Experiencia negativa: The worst company to deal with. They don’t do their jobs, don’t answer calls or emails. And on top of that are rude! They are also dishonest. Especially an employee named Hedy Maurer!
Experiencia negativa: I called today and was assisted by a representative named “Debbie.” Unfortunately, the experience was very negative. She was rude, unprofessional, and provided poor customer service. This level of treatment is unacceptable, especially when trying to resolve an issue.
Experiencia negativa: I do not recommend this management company. Even though they no longer manage my association, they debited money from my account and have refused to return it. This charge was unauthorized, and the funds were neither transferred to the current association nor refunded to me. I am currently filing formal complaints against Landmark with the Florida Attorney General’s Office, the Miami-Dade Consumer Protection Division, and the Consumer Financial Protection Bureau. Be aware before doing business with Landmark Management.
Experiencia negativa: This Dahlia at Plantation They have no communication skills. I have asked numerous times for something to be repaired. Falls on deaf ears. In other words they suck & obviously don’t give a crap about the homeowners.

Experiencia fantástica: The previous poster calling out the property manager is correct. My family has seen every management company come and go over the years in the different places we lived . They are all the same. Imperfect and serving only to provide a lot of little services cheaply. Even though 9 out of 10 times if theres a big problem its the board not the manager. The only difference between companies we learned is who they assign to be the manager of your property. Its hit or miss. You can get a slob, unskilled or uneducated. LMS has one of the best property managers at CV named Daisy. We have another manager in our association but she's so good and smart she helps with the other LMS properties when needed just to make heads or tails of things so it all goes smooth. I'm glad she's there otherwise no good. My wife will ask the board for her the next time there is a meeting. Thank you.
Experiencia negativa: Disgusting service, deceptive, misleading and poor human and interpersonal skills are just a few ways to speak about the people at Landmark Management. Ronnie the office manager has no idea what she is doing whatsoever. She’s no knowledge of how the business is ran and hides behind excuses of time. “Oh that was 7 years ago I don’t know what I was doing back then” Aqua our property manager at Bayberry is another complete incompetent manager. Landmark should be ashamed of working with these caliber of people. I’ve been paying my association dues for the past 10 years and have never needed anything from the property manager. Now when it comes time to get support they lie, mislead, can’t provide any supporting documentation, and have no empathy. What a Miserable experience. If you’re a community looking for a property manager GO SOMEWHERE ELSE!
Experiencia fantástica: Daisy Vidal is the onsite Property Manager and the Office Manager at Landmark Century Village. Ms. Vidal is a true professional and the difference maker there, placing her knowledge, management ability and high customer service skills on behalf of Landmark and the owners in CV above all others. Ask for her as various boards have, and you will be very satisfied.
Experiencia negativa: This is regarding The Ridges at Weston. Steady decline! The new admin staff has been extremely unhelpful and not friendly. It seems they were given orders to enforce rules instead of helping the residents of the community. I’ve tried getting a gate decal 3 times and every time I come they either change the window of time or day they are available to place the decal in the car. Mind you I’ve come every time in the morning around 9-11am, within their normal working hours. The ladies that are supposed to help just keep on telling me to come another time. Today they spent 30 mins explaining why they don’t have the time to just do it. They could have just done it in 5 mins. But they chose the antagonizing way rather than the helpful way. Highly dissatisfied

Experiencia negativa: Garbage pilled 5 ft high for 2 week, cars park on sidewalks,garbage pails left out all week.Basketball poles left out.Mold on side walks.Trees block FPL lights.Pool out of service for whole summer.When you call and ask about the pool LM says they’re working on it.I pass by the pool 4 times a day and NEVER SEE ANYONE WORKING ON IT.

Experiencia negativa: I had initially considered purchasing a home in this community due to its appealing location and amenities. However, after hearing numerous stories and witnessing first-hand experiences from friends who live here, I’ve decided to look elsewhere. Unfortunately, the HOA management has consistently failed to meet the expectations that would make this community desirable. Several issues are frequently reported by residents, with poor accountability and reliability being a common theme. It’s concerning to see an HOA that does not take responsibility for its mistakes, nor effectively communicate or resolve issues that impact the quality of life for homeowners. A well-run HOA should prioritize transparent communication, maintain accountability, ensure reliable services, and actively engage with resident feedback. In this case, it seems there’s a significant gap in these areas. Until improvements are made, it’s difficult to justify paying HOA fees that don’t appear to translate into the quality or support residents deserve. For now, I’ll be considering other communities where the HOA takes a proactive and accountable approach to resident satisfaction.
Experiencia fantástica: Landmark Management Service at the Villages in Pembroke Pines has a wonderful staff of employees that always kind and courteous. The manager Karina and her staff, Maite, Daisy, Nayda and others are professional and respond quickly with calls and emails. Also, the Main office staff has been helpful with Estoppels and many other services for my Real Estate Company. Mrs. Erica has always been very responsive and delightful. Keep up the good work. 5 stars for them all..

Experiencia negativa: Being a home owner here you have to request approval for every little project outside your own home. It's been over 30 days and I'm still waiting for approval to paint my own house. JUST PLAIN REDICULOUS!!!!!! They even stop responding to emails smdh.

Experiencia negativa: I called requesting an update on a ARC that was sent in over a month ago. They refused to give me an update and said "its still hasn't been approved" when I asked for comity meeting date they just kept repeating the same thing. Horrible just Horrible
Experiencia negativa: Landmark is the worst management company. All they do is collect our HOA fees, increase HOA fees, and fill their pockets. They are liars, schemers and truly do not care for the communities they manage. 2 years after a 40 year inspection and we’re on our third extension without even a contractor under contract. This is so sad. Please send help.

Experiencia negativa: This management company is the worst. Stay away!!! Community gate card reader broke 6 months ago and have no access to my home unless calling from visitor call box and my family as well. Went to the office with all required docs to get two remotes one for myself and one for my wife and they only gave me one even though I showed my wife’s documents. Now she has to make a trip back over something that could have just been given without her being there. Not to mention we wouldn’t be in this situation if the card reader was fixed in a timely manner. Still waiting after 6 months!!! The Cedar Way property manager cares nothing at all for homeowners. Left messages, emails, voicemails with no response until I went to office and then she acted dumb like I never sent anything.
Experiencia negativa: If I can leave a zero start I would but the system doesn't let me. Horrible service. I filed a complaint about the termite problem and nobody has responded. I found out that most of the residents have complained about the termite problem and it falls on deaf ears. Next step is filing a complain to the Department of Business and Professional Regulations since they seem to do nothing. I asked for the President of the HOA contact info and do not want to provide this. I'm going to also go to HUD as well as the planning and zoning and the department of agriculture to file a complain. Worse case they many condemn the buildings as everyone I spoke to says they have a really bad case of termites going on for years and nothing is being done.

Experiencia negativa: This is a scam! We looked at the house and were told there were not any other applicants. Then we paid the $155 in application fees and waited for an answer. The communication from them was unacceptable. Then we were informed we were number 2 in line and they would let us know within 24 hours. I had to contact them again and then my agent had to as well. When they finally responded to let us know we didn't get the house because it's first come first serve, I asked for our $155 back. Of course, they then tell you it's nonrefundable. If it was communicated to us that we were second in line we would never have applied! They refuse to give us our money back. Do not apply for a rental at this company unless you want to lose your money.

Experiencia negativa: I have been trying to get a refund on an overpayment for over 5 months, manager does not reply to the emails, does not call back, has the office staff relaying messages for him. Spoke with his supervisor and the end result was that she would ask the property manager that doesn't reply. Got no where with her either other than some story that the check was lost or unable to be found. Would not recommend this property management company no one owns up to their job responsibilities.
Experiencia negativa: I am so disappointed with one landmark staff from the Sheridan office in particular, a secretary, Melanie( I doubt she gave me her real name)who was not willing to help me with the parking sticker.I recently changed cars and needed a new one before the weekend. Now I have to spend my weekend on huge lines to go through my gate at the ridges. The website for the Sheridan office, states the office closes at 5 PM and she kept telling me on the phone that she would be closing in five minutes and it was 4:15 PM when I called. As I tried to explain my situation, she continued with a terrible rude attitude, and just kept repeating on the phone we close in five minutes, we close in five minutes, we close in five minutes Her attitude was terrible, so careless. When I asked to speak to a manager, she transferred my call to someone’s voicemail People like this should not be working with people
Experiencia negativa: This company has been providing service to West View 1 for more than three years, the property manager does not last in employment, one makes calls reporting problems in the condominium and there is no response, much less the required action. I have called and emailed asking for a repair. Gutter and after 2 months the Gutter is still the same. Very bad administration.

Being a real estate agent is not always easy to find a management company who is quick, responsive and that actually wants to help (yes, what a shocker) and Landmark are always on point. Quick response, no mistakes and always looking to help their homeowners and what's most important the future home owners or tenants who are in the process of a transaction already stressful so to find a company like Landmark is really refreshing and I hope more management companies will work like them. Thank you Maite and Landmark for making my profession a little easier, hopefully you guys can manage more properties so I can continue to have smooth transactions with HOA/Condo associations. Experiencia negativa: The absolute WORST I have ever dealt with. They literally NEVER answer the phone. When you email them it says their inbox is full. By far the worst leasing/management company I have ever had to deal with. They don't even try!!!!!
Experiencia negativa: HORRIBLE CUSTOMER SERVICE!!!! Under normal conditions an hoa is supposed to “service” their homeowners. For sure Landmark is NOT one of them. After countless phone calls, messages, and emails 2 months later, I cannot get a simple return phone to get an update on an ARC. The customer service is truly horrible. Im at a loss for words. How is it possible this day in age, that a person who calls the office almost on a daily basis, is completely ignored. The only thing that comes natural with this management group is the the utter lack of urgency and total disregard for the their homeowner’s time.

Told the operator about my issue and she said she ll relate the matter to our manager. However no response from that office

Experiencia negativa: This agency strives to disappoint, definitely not prime, itself not the employees. Answers are hard to receive for residents, professionalism does not exist, projects for residential enhancement are slow to start; in fact I still do not have a roof. The project was to commence in January didn’t start until right before hurricane season. The company is not proactive and they do not care about the residents only collecting association fees.
Experiencia fantástica: I have been a resident of Century Village for almost 2 years now and have had cause to contact Landmark Management Services on several occasions ( from getting my deposit refunded, to info on a master key for my front door, issues with my monthly payments, requests for Condo Docs, Tenant Evaluation, etc!!). In all my contacts with Landmark, there has been one constant bright spot: The Office Manager Daisy Vidal!!! Her efforts to resolve my issues with expediency have always been exceptional every time! She is most pleasant, prompt and efficient person. Landmark has a lot of red tape. Daisy Vidal goes out of her way to help you navigate the red tape!! Thank you Daisy!

The HOA sends threatening documents all the time what I can see to the owners such as myself which is very sad and disturbing but the staff does their best to answer all your questions to the point so nothing is misunderstood, only they do it with professionalism and kindness which has been appreciated. Experiencia positiva: I have been in a constant back and forth with the association since October of last year trying to get approval for a patio addition to my house. I cannot say I have been pleased with the process so far as my goal was to have this patio built before the summer and hurricane season which at this pace seems to be unlikely and that is very frustrating and disappointing. All throughout this back and forth and frustration, I must acknowledge Mariana Santana, the association’s web admin who has been nothing shy of amazing in helping me to get my requests and forms submitted to the right channels for traction. I know she must be tired of my follow up calls, but you would not know it with how attentive and prompt she is when trying to get your issues resolved. Big thanks to Mariana for keeping me calm and patient in the last few weeks. Hopefully, I can get my patio project started soon and before my newborn son arrives in March. Fingers crossed. The 3 stars are for the association but Mariana deserves a 5 star.

Experiencia negativa: Like all HOA management companies, very quick to send out notices of non payment, but when you overpay try getting the money back. Nearly 5 months to get back $1800 and we had to show them evidence that we had paid it. Awful.

Experiencia negativa: Over the years, I have dealt with my different management companies but this is one of the worst. I'm not even exaggerating when I say that they have not once answered my call, nor have they called me back. Everything is done by email... When they decide to respond. Sometimes I would get lucky and they'd respond at the end of that day, but usually it would be multiple days later. Our property manager, Jade, was actually very nice. She's about the only one that I can actually say that about though. For example, Maite Furey would simply respond with one word answer emails. When you have questions, for example, about a house sale, you would hope for more than a word one response. I personally wouldn't recommend them, but if you like getting the cold shoulder, then they might be the right fit for you.

My husband and I are very pleased with the quality of service and the friendly responsiveness she has given us. Debbie truly cares, makes an effort to be accessible and is extremely responsive to the needs and concerns of the community. I recently had an issue I needed to resolve.
