Experiencia negativa: I lived in Silver Lakes for almost 22 years and I have not had many run-in’s with PPM. Just recently though, we went through the selling process and that’s when we got a real taste of PPM. Specifically, Michaela and the Estoppel department. Firstly, Michaela added violations to the estoppel that were incorrect. We received a notice for a fence that didn’t belong to us. When we told her this was not our fence, instead of simply making the correction, she returned to our home and took a photo of our BRAND NEW AND FRESHLY PAINTED FENCE and then also added our fence to the violations list to try and cover her butt…instead of just accepting fault for the wrong fence being added to our estoppel. That’s how I know that nothing was wrong with our fence. On the day she came out to take photos, she was there for a while. I watched her from an upstairs window and even went out to greet her. She looked at our actual fence and never said anything was wrong until after the fact of me correcting her. Keep in mind, we just had the fence completely redone a few months back so we knew nothing was wrong with our fence and that Michaela was being petty because she doesn’t like admitting she’s wrong, we went along with it and pretended to do what she asked. We never really fixed anything though because nothing was wrong. We just told her we did lol…and she removed our fence violation from the notice…LOL! BUT she went on to argue that the neighbors fence was on my property. How though? The fence accessed her back yard!!! After pulling up the survey lines online, she then confirmed it was NOT our fence, yet for whatever reason, we still had to fight this with estoppel. Estoppel told me they can’t do anything about it and that we needed to speak with Michaela…and Michaela told me it was Estoppels job to remove the violation. My husband and I were a ping pong ball in the center of a non-accountability ping pong game they played with us. We went back and forth like this for weeks. It had gotten to the point where I was sending emails to everyone in PPM to get this resolved because our money was being held in escrow from the sale and no one at PPM or Estoppel seemed to care. They answered my calls when they felt like it and same with emails. Michaela is a finger pointer and likes to dance around her faults. She is the main reason this all happened to begin with yet she decided to ignore my calls for the most part, and when responding to email, all she did was try to talk around any wrong doing never accepting accountability. It was absolutely the worst and most hair pulling and frustrating experience EVER!!! I would not recommend Michaela as a person to help you should you ever have to call PPM. She is the rudest, most unreliable, finger pointing, no accountability individual I have ever encountered in all my life! 0 out of 10!!! And now I see why people say their experience with PPM has been so terrible. I fully get it!!! Michaela needs to be re-trained. She also needs to learn that being nasty does not make her job easier but I feel she enjoys that because I think she feels like she has some sort of power over you. She should be working away from people because her lack of good communication, good attitude, and good customer care makes her not suitable to hold this type of position. I had already begun to get an HOA lawyer involved and had submitted all the copies to the office. However, it has been resolved but I asked them to keep my file for a little bit just in case this didn’t actually go away. They seem vindictive so I want to be sure to keep everything on ready as it seems to best route based on this experience. Childish people work in PPM! They do not care about following the rules. I hope Silver Lakes votes to get rid of this HOA through Desantis’s new law.

Usually dialing with association is a frustrating process but my experience with this is being a pleasure. Experiencia fantástica: EDIT: They called me and fixed the whole situation in a short period of time. Thank you! I would like to highlight Yara Hernandez for her support too! Tried to call asking questions about a new tenant, the receptionist Juanita, called me annoying, after saying multiple times that all of the questions should be through email. I've been sending emails for over a week, and haven't got any kind of reply. I have the recorded conversation and will be hearing from my lawyers soon, definitely something needs to change.

We are very quick to say what people do wrong and not quick enough to acknowledge their excellent work. Jonathan and Roland have been working with me. Both in different circumstances. I have been living here for 31 years. I have to admit that their pain in the ass on top of things attitude has shown their efforts. They go out of their way to assist a person that wants help. We need yo stop trashing the ones that are working hard for us. Juanita is very professional and courteous as well. Actually , called me back , when I called before hours of operations to make sure that no call has been overlooked. I am very pleased with them and the area in Silverlakes is looking amazing!!! Experiencia positiva: If I could rate individual employees of Pines Property Management, I'd give Dina all 5 stars. But because the review is for PPM, I hesitantly gave 3 stars. Emails go unanswered for days when sent to the general support box. The phone is rarely answered, and when it is, the receptionist will never transfer you to anyone. She likes to answer questions based on her knowledge, which never seems accurate. A year ago, when a different receptionist answered the phone, I would be transferred to voicemail, but my messages were never returned. Terrible management company, EXCEPT FOR DINA. She is very responsive and prompt with her responses. She knows what she is talking about and actually seems happy to help the residents. Everyone else seemed bothered. I hope this review motivates every other employee I've dealt with (or haven't because they don't do their job) to be more like Dina. So if you are contemplating a move to Silver Lakes, try to move to Misty Harbor to have the pleasure of working with Dina.

Yesterday, I had the pleasure of meeting with Chris, who was extremely helpful in addressing my inquires. Although there appeared to be a holiday gathering taking place in the office, Chris remained patient, attentive, and highly professional throughout our discussion. I do not typically take the time to write reviews; however, in today’s environment where quality customer service is often lacking, I felt it was important to acknowledge Chris for his outstanding assistance. Experiencia negativa: We made contact and we're told to come on the Saturday after Thanksgiving as they would be open until 1:00 p.m.. I showed up at 12:00 p.m. And no one was there. Very disappointed in this management company in general. Not to mention we have already gotten a complaint regarding my young children playing outside. Apparently no one's allowed to have fun in these neighborhoods.

Experiencia negativa: Dealing with this property management company has been one of the most aggravating experiences I’ve had as a tenant. I honestly didn’t think it was possible for a company to fail at tasks this small, but they’ve proven me wrong over and over again. Even the most basic, routine responsibilities—things any halfway organized team should handle without thinking—turn into long, frustrating ordeals. Requests vanish into a black hole, communication is practically nonexistent, and when they finally do respond, it’s with empty promises that never lead to actual results. It feels like their entire operation runs on a mixture of disinterest and incompetence. I’ve had to chase them for things that should have been resolved the first time I mentioned them, and the complete lack of follow-through is honestly astounding. If this company struggles this much with the absolute minimum, I can’t imagine how they’d handle anything remotely important. In my experience, they’ve been unreliable, unprofessional, and overwhelmingly disappointing. I wouldn’t recommend them to anyone—not even as a last resort.

Experiencia fantástica: JonathanP was incredibly helpful. However, I strongly disagree with the policy regarding painting bands. It completely alters the characteristics of the house I purchased and gives the community a rather gloomy and depressing appearance. We live in the sunny state where vibrant colors come alive, and now our house is a dull, monotonous shade. The person who devised this policy should definitely seek some form of therapy; it resembles an asylum. Just to clarify, the rating was for Jonathan, not the policy!

Experiencia fantástica: Went to office for clarity on a violation on my bushes covering A/C since I am a corner unit for the last 10 plus years it always has been a "L" shape because you need a section open to access A/C unit. Unfortunately, I need to plant approx 2 more to create a broken "U" in a way where I could still have access and distort the view of the A/C unit from otherside. I was unhappy with decision but the young man that took care of me "Areneil" was courteous and professional. It was reasonable and the were willing to work with me.

Yet every so often, you come across an employee who goes above and beyond expectations, consistently delivering exceptional service. Experiencia negativa: Horrible. Opening personal lawsuit and working on class action lawsuit. They don’t answer phones nor response to email. Send billions and fines without merit. They need to be stop and sue!!!! The financial account manager, Reiner (if that’s his real name), hung up on me and refuse to take calls. He too to be seek and sued.

Experiencia negativa: I have been working to assist a client who recently sold a home within a community managed by Pines Property Management. Unfortunately, our experience in attempting to resolve an HOA violation has been incredibly frustrating, unnecessarily prolonged, and overall deeply unsatisfactory. Despite multiple efforts—both via phone and email—to obtain clarity and close out this matter, communication has been inconsistent at best. Messages often go unanswered, and when we do receive a response, it frequently requests the same documentation that has already been submitted multiple times. In an effort to expedite the process, I have even gone to the management office in person, only to encounter further delays and a lack of resolution. The involvement of third-party answering services and the repetitive nature of the correspondence have only added to the confusion. All parties involved are now beyond frustrated and at a loss as to how to proceed. At this point, we are simply trying to finalize the closure of a resolved violation—nothing more. This process began in MAY, 4 months ago. Would like it resolved if someone could please help us.

Experiencia negativa: They are THE ABSOLUTE worse management company. I've contacted them 3x trying to get an issue resolved. I was told the last call would be escalated to management priority and guaranteed SOMEONE would get back to me by the end of THAT business day before 5pm...guess what.. it's been a week. No one has called and I ended up figuring out the problem myself. Since then I've received a violation that is faulty..tried to call them another 5x. I ABSOLUTELY hate them managing Silverlakes. I pray to God someone better takes over.

Experiencia negativa: WARNING: AVOID PINES PROPERTY MANAGEMENT AT ALL COSTS I have NEVER encountered a more incompetent, predatory, and downright sadistic property management outfit than Pines Property Management. They behave like amateur extortionists, slapping homeowners with arbitrary “fines” and vague “violations” while hiding behind boilerplate CC&Rs they interpret however it suits them. They pester you with endless demands—demanding your sidewalk look like a showroom floor despite PROFESSIONAL-GRADE pressure cleaning—then threaten you with $100/day penalties if you dare to question their so-called standards. Don’t be fooled by their glossy mailers and “certified” letters. Behind the corporate veneer is a bunch of bullies who thrive on micromanaging your life, wasting your time, and milking your wallet. Their “enforcement committee” Zoom hearings are a Kafkaesque joke—show up with proof you’ve complied, and they still find a way to nickel-and-dime you. Save yourself the agony: run, don’t walk, away from Pines Property Management. They will weaponize the tiniest speck of dirt as leverage to harass and intimidate you. If zero stars were an option, they’d still find a way to charge you for it.

Experiencia negativa: This is the worst management company I’ve ever dealt with. If it were possible to give zero stars, I absolutely would. They made a clear error while reviewing the application, claiming there was no credit score—despite the fact that not only was a score present, but it was well above the required threshold. Documentation from all three major credit bureaus was provided. Terrible company. If you're looking to create a major headache for yourself, go ahead and move into this community. Truly the worst of the worst.

Roland in the approval depart has been sitting an approval for 2 months. He said he would get back to us the one time we spoke to him, never did. We reach out to him every other day and no response. We email him and no response. If you can avoid dealing with this unprofessional company I would.

Experiencia negativa: Beware if you're thinking about renting or purchasing a property and your HOA is managed by these people. Disorganized unresponsive office, high employee turnover. They changed their payment system so I wasn't able to pay online for a long time. Tried contacting them several times no one EVER responds but then I get a threatening letter saying that they're sending my account to collections. Couldn't get any clear answers or help from the clueless office manager when I finally did get in touch with them (had to go in the middle of a workday to talk to someone in person). Now have to go through attorneys to get my account back in good standing. Nightmare experience.

Experiencia negativa: They are the worst. I am only giving 2 stars because there is one guy that whenever I speak to him or he responds to emails thigs get done. His name is ROLAND and he is the only one that takes time to REALLY HELP and answer questions. Emails go answered, message are not returned, modification requests take forever, but they are quick to harass you for violations and parking when there is no guest parking a neighborhood with 4 plus bedroom homes which means.. lots of visitors and cars. JUST RIDICULOUS

Experiencia fantástica: This weekend I had rented a pavilion at Silver Lakes and had forgotten to get my account updated in order to gain access to the restrooms at the pool. I reached out to the support team on Friday trying to get access for the party on Sunday and had little hope it would get resolved by then, being the weekend and all. The agent assigned to my ticket was amazing, Eileen Rosado was the agent assigned to my case and was in constant communication with me along the way. Well I received access to the gate on Sunday morning! It’s rare to find this kind of service now a days, so I am very thankful to Eileen Rosado to get this resolved even though she was out her normal working hours.

Experiencia negativa: Do you enjoy seeing your elderly neighbors risk their limbs try to level the sidewalk because they got a nastygram from the HOA, Do you like paying monthly dues that cover "pool maintenance" for a pool that has been closed for 2 years Do you like the thrill of having to send your realter to the office on your closing day with photos of your shrubs and a tape measure to prove they are in fact within the acceptable range, well have i got a place for you! here at Silverlake's/pines property management they pride themselves on providing the worst service possible. want to add a fence? they will process this "within 45 days" just make sure on day 30 you call and check up so they can remind you they have 45 days. Then on day 46 call back so they can tell "oh hang on we will do it now" and have it done in 38 seconds Go out to sea for military deployment? don't worry they will insure your family gets that notice that you need pressure wash something, but trust me they are empathetic they understand that although you may not be available for another week they believe in empowerment. Your spouse should be able to handle it if not its only a hundred dollars per day until you can prove you corrected it. Want to sell your house? perfect they would love to assist. They will help, they understand the months leading up to the sale can be stressful as you get everything in order. To help you out they will wait until 2 weeks prior to your closing date to hit you with a dozen notices to correct or they will put a lien on the house. Don't worry though these notices are very specific some examples include "improper landscaping" with a photo of your whole property (obviously to indicate that you need to add a shrub under your garage lamp) or "remove dead palms" with a photo of your neighbors trees And they will be by in 3 short weeks to verify your corrections were made I've lived in bad areas and not had as many people walk the streets and going through peoples cars as happened in this community with a "paid roving guard" I honestly saw an elderly man trying to jack up his sidewalk with a bottle jack and reaching his arm under it to dig out dirt in order to clear one of his "violations" They don't even have level sidewalks on the community walkways that THEY ARE IN CHARGE OF the community was fine but the HOA was enough to make us leave

Experiencia negativa: Has to be the worst possible management company. They are In charge of the HOA for my neighborhood. They target renters. Completely unfair with their writeups. The HOA violations are not equal for all residents. They bill ridiculous fines in excess of over $1000+. Feels like they are run like a small mom and pop shop. Hard to get in touch with people and offer zero help. They direct you to the HOA. Be warned! They write up something and 8 other properties have the same issue but don’t get written up. Like having an alarm sign in your yard… I get written up but my neighbor doesn’t… did I mention he owns? Yup. Be warned. Also notice most of their good reviews have written less than 10 reviews overall with most being less than 5.
