The area is nice and very busy but the complex is quiet for the most part. The quality of them is poor. We moved in and notated broken boards in our closets, the housekeeping crew was still there the day we were told to move in. None of our cabinets had the handles on them and maintenance had to come the same day (Saturday) to put them on. Our very first night staying there, we woke up to a knock at 6am from the maintenance man telling us our poor downstairs neighbors apartment was flooding due to our sink pipe busting. The blinds in the upstairs bedroom were chewed by a dog from the previous owners and were never replaced. We lived in a townhome and in the summer, it was the worst! The temperature would easily reach 79 degrees inside and even higher when I cooked. Our heater stopped working in the winter and they fixed it the next day. The unit is extremely old and needs to be replaced. The paint job was so sloppy and rushed and we were never able to mount our tv because the walls are just sheet rock and wouldn’t support it. The weather stripping was terrible and basically non existent. When it rained, water came through the front door and the balcony door in the upstairs room. Cold/ hot air would constantly come in through the upstairs bedroom balcony door because a chunk was missing from the top. The list goes on.. spend a little extra for better quality. What you don’t pay in rent, you’ll pay later on somehow. We also had brand new carpet put in when we moved in and I got sent a bill for the carpet cleaning? There wasn’t a stain we left on the carpet and it was still brand new! I also received a bill for move out fees, and they charged $25 for a trash bag along with other ridiculous fees totaling almost $400. Luckily we made a copy of the list we turned in from the beginning and still have dated photos. Go elsewhere please, this one is not it.

Experiencia negativa: DON'T BELIEVE MOST OF THE GOOD REVIEWS. SOME OF THE REVIEWS ARE FROM CURRENT OFFICE STAFF AND FAMILY MEMBERS. New/current office staff are only nice to you if you're latinx. I attempted to renew my lease because I'm currently locked into a good rate. I signed my new lease turned it in, but the office staff lost it. Instead of letting me know that they'd lost my signed lease they forged a lease using my signature instead. I've filed charges already.

Experiencia fantástica: just moved here in October from Dallas from a not so good area came here feel completely safe. my neighbors are friendly and respectful trash valet is pretty awesome especially it being cold outside. and its quiet here. no loud music and people being rowdy just pure zen. and also its close to the highway and it takes me 10 seconds literally to walk to chilis and papadeuex. the surrounding area is also close to att stadium and major department stores. very good area and not that pricey . also I have not seen a single roach at all :) staff here is very friendly as well

The staff is always friendly and professional, plus the location of the complex is great for food, shopping, and entertainment. I was also so pleased with the cleanliness of the complex the first time my partner and I visited, we are so excited to live here!
