Experiencia fantástica: Matt has always been pleasant to work with. He went above and beyond whenever our roommate dropped off a blank money order that Matt could’ve easily taken and we would’ve been none the wiser. Our current house went under new management and we decided to rent another one of his properties due to ease and simplicity in renting with him. Side note: hilarious response to Google reviews. To anyone saying he’s unprofessional, you’ve not met someone who truly cares about their business and its reputation. You may have missed your calling in stand up comedy Matt. Clock that tea.

Experiencia negativa: I rented from Matt for nearly three years, and I have to say I have never felt more disrespected by a landlord or property manager than I did with him. He is very childish and immature in how he responds to emails and phone calls. He is inconsistent, often saying one thing and then contradicting himself. Overall, he has a very cocky and arrogant attitude toward tenants like me. It’s very unfortunate, to say the least.
Sevdalin, thanks for taking the time to air your grievances via Google. The passive aggressive nature of google is par for the course you follow. Threats of physical violence and hate speech do not engender productive responses. Please be sure to use me as a reference in any future housing searches and I will be sure to provide the documented interactions.
Experiencia fantástica: UPDATE: Almost 2 years later and I am still very happy with my home and the company. Maintenance issues (if any) are addressed promptly. This was my husband’s and my first home together since we got married. And it has been a huge blessing. Stress free management company. We have been building a lot of memories in our home and creating new traditions as a family unit. I have never felt more “at home” than I have with MakGregor Management. Thank you so much Matt for your hard work and for being a caring and trusting person. You work hard so we can just relax, just like home life is supposed to be. Reasonable rent and multiple ways to pay without having to leave home. We appreciate all you’ve done for our family. My family has had a great experience with MGM. Matt worked hard to get us into a unit. He went out of his way to help us. Jay, was also very patient and respectful in showing us available properties. This company is very organized, caring and knowledgeable. You will not be disappointed. Our home is beautiful and well taken care of.

Experiencia positiva: When we got all this recent snow I was dreading going out to dig my car out. To my surprise the owner of the apartment complex had all the snow removed from not only the driveway but the snow was shoveled away from around my car also I definitely appreciated that!

Matt did a great job explaining to us everything that we needed to know. Our house we’re renting was in great condition when we moved in cleanest rental I’ve ever seen. Experiencia fantástica: Management over at MGM has been nothing short of amazing. When I lost my job and got behind on bills, they allowed me to come up with a plan to get caught back up and did not harass or bother me during my struggle of getting out of the hole. They communicated with me and were very understanding. I would recommend this place to anyone looking for a new home or fresh start. They are also quick with maintenance requests which is hard to come by.

How am I gonna work with someone that doesn't even respond to receiving a 3 day notice of eviction! You communicated and the result was great for everybody. Experiencia fantástica: My experience renting from them for the past year has been that exactly what you would want out of a landlord. Quick to fix any issue (though there wasn’t much) and was understanding in situations that other management companies might not be. I would definitely recommend them, as I would definitely rent from them again as well.!

Experiencia fantástica: They are an excellent management company. They will work with you on renting one of their properties, as long as your criteria for renting is in their power to get done. I’ve been with them for 3 years, and every-time i needed maintenance done , literally, after calling the maintenance department, within 24 hrs. My issue was resolved. In the 3 yrs I’ve been renting from them I’ve only had 2 wear & tear issues with the home i rent and in less than 24 hrs, my issues were taken care of. Impeccable customer service. Their homes are great and clean. I recommend with 5 ⭐️ ‘s , Mak Gregor Management team, to anyone in the Dayton, OH area.

Experiencia fantástica: They took over managing my home in January. And the start of 2025 was really rough for me but Matt was very very patient with me and for that I’m so thankful for. I had an issue with my hot water tank I put a request in and the next day a tech was out and it was fixed. Great company

Experiencia fantástica: Best rental company I have ever used. Have been living in the same house for 10 years. Maintenance is always scheduled accordingly to the problem and have never had an issue with it and that has been the downfall of every other rental company I have used in the past. They are very understanding and have the absolute best workers(in office and people they send out for repairs). I would highly recommend them to anyone.

Experiencia fantástica: I have been renting from MGM for almost 2 years. They have been absolutely wonderful to my family and I on every level. I have had multiple maintenance requests from the very moment I moved in and currently have 2 open tickets, but they are GREAT at getting to the in a timely manner and getting the correct people out here to get the problem solved. When I say timely manner that's like an understatement because sometimes, they have people out here the same day whether that be an electrician a plumber a roofer or even just one of their Maintenace people. They have NEVER left me with a problem. Matt is literally one of the most awesome people/landlords I have ever met and dealt with. Most recently I have switched jobs which has resulted in my pay schedule switching from weekly to biweekly and I was going to be a bit late on rent. I reached out to Matt to inform him of this, and he was so pleased that I did and is not going to charge me a late fee. All around I have nothing but good to say about Matt and Tara at MGM. They are literally just amazing. Thank you guys for that you don't know how much we as tenants appreciate landlords like you!!!

Experiencia fantástica: First, I would like to thank Matt he is a great manager and very understanding. I lost my job in May 2024. I reached out to so many different entities for help with my rent no help was available. I was a few months behind. I did get eviction papers, I spoke with Matt and explained my situation and that I loved my apartment, and that I didn't want to move. Matt was great he listened and understood that things happen and he was willing to work with me, and I didn't have to move. MGM is a great place to rent from as long as you communicate with them and not try to bs them anything is possible. I'm an empty nester, and again, my unit is great. Thank you, Matt and Mak Gregor Management...Great place to rent from.
Hello Candee, you said so much with just one review! Communication is key. When someone waits to me know the day of eviction court they are going to be late, they have waited a bit too late. Someone that contacts me before rent is even due has been proactive and there is a lot more that can be done. Thanks for the great review!
Experiencia fantástica: Mak Gregor Management has been managing our properties for us and Matt and his team have done a phenomenal job. We really like that they submit the rental payments on time, the 1st of every month, and we don't have to follow up like we used to with our former property manager. Whenever there is an issue with the tenants or the house Matt is quick to address/fix it. Thank you for doing a great job!!

Experiencia fantástica: Edit for 6/11/2024: I am truly grateful for Mr Matt stepping in to help me with an emergency situation. The newer owners at the Maryland property (Mr Matt no longer owns the property) treated me like dirt and kicked me out so they could have a sober house. If it wasn’t for Mr Matt of Mak MGregor Management, I would be homeless right now. Mr Matt right away helped me find a home at one of his many comfortable locations. I now have more space then I could ever imagine! Thank God for Mr Matt! I am beyond grateful! If you need a great landlord, Mr Matt is the one for you! ———————————————————————— Living at this property for more than five years and working with Mr Matt guarantees breathing room in order pay my rent. They are very professional and empathetic to my living conditions. I highly recommend them; the Maryland property is a nice place to live at.

Experiencia negativa: This is the worst company to rent from. They took over my house and when they did my lease just came up in April so I was month to month. Within a week they sent me a 60 day notice told me be happy the owner was going to give me 30 days? So I then find a place as I’m a mother of 3 and can’t be homeless. I find a place move out by April 1st and they told me I then have to pay may rent when I’m not residing there. Then proceeds to text me asking me for a persons number that no longer lives there and was on the lease previously but the old landlord knew he moved out and being month to month that lease is trash. He mocked me over talking about my CHILDREN! They came out to change my locks after stating if they got a key they would not so I gave them a key and they still changed my locks. The maintenance guy or whoever did it left at 12:30 with everything still attached to the door so you couldn’t close it but he stated he had to get another tool he then did not show back up until AFTER I called the office at 3:30 because I had things to do and couldn’t leave my house open nor did I even have keys for these new locks. He came back at 4 and was there till almost 7 to change 2 door nobs and put a deadbolt in. They did multiple pointless walk throughs of my house and when I say pointless I mean in and out in a minute 2 minutes max. These people are very unprofessional and very rude! I would not recommend renting from them!
I had this big long response written but, in the end, Alyssa is just not worth it. I feel bad for her kids and her new landlord. We'd of never asked her to vacate but for the atrocious condition of her apartment. Best of luck Alyssa, maybe some house keeping classes are in your future.

Experiencia fantástica: The only true qualm I ever had while renting with MGM was that the landscapers cut the grass too low. Seriously. Any maintenance request I had was honored in a timely fashion, management was always timely and respectful when communicating, and the property and appliances were overall well kept! I genuinely don’t have ANY concerns that would keep me from renting with this company a second time if need be. :)

Experiencia fantástica: I would like to say this is the best place I have ever lived at the people I rent from is very understanding. My mother passed away unexpectedly and with her funeral I was having problems paying rent. But when I told them what was going on they was helping me out even though I was two months behind. Iv been catching up due to them working with me and not letting me and my family go on the streets. I very much appreciate this place for working with me truthfully I have no words but thank you from the bottom of my heart.

Experiencia negativa: This landlord is the most hostile person I've ever dealt with. My girlfriend is renting from him and he refuses to fix anything he is responsible for. We end up paying out of our own pockets to fix faucets and drains. Be prepared to throw money down the drain if you choose to rent from this landlord. Very dissatisfied and wish we would have done better research.
Hello Bradley, first off I note your girlfriend is (allegedly) my tenant but you seem to reside in the unit as well. That's a lease violation. So tenant reports to service that the faucet, sink and drain were damaged while tenant was having sex on the cabinet with a guy named Joseph. I explain we are not responsible for those repairs, we'll send someone, but the tenant will be invoiced for all damage cause by sex with Joseph. Tenant says never mind I'll have my boyfriend do it, I thought she meant Joseph. My bad there. I do not recall being hostile. I do recall she was not happy, as I had to say things she did not like to hear like "your fault" and "you are responsible" and the kicker "we'll fix it but you'll have to reimburse us". I'm just crossing my fingers Joe did as good a job repairing the damage as he did causing it.

Experiencia negativa: I've attempted to use this company. They seem to only do text messaging. I wanted to use them for property management services as an out of town investor but they only text. I found that extremely suspicious. How are they going to service my customers. I don't recommend them at all. Update, only after this review did they actually "call" me directly saying I bashed their company. I told the truth! They said that I called another company and not them. My call log can confirm that I called them. If that was the case how would they have known to text me the first place? Make that make sense? Interviewing a property management company shouldn't take you through hell. Instead of calling me to complain they should have considered better customer service practices. My rating stands.
Hello Lavera Moore. I initiate communication via text, which so many people find very convenient. I then schedule a 30-40 minute phone call, which I advised you of via text. I do not ONLY communicate via text and never indicated that. Choosing to bash a small, family owned and operated business because of your assertion that we only communicate via text is wrong, unnecessary and an abuse. I find it interesting that you also indicated we had a call scheduled for 1:00 today, which we do not because I never scheduled one with you, yet you also value communication so much you couldn't even recall who you spoke to, to schedule it. Best of luck in your investment real estate pursuit. I will count myself fortunate I will not be working for you.

Experiencia fantástica: This is my second time renting from makGregor Management Inc. They aren’t like other rental places and landlords. They really show they care for their tenants. I don’t even have to mow my own lawn I come home and it’s already done. If I have an issue with something I call and submit my maintenance request and they get the job done. Also they’ll try their best to work with you if you fall behind in rent. They accept money from organizations or churches on your behalf when some other landlords won’t do so. I highly recommend MakGregor Management. They properties are nice too.

They cleaned and prepped the property and were able to get it occupied quickly. The monthly reports are easy to understand, and they respond to questions and concerns promptly. Experiencia fantástica: I was very sad when my last property managers told me a new company was taking over, but it’s been a great experience. I’ve had nothing but good experiences with MakGregor Management, especially with Matt. His communication is fantastic. When I’ve had personal issues he’s been understanding and worked with me. When I have questions he answers kindly and quickly. When I’ve had maintenance concerns they were addressed promptly and accurately. I don’t have a bad word to say about them!

Experiencia negativa: Do not hire this property manager they do not provide reports on time we are still dealing with the nightmares they have create for us and have it on good standing from other PMs in the area whom have taken on clients from them this is recurring behavior they do not do a proper job on properties they renovate they have massive miscommucation issues. And have not been ideal whatsoever there contracts and terms are predatory and do not protect u or provide proactive incetfication for them to work in a timely efficient manner we will no longer be doing buisnesss with mismanagement in my opinion this company should loose its liscene
I have never worked for a “Fred McGuirk” nor have I been made aware of any relationship he has with anyone I do or have managed for. It is likely in the coming days I will receive an “offer to remove negative reviews” email. This is typically how this goes. Remember, one of the tell tale signs of a scam or fraud are obvious spelling and grammar errors. How much credit can you attribute to a reviewer that can’t even spell miscommunicate?

I have lived here since September and I have had a lot of places in my 40 years never have I had anyone who is beyond quick to service anything u need done no hesitation n gets right on it next day if service call put in doesn’t matter if it was put in at midnight n if an emergency send out right away they handle they biz n I’ll forever give 5 stars to that Matt is all biz and will help u with anything respect goes both ways long as u respect him u have no issues u come incorrect he will gladly disconnect as he should thank you mark Gregor u guys rock!!!!!!!

Experiencia fantástica: I have worked with MakGregor Management for almost 4 years. MGM staff have exceeded my expectations: professional, timely with follow ups, and able to see from the vantage points of the owner as well as the tenants. I have been impressed with MGM since the beginning that I have referred them for property management and still have a good working relationship with them. I know I am in good hands because there has been resolutions to any issues that have risen throughout the years.

His accounting and monthly reports are very simple and easy to read - as a matter of fact its my favorite monthly reporting due to its simplicity. I would 100% recommend this group to all my family and friends in the Dayton, Ohio area. They truly make investing passive.

Experiencia negativa: Do not ever rent from this company. They do not care about their tenants or their properties. They have mice and blame their tenants on living conditions WITHOUT EVEN SEEING THEIR APARTMENT. They WILL NOT accept any responsibility for their neglect for maintenance and want to place blame on those that bring it to light. Completely immature on their part and shows their lack of integrity. Do yourself a favor and rent from a different landlord.
UPDATE April 20th 2023: We performed an inspection of the unit in question. It is extremely clean, no mice, no roaches, no pest control issues to report. The occupants Mom posted the original negative review because she never "saw" the pest control company come in and assumed there was still a problem. Floors look like you could eat off of them, very nicely decorated and excellent housekeeping. I'm embarrassed for the tenants that their relative acted as she did.
Never rented to this person. This review is retribution for a response to a review posted by a relative of another resident. That resident failed to report needed service but still expected us to respond. Landlords are not psychics; We don’t know something just because a resident knows it. We have excellent systems in place for requesting service. Had the resident requested more service we would have gladly provided it.
Experiencia fantástica: Reasonable rent comparatively speaking. Maintenance requests are handled in a timely fashion. My only concern are these little drain flies that now infest the hallway and make their way into my apartment so hopefully they remedy that soon.

Do not use them if you want good tenants. UPDATE. The response below by Matt is funny because it didn't happen.The rented unit IS a commercial office not an apartment. Do you have your units confused? What kind of places are you managing that are getting raided? Also if we were druggies, would I be leaving a review and a " Local Guide" for a Google? Hello Laurel - I never indicated anything I said was about you. You were not referenced in my response at all. The scenario I laid out didn't happen. It's just an example of someone calling in and not hearing what they wanted to. The fact that you don't even rent from me and were able to leave a review indicates a deeply flawed system that is taken advantage of all too often.
I was representing my client (the owner of the property) against a tenant that had not paid in months. One excuse after another and one broken promise after another and then they had you call.
Thanks for the reminder that the tenant is a business. Now I can go leave google review about that business, whom I actually do deal with, and let the world know they don't pay their rent, sometimes at all, and never on time. And when called out on it they blame everyone else. What must it be like to have that company do work for you?

Apartment was raided because boyfriend was selling drugs. Door bashed in, warrant served, unit ransacked, boyfriend arrested. Not sure how everyone else in the unit wasn't arrested as well. Call came in to our office asking us for access to a unit we are not allowed into and the caller got upset when we had to say no, we cannot let you in because we are still not allowed in. Besides the fact that the caller is not even on the lease and not supposed to be living there, so: Even if we did have access we'd not be allowed to let them in anyway. Then comes this online review bashing us and our customer service. Wow. Entitled much?!?

But matt has been extremely understanding and paitent with me. Thats not something you see with landlords anymore. 10/10 would rent again after my lease is up

This gentleman called me, insulted me when I did not admit a 1 star review that was supposedly submitted upon my behalf. After our phone call and your review statement, I am going to leave it as a zero star. If anyone needs to accountable, that is you, Matt. We both know what was said throughout the conversation. It would be nice if you stated your insults to the public that way others can see how you handled the situation. My advice, you need to own up to your actions and don't act like a victim. Marcus Bazan contacted me about my management services. I explained we are not currently taking on new clients as we work to assure we are available for our current clients. I offered Marcus Bazan a referral to another, local, property management company, he accepted and I wished him luck. Marcus Bazan then chose to leave me a 1 star review because I chose not to manage properties he was considering, maybe, buying in this area and, instead of just not returning his call, as so many others do, I took the time to call him, listen to him, explain my current situation and even offer him a referral. Remember the name: Marcus Bazan - if he calls you make sure to give him what he wants or else he'll stomp his feet, throw a tantrum and bash you on-line. Then, when I called him to ask why he had left the one star review he wouldn't even own up to it, instead saying he "didn't recall" doing it. I think Marcus Bazan either does not understand how on-line reviews work or forgot he was logged in under his full name.
