Experiencia negativa: 1 star. My experience with Premium Property Management in Salem was very disappointing. The staff themselves are polite and seem to work to get maintenance issues addressed, but the way my situation was handled was neither honorable nor empathetic. When I moved into the home, the tenant portal showed a balance that appeared to reflect a 50% move-in credit for the first month. Before making any payment, I called the office to confirm the amount because I wanted to make sure everything was correct. I was told the amount shown in the system was accurate, so I paid what the portal displayed. After the payment was made, I was informed that the amount was actually a bookkeeping mistake and that the full rent was still required according to the lease. Because bookkeeping does not accept partial payments, I was told the amount I had already paid would be refunded and I would need to pay the full rent. I was given essentially one day to come up with the remaining balance. The only accommodation offered was that the late fee would be waived. Although I appreciate that gesture, the situation was still extremely stressful because the mistake came from their system and I had relied on the amount confirmed by the office before making the payment. At the time I had recently gone through a divorce and had become a single mother. Because I had been told the payment amount was correct, I used the remaining funds for a church-related event that had already been planned. Had I been given the correct amount from the beginning, I would have handled that situation differently. I wrote a detailed letter to management explaining the circumstances and asking if they could consider honoring the move-in credit or at least discuss the situation with the property owner. However, it appeared the decision had already been made very quickly, as I received a response within about 30 minutes. All communication was done through email and there was no follow-up phone call to discuss the matter. Although they acknowledged their mistake, there was no flexibility or accommodation beyond waiving the late fee. In the end, I had to borrow money to pay the remaining balance within the short time frame requested. Moving is already stressful, especially during a major life transition, and situations like this could have been handled with more empathy, communication, and flexibility. Based on this experience, I would not recommend Premium Property Management.

I went to a few management places and they were not helpful and did not have any concern or care when I would explain my situation of needing a place quickly. I walked in to Premium and met Bobette. She is absolutely amazing. She immediately started helping me and even showed me a house that evening which i was able to movie into a few days later. She was very caring and more than helpful. Experiencia fantástica: I have been very happy with Josh and his team at Premium Property Management. They have managed our apartment complex for many years and have always been great to work with. I think our tenants have been happy with them too.

Experiencia negativa: There late fee is illegal, and they apply paid money where it want supposed to go, as opposed to where it should go. They don't tend to other tenants the stair into others apartments on purpose and allow them to make a muddy mess in front of my door and not clean it up. The noise is extremely loud from other tenants and they make my dog bark then turn me into the landlord. I have a pest problem with exo-skelaton cinopeeds, and slugs in my kitchen, and spiders the sislze of silver dollars in my apartment that they will not take care of they management company told me it was up to me to take care of it. The office ladies appear to be nice until they don't like what you say to them then they get an attitude.

Experiencia negativa: I can’t put 0 starts but that’s what they deserve this people are really bad the worse they over charge you to get in for the deposit and then at soon it’s your year tenant contract expires they dont care about you they just don’t want to o renew it which they kick you out and if you ask for a reason they hide under Oregon law that they don’t have to give you a reason this is why Salem and many other cities are bad on renting cause this laws make them to take advantage of renters o yeah and forget about the high deposit they ask you for it’s gone they don’t return you anything even know the place is in the same shape as it’s only 1 year they just want you out so they can over charge the deposit again on someone else really bad place to rent

I actually decided to stay with them and down size to an apt rental. I have nothing but good things to say about them. The move out process was easy and they were fair with deposits. They have good turn around times on maintenance requests and the ladies in office are super nice! I'm thankful to have a rental company I can count on!

They come knock to do a walk-through every few months you can’t have a trampoline you can’t have a swimming pool. They net pick any little thing. It’s horrible. I wouldn’t recommend them to anyone!!! so definitely think twice Before renting from them if I would’ve known how strict they were, I would’ve never rented from them, so I’m just giving everybody a heads up and they didn’t give me my deposit when I moved down and it was in perfect condition

Experiencia negativa: Decent rental company if you mind your business & pay your rent they won’t bother you but Don’t expect to get your full deposit back they expect a move in ready apartment upon move out & deduct it from your deposit. With this company you should just move your things out and not bother cleaning because they will charge you for it anyways. I’ve always received my deposit in full from anywhere else I’ve rented but these people will definitely rob you and avoid giving you finalized invoices or receipts of the work actually being done. Just some kind of word doc “ bid “ nothing official

Experiencia negativa: This company uses predatory harassment tactics to push out rent controlled tenants in attempts to raise profits resulting in higher profile property owners new and continued business relationships. They will obtain “cause” for eviction evidence in a malicious and sneaky manners and present it completely out of context, exponentially increase the frequency of notices based upon the tenants compliance and use carefully selected non descriptive wording to insinuate discrimination. They will also react in extremely drastic and childish manners when the wording in the lease agreement dose not allow them to bully the tenants and retaliate to petty things like the agreement not specifying the amount of water a tenant can use by abruptly showing up to the property (WITHOUT NOTICE MIND YOU) shutting the water off to the entire complex (WITHOUT NOTICE) and removing all the water faucets from the exterior with a finished result that would not even meet there standards if it fell under the tenant’s responsibility for up-keep. They will do absolutely nothing about homeless encampments or drug activity outside your residence where your children play, make no effort to do small upkeep things like moss and mildew removal from the driveways, will wait till things like balcony’s and porches are so degraded they are at risk of being sited by the city and make every excuse under the sun to address aging and dilapidated construction that cause inflated utility costs to the tenant. It came down to a electrician having to tell them the utility panel in my unit was a extreme fire hazard and dangerous for my family to be in the unit to get them to pay to fix it .My dryer vent was so clogged only months after we moved in that they had to cut open the wall to fix it and have still yet to do the finish work on the drywall 3 years later. But yet they will force maintenance repairs that have nothing to do with sustaining the property like blinds and minor drywall repair and then force the tenant to pay for the repairs and provide absolutely no line item accounting for thus said repairs. The employees in charge of managing the units are given this responsibility and power with little if any experience in the field and will conduct themselves in very inappropriate, childish and unprofessional manners such as approaching you randomly and without cause, accuse you of things way out of their station and responsibility as property managers, flat out tell you that the way you live is trashy and not up to there or the owners standards and even when you have a logical and rational explanation that prevents them from filing false and or exaggerated eviction notices, they will take drastic and retaliatory actions like complaining to the city when all you were trying to do was provide your children a cooling station during a heat wave and still follow their rules regarding pools. It is obvious the only thing that matters to this company is the profit and they have no problem causing emotional trauma to families and even young children to further that profit and in a age where the rental market is this volatile and more and more families are becoming homeless, it is obvious they have absolutely no care or concern for the community the conduct businesses in and will push the line of what is legal any way they can to achieve their gold and still seem legit on paper. And to the person at Premium that is going to try and respond to this with your carefully selected legal verbiage that paints you as something you are not. I have video recordings documenting all the above accusations and can prove beyond a preponderance of the doubt everything written in this review and am more than happy to prove it in a court of law. Just to be clear, we don’t want to move, we love our place and have raised our daughter here for the last 5 years. It’s all she knows and we have NO intentions of leaving, OR being bullied out with eviction notices every 2 months!

Experiencia fantástica: These are some genuinely good, caring people. Everyone we worked with during our tenancy was fair, flexible, and kind to us during a very stressful time. Extra huge thanks to our property manager, Isaac, for his open-mindedness, understanding, and grace while working with us to navigate our weird/ unique situation. His patience and diligence was so above and beyond the call of duty, and I truly don’t know how to thank him enough for that. I could not ask for more from a property management company, and would rent from Premium again in a heartbeat if the need were to arise.

Experiencia fantástica: Premium property management and all of its employees that I've had the pleasure of working with have been amazing! I was fortunate enough to find them during a difficult time in my life and they were extremely helpful in getting me into a new place to stay. They were quick and efficient in the process and, in light of new information they received from a previous rental property, moved up my move in date to avoid me being homeless for Thanksgiving. Geoff our property manager has always been quick to respond and helpful for any need that arises. They have even worked with the property owner to address some needed changes. Geoff even worked with me when I had extenuating circumstances and had forgotten to pay rent. We quickly worked out a payment plan to get me back on track and he waived the late fees! Fantastic company and work with and compassionate employees! Hard to find in a property management company but this team has it all!!

Experiencia negativa: BEWARE: Premium uses the cheapest materials and does not care about the tenants. They'll make excuses and lies and won't fix their broken properties. And yes, I asked several times for them to be fixed and a year later and it's still a damaged. Examples; 1. Garage door lock and seal have been broken this entire duration. 2. Sewage was overflowing out of the tub and toilet on the first day of move in (premium said they will charge us if it happened again even tho we haven't used it) 3. Very cheap paint used. Prepare for your books, and items to stick to the shelves and rip the cheap paint off (which means no getting your deposit at the end) 4. Blinds were broken upon move in. They sent out someone to "fix" them. But he didn't at all and wrote a report saying he did. Now they want to charge us for the broken blinds which they lied about fixing. 5. Not just me but several residents under Premium have dealt with rodents and pests infesting homes. (My neighbor also under Premium, has a hole the size of a basketball behind the stove where rats come in the house and premium won't fix it) 6. They don't care about you, they care about the money. (They destroyed our garden with no warning, and tried to evict us for using our own yard that was advertised in the move.) 7. Requests to get things repaired are ignored but they won't waste any time telling you to move vehicles "or be evicted in 14 days" 8. They are a SCAM and I wouldn't wish for anyone to have to experience this. Save your money and stress and go with a different company or have your attorney ready for the battle you will definitely have. (Premium will make excuses to look better on here but I doubt they'll do anything to improve or help the community they are housing) I hope this saves someone the stress and heart break that so many others have had to deal with.

Experiencia fantástica: Best management company I've ever had. Kind and courteous, very quick to respond to maintainance issues. Always on top of issues on the property (abandoned car, broken fence, etc) the property is well maintained. And they go out of their way to work with my schedule. For all the routine inspections etc they always find time slots in the afternoon for me because I work nights so they don't wake me up early. Truly lovely people.

Experiencia fantástica: They have been by the book professional in all matters for my family. Any time I had an issue, for example the water heater died on us. I called the emergency number late that night and received a text soon after that they received my request and assured me that it would be taken care of the next day. The next day when I came home from work we had a new water heater. They are prompt and helpful with all of our rental maintenance requests. Garage door broke, fixed next day. Geoff is our property manager and I am able to email or even text him and without a doubt he responds as soon as time allows him to do so. Geoff and staff have always been supportive and honestly have helped me out in ways that they really didn't need to. Good people and very understanding and non judgemental when my family were going through hard times and had to pay rent late a couple of months. I highly recommend PM Property management if your looking to rent

They are honest and work hard to find the right fit for your property. They have good property advertising and work with the owners to find the best options for any maintenance, electrical or plumbing issues.

Experiencia fantástica: I give the highest marks for Dan Noble, Geoff Johnson, and the staff at Premium. They manage two single-family homes for me and their service is impeccable. Maintenance needs are quickly handled. Properties were rented quickly and tenants have been excellent. Each time Dan has met me at the property, discussed issues with the building, provided contracted labor, and generally made prepping the property for rental a breeze. They promptly provide monthly statements and rental income. I could not ask for a better management company. I feel very fortunate that I picked Premium.

As a property owner with them for nine years, they were steady and consistent from day 1 to the last day. Their web portal is excellent and payments were always processed on time. They took my property through multiple changeovers and through their screening process secured great tenants. Turnaround times were great. We’ve been most pleased with PPM. Their personalized level of service is noteworthy and they show concern for renters and owners alike.

Experiencia negativa: I've been with these guys for too long however am finally moving out shortly. The apartments I'm in have black mold issues that they deal with by painting over it...... yup I'm not kidding. I've had alot of other issues with this management company such as a maintenance person bursting into my room while I was sleeping. I was working nights at the time so it was during the day but so what freaking ridiculous. They also knew I would be sleeping. I'm moving into such a nice place for only a fee hundred more and already dealing with my new management company has been such a wonderful fresh breathe of air. In this housing market you may not have alot of options but try to avoid premium property if you can. They won't try too hard to work with you. And at least from my experience quality is not the largest concern. I will try to say one positive thing, they have hired a few new people recently who do have better customer service and less ego. Still I'm so happy to be done!

Throughout the time they managed the property, they were extremely responsive and great staff to work with. I highly recommend using them if need a management company.

They have managed a rental for me for the past two years and handled everything that would have caused me stress. They do an excellent job of screening renters, handling repairs, and they do all this for a small percentage of the rent. With the current market that was enough to pay my mortgage, property management and keep hundreds each month in savings. I highly recommend them!

Experiencia fantástica: I was able to get into a house when other companies wouldn't rent to me. I was able to rebuild my history after some turbulent past. They worked with me when I really needed it and am grateful. This house literally saved my marriage. While I was in the house they were flexible about entering during a pandemic, yet responsive when we had a plumbing emergency. The best thing was when we vacated, and our entire security deposit was returned on the last day we had rented the house through. The only reason we left was because we were able to buy, but if we need to go back to renting, our first call will be Premium Property Management.

The rental screening was thorough which made us feel good that they look out for both the landlord and the residents. Renting with them was easy they were prompt with making sure we knew anything happening around the property or any services that needed to be done we were given plenty of notice. I want to especially highlight Josh he was so kind and compassionate when we took a hard hit during the pandemic and worked with us every step of the way. More managment companies like this please. Experiencia fantástica: I have loved Premium Property Management so far. The application process was simple and straightforward, with sweet Morgan answering all my questions personally. We were approved and set the date we wanted to move. Our property manager is Caitlin, she patiently explained in detail how Premium works the day of our move in. We are able to pay rent however we like (except for cash of course), with options to pay online or with check in person. We have made two maintenance requests so far, for both small and big things. Brad, in maintenance, called us immediately after each time and set up a time convenient for us. He is very knowledgeable and charming, getting everything done thoroughly in no time at all. I recommend Premium if you’re looking for a rental and want kind, honest people taking care of everything.

Experiencia fantástica: Dan at Premium Property Management managed a rental property I owned in Salem for 10 years. I recently sold the property. At all times the management was 100% professional and efficient. They called me to approve repairs and their subcontractors were fairly priced. When my renter started bouncing checks, they were required to pay with money orders or cashiers checks only! I highly recommend Premium Property Management as a property management service.

I rented from them for 2 years, and while there were issues with my property, they had a fast response for maintenance requests, as well as fair situational understanding. Everything can be done online, and even offers multiple account ties and easy payment for the property. The ability to tie multiple accounts to 1 property is nice if you have roommates, and need to make split payments. All around highly recommended property management!

Experiencia positiva: We rented from PPM for three years, in two different places. Overall, they were quick to respond and easy to work with. I noticed a definite difference between the two properties we lived in, so some of the complaints I see here may be related to owners' decisions rather than policies of the property managers. I highly recommend that you communicate directly with your property manager rather than the front office. It was about a 50/50 good/bad experience whenever we had to deal with the office staff but Josh has been consistently professional and helpful. Maintenance requests were also handled pretty quickly, and by very friendly people.

Experiencia fantástica: I haven't ever lived at a property managed by Premium but a while back, my husband and I started to apply for a townhouse managed by them. Unfortunately we had some personal issues come up so we weren't able to go through with it. They refunded the application fee!! I have never heard of anyone doing that but it was really very nice. The past month, I have dealt with 2 other management companies and they are absolutely horrible and rude. It made me think of leaving a nice review for a little but nice thing that they did for us. Thank you for not scamming people out of their money. I will continue looking for properties on the website that fit our needs.

Experiencia positiva: I have rented many places in my time. Virtually of the landlords/property management do not care for their customers at all. I live in low income housing and generally get crapped on a lot. I am a great tenant that keeps my place clean and tidy. Premium Property Management so far has been excellent when it comes to their maintenance request. They respond fairly timely and the guys who come to work on your place are friendly and great to chat with. The only complaint I have is their online payment option charges a considerable fee. I get by this by just dropping off a check at the office. However, if that is the only negative thing to say about them, then they are the best property management I have dealt with out of quite a few.

Experiencia fantástica: I can highly recommend PPM. They managed our rental property in Salem Oregon for almost five years and did so with the utmost of care and efficiency. A staff member was always available for phone consults and when need be all calls were returned by a member of management in one or two days. It was a great relief for my wife and I to feel confident that our property was being managed and looked after by competent individuals. They were also very helpful at the time of sale of the property in assisting us with finding contractors for the minor repairs needed.

They always got back to me promptly with questions I had, offered timely updates on my rental unit, and did what they said they were going to do. The other staff members were also friendly and service-oriented. The company managed my unit fairly and efficiently, showing consideration and respect to both the tenant and me.
