Experiencia negativa: Scheduled a tour got here and called from not getting a code whoever on the phones only option was for me my friend and a 4 year old to wait an hour to get in why would I want to stay somewhere where no one that owns the building answeres a phone and why would I want an agent that just says hang in the rain we will eventually get to you even though I have emails and texts confirming the showing
Experiencia fantástica: Been here for almost a year they are amazing, maintenance issues get fixed the next day they are easy to get ahold of and very good at communicating
Experiencia negativa: Unlivable unit with mold, mildew, and excessive humidity that damaged personal property. The property managers were uncommunicative. The complex was unsafe and unsanitary, with six total break-ins (2 apartments, 4 cars) within a year, random water shutoffs, roach infestations, illicit activities on the property, and an unmanaged stray cat population. I no longer live there after facing end of lease termination for reporting severe humidity and mold issues multiple times. I lived there for 364 days total. I had to replace clothes, bedding, and furniture from damages due to excessive property humidity. Renters insurance denied the claim because the property itself is what caused damages, which would fall on the owners of the property. I had to sleep in a damp bed, and sit on a damp couch for months. Reported humidity issues 4 separate times, nothing was done about it. The maintenance guy said it was humid inside, then did nothing to fix it. During the humidity issues, there were tons of bugs in my apartment, including massive spiders. I would consistently get bug bites indoors, including spider bites when i would sleep. I had to shower with cold water bottles multiple times cause of random water shutoffs. They never announced the water shutoffs either which is illegal. My 25 year old vintage cherry wood furniture is water damaged and warped from the humidity it endured for months, which is the most painful part. I tried hard to dehumidify a 400 sq foot area with 2 31 pint dehumidifiers, and it still wouldnt dry out. I felt sick in that apartment. Im immunocompromised.

Experiencia negativa: This property has become terrifying to live in under the current management. I’ve lived here for over three years, and I have never felt this unsafe in my own home. Homeless individuals repeatedly gain access to the building because doors are left unsecured. People sleep inside the building, loiter in common areas, and the situation is completely out of control. The building is filthy, often smells like feces, and trash is everywhere. The laundry room is unusable The machines are broken, vandalized, and disgusting. Police have been called multiple times due to ongoing safety issues, and management has been notified repeatedly, yet nothing changes. It feels like residents’ safety is not a priority at all. I am leaving this review as a warning. If safety, cleanliness, and basic management accountability matter to you, seriously reconsider living at or managing properties with this company.

Experiencia negativa: Maintenance has been awful. We’ve had severe water damage several times. There was black mold in the ceiling and they just closed it up. We have roaches. My rent payments have been lost by the office. It’s near impossible to get anyone to answer the phone or call you back for anything. I could go on

The care, patience, and attentiveness Erica has shown and given me has made a usually stressful and complicated situation easy and pleasant. Experiencia negativa: I’ve lived in an apartment of theirs for 3 years and the management has gone downhill. During the WINTER, I’d come home to my windows ON THE FLOOR from falling out while my dog is freezing cold in her kennel. Our glass windows are too small for their frame so they’re practically just balancing in the frame with gaps around the edges. It’s been 3 months of emailing and calling our property manager Ted Kuether and i haven’t gotten a single response back. I’ve had to pay almost a thousand dollars just on my gas bill during past three months because my heater is continuously trying to keep my unit warm but the gaps are so bad that i STILL have to bundle up whenever i’m home and wake up freezing. I’m a young woman who has no idea how to fix this issue myself and as a tenant, it’s their responsibility to fix the issue. The tenants under me had a similar issue that was being ignored by them as well, and instead of fixing it, NTPM’s solution was to suggest that they move out, These people just want your money and that’s it. UPDATE: I can happily say I moved out of this horribly managed mess of an apartment last year. BUT I can say my experience with North Terrace couldn’t have been worse. They told me via email that somebody would come to measure my windows during the day so they could be replaced but I had to be home to let them in. I missed a day of work which took money out of my pockets and the guy never showed up. Countless calls, emails, voicemails to Ted Kuether later- no response. Ever. At that point, i’d been trying to get my issues resolved for almost a year with not a single response. Even when I’d put in repair orders, they’d be marked as completed and ignored. However they were happy to contact me to let me know they’d be raising my rent. Got the hell out of there and I wouldn’t recommend North Terrace to anyone ever. Stay far away from these stupid clowns. And I hope Ted Kuether is better at his job now… if he’s even a real person. I wouldn’t know.
Experiencia negativa: A terrible renting experience. Living there was better than average. My partner and I had the pleasure of renting at apartments in overland park kansas. Rent was $1300. The apartment itself was spacious and fit both of us and our cats. Pretty nice deal.. but thats when they hit us with a plot twist. My review is 2 stars because of the team at North Terrace. The only positive feedback I can give for them is the receptionist who answers the phone is very efficient and one of the maintenance men was a young man who was also very efficient. Everything else was a disaster. Lets begin with example 1: Michelle. Michelle was the property manager responsible for building we lived in. I spoke to Michelle ONE TIME and it sounded like she didnt want to talk to me. The reason for the call was that our fridge stopped working and we lost all of our food we just bought so I lost $250 and I requested North Terrace reimburse me so I dont starve (seems like a reasonable request to me). Michelle obliged my request and told me she would reimburse us the $250. But example 1 does not end there After about 2 months I have yet to receive this in my account. I can’t remember if i email or call but someone tells me the amount of $250 was taken off my rent payment for 1 month. FALSE. This never happened. Thanks Michelle. We ended up luckily being helped out by my parents. Michelle would have let us starve for a week. Thanks Michelle. Example 2: I am peacefully enjoying a day off of work sitting on the balcony WHEN A MAN I HAVE NEVER SEEN ENTERS MY HOME BY UNLOCKING THE DOOR. I still dont know his name but he was apparently a maintenance man with North Terrace. No North Terrace identification to be found anywhere. He seems me through the door to the balcony and waves at me. He is now red in the face, stumbling over his words. I would also be embarrassed in that situation, no problem. Another issue arrises. He is here to fix… oh wait.. he doesn’t know… WHAT DO YOU MEAN??? WHY ARE YOU IN MY APARTMENT?? He eventually says hes going to fix a toilet and a drain… I already received a notification those have been resolved. Why is this man here? I was so angry. If my partner (woman) was here and not me.. what would this man do. This random man with seemingly no intention is in my house and all I can think about it is if it were her here alone and not me. Guess what.. it gets worse. After he figures out something to do maintenance on “the toilet and the drain” I tell him “those have been resolved already but you can go look at them” You would think he would flush the toilet or turn the bathtub on too see if they were working right? Wrong. HE LITERALLY WALKS INTO THE BATHROOM AND LOOKS AT THEM THEN LEAVES THE APARTMENT. WHAT. Example 3: Michelle again lol. I was only ever respectful to Michelle so idk why she hates me. I cant even remember what the issue was now but I needed something and she was supposed to call me back and she never called me back and now i dont live there anymore. All I gonna say to that is if I was in that position I would be better at it than she would. Try a little harder Michelle And that concludes my renting experience with North Terrace. Its a shame they own so many properties because they have really nice apartments and townhomes I would have loved to move into but im never renting with North Terrace again. I know I only mentioned 2 people but I dont care. I give North Terrace a 2 star review. There were some other issues too like how previous tenants overwatered their plants so the balcony is rotting beneath your feet. Or like how the kitchen counter was detached from the wall smooshing the washing machine. Or how the dryer could only dry like a quarter of what the washer could wash so we had to constantly have the dryer on which is located in the middle of the apartment so it was supper loud all the time. It came like that though so its whatever. Again, the property itself was good.

Experiencia negativa: Management is useless. I called because there’s a mouse in my apartment, and my neighbors’ apartment. After being on hold for nearly an hour, I sent an email. Someone finally called me back, and I was basically told maintenance would bring a trap whenever they get around to it. They did not seem concerned at all by the fact that there’s clearly an infestation. I ended up calling the health department, so management was forced to actually seal all of the entry points that the mice were coming in from. My advice: Call the health department if you run into similar issues! The health department can order them to make necessary changes, which in my experience is the only way they’ll do it. I do not recommend living in one of their apartments! It’s one issue after the other, and you will not get any help from management. I wish I had signed a lease elsewhere. So disappointed. Response: You had NOT called me back when I sent that email. I waited on hold for nearly an hour, then sent the email. Do your job, that’s all I’m asking!

We’re sorry to hear you feel this way, but we do want to clarify the timeline and actions that have already taken place regarding your concern. You reported this issue earlier today, and a member of our team returned your call approximately 20–30 minutes after you left a callback request. During that conversation, we discussed the situation and explained that while we would forward the request to maintenance right away, we could not guarantee same-day service—especially if the issue needed to be routed to our pest control vendor.
Shortly after that call, you emailed stating that no one had called you back. We responded right away and clarified that we had already spoken with you earlier that morning, which you verified, and we reiterated the same information that was communicated during the initial call. At that time, we also confirmed that the ticket had been sent to our pest control partner, and that we would notify you as soon as they provided a service date.
In addition, your property manager arranged for someone from our maintenance team to stop by today to place traps and begin addressing the concern while we wait for pest control to arrive.
Since this issue was reported today and has already been assigned to both our maintenance team and the pest control company, we do believe we are actively working to resolve the problem—not dismissing it. We understand how upsetting this situation is and will continue to monitor it closely until it’s resolved.

Experiencia fantástica: I have been renting from North Terrace for over a year and have had a great experience overall. The application, touring, and move-in process was easy with the help from our leasing agent, Ione. Any issues that have popped up or maintenance requests have been handled quickly and with care. I had back to back issues with my kitchen sink and dishwasher a few months ago and both times I called in the issue(s) and spoke with Stephanie, who initiated and followed-up on the work needed until both were completed. I also want to thank the property manager, Michelle with all her help with any issues with the building and/or communication with other tenants.

Experiencia negativa: Worst property management company I’ve ever experienced. They left me without power for over 3 days, ignored a continued water leak, left the drywall to mold, and one of the windows was improperly fitted—leaving spots open and exposed to the outside. From conversations that I’ve had with other renters, these issues aren’t an isolated occurrence and extend to multiple properties. Avoid at all costs.
Experiencia negativa: This property management company has terrible customer service and communication. They never respond to emails or calls in a timely manner. I had to wait two full days for their maintenance team to come fix my furnace while the temperature was in the 20s — completely unacceptable. No one ever checked in or offered any updates during that time. I would not recommend renting or working with them.
Experiencia negativa: They’ll take your money (claiming it’s nonrefundable) & leave you houseless. Unprofessional at times & very discriminating (don’t like minorities). If something’s wrong with your credit they won’t tell you what it is then trick you into getting a co-signer. I wouldn’t recommend them to anyone. I’m currently seeking a housing discrimination lawsuit.

Experiencia negativa: Look elsewhere for housing, especially if considering a Kenwood property. North Terrace manages property for private landlords. You get the worst of both worlds - the instability of private landlords and the indifference of property managers. When I moved out of a perfectly clean apartment, I was charged $440 for cleaning, $300 for replacement of working blinds, and $550 for “labor” among other things. See the outrageous statement I received. The landlords point at the property managers while the property managers point at the landlords all the while their tenants are subject to predatory practices like this. They did not give me a chance to be present for a final walkthrough despite me asking, and when I did take a video before leaving, the blinds were just fine. And it was very clean.

Experiencia fantástica: I like the neighborhood very nice and I love the home could see my self living there for years because I'm a cancer patient and it's close to every thing
Experiencia negativa: No one answers the phones ever, the workers would rather spend their time making Tik Toks instead of providing services to their tenants. When they do answer the phone they are clueless and very unhelpful. Our ac has broken three times in the last 30 days and I've had to call upwards of 10-15 times just to get someone to pick up the phone. Our washer and dryer and now out of service and our door is constantly broken. This is the 4141 Roanoke location and it has been very inconvenient and unpleasant. Even MAC properties is better than this they at least answered the phone. I've never seen worst front office staff or customer service they all deserve to be let go. Do yourself favor and move elsewhere. Im pretty sure most of the good reviews have to be paid off because these are some of the most unprofessional women I have ever dealt with in my life and as a office that seems to be mostly women it's a very bad look. They should be ashamed of themselves.

She was available when I needed her and responded very quickly to all my texts and got me the answers I needed. She is great to work with. I have only been in my apartment for a little over 3 weeks but everything has gone well so far.
Experiencia negativa: Toured an apartment with Celia the leasing agent. Applied for it and paid the $55 application fee over a week ago and haven’t heard anything back. Sent her a couple of emails and have left a couple of voicemails as well to no response. Not sure what kind of scam they’re running but I would be wary of renting from them.

Experiencia negativa: Worst company ive ever rented from. They do no work on the rentals and when you have a issue it will take them 2 months to fix it. They left my elderly neighbor with a broken toilet for 3 months. They will charge you for everything they can all they care is squeezing out as much money from you as possible with out doing any work themselves.
Experiencia positiva: There was a mistake when sending out the email it was sent to the co applicant and not me I spoke with a kind lady in the office who explained that there is 12ish employees and around 1800 units they are managing so I can understand falling through the cracks.

Experiencia negativa: I’ve had a moldy den for over a month now. They FINALLY fixed the piping issue inside the wall, but the den still REEKS of mold. I’ve called their maintenance and main line several times and put in multiple service issues (some have been marked as completed even though they haven’t), I was told someone would be out to replace the carpet in the den because the floor near the wall is completely rotten and had to throw out my nice dresser which was covered with mold underneath, and now I guess I’m just going to have to live in a moldy smelling apartment for the next 7 months. Oh, and my A/C shoots out moldy smelling air (service requested) which has gotten ignored so I’ve just been leaving it off. Never apply to live with this company. They don’t care about you or fixing your issues, just as long as you’re paying your rent on time.

Experiencia negativa: Well I have been asking for a new front door since the day I moved into my apartment. I was told I would have a new door the following week, that has been almost 2 months ago. Everytime I say something about it I just get fed a story about how they will take care of the issue. But you park a vehicle they don't like on one of their properties oh they can do something about that immediately!!

Experiencia positiva: Mostly reasonable rent for the area, and the apartment was in decent condition. However, their office staff is extremely unresponsive and won't pick up the phone if you call, so you'll have to go into their office in person every time you have an issue you want addressed. They also will charge you for routine maintenance.

We're actively working on improving our responsiveness so residents can get the help they need without having to make a trip in person.
As for maintenance charges—residents are never charged for routine maintenance. The only time there might be a charge is if there's a recurring issue caused by something within the resident's control. For example, if grease is repeatedly poured down the drain and causes plumbing issues after we've already repaired it once, that could lead to a charge. But we always try to be fair and transparent when situations like that come up.

Brand new roof, fresh paint (and new color, which really improves the appearance!), fixed exterior wood rot & panels! The building looks so great and the team working to complete the project have been so polite, considerate and friendly! Thanks for advocating for the exterior improvements - I couldn’t be happier! Having lived here so long, it’s always nice to know that my input as a resident is valued and taken into consideration! Brookside always does a great job hearing concerns and taking them seriously! Experiencia negativa: Moved in and within a week we found out none of our windows opened properly, some wouldn't even shut. We have wires exposed on our AC unit which is also very small, damaged vents, and not on a level platform. Our water heater Co2 vent was corroded and leaking gas into our home. The stove didn't work. The fireplace cannot be used. The sump pump was not working and flooding the basement with sewage. The fountain leaks constantly. The gutters are never cleaned causing rain to pour out into the porch causing foundation damage. Barely any lawn care unless we put in a work order, even though it's included in the lease. I could go on and on.. we are currently against safety codes bc we cannot open our windows. We're tired of paying $1665 a month for absolutely no care for our property! Photos of our most recent issue... Flooding and MOLD!!!! I am deathly allergic to mold, which has made us move at least twice from other places.

Experiencia fantástica: I just want everyone to know about Erica, Property Operations Coordinator, with North Terrace Property Management Company. Erica is new to the company, but she is a pro. Erica is also pleasant, caring, and efficient. I put in a service request last week, right before the weekend, because the garbage disposal stopped working and caused the kitchen sink to back up. Erica was able to get Ryan to come out and check it. They then had to call Alex, the plumber, who came out that evening and fixed the garbage disposal. Erica told me she wanted me to be able to use my sink over the weekend. Erica then followed up with me today via email and a phone call. She wanted to make sure the plumber was able to come out and fix the garbage disposal. Erica has been consistent with this same great service with each and every service request. Thank you, Erica. Experiencia negativa: Applied for an apartment on a Thursday. Paid $110 bucks between my girlfriend and I for the applications fees. Heard nothing back until Monday of the next week. Got an email saying I was approved! Yay! Until I call them and they told me the unit had already been leased, but great news I could lease another one of their units! Yeah go screw yourself. I politely asked if there was anyway I could get the application fees refunded given that we weren't notified of any other applicants before, after, or during the application process. We were falsely told we were approved for the apartment when the apartment was already leased. I understand that the application fee doesn't hold the apartment, but I wish communication could have been better on their end. When I asked for a refund of the application fee, I was told they would transfer me to a supervisor. Rang one time then sent me to voicemail. Left a voicemail, never heard back. Yet another shady property management team in KC, no wonder you guys outsource your tours to a third party! You guys lost a potential customer EDIT: notice management hasn't responded to this one. DO NOT APPLY FOR AN APARTMENT HERE THEY WILL STEAL YOUR APPLICATION FEE
I’m really sorry to hear about your experience and completely understand your frustration. It’s definitely not the impression we want to leave with anyone who interacts with our team, and I truly apologize that this situation wasn’t handled more clearly or timely.
Our apartments are leased on a first come, first serve basis, and unfortunately, while your application was still in process, another applicant was approved ahead of your co-applicant submitting their required documentation. Once an applicant is fully approved and has completed all steps, the unit is removed from the market. I agree that our communication could have been better throughout this process, and I’m sorry you weren’t kept more in the loop.
As for the application fee, we understand how disappointing this must feel. The fee covers the cost of screening and processing the application, which still occurred, even though the unit was ultimately leased to someone else. That said, your feedback is valid, and I’ll be making sure it’s shared with our team to help us improve.
Experiencia negativa: Since moving in on November 15th, I have experienced repeated and significant plumbing issues, as has my upstairs neighbor. The situation has deteriorated significantly in the past three days. My kitchen sink is currently clogged, and despite submitting a maintenance request several days ago, no one has yet been dispatched to address the problem. I have been told I must wait another two days, an unacceptable delay considering the severity of the ongoing issues. This ongoing neglect has already resulted in an overflowing toilet, an overflowing sink, and sewage backup affecting my washer and dryer. The previous damage caused by the plumbing issues necessitated the replacement of my dishwasher. These conditions are not only incredibly stressful but also pose serious health risks to me, particularly given my pregnancy and asthma. The inability to properly clean and cook is forcing me to rely on takeout meals, which is both expensive and unhealthy for me and my unborn child. This added expense significantly impacts my ability to afford the $1,000 monthly rent. Furthermore, I am concerned about the apparent lack of follow-up on maintenance requests. Tickets seem to be closed prematurely without verification that the issue has been resolved, forcing me to repeatedly contact to request service.

Regarding the current plumbing issue, I want to let you know that this is not something our in-house maintenance team is equipped to resolve due to the nature of the problem and the specialized equipment required. Experiencia negativa: If I could I would give zero stars!!!!!!!!!! I recently relocated from Maryland to Kansas City due to family being stationed here, and I regret choosing this property. I have been here for a week, and the condition of my unit is completely unacceptable. It is clear they did not properly inspect it before my move-in. Here’s what I’ve encountered so far: • A leaking toilet • Water seeping from the floorboards due to a leak in the furnace room • Non-functional heating • Gaps in the doors allowing bugs to enter • No pest control service despite multiple requests • Broken sink faucet • clogged bathroom tub • black mold in shower • water stains on ceiling Management repeatedly opens maintenance tickets, only to close them falsely claiming the work has been completed. I have called almost daily, yet nothing has been resolved. The lack of accountability and professionalism is appalling—I have even had to contact a lawyer. I urge anyone considering this property to stay far away. If you expect a clean, well-maintained home and reliable management, this is NOT the place for you.

Experiencia negativa: I appreciate management’s response acknowledging that my former roommate moved out in May 2023. However, their admission raises a serious question—if they knew this for over a year, why was his name never removed from the lease? It is concerning that I now have to go through a “process” to remove someone they knew was no longer living here. Instead of handling this proactively, management chose to leave the lease unchanged, keeping both names attached for their convenience. I am requesting an immediate resolution. I expect clear communication, no unnecessary delays, and for this to be handled properly—because by their own admission, they have known about this for a year and failed to act. I have file a complaint with the Attorney General Office about their deceptive practices.

The management and maintenance continues to “fix” the situation but some how it never truly gets fixed. I work 12 hour shifts just to continuously get home with no power!!!!!! This is ridiculous. And they won’t let me out of my lease and get mad when I get irritated and frustrated.

Communication - Janae, the leasing assistant manager, talked us through every single step of the leasing process. It was easy to understand for my girlfriend and I, as this is our first time renting. Apartment - When we did the tour with Janae, she took the time to check water pressure, the AC unit, and other things just to alleviate some moving stress and make sure we knew exactly what we were getting into. The apartment is nice and worth the price. The building is quiet and the property is fairly clean. I'd recommend North Terrace to anyone intimidated by the idea of home searching. They make it easy
Experiencia negativa: The management here is among the worst I have ever encountered. The help desk and the property manager clearly lack knowledge in effective management practices. Water supply is frequently cut off without any notice, and they fail to provide even the simplest solutions. Moreover, the contact number they've given is useless, as it does not connect you with anyone responsible. Proper responses are virtually nonexistent. The person at the help desk seems to have only one response: "I don’t know." Additionally, the management team is filled with individuals who appear to have no training in tenant relations. It is important to remember that their salaries come from the tenants, yet they demonstrate little regard for our needs.
We’re truly sorry to hear about your experience and understand how frustrating it must have been to deal with unexpected water shut-offs. Unfortunately, the team handling those repairs is not contracted through North Terrace, so we were not made aware that the water was being turned off in advance.
However, we have since reached out to the individuals who hired the crew and have asked that they notify us of any future water shut-offs so that we can provide residents with proper notice. We completely understand the importance of clear communication and are working to improve this process moving forward.
Experiencia negativa: Not someone who complains, or leaves many reviews. However want to be honest to hopefully save someone in the future the trouble. Go elsewhere, and enjoy the peace of mind. Very disappointed with my experience. I would not give them any stars if it was an option. Poor customer service and management, especially lacking in communicating. Very disappointing. Left the unit far better than how I received it - it did not matter - they will rob you of your deposit. Sent in military orders and many forms of communication, updating them along the way without any response - only to receive an eviction notice AFTER being completely moved out and keys returned. Again - extreme lack of communication. All that was needed was for them to inform my family of what they needed, and we would have been happy to pay/ take care of anything necessary, before I began training. Instead despite my inquiries - no responses to 3 different calls and emails, and then an eviction notice in response. Just run away from their properties. Received a lead paint caution handout upon move in - and had to do some major maintenance and cleaning myself to prevent roaches. There were hundreds of dead baby roaches beneath the fridge the day I moved in- I was told to clean them up myself. Please do yourself a favor and look somewhere else!

Anytime we have an issue it is handled promptly, anytime I've had to call and speak with someone they have been very attentive and courteous. Some of the complaints I have seen in these reviews seem to be issues that are completely out of a property management companies hands. So if I were a perspective renter, I would pay close attention to that fact when seeing poor reviews. Otherwise North Terrance Property Management has been a delight to work with! Experiencia negativa: *** I've been here for 25 days now *** I moved in the day before Thanksgiving and the heater was non-functioning. Because no one responded to me and it was going to be 26°. That night I called my friend who cleaned the coil and the burners and told me that he could get a fan inducer In a couple of days to fix it. It was going to cost me $250 if I paid for it myself. So I waited for the office to respond. Eventually, on the 22nd day, they finally replaced the fan inducer in my heater. There was not a lot of communication in between my first day here (when the heater wasn't working at all) and when they finally fixed it on the 22nd day. The silence from the office is what caused me a lot of anxiety. I really questioned whether they were going to fix the furnace at all. Melissa did credit my account $200 for my inconvenience. So I appreciate that. But it doesn't make up for me having to use space heaters when the wind chills were in the teens and the heater was not distributing air correctly throughout the apartment. It sounded like an airplane taking off every time it kicked on. The apartment itself is nice because it's very quiet at night. It has upgraded appliances and hardwood floors and lots of sunlight. The apartment itself is good. And it is very conveniently located near the plaza and Westport shops. So those are all positives. I have had to call in two service tickets on the toilet. I did have to have the fire alarms replaced. And my neighbors smoke pretty heavy. The office is not going to enforce the no smoking policy that's in their lease agreement. It is one of the main reasons I moved to get away from smoke. It is unacceptable that North Terrace is not going to do anything about it. ***** Original Post Day One ********* I just moved in today. Got the key to my new place when the office opened. When I got to the unit the heater was not working. When I took the panel off everything was rusted. It's in horrible condition. I went to the office and asked for service. They said they would send someone. An hour later they sent me a text and said someone was on their way over to fix it. I came back to the unit with more belongings after closing time and no one had come to fix it. Also the smoke alarm has been beeping. I was also told that Mark the maintenance guy would fix both issues. When I called the office and explained about the poor condition of the heater, I was told "you chose that unit." Yes, and North terrace knew I was moving in for almost a month before I signed the lease, so why did they not service the unit?! It's going to be 26° tonight. I am so angry! North terrace is so unprofessional. Not a good place. Do not rent from them!

Communication is horrible , maintenance is a complete joke, but I tell you what, just let housing step in and threaten to penalize them for work that was should have been completed when reported......not having to wait over a year for the work to be completed. Clearly management needs a class on communication and proper work ethics. Look the other way and don't consider this Management company by any means!!!!!! Total crap!!!!!!

Experiencia negativa: Put in a request for a burnout out light bulb. They came and said there were no burnt out bulbs. I moved out. They’ve replaced light bulbs for me multiple times before. And then they charged for me $35 for burnt out light bulbs. Actually hilarious.

Experiencia fantástica: I toured with Janae in April, applied, got a call back within 2 days and was set to move in within two weeks. The process was quick and easy, and the staff was responsive. I had a few maintenance issues, but they were addressed by maintenance quickly.
Experiencia negativa: I’ll start with the pro since it’s just the one. Pros: - Location. The Kendal units are in a beautiful residential neighborhood. Walkable distance to Westport and the Plaza. Cons: - Tow service. The tow company they contracted (to combat a NONEXISTENT issue of parking in their lot) takes cars at will. EVEN IF you have a North Terrace parking tag. You’ll just be out $300 because the tow company tows any car. Must park on the street. Or be extorted by their tow company. - Property upkeep. It’s virtually nothing. There were branches blocking entrances for MONTHS until someone chopped them off. Leaves and debris fill the stairwells. There’s also a trashcan by the pool that filled up in June 2023 and was not emptied until March 2024. - The ducts are FULL of dust. They never replace the filters or clean the ducts. Overall North Terrace is a lazy, greedy and dishonorable property management firm.

Every department they have works together like a well oiled machine to keep everything easy flowing! I had a showing (fell in love with the apartment of course), did an application, signed lease, and was ready for move in. I had a problem with my oven, they came and fixed it immediately! Despite daily complaints, the management failed to address issues like: - Dirty property with overgrown grass - Homeless individuals rummaging through trash at night - Neighbors smoking hard drugs in a non-smoking unit - Dangerous unleashed dogs - Racist management - Unresponsive help desk - Illegal towing of my car without notice or documentation, demanding $320 for its return - Multiple days without water without prior notice, forcing me to stay in a hotel for three days - Refusal to offer a discount for the inconvenience - False claims of using my security deposit for cleaning and repairs when I had already cleaned and left the apartment in good condition I've attached photos to support my claims. Please, future tenants, beware of North Terrace Management and avoid renting any building under their control. They are untrustworthy and exploitative!"

She was also generous enough to give her personal knowledge of Kansas City since I am from out of town. I feel a bit more confident in my apartment search and will keep north terrace in mind assuming the apartment is still available
Experiencia negativa: I’d suggest to go somewhere else. During the course of my search, I found 3 properties that I was interested in. I emailed, called and left several voicemails which none got returned. I finally was able to set up a tour and Ione was the agent from North Terrace. When I arrive, I waited at the door and the was someone else touring with her. She did not acknowledge me or even look my way. Basically had me standing outside. When I saw Ione come back to the doors, I knocked as I noticed it was now 10 mins passed for my tour time. She looked me in my eyes and kept walking. I knocked on the door as I was confused on why she didn’t acknowledge me standing there. Ione’s attitude was terrible. I told her I had an appointment and she proceeded to tell me I didn’t. I showed her the email confirmation and she then asked did I still want a tour. No, I did not. The customer service provided by Ione was not pleasant. I asked for her managers name and she slammed the door in my face. I will never tell anyone about North Terrance as my experience was terrible.

My boyfriend and I worked closely with a leasing agent named Janae! Although we didn’t go through with renting an apartment, we always recommend our friends and family to go through north terrace simply because they know how to treat people (shoutout to Janae because she helped us every step of the way) Janae answered all of our questions in such a timely manner, along with making us feel comfortable/confident in all of our decisions. We didn’t go through with the apartment because we found a good deal on a house. Janae was the absolute best and im so glad she helped us.

Ione followed up promptly with information on other properties when I had questions, and left me with a very positive opinion of North Terrace. I ended up leasing a unit elsewhere based on location, but would recommend Ione/North Terrace from my interaction and will consider them at the end of my current lease.
Experiencia fantástica: Working with North Terrace Properties was a geat experience. They met me on time and answered all my questions thoroughly. I greatly appreciated Ione working around her shedule to show me a second apartment while I was in town. She was a joy ro work with.
Experiencia fantástica: I called North Terrace Property Management, and I had the pleasure of speaking with Brenda Murillo, she was very helpful and pleasant. She also provided me some options and she was really kind, she made sure my problem was solved and she took care of it. I can definitely recommend these properties and of course the excelent service!!
Experiencia negativa: I really wish NTPM didn’t get a hold of Pinewood studios. You guys are really about to run a decent cheap living place into the ground. And after seeing all the reviews on here I completely given up on reaching out to management because evidently NTPM doesn’t care about the tenants and the manager is always in court. Lol what a joke. I’m actually going to encourage residents to write their own personal reviews on here so people can ACTUALLY have a choice on if they want to play the devils game with these people. Welp time to start looking for another place. Really wasn’t trying to leave pinewoods any time soon.
Experiencia negativa: I’m going to save you the trouble, I never leave reviews but my experience deserves one. If you want to be ignored and confused go ahead and send in your application that will most likely be approved with absolutely no communication and no care for when you need to move out or what apartment/home you apply for. I sent in an application a month before my move out date and got approved, I called countless times with no answer (even left voicemails) and when I finally received some sort of communication I was told everything was fine and that I didn’t need to do anything. I waited a week and called again getting suspicious and then was told that I was second in line for the apartment I applied for even though they had three available and I had already toured one. Now this was about a week and a half before I needed to move and their only response was to wait and see if the others who were approved (the same day as me) to respond to them. Yet I had, as I said before, left messages and still have never received a call back, I had to call every single time. I wanted to give them the benefit of the doubt when they were apologetic and said I would receive emails and they’d call me with updates. Even went so far to tell me they’d figure something out for me, maybe even cut me a deal on their other apartments. Yet my move out date was yesterday and I haven’t heard a peep. If I hadn’t found another place this last week I would’ve had no where to go. I understand that’s not the management companies responsibility but basic communication is. It’s pretty easy too.
Experiencia negativa: My first week of renting 1 of their units I had placed 5 service requests to which they took their time getting to. My primary complaint was the HVAC system which had multiple issues. I lived without AC for a month and a half and when I brought it to the property manager's attention, she lied saying I would get a credit. Go with your second option!
Experiencia negativa: Horrible exploitative company. They don’t communicate, they close maintenance requests immediately without addressing them, and they slap a bunch of paint and cheap cosmetic fixes on buildings and double the rent. They’re aggressive, irresponsible, and greedy. Run as fast as you can and NEVER rent from them. They’re slumlords out to make a quick buck and they don’t care whose lives they ruin in the process.
Experiencia negativa: Terrible maintenance team. Seems like they have too many properties and not enough workers to fix all of their properties. In January 2024 we had a snowstorm and after a week of waiting on them to plow out parking lot I decided to call. The woman that answered seemed like she just wanted to get off the phone with me and said that she doesn’t know when our lot will be plowed. Had to stay home from Work one day because it was so icy and my car tires were spinning Edited: I laugh at their comments. “Please reach out if you need anything” everyone in my apartment complex has reached out to you regarding washer/dryer installation that you guys didn’t let us know until maintenance was already ACTIVELY doing demolition in our apartments and we all got invited and then a mass text letting us know that y’all were putting washer/dryers in our unit. Some of our fridges have been broke (for the third time) and we get ignored. Seems like the only way to get a reply from this management company is to leave a terrible review. Also no one ever came to remove the snow because it just melted away by the time they were able to get someone out there
Hi Gavin - our snow removal is contracted out to multiple vendors, not handled by our in-house maintenance team. Please don't hesitate to reach out sooner in the future if it seems your property has been missed.
Experiencia fantástica: The staff at this office is THE BEST I have ever done business with. Particularly Michele and Stephanie who I had the pleasure of working with are both fantastic. They are quick to respond, accommodating, and they both went above and beyond when helping me out. I can't thank Stephanie enough for resolving an issue on my background check that had been misreported and haunting me for a year. She didn't hesitate to jump in and get to the bottom of the situation which resulted in the issue being removed as it should never have been reported in the first place. A HUGE THANKS TO STEPHANIE FOR BEING SO HELPFUL! And then Michele worked with me relentlessly to find the perfect apartment that fit with my needs and wants. I'm going to admit that I was extremely difficult to deal with but Michele never once appeared to be bothered or frustrated though she had every rightfully so reason to be. She was so quick to resolve the issues I brought up and was communicative throughout the entire process. Ultimately she got me into an apartment that I wanted quickly and took care of all the paperwork to make it happen. A HUGE THANKS TO MICHELE FOR BEING AMAZING! I CANNOT SPEAK HIGHLY ENOUGH of these two individuals and the whole property management team in general. I'm sorry that I did not catch her name but the young lady that works at the front desk was extremely pleasant both times I was at the office. She knew exactly how to take care of all the details and did it without me having to say anything. She performs her job extremely well. Thank you so much to the entire team! You all have been absolutely wonderful and I am 110% satisfied with my decision to rent from this management company. I spoke with many different property managers throughout my quest to find a place to live and I can EASILY say that without a doubt this team made the entire process quicker, easier, and better than ALL of their competitors. I HIGHLY recommend renting from this management team. Thanks again for everything!!
Experiencia negativa: A towing company towed my car that is on my lease and has been in the parking lot for 8 months with a parking pass on it. My car was having issues so I moved the pass to my dad’s car for the time that I was using it and accidentally left it in his car when he took it back. He picked me up for lunch, and I got the pass back but when he dropped me off my car was towed. There is nothing in place to protect residents and there was no compromise or understanding from the leasing team. The maintenance is also lazy and will gaslight you into thinking there is nothing wrong with appliances when they clearly do not work. I can’t wait to move out at the end of my lease. Would not recommend living here they will probably tow your car and tell you you’re SOL when you asked to get reimbursed.

Experiencia fantástica: I just toured with Morgan at their property on Kenwood and I am blown away! She was so knowledgeable and very sweet. Not that this place needed much selling, it’s beautiful. However, Morgan’s charm and demeanor sealed the deal for me!

Experiencia fantástica: I love living here and you feel safe, the neighbors are friendly, the landlord Ms. Amber make sure that your work order is done. Also making sure that the safety of her tenants are safe. It’s really a nice place to live. I would recommend some one to come here and live here.
