Experiencia positiva: I rented with Proper Management for the past three years, and today as I prepare to move out, I wanted to take a moment to reflect on my experience. Overall, I truly appreciate the flexibility and understanding this company showed me during some very challenging times. As a single mom who experienced layoffs and significant financial hardship, there were moments when paying rent on time was difficult. Proper Management was very supportive and worked with me on payment arrangements when I needed it most. That kind of understanding meant a lot to me during a stressful period of my life. Of course, no property management company is perfect. There were a few maintenance concerns over the years, but what stood out to me was their communication and responsiveness. Every time I submitted a maintenance request, they were efficient in responding and getting someone out to address the issue. If you are someone looking for property managers who understand the culture and needs of our community, I would definitely recommend Proper Management. Working with Simo, the realtor, has also been a great experience. He is very informative, and his vision of helping renters transition into homeownership within our community is truly inspiring to see. Leaving is bittersweet because this place has been home for the last three years, but I’m excited about what the future holds. If you’re considering working with Proper Management or their realtors, my advice would be this: communicate your needs early and clearly. Don’t wait until the last minute. They are willing to help as much as they can, but you have to advocate for yourself so they can best support you. Experiencia fantástica: Dayton Proper is great. Simo helped me get into my home nearly 4 years ago. Simo is extremely professional and kind. Zeb is easy to get a hold of and helped me through maintenance issues. He actually walked me through fixing one issue myself. I thought I was going to have to wait a while without heat but turns out the thermostat just needed new batteries!

Experiencia negativa: I’m not sure where the disconnect is but I applied last Monday on 1/6/2025 got approved and still have heard nothing back it’s 1/13/2025. I understand people get busy. But if you don’t have the man power to run a business you shouldn’t have that business especially when You run off of first come first serve. how do I know if I’m really accepted of your office won’t even answer the phone. I really hope to work with them in the future, but I doubt I’ll even get a call back.

After reviewing your name in our system it shows you have showed “interest” in the property we do not have an app for you on the 6th. When an application is accepted like in the past as you know because you did apply a few short months ago and those homes were already rented. The leasing agent will reach out via message or phone to you directly. We do work on a first come basis and get several apps per home, we do have to go thru the steps accordingly to make it fair to everyone that applies step by step we only store apps for 30 days. Experiencia fantástica: For 4 years, I lived in a really nice little house, a cottage adjacent to the community golf course and Hills & Dales Metro Park, and I love that place. I met personally with my landlords, Will and Ryan Ingram, on several occasions and I found them to be very accomodating, really nice, young men who are serious about their business. I coudn't ask for more from any landlords. Also, the neighborhood is wonderful. I made friends there who will be lifelong friends.

Experiencia positiva: Now, to be totally honest!!! When I first started renting from P.M. (Proper Management)I was in a rush and being so I didn’t see things that needed fixed or replaced on my agreeing walkthrough! I was just excited about the area and how peaceful the street is. Just like any other maintenance crew, I had to keep calling and complaining to get the job done. Once the communication got in order they really showed up. They came out and replaced the flooring in every square inch of the home and replaced the front door screen with a brand new GLASS DOOR. In the process of those repairs they did a ton of small necessary repairs. Also when I first moved in they had the lawn crew come out and trim trees and had the plumber come out. They’re busy but when they show up the show up. MY RENT AND INSURANCE HAS BEEN THE SAME FOR YEARS … they never switched on me and raised the price. It’s kind of shocking because I have a very nice house but that’s the part that I love about Proper management. The rent hasn’t gone up in years! Zeb, Parker and the maintenance guy are solid down to earth people

Experiencia positiva: It is somewhat difficult to get in contact with them; the phone number just sends you to a robot, and showing up at the actual facility is risky, as not often does someone answer the door. But I digress, if you DO get through, the people working are very helpful. Just getting through to talk to someone seems to be the biggest problem, but once you actually start to talk with someone, things go very smoothly, and problems get answered and solved.

Experiencia negativa: Would rate negative if I could. Went trough a revolving door of applying for properties only to be sent the same message saying that they gave the rental to someone else. Takes DAYS to respond and would not answer phones or set up showings after I asked multiple times. Do not waste your time with this horrible company.

It’s always difficult when moving from another state, especially since we do work on a first come basis because of the popularity of our homes and how fast they rent. It looks like our leasing agent was in communication with you all. we apologize it looks like time frames did not work out and other applicants were inline and got the homes you were interested in due to time constraints from traveling to the area. Unfortunately we cannot hold homes or change applications or order we receive them to make it fair to all applicants.

Experiencia negativa: I put in an application for you guys, and you guys turned around the next day and upped the rent 60%, changed the rent amount on my application… then denied me? When I specifically contacted you within 24 hrs of me submitting it asking for a refund bc YOU guys changed the price AFTER my application was submitted. I’ve emailed, called, commented on their fb, and now here. Disgusting they’re taking peoples application $ and ILLEGALLY raising the rent without notifying the applicants & refusing to refund the $. Police will be involved if I don’t get a response from someone.this is ridiculous.

Experiencia negativa: When I first moved in to Salem Woods apartment they were great. Nicole was great. They got things done after they change property management. Everything went to hell I do not recommend moving it to these apartments because they cannot keep property management straight. You will have a lot of issues things will never get fixed they can’t keep up with your rent. Payments its bad.i had no hot water for almost a year because they would not come fix my shower

Experiencia negativa: Daughter applied wasn’t approve. (Credit was 3 points short.) Was told to add me as co-signer. They never answered her calls, my calls, left tons of messages to make sure the house she wanted was still available. They had me apply and they knew they had already rented out the house she wanted. Refused to return both application fees. Had to dispute with bank.

Experiencia fantástica: I just talked to Zeb and he really came through for me. I thought I was going to be lost and did not know why I could do , but he really made my day today, and worked hard to come up with a solution. I csn now breath again and have a smile on my face. Experiencia negativa: They are doing False advertising. It clearly states that if your application is approved you get your $75.00 dollars application fee back. And if you’re not approved you get nothing back. Well I got my money back and someone finally called me back after a week of me calling them. All for this man to LIE to me and say that’s not what it says on the website. He really didn’t know who he was talking to when he called me back. He tried to tell me my money was returned in July when it was returned in August of 2024, then he try’s to tell me I wasn’t approved because of my background, but when they ran my background it came back Negative with nothing but A Capital one credit card bill for $300 which I paid off already.

Experiencia negativa: Contacted this place multiple times about rental properties with no response back at all. Definitely poor business practices. I would not recommend them to anyone. If you can't respond back just imagine how hard it would be for the tenants they do have to get ahold of them when it come to maintenance issues. I bet when rent is due they are blowing up the tenants phone or even trying to knock down their doors to get paid. Should change their name to Slums properties management. Have a nice day.

Experiencia negativa: Terrible rental company if I could leave negative 5 stars I would it took them a whole month to respond back to me. I understand properties get rented by the first application that gets approved but it’s ridiculous I applied a month ago called this company 50 times with no answer I even went down to there office but its appointment only how can you get an appointment if no one answers the phone. I would not rent through this company unless you were extremely desperate to get a place and even then they probably will ignore you and not help you out.

Experiencia negativa: Me and my aunt have been here for 2 years, we have put in maintenance orders and no one has returned our calls or messages. Now we are trying to leave and I have PROOF of a notice saying we are leaving… etc and whomever in charger told the company I’m going to next that I didn’t not give a notice! I have screenshots! And now I’ve called every number they have and texted any number I could to get ahold of someone. And no one answer!

Experiencia fantástica: I just wished to leave a review of Daniel (maintenance) when he came to look at my sink in early April. This gentleman was very courteous and prompt. He looked at the sink and did a replacement quickly as well as efficiently. I was very delighted to see the new sprayer and, most of all, no leak! I just wanted to note the wonderful service he provided to me. He also came today to look at our tub knobs and was just as kind along with attentive! Thank you again sir and I’m extremely grateful!

Experiencia negativa: I wish I could give this company zero stars. We purchased a property formerly managed by them and unbeknownst to us it had over $3000 in unpaid water bills. When presented with the FACTS, they stopped responding to all of our calls and emails. They are totally unethical and shady. The Vice President of Proper Management, Ryan Ingram, was the previous owner of this property. What does that tell you? Do not do business with them.

This has nothing to do with Proper Management. We get many complaints and have complaints of our own about how the City of Dayton handles their water bills.

Currently, there is a state bill proposed that will allow for bills to stay with the consumer of the water rather than the owner of the property. All of us should work together to see to it that gets passed and made law.

Property owners get stuck with water bills left by tenants regularly. AES and Centerpoint go after the consumer of the utility, whereathe City abuses their municipal power by forcing the owner to pay the bill rather than collecting from the previous owner. You’re not alone in your frustration about this.

Experiencia negativa: Never do business with a company that charges you for the "privilege" of seeing their properties. You shouldn't have to pay an application fee just to see a place you might want to live, talk about being greedy. Will never go through this company and will always advise others to avoid companies with such despicable tactics. Edit: You can disagree all you like but the statement stands. There are other small business rental managers in the area, that are not apartment complexes, that manage it just fine. It sounds like a poor excuse to hold some money and earn some interest off of other people's money. There are even ones who do self-guided tours so you don't have to have somebody there and you can look at the place yourself. If you really cared you'd figure it out.

We understand what you’re saying but disagree with your sentiment. Application fees are not something we profit from.

We’re a small business that manages single family homes scattered all over the city. We don’t have the bandwidth to show unqualified prospects different units all over the city. Seeing 6 properties would take nearly an entire business day.

Companies that show units without approved applications tend to be apartment complexes that have all of their units on site or owners of the property that manage their own doors.

You’re welcome to drive around and look at any of our properties you’re I retested in. Then, apply for the 1 you like the most. If you walk through it and dislike it, you can see another.

So long as we don’t run the background check, you’re welcome to a refund of the application fee.

Experiencia negativa: Not professional. Doesnt answer the phone when you call, or return voicemails. Only responds (sometimes) to texts. My landlord sold his properties to this management company and told me "they are nice guys, nothing will change". They purchased the houses on April 25th which is just 5 days before the first of the month and immediately raised my rent $100. Now its September and they want me to resign a lease raising my rent another $300+ with a 2 day notice before the 1st of the month. Their 'leasing office' is a house that the doors are locked to and you cant even get in the front door and had to go in through the back door and the whole house was under full construction. When we brought up all of our concerns im told 'your more than welcome to give us your 30 day notice and just move out' and thats exactly what we are doing.

Experiencia negativa: They charge you for applications and if they choose not to rent to you they will not refund you they even list it as a disclaimer in there houses descriptions this is very scummy there basically saying they will steal from you and you will like it no idea what there property its self is like because my only experience is sending in an application and money then being rejected and not seeing a dime back nothing says great landlord like taking money from people before you even rent from them

Experiencia negativa: Terrible. Stay away from this property management company. When I first applied it took 2 months for them to process my application and that's only after I repeated harassed them. I was shown 2 properties that were not move in ready and still had trash from previous tenants. They are inconsiderate of other people's time and not the best at communication. Avoid by saving your time and money!!
