Experiencia negativa: 1 star is too kind. We lived there for 2 years the bathtub leaked into our living room any time we showered or gave our son a bath and when they “fixed” the issues it kept leaking. The toilet broke 2 twice and we had toilet water running into our living room. We were left 4 days without a functioning bathroom. It’s a 1 bathroom property by the way. Their maintenance people came and left holes in our ceiling after they were done “fixing” the issues and never cleaned up after themselves. Candace and Kendra never answer their phones or text messages and never return calls. Worst experience.
Ani, I am sorry to hear about this experience. We reviewed the work orders and these maintenance tickets are sent to a 3rd party maintenance service. We have followed up with them to share your frustrations and again reiterate our expectations those types of things are fixed properly.
Experiencia positiva: We rented from Rowan property for one year. Overall, our experience was good. The maintenance crew was always polite, hard working and kind. We had some pretty significant maintenance issues (not Rowan’s fault), and aside from slower responses/occasional difficulty getting ahold of someone, things were fixed and we were taken care of until the issue was repaired. The maintenance manager was involved with our bigger maintenance issue & his customer service, communication and urgency was appreciated. He delivered us heaters to ensure we stayed warm when we were without heat for a bit during the winter. The house we were in simply wasn’t a good house, which again was not Rowan’s fault. We would have loved to stay with Rowan. My only real gripe is that often it was a task to get ahold of someone if we had issues. I would like to point out that this greatly improved toward the end of our lease. Claire was responsive and communicative via text which we appreciated. Our move out experience was swift and easy, and I was happy that they noticed and appreciated the efforts we put in to leave the house in excellent condition upon move out.

Experiencia negativa: Stay away from this company! They don’t care about the tenants…. They allow you to live in nasty conditions. I have reported multiple maintenance complaints and nothing gets done!! They truly don’t fix anything! I have emailed Jerry Rowan and never get a response … infact they will delete your maintenance requests! Pictures don’t lie!! why anyone should Live in those condition!! Shame on you!
Experiencia negativa: I have been a tenant at Windsor Townhomes in Platte City since April of 2020. The previous owner had an on-site maintenance crew and cared about all aspects of the property. Rowan took over in late 21' early 22' and it has been a disaster since. We've had an underground water leak for over a year but didn't find out until last month. It's been located on the property side and is costing us double usage per month, that's over 4,000 gallon a month extra. A month later we keep getting the same excuse of "we are waiting for approval from the ownership" as our meter continously ticks. Come look at the property and see the demise...damaged units left to devalue this nice community. Bottom line is these people are slumlords.
Experiencia negativa: So i keep getting overcharged and extra late fees added and im told that i should know how much my rent is exactly to avoid any problems but it is constantly changing at this point im scared to over or underpay. I feel alone and I’ve been here for 3 years just wish anyone cared. Im actually a very reasonable tenant.
Experiencia fantástica: I lived in one of the apartments managed by Rowan Property Management for over a year and had a great experience. Colby was always quick to respond whenever I had a question or maintenance issue, and everything was handled professionally and on time. The unit was clean and well-maintained when I moved in, and the online portal made paying rent and submitting requests super easy. Highly recommend them if you’re looking for a well-run place to live!

Claire went above and beyond in helping us not only get our maintenance requests pushed through, but kept us updated throughout and made sure to keep our needs top of mind. It’s so easy to forget things when you have so much going on, but she made sure to keep us informed, and prioritized our needs. Experiencia negativa: When contacting this company about viewing some properties you’re expected to use an automated system to leave a message. After 4 days of calling, sending emails to their info address, contacting them through Zillow by requesting an application, requesting to schedule a viewing. On the fifth day I was able to get someone to answer their main contact number. Unfortunately the property I inquired about had been leased the same day it was posted, which can definitely happen. Asking the representative how it works I was told through your voicemail they set up a profile, and you’ll get a text saying they received your request. I did not receive that text.if the property you originally were interested in is no longer available they will not contact you. After realizing that I asked since I now have a “profile” set up can I have a contact for an agent representing the management company for future inquiries and viewing being I’m very active in the market for a rental. I was told no that’s not the way we do it leave a message about the property you’re interested in if it’s available we will contact you if it’s not we won’t. Working with other companies currently in Kansas City this is very disappointing way to work with a client. This seems like a very turn and burn kind of management company and not very confident they’d be there if in fact there was a problem with your property once leasing it. Representative had zero compassion sounded robotic and lack any ability to not read from a price of paper on how to set up your “profile” and wait for a phone call. Wouldn’t use this management company if you paid me. Edit after response from owner: there was no response until I reached out on a Wednesday from this company a phone call or voicemail just did not happen, a text followed on Thursday, there where zero disrespectful comments, feel free to air. Asking for a point of contact and being denied with replies of this is not how we do it is not a comforting response. And if expressing wanting to deal in person vs automated systems is disrespectful idk what to tell you. Trying to slander someone to make their honest review of an interaction by calling them a liar and blaming the interaction on them is bad business practice really makes you look harder at the excuses on the other 1 star reviews.
Joshua, I do appreciate the feedback and comments. As we are continually striving to provide strong customer service hearing things like this never make us running the business happy. I have dug into this deeply with our staff to make corrections as they need it and while I will not publicly air some of the disrespectful things you said to our staff I will point this out. Your initial attempt to communicate with us was on Saturday May 17th when our offices are closed. On Monday May 19th in the early afternoon we attempted to reach out to you and were unable to reach you, leaving a message. Simply your above statement is factually inaccurate as we reached out to you the same business day we received your message, not 4 or 5 days later. Also, given the way you treated my staff on the phone in your interaction over a property that was rented before you ever reached out to us, we are fine if you are wanting to use another management company for your rental needs. We do wish you the best in your house hunting search and again I am sorry we were unable to provide better customer service and that is absolutely something we will continue to work hard on with our staff.

Experiencia negativa: Maintenance guys Corey & derrick came out to put in a gas line for my wife new stove & also serviced & cleaned my furnace burners and replaced filters without me asking and now it blows hot & free thanks for the awesome work guys happy wife happy life... .....2 months later maintenance trying to make us pay $500 for flex gas line to My wife stove never said we would be charged anything bullshit

But after a total loss of my Chevy ( in a paid private parking), a break in to my unit (thankful for renters insurance), 56 calls to KCPD (from me and others) this year alone! A newborn baby left in my hall, a person taking an Ax to a door like a lumber jack, drugs, homeless. Not having a property manager since 2 months after moving in. The icing on the cake was the parking lot gun fight in June, or it could have been the needles my daughter almost picked up! Perhaps the ppl that stay in the vacant units or live in the laundry room. (Nobody is propping the door open) all of Northeast side has the code and it's the same code for two buildings. The unsafe environment or maybe it was that no one showed or contacted me for a walk out after termination of my lease. The threats, now they want to charge me for a key. I am praying to God that they respond to me the way they have every other one of their previous tenants on this thread. Because if I get hit with any kind of personal information or threats I promise you! Gladstone point apartments are not meant for women and children living alone. It is not a safe nor habitable environment! Their cameras do not work! This is coming from KCPD My response to you Nope I didn't pay rent for the last few months and that was after the newborn left in my hallway. Then the gun battle, the meth baggies in the hall fell on deaf ears. The problem with the vehicle is that you claim to have cameras on the property and you do not. Cameras would help the case regardless of insurance. Which doubles in NES already. The detectives have attempted to make contact more than once. Any lawyer will tell you as far as liability any insurance company or reputable lawyer even the PD will tell you this. We pay for parking. And yes thankfully I have full coverage which allowed me to purchase a new vehicle. But video surveillance that is pointed directly at my vehicle would have come in very handy for the officers that serve this community and the courts. Your cameras make you reliable bcz we pay for it. Don't make your tenants pay for parking then bcz you know that they do not work....just like the neighbor whom had and tire satellite dish fall off of your building onto her windshield. YES I called YOU 6 times to schedule our walkout and turn in a key only to be met with threats of a key charge and no one showed up to the property on the 31st. Kendra whom was mailed a cease and desist letter by my attorney did hassle me August 1st about meeting her otherwise I was to be charged $350 to put in a new key. Meanwhile the neighbor doesn't even have a doorknob nor a deadbolt and you can just see in the apartment. I have since mailed the key. After a fellow on your after hour line coached me through that. But for Kendra I was to have it at EOD! you folks leaving the office at 4. So I was threatened to get there by 5 and you're closed! Did you receive the key? As there is still no response about that. But sure a review will get a response. Maybe if you were ever on your property or handled the many issues and open acts with healthy homes of kcmo 311 action center you would be paid by not only me but the last dozen tenants who left you in such disappointment. Not a safe environment for children. The week of Christmas we were forced to stay in a hotel, Weekly rentals as you know are pretty pricey. And unfortunately we've stayed in a hotel far to often with receipts to boot. And nothing! AS OF 10-1-23 YOU STILL HAVE NOT ENTERED OR SECURED MY UNIT OR THE ONE NEXT TO ME. ITS BEEN OVER SIX MONTHS ON HER UNIT #42 AND 3 MONTHS ON MINE #44. THERE ARE NOW WINDOWS TO MY OLD UNIT OPEN AND I NEVER LEFT IT OPEN NORE TO I HAVE A KEY TO SEE WHO IS SQUATTING IN THERE NOW. HAVE YOU RECEIVED IT? BCZ I HAVE PROOF I MAILED IT. ALSO MANY UPLOADED PHOTOS OF the paraphernalia have been deleted and I will continue to UPLOAD 10/31/24 there was a fire, in the building 2 As of 03/09/25 he has not been resolved, building barely secured and squatters living in it. Its now on KC codes list for demo
Experiencia positiva: So far, I've had a very positive experience renting for a year and a half with Rowan Property Management. We had some confusions during the move-in process but maintenance has been quick, there's a responsive front office, and I receive very kind treatment!

Experiencia fantástica: We had to find a place fast and we found the perfect house. The property manager was great to work with. Toured the property one Saturday and were moving in by the next Saturday. I haven’t ever worked with a faster more professional team.
Experiencia positiva: I like my apartment and I always have which is why I have been here for such a long time. For the most part Rowen has been nice and respectful to me and my needs. Times have changed and apartment living is quite different from when I first moved in a long time ago so I try and take that in consideration. They respond to maintenance request pretty fast and get the job done. The property could be kept a little cleaner but I clean up around my area. I have gotten used to texting responses instead of calling on the phone the way it used to be. I think communication could be better but other than that I am satisfied with living where I am and plan on staying.
Experiencia fantástica: I've had some really good experiences with Rowan Properties. I really like how you can communicate with management on anything. I've been happy with maintenence as well. Anything that needs answered, they are on top of it. We even recently had an experience where Rowan properties had to move us to a different unit as well. Long story short... They made sure my family was taken care of and safe, and that's what I care about. We are in Windsor Townhomes. They are very spacious and in a peaceful location. Perfect for new growing families. The price is perfect. When we first started working with Rowan Prop. My husband and I were in very tough situation. They accepted us in and now we are able to get our feet again and live in this terrible economy. I absolutely love it here. I think it will be bitter sweet once we are finally able to buy a house and leave. Jerry seems like a very reasonable and understanding business owner. Again, being an adult and open communication has just really impressed me. I always recommend to friends & clients of mine. Happy to be apart of the community! Did I mention they do a taco truck every year! Thank you for every experience and allowing my family to continue to grow strong!

Experiencia fantástica: I’ve been living in Rowan Property Management duplex for about 4 years now!!! I love where I live very quiet only one neighbor! They have been a very forgiving company as I have had two instances where I became behind in my rent and they continue to work with me on getting caught up! They kept the property up with remodeling etc. I’ve had my garage door replaced when needed and a new dishwasher!!! I now have new windows and new siding which I adore!!! Kendra is my property manager and she always reaches out to me when I have an issue in a timely manner!!! I hope she never leaves!!!! 5 stars!!!!
Experiencia fantástica: Rowan property management was really nice to work with. We lived in the piper area. The property was decent. Appliances were a bit outdated, however if needed, when we submitted any maintenance request they responded quickly and would have someone out quickly as well. I also found the online residential portal easy to use, it made making payment and submitting request a breeze. Moving out was an easy process as far as communication and receiving our security deposit back.

Their website is easy to use for payments, maintenance requests, and communication. From a renter’s perspective you want to rent from someone working with Rowan. For owners the level of dedication this team has for client experience will keep your tenants happy.

Experiencia negativa: KU students and others who may choose to rent from Rowan properties. They will not follow the guidelines in your lease of doing a walk through at the end of your lease and will not return your deposit within 30 days. My son had to file a small claims court case and he got 2x his deposit per KS law. Don’t let him bully you!
Experiencia negativa: I was living at the apartment complex by 38th street, I have many bad experiences with neighbors not respecting parking spots. Both of my cars where damaged windows and slashed tires. It is a dangerous place to live specially if you have kids. There's always trash around the buildings, I had to call many times and complaint for about 2 months to get a new A/C unit. There's also a bad smell inside the apartments not sure if it could be due to humidity or if it was something else, I had to be up in the middle of the night because of the bad smell. I do not recommend renting a property from this company. Hope this review helps someone. I was a resident for 2 years.
Experiencia negativa: Owner Jerry Rowan is a sorry excuse for a property owner. Denied returning my security deposit, so I sued him. Easily won, Jerry didn’t even show up to court to save face I’m guessing. Then decided to hire a lawyer and waste MORE money on a losing case haha. It was a pure joy to experience this process of him wasting money and paying me the money I was owed x2 in the end. Take this loser to court and don’t let him bully you into thinking you have no grounds to stand on. Reply: Jerry, nothing is false about my review so don't try to discredit me. It is you who is providing false information. You had ample opportunity to return the security deposit within 30 days. I had reached out numerous times, and you ignored my request which lead me to get my money back x2 via the court. Its funny you wanted to return my deposit after being served the summons, why would I respond knowing I am going to get x2 on my money. I hope you learn from this in the future and thanks for the free cash!

Experiencia negativa: If there was a way to give a zero I would, save your money and live somewhere else. Lived here for 2 years and gave management and Candace a benefit of the doubt that they would change their ways as leasing management. There is no building for leasing management so good luck getting ahold of them as they are located in kansas city. As for the apartment complex itself the remodel of it was done poorly, i will provide documentation in my next post to show OTHERS not to live here. And best believe I was a good tenant so please if management replies dont try to lie about me as a tenant! Thanks!

Experiencia negativa: This company is a terrible management company. You have to call in at least once a day if you have an issue and finally reach someone a week later. The guy on the phone spends more time saying "um" then doing anything else.
Experiencia negativa: A company that only cares about their money and couldn't care less about their residents. My AC and heater have broken without fail nearly every two months. It's already a bad situation when a house with a 4 year old in it has to suffer through 90 degree weather or low temps in the winter. But it is even worse when the office simply hangs up every time you call because they're too busy to take care of their falling apart places and the maintenance hotline can't do anything but repeat over and over that a tech will be contacted. I would have zero issues if these problems were fixed in a timely manner but they never are. It always takes two-three weeks for them to get it together and send someone to fix the issue. We pay a large sum of money to have the honor to live here every month and get treated like dirt when it's time for them to hold up their end of the deal. Don't rent here they don't care about you and won't pretend to either.
Experiencia negativa: Very poor management company. Don't expect anything to be fixed. Maintenance will cancel your request for no reason and when you call to follow up they will tell you they need you off the phone to free up thier phone lines. Trying to get a hold of a manager is next to impossible even if you leave a massage, don't expect a call back. My reason is I placed a Maintenance request for my ac on July 13th and on the 19th they canceled it without reason. I placed a new request on the 19th and as of the 26th I still I have no AC, with near triple digit weather.

I have told all my friends they should deal with this business. If he is the type of employee this company has,then they are doing great.
Experiencia fantástica: Jeremy is the best all around maintenance man. Plumbing, electrical, drywall, flooring, you name it! He saw the long list of items that needed to be repaired after we moved and called saying I’m coming out early to knock it all out. He showed up and reviewed all the issues and was able to knock them all out in a few hours. He even went above and beyond on the toilet. He was called out for just a broken seat but upon review, the guts and seals were bad as well. He called into the office for approval and knocked that out as well. Super friendly and knowledgeable. Rowans got a good one there!

Experiencia fantástica: I recently put in a maintenance request for my heater. I was called within 20 min by the maintenance manager Bo. He walked me through a few troubleshooting items and was able to talk me through restoring my heat. Even though I did the work I still leave 5 stars because my issue was fixed in 10 min without having to wait on someone to show up.

Experiencia fantástica: When I contacted Rowan Property Management, I was pleasantly surprised with the response time. Ryan arrived almost immediately after my initial contact. He was very polite, knowledgeable and resolved the issue quickly.
Experiencia fantástica: I have lived here for a few months now. I have never had a problem with much. The one instance I had a situation arise They were prompt when I sent in a work order. The maintenance tech Ryan came out quickly and worked tirelessly to correct the problem. He also addressed all of my questions and reassured me that the problem was corrected. I have no complaints about it here.
