Experiencia fantástica: Current resident , I personally really love this rental property they are not like the rest which is what you want . Because alot of the new age property places are no contact, at least with them you are able to call and speak to someone and if that is not enough you are able to go in person to the office. Me and my fiance have been with them for 5 years and do not regret it in fact if we had to pick up and find another home with any one it would be Manco. I really appreciate all of there understanding and some of the leniency in areas i will not go into detail with. Overall great property management just even the thought of leaving feels off since we have been with them for so long its like parting with a close cousin. Do i always agree with subtill charges not really but you can't win them all.

Experiencia negativa: A man named Jared contacted my daughter/real estate client about her collecting her personal belongings from her property that she rented from a previous property management. They took over and locked her out her apartment and performed an illegal eviction without the court's authorization. When she asked which company and what is full name was, he ignored her. When I asked, he told me to contact the previous property management Local Roots Realty. Between both of them, they are responsible for a criminal act against a vulnerable population. The owner of the property as well as this company are in the process of being sued.

Experiencia negativa: Investor here. I Bought a property in the Dayton area that had an old Manco sticker on the water heater. I thought I'd call them 1st just as a courtesy, possibly continue business with other assignments at the property, some familiarity with the heater. A tech finally showed & replaced the thermocouple. The water heater went back out a week later. When I called back all I got was Karen's voicemail and a transfer to the random overseas call center and a service ticket number. 1st problem. 3 weeks later. Karen calls & apologized for the delay, holidays- okay, but by then I already had Brand New water heater from a Real Professional installed. Things happen + Karens kind. Moving on #2) I asked if I could have a Sevice report of an obvious front yard dig, the description, scope of work on a separate previous job the seller said Manco did out front. Karen directed my request to a Jared. Who replied "$200 for the dig paperwork"? Then sarcastically text as if thats some extenuating office task. Dude should be shamed for type of greed & Unprofessional behavior. This isnt 1942 when you dig out papers from a ladder in some dusty cellar! If your looking for a company with less headache, Do yourself a favor and give your money to a better businesses that actually values good service and Still has some Decency. And Yes Jared- Here's your Review.

Experiencia negativa: Do not rent from manco properties. They had bought my building from the previous owners and ever since they have been impossible to get in contact with even regarding emergencies. They do not do their jobs well or treat their tenants with any respect.

Experiencia negativa: They are great as a company but horrible when it comes to communication with the owners who they work with for their properties and their tenants. I had to go through escrow due to the owner of the property not handling maintenance concerns. (HVAC issues, rodent issues, and just simple maintenance was not getting done when I hit the three month mark) When I sent Manco the notice of escrow, they dropped the property and just left me in the wind. I asked if they had any other property Owners that they recommended who would be more reliable and I heard nothing back. But yet when I put a bad review, they offered me $50 gift card to take it down. The experience was extremely disappointing. I get it. Every company has to make money, but seems like they don’t really care about their tenants very much.

Experiencia negativa: 1 STAR. Very concerning billing practices I hired ManCo Property Services for a routine move-out clean and a small patch and paint job. The quote was $220 and I approved it. The final invoice was $389 and the added fees were never mentioned in advance. They added a “Light Fixture Dusting Fee” ($28) even though dusting was listed in the original service description. They added a “Paint Matching Fee” ($19) for a single touch-up. They added a “Waste Handling Charge” ($34) even though the work produced almost no garbage. They also added a “Short-Notice Scheduling Surcharge” ($52) even though I booked five days ahead and the booking agent said the timing was fine. The quality of the work did not reflect the final cost. A few corners were missed, the fridge was not pulled out as requested, and the paint touch-up was slightly uneven. When I called to ask about the extra fees, the representative repeated the same scripted lines and did not address any of my questions. The call felt rushed and dismissive. The price increase and the unclear additions to the invoice created a very negative experience. I cannot recommend this service and I would advise anyone using them to check every line of the bill carefully.

I am impressed by their speedy response . The maintenence men were respectful and knowledgeable. The staff in the office was easy to work with . Karen was explanatory and compassionate about our needs. So far so good. I hope to stay with them for years.

Experiencia negativa: Not a very good experience so far. Eventhought we have found Tenants fast enough, we still do not know anything about them but they have a dog. We asked for a picture of the dog twice, according to our signed agreement, but nothing so far. Also, we had to reach to Jule to have Chelsey answering some very basic questions about money, money and money being taken out of our account! Even a $60 fees to have a man go and check out our property after a "violent storm"!!! When we all know that climate change is a hoax. Only bad guys from HAARP playing bad boys with the weather. We do not want to pay for this: yet these fees also has been waived out of OUR revenues. Manage the Manager at ManCo is practically impossible as their is no much respect for Owners after they cash out our first $ 950.

Nice people but may be better for someone with multiple properties in the area who has more funds to play with and time to sit empty

Although we didn't go with any of the homes we looked at , He was very personable and kind, and was trying in anyway to help us with finding the perfect home! Highly recommend him if you need help! Plus he was open and honest about everything! :) I can't say enough kind things about him!!

Experiencia negativa: customer service is a JOKE! do NOT rent from these people. My mother moved into this junk apt on Neal ave in Dayton Feb 1 2025. She paid a security deposit and paid first months rent. She paid March rent also, on March 9th 2025 my mother was admitted into the hospital for multiple strokes leading to her to end up needing a craniotomy for a brain biopsy. I called and spoke with management and informed them of the situation and that my mom was no longer aloud to live on her own due to her medical conditions and she would be moving in with me. I had her moved out on March 23 2025 and have been trying since then to get in touch with someone in regards to her security deposit as to which she was not medically able to fulfil the lease agreement. In the lease it does not state anything about keeping security deposit due to breaking lease for medical conditions. I have been calling, emailing, leaving voicemails for over two weeks now, and no one will return my calls. Last i was told was that the "owner" told the property manager karen i believe that they wouldn't be refunding it because she broke the lease. which is absolutely ridiculous cause she isn't in the right mind or medically able to fulfil the lease. if i could id give this company ZERO STARS BECAUSE THEY HAVE THE WORST CUSTOMER SERVICE TEAM IVE EVER DEALT WITH.

Experiencia fantástica: ManCo has been competent and efficient. They keep me appraised of the rent paid by my tenant on the app. The rent (less their fees) is paid into my account every month. Repairs have been carried out competently, the charges fair. My tenant has grumbled about the time taken to get repairs done but he was used to me coming over the next day when there was an issue. I no longer live in Dayton so hiring ManCo has been the best solution for both of us.

I confirmed yes to the text message that I would still be attending and within a few hours later the apartment was no longer available. I noticed the apartment I was interested in was still on the website and I have messaged and left several voicemails, but they do not answer the phone when you call or respond back to messages.

Unfortunately I haven't had a great experience with them in terms of getting ahold of anyone in the office which has been frustrating as I am in a different time zone. Whether it be getting ahold of someone over the phone, getting email responses in a timely manner, it's been challenging to get ahold of anyone. I've provided them this feedback directly so hopefully things will improve.
